My mortgage company is trying to steal my house. I have been paying on my mortgage for more than 15 years. My house is now worth XXXX times what I owe. First of all, the mortgage changed the company website in XX/XX/XXXX, and I have not been able to create an account or access my information online. I believe I could also make the payments online -- if I could get access to my online account. The mortgage company was supposed to send a letter with instructions and a temporary access code, but I never saw that letter, although it might have come last summer when I was on vacation and got lost. I NEED ACCESS TO MY ONLINE ACCOUNT I NFORMATION. Prior to XX/XX/XXXX, the website would not allow online payments. Let me explain what happened. For several years, I gave the mortgage company permission to withdraw the mortgage payment automatically from my checking account. The problem started with the house insurance problem. About XX/XX/XXXX, I lost my homeowner 's insurance when I was on vacation and the payment did n't go through. The mortgage company immediately put me on a high risk fire insurance and charged {$610.00} every 6 months for some kind of escrow PLUS a monthly insurance fee. Then I had trouble getting another insurance policy. To this date, I have no idea what insurance company issued the policy and whether the premium was excessive or not. It took me 3 years to get a replacement policy in XX/XX/XXXX because of what the mortgage company did. Meanwhile, I did NOT authorize the mortgage company to take any money from my account except the monthly payment. They had no permission to withdraw over {$10000.00} in these insurance fees and other fees, and I do n't even know what they were for. Then XX/XX/XXXX for the next 2 years, Mortgage Center started taking another approximately {$200.00} a month for some kind of escrow which I have no idea what it was, where the money went. And I got no explanation about that. XX/XX/XXXX, I cancelled the online payment authorization since the mortgage company was bilking my account. So I started mailing in my payment by check every month. That went fine for a couple of years until XX/XX/XXXX XXXX. Then the mortgage company started losing my checks and not applying the payments I was sending in. I have attached copies of all the checks I wrote AND MAILED. Some of these checks were never cashed ; however, the envelopes never came back through the post office either. I think the mortgage company is simply throwing the checks away. That 's FRAUD. Now the company is returning my payments and trying to force me into foreclosure. RESOLUTION : 1 ) I want to catch up on my payments, but I do n't feel like I should have to pay late fees. I made the payments ; the mortgage company failed to handle the payment and post the payment to my account. I will pay all charges and fees after XX/XX/XXXX. A ) I am protesting late fees as FRAUD and request triple damages B ) I am protesting any other fees and charges as FRAUD and request triple damages C ) I reserve the right to contest any other fees. 2 ) I want ALL the money wrongfully withdrawn from my checking account applied to my mortgage account as payments on the mortgage balance. The account also needs to be adjusted for interest. I am requesting triple damages for FRAUD. 3 ) I need access to my online account so I can set up automatic payments. The mortgage company MUST provide any information to allow me to make online payments. 4 ) I reserve the right to request further relief as may be determined in the investigation.

In XX/XX/XXXX I contacted Mortgage Center LLC, as advised by XXXX XXXX XXXX, in regards to a mortgage pre-qualification. When I met with the loan processor I explained I had a foreclosure and that my mother, who lived in Minnesota at the time, and I were purchasing the property. I provided documentation of the Sheriffs sale, as well as a letter from my mother 's insurance company documenting where the down payment was going to be paid from, and was provided a pre-qualification letter from Mortgage Center LLC. By XX/XX/XXXX we had identified a property and began the purchasing process, looking to close in XX/XX/XXXX. Throughout the process we were asked for the same documents multiple times. As we approached our closing date, but had not received a clear to close, I was contacted by our loan processor stating she had filed the wrong mortgage application. She filed a conventional mortgage application, but stated she needed to file a FHA mortgage application due to the foreclosure, which was over four years past, on my credit report. She also explained the appraisal that we paid for was not valid through FHA and that we needed to secure another appraisal. The FHA appraisal was completed and there were still multiple issues with regards to communication with the mortgage company. My realtor, my mother 's insurance agent, agents of the title company, myself and mother worked very hard to complete the process with the mortgage company, only to have terms change repeatedly. When we finally secured a closing date, we were advised by Mortgage Center LLC staff to pay closing cost with the funds they could validate in our personal accounts and apply for a loan reamortization once we received our funds from the insurance company, as the title company would not accept a third party check. The funds were secured from the insurance company and sent to Mortgage Center LLC. We were later contacted and informed they would return our funds as our mortgage could not be modified because it was an FHA loan. We were instructed to apply for a modification in two years and pay all associated fees. The entire process has cost my mother and I additional funds, unnecessarily, due to Mortgage Center staff 's lack of knowledge about their business and professionalism. I am concerned about possible fraud and unethical lending practices.

