I contacted Network funding LP XXXX XXXX. I was given the number to one of the loan officers by my realtor. The loan officer XXXX and I had a brief conversation stating the reason why I was given their number. I had previously tried getting a loan through a different lender but his lack of communication concerned me. When I called XXXX I let her know that i only had XXXX to work with. I told her I had D.A.C.A and that they had previously said my debt to income was to high. She indicated that she can work with me and we continued the process. XXXX was able to get us a pre approval for XXXX and indicated we had wiggle room to go up once we found a house. We bid on the house that week and after that everything seemed to change. XXXX stopped responding to my emails or calls promptly. She would mostly only talk to my realtor and we began having issues. XXXX changed my approval terms from a conventional loan to FHA. I was under the impression DACa a recipients did not qualify for FHA. Nonetheless we moved forward. We had a closing date if the XX/XX/XXXX. We were expecting the file to already be in underwriting I contacted them 4 days before because I had not received documents on the loan. XXXX didnt get back to me and talked to my realtor first. XXXX had not put the file into underwriting and now 4 days before was letting me know my DTI was too high and we had to change it back to conventional loan due to me having DACA something she knew before hand. She initially gave us an estimate of XXXX in closing cost. She then told me I needed to pay XXXX in debt. This quickly changed to XXXX and having to pay XXXX in debt. All days before my second push back in closing. We moved forward in everything due to it being so close to XXXX. I let her know I needed to be out of my apartment by the XXXX she said she would try and get it sent to underwriting. This was a lie my file stayed under review and eventually go into suspension due to her lack of working on the file. The listing agent and my realtor both had to contact her manager due to all the last minute changes and dragging of this company to due as they promised. Close to the second closing date she let me know we needed to find a cheaper insurance due to my DTI being high once we factored in the mortgage and monthly. We found an insurance but she did not work that into the file on time. After being left out of the equation multiple times not knowing where we were in the process I finally had my file under review. During this process XXXX took over and proceeded to tell me how we were getting my file off suspension. XXXX had said it was denied previously due to DTI being to high and said we were in underwriting to my realtor upon pressure by them to provide information. XXXX worked on my file and then came up with the fact that she had added a XXXX gift payment twice and now needed me to produce an extra XXXX to continue with the underwriting process. With me doing everything that they asked me to get my loan approved and having so many set backs due to the miscommunication, lack of working my file in time, misleading and gross mishandling of my file, this has lead me to believe they have no interest in providing the service they promised.

We own an older home that is fairly small for a family of XXXX. We started working with a mortgage brokerage, Network Funding, XX/XX/2016 to apply for a XXXX loan. We went back and forth a bit, truly starting the process XX/XX/2016. The broker we were working with would ask for information and documents with no explanation as to what was going on. When asking when we were closing, not date or time frame was ever given - only a response that we were waiting on more items. There was a lot of confusion between the broker and our contractor on the documents that were needed, resulting in long delays in the documentation that needed to be completed to continue to the next step in the mortgage process. The same type of lack of communication was occurring with the broker and us. On XX/XX/XXXX, I spent a solid hour discussing details with the mortgage broker to clarify our background information. He stated we would need to sign letters of explanation. After discussing all of this with him, he sent us the letters of explanation with absolutely none of the details accurate ( I basically had to re-write the letters of explanation - he also sent us the same letter of explanation again later in the process, the one that he originally sent without my corrections ). The HUD consultant completed his report on XX/XX/2016. On XX/XX/XXXX we were given the clear to close on Monday, XX/XX/XXXX at XXXX. We received a call from the notary on Monday afternoon to confirm closing. Monday evening, we received a call from the broker stating that we were not able to close because he did n't have the tax information needed to close. So closing was rescheduled for Tuesday, XX/XX/XXXX, XXXX. At XXXX, the broker calls us and tells us that we need {$16000.00} to close because of the HUD consultant 's report. The {$16000.00} dollars would have put us at XXXX % of our appraised value for the mortgage. Given the complete lack of communication and the frustration that we had with this broker, we had some heated conversations. I sent an email in the morning of XX/XX/XXXX stating that I did not want any vague XXXX answers to what was needed - I wanted an itemized list of anything outstanding and a solid date on when closing would be scheduled. He stated ( in email ) that he would take this latest outburst in stride but that he would not tolerate another one. The complete lack of customer service is appalling. Not only do we feel that this company and this broker are taking part in predatory lending, but I also feel that they have absolutely no customer service skills at all. We made initial contact with this company in XX/XX/XXXX. It is now XX/XX/XXXX and we still have no date for closing.

