I suffered severe storm damage on XX/XX/XXXX. My insurance company paid the claim for a new roof, repair to the soffit and fascia and drywall repair to the ceiling in the master bedroom. The insurance claim loss check # XXXX in the amount of {$13000.00} was sent to my mortgage company AHP Servicing , LLC on XX/XX/XXXX. They placed it in a limited escrow account and provided the list of documents needed to approve the contractor and release half the insurance proceeds to the contractor. Numerous attempts to release said funds to pay my contractor XXXX XXXX XXXX XXXX were met yet the funds were not dispersed. I had to send an error resolution notice on XX/XX/XXXX to force them to send the payment to my contractor so that the repairs could be made. The check was finally overnighted XX/XX/XXXX in the amount of {$6800.00}. The roof was replaced on XXXX XXXX and the drywall was completed XX/XX/XXXX. I had called AHP to determine what was needed to release the balance to the contractor once all the work was completed. I was told an inspection would be ordered and the contractor needed to supply a signed lien release. The inspector from XXXX XXXXXXXX XXXX XXXX ordered by AHP Servicing ( order ID # XXXX ) submitted his inspection of the completed work on XX/XX/XXXX, and the contractor, XXXX XXXX XXXX XXXX emailed the notarized lien release on XX/XX/XXXX. Numerous phone calls, emails and voice messages have been left by both me and my contractor requesting the final payment be sent. As of today, XX/XX/XXXX, AHP still maintains the balance of the insurance proceeds, {$6800.00} in the limited escrow account and have refused to pay the contractor. Given the fact that he has already signed a lien release, he has no further possibility for action. I am at my wits end with this company and their incompetence. I demand the final payment be made to my contractor.

We have a mortgage financed with XXXX XXXX XXXX XXXX on XX/XX/XXXX. Recently we received a letter from XXXX dated XX/XX/XXXX claiming they provided the funds to XXXX and XXXX is the owner of the mortgage. XXXX also sent a notice dated XXXX XXXX stating that our loan has been transferred to AHP Servicing LLC due to legal issues with XXXX president. Shortly thereafter we received a letter dated XX/XX/XXXX from XXXX refuting the XXXX claim and stating that XXXX XXXX is still our loan servicer. AHP Servicing sent us an invoice dated XX/XX/XXXX claiming that we are delinquent in the amount of {$8700.00} for the months of XXXX, XXXX and XX/XX/XXXX. We responded with proof of payments ( to XXXX ) for the aforementioned months and AHP verbally agreed that we are current with our payments but should send our monthly payments to them. We are caught in the middle and do not know who is the actual owner of the loan and to whom we should send our payments. We have never missed or been late with a payment and do not want our credit rating affected by issues beyond our control.

In XXXX, we took out a HELOC interest only loan. In XXXX, we modified our mortgage through a government mortgage program which we were told included our HELOC and both loans were combined. We worked hard and paid off the mortgage and we have the deed clear and free. In XXXX ( 11 years later ) we received paperwork stating we were being sued from a company called XXXX XXXX XXXX XXXX XXXX stating we owed the HELOC plus XXXX years of interest. We retained an attorney and the attorney stated that companies are holding onto loans for up 30 years later, finding loopholes, stating the date doesnt begin until the party is contacted. The XXXX XXXX XXXX, XXXX XXXX, initially ruled in our favor, and then changed his mind. Currently, we are appealing the decision, but I am hopeful your department can provide guidance on XXXX and time-barred mortgages. We are now seniors with limited income, and I read the Ohio law and I dont understand how companies can sue individuals on a time-barred loans in the state of Ohio. We need clarity and assistance from your department.

I had surrendered the property in XXXX to the initial mortgage company only to find out that the loan was sold over and over again. I began to notice that I started to receive tickets for the upkeep and abandonment of the property through the city and later found out that the property was still in my name. through research from a property search, I was provided the new mortgage company information and attempted to obtain some form of resolution for the next 2 months with being put through a cat and mouse game. I had tried to sell the property but was unsuccessful without the release of lien. next, I am offered a deed lieu and when I follow up I am then told that they have an unrecorded deed lieu from XXXX. I continue to phone the company and ask when they would file the deed lieu and be told that I was offered a consented foreclosure and would not be held financially responsive if I agreed. now that offer is still available but no documentation has been sent to me and it is now a month later.

In XXXX I bought a home and took a first and second mortgage with XXXX XXXX. In about XXXX XXXX XXXX sold the loans to XXXX XXXX XXXX. Then XXXX XXXX XXXX told me they sold the second loan again. I never received any paperwork. I continued to pay the first loan, but I could not find where the second loan had gone. I did not have any communication until XXXX when I received a letter from API stating that I owed a large sum. I called and asked where my loan had been, asked for a welcome letter, asked for the history from the past 14 years. I requested this verbally XX/XX/XXXX and followed up with 2 emails on XX/XX/XXXX and XX/XX/XXXX. I was verbally advised to communicate with XXXX XXXX at XXXX. To date, I have not received any paperwork verifying that they have the loan. I have no paperwork to show they are the correct entity to collect on the loan. I do not know where my loan was for 14 years. I would like documentation regarding AHP ending up servicing this loan. Thank you.

I had paid off the property and they still have not sent my deed to be recorded the lender seems to have taken care of everything on his end AHP servicing is supposed to record the deed and has not been done yet. The property was paid off XX/XX/2021.. I have contacted a XXXX XXXX numerous times to take care of the issue they are not returning my phone calls ahp servicing # XXXX slow Mo is The gentleman in charge!!!

I have repeatedly called AHP Servicing to get them to pay my dividends they owe from XX/XX/2023 until present. I have also requested my account be closed and my principal be returned as they promised when I opened the account. I have received the same story from them every time I have called. They promise to pay but never do. It has been 8 months of receiving no dividends nor returning my principal.
