I refinanced my XXXX mortgage with Mutual of Omaha on XX/XX/XXXX. Only 30 days after closing, Mutual of Omaha transferred the loan to XXXX XXXX to be serviced by XXXX XXXX XXXX. Please note that I know loans are frequently sold, but the mortgage broker for Mutual of Omaha told me that Mutual of Omaha rarely sells the loans. My wife and I did not open or read the letter that Mutual of Omaha sent, dated XX/XX/XXXX, providing notice of transfer of the loan. It looked like junk mail to us. That letter stated that effective XX/XX/XXXX, XXXX XXXX XXXX would be the new servicer, and we should make payments to them. We continued to make payments to Mutual of Omaha, We paid XXXX, XXXX, and XX/XX/XXXX on time to Mutual of Omaha. Early in XXXX, XXXX XXXX XXXX changed its name to XXXX XXXX XXXX. We began receiving letters by certified mail from XXXX XXXX XXXX in late XXXX. At first, I thought my title had been stolen due to the commercials on television and radio from XXXX XXXX XXXX suggesting that this could happen. I researched XXXX XXXX XXXX 's claims. I worked with XXXX, and I did not see anything reported to the credit agencies regarding a debt I held with XXXX XXXX XXXX Finally, we after speaking with XXXX XXXX XXXX and finding the Mutual of Omaha notice letter, we realized the issue. This was later XXXX XX/XX/XXXX. We contacted Mutual of Omaha by phone in early XXXX. Mutual of Omaha told us on that call that they could reverse the 3rd payment we made for XXXX because it had only been a couple of days since they received it. They did that on the phone, and we received the reversal, which appears on our bank statements as " XX/XX/XXXX. '' Mutual of Omaha also told us on that call that our XXXX payment was forwarded to our new loan service at their XXXX XXXX Utah location. Mutual of Omaha provided us a tracking number and the name of a person who accepted and signed for the delivery, Mutual of Omaha told us on the same call that they see the XXXX payment, but the representative could not confirm its whereabouts, and she initiated an investigation. We provided all of this information to XXXX XXXX XXXX by phone, email, and letter, all from early to mid XXXX. XXXX XXXX XXXX also reported a delinquency to the credit agencies, and my credit score declined by over XXXX points in XXXX. XXXX XXXX XXXX has since reversed this report, but it took 60 days to correct it. At this point, we had both Mutual of Omaha and XXXX XXXX XXXX investigating my claims. In a letter dated XX/XX/XXXX, Mutual of Omaha wrote to us that they concluded their investigation. With respect to the XXXX payment, they indicated that they forwarded the payment to our new loan servicer in XXXX XXXX Utah and indicated that the servicer was XXXX XXXX XXXX, which is the wrong loan servicing company. It appears that they confused XXXX XXXX '' with " XXXX XXXX XXXX. '' Thus, the proper transferee of the loan never received the forwarded payment, and this error has not been addressed to date. I responded to Mutual of Omaha 's XX/XX/XXXX letter with a letter dated XX/XX/XXXX, informing them of their error. With respect to the XX/XX/XXXX, Mutual of Omaha stated that any payments received after XX/XX/XXXX would have been returned to us because they would have been received " after the 60 day holding period. '' However our records indicate that Mutual of Omaha received our XXXX payment on XX/XX/XXXX. Moreover, XX/XX/XXXX would have been only the XXXX day following the effective date of the transfer, and their claim was incorrect for two reasons, the date of receipt and the misstatement of the 60 days. More importantly, I never received the return of this payment. We spoke with our bank in person at a local branch, and our bank statements confirm that the payment was never reversed electronically as Mutual of Omaha said. When we paid our XXXX payment to XXXX XXXX servicing, they applied the XXXX payment to the amount they showed due for XXXX. They then applied my XXXX payment to XXXX. They then showed me as being late for the months of XXXX and XXXX, even though I paid all months from XXXX - XXXX on time and Mutual of Omaha still has my XXXX and XXXX payments. XXXX XXXX XXXX 's process has the effect of terminating the protection afforded to me under federal regulations for the payments I made on time during the first 60 days of the mortgage. XXXX XXXX XXXX then sold my loan to XXXX XXXX, effective XX/XX/XXXX, and XXXX XXXX has claimed that we are late and delinquent for the months of XXXX and XXXX, asserting that we are 47 days late. Because XXXX XXXX XXXX recorded my XXXX and XXXX payments as applying to XXXX and XXXX, I can not show XXXX XXXX that I made the XXXX and XXXX payments, and they will consider me late. However, again, I made all payments on time. Moreover, I have still not heard from XXXX XXXX XXXX regarding their findings in researching the whereabouts of my payments. I received one letter from them where they simply said, " Mutual of Omaha reported that they forwarded the payment to our XXXX XXXX Utah location, but we do not have a XXXX XXXX Utah location. '' That is it - XXXX XXXX XXXX is hold me responsible for Mutual of Omaha 's mistake.

