FYI - This is my 2nd filing of a formal complaint against Nations Lending. The first was on XX/XX/XXXX Case # XXXX-XXXX which took Nations over ( 2 ) months to respond. Today ( XX/XX/XXXX ) I learned that Nations Lending erroneously stated to the CFPB that there is " an unauthorized third party involved '' as a way to avoid the facts that Nations Lending and all of their employees and subcontractors interacted with both me and my wife in writing via email with both of us copied into all correspondence.My wife of XXXX-years and I applied with Nations Lending to refinance our property, and although the credit check and application were in my name ( with her remaining on title ). As a busy XXXX, I had legally installed my wife ( also a XXXX XXXX in our XXXX ) to be the primary lead in corresponding with Nations Lending, their employees and their subcontractors regarding the Nations Lending loan they had offered us. As an example, she and not I was contacted by Nations via two separate pre-selected offers to refinance our property. Another example is that Nations Lending contacted her and NOT I to schedule the Appraiser that Nations Lending selected and it was she and NOT I who was present for the 4-hours the Nations Lending appraiser was on our property. I want the CFPB to be aware of the blatant obfuscation on the part of Nations Lending regarding our valid and compelling complaint against them and their nefarious actions. Below please find my second attempt to outline the out-of-compliance, predatory and financially damaging actions that Nations Lending instigated against me and by extension my family, which includes my wife. Nations Lending mailed a pre-selected letter dated XX/XX/XXXX addressed to my wife, XXXX, offering to refinance our 1st mortgage of {>= $1,000,000} at 2.750 % or {$6000.00} estimated monthly payment ( see attached ). In XXXX of XXXX we applied for a refinance with XXXX XXXX XXXX ( XXXX ) to combine the first ( $ XXXX ) and second mortgage ( $ XXXX ) on a property whose current valuation is approximately {$3.00} XXXX, and signed the loan documents at XXXX XXXX on Friday XX/XX/XXXX. We subsequently contacted the Nations Lending XXXX XXXX Branch when we realized that we would save a substantial amount of money on our monthly mortgage payments with the lower interest rate Nations had offered my wife via a pre-selected offer mailed to her and our call was transferred to XXXX XXXX who discussed what Nations Lending had to offer.We made it very clear to Nations Lending via their agent, XXXX XXXX, and her direct supervisor, XXXX County Nations Lending Branch Manager, XXXX XXXX, that we would only cancel the loan with XXXX if Nations Lending were educated on our property and if they responded that they were comfortable with the facts about our property and with taking us on as clients ( pending credit approval ). XXXX XXXX spoke with her direct supervisor, XXXX XXXX, and with other executives at both Nations Lending Corporate HQ and with XXXX XXXX executive team which included an Account Manager by the first name of XXXX ( I dont know her last name ) to ( pre ) pre-approve the facts and realities of our non-conforming property ( 36-acres with ( 3 ) legal homes with one being our primary residence and the other two homes as rentals under the auspices of a well-known and respected XXXX XXXX XXXX XXXX XXXX ). This was done to educate and to confirm the interest of Nations Lending and XXXX XXXX in providing us with a refinance loan on our non-conforming property BEFORE we went through the formal process of canceling the XXXX XXXX XXXX loan signed on Friday XX/XX/XXXX at XXXX XXXX. We were advised by both XXXX and XXXX that they were instructed to proceed with my application by the executive team at Nations Lending HQ and by XXXX at XXXX XXXX. Only then did we cancel the refinance loan with XXXX on late afternoon Monday XX/XX/XXXX after receiving assurances from Nations Lending that they were fully aware and understood that our property was considered non-conventional and only then did we begin the process of formally applying for a Jumbo Loan with Nations Lending. On XX/XX/XXXX XXXX XXXX emailed both me and my wife with a list of ( 10 ) items that Nations Lending Underwriting had requested ( see attached ). On XX/XX/XXXX we submitted those documents. On XX/XX/XXXX XXXX emailed both of us with items needed and to announce Nations Lending had locked in our interest rate at 3.125 % on a 30-year fixed Jumbo Loan ( see attached ). On XX/XX/XXXX we submitted the signed XXXX XXXX application they and Nations Lending had required of us. Nations Lendings appraiser came to our property on XX/XX/XXXX. Appraiser subsequently submitted the appraisal to Nations Lending and to me on XX/XX/XXXX. On XX/XX/XXXX we received an email from XXXX XXXX, Loan Processor, Nations Lending ( who copied XXXX XXXX into the email as well ) requesting additional income documentation and other miscellaneous items ; Good Afternoon, My name is XXXX XXXX and I am the loan processor on your file. The appraisal has come in and we are reading to get your file moving to the next step. Can you please send me the information listed below? Once received we can get your file in front of the underwriter. I submitted the documents requested on XX/XX/XXXX and on XX/XX/XXXX. My wife and I followed up with an email to both XXXX XXXX and XXXX XXXX on XX/XX/XXXX inquiring if all documents are in order and to receive an update. We then receive an email from XXXX who copied in XXXX at XXXX XX/XX/XXXX stating, Hey there XXXX, the updated approval just came in a few minutes ago. I have a few fires to put out but XXXX and I will go through it and report back by the morning. Neither of them report back the next day and we call and email for a week asking for an update. Out of the blue on XX/XX/XXXX XXXX sends us both an email with XXXX copied in whose subject line states, Your refinance transaction and whose body of the email requests updated documentation which include requests for updated asset statements and a detailed letter of explanation of how my business is currently operating and generating income and well as I will be requesting an update on your mortgage payment history. You may receive a phone call from XXXX XXXX to complete a conference call. We supply and do everything Nations Lending requests. On XX/XX/XXXX we receive an email from our insurance broker at XXXX that, We received a call from XXXX XXXX with Nations Lending regarding your refinance. We just wanted to confirm that we are ok to go ahead and send them the evidence of insurance. My wife and I then chase after XXXX XXXX and XXXX for weeks via email as well as phone calls/voicemails to schedule a date to sign closing docs at XXXX XXXX, but were unsuccessful in receiving ANY communication from Nations. The approval we received on XX/XX/XXXX was prefaced by the application and our submitting the myriad of financial documents requested by Nations Lending. Once the documents were submitted and approved, Nations Lending contacted us to schedule an appraisal which occurred on XX/XX/XXXX. We then received notification from XXXX County Nations Lending Branch Manager, XXXX XXXX, on XX/XX/XXXX that XXXX XXXX had left Nations Lending and that he would be handling our loan in XXXX absence. Out of frustration over Nations Lending non-communication after the beginning of XXXX, we contact XXXX XXXX, who contacts XXXX XXXX on XX/XX/XXXX and then emails the intel she received from him, writing, XXXX said you were signing this week. It is our understanding that Nations Lending account manager ( XXXX XXXX ) left Nations in disgust over the federal out of compliance actions she witnessed Nations Lending doing to dozens of XXXX County applicants with approved loans not closing for bogus reasons. We have come to find out that one of these disgruntled applicants works as a V.P. for a bank in XXXX County, CA and is filing a Class Action Lawsuit against Nations Lending for their blatant out-of-compliance actions. On Thursday XX/XX/XXXX I was out of state and on a golf course when I received a phone call from an unknown Nations Lending employee in Ohio by the name of XXXX XXXX who tells me verbally that the loan has been denied. The suspect explanation I received from XXXX was that the property was not acceptable which has been proven to be an out and out lie as Nations had been educated on the property since XX/XX/XXXX and had agreed to take on our loan. They had ample opportunities to make that determination far before XX/XX/XXXX. We have since learned that the explanation given by a member of the Nations Lending executive team to the ex-branch manager XXXX XXXX received was that Nations Lending had decided to no longer support Jumbo loans and this is why the loan was denied at the 11th hour. The blatant discrimination and punitive conduct by Nations is illegal as they are not meeting the guidelines of fairness or truth in lending. XX/XX/XXXX is also the date that Nations Lending wrongfully terminates XXXX XXXX. The account executive at XXXX XXXX was contacted by phone late-May XXXX by XXXX XXXX ( now working for another lender ) at our request to inquire if we could finalize the loan without Nations Lending. XXXX stated to her that XXXX still wanted to go forward with our loan but Nations Lending was not being transparent with them either. High ranking Nations executives, XXXX XXXX, XXXX XXXX and the CEO of Nations Lending, XXXX XXXX, were sent an email on XX/XX/XXXX ( see attached ) by XXXX XXXX on our behalf requesting assistance to move forward on closing the loan with them or for Nations to send a denial letter immediately and to release our file so that we can begin to work with a more reputable lender - yet never received a response. We ended up having to request numerous times over the course of weeks for a formal denial letter, which only arrived on XX/XX/XXXX. This impacted us as their delays prevented us from being able to move to another lender as Nations held us hostage. Subsequently, since being discriminated and financially burdened by Nations Lending over their out of compliance bait and switch schemes, we have received yet another pre-approval letter from Nations dated XX/XX/XXXX addressed to my wife XXXX ( see attached ) stating that we have been ( yet again! ) pre-selected for a Jumbo Loan. We then called the XXXX number on said letter and spoke with XXXX on XX/XX/XXXX at XXXX for over 30 minutes. XXXX explained why and how we were pre-selected because Nations Lending is a " Direct Lender '' who is " Fully Delegated and absolutely does Jumbo Loans. He looks up our property at xxxxxxx XXXX XXXX CA XXXX on his computer and states, that this property is of interest to Nations Lending and that as we are pre-qualified that we should apply.

