I applied for a mortgage with Neat Loans LLC, received preapproval and began the home buying process. Due to the nature of my self employment, the underwriter requested documentation about my line of work, and other clarifications. After submitting documentation, I was told the underwriter was satisfied and that the loan was approved. This included bank statements, YTD profit and loss statements, client contracts, and numerous other supporting evidence. Knowing we received this confirmation that we were approved, we proceeded with the purchase of the home including expending over {$800.00} on fees to complete multiple inspections of the property. With only two weeks from closing, I was informed on XX/XX/XXXX that the underwriter who had approved the loan had left the company and that a new underwriter was assigned to my mortgage. I was also informed the new underwriter had reversed the approval and requested that a XXXX tax return be filed before they would approve the loan. Unfortunately I dont have the ability to file my XXXX return yet, due to not receiving W2 and 1099 forms from employers. I made numerous requests to speak with the underwriter, or provide any documentation that could assist but was unable to speak with anyone else. They have decided not to honor their original loan approval and made false statements about their ability to lend, leading to me losing hundreds of dollars, dozens of hours in time investment, and a lost real estate deal. Its worth noting that the lending advisor stated numerous times on the phone that this was the negligence and error on Neat Loans part, and completely their responsibility. Most of these statements were made over the phone.

I applied for a refinance with XXXX XXXX ( who is now rebranding to become XXXX XXXX ) back in XX/XX/2020 for a simple refinance. I was told multiple times that my loan had been approved and was being sent to underwriters for closing, and then I wouldn't hear anything for weeks or months. They'd come back and ask for additional documentation, and we went back and forth in this way probably close to XXXX dozen times, resulting in them pulling hard hits on my credit score for what seemed like no avail. I never saw any documentation, and am frankly afraid that I've shared loads of my personal business with a sham company that never had any intention of granting my loan. It's unclear what the problem is on the back end, because I have stellar credit and plenty of cash, and the property I'm working with is low-risk in a safe neighborhood. I'd appreciate an investigation, because as I scour the internet, I'm seeing multiple accounts of the same situation - people are being led through a " simple '' refinance application and then left hanging to dry.
