My grandma passed away XX/XX/XXXX. She has a reverse mortgage on the house I research what to do when my grandma XXXX away in regards to the reverse mortgage got a hold of them right away but let them know and she passed away the amount with interest would be approximately XXXX give or take some the lot that you don't have to pay any more than 95 % of what the house is worth I asked for an appraisal because I want to stay in my house and they send out an appraiser and then after that they wouldn't give me any information on my house for a very long time finally I got an email explaining what kind of proof or what kind of information I would need to show them what you think 's going to me I would need a probate certificate or something like that well there was not enough for nothing to probate I require probate well I know that probably is very expensive hard and I was trying to find the paperwork on a website that's were you can find different forms to do legal work on your own I found a formal and how do you transfer Real Property without probate and so I did that on my own on XX/XX/XXXX courthouse in XXXX Nebraska and did a transfer Real Property into my name without probate and then right after that I either that day or soon after I'll email them showing that I had transferred the house into my name I was okay without probate and thought that would should be sufficient sewing ice be inside the house is supposed to be and my name and Thursday should be able to give me the information that I'm asking for like what the house was appraised for because that's what I was trying to find out for quite a while and they're going to be no information so I found that paper went down and transfer files to my name and they still would not speak to me or anyting for a very very long time okay then I was going to go down and do the probate certificate try to do it on my own hands that go down to the courthouse tonight for happens to be an attorney or you can walk in and ask him questions I walked and explain to him what was going on and I was going to go get a probate certificate so they would tell me any information or talk to me about the house and I showed them what I had done and she told me that they were wrong and that's the house is home by me on the owner of the house do they need to speak with me so after speaking with him I went to the HUD office down here in XXXX Nebraska in person after speaking to someone in the head office in here in XXXX eventually they sent an email try to get them to call me and speak with me they finally did call me and speak with me and they still working but it only just tell me what the appraisal was and that was it I explained to them that I did a transfer the house into my name without probate and that they got the paper and then I guess they looked at it closer that they had in their possession the whole time and seen that yes I am the owner of the house that I need to speak to me there's I don't need a probate certificate cuz I did a probate without transfer property without probate in the meantime would have explained to them that the house was not worth {$38000.00} approximately that they said that they're pretty sure he said it was worth so I asked them what do I need to do and I wanted to dispute our appraisal so they explain to me I could pay for my own appraisal we had to be 20 % difference and that the appraisal before they would be considered and I thought it was worth it and that's why I hired my own HUD approved and pay for my own. Appraisal and that one XXXX in the meantime one of those things that I had potentially. That was going to be worth probably not XXXX but what if I was hoping it would be enough or a good chunk of money help me what's a car accident I was in on XX/XX/XXXX of XXXX at that time I was still going to see the doctor and stuff so it was going to be a little while before I settle I also I also went to the family housing advisory services for and took their home ownership education program at the class that I did just try to help me get a loan and possibly get me prepared to take that route unsatisfying reverse mortgage my Grandma had on her house i took that class on XX/XX/XXXX because of covid-19it was done by zoom. In the meantime because of covid-19 I hadn't done anything or booked those in a long time I end up settling in sometime in XX/XX/XXXX for an I'm out of money. But significantly less than what I was expecting XXXX i was expecting XXXX to XXXX I'm which I would have put towards the purchase of satisfying my grandma 's reverse mortgage in the meantime I started doing research legal research and reading about laws and I happens you download an app from my Android phone and that's how I stumbled across information that happened to be from you guys on successor-in-interest ability-to-repay rule to certain situations involving successor-in-interest and I thought the app was just because a person passes away that's not mean and they've had a mortgage and that doesn't mean that you should lose your home and so I was that is why I've been trying to do since I read that article and I have housing discrimination complaints through hud going on right now because I can not afford cuz I don't have the credit 2 get a loan the normal channels and I don't want to lose my home that's why I start trying to look for another way and that's how I stumbled upon this information from cfpb and I also do feel I was discriminated against the way they treated me I'm not speaking to me and things like that and I understand that because of covid-19 that the or they can start evictions and foreclosures again is coming up and I want to be able to have the chance of keeping the house and he only way would be is if they look past the ability-to-repay rule and structured loan where I can start making payments go to my grandma 's house and I and I want that opportunity I just heard that opportunity I shouldn't have to lose my house I spoke to a person from legal aid and what they told me that I could do is file chapter XXXX and because my income filing chapter XXXX wood really stretch my limited income and I would have to pay around {$600.00} a month for 5 years my hump my lost all my income should go towards making a payments towards the chapter XXXX and leave me with barely any money because I only get {$810.00} a month but I would be stuck running the house from someplace because I do not qualify for housing like most people do that are in limited income and I don't want to lose my home and then I've read about been and I feel like that there's some of these laws that I've been reading they have a lot are they sound like they are very much like what I need and that there laws out there to help me keep my house without having to file bankruptcy Chapter XXXX I give you mine name on my grandma 's reverse mortgage and somehow refinancing is what I want to do where I can make payments towards the house or whatever are more reasonable than {$600.00} a month or something I've been paying my insurance I paid my taxes and insurance is no problem homeowners insurance and would be able to ComfortablyXXXX to XXXX house payment I've never been given that opportunity to do that because of my income and credit issues that I have but I've taken classes and I forgot about the loss that you guys have and I would like to know and like that opportunity if hopefully filing this that I'll be able to get help and enforcing some of the laws that I've read about I have new numerous emails that I've liked you attached but I have not figured out how to transfer from email I would like to somehow attached but have not figured out how to upload them to your website and that's all the stuff from XXXX XXXX I somehow have to give you guys permission to view those and I've yet from my phone on my cell phone that's how I'm filling out this complaint what you guys and I have to figure out how to keep you guys permission to read the things that I'm uploading with you so I guess I hopefully somebody contact me and I can forward the emails that I've had and make it easier for you guys do read and see the attachments that I've had to use from XXXX XXXX