My husband and I sold our home and used the proceeds to purchase our new home. Prior to our closing date which was originally set for XX/XX/XXXX, and the closing for our old was set for XX/XX/XXXX, we requested a 2-day extension for the solar panel information can be completely transferred to the new owner. The processor extended our closing date to XX/XX/XXXX when we only needed two days! but was pushed back due to buyer purchasing our home. The next scheduled closing date was set for Tuesday, XX/XX/XXXX, but when our file was submitted back to underwriting our loan was randomly selected for a quality control audit, which was never explained to us by the processor. We didnt find out about the audit until close of business on Friday ( XX/XX/XXXX ) afternoon. Our loan officer advised us we shouldve been notified of this audit by the processor as soon as this took place. Throughout the whole entire process the processor made me, my husband, my realtor, my loan officer and title attorney very uncomfortable with her smart, rude vague remarks. She never explained anything thoroughly nor did she reach out to my realtor to introduce herself. My realtor sent another extension for XX/XX/XXXX. In between this time, there was an email exchange between my realtor, the seller, and the underwriter about why the closing disclosure has not been sent thus far. On XX/XX/XXXX at XXXX XXXX, the processor sends an email to the title company, my realtor, the selling agent, and my loan officer stating It is my understanding the loan was moved to XX/XX/XXXX. My realtor then replies back on the same day at XXXX You said that it was your understanding that settlement was moved to XX/XX/XXXX who did you hear that from? Because myself nor the listing agent did not have that conversation about XX/XX/XXXX. Closing was scheduled for Friday XX/XX/XXXX. Is that why my client whos been very cooperative was subject to a random audit? With the most respect, now that you are aware that time is of the essence in regards to closing. Can you please, pretty please prioritize this? I understand there was a miscommunication from somewhere, but this is urgent. At XXXX XXXX, the processor replies to all I apologize for this mis-communication. The Closing Disclosure needs to be acknowledged today to close on Thursday. We are waiting on final approval now. I was told by XXXX that the closing was moved to next Friday on XX/XX/XXXX. At XXXX, my realtor replies to all Ok! Please let me know when you send the Closing Disclosures to be acknowledged today and i will make sure that the buyers do so ASAP. At XXXX, the processor replies to all It is still my understanding that the XXXX can not close on their sale until Friday so the purchase can not close until Friday. At XXXX XXXX my realtor replies to all including the processor Again XXXX i am the selling agent and i am telling you that they can close. The only thing standing between them and closing is the closing disclosure. Literally the only thing. On XX/XX/XXXX at XXXX XXXX my realtor replies to all, Good morning XXXX, I got a notification last night that the loan was approved. Can you please send what is needed? At XXXX XXXX, the processor replies to all What are you referring to? At XXXX XXXX my realtor replies to all with a screenshot showing in the portal we used to keep up with the documents that my husband and I loan was approved. At XXXX XXXX the processor replies to all Sorry, I meant- what are you referring to that is needed? At XXXX XXXX my realtor replies to all, Can title get the CD this morning? At XXXX XXXX the processor replies to all, Yes, Once the closer can get to it. At XXXX my realtor replies to all, With this file being so behind and the mis-communication I dont think this is a When situation, I think this is a everyone prioritizing and making sure the closer sees this. Because even after i stated yesterday that my client is ready to close, I feel you refuse to help to make this happen until You want it to. Is there some Bias? Im not understanding and Im really starting to feel bad and uncomfortable with how my clients are being treated. Please CC your superior ( s ) on this email, as mine have been since yesterday. At XXXX aXXXX the processor replies to all The CD has been sent to XXXX and XXXX. Closer will balance with them as soon as possible. On XXXX at XXXX XXXX, the selling agent replies to all Good morning, I hope this email finds everyone well. I am sending another email concerning closing for the XXXX XXXX XXXX property. The first closing date was scheduled for XX/XX/XXXX, the correspondence from the loan company ( XXXX ) stated the CD would be delivered but was not. Closing was then rescheduled for XX/XX/XXXX but did not happen due to miscommunication of closing dates, acknowledged and stated in an email by Ms. XXXX ( processor ) on XX/XX/XXXX. The miscommunication and lack of communication in this transaction is baffling. I am disappointed in how this transaction has been handled thus far and would like someone to provide me with a clear understanding as to when the CD will be delivered to the title company for the new closing date of XX/XX/XXXX. Please be advised that if the CD is not issued and closing does not occur on XX/XX/XXXX, I will have no choice but to terminate the agreement and relist the property. I am baffled at how this transaction is being handled and the lack of urgency on the Lenders part. The file has been CTC for 24 hrs now and settlement will continue on Monday morning. Nations Lending is working on some final details and will have the final CD out this afternoon or latest tomorrow morning. During this whole process, my husband and I was storing majority of our belongings in a XXXX truck, we had to make arrangements with XXXX to rent out the same truck for another 2 weeks for almost {$500.00}. Plus rent another XXXX truck to move the rest of our belongings into a storage unit we had to get due to the closing being extended 3 times. We finally closed on our home on Monday, XX/XX/XXXX and the processor reached out to my realtor threatening to hold the funds if we didn't provide the closing disclosure for the previous sale. On XX/XX/XXXX at XXXX the processor replies to all and CCd myself and my husband Good Afternoon All, We need the final executed CD on the sale of the XXXX previous home. Can someone help with this please? Once again on the XXXX at XXXX XXXX the processor sends out another email Good Afternoon, The signed closing disclosure on the home you sold is needed as soon as possible. Please send to me. Title Company can not disburse the funds needed for your new home until we have this. If we do not have this our funds can be recalled and the loan not fund and not record in your name. This process has been a living nightmare for all of us, we originally told our loan officer that we would like to put down {$60000.00} then our buyer requested a {$10000.00} seller credit so we had to bring the down payment to {$50000.00}. During the process they wrongfully terminated our loan officer and they refused to change our down payment to {$50000.00}. After going back and forth they came up with {$52000.00} and claimed that they couldn't change it to {$50000.00} when {$52000.00} is not was we requested. Before our loan officer was wrongfully terminated, she told my husband and I that she will ask for a lender 's credit for the {$2700.00} we told her that having a smaller payment was very important to us so she recommended us to pay our mortgage insurance premium upfront ( added to our loan ) and that is what she requested. After she told the company, we got our closing disclosure not only was our down payment incorrect, our loan amount was incorrect as well. We requested to have our mortgage insurance premium paid upfront and again they failed to do so. On XX/XX/XXXX our loan officer text me and indicated she had a metting with her supervisor at XXXX to discuss with him our case and to ask for the lender 's credit. At approximately at XXXX, she text me back and said she just got fired, she said that when she asked for a lender 's credit on our behalf, her boss told her " no, we will not do that for you, we did that for you yesterday ''. Four hours before our closing time we was told our mortgage is going to go up {$200.00} more than what we agreed upon with our loan officer. Now my husband and I are stuck paying a mortgage payment that we never agreed upon. Also to add, the closing disclosure we signed under duress so that we would not be homeless is not the same closing disclosure that we have in our packet from closing.The disclosure that is attached is the signed disclosure from my husband and myself showing a down payment of {$52000.00}. The disclosure that's in our packet it's a down payment of {$50000.00}. Me, my wife, and my kids had been living in a house that we bought in XXXX for 5 years. When me and my wife first moved in we only had XXXX kids, during our time there we had XXXX more kids for a total of XXXX children. I was able to buy this house using the VA home loan program, as during this time I was enlisted in the XXXX XXXX XXXX and was eligible. During XXXX, we met with a local realtor and decided that in XXXX we would sell our house. The realtor introduced us to XXXX XXXX of Nations Lending XXXX, ( XXXX XXXX XXXX | NMLS # XXXX XXXX XXXX XXXX XXXX XXXX XXXX, OH XXXX ), ( XXXX ) and ( XXXX XXXX XXXX ) they would be our lender and XXXX was supposed to be our focal point of contact. Our situation in XXXX was that I had lost my job during the pandemic, but I was told by XXXX XXXX that in order to qualify for a loan through Nations Lending, I'd have to find a good job, stay there for at least 6 months, and raise my credit score a few points. During this conversation I also told him that in XXXX that I was self employed and made very good money according to my tax returns. He told me that if I could have an even better year in XXXX and file those taxes we could use that income towards the loan. Fast forward to XXXX of XXXX, I found suitable work, stayed there for more than 6 months, raised my credit score, etc. and reached back out to XXXX XXXX of Nations Lending. We started looking for houses and XXXX told me that we would use the VA to purchase our new house when we found one. At this point, no matter how many times we asked for an approval letter he would not give us one stating that in this market, sellers would try to get the max amount that your approval letter stated, so he wanted to only give us an approval letter when we found a house we liked and knew how much we wanted to pay the sellers. XXXX claims to have done this for 20 years so I did not question his judgement. We proceeded to put our house on the market, eventually finding a buyer. We paid over $ XXXX in fees towards fixing broken sewer pipes in front of our house and other maintenance that the buyer requested, which we agreed to, XXXX XXXX told us that our loan for the house that we decided to buy was contingent on us selling my current house due to my debt to income ratio including my current house. This entire time XXXX XXXX told me and my wife that we were good to go and that after we sold our house we had nothing to worry about and that we had everything that was needed for a smooth transition. This was where they first made false promises to us. You see, XXXX XXXX and the rest of the team at Nations Lending did NOT check into whether or not I could use the VA for a second home loan, my base in XXXX messed up my discharge paperwork from when I left the military in XXXX and as a result I could not use their services until we got that fixed, which we didn't have time for as of XX/XX/XXXX when they first told me that the VA kicked everything back. Now, we had been working with XXXX since XXXX, why had they not checked into any of this ahead of time? Multiple lenders that I have spoke to since then have IMMEDIATELY checked to see if the VA was possible for me to use so why did XXXX wait 2 MONTHS to even bother to check? When we realized that we didn't have time to get my discharge papers fixed because they had not done their research on the matter, XXXX said that we would still be good and that all we had to do was switch over to FHA. We signed all of our paperwork to close on the new house by this point. Now, when using the VA, I would have qualified with just my job 's income to purchase the house. With FHA, I needed the help of my 2 years of self employment coupled with my job, which XXXX asked for my XXXX XXXX tax returns on XX/XX/XXXX. I was able to provide him with XXXX and XXXX tax returns on XX/XX/XXXX. XX/XX/XXXX is the day when we signed the title of my old house to the new buyers, at the behest of XXXX XXXX. At this point we had sold our house and had to move in with family, as our closing date on our new house is XX/XX/XXXX. XX/XX/XXXX XXXX and other members of Nations Lending began asking for profit and loss statements for my business which I gave to them. I began to wonder why are they JUST NOW asking for documents for FHA when they are supposed to be experts and already had asked for everything that they needed. During this entire process nobody EVER answered their phones, and they ALWAYS kept me in the dark about where we were at in the process, to which I sent out an email and demanded an explanation for this. XXXX eventually called me and told me that they were sorry and that everything looks great and that they were moving fast because we were getting close to the closing date of my new house. Fast forward to XX/XX/XXXX, XXXX sends out an email saying that all of a sudden he needs my work history for the past 2 years or further, and that this is a VERY IMPORTANT part of the process. Why would this VERY IMPORTANT process not have been mentioned to me all the way at the very BEGINNING of XXXX when we switched over to FHA. Now, at this point, earnest money has been deposited, my credit score had been checked numerous times, the inspections had been paid for and done, etc. I called XXXX and he answered ( surprisingly ) and said that it's no big deal and that they just want to see my work history. He already knew that I did not work n XXXX because I was self employed and that I was in school before that. He said that wouldn't be an issue it's just something that the underwriter asks for. Keep in mind that they NEVER GAVE ME AN FHA PRE-APPROVAL BUT STILL MADE ME SELL MY HOUSE. So I gave him all of the information he needed and included my school history, I even offered to give him transcripts if he needed it. XX/XX/XXXX, he called me and said that all of a sudden they can't give me the loan because they don't like the fact that I didn't work in XXXX ( even though he knew about this all of the way in XXXX and even he stated as such in multiple conversations ) He even had all of the documentation from my tax returns of self employment. I was extremely confused and heart broken, because here we are, 3 months into this process, XXXX told me I HAD TO SELL MY HOUSE to get the loan because it was contingent on that, only to throw me to the wayside after I paid everybody and sold the house. Now me, my wife, and my kids, are essentially homeless because we were only supposed to stay with family until the XXXX of XXXX. XXXX told me that I need to have a co signer to still get the loan, but with only 2 weeks from closing of course nobody will even do that, and I didn't know anybody that could do it that would be qualified credit score wise. XXXX is now IGNORING me and my wife when we ask him why didn't he do his due diligence as a loan officer in the first place, why he made us sell our house without knowing first if he could get us qualified, and why he won't allow us to use a conventional home loan. ( he keeps saying that this is out of the question. ) Money is of no issue to us, we can pay a higher down payment or go conventional but XXXX ignores me when I ask about that. He only responds when I try to see if someone I know might be a good co signer. ( so far, no one has been ) XXXX XXXX and Nations Lending scammed me out of my house and left me and my family homeless. They did not do any due diligence whatsoever, they lied to me and my wife and made false promises of how everything was going to be okay, and now they are ignoring us, I can't even get the underwriter to answer my phone calls.

