Orion Title & Escrow LLC-XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX Florida , XXXX ( XXXX ) XXXX Contacts : XXXX XXXX , XXXX. ( attorney ) and XXXX XXXX ( owner ) Orion File # : XXXX XXXX I was the Seller in a transaction that closed on XX/XX/XXXX at XXXX XXXX. Orion Title was the title company and settlement agent. On XX/XX/XXXX Orion provided to me a Seller 's CD listing fees payable by the Seller. I advised XXXX XXXX that same needed to be revised to include XX/XX/XXXX payments that were already made. She refused to revise the CD and only after I provided her with the relevant proofs of payment did she finally revise the CD and on XX/XX/XXXX ( less than 24 hours prior to scheduled closing ), ADDED A " SELLER DOCS PREPARATION CHARGE OF {$500.00} TO ORION TITLE. When I questioned her about the fee, she stated that was her standard fee ( not a fee for the revision ) but failed to provide any explanation as to why it was not on the CD provided on XX/XX/XXXX. I never agreed to pay that fee nor was it discussed or disclosed to me until less than 24 hours prior to the closing. I refused to pay the fee and reached out to XXXX XXXX, XXXX. for assistance. I received no response on XX/XX/XXXX however after the closing had already started XXXX XXXX, XXXX. stated that XXXX XXXX was the owner of the company and that the {$500.00} fee was not a " revenge charge '' but instead was the standard fee yet once again did not address why the alleged standard fee was not on the CS provided XX/XX/XXXX. XXXX XXXX never contacted me again. This was a mail away closing for me and I returned all the documents via XXXX XXXXXXXX signed without the {$500.00} fee. The Purchasers were at the closing table and ORION TITLE STATED THEY REFUSED TO CLOSE UNLESS I SIGNED A NEW CD AND AGREED TO PAY THE FEE. This would have severely prejudiced the Purchasers who had taken off from work and were moving into the premises that weekend and likely would have been subject to adjournment fees from their lender for an adjournment at the closing table. Out of consideration for the Purchasers and out of duress, I signed the new CD via email and the transaction closed. The practices of Orion are unethical, unprofessional and in my opinion equate to extortion.

My wife and I are sellers to a condo in XXXX. We have seller representation on our side and the buyer chose a title company, Orion Title & Escrow LLC and their partner law firm, XXXX XXXX XXXX. It was agreed that the title company ( Orion Title ) would order the HOA estoppel to obtain the HOA account information. My wife and I signed a an authorization form allowing Orion to access the HOA account. Several days later, we received the estoppel letter from Orion, but they hired a 3rd party service to access the account without our authorization. Several phone calls were placed with the title company who stated they did not believe the HOA account contained NPI. A conference call was set up with the related attorney and title company. The attorney also believed the HOA account info was not NPI. During this call, I explained why I felt it was NPI and requested they asked their party to delete the records. The title company and attorney stated they would not accommodate this request. I feel this complaint is the next step because of the inactions from the title company and law firm not believing the HOA account info is NPI.
