We received a letter dated XXXX, 2015 that the buyers of our property were pre-approved for credit with Pacific Home Loans, XXXX XXXX XXXX, XXXX XXXX, XXXX XXXX, CA XXXX. ( XXXX ) XXXX. The buyers XXXX XXXX XXXX XXXX agreed to purchase our home, and we went into a 60 day escrow, starting XXXX XXXX, 2015. At the end of escrow, we were informed that they did not qualify to purchase. We moved thinking escrow was over in XXXX, which our realtor XXXX XXXX XXXX said they had heard nothing, that the escrow was going as planned. The buyers are now backed out, and are not paying the EMD deposit of {$3500.00} to us. We now have to pay all the bills for XXXX places, which is unfair. XXXX Home Loans should have let us know before escrow ended. We would not have had to move so soon. The property address that they were purchasing is XXXX XXXX XXXX, XXXX XXXX, CA XXXX. We are still trying to sell the home. We would like to file a complaint against XXXX XXXX XXXX & request they pay us the {$3500.00} that was due to us. If not, we will be forced to file a court case. On XX/XX/2018, and at least quarterly for the last two years, Pacific Home Loans Inc. will mail official looking documents that allude to being a part of the Department of Veterans ' Affairs or the recipient 's home state ( in my case, the State of Washington DSHS ). It claims to consolidate debt under a refinanced home loan. There is letterhead made to appear as either the State of Washington or the VA along with official looking Service Member ID numbers, reference IDs, and information about your current loan and lender. The company soliciting the refinanced loan is only mentioned in small print in obscure locations of the letter. There will be a unique web URL created in the letter and a phone number that is only referenced as a " VA Loan Specialist. '' This is a predatory loan company with no official ties to the VA or state government. Requests to be removed from mailing lists have been made by phone, email and USPS letter. None of the requests have been fulfilled.

During a VA streamline refinance with Pacific Home Loans, we were told not to make our mortgage payment and I was told to date a document one day before without knowing why. I complained to a manager and manager said it is common practice to tell customers not to make a payment once loan is final approved and going to docs. I was told not to make a payment a month before we received a final approval. We almost missed our payment and would have caused us a 30 day late. Our final loan disclosure did not match the loan disclosure we received at closing and did not see a principal reduction or a check for the amount of XXXX. We were told for over a month that we were in docs but never received a call from a processor until a month and a half later. We were lied to consistently.

I was working with a XXXX XXXX to refinance my loan using VA XXXX with Pacific Home Loans. I signed paperwork but in the end I decided that the loan was n't conducive to my needs and asked to cancel it. The XXXX XXXX told me that I would have to pay a {$500.00} fee to cancel. I corrected him and told him by law that I had three ( 3 ) days to cancel the loan and since he did n't provide rescission documents I actually had three ( 3 ) years to rescind. He asked me to send him an email and I told him that I sent a certified letter to cancel. I 've checked and the loan paperwork is still active.

LATE FEES HAVE BEEN ADDED IN REGARDS TO THIS NONPAYMENT.
