My Mother Passed XX/XX/2018 not knowing all of her affairs right away, the grief was overwhelming being an only child. when I was able to think and function I realized there was a loan on the House. I immediately contacted Ovation loans to get the ball rolling to have the loan transferred to my name. By XX/XX/2018 I had emailed them all the paper work they requested along with my check stubs and her death certificate and the documents they asked that I fill out.
To this date they have did nothing to have the loan transferred to me, I emailed them several time for the status of my case but they just keep asking for the same information nice that I've already sent. sometime in XX/XX/XXXX or XX/XX/XXXX my Uncle and I called to pay the loan off in full they refused to give us a payoff and wanted to add more fees and interest to the pay off, so intern we just paid XXXX in which they took half XXXX for interest XXXX for other fees and gave me only XXXX towards the principal. With no regard for the loss of my mother they have stalled to make the interest and other fees go up and to make it harder for me to catch up and maintain this loan. because of their neglect on processing my paperwork and request I owe much more than I would have had they efficiently processed my request in a timely manner and considered the fact that my only delay was having to bury my mother and learning of her affairs. In the process I had the deed transferred into my name. Now all of a sudden they have their legal dept calling me, I guess to threaten me. when I diligently made a genuine effort to take care of this loan

I, XXXX XXXX, am writing this to whom it may concern, that I was diligently contacting my loan officer once a week letting her know what was going on with the Texas Homeowners Assistance Association and she never once said anything to me about making payments arrangements to pay my property back taxes or informed me of the incoming foreclosure I have coming up this Monday, XX/XX/. My loan officer works for Ovation Services and I have tried to contact her multiple times to inform her that I need more time so the company Texas Homeowners Assistance can help lend and assist in paying half of the owed property taxes so my home can not be foreclosed. I am fighting against the back taxes that I owe to this property tax lending company and have been cooperating with Texas Homeowners Assistance so they can help pay some of the back taxes off so my home will not be foreclosed. The issue is Ovation Services is not accepting an extended amount of time for the federal grant to be approved for the full amount of my owed back taxes in the amount of {$47000.00}. Federal grants typically take a process to be approved and fully paid out and all I am asking is for extended time so I can pay off my foreclosure debt. I am in true need of extended time so that my property tax assistance company can pay off my back taxes and my house will not be foreclosed.

My trouble began in XX/XX/XXXX . Company did not bring my account current when I completed my payment arrangement as agreed in XX/XX/XXXX . As a result, I was charged additional fees in XX/XX/XXXX , along with, a default letter fee of {$200.00} filed with additional fees, filed in XX/XX/XXXX . The balance due in XX/XX/XXXX included invalid fees that were included in the payment plan already completed. I refused to continue paying the company on a incorrect account balance. In addition, the Company could not tell me if I continued to make payments on an incorrect balance, how am I assured payments would be directed to the correct items due. They could not answer that question. I requested for the rep to submit my dispute and to remove ALL fees, ALL default letter fees and ALL late fees since my account has not been accurate since the payment plan ended in XX/XX/XXXX . I was told on XX/XX/XXXX that my account was not " adjusted '' until XX/XX/XXXX . Therefore, the Company was asking me to continue to pay on an incorrect balance. I was advised by XXXX that my current balance included previous fees that should have already been paid off with the previous payment arrangement. Company continues to send me statements that do not itemize what the balance due is comprised of.

Needed Tax help. So, I received a mailer stating this company would help me catch up on Property Taxes and I applied for help. My initial tax bill was approximately {$12000.00}. I then experienced hardship with a divorce and child custody and asked Ovation Services ( Tax " MORTGAGE '' Lender ) for a loan modification but was rejected every time I asked ( tried about 12 times ) and now Ovation Services is stating I owe over a {$110000.00} Dollars in PENALTIES AND ADDED FEES.
Ovation Services has had a forced insurance policy on my home but when the last storm came through and I filed a claim for a leaking roof, the insurance company paid the Tax Lender and DID NOT FIX THE LEAKING ROOF AND NOW THERE IS EXCESSIVE WATER DAMAGE AND MOLD. I HAVE A TODDLER AND THIS IS A HEALTH CONCERN BUT WE HAVE NO OTHER PLACE TO GO. I FEEL OVATION SERVICES IS A " PREDATORY LENDER '' AND THEY DECEIVED US.

Ovation Services billing statement clearly states that additional payments that are received for the principal only will be applied to the principal in its entirety unless their is a balance of fees and late charges. When I sent in an additional payment to be applied to the principal only, I had no late charges or fees, so therefore all of that additional payment should have been applied to the principal of the loan. Ovation Services applied part of the additional payment to the interest only and applied the balance of the additional payment toward the principal. On ; XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XXXX, XX/XX/XXXX, are some of the dates that I mailed off a check to Ovations Services. These checks were additional payments that I had requested the amount to be applied fully to the principal on my loan.

I am currently in processed to be XXXX since I have several health issues such as XXXX, XXXX XXXX, XXXX XXXX XXXX, my bones are the ones of a XXXX XXXX XXXX woman. So currently I can not work, I am applying for ssi. So I can not make the monthly payments I have on my home tax loan. I have tried to work with them to lower my payments since my kids are the ones helping me right now but they have families of their own. I have been treated with disrespect from employees of this company. OVATION : I paid {$100.00} a month for 3 months with little results so I stopped payment and went to XXXX XXXX who charged me {$60.00} and now wants {$60.00} a month and I am being turned down for loans and only can get a {$300.00} credit card as I have an outstanding credit card I am trying to save to pay off of {$1400.00}.