My mortgage servicer, Mutual of Omaha, has not started the process of Private Mortgage Insurance ( PMI ) removal from my loan, despite the fact that I meet the criteria for PMI removal and the fact that I initiated the process on XX/XX/XXXX ( all dates mentioned afterwards are for the yearXX/XX/XXXX ). I hate spending time on my weekends filing a complaint, but I am at the point where they have cost me nearly {$1000.00} and that action needs to be taken against them so they are held accountable. Since home prices are increasing, I was able to calculate that I should very likely qualify for PMI removal if my home 's value were reassessed. My current loan balance is approximately {$670000.00} ( with an originally appraised value of {$760000.00} ). Recent sales in my neighborhood indicate that my home is now worth at least {$900000.00} ( this is a conservative estimate, and is likely much higher ), so the Loan to Value ( LTV ) ratio would be approximately 75 %, which is less than the 80 % threshold usually required to remove PMI. On XX/XX/XXXX, I contacted Mutual of Omaha to start the removal of PMI via email. I then received a response on XX/XX/XXXX ( after sending a follow-up email on XX/XX/XXXX ) to call their servicing department. I called the provided number, and was then told I would receive a letter with instructions within a month. On XX/XX/XXXX, I received a letter stating that I need to schedule an appraisal or a Broker Price Opinion ( BPO ) with Mutual of Omaha to evaluate my home 's value to ensure that the LTV ratio is less than 80 %. I called the servicing department that same day ( XX/XX/XXXX ) to inquire which is preferred, and the agent indicated that the PMI could be removed with either an appraisal or BPO, given that my loan was originated about a year ago. I picked the BPO because it is {$150.00} cheaper than the appraisal. So, I sent a check ( to pay for the BPO ) on XX/XX/XXXX along with paperwork to request a BPO to evaluate my home 's value to see if it is eligible for PMI removal. On XX/XX/XXXX, I received a letter from Mutual of Omaha with the check returned stating that I can not use a BPO for PMI removal because my loan was originated less than two years ago, and must use a full appraisal. This conflicts with the information the servicing department told me, so I called Mutual of Omaha that same day to ask what happened. I was transferred to a supervisor who mentioned that I do need to pay for a full appraisal and provide a list of home improvements. She said I need to normally mail the check and list of improvements in, but allowed me to pay by check over the phone, and allowed me to email the list of home improvements. This supervisor stated the list only needed the name of each improvement and the cost of each improvement, so I emailed that the same day. I was told I would receive an update by Monday, XX/XX/XXXX. On XX/XX/XXXX, I did not receive and email or update from Mutual of Omaha. I called later that week to ask for an update, and was told to wait until Friday, XX/XX/XXXX. I then received an email from Mutual of Omaha 's " Research Department '', who said they are looking into the matter. When I requested a timeline or any status update, my email was not answered. I called on XX/XX/XXXX, and was told to wait another week. I then called on XX/XX/XXXX, and was told that my list of home improvements was not valid ( even though I sent it to the correct email address ) because there were no dates on each improvement ( which I was never told to list ). I re-sent the list of improvements with dates of completion that same day, and was told to call on XX/XX/XXXX. I called XX/XX/XXXX, and was told that I should receive a call from an appraiser by XX/XX/XXXX, which I have not received. I know that it is not in the interest of mortgage servicers to remove PMI from their loans, but Mutual of Omaha has made it exceptionally difficult for me to remove PMI due to various misinformation provided to me and several processing errors. This has resulted in nearly {$1000.00} of PMI payments that should not have ever been made ( not to mention the money spent on an appraisal that never happened ). I can not say whether these issues are intentionally caused by Mutual of Omaha or not, but the end result is the same in the monetary damage and frustration it has caused. I am willing to be understanding of certain errors, but given that this process started over four months ago, the processing delays are unacceptable, and Mutual of Omaha should be held accountable for this.

