Hi. It 's a long story and I hope you can help me. I 've purchased a house with XXXX in XX/XX/XXXX. 2 days before the contract was signed between me and XXXX, I was referred by XXXX XXXX, XXXX 's Employee and Realtor, to talk with XXXX XXXX from XXXX XXXX XXXX XXXX about my loan options. I sent all my documents for him the very next week and for 4 months I asked him several times about my process and he never gave me answers, always postponing and saying that we had enough time to finish everything. 30 days before the expected closing date, XXXX 's let us know that would be on XX/XX/XXXX and I 've contact XXXX to see about my process when he informed me that probably we wo n't be able to close on time for XX/XX/XXXX with good rates! Only if I accept higher rates we would be able to closing until XX/XX/XXXX, and even in this case he was n't sure about the timing. I was XXXX XXXX because my rental contract was expiring on XX/XX/XXXX, I 'm from XXXX, so I 'm in a foreign country with wife and daughter and I ca n't be without home or living in hotels AND the major reason is because I was dealing with him for 4 months already! I spoke with XXXX XXXX about the situation, he was aware already of XXXX 's delays and he referred me to another company, never saying that I would be prejudiced for changing to another mortgage broker. The company referred was XXXX XXXX XXXX XXXX, one of their companies. I was able to renew my rental contract for only one month, because this second company said we would be OK in 45 days, maximum 60. After 45 days dealing with them, they said that the appraisal came shorter than expected and that I should pay {$17000.00} as down payment. At the time I said that would be hard, I only had {$10000.00} available and then XXXX accepted to reduce the purchase amount in {$7000.00}. 15 days after, total 2 months dealing with them ( XX/XX/XXXX and XX/XX/XXXX ), on the LAST day of my rental contract, besides the fact they said everything was ok, all the time, the bank denied my loan application. The very same day, when I was already looking for a new rent, XXXX XXXX called me and said XXXX and XXXX, both from XXXX XXXX XXXX XXXX had a solution for my case. Another loan with a slightly higher rate, but that I would n't need to spend a dime at closing because the bank was more flexible and they would 'fix ' the appraisal, so I would keep the {$10000.00} extras in my pocket and XXXX would keep the discount purchased price, also that would be FAST because they already had my documents, around 15 days they imagined. I said that I need to think about that and check the loan conditions and my options, and then my and my family moved for a week to a hotel to see what to do. Next day, I said to XXXX XXXX that I could n't be in a hotel for " 15 days '' and could n't rent anything for this period, that I have a little kid, a dog, and we need to move on and as he said to me that If I had a denial letter from a mortgage company XXXX would refund me, so I requested XXXX my down payment restitution ( {$100000.00} ). He said would be hard to get refunded, because XXXX was expecting my closing for XXXX, that they were n't charging penalties, that I changed from XXXX XXXX XXXX, and that he was not his decision, but he would try. On the same day, XXXX from XXXX XXXX XXXX XXXX called me and said that the rate would be 7.75 % APR for this new loan with a high penalty to prepay ( around $ 7k ), something that is very higher than what we were expecting, around 5.5 %. I said that I would n't do that, that I want my money back, and she said that XXXX would n't refund my money If I walk from the application, that the ONLY case that they would refund is if I try All the options that XXXX XXXX XXXX XXXX has on the portfolio and all of them deny the loan, besides that they would keep $ XXXX from me. After that, XXXX XXXX confirmed that his Manager from XXXX said they wo n't refund me, that they would keep a good part of my money for the same reasons explained before, contradicting everything what he explained to me on the whole process. I think that is the first problem in this process. Someone acted wrongly, or XXXX now or XXXX from the beginning until now, someone lied or misinformed me to this point. I was REALLY XXXX XXXX and sad because I would need to pay around {$1800.00} only for a mortgage, IF they approved, do n't know WHEN, and I had no place to live until that and no other option, because I ca n't afford to lose half of my life savings. I said to them IF this was my only option, to move on with the process, against my real desire, and that was very explicit. During all this part of the process they never informed me correctly about what were going on, never said anything about expected date to close, always saying that " was close '', and always requesting more documents, and saying that we are close. I was in a horrible living condition because as I said I could n't rent anything