I have tried to resolve my complaint directly with Nations Lending via written and verbal communication. To date, the company has failed to address ALL of my concerns in a timely fashion which I believe I'm owed. I am frustrated that it has taken several complaints to address all of my issues with Nations Lending. As a consumer, I should have not have suffered from the negligent internal practices of the financial institution. Nations Lending had my application for 6 MONTHS. I admit, that my scenario was atypical, but my file remained opened and I was not made aware of concerns until XX/XX/2019 over the phone. Despite having my application for 6 months, Nations Lending informed that I needed 20 % down rather than the traditional 3.5 % down simply because the property was in the name of the estate without further explanation. Nor did the lender require me to submit a new application or request additional documentation. Nations Lending has existing background information and I firmly believe in my particular situation I met the exceptions for FHA 's identity of interest clause. My early application with Nations Lending was premised on having approximately {$18000.00} ( as shown on application ) to $ XXXX ( anticipated cash to close verbally by NL ). Due to the last minute scramble, I had no other choice but to simply purchase the property using a 30 year conventional loan and had to bring a sum {$12000.00} at closing. Now, with long anticipated hopes of renovations, I am expected to have {$36000.00} at closing with a new lender. I also strongly believe that I was NOT properly notified in writing in the appropriate time frame of 30 days under RegB or truthfully notified of NL reasoning, rationale, decision for that matter. At the very least, I am seeking reimbursement for fees, compensatory relief for RegB violations, and reasonable monetary compensation for anticipated future costs for a renovation loan. My after the fact findings found that transactions that do not meet the identity of interest exceptions, require 15 % down and to this day, I do not understand why they required even more than 15 % if this were the case. Most notably, I received what I would deem a questionable, inaccurate, and insulting Statement of Credit Denial, Termination, or Change ( See STATEMENT OF CREDIT DENIAL, TERMINATION, OR ). The Statement of Credit Denial, Termination, or Change was dated XX/XX/2019 with a timestamp of XXXX depicting the excellent credit scores of XXXX, XXXX, and XXXX. On Page 1, it says that my application for mortgage was denied because of inadequate collateral and insufficient funds to close. I will note that it looks like the preparer had the option to write out other reasoning for denial, but chose to write insufficient funds to close. This was simply not the case as my application was premised on a FHA XXXX loan with having 3.5 % down. Even more alarming, the Notice is dated XX/XX/2019 and says it was mailed on XX/XX/2019, and signed by XXXX XXXX XXXX. The envelope however was post marked XX/XX/2019 from the zip code XXXX which coincides with XXXX XXXX XXXX XXXX, XXXX XXXX, XXXX, Ohio, XXXX. This leaves me to suggest that the letter sat on someones desk for several weeks and I was robbed of proper notification required under federal regulation. Nations Lending had full access to my email and mailing address. I will also note that there were no changes to my address near that timeframe, so I am still unable to reasonably justify the rationale of extreme delay or inaccurate information. As a consumer, I should have been notified with accurate reasoning and timely notification. USPS is not the only avenue to promptly notify consumers. When asked about the timely notification, I have yet to receive a clear or direct answer. There were no concerns about my income, credit score, employment, source of funds, bank accounts, LTV, debt to income or contractor communicated with me verbally or written. Not once, did anyone ask me for additional supporting documentation or express concern surrounding the policy for FHAs Identity of Interest. Adverse action notices under the ECOA and Regulation B are designed to help consumers and businesses by providing transparency to the credit underwriting process and protecting against potential credit discrimination by requiring creditors to explain the reasons adverse action was taken. Given all of the combined factors of my experience with Nations Lending and the discrepancies on the Statement of Credit Denial, Termination, Change. I am aware that consumers can seek relief for Regulation B violations with up to $ XXXX for individual claims. According to HUD XXXX, the 85 % LTV is waived for transactions where the borrower is purchasing " the Principal Residence of another Family Member ... or a Property owned by another Family Member in which the Borrower has been a tenant for at least six months immediately predating the sales contract. A lease or other written evidence to verify occupancy is required. " If another family member owns the property and the buyer has been a tenant for at least six months prior to the purchase contract, an exception is allowed for 3.5 % down payment. The court order judgement sent on XX/XX/2019 shows this! I will note that my application was signed on XX/XX/2019! I was told that Nations Lending was not in receipt of this order until my initial complaint was made, however I have evidence to suggest otherwise ( See ORDER AND JUDGEMENT NOTICE ). Every obstacle and delay, I encountered it. If anything the Order of judgement dated XX/XX/2019 would have further supported grounds for FHAs exception to the identity of interest. I would also like to add that there is a public searchable record of property taxes and I had readily available receipt of expenses as a tenant that predated the sales contract of at least six months. Nations Lending was well aware of my purchase situation, noted on the application dated XX/XX/2019. -The court order dated XX/XX/2019 was sent to XXXX XXXX AND XXXX XXXX , Loan Officer at Nations Lending on XX/XX/2019 at XXXX. In this email, I explicitly state, XXXX XXXX ( title case lawyer ) is happy to answer any questions you or the underwriter may have. To my knowledge noone had any concerns about the judgement order or contacted the attorney. I sent an updated contract of sale, pay stubs bank statements, W2s to XXXX XXXX XXXX throughout XX/XX/2019 and XX/XX/2019. -All through XXXX to XX/XX/2019, I asked about the status of my loan, asking if anything else was needed. See Correspondence Compilation. -On the afternoon of XX/XX/XXXX, I received a phone call from the loan officer that 20 % was required as a down payment per FHA guidelines because the property was simply in the name of the estate. No requests for documentation were made or explanation in writing or email were provided.