The following is the letter submitted to Mutual of Omaha. Basically, when Mutual of Omaha said I was going to be late for the month of XXXX, I was XXXX and went home immediately and paid XXXX month 's worth of payments in advance- within the required 30 days. Their computer rejected our payment because it was not the expected amount for a single month ( you are supposed to submit the amount expected for one month at a time, I later found out ). Then on XX/XX/XXXX, I received an email than our credit score had dropped by XXXX points. My great credit went from XXXX to XXXX. I sent the letter below and they said that after their " investigation '' they found us to still be late with payment. I paid within the required time and have never been late before. Their computer rejected my double payment and though they said they tried to contact us, we have no messages and they bombed our credit scores. They will not budge, even though I have the receipt of payment transferred before the 30 days time limit - see attached. XX/XX/2022 XXXX XXXX Mutual of Omaha XXXX XXXX, IL XXXX Regarding home loan number : XXXX To Whom it May Concern : On XX/XX/XXXX, I received a notice by mail that my home loan was a few days late and needed to be paid immediately. I went home and paid the loan via on-line through XXXX as I have been doing. Please see attached electronic transfer receipt dated XX/XX/XXXX, though the records at your facility say the transfer was attempted on XX/XX/XXXX. I decided to include the XX/XX/2022 payment to get ahead of that payment and to get ahead by one month so no future close calls such as this would never happen again. Today, XX/XX/XXXX, we received emails that our credit scores had been dropped by nearly XXXX points because we did not pay the XXXX payment in time. My records showed I paid the XXXX payment by XX/XX/XXXX and had the transaction receipt to prove it. I called XXXX and spoke to several layers of bureaucracy that explained that my payment was rejected on XX/XX/XXXX because the XXXX payment was increasing by {$13.00} and I had assumed the XXXX and XXXX payments were the same as I had only doubled the XXXX payment. Instead of accepting the XXXX payment and letting me know I owed {$13.00} for XXXX, XXXX of XXXX rejected my XXXX payment and said I was in default. My credit score and my wifes credits scores dropped by nearly XXXX points. The XXXX women I talked to said it was company policy and I was one of millions of customers and there was no way they could contact me personally, Though they said they tried, no one answered the phone. I pointed out that rejecting my payment and then reporting me as in default was clearly unfair. I am writing you to request you restore our credit score as we did pay the mortgage premium on time and we are completely baffled by your company policy of rejecting payment when a client pays more than the monthly payment that is due. Please make this right as I am sure as a consumer you can understand how unfair this policy is. You can see that our house payments have been on time and in good order up until now. My wife has been a homeowner in Arizona for more than 45 years and had never been late on a mortgage payment. Please remove the negative reporting to the credit bureau. My complaint is with regard to Mutual of Omaha mortgage lending for two items : Deceptive sales practices and failure to comply with multiple requests to set up an Escrow account. When I was reviewing different offers from mortgage lenders, I decided to go with Mutual of Omaha because their salesman pitched me on a bi-weekly program that would lower the effective rate over the life of my loan to 2.25 %, with XXXX points. When asked on XX/XX/XXXX to confirm I would get the bi-weekly option, the salesman replied, " Yes. Bi-weekly is a great program. '' However, I came to find out at signing that not only did I indeed have to pay over {$2000.00} in points, but after my mortgage was in place that Mutual of Omaha did not even have or offer a bi-weekly payment option. I received the following message from Mutual of Omaha on XX/XX/XXXX : " Dear XXXX XXXX XXXX, This email is in response to your inquiry sent XX/XX/XXXX, regarding your payments. We currently do not accept bi-weekly payments, nor do we offer a bi-weekly automatic payment program. '' My XX/XX/XXXX statement shows the following transaction to set up the Escrow account, yet after seven months of calls and requests and even the initial deposit, the Escrow account has still not been set up : XX/XX/XXXX Initial escr/inter. deposit, etc. {$280.00} Their customer service center requested that I send in a new check for an initial Escrow deposit, which I mailed on XX/XX/XXXX, but has still not been processed by them. I also received the following message from Mutual of Omaha on XX/XX/XXXX : " Additionally, our records indicate that, in regard to your request to establish an escrow account, a letter was sent to your mailing address on file as of XX/XX/XXXX, advising that in order to complete your request a payment of {$2800.00} was required by XX/XX/XXXX. At this time, we have not yet received this payment. However, once it has been received, we can complete your request to establish an escrow account. '' As mentioned above, a check for the requested amount was mailed to Mutual on XX/XX/XXXX but has still not been processed. The entire purpose of my wanting an escrow account is to better manage finances by having consistent payments each month and not be faced with a giant lump sum payment twice a year. However, now I am faced with the predicament of having a check for {$2800.00} floating uncashed for over a month at time of writing, because they refused to accept payment via internet or over the phone for my escrow -- despite the fact my monthly payments are on electronic auto-draft from the same bank. I am requesting the CFPB take measures to ensure Mutual of Omaha immediately stops selling and pitching customers on payment plans that are clearly not even offered or available, such steps are deceptive and unethical. Furthermore, I would like a formal complaint registered for Mutual 's inability to set up something as rudimentary as an Escrow account for the past seven months this mortgage has been in place. My wife and I engaged with Mutual of Omaha Mortgage for a mortgage on XX/XX/2021. Our loan officer advised us that we were good for a XX/XX/XXXX closing date. We sold our house on XX/XX/XXXX and rented it until XX/XX/XXXX, leaving a buffer for our move. We are A+ buyers putting 36 % down on the house we were trying to buy. Our credit is very close to XXXX. On XX/XX/XXXX, my loan officer asked for {$150.00} to expedite the appraisal process. All of the requirements on our end were met and we had a conditional approval from Mutual of Omaha Mortgage by XX/XX/XXXX, just pending and appraisal from Mutual of Omaha. 3 distinct occasions the company missed our closing dates costing us over {$16000.00} in rent, lodging, and various other expenses. I spoke to the CEO and the COO. They eventually deferred me to their legal department and stopped responding to me, claiming that I was demanding money, which I never did. The SVP of legal wouldn't answer any of my questions and Mutual of Omaha Mortgage eventually fired my loan officer without providing me any updates or information about my loan status or letting me know he was gone. On XX/XX/XXXX I enlisted the services of another mortgage company that closed our loan on XX/XX/XXXX. On XX/XX/XXXX an appraiser showed up at my house on behalf of Mutual of Omaha. Mutual of Omaha Mortgage never sent any communication to inform me that an appraiser was coming to my house. I still didn't have a final closing date from Mutual of Omaha Mortgage on XX/XX/XXXX when I closed the loan with the second bank. I itemized the losses I suffered ( ~ {$16000.00} ) and submitted them to the CEO, COO and SVP of legal asking them to reimburse me on XX/XX/XXXX. They responded after a week saying that they would only reimburse me {$490.00} for the appraisal fee and that they never charged me for an expedited appraisal fee. I refinanced my existing loan with Mutual of Omaha Mortgage in XXXX - they sent me a letter that they were transferring my mortgage effect XX/XX/2021. I had called them a couple times to verify this and because I was having an issue with an escrow payment. XXXX XXXX originally didn't have the correct amounts or escrow money and was told that XXXX would get the correct info on XX/XX/XXXX. I asked specifically if I should pay Mutual of Omaha for the XX/XX/XXXX payment and they said definitely not to wait till XXXX XXXX had the correct info and pay them. So I paid XXXX XXXX on XX/XX/XXXX. XXXX of XXXX took out an auto payment on XX/XX/XXXX as well, even though I had XXXX autopayments in early XXXX so this wouldn't happen, since it had just happened to me when the refinancing happened. I called on XX/XX/XXXX when I saw they had taken out the payment they shouldn't have. First the initial person, not sure of her name, said it was because they still had my loan. which I argued with because they had sent me a letter saying as f XX/XX/XXXX it belonged to XXXX XXXX and they had specific told me on the phone to pay XXXX XXXX not to pay them. She then gave me to a customer service supervisor, XXXX ( spelling? ) who said the same thing that they still had the loan which I argued with her again that I was told specifically not to pay them and that to pay XXXX, I then asked her why they took out my auto pay when I turned off auto pay on the website, she acknowledged that it said do not draft but didn't have an answer to why it was taken.. She said she would contact the drafting department to turn it off an issue me a refund, She said she would call in XXXX to 2 days to let me know the refund was coming. On XX/XX/XXXX I hadn't heard anything from her and called back. After explaining to the initial customer service rep I was again transferred to a customer service supervisor, XXXX was her name. After explaining this again to her she said that she saw my call from the second but that it didn't look like the original supervisor had done anything about it. She said she put in a request to cancel my auto draft and to send back my money. That typically they would just send it to the new servicer but since I paid the new servicer they would refund it to me. She said it takes 24hours for the drafting team to process the request and then 2-3 days from them to refund my money electronically. Now its the XXXX, I still have no written documentation that they took my money by mistake. I can still log onto Mutual of Omaha 's website and it still says that I have an active mortgage with them and still have automatic payments turned on.