My Father, a XXXX XXXX acquired an HECM reverse mortgage for his property through XXXX XXXX XXXX. In reviewing the contract documents, we have a reason to believe there may have been predatory lending.The loan was transferred to HUD at some point and serviced/managed by NOVAD Management . Despite our numerous attempts ( verbal and written ) to communicate with NOVAD Management since our Fathers passing in XXXX to purchase his property as his rightful heirs, we have been met with nothing but negligence on the part of NOVAD Management. Timeline in our COMMUNICATION WITH NOVAD Management : Total of 2 communications from NOVAD Management to the Estate in a 4 year time period ( from XXXX to XXXX ) : 1. XX/XX/XXXX - Condolence letter stating options given regarding the property. 2. XX/XX/XXXX, XXXX - Notice to Occupants of Pending Acquisition Total of 1 communication from Trustee Corps 1. XX/XX/XXXX - Notice of Default and of Foreclosure Sale ( NOD was recorded on XX/XX/XXXX and Notice of Foreclosure Sale recorded on XX/XX/XXXX at XXXX XXXX XXXX ) Heirs were not provided sufficient notice for reinstatement of the Loan or sufficient notice for the Proposed Sale scheduled for XX/XX/XXXX. Spanning the time of an almost four year period, the property was in limbo. In XX/XX/XXXX, the Heirs received their first communication from NOVAD Management Consulting [ NOVAD ] in the form of a Condolence Letter directed to the Borrowers estate. This letter stated resolution options for the Loan. In XX/XX/XXXX, the Heirs contacted NOVAD via the phone number provided in the Condolence Letter, stating that the Heirs intended to satisfy the lesser of the outstanding Loan balance or XXXX of the current appraised value of the Property. The Heirs asked how they should proceed ( documents needed for submission, to whom they should be addressed, and what actions needed to take ). In response, NOVAD stated that the Property was not in its system and that the Heirs should contact the original lender, XXXX XXXX XXXX. XXXX XXXX XXXX indicated that the Loan was paid off, was no longer in its system, and that XXXX XXXX XXXX had no information on the Loan. In XX/XX/XXXX, the Heirs sent a letter to NOVAD requesting an extension as the Heirs still had no information as to how to proceed to satisfy the Loan. NOVAD did not respond to this communication. In XXXX XXXXa full three years laterthe Heirs received a second letter from NOVAD. This letter ( a Notice to Occupants of Pending Acquisition ) stated that the Property would be entering foreclosure within the next 60 to 90 days, in addition to stating that the then-current occupant would be afforded the opportunity to apply for continued occupancy by submitting request form HUD-9539. Nevertheless, no forms were included in the Notice to Occupants of Pending Acquisition. Upon the receipt of the second letter, only other communication from NOVAD, the heirs proceeded to take action promptly, contacting NOVAD Management via mail ( certified, return/receipt ), and were met with the same negligence. The letter was never responded to. Additionally, NOVAD has refused to communicate with the Heirs because the Borrowers will [ Will ] was not notarized. Notarization is not a requirement in the State of California to validate a will. The Borrowers Will is a statutory will that was signed by two witnesses. The Borrowers Will is valid and NOVAD should have been previously and presently communicating with the Heirs. Because of NOVADs noncompliance with its HUD-ordered duties, including to communicate with the Heirs, the Heirs were not able to arrange with NOVAD to satisfy the Loan. The Heirs properly requested an extension to comply with the Condolence Letter options, and to obtain guidance. Yet NOVAD failed to respond to this communication, depriving the Heirs of their ability to resolve this situation and further impeding the Heirs attempts to save the Property from foreclosure. Scheduled three days from today. I am appalled that an agency of our government such as HUD has contracted services with such a company. Many of the complaints from the XXXX, come from vulnerable elderly senior citizens potentially loosing their homes to foreclosure for lack of communication and clarity and negligence from NOVAD Management. This is not a current issue related to COVID circumstances. This goes back before COVID. We are not an isolated case, or the exception to the rule. We are an example of what is going on with many people loosing their homes, becoming homeless at a time when we are fighting homelessness in our streets. Elderly abuse, predatory lending in HECM Reverse Mortgages, non compliance with the law in following the guidelines and timeline within foreclosure processes, in a country like America, is unfathomable!! My Father, a US Veteran, a proud American Citizen who worked for the XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, and who followed his civil duties teaching us the principles of Honesty and Integrity, would be incredibly disappointed, that the injustices he saw while stationed in different parts of the world, are the injustices being committed towards the most vulnerable people in our country. I/We represent the thousands of Americans that are directly being affected by a poorly managed company doing a great disservice to a government agency ( HUD ) that is there to protect the public.

I inherited my mother 's house in XXXX. She had a reverse mortgage and I was trying to work with Novad and HUD to save it from foreclosure. A lot has happened since then. I am XXXX and was in the XXXX for a while. During this time I was communicating on and off with Novad about what would happen, but they were hard to get ahold of. I thought they were going to work with me to let me stay in the home but in XX/XX/XXXX I got a notice that a foreclosure sale was scheduled for XX/XX/XXXX. I needed more time to figure out what to do and if there was a chance I could save the house. A legal aid attorney told me that I could request a COVID-19 extension to the foreclosure deadline. She told me to call Novad, explain that I was an heir to the property, and ask for the extension. In XX/XX/XXXX I tried calling Novad many times. I could never get through. I would have to leave my number and wait for a callback. I finally got a callback on XX/XX/XXXX but all the representative would say was that I had to pay over {$480000.00} to stop the sale. I tried calling Novad again and again couldn't get through and had to wait for a callback. On XX/XX/XXXX I called the HUD XXXX XXXX XXXX with my lawyer but they told us there was nothing they could do and I had to wait for the callback from Novad before I could escalate my urgent request. On XX/XX/XXXX I finally talked to Novad XXXX XXXX XXXX, who told me there was nothing she could do and she couldn't give me an extension. My lawyer also tried to call and email XXXX and other contacts at Novad and HUD, including the XXXX and XXXX email addresses. Her correspondence is attached. She could not reach anyone by phone and when she finally got an email response from Novad, it again refused the extension request. HUD XXXX XXXX XXXX says that borrowers and their heirs with HECMs in a Due and Payable status may request an automatic extension while the COVID national emergency is ongoing, with the extension lasting until XX/XX/XXXX. As a confirmed successor in interest, I am considered to be acting in the shoes of the borrower. See Regulation X 12 CFR 1024.30 ( d ). Also, CFPB guidance says " As an eligible non-borrowing spouse or heir, you may ask for an extension. '' See https : //www.consumerfinance.gov/coronavirus/mortgage-and-housing-assistance/help-for-homeowners/protections-for-reverse-mortgage-borrowers Novad denied my and my lawyer 's requests for a COVID extension at every turn, in violation of this guidance. In fact they seemed to not know about this guidance at all. I ended up filing for bankruptcy because I was so stressed about the foreclosure sale and having to move out of my house right away.