Towards the end of XX/XX/2019 I began emailing with a mortgage specialist from Nations Lending after looking through a few listings on XXXX. I have a lot of student loan debt and began asking questions of the lender about getting pre qualified with high student loan debt. I have the email trail where he and I corresponded back and forth for days. I am on an IDR ( income driven repayment ) plan with the student loan lender. I am on a secondary plan through the Dept of Education called PSLF, Public Service Loan Forgiveness, since I am a XXXX XXXX. That plan states that after 10 years my student loan debt is forgiven. I have to recertify every year for that program to ensure I am still employed. I explained all of this to the lender and asked specifically if I am on a payment plan on the student loans, can I qualify for a mortgage? I also explained that I make small monthly payments to the student loan lender. I did my own research and saw where under FHA guidelines, typically the lender will go by the monthly payment amount being made and not the standard 1 % of the total debt as outlined according to FHA guidelines. My monthly payment on the student loans is less than {$70.00} per month. The mortgage lender told me if I had that actual payment amount documented than that is what they go by. On XX/XX/2019 I was issued a pre qualification letter and was given the green light by the loan specialist to find a home to purchase. I found a home that the seller had stated in the listing that buyer needed to have own financing as seller would not finance. I contacted the seller and made a date to view the home. We set the date for Saturday XX/XX/2019. Upon arrival I was asked if I had financing and was pre qualified with a lender. I assured her I was. This was one of many homes I had viewed and after spending over an hour there I was certain this was the home I wanted to purchase. We agreed on a price which was below their asking price and I told her upon leaving I would be in touch after speaking with my lender. The following Monday I spoke with the lender and was instructed to get a signed contract with the seller. We also had a realtor step in at this point to help negotiate the seller cover closing costs. We met again at the seller 's home on Saturday XX/XX/XXXX and signed a contract. The realtor confirmed with the lender that I was pre qualified and pre approved. At this time the lender instructed me to hire a home inspector and we would also need to have an appraisal. The realtor then asked the lender if he had passed it through underwriting since typically an appraiser is called AFTER the underwriting has approved three loan. The lender assured the realtor that underwriting had in fact pre screened the loan. The property is on one acre of land in XXXX, FL with a 3 bedroom, two bath mobile home as the dwelling. I hired a home appraiser and paid {$530.00} for the 4 point inspection. The lender asked for my credit card number to order the appraisal. My credit card was charged {$550.00} from a company called XXXX XXXX. When I asked the lender why {$550.00} was billed to my credit card when he had told me it was going to cost about {$400.00}, he said he made a mistake and would get a refund to my card. He stated he had accidentally put mine through with several others at the same time accidentally including mine. The title company began emailing me documents to e-sign and we were elated. We had a close date of XX/XX/2019. Everything was set in motion and many involved spent time as well as money believing this sale was taking place. The seller was going to be relocating out of state to Tennessee and began making their plans to move forward. On Thursday XX/XX/XXXX the mortgage specialist I had been dealing with texted me asking me to call him stating it was important. Upon reaching him by phone, he told me underwriting denied my loan. When I asked how and why he replied because of the student loans. I was completely speechless. I wanted an answer how this happened when he gave us the green light and for 6 weeks allowed everyone involved to move forward making plans, placing deposits and investing time. He stated the underwriter denied the loan because she used the 1 % of the total student loan balance which drove my debt to income ratio through the roof. I explained this was why I asked all the questions up front that I did about the student loans and he assured all of us that I was approved and that underwriting would have to use my actual payment ( as documented on my credit report ) instead of 1 % of the total balance. He now explained that the underwriter overrode the actual payment amount I make monthly and chose to go by the 1 % instead. I contacted the agent and the seller and had to explain what happened. I got in touch with the branch manager at Nation 's Lending in Ohio and sent him an email as well explaining everything that had taken place. I have since been in touch with their compliance VP who claims he is still looking into the matter. The branch manager assured me a check was being sent to me in the amount of {$530.00} to reimburse the cost of what I paid the home inspector. I am still waiting on the refund to my credit card for {$550.00} for the appraiser. This has dragged out for weeks, the seller is upset because they lost other potential buyers by taking their house off the market because I was guaranteed approved via the lender. I lost time from work to stay home and make calls back and forth to Nation 's Lending to inquire about another type of loan, all to no avail.

In late XX/XX/2020 my husband and I applied for a VA loan with Nations Lending. Our original mortgage banker by the name of XXXX, was helping us and processed our application and we received the initial approval to move forward. For two weeks we could not get a hold of anyone after that, we were later informed that XXXX was no longer with the bank and we were to receive a call from another banker, XXXX XXXX. We had several calls with Mr. XXXX, who ordered our VA appraisal ( {$450.00} ) that was charged to the card we placed on file with them. We received the appraised value a week later, and decided to move forward, but the closing cost were very high. We were told by XXXX and confirmed by Mr. XXXX that we could choose any closing/title company to try to save money. I called many title companies on my own, and sent them the estimate from Executives title, which had the least expensive quote/bid. We waited several more weeks and turned over all the necessary documentation that Nations Lending requested. We received a call from XXXX XXXX saying he was calling because we opted not to move forward, which was never the case. We were told we would receive a call back with answers to our questions we asked. Never received that call. XXXX called us back a few days later saying we were in the final approval process with underwriting, I then received a call from a young lady by the name of XXXX XXXX, who ask us to get a Termite inspection certificate ( something the state of OK requires with a VA loan ) we paid {$110.00} for the inspection. Our home is only 3 years old, and had a termite guarantee for 5 years, so this inspection would not be necessary if we were not doing this loan. Several days later, we are now at the end of XXXX beginning of XXXX when I get the call saying we are clear to close. I ask for a break down in the cost, because I never received an updated closing disclosure or any numbers despite my multiple attempts in asking. I was then informed by a picture text message of a screen shot of the cost, and the numbers for the title work did not match the estimate that I sent in for the use of the title/closing company of my choosing. I was told that XXXX would be the person to speak with about the number break down, after speaking with XXXX, she informed me that she was not licensed to give me those numbers and that I needed to speak with XXXX, as he is the person who is supposed to give me all that information I was requesting, but he was the one who pawned me off on someone else. Upon speaking to XXXX again I was told that I was being argumentative and that title work would have to be re-done because ( which was not true ), and if I didnt close I would have to pay more to extend the rate lock. I was then told and I would be getting a check for almost 19k and I should basically be grateful. It was clear bulling/scare tacit to force me into a loan that I did not have clear information on. I then demanded to talk to the supervisor XXXX XXXX again. I received a call later that day and he said that my loan would have to go back through underwriting to correct the numbers, and title work did not have to be " re-done '' it was a simple number correction with the closing cost figures. The error in closing cost figures was on Nations Lending 's part and I believe a sneaky way to try to get more money out of me at closing. I was then told by XXXX, there is a 3-day turn around for underwriting so it would be about another week before we could close again, and that I would receive an updated Closing Disclosure. That was 3 weeks ago, and I have not received any documentation nor have a received a call back despite my multiple calls to XXXX. We have paid {$560.00} upfront to have this loan processed and Nations Lending has been nothing but confusing, uncommunicative, and deceptive. Not only have they not been upfront and honest with us the whole time, they changed our lien holder on our homeowners insurance BEFORE closing, ( we still have not closed as of this date ), as a result my homeowners insurance went up and I had to change insurance companies. By XXXX advice I had them listed as the lien holder for the new company, and the bill sent to them and of course because we have not closed it has not been paid, thus I could potentially be not covered. I had to change the lien holder back earlier this week in hopes that I do have a gap in coverage. This type of behavior from a financial institution is a clear violation of UDAAP. XX/XX/XXXX I was put in contact with XXXX XXXX who works for Nations Lending Corporation for a mortgage. I was told that I had to enroll in his mortgage company 's credit repair and monitoring program to qualify. He said as long as I did this I would get my loan. He instructed me to not get any credit cards and to keep paying the monthly fees. For over a year they took the fee every month out of my checking account automatically. The only activity I saw was in XXXX XXXX they put everything in dispute on my credit report. That was the only thing they did. Nothing was repaired at all. Whenever I tried to contact XXXX or his wife XXXX I would have an extremely hard time getting a hold of them. I would leave multiple messages it took days for them to get back to me. When I did get a hold of him he would give me the run around tell me he had to check on something and will call me back. I would n't hear from him again for days to a week. I was given access to their website to check progress they were making nothing would ever change. Which is why I kept calling them for status of my credit and never got any answers other than, not to worry, and reassurance that the loan would be approved as long as I stayed with their company. I received the XXXX pre-approval letter from them XXXX XXXX so I was under the impression things were moving along. I received a XXXX pre-approval letter Apr XXXX and was further reassured. I have all e-mails between XXXX and myself and even the screen shots of their website of my report. They have kicked me off the website. XXXX XXXX XXXX XXXX called me and told me there is a problem with my loan. She said they were n't going to give me the loan after XXXX pre approvals. She told me that XXXX negative strikes showed up on my credit on XXXX XXXX and XXXX on XXXX XXXX. But the last pre approval letter was dated XXXX XXXX, a month after the negative strikes affecting my credit showed up. I reviewed the credit report they sent me and found a strike from the VA for an over payment on a GI bill that was paid in full XX/XX/XXXX. I called the VA they said it should n't have been reported and they do not know why it was. I asked them to remove it but was told there is nothing they could and will be there for 7 yrs. I 'm a XXXX Vet. In regards to this I got in contact with my State Rep XXXX XXXX. His office told me to contact XXXX XXXX who handles all VA issues for Congressman XXXX XXXX. XXXX XXXX conference called XXXX XXXX who handles financial issues for the congressmen. XXXX XXXX said he will contact the VA tofix the issue. XXXX XXXX is contacting the government affairs office at XXXX XXXX XXXX to see if it was possible to get a extension on the Short Sale of the property since the closing date was XXXX XXXX. The other XXXX strikes on my credit report were from XXXX XXXX and XXXX. I handled them right away. Now my credit has been checked too many times and shows up as a negative. I called NLC 's Corprate office with this new info spoke to XXXX XXXX. He told me that I had to fix the strikes on my report to get the loan and did everything they told me to do. I was denied the loan. XXXX XXXX told me to contact XXXX XXXX. who started the whole loan process over again. They were aware of my contract date my time was running out. They waited until XX/XX/XXXX to finish the paperwork and denied me for the loan again. I was told this by XXXX XXXX who is higher up in the company. He told me that this should n't have happened and their agents handled it all wrong, it should have been fixed in XX/XX/XXXX, but I was n't notified. XXXX XXXX damaged my credit and lowered my score. I 'm trying to get an extension from XXXX. No one is approving me for a mortgage. I 'm going to be homeless with my XXXX sons one 's an XXXX, their mom, and a XXXX XXXX. I 'm writing to address an assortment of questionable issues I am presently experiencing with Nations Lending Corporation ( NL ). Our original closing date was set for XX/XX/XXXX, but was later moved forward to XX/XX/XXXX because they approved me sooner. On XX/XX/XXXX it was brought to my attention that they required additional pay stubs to verify my income, as my reflected hours posed a potential problem. Although I could have submitted my time card XX/XX/XXXX confirming 40hr, they required a pay stub. Because I am paid biweekly, I had to wait until XX/XX/XXXX to submit. I was finally informed on the afternoon of XX/XX/XXXX that I was approved ( again ) & closing would take place on XX/XX/XXXX. At XXXX that same day, I received an email from the processor requesting that I submit my XX/XX/XXXX/XX/XX/XXXX tax returns ( I had offered to send these in a month prior thinking they might be required but informed otherwise ), as there was " an oversight on { the } original review and needs to be addressed per audit. '' I emailed both returns later that night. Hoping for a quick response given that we were still planning to close on Fri ( the branch manager insisted that the audit department usually only takes a few hours to turn the file in and that there was no reason to believe closing would not occur as scheduled ), it was not until XXXX on XX/XX/XXXX that I was finally made aware that closing was not going to occur as the file was still not cleared with underwriting. I found this out while I was on the phone with my attorney who had been trying to get answers from NL all week regarding the closing. She had contacted me to see if I had heard anything & during that call the processor finally responded to the attorney 's email. Later that afternoon, my broker informed me I was approved & they were " shooting '' for a Monday closing. When I asked if we could close first thing Mon morning, he explained they do not like to schedule closings in the morning since the Federal Reserve does not release the funds until later in the day and therefore the agents do not get their commission. I was also informed by my broker during this line of communication that he had found a home insurance policy that was half the premium of my XXXX plan. He emailed the plan and told me to sign, so that they could get it back to underwriting. I could n't understand his intentions, but researched the plan anyway, which turns out to be significantly less coverage and only {$40.00} a month difference. I started questioning him as to what he was trying to achieve and ultimately learned that the XXXX premium back ratio could n't exceed XXXX % of my gross income, and the higher premium was pushing over the XXXX %. My XXXX policy was submitted to NL on XX/XX/XXXX. It is clear this is yet another oversight made on their end that should have been brought to my attention sooner and not on the day a closing was scheduled to occur. I later learned that the approval I had received from the broker was based on the insurance plan they had selected and tried to have me agree to without first explaining the matter. On a side note, the company they selected receives a XXXX rating out of XXXX. Although I will be contacting my XXXX agent to see about adjusting the premium, I am growing more and more frustrated with NL and really questioning their suspicious, misleading practices. My family and I have been significantly burdened financially and emotionally as a result of NL 's repeated failure to effectively communicate and inability to ensure their work is carried out properly. I am hoping to close by this coming Wednesday given our rate extension expires on XX/XX/XXXX, but I have very little confidence that what needs to be accomplished on their end will be completed by then.