On XXXX, Mortgagecenter.com received a check from my bank in the amount of {$24000.00}. I monitor my checking account and was concerned when the check had not cleared. On XXXX, my concern increased so I checked with the mortgage company to see why the check had not been processed. They informed me they had not received the check. I then contacted my bank and they informed the mortgage company received the check on XXXX. On XXXX, with the confirmation the check was delivered, I contacted the mortgage company again and they then admitted they did receive the check on XXXX, and proceeded to put it in the mail on XXXX returning it to me. The reason for the check rejection provided was that their policy requires any check over {$10000.00} to be a certified check. I asked when the policy changed to require certified checks over {$10000.00} and was told that the policy was always in place. Problem 1 : On two previous occasions in 2021, they cashed checks of the same type, from the same bank, for amounts of {$24000.00} and {$25000.00}. Neither of those checks were certified checks. Problem 2 : They did not notify me they rejected the check on the first call on XXXX, nor did they inform me of the certified check requirement for checks over {$10000.00}. The main problem is the interest on the higher loan amount continued to accrue. Concern : Is this something Mortgagecenter.com routinely does to their clients, since it could potentially be a large financial windfall? In my case, they could accrue an additional {$2.00} per day, times 7 days for a total of {$14.00}. It does not seem like much, but consider if they do that 1000 times each month, which would be {$14000.00} per month and in 12 months the total windfall would be {$160000.00}. I have no idea if this is a routine practice of the company, but just want make sure I inform CFPB of what happened to me, so you could take a look. Thank you for your time!

XXXX I contacted Mortgage Center of XXXX MI to inquire as first time homeowner. I was assigned to XXXX XXXX loan advisor. We complete the application and many documents were submitted. This process was unique because I already live in the home and I am purchasing from my father. XXXX informed me that my interest rate was 3.750 % I would have FHA loan, No money down, due to equity in the home given as gift from my father. I had to pay for appraisal {$420.00}. I found homeowners insurance $ XXXX year. Then they stop communicating with me. XXXX I was told another application is needed because of the time lapse from first application. So we redid all the wording and i sign a new application. Then I had to resubmit every document sent from XX/XX/XXXX. Time went by nothing XX/XX/XXXX XX/XX/XXXX I was requested to send check stubs and letter stating why I have inquires on my credit report. Then my time lapse with homeowner insurance so the police had to be rewritten, I lost the great deal I had. XX/XX/XXXX request for appraisal. Then nothing XX/XX/XXXX I was ask again to re-sign same documents I sent in 8 times and produce more explanations. Today XX/XX/XXXX I was emailed stating they need me to resubmit a brand new application and my credit need to be pulled again. They are not going to proceed with me unless I have a new application and they have various options for me. I feel like they are doing this because I am XXXX and they are not making any money on this deal. I have followed all their guidelines as requested and they refuse to process my application underwriting has sent me through the games and now I still dont have a mortgage at all. I would like so help to shine light on how this company does new home owners and lack of no communication and blame other people in the company for their down falls. Please help me. Now I am forced to take my business else where.

On XX/XX/XXXX we applied for a 30 year fixed mortgage with XXXX XXXX XXXX, XXXX, Michigan. XXXX XXXX XXXX took the loan application and stated that he would be our contact person. We explained to XXXX XXXX that we needed to refinance our existing mortgage with XXXX XXXX, XXXX, for a lower interest and also pay off a 7 % Signature Loan with XXXX XXXX XXXX XXXX, {$27000.00}. XXXX XXXX stated the Signature loan pay off would depend on the appraisal of our home. We paid a {$450.00} appraisal fee at that time. We were then notified by a XXXX XXXX XXXX, Senior Processor, on approx XX/XX/XXXX. XXXX XXXX then stated that our home appraised for {$200000.00}. I then ask XXXX XXXX if the entire balance of the Signature Loan would be paid off, due to the high appraisal of our home. During that phone call XXXX XXXX checked the figures and told me that there would be no problem. XXXX XXXX also stated that Mortgage Center would also get the payoff of both loans. We closed on our refinance loan with Mortgage Center on XX/XX/XXXX. Mortgage Center disbursed the money on XX/XX/XXXX. On, XX/XX/XXXX we became aware that our Signature Loan, at XXXX XXXX XXXX XXXX, had not been paid. Also our {$540.00} payment was due on the Signature Loan. XX/XX/XXXX my XXXXyear old grandson informed us that Mortgage Center had made an error and paid off his pickup truck. In a panic, XX/XX/XXXX I called Mortgage Center and talked to XXXX XXXX. XXXX XXXX said he would check into the issue and call me back. When XXXX XXXX called back he stated that the refinanced loan was closed and really didnt think there was anything Mortgage Center could do. He recommended that my grandson make his original truck payment to us. Then we could put my grandsons payment to our 7 % Signature Loan. I still today cant imagine being offered that solution.