My mother had a XXXX loan on her property, and passed away on XX/XX/XXXX. Novad was notified XX/XX/XXXX, and a HUD appraisal was ordered. We were advised that we had 6 months to settle the note, with 2 extensions of 3 months each afterwards. HUD appraised the house on XX/XX/XXXX for {$290000.00}, and according to Novads paperwork, we only needed to pay 95 % of HUDs appraised value : {$270000.00}. We decided to pay off the loan by taking out our own XXXX on the property which I inherited. I was forced to retire early to care for Mom, and wanted to preserve our capital. We were approved for the loan in XX/XX/XXXX and I requested a payoff statement. We are still waiting for a correct payoff. We received 3, listing the total loan amount, not the 95 % HUD figure, and a payoff for someone else. I have tried phoning, texting and email. Appraisals are only valid for 4 months : each time they expire we need to start over with our XXXX, costing {$700.00} a pop and repeating the HUD appraisal for the house value. HUD Appraisal done on XX/XX/XXXX, a full year after Moms passing, came in at {$360000.00}. This is substantially more than we planned on, and now have to sell our former house to cover the inflated price. During the summer HUD designated Novad to handle all its XXXX loans, and all the Novad phone lines were disconnected, and the HUD Answer Line became the only way to reach a Novad customer rep, who was really a HUD rep with a written script. They were very polite, but could do nothing to help. My case was escalated thrice, sent to a supervisor twice, and when I wanted to file a complaint I was transferred to the HUD Answer Line, for another 2 hour wait. The last contact of any kind by Novad was an email request for a years worth of property taxes paid, which I did. No further contact. My last request for a correct payoff was made on XXXXNo response. I feel that this delay/inaction is intolerable. I am very aware of the Covid interruptions, but we were expected to timely file and report despite the fact that XXXX XXXX and its Courthouse was closed for months. I feel that we should not be punished for Novads lack of communication and administrative problems. The XXXX loan was to be paid at 95 % of HUDs appraisal, {$290000.00}. This is what the house was worth at around the time of her death, and should have been paid off by XX/XX/XXXX, if Novad had supplied a correct payoff.

After doing a loan modification we received an approval but the payment was too high for us. To save our credit we decided to do a short sale with XXXX. When we began this process we were less than 4 years behind on the mortgage. XXXX took forever to work out our short sale and then they transferred the loan to XXXX XXXX owner of the loan is HUD ). We then had to start the process all over again. HUD recently denied us stating we are 40 months past due so they wont review our short sale. XXXX did an appraisal which came in at {$470000.00} three months ago and the offer is a full price offer which is {$470000.00}. HUD has denied giving us proof of this 40 month rule saying its an internal rule and there is nothing on paper. Even if this so called rule does exists, the basis of it makes no sense to all parties involved, included HUD. The short sale has been in process for 2 years. The bank has done several appraisals showing value of XXXX. The offer is {$470000.00}. The buyer has stayed around through delay after delay and has a family which they were trying to place in the home and in the school system. Why would HUD want to waste tax payer money to take a home in which they have an offer at the the current value of the home? We understand the borrower is behind and he is trying to do everything to avoid a foreclosure. There is no justified reason to let this house go into foreclosure when we have such a solid offer, again, at the market and bank value. HUD will have to evict the owner after a foreclose and then resale the house which could take a few years and will end up with a potential offer lower then what we have or at the very least equal to it. After taking into consideration fees, costs and expenses over the next 12-18 months HUD will take even more of a loss then they have which in turn will cost tax payers even more money that can be avoided. We have a strong buyer who can close within 45 days of short sale approval. Please have this decision overturned and approve the short sale. ( XXXX ) XXXX case # XXXX. My mother passed away in XX/XX/XXXX. At the time she was living in her house at XXXX XXXX, NY, XXXX County. There was a reverse mortgage on the house which allowed us to pay her bills and maintain the residence. After she passed away we contact NOVAD, the HUD company managing reverse mortgages. We were given the option of selling the house, with the proceeds sent to NOVAD to satisfy the reverse mortgage or to transfer the house to HUD. We opted to sell the house. The buyers and sellers agreed to a contract for the sale. The buyers were able to procure a mortgage through their bank and a closing date was set in early XX/XX/XXXX. Due to the initial onset of COVID, NY State closed all non-essential law offices which delayed the closing until the end of XX/XX/XXXX. My mother 's family was contacted to file out the paperwork NOVAD requires to initiate the payoff of the reverse mortgage. The lawyer handling our end of the transaction obtained the contact information from NOVAD via email. From what we gather by the emails we received XX/XX/XXXX, sometime in XXXX or XXXX email communication between NOVAD and our lawyer was apparently hacked. It appears instead of the buyers bank sending the payoff to NOVAD via certified check it was wired to an account in Oklahoma. The perpetrators were able to convince the parties involved that due to COVID checks would not be accepted and that a wire transfer was now required. Last XX/XX/XXXX our family was notified by the XXXX Department of Finance that two documents were recorded on the property, a deed and mortgage. Ownership of the house appeared to be transferred to the new owners. Property tax liability was transferred to the new owners. After that date we received no additional correspondence on the property until this past Friday, XX/XX/XXXX when the sellers lawyer received a letter from the title company that a settlement letter was never received and that the money wired to payoff the reverse mortgage wasn't received by HUD. We were able to obtain some of the email documents earlier today from the sellers lawyer.