I went through your company in XX/XX/2020 for a mortgage Refi. It is the worst experience I've had dealing with a mortgage. Here are the facts : XXXX XXXX XXXX was person I dealt with. I told him exactly what I waslooking for. By phone and by email. the Call was recorded so I was told, and I have all copies of emails. He is a predatory lender he reached out to me. I said I was not sure of the timing as I am working on getting my credit score above 680 to 700 for better options. I was completely transparent towhat I was wanting and needing XXXX and XXXX cash out and that I didn't want to get aline of credit, I wanted1 payment. XXXX assured me that if everything was what I said that he could help and get my home refi for me. I am a single XXXX woman taking care of and Adult child with XXXX I told him everything. I disclosed everythingsent all documentation that was needed. I didn't hear back from him so I sent a couple emails asking about how it was going. He apologized said he'd been sick and that he would check and make sure all was good. I even sent a offerletter from another company offering me low interest and cash out. He explained that your company would be better cause lower fees etc. So I trusted his word. My first mistake. I didn't hear anything for about a week, so I emailed and XXXX said it was in underwriting. I then receive doc 's to sign etc. I am looking at bottom Line XXXX that what we talked about.Title company comes out to have me sign. Its rushed due to To Covid-19 and I see pay off old mortgage the 2 bills XXXX and loan amount XXXX My second mistake is I signed without turning the page over and seeing that the XXXX cash out had been used for all the fee 's. Never once did I get an email or call explaining this to me. I would never had agreed. I need the money to replace my flooring. I could have went with other lender and gotten XXXX which is better than XXXX I ended up with. I Called XXXX immediately ( twice ) because he didn't answer, so I emailed after receivingthis check XXXX and he finally emailed me back saying he didn'tknow what was happening at that he was in a meeting, I waited and he didn't call or email me back like he said he would, until I kept reaching out. How dare XXXX and the underwriter make the decision to go forward without a call or email. All because I didn'tqualify for more!!! I qualifiedfor what I asked for. But It paid XXXX commission and your companies loan fees. None of this was discussed with me. If it had I would not have done it and went with the other company. and you can see it wasn't discussed cause XXXX admitted hedid n't know what was going on. Please read his attached email. This is very bad business! Your company has Financiallycrippled me! I can'tgo refi my house with someone else now it would cost me to much and I have to wait 6 months so they get my money on interest as well. I feel financially violated as a single woman takingcare of a XXXX adult child. Yes i take responsibility for trusting that XXXX and the underwriterwere working with me. This is what I want to see happen. I would like my loan for what was originally ask for which is XXXX and my cash out, with out paying the fees thatwere not disclosed to me by XXXXor the underwriter.. Nations Lending contacted us to offer a better finance rate when we were about to sign with another company. We were offered a lower rate beating the offers from other lenders so we decided to stay with Nations Lending and begin refinancing. Nations Lending providing our accurate names on most E-Documents requiring an E-signature through the process. A few pages listed my wife 's name as XXXX XXXX and others as XXXX XXXX. We requested that all documents with our names show XXXX XXXX XXXX XXXX and XXXX XXXX. We dealt with this issue during our last refinance with XXXX lending in XXXX. We requested the correction and they informed us " not to worry about it ''. When we came to sign the documents at the table that the notary rcvd my wife 's name was still incorrect. We were informed by the notary at that time to " not worry about it '' she could sign XXXX XXXX and then initial and sign her name as it showed on the ID even though my wife has never been known as XXXX XXXX. For our XXXX appointment in XXXX for refinancing the notary and documents arrived and my wife 's name was still incorrect on all documents and did not match her ID. Notary advised she could not have my wife and I sign the incorrect documents that day and we would need to reschedule. We rescheduled for XX/XX/XXXX then XX/XX/XXXX for XXXX. We nor the notary received any updates from the Title Company nor Nations Lending. On XX/XX/XXXX we received an update from Nations Lending that we could not be refinanced because our payment showed as late. We advised that we were informed to hold the payment for the month of XXXX until the signing table. We also advised then after the paperwork was sent and printed incorrectly to the Title Company then given to the contracted notary failing any type of quality checks that should have been completed by Nations Lending prior to sending out documents to be signed. We checked the names as shown in our online documents and Nations Lending still send incorrect paperwork to the signing table. My wife has never been known as XXXX XXXX her entire life. Why this can't be documented correctly is not satisfactory and at it's base is XXXX and worst ignorance. Our documents should read XXXX XXXX XXXX XXXX and XXXX XXXX XXXX as it states on our license which was verified by Nations Lending during processing and on our Marriage Certificate. This mistake has cost us the ability to acquire the lowest interest accessible to us. Nations Lending offered to try to have XXXX correct the late payment but which asked for an update I was advised that there's nothing that XXXX XXXX ( Sales Production Manager ) could do nor XXXX XXXX can do. My second complaint is why tell consumers to keep holding on to a payment when it's not the best financial advice. I asked twice and confirmed with XXXX and XXXX " Am I still holding my payment '' and was advised " yes ''. Please acquire the call logs from all conversations if you can. I don't like to see consumers left holding the back due to simple paperwork mistakes by XXXX that consumers have attempted to rectify ( twice now ). Even if a lender keeps pushing you to hold a payment, I wouldn't do it ever again. Only to have to try and pay a mortgage by a particular months deadline and prior to a weekend when funds must be moved again before a new month begins. We were then told the same for the XXXX Payment - to " hold the payment until the day we sign and provide a check ''

In XXXX of XXXX I refinanced my house with Nations Lending ( who my previous mortgage was with ) to take advantage of equity in the house and pay off some debt. The loan officer XXXX XXXX worked up an initial loan estimate using a valuation of {$370000.00} which I indicated to him was too high. XXXX assured me that even if it came in lower they could still make it all work. The appraisal came in {$350000.00} which is where I told XXXX it would likely be. Then he came back and said they would not be able to pay off as much debt and the interest rate and payment would be slightly higher. When I pushed back and tried to ask about including more debt he said his hands were tied due to the loan to value. But in an email ( attached if I can ) on XX/XX/XXXX XXXX said " That being said what we can do is in 6 months, we can do a rate and term refinance. At that time, we will waive costs and just lower the rate for you. In 6 months, your credit will be much better from paying off the debts. This will allow for much better pricing, and we also anticipate rates to be lower then. This will all result in the payment dropping about {$300.00} a month at that time. For now, we can take advantage of the equity we do have before it lessons. Then in 6 months improve the rate. Unfortunately, this is the best we can do with the appraised value and style of home we have. '' In XX/XX/XXXX after making the 6 months of payments I emailed XXXX on XX/XX/XXXX to ask about the rate and term refinance he mentioned in his XXXX email. Later in the day on XX/XX/XXXX I emailed XXXX again as I was getting credit alerts that my credit was being pulled by a mortgage lender. At NO TIME did I authorize or know there would be a credit pull. XXXX did call me later and sent me a loan estimate with a valuation of {$380000.00} to do a conventional refinance with fees and appraisal costs. When I pushed back on what he said about a rate and term refinance he stopped responding. Several days later he sent me a text saying the best they could do would be an FHA refinance again with fees and an appraisal that would maybe save me {$170.00} a month. At no time during our exchanges after XXXX did XXXX acknowledge or address the email that he sent in XXXX. I filed a XXXX XXXX XXXX complaint and had XXXX XXXX reach out to me to discuss and she had a senior lender contact me by the name of XXXX XXXX. XXXX told me that I was part of a 5 year rate lock guarantee but there was nothing they could offer that would be better than what I currently have. XXXX again would not acknowledge or address the promises made in the email from XXXX from XXXX of XXXX.