Your company, Mutual of Omaha Mortgage ( MoOM ), incorrectly imposed a Veterans Affair ( VA ) Funding Fee on XXXX XX/XX/XXXX in the amount of {$14.00}, XXXX dollars. On XXXX XX/XX/XXXX, I sent an email to XXXX XXXX, Mortgage Loan Originator with MoOM, expressing my interest in purchasing a home and using MoOM as the lender. In that email I pointed out that I was retiring on XXXX XX/XX/XXXX and that I was expecting a VA XXXX rating of roughly 80 % to 100 %. Throughout several phone conversations and one text on XXXX XX/XX/XXXX, XXXX XXXX was aware I had initiated a VA XXXX claim prior to contacting MoOM. When asked about the funding fee I was told the amount and was reassured that I would be able to request a refund from the VA once I received my rating. On XXXX XX/XX/XXXX, MoOM pulled an automated Certificate of Eligibility ( COE ) that stated I was non-exempt from the funding fee. ( Closing was signed on XXXX XX/XX/XXXX ) On XXXX XX/XX/XXXX, I received a disclosure package to sign. One of the documents in that package was the VA XXXX XX/XX/XXXX XXXX, VA Verification of Benefits Form ( see Disclosure Package 1 pg 55 ). When I first received the form box 8 had the I HAVE NOT box checked. Box 8 states, I HEREBY CERTIFY I HAVE/HAVE NOT filed a claim for VA XXXX XXXX prior to discharge from XXXX XXXX service. When I noticed this, I contacted MoOM and informed them it was incorrect and was instructed to mark the appropriate I HAVE box. I was not informed of any requirements of the COE needing to be verified by VA. VA XXXX XXXX paragraph 3.c states If the COE displays Non-Exempt, the lender should ask the borrower if he/she has a pending compensation claim with VA. If the borrower indicates that a claim is pending, the lender should request an updated COE before loan closing ( preferably not more than five days before closing ) to verify whether the borrower is exempt. If this step was taken it would have prompted the VA form XXXX to be sent to the VA to request the required info to show that I had a VA XXXX claim in process and would have determined that I was exempt from the funding fee. MoOM did not follow VA instructions outlined in VA XXXX XXXX. As of XXXX XXXX XXXX I was given a VA XXXX rating of 100 % Permanent and Total thus showing that I should have been exempt from the VA funding fee. When I asked MoOM about the fee I was told numerous times I would be able to go back and request a refund from the VA after the fact. That is not the case and the VA is not taking any responsibility for the situation at hand.

On XX/XX/2023 my husband and I started working with XXXX XXXX of Mutual of Omaha-Mortgage to apply for a cash out- Refinance on our primary home. On XX/XX/2023, Mutual of Omaha took {$570.00} for an appraisal. Once finding out the company that Mutual of Omaha uses, my husband was weary because looking at the reviews of said company ( XXXX ) they have a 1 star rating with many complaints being low appraisals. On XX/XX/2023, our appraisal was completed and on XX/XX/2023, we were sent our appraisal, which came in WAY below what we expected as we are in a very prestigious neighborhood for our area. Immediately I sent additional comps and requested a reevaluation be completed. I was informed by XXXX that he would send everything to his manager as he is the one who handles this, but did confirm that he would follow up. Friday, XX/XX/2023 came, heard nothing. Monday, XX/XX/2023 came, nothing. Tuesday I sent XXXX an email, no response. Wednesday, I sent another follow up email, no response. I then forwarded the email to XXXX XXXX ( XXXX assistant whom we had been working with ) an email, no response. Wednesday I send an email copying everyone that we had worked with, including XXXX XXXX REQUESTING AN URGENT RESPONSE, and he called me to tell me that in order to request a reevaluation or rebuttal I would need to ( do what I already did the week previous ) submit additional comps and ask to be reevaluated. I explained to him how his company let me down and he at that point informed me that my loan had moved to withdrawal status due to the appraisal coming in so low. I feel as though this company is scamming people such as myself out of money they already do not have in the first place. I would like either 1. A company that is local and knows our area to come out at no additional charge to appraise our home. Or 2. Request a full refund of the {$570.00} that this company provided the way under appraised price for our home so that we can take our business elsewhere. We know the value of our home and the fact that this company totally dropped the ball on ANY follow up until AFTER being threatened with the XXXX, I find them to be a SCAM as well. Thats bad business. When I asked for a reevaluation, it should have happened that day, as stated. Not our loan going into withdrawal status and then having SOMEONE ELSE ( XXXX the XXXX with the same job title ) reaching out to us AFTER mention of XXXX being made.

Mutual of Omaha, through their own actions and inactions, has taken over 8 months to not provide me with a promised reverse mortgage on my home. I went through, and paid for, all the counselling, I paid for the first appraisal. Between the incompetence and failings of my first loan XXXX., his XXXX and their obviously neutered underwriters I was repeatedly asked for the same information already on file. Over the course of the entire ordeal, I amassed large amounts of credit card debt which have become unmanageable. Out of frustration in not being able to obtain a loan, though I met all the criteria, and 6 months after the first appraisal, which, in XX/XX/2020 was already too old to reuse, and having not heard a word about my loan after more than 2 months, I decided to abandon all hope and possibly file for a bankruptcy. I called the company, turned out they had fired my first loan XXXX and his XXXX, but never said a word to me about it until I called to quit the loan. I have no cash left, not much credit left, no income other than my SS Retirement, huge credit debt. I could not afford to try another loan. They convinced me to let them try again and not having any real choice, other than bankruptcy, I did. We are now about 3 months into a new reverse mortgage. They used some of my old data for the new loan but still had the nagging problem of poor internal communications between depts.. IN the first loan they agreed to remove the Loan Origination Fee of about {$3500.00}, but this 2nd time they will not do that. I was not reimbursed for the appraisal I paid for that expired because of Mutual of Omaha 's negligence. I rarely hear from my new loan XXXX and have taken a " It doesn't matter '' attitude because I am heading for a bankruptcy even after all this time and trouble and expense and still not getting the loan I thought was a shoe-in. I am totally disappointed with Mutual of Omaha and how they failed to produce a loan I am supposed to be guaranteed by being a homeowner over the age of XXXX.

