On XXXX XXXX, 2016 ( I closed on XXXX XXXX, 2016 ), My lending agent asked me to send him my XX/XX/XXXX bank statement as it was, apparently, missing a page. I doubted that it was ; yet, I was prepared to send it again. It was about XXXX. My lender said he needed that document within a certain amount of time ( about forty-five minutes ) or my closing would be delayed. The pressure was surely on! After several attempts by my wife to take a picture of the supposed missing page and text it to the loan agent, she was told the pictures taken again and again were not clear enough, the agent could not read the document. At least forty-five minutes had passed. The loan agent asked for my username and password associated with my bank account. I was unwittingly prepared to give it to him until my wife adamantly cautioned me against doing so. She said, No! You do n't give out such personal information and should be skeptical of the motives of anyone, who is not supposed to, requesting such. She added ( since we could not meet the one hour deadline ) that the clear to close would just have to wait until the next day. I told the loan agent I could fax the document but it would take more than the time frame I was allotted by him. The agent acquiesced. The process took about forty-five minutes. I texted the loan agent when the document had been sent. The agent confirmed receipt by text. I am offended that the agent asked for such information. What was his motive? Under duress, I was prepared to act hastily. I feel insulted that he deemed me nave enough to break under that kind of pressure to close, dependent on his immediate receipt of the stated document. Was he trying to take advantage of the difficulties my wife and I encountered along the process of purchasing our home -- -- one being having had to change lenders before the loan agent of whom I now speak took over? Requesting my username and password associated with my checking account was wrong. Sketchy? Unethical? I remain indignant.

Realtor, mortgage company and title have a duty to make sure that clients are being taken care of in a professional and expeditious manner. All and all though the paperwork process income state was communicated to multiple parties/ originators ( XXXX XXXX ) whom advised that such would not hinder the proceedings. With that being said, I don't think my file was treated with diligence and my best interest at heart. An appraisal was ordered on the property without the file being submitted to underwriting, so I'm out {$570.00} for an appraisal along with my option and inspection with no house to show for it. Then for me to finally get to the proposed day of closing per contract, only to find out that the deed is not dated within the time period for Texas state law, this should have been discovered a long time ago. At the end of it all, I have every party involved arguing through email and playing the blame game in which no one wants to take responsibility. So what am I to do when I have professionals working on my behalf who have " dropped the ball ''. Honestly do not think buyer was represented well. This miscommunication of vital information is undesirable. For Buyer to be working on paperwork for this property since XX/XX/XXXX and now XX/XX/XXXX a fault is being noticed is obnoxious. Then the representative XXXX XXXX XXXX will not accept the fault of XXXX XXXX finding the error that the deed was not sign until XX/XX/XXXX and submitted XX/XX/XXXX until the proposed day of closing XX/XX/XXXX which was never communicated to buyer. Staff is not on the same page and sells dreams and misleading information

I believe I am a victim of Predatory Lending. Below is a detailed account : 1. My interest rate is 6 % for a Conventional Loan. 2. There are 8 excessive hard credit inquiries on my credit report from the same lender with a few of them occurring on the same dates. Dates are : XX/XX/XXXX ( 3 times ), XX/XX/XXXX ( 3 times ) and the last one was XX/XX/XXXX ( 2 times ). 3. My Mortgage payment is unaffordable- {$1500.00} I feel that I have been taken advantage of. My file was submitted to underwriting on XX/XX/XXXX and I received conditional approval on XX/XX/XXXX via email. I electronically signed the initial closing disclosure on XX/XX/XXXX and the disclosure stated my expected closing date was to be XX/XX/XXXX. However, I never closed on the loan. I called the branch and wasnt able to get a firm answer as to why. On the morning of XX/XX/XXXX, I went to the branch and spoke with the loan officer and branch manager on site. I was told my status for the loan was now refer with caution. Furthermore, when I met with the loan officer and branch manager, both gentlemen appeared to be under the influence. There was an odor of XXXX and it came from the manager who was sitting directly to my left. As I expressed my concerns, the loan officer sitting across from me at the table was slouched down in his chair and his eyes were red. After asking a few questions, further investigation and reviewing my most recent credit report, I saw that the mortgage company put 8 hard credit inquiries on my credit file since XX/XX/XXXX. If needed, I have a witness that is willing to write a statement regarding the details above.

I had been a part of the covid relief program with my mortgage company. Once it was finished they said I needed to make 3 on time payments in a row and they would renegotiate the loan. After making 6 on time payments they had not sent out the new paperwork to sign. I had called them every two weeks asking where the paperwork was. I continually was told don't worry and just keep making my payments. They finally sent the paperwork XX/XX/2022 which was a Friday. The bank was closed by the time I got it and Monday the XXXX was XXXX XXXX banks closed. I immediatley went to the bank Tuesday XXXX the XXXX and got it signed and notorized and mailed it back in the fed ex envelope provided. That next day ( XXXX ) NRL Mortgage called me and said they were issuing new paperwork because the time ran out??? I should not have to keep playing this game. I need this paperwork done and recorded so I can refince my mortgage with a different lender. I am being penalized because they took 3 months to send me the paperwork and when they did the time ran out?? This is unacceptable and I want it resolved immediatly.