I am a XXXX XXXX XXXX working on behalf of a borrower who is refinancing her mortgage. As part of the process, a current Payoff statement and a Loan Summary for her current mortgage is required. Her current loan servicer is Novad Consulting. I first requested the payoff and loan summary from Novad Consulting on XX/XX/XXXX and I received no reply. On XX/XX/XXXX I sent a second request. I then called Novad directly on XX/XX/XXXX and explained that I never received the payoff statement & loan summary. I was told they would " escalate '' my complaint and I would receive a reply in 5-7 days. On XX/XX/XXXX I called Novad again stating that I never received any reply and still had not received the payoff and loan summary. There were three other loan processors in my company who were having the same exact problem with Novad- we were all unable to receive the requested payoffs and loan summaries. I sent another request to Novad by fax this time instead of by email and finally received a partial response as they faxed the XXXX XXXX on XX/XX/XXXX but no Loan Summary as requested. On XX/XX/XXXX I made another call to Novad requesting the Loan Summary. Again, I was told that my complaint would be " escalated '' and I would have a response in 5-7 days. This response never came and neither did the Loan Summary. The Payoff they sent me has now expired ( good for 30 days ) while I have been trying to get the Loan Summary- both of these payoff documents are required for my borrower 's loan to close. My poor, elderly borrower has been ready to close her loan for over a month as these payoff documents are all we have been waiting for. Novad is required by law to provide payoff documents when requested. I sent another request by fax on Friday XX/XX/XXXX and another one on Monday XXXX. I called Novad again today XXXX and was given the same spiel that my complaint will be " escalated '' and I'll get a response in 5-7 days which I now know will never come.

Thank you in advance for your valued feedback and assistance. I acquired a home inXX/XX/XXXX in the XXXX XXXX XXXX and the State of Florida. This was a suggested loan based on loan originator conversations and meetings regarding several properties. After residing in the home for eight months it was determined the home was far too aged for a family structure of mines at the time and one that demands technology connectivity to operate in distance working, school, and other research assignments. The mortgage was sold and transferred to another Loan Servicer while I officially changed my name, experienced family causalities, and was hit with three named hurricanes and tropical depressions. Because of the conversations, natural disasters, and temporary loss in income. The home has declined into subpar living standards. It is a family home for my daughters where we have experienced discriminating rental rates that compensate the needs of management companies and owners that exempt themselves from evaluating, restoring, and maintaining a home. This has been one of the driving reasons why I have not placed the home on the open market. Many social security number holders have been impacted by predatory lending, commissions, and fees. XXXX holders are serviced with a different system of practices that leaves many questioning the real estate industry as a whole. I am a natural-born citizen and resident who strongly welcome all but feel I was sold into an income opportunity scale that is yet to be truly appraised based on the soil, growth potential, and wind conditions that bury people prematurely. I don't want to lose ownership of the property line, land and without communication from the new loan servicer, I feel I am being guided to add this debt to the treasury for cancellation and clear deed and title ownership to my name. A corporate raider took over the company where I had worked for 40 years, sending my job to XXXX and my XXXX to XXXX only knows where. This resulted in a financial disaster. A situation made worse after my lengthy hospital stay and my wife 's XXXX XXXX ( She recently passed away from XXXX XXXX. ) Financial and credit advisors recommended a reverse mortgage on our house. This was not something I wanted to do but had little choice. We took a second mortgage to get some debt relief. We were told that we would get to live in the house until we died, as long as I kept the insurance and taxes paid. Which I have done. The mortgage went through a half dozen or so lenders with no problem. Finally, ending up at Novad and it has been a hassle ever since, with Novad even ordering me out of the house on two occasions. Novad is evicting me again ; a letter dated XX/XX/2021 directs me to be out of the house by XX/XX/XXXX. That I should empty the house and leave the key in the door. They never state plainly why this has come about, only that I have not kept one of the mortgage agreements and the payment is due. Which broken agreement is never stated. Only that I should empty the house and leave the key in the door. My calls to Novad have not resulted in my learning what the XXXX is going on, or what I have done to be kicked out in the street. I have never received the return calls promised. It is not easy on a Social Security income, but I have paid all the taxes and kept the insurance in force. If there is some problem, I would think they would let me know by mail or phone and give me a chance to correct it before evicting me from my home of 50 years. I am XXXX years old, suffer from myriad ailments, take 18 prescription drugs a day plus XXXX, and have nowhere else to go. A cursory internet check shows Novad has a poor reputation among many customers. I can see why.

