I was referred to Mr. XXXX XXXX, mortgage broker, as a stipulation of a real estate contract I entered. He was referred to me through Mr. XXXX XXXX, the sellers realtor. During the time period that I dealt with Mr. XXXX, he would repeatedly ignore correspondence via phone or email. He promised that he could get a second appraisal passed since the first one was " allegedly '' below what the seller was willing to accept. Shortly thereafter, he ignored correspondence from me and my realtor. He gave several deadlines that he was unable to honor. The appraisal was ultimately not accepted by FHA. Mr. XXXX worked with Mr. XXXX XXXX, sellers realtor, to draw out the real estate contract until I was outside of the loan approval period. When it came to light that he would be unable to fulfill his guarantees, he once again did not respond to any correspondence. He would not notify me of any issues until deadlines were looming or had passed. I was then notified by the sellers realtor that they would be keeping my escrow money because I was in breach of contract due to passed deadlines. I was able to work with the seller directly to remedy the issue and sought out another mortgage broker opportunity. In my opinion, I do not believe this is the first time they have colluded to swindle buyers out of their money. I honestly believe that had I not had a lawyer contact them immediately, they would have taken my money and would have gone on to another victim. I write this in the hopes that although everything worked out in my favor, I can help someone else from being placed in a similar predicament. Upon my first interaction with My Mortgage IncXXXX on XX/XX/2020 I was in contact with XXXX XXXX XXXX Loan Officer NMLS ID # XXXX. He explicitly explained the loan process to me upon our first conversation. Unfortunately, he left out a few key details that ultimately left my experience to crumble into a disaster. XXXX failed to explain the application process time line. As a loan officer, all information should be readily available to the consumer. I applied for a mortgage refinance, and XXXX ran my credit to check if I would get approved. After running my credit, he gave me the good news that I was approved and that he needed {$450.00} for an appraisal, as the process continued, XXXX kept asking more documents almost on a weekly manner, I have even had to submit current statements two months later after the process started. I was advised by XXXX, that the process would not take more than 60 days, but after two months, his excuse was that there were a lot of people applying for mortgage, and it was delaying the process. Three months into the process, XXXX kept asking for documentation, at that point I realized that this process was not going anywhere. I want to know why this company ( My Mortgage Inc. ) would allow such a protocol to delay the process for such a long time, the fact that he kept asking for more and more documents, after he assured me that the application was already approved, it showed me that it was not ready after three months. At that point XX/XX/2020, I have decided to stop any business with My Mortgage Inc. and I have requested the {$450.00} I paid to be reimbursed, since the promised serviced was not completed, I have email XXXX requesting my reimbursement on XX/XX/2020, as of today I have not yet received an answer.

XXXX XXXX ( XXXX XXXX ) of My Mortgage , Inc. failed to close my loan after taking me through the entire mortgage process and has yet to provide me with an Adverse Action letter to state why. Every and anything he asked me to provide prior to closing was sent as well as all of my funds in the amount of ( {$14000.00} ) sat with the title company. My credit was also pulled and the only thing he asked me to provide was a detailed letter from my employer to explain my reasons for the gaps. I have been living at a hotel during this process, purchased items for the home and promised my autistic son that once returns from culinary school we would be already moved in our home. I am devastated and feel that the rug has been pulled from under me. How does someone, get a pre-approval, provide a copy of social security card, driver 's license, college transcripts, pay stubs ( more than once ) submit bank statements ( more than once ), proof of my son 's XXXX XXXX XXXX, successfully complete the mortgage application and disclosures, submit tax information, set up an account with the title company, sent earnest deposit and proof of funds to close, provide the explanation for gaps, pay for an appraisal and obtain a quote for the home insurance, have the date extended and not close on the loan?

Hello, I have worked with an unlicensed loan officer from mymortgageinc based out of Maryland. Their XXXX is XXXX. Id like report a XXXX XXXX who has helped me with this process, she said she was licensed and quoted me rates and terms. I have recently found out she doesnt even have legal documentation to be in this country. She changed rates for me last minute violating my trust.