XXXX continues to report the account as past due and the foreclosure sale happened in XX/XX/XXXX. The property sold at sheriff sale for {$230000.00} and the balance due to the lender Mortgage Center was {$160000.00}. I received the difference plus {$7500.00} from buyer for immediate access ( see attached ). In spite of repeated letter and emails to the Mortgage Center the account continues to report incorrectly on my XXXX credit report. XXXX does not report XXXX and XXXX stopped reporting activity in XX/XX/XXXX. Back Story My XXXX year marriage ended in XX/XX/XXXX. In the divorce I received the marital property at XXXX XXXX XXXX XXXX XXXX XXXX XXXX. At that time the XXXX mortgage was with the Mortgage XXXX in the amount of {$170000.00} in my name alone and entirely my responsibility. Unfortunately there was also a second mortgage in my ex husband name only with XXXX XXXX XXXX for around $ XXXX which he used for business. Although he was ordered by the court to continue to make payments on that second mortgage, in XX/XX/XXXX I learned that the second was in default and that he had completely stopped making payments. Because of fear of foreclosure and also becoming homeless with my XXXX children, I chose to protect my family and purchased another home in XX/XX/XXXX. When I moved I was able to find a tenant to lease the home for $ XXXX month for 12 months which allowed me to cover the mortgage, tax payments, and insurance. Once they moved out and the property taxes went up to non-homestead rates I could no longer afford to continue to make payments on the home. I was also unable to sell it because of the second lien which was my ex husband 's responsibility. I had no other option than to allow it to foreclose to settle my debt.

Purchased home via conventional mortgage. The lender charged a {$200.00} survey fee, yet they never performed the survey. The lender refused to refund the fee for the survey that was never completed. See communication for the title company below : On XX/XX/XXXX, at XXXX, XXXX XXXX XXXX wrote XXXX XXXX The {$200.00} was returned by XXXX XXXX to your lender with the signed loan package on XX/XX/XXXX. As we did not require a location survey, we did not order one. The lender included this fee in the closing costs on your closing disclosure but when we disbursed the file, there was no survey invoice to be paid. The options are that a survey can still be done if the lender sends back the {$200.00}. Otherwise, your lender should refund the {$200.00} to you directly as we no longer have those funds. I apologize for the confusion on this but I will have our accounting folks let me know if the check has cleared our account. I will send a copy if so. Thank you for taking the time to read my message, it is highly appreciated. We have been dealing with the company Mortgage Center ( XXXX XXXX XXXX ( XXXX XXXX ) XXXX, Michigan XXXX ; ( XXXX ) XXXX ) for the last two weeks.! 0 years ago, when the Condo we live in was purchased, the mortgage was through this company. About a year ago, we paid off the mortgage. When we wanted to go ahead and close the sale of the Condo two weeks ago, we were told that the Mortgage Center had not properly closed our account and released the lean. When we contacted the Mortgage Center Service Center, we were told that they would look into this and reach out to us. But, instead of reaching out to us, we had to call them every day the last two weeks just to hear the same response. We have not been reached out to, there was no tag on our account, that we had requested this issue to be solved and not once did the person who answered the call know that this situation had been going on. It really raises the question if this company is a legit company. When I went online to research the reviews and the experiences other people have had, I realized that this is a very common situation with Mortgage Center. Please, take the time to investigate this company and this situation. We are having serious problems because of the malfunction of Mortgage Center and we are the only ones who are suffering severe damage.