To whom it may concern : I have an FHA loan that was created XX/XX/2012 with XXXX XXXX XXXX. Few years later, it was bought by another mortgage company, XXXX XXXX, XXXX. It was then when I lost my job and worked with them on a loan modification. This brought my principal down, interest rate up, but allowed me to make lower payments, which I wanted at that time. Few years later, my loan was bought off again ( XXXX/XXXX XXXX XXXX ) and only the lower amount was carried over and it had been the case ever since though today. I am now in the process of selling my home and purchasing a new one. Upon reviewing numbers from the Title Company, I see that there is a second Mortgage in the amount of $ XXXX. I tried reaching out to NOVAD CONSULTING via email many times the past month, but I keep getting automated/generated emails asking me to fill out a form and return it signed in PDF ... which I have already done. I also tried calling their 800 number, but hold times are over an hour and the few times I leave my phone on speaker while working, it always gets cut off. I am trying to get a hold of someone that can help me answer questions on my second mortgage, which I am only assuming came from from loan modification years ago. Having this balance show up during my home selling process is really inhabiting me from going through with the sale as it is a lot of money to not have any knowledge of during all these years. Had I known about this, I would have asked to make payments towards this balance past several years now that I am stable employment-wise. I understand that is my fault for not keeping that info in a safe place 8 years ago from the loan modification, however, this is the reason why I am trying to get a hold of someone that can help me and I can't seem to be able to do so. My husband and I took out a reverse mortgage in XXXX. At the time, we did not need any extra money, so we made no provision for taking money from our equity as it grew over time. My husband died 3 years ago, and now, XX/XX/XXXX, I need to draw a sum of money from my equity. The mortgage company, NOVAD, says I HAVE NO EQUITY in my home, even though a drive-by appraisal done in XXXX, XXXX, appraised the property at a minimum of {$380000.00}. NOVAD also has told me that if I should sell my home ( I do not want to sell ), I can ONLY SELL IT FOR WHAT IS OWED. That is not true. Nor is it true that I have NO EQUITY in my house. Last week I received a letter from a company called XXXX XXXX XXXX, saying I " am qualitied for the HECM program '', and that I can access my equity of {$160000.00}. They gave me a " case number '' of XXXX ''. I know nothing about this company, so I have not contacted them. My financial well-being at the point in time depends upon my being able to access some of the equity in my home. I do not understand why NOVAD tells me I do not have " XXXX XXXX of equity ''. THEIR WORDS, not mine. I have NEVER in my life NEEDED extra money, but I do now. I live on Social Security and a small pension, and I need some extra funds to pay a couple of bills, plus have the money to have my house painted ... I live in an HOA and they are sending letters around to the residents giving them a date for repainting, which we, of course, have to pay for. I do not live in a condominium, all the houses here are independently owned including the land ... however, this HOA is " considered a condominium '', which makes absolutely no sense, but there it is. Please help. I know that I have equity. I know that that money is mine, it is not NOVAD 'S. Please help me to access it. I have no other recourse. Thank you.

Novad stopped responding to our emails as of XX/XX/XXXX. Our mother XXXX XXXX is now in a XXXX XXXX as she has XXXX and needs 24 hour care. We sent NOVAD a letter via email on XX/XX/XXXX to state that XXXX would be vacating the XXXX XXXX XXXX XXXXXXXX XXXX XXXX XXXX XXXX XXXXXX/XX/XXXX and moving into XXXX XXXX We initially requested a deed in lieu of transfer and submitted all documentation requested by Novad. We were told the process takes at least 90 days and not to contact them. Novad found an old lien on the property which was holding up the deed transfer process although they did not email XXXX XXXX, POA, for XXXX XXXX with any updates. We had to keep emailing to request a status. In XXXX XXXX had to apply fir XXXX as her assets ran out. We notified XXXX in XXXX that XXXX had no assets to continue to pay taxes and insurance and that if they could not clear the lien they would have to move ahead with foreclosure. XXXX denied the application and requested a letter from Novad stating that XXXX no longer had access to the home or the reverse mortgage funds. In XXXX Novad refused to send a letter and did not provide us with any status of the property. We emailed numerous times in XXXX to attempt to get a letter or move property to foreclosure XX/XX/XXXX was our last communication from Novad although we were told in XXXX by the property custodian assigned by Novad that they were no longer taking cate of the property and it was being turned over to HUD I emailed again requesting a status on the property in XXXX. No response from Novad. On XX/XX/XXXX I again emailed Novad and told them we were filing a formal complaint as they had stopped communicating to XXXX XXXX as of XX/XX/XXXX. This is unacceptable. This is a follow up to closed complaint : XXXX. I am a XXXX XXXX XXXX in Washington State trying to complete a short sale on an estate property. Novad did follow up and said they requested a rush appraisal with me as the point of contact. I have not received a call from an appraiser to schedule. To further this, I have sent emails to follow up. XX/XX/XXXX email requesting the appraisal due date XX/XX/XXXX call to the extension of the Loss Mitigation Supervisor. Extension rings with no voice mail. Emailed to follow up and to let them know that a son of the deceased is living in the home ( not paying rent ) has threatened to trash the house and cut down trees, even suggested cash for keys. I asked for their advice in order to protect the property. XX/XX/XXXX another call to the extension of the Loss Mitigation Supervisor. Again, extension rings for several minutes with no voicemail. I sent another follow-up email. This time the email is kicked back as the email address to the Loss Mitigation Supervisor and another staff member of Novad included on the email chain is not found and is unable to receive mail. I am highly concerned that Novad is impossible to work with. Why offer the option of a short sale if Novad is not willing to go through the steps to complete the process? There are buyers who have put an offer on the home who are hoping to start a new, exciting chapter in their life. The lack of response is bound to exceed the contract offer terms. It seems Novad prefers homes to go into foreclosure. Such a waste of time, resources, and money. HUD needs to investigate this and find another provider.

Novad Management Consulting, LLC ( NOVAD ) is HUD 's servicer for my reverse-mortgage. I have been contacting Novad for months. I have sent several emails to XXXX I am trying to do a Loan Payoff for the home, so i am able to get my home back. Through the months i sent 19 emails, 2 emails directly to XXXX and made over 18 calls. I have yet been called back or received my Loan Payoff Request information. On XX/XX/2022 i did receive 1 email on the process for a loan payoff. which is as follows : The request should include : 1. The FHA Case # 2. The borrowers name and signature ( if applicable ) 3. Property address 4. How you would like to receive the payoff ( Provide Fax # or Email address ) 5. Requesting partys signature 6. Appropriate authorization ( Signed and dated by Borrower or Legally Authorized Representative ) 7. Supporting legal documentation ( Will, Trust, Letters of Testamentary, POA, Death Certificate etc., if applicable ) I followed the directives and on XX/XX/XXXX faxed the filled out completely information to Novad for my Payoff request. I still have not got a call or anything in the mail for my information on how to Payoff this loan. On XX/XX/XXXX i contacted Novad and spoke with a woman who noted this information At this time i feel like i am being totally ignored and getting the run around so i am not able to do a Loan Payoff. Which i feel is a violation of the Real Estate Settlement Procedures Act ( RESPA ) I am elderly and ill and i think they are just giving me the run around, All i want is my Payoff Information and information to have the opportunity to get my home back!