for few weeks, could n't afford to stay in a hotel close to my daughter school for nobody knows how long, so I rent a bedroom in a friend house for us XXXX and a dog. They know that, I begged them to at least give us a direction, an estimation, give us information. They never treated us with respect. By the second month of this second process, XXXX informed us that our mortgage was applied as an 'investment loan ', instead of a 'second home loan ' something that is not true and I consider it 's a mortgage fraud because was done without my knowledge and consent. Because of that, they said the bank did n't accept the incentives that XXXX gave to me on the purchase, around {$21000.00} toward closing costs, and requested me to sign an addendum to my XXXX 's contract changing the amount for {$7000.00}, but I should not have any concern because XXXX would pay the difference directly to the bank on the closing date. I asked they to CONFIRM to me that I would n't need to pay the difference ( from {$7000.00} to {$21000.00} ) and they confirmed several times, XXXX confirmed, XXXX confirmed and XXXX confirmed. XXXX and XXXX XXXX XXXX XXXX would work around the numbers so for me would be the same, at the closing I would need to pay only a few bucks. After few more weeks with XXXX not answering our calls, XXXX saying that they were working and giving us no information at all, XXXX and XXXX confirmed that XXXX accepted the numbers and the closing would be on XX/XX/XXXX, then postponed to XX/XX/XXXX, and that everything was good, the closing would be around {$600.00} as they promised. On XX/XX/XXXX XXXX said that everything was good, and asked if they sent me the account number to wire the {$600.00} for the closing, and after my negative he sent me, I wired the money and was expecting to go sign the papers, get the keys and move on with my life. On the same day, afternoon, he said something went bad, someone new from XXXX did n't accept the deal that XXXX made with another person, that he did n't know what 's gon na happen. Next week, the first week of XX/XX/XXXX, XXXX still did n't take our calls, XXXX said nothing, just to us to contact XXXX, nothing else. After the whole week without gave me any answer, on Thursday, XX/XX/XXXX, XXXX called me and said that I had two options, the first one that I should pay part of the difference {$7000.00}, because XXXX took care of the other {$7000.00}, and they would n't keep their promise to XXXX probably because they figured out they had some kind of loss on the deal, and the other option would be to me do n't pay and 'walk away ' and they retain around $ 55k of my down payment, considering that my loan was approved by the bank and I 've signed the contract reducing the incentives. I had NO options. Or pay the $ XXXX and get the keys or LOSE $ XXXX and TRY to go after my rights. I spoke with some people after that and they said I should n't have signed the documents and finish the deal, but when you are on foreign country, for 3 months away from a decent living and risking to lose a $ XXXX and still be paying rent, we put the options in a balance and thought that would be better to pay this {$7000.00} than risk {$55000.00}. After all that, my points are : - > XXXX XXXX kept me in the dark for 4 months and just near the closing said to me to accept higher rates would be the only option to get the closing done, even a hard money loan he offered, and I think this is configured as a bait and switch fraud. - > I think someone is wrong, XXXX when said they would n't refund the money or XXXX when said before that when I have a denial letter from the bank I would be refunded. For that reason, I was forced to enter into a contract where I will lose around {$500.00} per month during 30 years. - > The fact they applied for a 'investment loan ' instead of a 'second home loan ' it 's incorrect and they know that. This could configure a mortgage fraud and was done entirely about XXXX XXXX XXXX XXXX. - > It was clearly said to me that I could sign the contract with XXXX reducing my incentives from {$21000.00} to {$7000.00} that XXXX would take care of the closing costs, and that did n't happen. For that reason, I combined with the first one, i was forced to pay extra {$7000.00} at closing. I have proof from all I said before because it was majorly done by texts and emails. I want to check my options now because I really think XXXX and XXXX XXXX XXXX XXXX worked together to put me in a bad situation, and probably this is happening with other customers too. I know that $ XXXX + {$500.00}, extras per month is not too much for them, but for my family it is, and after all the humiliation, misinformation and lies, I ca n't see they walk away without paying for their wrongdoings. I 'm available anytime to talk about this. If you ca n't help me, I appreciate if you can refer someone that can, because we do n't know much about the consumer protection rights here in US.