I am supposed to close on my mortgage loan with Mortgage Center on Thursday XX/XX/XXXX per my purchase agreement with the seller. My realtor and I were unable to contact them last Thursday and Friday after multiple attempts to multiple employees ( processor, manager, main line ) to ensure everything was received on time. Yesterday, XX/XX/XXXX, Mortgage Center said they did not receive documentation from the title company that had been sent on XX/XX/XXXX. Today, XX/XX/XXXX, they told me I needed more money in my bank account without disclosing all the numbers. I went and got a check and gift letter from my father to put into my account within an hour of receiving this notification even though I surmised I had enough money. An hour later Mortgage Center gave me my predisclosure which showed my {$990.00} homeowners insurance that I prepaid as a homeowners association fee that I haven't paid. The predisclosure also did not show my {$5000.00} earnest money deposit. I notified Mortgage Center to fix these two issues and they emailed me that I need to sign the form or I will not be able to close on XX/XX/XXXX ( a day late ). I told them I would not be signing an incorrect form and the changes should be made. Furthermore, when these changes are accounted for, I did indeed have enough money without asking for my dad 's check or gift letter.

I was unemployed in XX/XX/XXXX and experienced a substantial decrease in income. I contacted my mortgage company right away to look at options. They provided me with information to apply for a government mortgage modification that would potentially lower my payments. The mortgage company explained that I would need to qualify for a permanent modification by making 3 successful trial payments. They provided me with the trial payment amounts and I successfully paid each trial payment on time and in XXXX XXXX they made my modification permanent. After reviewing my credit report a few months later, I noticed that the mortgage company marked my payment late for each month of my trial payment even though they had set the mortgage payment amount and I paid as agreed. This has caused a significant negative impact to my credit score as it is one of the only negative items. Had I known that they would mark me late I would not have went through with the modification process. I have contacted the mortgage company on numerous occasions asking for an explanation, and the only answer I get as that they say they are legally obligated to report me late. I believe there lending practice was deceptive and predatory. I have asked them to remove the late payments and they refuse.

On XX/XX/XXXX my home was foreclosed on by Mortgage Center LLC. This company has been reporting that I am past due on my mortgage instead of reporting that it was foreclosed on in XXXX. I contacted the company to resolve the issue and I was told to file a dispute with the credit reporting agencies. So I filed a dispute with XXXX on XX/XX/XXXX, but I was told I need to contact Mortgage Center to have them send in the correct information. So again I contacted Mortgage Center and asked them to submit the correct information but I was told it's the responsibility of XXXX. I am embarrassed that my home was foreclosed on even tho it was due to me being ill and in the hospital for almost a year and therefore my pay was deducted by half which resulted in me defaulting my mortgage loan and losing my home. However I'm trying my best to move forward but I can't with Mortgage Center refusing to report the correct information. I filed a complaint with XXXX XXXX XXXX and I'm still waiting for them to comply with the simple request to correct what they are reporting.

XX/XX/XXXX, we refinanced our home from XXXX XXXX to the Mortgage Center. This refinance was to pay off XXXX XXXX, Hud, and MSHDA. We thought everything was fine, until XXXX of XXXX we applied for a HELOC at our credit union. The credit union advised us that there was a lien on our home from HUD. We were very confused and reached out to HUD ( which wasnt easy ) and found out we needed to contact XXXX who handles their payments and payoffs. We found out that XXXX sent XXXX XXXX the wrong payoff. The payoff was for a person with the last name in Florida. XXXX XXXX sent the payoff to The Mortgage Center. Not one person noticed that the information was incorrect. The information was sent over to XXXX XXXX and a check was cut for {$7800.00}. Our original amount that we owed was {$10000.00}. After us contacting XXXX, XXXX did go ahead and credit the {$7800.00} to our account, but we now have the {$2900.00} that we have to somehow come up with to pay off the lien and be able to get our HELOC.

Every month my statement comes later and later. My first payment was sent to my previous address and took over 3 weeks to reach me. Every month my statement is dated the XXXX of the month, I NEVER receive it before the XXXX or XXXX of the month. This month it is already the XXXX and I have NOT received my paper statement. I have called and all they want to do is take my payment over the phone or for me to do it online. I DID NOT sign up to do it that way - I want to make my payment in a timely manner through the USPS! They are making it almost impossible to do this since my payment is due on the XXXX of the month - I now only have 1 week to make my payment! If they have 'glitches ' in their mailing system, they need to address and CORRECT it! My payment is received and processed by them within 3 days of me mailing it - so I highly doubt that the issue is with the USPS!