The mortgage servicer, XXXX XXXX, is blocking a payoff. On their website it shows a balance due that includes the " second lien '' partial claim, and this is also shown on their statements. They refuse to show this on a payoff which leads me to believe that they do not want the customer to be able to pay them off. This also is an issue as it is a FDCPA and possibly a Reg X violation in terms of servicing the mortgage properly. In this case, the website shows a balance that includes the partial claim ( owned by HUD and serviced by Novad ). The statements show the same. The payoff does not. This leads to consumer lack of clarity on process and is not a correct display of information. XXXX XXXX shouldn't show the balance of the second in the total XXXX on their website and in their statements, but then choose not to do so on payoffs ( citing that the second is serviced by Novad and owned by HUD ). This seems like a scheme to continue to collect money while payoffs are delayed. Lastly, I see no notice in the workout package signed with XXXX attached that Novad would be servicing the second. This, indeed, is a workout package coordinated by XXXX and implies that XXXX ( now XXXX XXXX ) will continue to be involved in the second 's balance due. I received no notification from anyone related to servicing of the second until Novad provided a service transfer letter last week ( 4 weeks delayed into the payoff request process ). My selling and purchasing transactions are now in jeopardy as the payoff from Novad has not yet been supplied.

If my XXXX application was approved, funds to clear the debt would have been sent directly to the mortgage servicer, NOVAD. My application was cancelled because NOVAD refuses to participate in the federal mortgage relief program, thus denying me access to federal relief funds that would pay the debt to XXXX in full and remove my property from a Due and Payable status. XXXX was NOVAD 's employer at the time of application, thus denying XXXX a {$10000.00} repayment. NOVAD lost their federal contract to service XXXX assigned XXXX effective XX/XX/2022, due to their incompetence, fraud & extortion, which left my XXXX XXXX XXXX in shambles.

In XX/XX/XXXX I received a 1099-C Cancellation of Debt from NOVAD MANAGEMENT CONSULTING LLC, in the amount of {$68000.00} in which I have had to file on my tax return as income for XXXX. NOVAD MANAGEMENT CONSULTING LLC is stating that my payoff amount is in the same amount that I received for the 1099C, {$68000.00}. In XXXX I decided to put my house on the market and closed escrow on XX/XX/XXXX. The escrow company is holding funds in the amount of {$75000.00} until this issued is resolved with NOVAD MANAGEMENT CONSULTING LLC. I have called NOVAD MANAGEMENT CONSULTING LLC serval times in attempt to resolve this situation. I need a XXXX balance payment statement so that my funds are released. It has been almost two months and enough time to have straighten things out. I called on XX/XX/XXXX and spoke to XXXX, on XX/XX/XXXX and spoke to XXXX, on XX/XX/XXXX and spoke to XXXX, and XX/XX/XXXX and spoke to XXXX, on XX/XX/XXXX spoke to XXXX in which XXXX XXXX back from HUD and said that he would escalate to the supervisor, and XX/XX/XXXX and spoke to XXXX. My home is under contract & was scheduled to close on XX/XX/XXXX. The closing attorney has been asking for the payoff amount from Novad Management Consulting since XXXX XXXX. Novad failed to send payoff amount to the closing attorney, which resulted in closing getting delayed. The closing attorney and I have made repeated phone calls to Novad with no success. They keep you on hold for 45 minutes - 1 hour, then only say the payoff request has been expedited. They will not give a date when the payoff will be sent. I filed a complaint with The XXXX XXXX XXXX on XX/XX/XXXX, and received a call from Novad on XX/XX/XXXX, saying they never received a payoff request - even though they said on previous calls that the request had been expedited. Obviously their claim is untrue. They promised to send an email to me with further information, but no email has been received. Novad will not allow me to speak with a supervisor, nor will they transfer me to the expedited department - they say they do not have that contact information. I am a retired veteran, living in assisted living, and in dire need of the proceeds from the sale of my home to pay for my living expenses. The buyer is also in jeopardy of losing his interest rate lock, resulting in hundreds of dollars in additional expenses for him. All I ask is that Novad send my payoff amount to the closing attorney so I can complete the sale of my home.

I believe in XXXX, I applied for a reverse mortgage on my home that I've lived in for nearly 45 years. My husband had passed and I wanted to make several repairs to the home. I became gravely ill and my daughter packed me up and relocated me to XXXX. While in XXXX, I spoke to representatives from NOVAD Consulting in XXXX about my illness and relocation and could not continue to live in the home. They stated I had to pay the property taxes and that was all the fees. My neighbors called to let me know that a sign was placed in the window, grass was high in the front and back, and a lock was on the front door. I had someone cut the grass immediately. I want to rent out the property but NOVAD sent an invoice stating the loan had been tabulating since I left the property in XXXX ( relocation ). I explained that the loan is no way near the property value for the homes in that neighborhood and couldn't afford the price which was 3 times the amount of the property value. They gave me an option to either purchase the home or use the deed in lieu ( DIL ) of foreclosure to HUD. A letter of intent was sent to NOVAD on XX/XX/XXXX and 25 days letter when asking if received, an email was returned no valid. What can I do now to rent out the property, save the family home, or have HUD payoff the loan and take title?

I entered into a contract XXXX with XXXX in XXXX, TN placing my home in reverse mortgage. All went well for some years. The contract was then sold to XXXX XXXX and continued to do well. The problem begin with the contract was sold to another company which is the current company I'm dealing with now which is NOVAD Management Consulting LLC ( 2015 ). With the previous companies prior to NOVAD, I received monthly statements indicating the status of my contract. I stopped getting statements from NOVAD mid year XXXX. Many attempts were made via phone calls and letter to try to get information on what was going on with my account. I will attach a copy of the letter sent to NOVAD requesting information - but never got a response by mail or call. NOVAD statements has information about " Set Asides '' costs- never explained what it is. After speaking with a NOVAD representative in XX/XX/XXXX, I was told that its possible that the reason for not receiving statements was for non-payment. I need answers on the status of my account and documentation that they paid six ( 6 ) months worth of taxes. Taxes in XXXX XXXX XXXX XXXX are not paid monthly only paid annually. They never paid any taxes- they never showed me any proof- nor did the Tax Assessor 's office only shows that I'm the only person paying taxes.