I was pre-approved for a $ XXXX loan through NP, Inc on XX/XX/XXXX. On XXXX XXXX I signed a contract for the purchase of the property @ XXXX XXXX XXXX, the seller XXXX XXXX, the listing agent XXXX XXXX, The buyers Agent XXXXXXXX XXXX XXXXXXXX, the brokerage agent XXXX XXXX. On XX/XX/XXXX wire transaction for escrow in the amount of {$5000.00} was sent to XXXX XXXX and XXXX XXXX. On XXXX my realtor requested the property inspection through XXXX XXXX XXXX XXXX, for which I paid {$550.00} for the completion of the inspection. On XX/XX/XXXX NP, Inc requested a property appraisal for XXXX XXXX XXXX, for which I paid {$470.00}. On XXXX XXXX NP, Inc also requested a property appraisal for my current property at XXXX XXXX XXXX XXXX, for which I paid {$150.00}. On XX/XX/XXXX when we should be closing NP, Inc is now trying to verify employment. On XXXX XXXX I received and signed the initial CD sent from NP , Inc . On late afternoon of XXXX XXXX I received a group email that originated from NP, Inc assuring that closing is certain, just waiting on XXXX to sign off and also requesting closing extended to XXXX XXXX. On XXXX XXXX approximately 2 hours after my run in with Mr. XXXX XXXX received a call from the Loan Officer stating the loan had been denied by Mr. XXXX. The reason stated in the denial letter is that I had a previous foreclosure? The alleged foreclosure was in XXXX, I purchased a home brokered by NP, Inc in XXXX of XXXX, since that same alleged foreclosure, the alleged foreclosure is not on any credit report of mines based on the statue timeframe. If this alleged foreclosure excludes me from purchase 8 years later why did it take NP, Ince greater that 60 days to conclude this? Why was I pre-approved initially? Why was I sent a CD 59 days later? There had been numerous request made on the part of NP, Inc, and each request was fulfilled. Some of these requests were repeated requests from weeks past. This left me asking what was happening to the information I was providing, who was responsible for logging that information into my loan file once I provided it. It had become evident that my file was being mishandled and I could not get a straight forward answer about the closing, or whether I needed to just quit and get a refund. A real estate contract is not written in lay terms and a consumer like myself rely on the experts in the business to guide their decisions, actions, and progress. We need very clear and transparent communication to make the best decisions in a timely manner. Being that in all my correspondences I do not have a lay term timetable, including any necessary adjustments in dates based on contract extensions, it is safe to say I as a consumer was failed by multiple individuals. On XX/XX/XXXX I decided to get more involved and seek alternate help outside of the parties named above so I turned to the XXXX. Unfortunately, I filed a complaint against the wrong entity of US Mortgage, however this entity was responsible enough to follow up with me immediately for their investigation and we quickly realized I had filed against a NY Branch and not the Florida Branch in XXXX XXXX. On XX/XX/XXXX after contacting the corporate office for NP, Inc and left a SOS message requesting to speak to the CEO I finally got a call back from XXXX XXXX who informed me that he had received my email expressing my concern with the handling of my case. This email was sent before XXXX but I only got a call in the afternoon after leaving a frantic message with the corporate secretary. Mr. XXXX told me he would review my file and get back to me with his findings by the end of the day. On XX/XX/XXXX at approximately 1000 I placed a follow up call to Mr. XXXX phone number from my caller ID, his secretary answered the phone and then Mr. XXXX came on. I explained who I was and that I was calling to follow up since he did not follow up with me as promised. I began to explain that I was seeking help from alternate agencies to resolve my grievance as no one in NP, Inc was showing any urgency and my {$5000.00} escrow deposit was at risk. Mr. XXXX immediately became defensive and so I pointed out that his response was indicative of the type of service I had received from his company. Well, those words seemed very painful to Mr. XXXX because his next action was not to apologize or take ownership as a long-term business professional would be expected to do, his next action was to threaten me the consumer. If you are going to threaten me how about I deny your loan right now? I attempted to clarify that my goal is to close the loan or be refunded and I will do whatever on my own behalf, I also reminded him that I was the customer but that meant nothing to a big shot CCO with the power to deny in his hands. Forget that his organization pre-approved me since XX/XX/XXXX, forget that they had my life for over 2 months, forget that less that a week prior they had me sign a closing disclosure. This was BLATANT NEGLIGENCE on the part of NP, Inc and even MORE BLATANT RETALIATION by the CCO XXXX XXXX. His organization cost me {$5000.00} in escrow deposit lost, {$550.00} in inspection lost, {$600.00} in appraisal lost, hours or tears lost, days of living in hotels based on their request for me to lease out my existing