My spouse and I applied for a home loan through nations lending with XXXX XXXX ( XXXX : XXXX ) in XX/XX/XXXX. We were preapproved for the loan with an interest rate of 5.25 %, a down payment of {$18000.00}, and a monthly mortgage payment of {$2500.00}. We were very happy with this and decided to move forward with XXXX XXXX XXXX XXXX. Our closing date was scheduled for XX/XX/XXXX. This was perfect because my wife was XXXXXXXX XXXX XXXX at the time and gave us plenty of time to get ready for the arrival of our XXXX. However, XXXX said he was waiting for the FHA 's underwriter to approve us and there was delay in closing. This went on for 7 months. We entered into an agreement with the sellers and took early possession while we waited. We lost {$2000.00} a month in rent because of the " delay ''. Everyday we begged for an update only to be told " He had a meeting with the underwriter '' or we were met with silence. My wife once asked if XXXX he had any other collogues to help him get this closed and was told " She was nothing but a number to all of them '' and " No one cared if she was human ''. In XXXX, we could not get a hold of XXXX for 2 weeks. When my wife logged into the portal it said the account was Inactive. With no response from XXXX we reached out to Nations Lending Customer Service and was told to " Keep trying XXXX. They do not have any other brokers to help ''. When XXXX finally resurfaced we were told the company is no longer using the portal and that our Loan lock had expired and we lost our interest rate. We were very disappointed but had no other choice. We once again entered back into the never ending circle of being avoided. Finally, in XXXX we sent an email asking for an update and received an automated message saying XXXX had been let go and someone would reach out soon. Once we were assigned a new broker we found out our application had never even been submitted and the portal was never discontinued. Our new loan officer stated we should have been closed in XXXX had the application been submitted properly. We were able to finally close on XX/XX/XXXX. However we are extremely upset because we now have an interest rate is 6.25 %, our down payment {$21000.00} and our monthly mortgage is over {$2700.00}. Everything we were told for 7 months was a lie. On top of the difference in the down payment and monthly payments we lost {$11000.00} that we paid to sellers to keep from losing our dream home. The amount of stress that this has caused not only me, but my XXXX wife is unacceptable.

I am the seller of a property in the State of Connecticut. I had a real estate agent represent me - seller and received an offer from a Buyer agent ( real estate agent representing the buyer ). Included with the offer was a pre-approval letter for the buyer a single person by the lending institution NATIONS LENDING who is present in the state of CT having a branch at XXXX XXXX XXXX XXXX XXXX XXXX CT XXXX O # XXXX the representative of the lending institution is XXXX XXXX. We received the offer with the pre-approval letter for the borrower : Ms. XXXX XXXX on XX/XX/XXXX. Then on XX/XX/XXXX my Real Estate agent received an email that originated with XXXX from Nations Lending explaining there is a 'hiccup ' that XXXX XXXX is not the only person that will be on the loan and deed documents but they need to add her mother as well XXXX XXXX . There was no explanation as to why she needed to be added nor the fact they gave a pre-approval only to XXXX XXXX. Further, the mother XXXX XXXX had an 'adverse action ' on her credit that needed to be cleared and the buyers as well as the lending institution NATIONS LENDERS requested a 30 day extension. XXXX who confirmed in an email stated - if Nations Lending can not close the seller will receive {$7500.00} that is the policy of the company. He further told us this fact is on there website. Based on this enticement I the seller approved the 30 day extension to be XX/XX/XXXX with a closing date of XX/XX/XXXX. We were assured from XXXX XXXX that the deal would go through and they are working to get things done. However, on XX/XX/XXXX we received notice from the buyers that they would not be able to obtain the loan and they would like there deposit monies returned. Further we received the denial letter from Nations Lending. However, when you review the denial letter please note they denied XXXX XXXX on XX/XX/XXXX, however we received an offer with a pre-approval for XXXX XXXX from Nations Lending on XX/XX/XXXX. How can you deny someone in XXXX and then approve in XXXX then ask the seller for a 30 day extension for adding the mother to the loan of which the mother had a credit issue that needed to be cleared and then entice the seller ( me ) of a guarantee of {$7500.00} if the deal does not close. My Real Estate agent and myself have tried to collect the {$7500.00} and no one not XXXX XXXX or his supervisor XXXX XXXX will speak with us.

I was seller of home and XXXX XXXX # XXXX who was employed by Nations Lending at the time XXXX XX/XX/19 XXXX was lender for buyer. Pre-approval letter was basically blank as to details and offer had red flags all over it. Being a FSBO and I am also a SVP of mortgage lending I emailed XXXX about concerns and he replied that buyers were more than qualified. Two to three weeks into deal I had not heard from appraiser so contact XXXX again. This time stated was trying to get approval from underwriting after telling me originally he had all docs and good loan. Normally, good deals do not require appraisal order being held up for 2-3 weeks which was 2nd sign deal was bad. Was assured several times after by Realtor or XXXX everything good. Several days prior to closing date I reached out as no closing set nor settlement numbers. Told then an issue as buyer 's took out new loan but all good still. Granted 2 week extension. Exact same thing happened on 2nd missed closing date. Unbeknownst to XXXX buyer knew my wife and applied to me for loan after 1st missed closing date. Told me XXXX kept telling them conflicting statements and had changed terms to junk loan terms. Credit score XXXX, previous bankruptcy/foreclosure, debt ratios 47.2 %, 141 % housing payment shock and little to no assets, opened new unsecured loan prior to signing contract in amount of {$9100.00} for down payment. This is loan XXXX claimed opened just prior to close and reason for delay but " everything good '' and just had to run back thru underwriting. Told me on call discussing issues that he was " grooming them '' meaning he knew loan was never closing but somehow dreamed he could make loan good in 60 days. Told him been in business 30+ years and if grooming one waits till borrowers are good prior to saying they are XXXX when 100 % certain loan was never going to close. Buyers attorney and previous Broker/Owner of last <2 month employer said XXXX overpromises and underdelivers and had missed 6 closings in last 30+ days. One closing had 6 home domino effect dependent on his one closing so all deals fell apart. He should not be licensed at all and I can supply 2-3 real estate attorney 's, previous broker and title companies to attest to that. Still considering suing XXXX and his employer for outright fraud. Loss compared to eventual sale over {$37000.00}.

We bought our home in 2016 and financed with Nations Lending. On average we get about 2-3 letters a week from our mortgage company threatening us with foreclosure. Our mortgage payments are automatically deducted from my husband 's account. He is paid bi-weekly and may or may not have the entire payment in his account on the XXXX of the month, but always has it shortly there after. Basically, the mortgage payment is always made within 10 days of it being due. However, the letters keep coming. The mortgage company also sends someone to our home once a month to " survey our property ''. They always leave notes on the door that they have been there. We are never home because they come during the day while we are at work. This will be the 3rd home that I have purchased and I have never been treated this way by a mortgage company. The constant letters have caused problems between my husband and I. Whey they first began, I assumed he wasn't making our house payments. That created trust issues between us. Once I called the mortgage company and questioned them about this practice, I realized what they were doing. They were completely unapologetic and refused to refrain from sending the threatening letters to our home. Some times they even send them certified mail. I would go as far to say that what they are doing is harassment. To come onto my property and invade my privacy on a monthly basis should be illegal. What if I was in my backyard sun bathing in the XXXX by our pool? They should not be allowed to come onto our property without permission. And they should NOT be permitted to continue harassing us with threatening letters. I could understand if were several months behind on our mortgage, but we are never behind more than 10-15 days. I have tried to work this out with the mortgage company, but they refuse. They even tried to insinuate that we needed assistance paying our mortgage payments and suggested we apply for help. I no longer trust them and I don't believe anything that they tell me. The complaints against this company online are numerous. Apparently they do this to a lot of people. It should not be allowed.

Around XX/XX/2019 I contacted XXXX XXXX about a refinance of our home. They put me in touch with Nations Lending. We had just been through a huge ordeal with another mortgage company. So I called Nations Lending and ended up with XXXX XXXX. I made it clear that we a foreclosure that was a few months away from the seven year period. We discussed loan options and we got a quote over the phone. We were assured that foreclosure was not a problem because it was so close to being over with. We were given an option of a 15 or 20 year refinance. We decided on the 20 year loan at 3.87 % for a payment of XXXX a month. The paperwork we were sent was not even close to what we were quoted on the phone. When I told them I wouldn't sign the initial documents XXXX XXXX said it didn't matter " Only the final documents mattered. " Then things went downhill fast. We went from being told the underwriters said everything is going great. We should be closing very soon maybe a week or two. To XXXX getting a really bad attitude. So I contacted the person that was his supervisor XXXX XXXX. I informed her what was going on. XXXX said she would find a loan that would work for us. When she called back she said the " Only loan " she could offer us was a thirty year loan. This new 30 year loan was going to be way more than the 15 year loan choice they gave us at the beginning of this nightmare. XXXX said no reputable company could even make the loan we were quoted by the first company ... But the strange thing is the loan we were told about on the first call with Nations Lending was only about {$10.00} a month more than the first company. I sent her an email saying this whole loan situation sounds to me like a " Bate and switch deal. And no thank you. Now they send me a letter of credit denial, termination, or XXXX. With the box under Credit portion, garnishment, attachment, foreclosure, repossession or collection action or judgment, box checked. We told Nations lending NO and now they are sending us this letter that they are refusing us. This is a case of them trying to stick us because we wouldn't give into unethical business practices.