I have an FHA Mortgage and took a Partial claims loan for some miss mortgage payments when my mortgage was in forebearance. I sold my home and submitted my request to get the payoff amount for the Partial claims loan on XX/XX/2021. The website says to please allow 6 days for the payoff amount. My house sold on XX/XX/XXXX and I went through closing. The closing company heldback 1 and a half time my 2nd mortgage amount at closing until we could get a payoff from HUD. Apparently the payoff requests are processed through a 3rd party because i had to email the request to XXXX. I have placed calls on XX/XX/XXXX, XXXX, XXXX, XXXX, XXXX & XXXX ( each time waiting at least 40 minutes before i could speak with someone ). No one can tell me anything. They all admit that my request was submitted properly and that they will escalate the complaint or have someone call me and they never do. It is XX/XX/XXXX now 21 days after my request for the payoff and no one will let me speak to a supervisor or anything..it 's the same old thing, we will escalate your complaint. A lot of good that has done! I have thousands of dollars from the sale of my home being held up.I have no recourse but to wait..but for how long..this could go on for months or years..no one will give me a straight answer.

NOVAD Management Consulting is the servicer for my FHA-insured Home Equity Conversion Mortgage ( HECM ) reverse mortgage that has been assigned to HUD. NOVAD stopped sending me Monthly Statements beginning XX/XX/XXXX thru present date without explanation. For a year and a half the servicer has left me in the dark about my own mortgage. My inquiries were never answered. NOVAD is unreachable by phone & do not reply or respond to my mailed written correspondence. All questions are ignored & left unanswered. I requested the backlog of missing monthly statements & they refuse to provide telling me my HECM went into default back in XX/XX/XXXX and statements are withheld until the default is cured. That is absurd. I was never notified regarding any default. I dispute the amount NOVD is requesting & asked for an itemized accounting. They have refused that request too telling me I should ask somebody else. I discovered an unexplained charge on a statement, they refuse to identify it. NOVAD is not qualified to be a mortgage servicer for HUD. in XX/XX/XXXX the state of Nevada served NOVAD with a Cease & Desist Order for mortgage servicing without a license. There are numerous complaints about NOVAD on the internet. Get me my missing statements please.

I filed an insurance claim and an XXXX came to my home and the insurance company gave me {$7900.00} to fix problem. Because of health issues with mold and mildew I hired a XXXX. I sent the insurance check on XX/XX/XXXX XXXX overnight ). From my son and put {$3000.00}. on my XXXX charge I paid out of pocket for the plumber. They told me I needed an inspection at 50 %. I did that and they havent gotten the report from inspection They said after they received the report it will take another 30 days for second check.In a few days it will be 100 % done and ready for final inspection XXXX only knows when Ill get that check. Im now paying interest on My XXXX account If Hud is so worried about my home being fixed why dont they give me remaining money.Seniors who do Reverse Mortgage do it because they need money. If not for my son and my XXXX account Id still be living with the mold and mildew. My insurance company couldnt believe that a check this amount they didnt pay the whole amount When i talk to representative of XXXX the tell me theyre just following procedures

Had a loan modification to an FHA loan a few years ago. Novad Management Consulting apparently administers those loans for FHA, so I followed the instructions for requesting a payoff that were provided to me by HUD. I was told it would take 6 business days to get a response. Novad provides no way of contacting a person, they just have you email or fax your request. After 9 business days I got concerned and started to look up the company. I found that they had had 160+ complaints to the XXXX in the past year. Looking at the complaints it appears that Novad is unresponsive to everyone. Once they get a complaint to the XXXX though, they immediately send the info and blame Covid. So I filed a complaint with the XXXX I received a message from the XXXX that Novad had gotten my complaint at XXXX XXXX. I got the info I needed at XXXX XXXX. So Novad was perfectly able to respond in a timely fashion but being deliberately hard to get in touch with appears to be an intentional strategy. There are several heartbreaking stories of elderly people trying in vain to get info from Novad for months on the XXXX board, so I felt it necessary to try to make sure they don't keep doing this to people.

On XX/XX/21 I sent a check to Novad Management Consulting in the amount of {$170000.00}. I would like to mention that this was after several calls and emails requesting a payoff. I sent the check via XXXX XXXX and have received notification that it was signed for. This was to pay off my deceased mothers home. I have called Novad several times and have held for a minimum of 45 minutes each time. The last time I called them was on XX/XX/21. I was told that I would receive a call back within 5 days. I have been told this every time that I call. I have never received a call back from Novad. I am not able to sell my mothers home without the release of mortgage. I have also checked with the county of XXXX and a release has not been filed. With all of the fraud that is happening I am concerned that the check was cashed by a scammer. I have let Novad know my concerns when I call but they say they can not tell me if the check was processed. They will not give any info. It sounds like it is just a message center. On XX/XX/XXXX XXXX XXXX XXXX received a payoff letter from Novad stating the total partial claim amount was {$15000.00}. Novad had two liens, XXXX in the amount of {$6100.00} and XXXX in the amount of {$9700.00}. XXXX is requiring that the payoff letter states that both liens from XXXX and XXXX be released with a total payoff of {$15000.00}. XXXX says that they have had experiences with Novad in similar situations where Novad had come back to collect on undocumented liens. I have tried changing title companies and this issue is a roadblock and non-negotiable. No one wants to be liable. Between XXXX and myself we have contacted Novad by email or phone call 11 times. My calls have been escalated from the call center multiple times. I have been connected with the help desk who have sent emails to upper management and Novad. I have asked to speak to upper management and was told they are not available me. I was told that the only thing I can do is call back every 5 business and they would send an email to Novad on my behalf. On XX/XX/XXXX Novad sent me a duplicate payoff letter without any requested clarification or communication from the company.