property before closing, work income lost from uprooting my job prematurely to relocate to facility in Texas to one in XXXX despite explain that it is the same company and I will transfer once I complete my assignment at the time ( XXXX ). NP, Inc also requested that I un-list the current property from sale and instead lease it for 12 months. If NP, Inc and it CCO Mr. XXXX are not held accountable by the governing bodies who is to stop this from happening to another consumer? How can such BLATANT NEGLIGENCE and DISREGARD FOR CONSUMER RIGHTS be tolerated? It has taken me hours of my time to draft this letter, this outcome was unnecessary, one way or another. Either NP, Inc should have determined a long time ago that they could not approve the loan to close or Mr. XXXX should have used my feedback as an opportunity to review where his company and or processes failed and correct it. Instead, he flexed his CORPORATE CCO muscles on a helpless consumer that turned to him for help. That should not be a tolerable act in ANY INDUSTRY. Without accountability bad history will repeat itself.

I recently retired from the military after XXXX years. In XX/XX/2022, XXXX months prior to my official retirement date, I decided that I wanted to take advantage of the equity in my house and do a VA cash out refinance. I wanted to pay off some debts and do some home improvements. I shopped around quite a bit and decided to go with XXXX XXXX XXXX out of XXXX, XXXX because they were offering the lowest rate ( with no points ) and reasonable closing costs. They also claimed to have exceptional service with VA loans. They proposed a XXXX fixed VA total loan amount of XXXX at 4.5 % with no points. Included in the XXXX would be around a XXXX cash out. This proposal was made on the XXXX of XX/XX/2022. I felt lucky to have locked in this proposal, because literally hours later, interest rates spiked. This decision was a HUGE mistake. I ended up going down a XXXX rabbit hole of unprofessionalism and incompetence with XXXX XXXX XXXX XXXX The first red flag was poor communication. It was extremely difficult to get anyone to call me back or even send me a quick email or text. There were days and even weeks of radio silence from XXXX. Under normal circumstances, the poor communication alone would have been enough to go with another lender. However, I continued with XXXX because I was locked in as interest rates continued to rise. I immediately disclosed to XXXX that I was about to retire and that my income would decrease slightly. However, I would still have enough income as to not cause any debt-to-income problems. I was assured that my imminent retirement was not a concern because there was enough time to use my pre-retirement income to qualify the loan. I submitted all my documents and moved quickly to the " clear to close '' decision. Suddenly, my income, or better yet, verifying my income became a problem. Also, they NOW had to use my retirement income in order to approve the loan. OK. A bit frustrating and a huge waste of time but no problem. As I mentioned, I still had enough income to satisfy the debt-to-income requirements. I provided XXXX with more than enough documentation from the DOD and the VA to verify my retirement income. The underwriting department did not understand how military retirements and VA benefits work and they were unable to verify my retirement income to their satisfaction. When I COULD get someone from XXXX to communicate with me, they kept asking the same questions over and over. I would have to explain the same process multiple times. Ultimately, I ended up waiting over a month for the DOD and VA to issue even more documentation to satisfy XXXX. Problems continued when XXXX 's underwriting department would not accept my proposed ratings letter from the VA. I ended up waiting more than ANOTHER month for the VA to issue a final benefits letter and updated COE ( Certificate of Eligibility ) to proceed with the loan. I thought that all the documentation requirements and verifications were excessive. But I accepted it and again stuck with XXXX because interest rates had skyrocketed, and I was locked in with a good deal. I began to suspect that XXXX knew, as well, that I was committed. It would be difficult for me to find a better deal since interest rates had gone up so much after I locked in with XXXX. They used this fact to keep me on the hook as the slow rolling and lack of communication kept getting worse. I then suspected that XXXX had offered me TOO good of a deal days before interest rates exploded. They were dragging their feet purposely to get me to back out of the loan. Of course, it would be nearly impossible for me to prove all this. It was just a bad feeling I got because no established home lender with favorable reviews would be this unprofessional. Right? The run-around continued. More documents and verifications were requested. I started to do XXXX 's job for them. I was requesting updated payoffs ( since this had dragged on for so long ). I was spending hours on the phone with the VA and XXXX requesting documents. I was constantly emailing and calling XXXX for status updates with minimal response. Finally, in XX/XX/2022, I was assured that we were FINALLY close to getting