Applied online for a mortgage refi on XXXX. Spoke with the loan salesperson, XXXX XXXX on XXXX. He ran my credit and provided me a loan estimate verbally of XXXXXXXX XXXX rate {$250.00} in lender fees, zero points, and 2.875 % /2.888 % APR. On XXXX, I downloaded Mutual of Omaha 's signing application and started unloading all the necessary docs to include paystubs, taxes, banking and mortgage information. The disclosure # 1 that I received was accurate, dated XXXX. I signed it and asked for them to lock my rate. On XX/XX/XXXX, I received a 2nd disclosure with a completely different loan amount and points. I declined this and inquired with the mortgage agent as to why the loan was changed and why there is a point. He said it was a backoffice, clerical error. In the meantime, I had an appraiser scheduled to come on XX/XX/XXXX. This would cost me {$490.00}. I didn't want him to come if the loan was incorrect. So, I feverishly reached out to my mortgage agent, XXXX XXXX, and asked him to get me a corrected, locked disclosure. Again, he reassured me that the loan info showing in the app and the disclosure was incorrect. On XX/XX/XXXX, the appraiser reached out to me and rescheduled to XX/XX/XXXX. I again reached out to XXXX XXXX and said that I can't have the appraisal done if the loan is wrong. Again, he assured me that everything on disclosure # 1 is the correct loan. The appraiser appraised the property at {$18000.00} more than what I estimated for the loan. I shopped for title services and placed a {$250.00} deposit with a title company. I have since received two closing loan disclosures starting XXXX that are both incorrect. I declined them both. The lender refuses to adhere to their original offer and has not provided any reason for why they changed the disclosure. My credit scores did not change and my wages actually increased in the meantime. The property value increased as well. This appears to be a classic bait and switch tactic. Please assist. Thank you!

On or around XXXX XXXX I submitted a request through XXXX XXXX to solicite offers about refinancing my existing mortgage. I was contacted by XXXX XXXX, XXXX XXXX # XXXX and Co NMLS # XXXX, from Mutual of Omaha Mortgage. After discussing the various options that were available, a cash-out refinance was the best option for me. He requested a credit check and various documents which I consented to and provided on XX/XX/2021. After submitting them, XXXX called and we discussed the next steps that needed to be taken and was provided with loan # XXXX. He would review and submit the information to underwriting for them to review, after which he would reach out to me with an update. By the end of XXXX, I reached out to XXXX because I had not heard anything from him by emailing him at XXXX. In the email I requested an update from him and for him to contact me about the application/loan because, per the app I was told to use, it was listed as " File started ''. I never received a call or email from him nor any response from anyone at Mutual of Omaha Mortgage. After a couple weeks, I deleted the app from my phone and didn't pursue the matter further because of the hit on my credit from this. In early XXXX I updated my phone and the app was loaded back to my phone. On a whim, I logged in just to see and the status had changed from " File started '' to " Conditional Approval '' with the comment " due to high volume, we will be in touch in a few days ''. I was shocked because nothing was provided to me stating a status change occurred. I then proceeded to email XXXX again for an updated but no response was provided. I checked reviews and someone in XXXX also stated he doesn't respond which seems to be the standard. I also sent an email to Mutual of Omaha through their website stating there is an issue and to be contacted to resolve it- either going forward with this or cancelling it, anything, which is better than being in limbo.

I refinanced my home that was purchased in XXXX. My mortgage has changed servicing companies a few times over the years and has always been seamless. The refinance was done through Mutual Mortgage and closed on XX/XX/XXXX. There was a signed agreement to disperse escrow funds to the town where the house is located. This is a split property where I have 2 acres in XXXX NH and 4.5 acres in XXXX NH. My home is in XXXX and of course the bulk of my taxes are owed - XXXX XXXX yearly. The town of XXXX gets about XXXX XXXX yearly. The XXXX taxes were due in XX/XX/XXXX for {$2400.00}. As of this writing, Mutual has dispersed {$86.00} in taxes to XXXX and {$0.00} to XXXX. My escrow is well funded with over {$4600.00} balance. I began making Mutual aware of their failure to pay these taxes in XXXX. The town plans to place a lien on the property on XX/XX/XXXX. Of course if this happens my credit rating will crater and my home would be in danger. After numerous calls and emails to Mutual, my issue was place with a resolution specialist named XXXX. XXXX informed me of such and said she would get back to me no later than XX/XX/XXXX with a resolution or update. This is the 3rd deadline I have been given for resolution by this company and they have never honored one of them. Emails to XXXX starting on XX/XX/XXXX have gone unanswered. Calls to XXXX have gone a voice mail box that is full and not taking messages. When I closed on the refinance one of the pages I signed stated that taxes of {$2400.00} would be paid on XX/XX/XXXX and {$3000.00} paid on XX/XX/XXXX. This was signed in presence of notary. Of course penalties are accumulating daily. Can I demand a return of my closing costs and refinance with a reputable company? In the close of a mortgage through mutual of Omaha I agreed to consolidate some prior debt to help my future possibility to refinance by repairing my credit score. The money was transferred from mutual of Omaha to synergy one lending who would then pay me and send checks to a few creditors on a list that I compiled for them. However instead of distributing the checks directly to the creditors on the list they were sent to my home in form pay to the order of collections. I attempted to contact synergy one then and had no success so I reached out to my bank, XXXX XXXX and asked if I could just deposit these checks into my account so I could just call the creditors and make the payments over the phone. XXXX XXXX told me to go ahead and deposit these checks then froze my account for 2 years until I filed a complaint here against them. Since that complaints closed, so did my account with XXXX XXXX along with {$3200.00} some which I was then told to contact their recovery department to recover these funds. I did that and was told that since the checks were not made payable to me that I would have to again contact synergy one to have them file a claim to recover the money and distribute the money. I have attempted to contact them both by phone and email and have yet again been unsuccessful. I don't care how this matter gets handled but I borrowed that money in question and pay an interest rate every month for it so I would love for that money to either be returned to me or be properly distributed to the creditors like it should have in the beginning of all this. This time if the results of me filing a complaint could result in an end to this nightmare rather then waste more of my time and causing the need for me to file another complaint against another company I would certainly appreciate it.