I have a section XXXX voucher and applied for a mortgage loan with nations lending. They had me go through full underwriting before they would attempt a preapproval, even though my credit was good. They ( XXXX XXXX ) finally ( after 4 weeks ) pre-approved me for a USDA guaranteed loan for {$130000.00}. I ran the numbers myself according to the XXXX technical handbook ( I used to work XXXX ) and got close to {$200000.00} for a proper loan amount. I questioned them on this, even sending them the links to the USDA handbook, and they ( XXXX XXXX, XXXX 's manager ) DROPPED my pre-approval to {$110000.00}! I think they are doing this because I am a low-income, XXXX borrower using government assistance, and that I have a large family of XXXX. XXXX mentioned that the amount lowered " after running it through automated underwriting '' but the XXXX handbook says specifically, in our situation ( where the XXXX voucher is paid directly to the lender and does not pass through the hands of the borrower ), that underwriting must be done by hand, so I KNOW he 's lying because I already sent them the instructions they were supposed to follow. I do have emails that outline all of this that I can forward to any investigator. I do n't believe it was appropriate to make me go through the full processing and underwriting before they " pre-approved '' me ( I 'm sure they do n't do that for OTHER borrowers ), I know they are n't processing my loan correctly, and I know they are n't following very clearly spelled-out rules the XXXX has for this loan. I do believe they are either trying to get me to NOT buy a home at all ( it would be exceedingly difficult in this area to buy a home large enough for XXXX people on {$110000.00} loan ) or trying to mitigate their own lending risk ( which would be illegal to give me different rules governing my loan application that they do not apply to others. ) If anything, with the good credit I have, limited obligations, and a very stable income ( XXXX ), plus the Section XXXX voucher to help me pay the mortgage, I should be a BETTER candidate for a good mortgage!

I am the owner of a home and have been in a Lease / Purchase agreement with the renters for two years. By the end of the two year contract, they were to obtain financing and purchase the home or move out if they could n't. They found an online mortgage company, Nations Lending Corporation XXXX # XXXX, XXXX XXXX XXXX XXXX, XXXX XXXX, XXXX, XXXX XXXX, that they obtained financing with. Nations Lending requested that I give the renters an extension to our contract so that they would have time to complete all the necessary requirments for a VA loan. I agreed to this and had an addemdum drawn up and gave them a 3 month extension. At the end of the 3 months, the mortgage company still not have everything completed and asked for another 2 days. The Title Company, XXXX XXXX XXXX XXXX, XXXX, XXXX, sent a " Closer '' to the Buyer 's house to notarize the closing documents. She showed up 3 hours later than the agreed time of closing ... which was after the bank and courthouse had already closed. During closing, I find out that the Buyers have a loan for {$16000.00} over the sales price. I am asked to sign a XXXX showing that I am to receive proceeds from the sale. I was asked by Nations Lending to not mention to the Closing Agent that I was n't really getting the proceeds from this sale and once the documents were signed, to write a check back to the Buyers for the amount I was receiving. It was wrong of them to ask this of me and a very underhanded thing to do. ( I will have to pay taxes on these proceeds that I knew nothing about!! ) It was our agreement that I sale them the house for the payoff amount. I made nothing off of this sale. It has been four days since we closed and my mortgage still has not been paid off and the deed still has not been recorded. It is the law in the state of XXXX to record on the day of closing for a sale of property. Nothing this bank has done has been legal.

I am a XXXX veteran that has been able to take advantage of the XXXX program offered to veteran home owners to refinance their homes at no cost, no documents, no credit or income verification. I just have to be a veteran and have no late pays on my mortgage history. I did not have any until I went with Nations Lending for this program and what should have taken 30 to 45 days, took almost 6 months for them to complete. I was advised in an email that I did not have to make the XX/XX/2020 payment or the XX/XX/2020 payment. I was then notified near the end of XXXX to make my XXXX payment because the underwriter was sick and they had no one else to sign. This delayed the process and I was not able to make my XXXX payment until XX/XX/2020. My wife contacted XXXX Mortgage immediately to make arrangements to see if we could stop it from being reported late and was advised by XXXX that they understood that we were refinancing and they would be paid in full and never said anything about it being reported late. They finally funded the loan over a month later and now I have a late pay on my mortgage because of the lack of customer service to a XXXX veteran during a global pandemic. I have made several requests to both companies to assist and they have refused to provide any customer service to me in this situation. This has caused 2 lines of credit I had to be closed as well as a credit limit being lowered by over 75 % of what the limit was on a credit card I have in good standing. This happened due to the lack of training on the part of both companies and the meaning of CUSTOMER SERVICE. I feel that both companies should be removed from this veteran program and any VA lending until they can prove they have the proper training to assist Veterans.

We were supposed to close on XXXX XXXX XXXX and the mortgage banker had assured me every step of the way that we would close on time. Regardless of what the reasons and excuses were, we had completed everything on our side in a timely and orderly fashion. It was however, the mortgage banker 's responsibility to make sure everything on his end would go through, as well as plan for contingencies as this is part of his job responsibility. In addition to the failure to close on time, I was also assured several times by the mortgage banker 's supervisor that we would close on XXXX XXXX which then changed to XXXX XXXX. Subsequently we were not able to get possession of the house due to the title company that Nations Lending chose, which could not get everything completed on time. And to add more insult to injury, closing was scheduled at XXXX and the mortgage banker did not inform me that the title company on our side was rescheduling at XXXX, which then delayed taking possession of the home to the XXXX and made us look like fools at the closing table when the seller 's side had showed up with their title company. This has caused a moderate amount of hardship due to having to reschedule moving plans which increased the moving costs, days off for my wife that can not be taken back which were wasted, and general financial problems and stress as a result of this. Nations Lending supposedly prides itself on excellent customer service, and I feel that I have not received excellent customer service. All I got were irrelevant excuses. At best, the customer service was below subpar. In addition to the above, the mortgage banker that was working with me supplied me a different customer 's personal information which is a breach of privacy.

XXXX XXXX from Nations Lending from XXXX XXXX Texas started helping me with my home loan on XXXX. Thru out the application she received check stubs, income taxes, my 401 and 402 retirement information plus a copy of my life and death insurances from work. On XX/XX/2023 appraisal was requested and paid {$770.00}, gas meter was in place and paid {$100.00}, a personal home inspection was processed and paid {$250.00} and due to appliances not in place when first appraisal was performed a 2nd appraisal was processed and paid {$250.00}. The builder offered a 3 %, and a {$900.00} incentive and my work offered and gave me a {$8000.00} incentive for first time home buyer. My rental home lease was over XXXX but agreed on paying two more month and now I have to move out by XXXX XXXX. On XXXX XXXX XXXX had for me a conditional loan approval for me to close on XXXX. A day before closing she advised me that my loan was denied. XXXX kept telling me that i was approved thru out the whole process but then found out that I was nott approved day before closing, and if that was the case I would not have so much. I have lost incentives that were offered to me by the builder and my work, plus home inspection fees and my rental home. My dream of obtaining a home was crushed and she has caused me to be under emotional distress. I feel violated, misled, angry and emotionally tired. Builder was advised that some of the walls were deformed, and garage walls patched and visible and I told them that needed to get fixed, then the builder said that nothing else could be done and that is the best they could do. I feel that due to complaint and wanting fixtures on the home they all got together for me to not get approved a DAY BEFORE closing.

I have reported Nations Lending Corp of OH for discriminating against my husbands XXXX. The case number is XXXX. They have been ignoring our multiple requests for a reasonable accommodations by sending conversations by text or email, including their investigation. On XX/XX/XXXX we received two letters, post marked on XX/XX/XXXX, detailing that we were denied credit on the same day we reported them to this office ( XX/XX/XXXX ). They are dated to be sent on XX/XX/XXXX, yet are time stamped XXXX on XX/XX/XXXX by XXXX XXXX . They are backdating these denial letters to cover for their discrimination of my husbands XXXX. On his letter they do not even have his credit score on all three reports, even though he has a score on XXXX. My letter has the wrong name, XXXX XXXX, it has XXXX XXXX XXXX and my maiden name of XXXX is used on my social security number and all of my financial records ( taxes, credit card and employment ). How was a credit report done using my social security number and the wrong name? I have checked my credit multiple times and have never seen them at the numbers presented either. We had been approved prior to this and was told during our call with the customer complaint investigator that she saw no reason for our loan to be denied. I must conclude that they are violating my husbands rights and denying our loan due to his XXXX. He has rights under the Americans with XXXX XXXX to have his XXXX respected and not ignored to scam us. Trying to cover this up they have falsified credit documents. Hello, I received a call from a man that stated that he worked for nations lending stated that he received my inquiry online for looking into the FHA loan I advised that I spoke with another company and was advised that I would need to save about {$7000.00} before moving forward the gentleman asked me if he explained to me what I needed to do and I advised yes he asked if we talked about my credit score I advised yes that my credit was around 620 he said oh okay so the credit is not the problem thats when he told me that they will be getting a program called the down payment assistance program and that he would just take my information for now and add it to the speared sheet that he has with everyone else information he stated that this program is for people that has the credit but just need help with the down payment I said okay, the gentleman NEVER stated that he would be running my credit we never talked about him running my credit, the next day I received an email telling me that this company had ran my credit, I tried to contact the man several times and never once called me back, I then reached out to the better business bureau where they sent me an email stating that they will have the company contact me on XX/XX/12 I received a call from a man named XXXX he stated he reps the company there would an investigation and would get back to me that it would take 48 hrs I then received another notification from credit karma telling me that my credit score dropped this man took my information and used it without my permission or knowledge.