the clear to close. I requested an updated closing disclosure. They would not send me an updated disclosure. Then, yet again, more documents and verifications were requested by XXXX underwriting. It became the definition of insanity : doing the same thing over and over expecting different results. I finally had enough and told XXXX to withdraw my application, which is probably what they wanted all along. There was no call or email from a manager. Just more radio silence. I ended up going with XXXXXXXX XXXXe who were good enough to nearly match what XXXX had initially offered me. They also offered exponentially better communication and had no problems with my documentation. I am filing this complaint because I feel XXXX XXXX XXXX acted in bad faith and monumentally wasted my time. They took advantage of the fact that interest rates increased significantly after I locked in with them. Subsequently, they did not have to provide me with professional service and good communication since I was probably going to stick with them anyway. I am also suspicious that at some point, they slow rolled the loan and intentionally made things difficult in order to get me to back out.

XXXX / XX/XX/XXXX through XX/XX/XXXX US Mortgage of Florida specifically XXXX XXXX origination loan officer there approved me, the consumer, to make offer on home with promissory down payment {$2000.00} then later another {$2000.00} ( I told ok to put down again since no loan happened as originally promised ) XXXX XXXX provided me with an approval letter proving to sellers/ realtors involved I was preapproved for a loan from US Mortgage prior to making offer on this house. Through the following months she repeatedly failed at getting me a loan, blamed me over and over why she failed to get loan when she was one who Preapproved me in first place. XXXX XXXX and another woman XXXX at US Mortgage failed at important communication deadlines, didnt hear from XXXX XXXX for weeks at a time, after I had already trusted her that she promised a mortgage loan even putting down {$4000.00} good faith payment as I was directed to do by her along with her promises. I always gave her every single document she asked for at the exact moment she asked for them. Then after these repeated promises/lies, blaming me the consumer for her failures and lack of consistent communication, going about her business with other clients, months later sometime in XXXX all led to that if I didnt agree to private loan through XXXX at interest rate 10 % I would lose the house and my {$4000.00}. She promised to refinance this 10 % XXXX loan after 12 months and promised to close on 10 % loan by XX/XX/XXXX, neither of those promises of course happened which were stacked upon by her other lies. She then lied about those promises, consistently not going through docs I was sending her, repeatedly asking for docs I had already given, ignoring my questions, not responding back, XXXX XXXX failed to close on this high interest loan as promised by XX/XX/XXXX causing me to lose thousands/ paying thousands more property taxes XXXX since I could not apply for Homeowners Exemption all the fault of all involved with XXXX XXXX and US mortgage of Florida and XXXX. No accountability, just blaming me, the holidays and bank hours the reason they couldnt close by XX/XX/XXXX. No apologies, no communication, just me being out of thousands and thousands $ . Then, at the closing in XX/XX/XXXX since XXXX XXXX consistently ignored my questions re what amount of closing costs would be, since I was lied to and ignored was shocked at the total amount of XXXX XXXX of XXXX dollars I made to pay at closing as closing costs from my Retirement account ( with more fees for removing it and tax debt ) for this terrible 10 % loan and not ever given the figures to be expected. I also noted this horrible 10 % loan listed in documents as Conventional loan. Then I found out about lies re paying points at closing I was never informed of. Then I had to move paying hundreds of dollars thinking loan would close by XX/XX/XXXX included costs of tow my car, ( which was damaged due to tow adding more costs ) pay storage locker which had to move all my furniture in and out of storage locker all costing me hundreds more since they lied about closing date. I also had to pay high cost for staying at hotel all the while no communication from XXXX XXXX what is happening with loan. No communication on XX/XX/XXXX, absolutely no contact with XXXX XXXX, just me sitting in rental truck with all my belongings in tow. being told only my realtor that loan did not close that XXXX. ... all due to XXXX XXXX being out of office for holidays while Im stranded in hotel with my very sick young dog XXXX of XXXX XXXX. My dog died days later in my arms from XXXX mainly from XX/XX/XXXX fireworks she had to endure from me having to move furniture at XXXX XXXX into storage while fireworks going off. she was petrified. I know theres no proof USMortgage to blame for my dogs death but they most certainly paved the course why I was there at XXXX XXXX moving furniture in storage locker instead of MY HOUSE. All the while everyone involved gets their commissions and fees while they all preyed upon me, consumer and out $ $ XXXX .... OUTRAGEOUS!