On XX/XX/2021, the Title/Escrow Company ( XXXX ) first contacted XXXX to request a pay-off of the loan with an effective date of XX/XX/2021 ( per XXXX 's requirements ) XXXX XXXX was also provided with my written authorization ( as borrower ) to communicate with XXXX. Multiple written, emailed and telephone requests were made by both XXXX and me. The home sold effective XX/XX/2021, but escrow was unable to pay off the mortgage because they had not received a pay-off amount. A pay-off amount was FINALLY received by the complainant this morning by email. The pay-off amount is calculated to XX/XX/2021, in the sum of {$590000.00} plus a per diem to XX/XX/2021, of {$300.00}, for a total pay off on or before XX/XX/2021, of {$590000.00} Had NOVAD not neglected to provide a pay-off figure in a timely fashion, the pay-off would be slightly less than {$580000.00} -- fully {$3300.00} HIGHER than what we should owe. On XX/XX/2021, I sent an email to Novad Consulting to request a payoff quote and was advise that I would be receiving the payoff quote within 4 day But I never received the quote. I have had a reverse mortgage for about eight years. On XX/XX/XXXX, I received a Repayment Letter about my home from Novad/HUD. It appears that there is an ERROR. After reading it many times, they are trying to repossess my home. They included a phone number to XXXX for ask questions. I have called this number 5 times sitting on hold anywhere from three hours to one hour, XX/XX/XXXX, XXXX and XXXX, XXXXThe people there have no information to help even with the case number. It appears to be a huge answering service that just sends messages to Novad agents and they have 5 days to respond. The letter says to send them {$180000.00} total due and payable. HUD had no reasons they could give me as to why. I gathered records to show that I have paid the insurance annually and the taxes just like always. The house is kept up nicely and these are the only reasons to terminate my reverse mortgage. I am to live in my house until my death with no house payments. My husband and I had a modification done on our home in XX/XX/XXXX, my husband developed some health issues and could no longer work his part time job, we were happy to learn that we could qualify for a modification to bring our home mortgage down, unfortunately we were not given the full understanding of what this would entail. I can not get a response from the company that handles my Reverse Mortgage. I have kept up my side of the agreement for over 10 years, I maintain insurance, pay the taxes, maintain the home and I am still alive and living in my home. This company for NO reason turned my account over to HUD with one phone number to call. MY QUESTION is why. I had a reverse mortgage thru XXXX. I paid it off in XX/XX/XXXX. They released the lien after I contacted them. Per my request, the sent an email to Novad Consulting ( who does bidding for HUD ) to request they release their lien on my property as well. This was on XX/XX/XXXX. They replied that the check for recording fees have been requested, the releases have prepared & will mail to the county within the next 5-7 days. I am currently working on a Refinance started in XXXX. It is now XXXX and we have submitted and resubmitted several requests for a Subordination to Novad who is handlilng the servicing for the FHA 2nd. They have confirmed that they have escalated and on several occassions given us a timeline for response and then nothing. This is going on 3 months and is obstructing my ability to obtain financing and improve my financial situation. My aunt passed away in XX/XX/XXXX. It is now XX/XX/XXXX. She had a reverse mortgage that was being serviced by NOVAD Consulting. I have been in contact with them for months in attempts to take over the home. The last time I heard from them was around the beginning of XXXX. They sent out an appraiser to gauge the value of the home on XX/XX/XXXX and I haven't heard from them since. They've said you have a certain time limit after your loved one 's death to get all of this done. It's been almost a year and I have not gotten anywhere with this. There are multiple emails and correspondence that we've sent back and forth. I can't even count them all. I first reached out to them on XX/XX/XXXX. Our last communication was Tuesday, XX/XX/XXXX. Novad provided a response which was not accurate or correct to complaint case XXXX. Novad stated that I did not understand the time frame and has only called once since I submitted the original complaint. In addition, in the beginning which, I have documented. I was informed the process would take 6 to 7 months to complete by a representative. We have exceeded that and then some. XXXX agreed that this should have not been going on this long. I have been attempting to close on a deed in lieu agreement with the mortgage lender on my home for over 6 months and I have been getting the run around about why it has been delayed on various occasions. My husband passed away and the home needed too much repair for me to sale it and pay off the mortgage so I applied for deed in lieu and over and over again I am being told that there's an issue with title on their end. I am the real estate agent trying to sell the home for an estate in probate located in Washington State. The amount owed on the home plus the compounding interest from the reverse mortgage far exceeds the current market value. I have submitted requests to Novad for approval of a short sale. I received a letter advising that a mortgage was reassigned from Novad Management Consulting, LLC. to XXXX XXXX. However, while my address is referenced in the letter, I have no mortgage with Novad or XXXX. I attempted to contact Novad at all of the numbers listed in the letter and on their website but could not get any answer after several hours of sitting on hold. They called on that day, and said to call back the next day, as they could escalate it. They called on day 6, and had it escalated. Me and my attorneys have contacted Novad Consulting for a copy of my payoff statement since XX/XX/XXXX. It is now XX/XX/XXXX. I have had the case escalated by multiple managers and they continuously tell me to wait. Two months later my buyers are about to drop out of my home purchase because we cant provide a statement to close. Extremely unprofessional and Im disgusted by the way Im treated when I call! I need my statement! They always say they cant do anything! They need to be shut down!

My reverse mortgage has been sold, as a result I am unable to draw funds from it since I have no information of how to do so. I have received statements from Novad informing of the sale but have been unable to obtain information other than that it was sold to XXXX whoever they are. Novd has a recorded message on third system stating that the note was sold on XX/XX/XXXX. I have not heard from them resulting in a financial hardship as I depend on this money to live on.

In 2013 I modified my home. Im attempting to refinance my phone and requested a pay off amount from HUD and Movad their services. There are 2 liens but one is erroneous.