To whom it may concern, Four or five years ago, I refinanced my home mortgage with XXXX XXXX XXXX XXXX located in XXXX. They sent out the appraisal company of their choice. That appraisal was at {$250000.00}. That refinance was approved. Last month, I was contacted by an agent from Nations Lending Corporation out of XXXX XXXX. I had worked with them in the past. They were offering another refinance at a lower interest rate to combine my current mortgage and home equity line of credit. After completing all of the requirements, they sent out the appraisal company of their choice. The day of the appraisal came and I met with the female agent. She was very negative, asked me many questions, some of which seemed very irrelevant. I had to pay {$500.00}. for that appraisal. I was asked to submit a list of all or any home improvements that I have done to the home. With in the past two months, I replaced my roof for {$20000.00} It is metal with a lifetime guarantee. The appraisal came back at {$190000.00}. I was told that due to " lower value appraisal '', they could not provide me with services for the refinance. I am now out of {$500.00}. I was told that the real estate " market can fluctuate ''. How can my home 's value go from {$250000.00} down to {$190000.00} in less than five years? XX/XX/XXXX we began the FHA home buying process with this company, XXXX was the loan officer. XXXX requested us to complete the application and submitted our requested W2 's. We received out pre-approval letter and contacted a realtor and located a house that XXXX approved was acceptable for our loan and we submitted a contract on the home,. Our debt/income ratio was approved and We began to pay off the requested debt. Any documentation was submitted quickly. We were given a closing date of XX/XX/XXXX. We were told that we we were " all good '' and informed that everything was in underwriting but It began to appear that someone in Nations Lending, perhaps XXXX, dropped the ball as we were then asked to submit paystubs, place a deposit of several more thousand dollars in our account, ( which we did ) and told that things were being help up because of an error in the appraisal. We contacted the branch manager whose reasonings contradicted XXXX. We contacted the Corporate office to try and get clarity on why we were getting the run around and within 5 minutes got a call from the branch manager that the loan was now denied due to debt/income ratio which we had already been told was approved. The appraisal would have never been ordered had they had done their due diligence. we were misled, lied to, and then because we went above their heads, the local office declined the loan. On XX/XX/2019 I started a refinance with Nations Lending Corporation. The loan officer is XXXX XXXX. I submitted all documents required. She said I am good to go. After that she said I need an appraisal done on my home for the refinance. She told me it would be XXXX i said ok. An appraisal was done and they actually took XXXX out of my bank account. I applied to refinance my home in GA with XXXX mortgage loans. I was sent a good faith estimate from XXXX XXXX and other documents for the refinance and told that our closing costs would only be {$1000.00} due to a credit they were giving us. I actually re-affirmed this with the loan officer via email and he confirmed we 'd only have to pay {$1000.00} out of pocket. Our documents were submitted for underwriting and we were told everything went through fine by the loan processor XXXX XXXX. Then all of a sudden some other person named XXXX XXXX started contacting us from their retention department. They said we could no longer receive the credit and would need to have a total of {$2800.00} in closing cost. All of this was done over the phone. No reason was given for this increase. Applied for cash out- refinance loan on XX/XX/21. I wanted to take out approximately {$40000.00} in equity and refinance my current note to a 15 year term. Prior to formal application, I spoke with the loan originator for XXXX XXXX on XX/XX/21, to explain the particulars of the loan request. I have an underage minor listed on my deed. On XX/XX/XXXX I was preapproved on an FHA loan thru Nations Lending with XXXX XXXX with that info I found a property in XXXX and seller accepted the offer on XX/XX/XXXX. Along the loan process Nations Lending was very very difficult to ever contact for required info/missing info or any guidance. The seller an I agreed to close on this property XX/XX/XXXX which gave each party involved more than enough time to close and have everything ready. Along the process of closing the mortgage everyone at Nations Lending became almost impossible to get in contact with. Even after multiple calls emails and text messages from the listing agent, my lawyer and more they were non responsive for majority of the loan process. Along this process they also ran my credit as a hard inquiry 3 times, twice which they did not even ask permission for. The seller finally on XX/XX/XXXX sent a Time of the Essence letter to my lawyer and to Nations Lending. Although this letter was ignored and since then lead me to lose the property. I applied for a refinance loan to 1 ) reduce my interest rate and 2 ) to get some cash for home improvement. My wife and I were approved for a loan and scheduled to close on Monday XX/XX/2020. We signed closing disclosures docs on Thursday, XX/XX/2020. On Friday, the closing attorney contacted me and said they hadn't received the closing package from the bank and couldn't schedule the close until they did. We tentatively set XXXX XXXX until the package was received as the time to close on Monday. When Monday came, the attorney called as well as the homeowners policy agent regarding the closing. I had told everyone including the seller 's attorney and seller 's agent the loan would close Monday. My loan officer sent an email on Thursday confirming this. On Monday, I called the bank. They said they were still working on it. My wife and I were hopeful it was just because the bank was busy. On Tuesday, the same issue occurred with higher frustration from everyone. When I finally got someone from the bank on the phone, they said my wife 's income was no longer valid as part of the application because she took maternity leave from her part time job. In XX/XX/XXXX I applied for an FHA rate/term refinance with Nations Lending. I was presented with a final loan estimate and they were charging {$14000.00} in fees! My new loan amount was higher than my original loan amount. I purchased the home in XXXX. I refused to sign the docs, the loan officer tried to explain how the fees were normal and I felt very taken advantage of. I just wanted to lower my payment a little so it was more manageable and I had even explained to the LO XXXX XXXX my intent was to sell the home within a couple of years. I'm not sure how this loan could have even come close to passing net tangible benefit because how could losing {$14000.00} be a benefit? I wouldn't recoup that loss for years. In late XXXX I contacted my own servicer, XXXX XXXX XXXX. They were able to do an FHA streamline rate/term refinance, it cost me {$53.00} to close and only raised by loan amount to {$220000.00} as opposed to {$230000.00}. They saved me the same, if not a little more, money per month and I am very satisfied. I think Nations Lending is corrupt and take advantage of people.

The company Nations Lending practices predatory lending. When transacting with their senior loan officer XXXX XXXX NMLS # XXXX, she intentionally gloss over important information. For example, she gave false information about the impact on my credit file. She claims that since I am shopping for mortgage within 30 days multiple credit inquiries will not impact my credit scoring at all. When in fact it does just to a lesser degree. I repeatedly asked her if they have jumbo loan rates with no points that is lower than a specific number I am already working with. She was very vague and evasive without committing. Most other lenders have no problem with disclosing. In the end, she gave me a rate that I need to pay over $ 30K of points for. She didnt even discuss it in specific details directly when I asked for it and tried to bury this key information in the initial disclosure paperwork. After reviewing other complaints filed with the XXXX I felt this is a company wide issue and want to bring this to your attention so others are aware and warned.

Yes I call XXXX XXXX at National lending corporation at XXXX out of XXXX Ohio, to do a home equity loan!! He Made a soft inquiry on my credit and said it wouldnt hit my credit. So after he called back and told me that the interest was to high for that type of loan he tried to get me to do a refinance and I told him I wasnt looking to do that becuase I had a great rate now. But I guess he took it into his own hands and still went own and mad a hard inquiries on my credit to go for a refinance, thinking I would go for it if I seen these papers. I made it clear I didnt want No refinance so why would I run a hard inquiry on my credit to lower it. So what I want is this off my credit is all I want. Thanks so much for yall time File # XXXX

in 2020 I applied mortgage with Nation Lending company in XXXX Texas, Agent name : XXXX XXXX. I requested them to disclose my credit report or any other confidential information they obtained through my application. He refused. I asked for any type of pre-approval and he said my approvals are offer specific and asked me to have my agent call him. I felt he was not helpful and I was discriminated. Now that I am reading for my XXXX XXXX license I learned that mortgage brokers are responsible to disclose your confidential information to you as well as if they ran my credit. I would like them to provide me this information as soon as possible and I know them liable for this act. Best,

I am in the process of trying to apply for a mortgage loan. I found the lender XXXX XXXX and began trying to work with her back XXXX of 2023. From the beginning she made it clear she did not want me to search around for other lenders. I never agreed to comply because it is my right as a consumer to shop lenders. After poor communication and poor customer service, and also after lack of organization, this lender called my realtor and told her she does not trust me and that my realtor should not trust me either. Implying I did something wrong because I have shopped around for rates and terms and programs. This is completely unprofessional and unethical.

First off I did not receive disclosure XXXX days prior to closing neither did seller. Then at closing my disclosure numbers were different from sellers. I thought the figures should be the same. We did not see this until a few days after closing in meeting with sellers. They deducted {$4800.00} from sellers check that was a deposit already taken of top of loan. Also sellers copy of disclosure date issued XXXX and it is a faxed copy which I did not see at closing. The date issued on my disclosure is XXXX so why were these numbers not on my disclosure and mine is a original and not a fax.

I have tried on a number of times to apply for XXXX, They take my name & phone number and inform me they will contact me in 48 hours. But no calls. I have asked to talk to a supervisor to be put on hold and have waited hours on hold with no response. And my billing when I call to check on loan keep charging me a late fee claiming my payment is late. But my bank shows that payment was received but XXXX XXXX is not showing it made on time. I have contacted both the company who did the hard inquiry as well as XXXX multiple times. I have also sent certified mail to all 3 credit bureaus ' and I keep getting told, these companies did not need my permission to run my credit history! I need to send a letter to the agencies that pulled the hard inquiry and when I do that, they tell me that nothing they can do! I have spent countless weeks/hours trying to rectify this & I just keep getting the same answer. NO ONE CAN help me.

I was charged for the property tax in the amount of XXXX by Nations Lending Corporation on my refinance with them but the property tax has already been paid by my old mortgage company. Nations lending called multiple times to try and refinance my house when I was working with another lender in XXXX. I told them multiple times not to call again. Finally they stopped after I told them if they ever called again I would file a complaint. Nations Lending is our lender, we have been trying to refinance we have had 5 or 6 closing dates in two months they canceled all of them? We have never missed a payment or had a late payment!