XXXX XXXX XXXX # XXXX XXXX # XXXX of US Mortgage referred my file to XXXX XXXX when I contacted US Mortgage about XXXX XXXX XXXX. On XX/XX/XXXX I provided a deposit of {$5000.00} through ACH to XXXX XXXX XXXX. XXXX XXXX XXXX XXXX XXXX in order to hold Homesite : XXXX XXXX XXXX XXXX # XXXX in order to hold the lot with an additional {$12000.00} paid for through ACH on XX/XX/XXXX. All funds in order to acquire this home was provided. On XX/XX/XXXX I received a phone call from XXXX XXXX stating she just got off the phone with her Manager XXXX XXXX who received a phone call from US Mortgage stating that Vice President of XXXX XXXX and he XXXX XXXX stated for US Mortgage to stop the process and that they have a cash buyer. Therefore they were not proceeding with the sale of the home with me. In light of receiving this devastating news a day before Closing I reminded XXXX that I was still under contract and my contract officially expires on XX/XX/XXXX at XXXX XXXX.. My Closing date is actually today XX/XX/XXXX due to the extension they provided me in an email from XXXX XXXX XXXX XXXX My credit card was charged for {$670.00} for the appraisal from my understanding it was scheduled for XX/XX/XXXX before Closing. My Realtor XXXX XXXX License # XXXX spoke to XXXX XXXX XXXX # XXXX XXXX # XXXX of US Mortgage regarding the appraisal was done but it would not be ready for Closing and I would have to choose another LOT just not LOT # XXXX because the appraisal would not be ready after I was given an extension by XXXX XXXX. When I called US Mortgage XXXX XXXX asking for a copy of the appraisal she advised me that the appraisal was not done. I'm confused. As a consumer I am suppose to be furnished a copy of an invoice when I am charged for anything and I have received conflicting information. XXXX XXXX XXXX XXXX XXXX XXXX, XXXX is in Breech of Contract. XXXX XXXX knowingly accepted another offer while under contract with me.. Please remember that when I call into US mortgage all calls are recorded for quality assurance and as a the Buyer Im requesting those phone recordings in order to prove that The Vice President of XXXXXXXX XXXX XXXX. XXXX XXXX XXXX, XXXX. XXXX XXXX is in breech of this contract and my deposit is owed along with other damages and fees. In order for my deposit of {$17000.00} along with inspections, Appraisals, gas, mileage ( because I do not reside in XXXX XXXX County ) storage fees because I sold my last home. I DID NOT STOP THE LOAN. THE VICE PRESIDENT OF XXXXXXXX XXXX DID. You can not break a Contract and keep my deposit too. He called the US Mortgage and stopped the loan. Im only in default only when I didnt full fill the terms in order to Close. This is unfair and unethical practices on XXXX XXXX. I was under the impression I was Closing on this home today. I also received an email on XX/XX/XXXX from XXXX XXXX XXXX stating that even if I didnt close on XX/XX/XXXX you had 7 days in order to not default on your deposit. Not today all Im receiving from XXXX XXXX is that I defaulted and I was losing my deposit of {$17000.00} after waiting to Close a year. We started working with XXXX XXXX from Mortgage of Florida, NP, Inc around late XXXX. On XX/XX/XXXX My husband and seller signed a contract and We transferred an agreed $ XXXX deposit. We immediately started working with Mr XXXX and on more or less XXXX XXXX I became a party to the application. They pulled my credit which was acceptable at the time for an fha loan according to the loan officer and the pre approval letter. There was a situation with my husband and his accountant where he thought his taxes were filed but they werent. Once We found out they werent my husband immediately filed them. Though taxes were extended because of covid 19, loan officer told us we had to file his taxes for the fha loan. We provided everything immediately. Loan officer asked for more time and extending the closing dates three different times. Apparently with all these things with covid 19 issue we went over our effective date we wouldve had the approval. We were not instructed to provide a letter to terminate the contract to the seller- assuming that everything was kosher. At some point, the loan officer dragged his feet through the covid 19 and requesting note and more documents. On XX/XX/XXXX ( 10 days after our closing date ) the loan officer said something changed on my credit and they changed their guidelines and that why we didnt get approved. Because we were misinformed by both the loan officer and the realtor, we lost our $ XXXX deposit to the seller. We suffered tremendously with this company as we were never given answers to our questions in an appropriate manner. We lost all of this and time while XXXX with a XXXX year old. They left information out, didnt tell us entirely the truth, and changed their guidelines after our closing and didnt inform us until it was too late to pull from our offer. We had to give up our deposit of {$5000.00} which is not right. We are first time home buyers. We put our trust in the company.