Mortgage company not taking responsibility for late charges from taxing authority. Blaming me saying that I didnt provide the tax bill to pay it. However, they did pay half of the taxes on time, but their excuse for not paying the remainder of the taxes is because my taxes were a UDI 50/50 split with my mother and I. On there end, they dropped the ball because this fact is irrelevant because the tax bills are under the same parcel number. On XX/XX/XXXX, their agent told me initially that they took responsibility for the late fees and that they were going to adjust my escrow account to reflect this. Of course after several follow up calls from me, theyve given me several different stories to cover their mistake to justify not reimbursing my escrow account. My last two phone calls on XX/XX/XXXX & XXXX have resulted in them hanging up on me after I mentioned that I was going to file a formal complaint if they didnt adjust my account. At one point, they even said that the taxing authority wouldnt accept the payment from them and they sent me a letter telling me that. Besides the absurdity of that, they never produced the letter that they said they sent when I requested it. Ive gotten at least 5 different stories from 5 different people. When I asked to speak with someone in the escrow department, theyve basically said that that was impossible because they dont take calls. Ive only had access to customer service which of course knows nothing when I call which forces me to start from square one each time. This is just the tip of the iceberg, but Ill end with this summary from the sake of expediting this complaint

I applied for a mortgage loan back in XX/XX/2020. XXXX XXXX Senior Mortgage Banker at Mutual Of Omaha located at XXXX XXXX XXXX XXXX XXXX XXXX, IL XXXX, became my loan officer. XXXX XXXX my broker had been communicating with XXXX about the house contract, XXXX asked for my file information and asked if it was ready to be sent to the underwriter for loan commitment approval ; XXXX said that my file was complete and it was being sent to the underwriter for conditional approval but unfortunately XXXX sent an email on XX/XX/2020 stating that I had to do an amendment of taxes due to an unreported XXXX XXXX from my CPA on my taxes ( which the underwriter noticed last minute ). This email was sent 2 days after the new loan termination deadline on XX/XX/2020 for this reason I have lost my earnest money due to a lender late notice about missing documents. I was never notified by XXXX XXXX nor other representatives of Mutual Of Omaha of the missing reported income until XX/XX/2020 which was after the new loan termination deadline. Mutual of Omaha did not keep in mind that my earnest money was in jeopardy due to the late notice. I want to complain about her not revising my file correctly before deadlines and for this reason I have lost my earnest money for the amount of {$5000.00}. I was never notified of the missing documentation on time before my earnest money was in jeopardy, I want to claim my monetary loss due to a lack of revision, communication from XXXX XXXX and all the other parties involved in Mutual Of Omaha.

The mortgage broker tried to get us to sign off on the loan documents before providing us with the requisite closing disclosure being provided three days before closing. This resulted in the closing being delayed. When we raised objections we were told that the firm operated this way as a standard practice. Only after reminding them that the firms policies indicated otherwise did they comply. However, this resulted in our credit score getting additional hits/inquiries that were not necessary and resulted in us getting denied for other credit later ( " too many inquiries '' was the reason provided ) Secondly, sensitive documents that we provided were handled by people either not appropriate licensed or trained. Multiple times we were told that documents had not been provided when they had. This makes me wonder about the confidentiality, integrity and availability of sensitive information at the company. When we complained we were told that the firm did not have the capacity to handle the volume of requests. Furthermore, this same lender ignored followup on the loan origination process the first time around. Documents were uploaded as requested but no one from the brokerage checked or validated them. It is only when I followed up that I was told that due to the delay an additional credit inquiry would need to be run. This decreased my score further, delayed my closing resulting in loss of savings among other losses.

We obtained a mortgage on our newly built home in XXXX. XXXX XXXX XXXX XXXX sent us a statement for XXXX for {$800.00} ( partial undeveloped land at that time ), Mutual of Omaha assessed us at {$9000.00} and insisted we pay it. They eventually sent us an overpayment refund check of {$8000.00}. In XX/XX/XXXX, I called to explain that XXXX XXXX sent another tax assessment bill based on market value and, again, it was {$4900.00}, but Mutual of Omaha demanded we pay their estimate of {$9000.00}, but said they would " fix it '', because it was so much more than the XXXX XXXX XXXX Collector 's assessment. Nothing was ever done! We just received the tax statement from XXXX XXXX XXXX Collector for {$5000.00}, which also indicated they were sending a copy of the tax statement to Mutual of Omaha. Once again I called and spoke to an agent XXXX XXXXXXXX XXXX who agreed with me that the {$9000.00} they were charging us was almost double the actual tax bill. I asked for a supervisor and was transferred to a static filled line and could not get another human being on the phone. I stated my name and number several times and asked for a return call to resolve this issue, but no one ever called me back. I am beyond frustrated that Mutual of Omaha is unable to resolve this obvious mistake on their part, even though they keep giving me lip service that they should and will resolve this ongoing issue.