Lender Nations Reliable Lending aka XXXX NMLS ID # XXXX located at XXXX XXXX, Texas XXXX originated a conventional 10 year fixed cash-out refi for my home. NRL provided a truth in lending ( TILA ) closing disclosure that outlined the terms of the loan including no-prepayment penalty and no balloon payment. Due to NRL 's miscalculation of P & I payments as evidenced by the Amortization Schedule a balloon payment results in the final balloon payment of over XXXX payment which exceeds the error tolerance of {$100.00} or .5 % of loan face value. It is highly likely that this error is systemic and has impacted a significant number of loans originated during the same time frame and/or prior. The harm that has resulted are as follows : 1 ) Loss of time having to recollect documentation to re-close the note. 2 ) The potential loss of opportunity to capitalize on prevailing market rate at close 3 % with points. Currently approx. 3.75 % 3 ) Expenditures associated with having to consult both legal and accounting professionals regarding recourse and financial documents for new underwriting requests.

I WAS GIVEN AN OFFER TO PURCHASE MY HOME XX/XX/2020. THE BUYER WAS TO HAVE EARNEST MONEY DEPOSITED BYXX/XX/2020. THE BUYER WAS TO HAVE PROOF OF A LOAN BY XX/XX/2020. THE CLOSING WAS XX/XX/2020 AND AT THE CLOSING I DISCOVERED THAT THE LENDER, XXXX XXXX OF NRL MORTAGE WHO HAD TOLD ME ALL THE REQUIRED MONEY HAD BEEN OBTAINED, HAD BEEN ROLLED INTO HER FHA LOAN WHICH SHE OBTAINED 2 DAYS PRIOR TO CLOSING. BREACHING THE CONTRACT AND KEEPING MY HOME OFF THE MARKET FOR 2 MONTHS FOR A PERSON THAT HAD NO FUNDS. I ALSO WAS CHARGED WITH HER CLOSING COSTS AND THE PRICE OF THE SALE OF MY HOME WAS REDUCED FROM {$98000.00}. TO {$97000.00}. DUE TO A MATH ERROR. HER LOAN AMOUNT WAS LISTED AS MY SELLING AMOUNT AND I WAS CHARGED FEES ON THE LOAN AMOUNT OF {$100000.00}. AS I WAS TOLD SHE ADDED {$6000.00} TO HER LOAN TO COVER HER CLOSING COSTS. IN THE END I ENDED UP LOSING {$10000.00}. OFF THE PRICE OF MY HOME AND THE COSTS I INCURED AND SHE WALKED AWAY WITH {$110000.00}. IN CREDITS.

The closing was delayed twice. The builder threatened to sell the home to another buyer if the lender didn't close soon. The builder has refused to ever work with the lender again. I called, emailed, text messaged the lender many times and rarely had my correspondence returned. I felt that I was kept in the dark throughout most of the process. I did not know what type of loan they were qualifying me for or what I needed to have for closing costs until the day XXXX signed the closing paperwork. It should have been a happy time closing on our first home, however it was stressful and we signed the paperwork under extreme duress. We were moving from out of state and needed a place to stay. We also did not want to risk the builder selling the home to someone else. I had other lenders tell me that they would qualify me for a conventional loan, and this lender did as well. On the day that I signed the paperwork, I found out that it was an FHA loan.

I started working with XXXX XXXX ( NMLS # XXXX ) of XXXX XXXX back in late XXXX of 2020. I paid for an appraisal for my home, in the middle of processing my loan he switched companies, told me he couldn't transfer the appraisal to his new company. He did not offer to give my loan to another person at his former company, which meant I had to get a new appraisal with the new company. He originally quoted me a rate of 3.125 with his former company, but when the loan was about to close the rate went up to 3.75. Because of his bait and switch tactics I decided to not go through with the loan and now he is threatening to send me to a collection agency if I don't pay for the second appraisal.

I am attempting to refinance a rental property with a mortgage lender. I paid {$800.00} for the appraisal. I was advised that the numbers the appraiser came up with does not accurate. I was then told that someone from their company completed a collateral data analysis and the amount that they came up with would be more accurate of what the home is worth. The difference with the appraised amount and the analysis is {$28000.00}. This looks a lot like redlining to me. They are not using the appraisal that I paid for. This lender hired this appraiser but refuse to accept what he/she has valued the property.

My wife and I signed a contract from a mortgage broker agreeing to a specific interest rate based on a credit report that was not from experian, equifax, or transunion. I received the request notification from the credit beurous dated on the same date the mortgage broker 's credit report was dated saying : The lender has requested a credit report from " us '' : " us '' being the actual 3 credit beauros. The credit score on the credit report from the credit beauros was over XXXX points higher than the score on the credit report the mortgage broker used to determine the interest rate for my home mortgage.

XXXX XXXX ( XXXX ID XXXX ), called me with detailed information he somehow got from a credit check I had done in early XXXX . I have turned down several of his calls and when I asked if he was associated with my lenders, he declined to answer. When I asked if he was trying to sell me something, he declined to answer. He is using high pressure tactics meant to confused people into giving their information.

Nations Reliable Lending XXXX XXXX XXXX office in Ohio has a XXXX XXXX insurance agent XXXX XXXX XXXXdirecting business inside the building forcing customers to go with this insurance agent or the loan is not approved all so the loan officer and owner of National Reliable lending can get a percentage of premium. Not looking out for clients best interest. Only looking for kickbacks.