The mortgage company had the date of XX/XX/19 to close with a commitment to finance date of XX/XX/19. Because it only submitted the commitment on XX/XX/19, the closing date was extended to XX/XX/19. However, the closing did not take place! No reason given, except that they are not ready. On XX/XX/19, the seller relisted the property. I informed the mortgage company and was told that it did not mean anything and that they would close soon. On XX/XX/19, when I realized that the company could not come up with anything concrete, I informed them via email that if by XX/XX/19, they did not at least give me a concrete date to close, it would mean that they can not and will not close and it would be time for me to move on. That same day of XX/XX/19, at about XXXX XXXX, the loan processor responded by email stating that she has sent all my documents to underwriting for clearance ... Again, XX/XX/19 came ... and I heard nothing from them! The seller wants me to sign a release canceling the contract and forfeiting my {$3000.00}. EMD. Having heard nothing from the mortgage company in terms of the underwriters ' decision, on XX/XX/19, I printed out the email where the loan processor informed me that my documents were sent to underwriting and attached it to an email to that loan processor demanding a written response from underwriting without delay. I got no response. On XX/XX/19, I informed the loan processor via email that a complaint would be filed against her with this agency on XX/XX/19 unless she responded and the email would be used as reference. A few minutes later, she responded, but only to tell me " to forward that email to the branch manager ... '', to which I responded by advising her that it was her duty to do so, even if she no longer worked there. I also told her that my deadline of XX/XX/19,,, still stood! To this very minute, I got no response!

I received a call on XX/XX/XXXX. It was from someone who helps veterans stay up to date on changes in benefits. In this case, a man asked me if I was aware of some new legislation regarding VA loans, and he asked if I was interested in learning more about refinancing. I've already refinanced recently but I thought I'd humor them anyhow since information wouldn't hurt. He directed me to XXXX XXXX ( XXXX XXXX, CA ), where I believe I talked with XXXX XXXX ( XXXX ) -- I think I was redirected through the call I was with him on ; XXXX XXXX XXXX number is XXXX. She collected information from me. I also talked to a man on XX/XX/XXXX ; I believe he was " XXXX '' ( XXXX ) a manager according to XXXX -- though the number the call came from was XXXX. At no point in either conversation did I explicitly consent to a hard inquiry. I wasn't under the impression that they were going to do that. Yet, on XX/XX/XXXX, I checked my credit report and found an inquiry dated XX/XX/XXXX from " NP INC '', an entirely unfamiliar entity. I talked to XXXX again a few times ( XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX ). She was helpful and eventually directed me to XXXX for assistance. I called him twice that week ( XX/XX/XXXX and XX/XX/XXXX ) and left a message. He never returned it. I tried contacting the bureaus and filing disputes, but it didn't work. The inquiry is still there, and I still want it gone. Furthermore, they also did a hard inquiry on my wife 's credit report. She wants that removed as well.

Received this letter that looks like an official government document even though it's just advertising. But it's misleading and confusing. I don't think companies should be allowed to do this.