I have a conventional mortgage with Mutual of Omaha Mortgage, including an escrow account. They took money out of my escrow account for property taxes. However, they referenced the wrong parcel number. I contacted the revenue office, who stated they never received a payment from Mutual of Omaha for any parcel. And, even if they had received it, the payment referenced a parcel # that doesn't exist in my county. So, the payment would have been sent back to Mutual of Omaha anyway. I ended up paying my property taxes directly, before any additional late fees were added. I have contacted Mutual of Omaha multiple times to try to get my escrow account credited. But each time I call, I am told they will have to research the check payment to see if it has cleared, stop payment, then they can credit my account. This has remained unresolved for months. Whether the check has cleared, been stolen, or is lost, is irrelevant. My account will still have to be credited because Mutual of Omaha did NOT pay my property taxes. I paid my property taxes. The payment they claim to have mailed never would have paid my taxes anyway. It referenced the wrong parcel number. The fact is, I paid my property taxes and Mutual of Omaha did not pay them. Therefore, regardless of where their check is, they still owe me a credit. But they refuse to do so in a timely manner. I am just getting the run around.

I applied for a refinance mortgage with XXXX XXXX ( XXXX of XXXX ) on XXXX, XX/XX/XXXX. At the time, they immediately charged my account for an appraisal. It was {$550.00}. Hi on XX/XX/XXXX I closed with Mutual of Omaha a Refi FHA loan. After closing on that load I made an electronic payment in the amount of {$2000.00} to the principle of the loan. This was posted/applied correctly on XXXX XXXX. Since then the loan has been transferred to another Loan Servicing Company ( XXXX XXXX ). This took place on XX/XX/XXXX. The issue is that on the same day that the loan was transferred, Mutual Of Omaha reversed the principle payment of {$2000.00}. It went something like this. XXXX XXXX principle pmt was made and reduced total principle by {$2000.00}, then XX/XX/XXXX Mutual Of Omaha reversed the payment and transferred the loan to XXXX XXXX, then on that same date the principle went back up on the loan by {$2000.00}. I've contacted both companies at this point ; Mutual Of Omaha the most being that it was their actions that created this issue. XXXX XXXX doesn't have the funds on their end. Mutual of Omaha is supposedly doing an investigation. Every time I call I get different responses from MOO. The erroneous actions of Mutual Of Omaha is causing a miscalculated application of interest on the loan, the same on PMI, non-credit of the original principle payment, and creating a great amount of stress as well as taking up a lot of time. I asked Mutual of Omaha to set up an escrow account for my mortgage and that was not done. I paid the money that they wanted me to pay to set up the account. Due to a possible oversight, It was not set up at all. I did not find out to about 5 months later when they done a another escrow analysis before they transferred the file to another company that I was over {$10000.00} in the whole that I have to repay. Thus increasing my entire mortgage payment more than double With principal interest and escrow. I also asked for and paid for home insurance to be in the escrow also. It was not done. Again, after the analysis was done By Mutual of Omaha With the deficit, the loan was transferred to another company and they did it complete analysis of the file At my request and they found That someone at Mutual of Omaha dropped the ball on the escrow was not set up. It was not applied to my mortgage as promised and as I paid for them to do. As a result my new company also filed a complaint against Mutual of Omaha. This is called a breach of contract and as a result I am medically and financially suffering from the stress Of This mess that I did not create. I have a medical mental condition to deal with.It is causing me panic attacks.

I was shopping line for information about HELOC 's. I specifically was only looking for rates and terms regarding lines of credit. I did fill out a couple of inquiry forms but never was made aware of permission for a hard credit pull. In fact, was aware when it was stated that the inquiry would not affect credit. XXXX XXXX from Mutual of Omaha called and called, texted and emailed. I engaged in emails asking and answering questions. Never did I give express permission to pull credit. In fact, I quickly realized she was trying to sell me a mortgage which is not what I inquired about at all. I told her in more than one email I would only proceed " if '' and then was clear I wouldn't be proceeding. The next day I got a notification from a credit monitoring service my credit had just been pulled. This warning is always immediate so it was pulled a day after a very clear NO. I emailed asking her to reverse it and referenced the times I was clear about not proceeding. She ignored. I called and got no response. She was too aggressive and moved forward without appropriate permission. My application is still in a status requesting an " econsent ''. It was never given.

Mutual of Omaha Mortgage is holding escrow money belonging to us after we sent a written and signed by both parties " Waiver of our Escrow Account '' per their request. They refuse to allow us to add an additional {$10.00} homeowners ' premium payment to our monthly mortgage payment. They took this money and did not apply it for homeowners ' insurance premiums, but for an additional mortgage payment. The check was clearly written and marked for " Escrow '' only. Mutual of Omaha Mortgage tried to scam us out of more money for homeowners ' insurance premiums when our XXXX agent notified us to increase our payment monthly by {$10.00} starting on XX/XX/2022, this was done by mail. This company sent us an order letter to give " them more money '' for the escrow account to pay our homeowners ' insurance premium. We chose to pay our homeowners ' insurance premium ourselves arranged with our XXXX agent. They continue to not refund all the monies they have taken from our monthly mortgage payments for an authorized escrow account to which they are maintaining for themselves and not us, the borrowers.

I refinanced my home with Mutual of Omaha with the first payment due XX/XX/XXXX. My escrow is in my mortgage. The end of XX/XX/XXXX I received a letter my escrow was short. Since I had been with them for only 6 month and the funds were still being collected into my escrow. I had to send them a check for {$1200.00} with is more than my insurance, {$1000.00} or more than one year of taxes $ XXXXPlus they increased by payment by {$20.00} for an additional {$240.00} I contacted them and explained based on the current escrow about and they remaining payments I was covered. I have not been with them a year and how can they determine is XXXX short. The taxes have been paid but insurance is due XX/XX/XXXX which basically I paid when I sent them the check. Problem 1 : I refinanced a loan with Mutual of Omaha on XX/XX/21 for {$270000.00}. Then I made 3 payments on the loan. {$2700.00} on XX/XX/21 Regular Mortgage Payment due XX/XX/21. ( {$870.00} Principal, {$600.00} Interest ) {$120.00} on XX/XX/21 Principal Curtailment {$750.00} on XX/XX/21 Principal Curtailment Principal Balance on the loan is {$270000.00}. Which is incorrect They have eaten up my curtailment payments shown above. That money ( {$870.00} ) is gone / disappeared! Want them to fix the principal balance. Problem 2 : I want a payoff quote from Mutual of Omaha. I called them and they refused to give me a payoff quote because they have transferred the loan. Mutual of Omaha Mortgage , Inc. deliberately with malicious and intimidation sent us written correspondence that our VA Mortgage Loan had been delinquent and in jeopardy. We contacted our VA Home Loan Counselor through written and verbal conversation by phone to confirm and verify that our VA Home Loan was in good standing. That was by phone on XX/XX/. We later found out that they had records of our mortgage loan payments, and no default was found or posted against our loan. We have never missed a payment with this company. Our problem with Mutual of Omaha Mortgage , Inc did not involve the mortgage loan payments at all, it was an escrow account shortage, and they use this to report the negative and derogatory information pertaining to our creditworthiness and more.