During the refinancing process of negotiation and in order to meet a competitor 's closing cost, Network Funding LP 's mortgage broker agent XXXX XXXX XXXX ( XXXX XXXX XXXX ), promised to reimburse me for the appraisal cost in the amount of {$450.00} ( in addition to discounts ), and promised to send me this check after closing the refinance deal. I accepted the offer from Network Funding LP ( XXXX XXXX XXXX ) company under these terms referenced above, and we proceeded with the refinancing agreement. A few weeks after the refinance closure, I had n't received the check and I had to remind XXXX XXXX about this term of our agreement via email, over and over again and she kept saying she would send the check in the mail. This misleading treatment from XXXX XXXX, back and forth, occurred throughout a XXXX month period and I have yet to receive the {$450.00} check. On her final message dated XXXX, XXXX XXXX made a statement that I should have received the {$450.00} check in escrow ( changing the terms of the refinance negotiations I had accepted along with her three months of emails proclaiming the same ). On XXXX XXXX, 2016, I emailed XXXX XXXX requesting her supervisor 's contact information and she refused to do so. Then on XXXX XXXX, 2016 I emailed Network Funding LP ( XXXX XXXX branch manager ), XXXX XXXX XXXX, regarding XXXX XXXX 's lack of follow-up and the non-submittal of the {$450.00} check, and have yet to receive a single response from Network Funding LP. I find their treatment of my refinance transaction and account as unethical and fraudulent. Please accept this formal complaint and please advise if there is anything you may assist me with, on this matter. Grateful for your time and guidance.

I am the buyer of XXXX XXXX XXXX in XXXX XXXX. My wife and I signed a contract with Colina homes back in XX/XX/2021 before building started in the subdivision. The builder force us to use their in house lender Colina Mortgage for the loan. We accepted to use Colina Mortgage because we want the transaction smooth and trouble free. We started working with XXXX the loan officer and manager of Colina Mortgage back in XXXX, and everything goes well, On XX/XX/XXXX, Colina Mortgage confirmed that underwriter had approved the loan. The closing date was set for XX/XX/XXXX. On Thursday XX/XX/XXXX around XXXX, I received a call from XXXX the mortgage manager indicated that their clericalerror woulddelay closing and on Friday XX/XX/XXXX afternoon was notified by email closing might be on Monday, and any extension fee covered by Colina XXXX On Monday afternoon, XX/XX/XXXX, instead of closing, the loan officer notified me in the afternoon that theloan was rejected and the contract will be canceled. She said she offered other solutions to the Biulder to correct loan but need to extend closing dates, the build simply refused and intend to terminate contract due to their in house loan companys mistake caught right before the close. We offered to pay cash instead but I was denied too. We have requested the written explanation from Colina Mortgage why our loan get declined at the last minute without any previous notice, but no response so far. If the Loan can not be closed on time due to Builders own mortgage companys mistake at last minute, how can builder not accept cash close and not even apologize to us for their delay? Instead, all they tried to do is to cancel the contract.

We recently purchased a home from Colina XXXX in XXXX, Texas. Originally when we contracted on the new home Colina offered us {$6500.00} in builder credits if we used Colina Mortgage. Once we were with in 60 days of the construction being completed we started to work with Colina Mortgage. Colina Mortgage came back with a high interest rate of 3.4 % when other lenders where offering 2.99 %. The Colina Mortgage Rep said we could use the builder credits to buy down the points. Which would use all of the builder credits making it pointless. I then found another lender and informed Colina that I would not use their mortgage company at that point the pulled all the builder credits and would not pay any of the fees at closing. At the same time they demanded that we use their Title company and would not allow me to choose my own title company even though I was paying all the fees. See attached emails. Their VP of Sales also emailed and stated that they do not fall under RESPA guidelines because they dont use TREC documents. This caused more delays with their title company and more cost incurred by myself and they also delayed the completion of the home.

I would like to note, that I had pre-approvals through two additional companies. However Network Funding was willing to match the received offers, and my agent recommended. Moving forward, I was quoted two different interests rates not knowing neither were locked in. Also I had to repeatedly forward my personal documentation even after my supposed closing date. I was contacted by the title company, on my closing date. My settlement statement had been received and I was aware of my closing cost. I had my cashier 's check in hand, only to find out that my file was still in underwriting. I had to find out through the tite company, not my OWN loan officer. I had made several phone calls trying to understand the mishaps. Only to be forwarded to voicemail or to have emails requesting more documentation. I have forwarded the same documents more than once. As well as paying out of pocket for my homeowners insurance, per Network Funding request. I am at a loss, because I still can not get any answers as to how my file made it to title. Even with my settlement statement and I could not close.My deal falls through and I loose my earnest money.