I want to pay ahead on my mortgage to create a financial cushion for my family. I have tried many times to pay online with Mutual of Omaha. They only provide options that include a split of your principal and interest, something no one can know when they pay, it changes monthly! There is no way for someone to pay ahead, online. They only allow me to pay ahead if I call the company and pay a {$12.00}, per payment, fee. I can also mail in a check but that can take a long time to clear, and it could default in my account. I need to find a way to make a payment ahead that doesn't penalize me for paying ahead. I have also spent many hours on customer service trying to find a resolution and they refuse to offer any answers. The inability for me to pay my mortgage up front has now almost eliminated our financial cushion, and put our future in jeopardy.

Unsolicited FHA refinance offer is misleading/deceptive! Major point is they focus on payment savings vs my current loan but never bring into the offer the cost of the UFMIP or the monthly cost of .80 MIP which significantly reduces the forecasted savings. If I were not a mortgage professioanal I would not have been able to see this, and I wonder how many consumers do fall for this. One last point, my rate is not 3.75 % but 3.625 % and I do not have any PMI/MI on my current loan. By adding FHA monthly MI to the {$290000.00} base mortgage the cost of {$190.00} reduces the forecasted monthly savings to only {$73.00}. However, by adding the UPMIP the final savings are even less. Deceptive and misleading advertising like this needs to be stopped. I did not apply, nor call them, as they simply omitted the impact of FHA insurance in their analysis.

I received a notice of property tax adjustment that adjusted my taxes lower from the amount that was quoted last year, XXXX. The property tax bill was $ XXXX dollars overall, but the company paid only {$2000.00}. This is because the company only paid half the summer tax payment that was due. The adjustment sent the tax bill lower because I am a owner-occupant that should've received a lower tax rate than the last homeowner, an LLC business. The city sent a tax adjustment letter showing the new tax bill of {$3000.00}, with {$1000.00} still owing, possibly reflecting interest charges. I am now severely short on my escrow account because the company recently sent me a check for {$1100.00} because they miscalculated my taxes. I worry I will be short again for XXXX taxes due this summer.

applied for refi mortgage on XX/XX/XXXX my home is a manufactured home, company said that w.as not a problem went thru credit income verifaction all was ok then they did appraisel value to loan ratio was ok three months later they wanted a building permit for my finished basement that included a in law quarters that is not metered separate the tax records list as single family the basement was finished 20 years ago then 2 weeks later they sent me a denial notice it was an unacceptal property.so they drug this out for three and a half months could not get any direct reason why other than you cant have inlaw quarters in a manufactured home not shure where that rule came from but i feel that this is a case of unfair lending practices

Home was damaged from hurricane Ida mortgage company approved me for forbearance for XXXX XXXX and XX/XX/2021. Mortgage company reported me as late to the credit bureaus and said the wrong code was sent should have been disaster code. Have been reporting this process since XXXX itll get fix and then itll go right back. I have emails and a statement from this mortgage company about fixing this issue and nothing is getting done. My husband and I were supposed to get a lower interest rate but the mortgage company messed up my credit score and we were set for closing. This is a continuation of complaint XXXX. I have done further research that I would have hoped Mutual of Omaha would have done. At the time of closing fund for the HO policy were collected for 12 months in the amount of {$950.00} clearly marked for XXXX XXXX XXXX XXXX. In XXXX XXXX of XXXX paid my insurance again in the amount of {$1000.00}. That tells me the attorney they had for the closing never followed thru paying my HO policy. I want to be refund the {$950.00} that was part of my closing cost. Since is the attorney the mortgage company sent to the closing they should be the ones to resolve this. Regards, XXXX XXXX

I contacted the company to refinance my current home and discovered that I do not have all the paperwork that I need,. I alerted the company to this fact and told them that I would be contacting them next week when I was ready to continue the process. I withdrew the complaint because the Lender said that he would get the loan approved even though it was not at the time. After withdrawing the complaint, I never heard back from Mutual of Omaha! I was told by them that I would be able to skip 2 payments! that was not true! Mutual of Omaha has called me XXXX times today. Probably would have been more if I wouldn't have picked up the phone on the XXXX call. Many of the calls were back to back. Plus 2 different text messages. These calls were prompted by an application I filled out with a referral company for refinancing my mortgage. I should not be harassed by the same company this way. I get they want my business, but hounding me this much in one day is excessive. I feel like this is a violation of some kind of law.

After completing a mortgage application with Mutual of Omaha Mortgage, the loan officer has refused to provide a loan estimate and stated that I will only receive one after providing and uploading all documents pertaining to this loan application. Documents are not required to provide a loan estimate and one must be provided within three days of completing and submitting an application. While reviewing my XXXX credit report, I noticed that Mutual of Omaha Mortgage made an inquiry on XX/XX/2021 without my explicit or written consent. Mutual of Omaha did not include my home insurance in my escrow when they transferred my mortgage to the new servicer as I requested and paid for. They recently included only my property tax before they transferred the mortgage to another carrier from my previous complaint. As a result, it created a deficit in my escrow analysis that has fouled up my payment amount with my current carrier that they transferred me to.
