1. I paid XXXX XXXX {$12000.00} for High Grade Wood Grain Porceline Tiling for my entire home. Included in the receipt was labor and all other materials to remove the damaged carpeting in the Livingroom, Hallway, Master Bedroom & Master Bedroom Closet and install the new tiling.. 2. Shortly thereafter, I received a letter from the Repairs Department at Longbridge Financial stating that {$7600.00} was being withheld for required repairs as well as a required Contractors Affidavit of Confitional Waiver of Lien required for complaince with my Reverse Mortgage Agreement. 3. I called their Repairs Department and was told that once the repairs were made, to send in my invoices, reciepts and the Waiver of Lien. I was advised that once received, I would be contacted by the Repair Department to schedule a HUD Inspector out to my home to confirm work was completed and was in compliance with HUD Standards. Once the inspector submits his/her report, Longbridge would return the withheld {$7600.00} to my equity line of credit. 4. I had to go back and forth between XXXX XXXX and their XXXX XXXX XXXX XXXX to determine who was the party responsible for completing your Lien Waiver. It took me 2 weeks to get that issue resolved. 5. XXXX XXXX finally sent me the Waiver of Lien, and I forwarded it to XXXX. XXXX XXXX XXXX sent me thier company Waiver of Lien, not the one from Longbridge, so I contacted the Repair Department and was told to send XXXX XXXX 's waiver in.. 6.The mid week in XXXX, Longbridge called me and advised me they were going to contract a HUD Inspector out to my home to confirm repairs had been made. They said it could take up to 2 weeks to have an inspector come out, and I was fine with that.. 7. Around the last week in XXXX, XXXX XXXX sent out thier HUD Inspector ( Who was actually the same appraiser that came out when I initially applied for my Reverse Mortgage with XXXX XXXX XXXX is a very small community and there are very few professionals in XXXX XXXX XXXX .Anyway, he came out, he took pictures of the areas repaired and he submitted his report. 8. The next thing I know, the Inspector was on the phone with me saying Longbridge kicked his report back to them telling the Inspector to change the name of the Business noted as XXXX XXXX XXXX XXXX XXXX ( The Mortgage Broker I applied for a Reverse Mortgage through ) and to change the name on his report to Longbridge Financial. I didn't understand why he was so upset and literally livid at the request, He began telling me that what they asked for was not legal, therefor could not be done. I told him to contact Longbridge directly, but was told they couldn't get through on the phone. 9. I decided to do a conference call with the HUD Inspector, Longbridge Financial and myself, which ended up becomibng a shouting match because the Repairs Representative would not listen to his concernes nor mine. She would not and refused to transfer us to a Supervisor, nor would she provide us with any information on how to speak with a supervisor to find a solution to the issue. 10. The HUD Inspector then called FHA or HUD to verify that he was correct in that changing the Lender name on his report would be illegal, and XXXX informed me that he was correct per FHA/HUD. 11. The following day, XXXX called me and said that their requirement to change the name on his report had been dropped and no longer required. Whether HUD contacted Longbridge Financial or not to advise them that this was an illegal request is not known. We just know they no longer required this change. 12. I then called the Repair Department again, to ensure all my documents, receipts and invoices were recieved as well as the HUD Inspectors report. I was advised that yes, everything on my end was fulfilled and I do not need to do anything else. I was advised that once " Upper Management '' reviewed the paperwork, the funds withheld would be released for my withdrawl and would take about a week to review and a week to recieve the funds. This Operator Confirmed that ALL REQUIRED DOCUMENTS HAD BEEN RECEIVED and were in review by management. XXXX. However, on XX/XX/2022, a letter went out to me, which I recieved on XX/XX/2022 stating that although the HUD Inspector 's report was received, that XXXX had not yet received the " Contractor Affidavit And Conditional Waiver of Lien '' or any final invoices and/or reciepts are required to release the withheld funds on my account. 14. I again called the Repairs Department and got the same rude customer service rep I had conferenced with myself and the HUD inspector. She tried to say that this letter was sent out before they had received my documents or the inspectors report. This ... Made NO SENSE AT ALL! 15. I explained that I was told that a HUD Inspection was required, but would not be scheduled until all the required paperwork was submitted ( Reciepts/Invoices/Waiver of Lien ). Which was WHY I received call from Longbridge about scheduling out the inspector, NO NO NO! If I had not submitted my invoices, lien waiver, receipts, Longbridge would not have sent the HUD Inspectore out to my home to submit his report! 16. The operator asked me to hold, and hung up on me! 17. I decided to check my account on their website, and it does not reflect that {$7600.00} is being held on my account for repairs. Yes, there is a place on the web page that has a box showing money being held for repairs. It shows a {$0.00} balance. 18. This company 's web site does not provide any contact information to reach management, supervisors or anyone higher than a generic repair call center. 19. I contacted their XXXX 's XXXX XXXX only to be told that I would have to contact someone from the Repair Department to resolve my issue. They did not have any phone numbers to contact management within that department. 20. I emailed the company over and over and over again, asking that someone from management call me directly, and only receive a robotic reply saying that Someone would get back to me, that phone call never ever came! 21. With my frustration getting out of control, I called the FHA Assistance line and spoke with a FHA Rep. I opened a claim, received a refence number XXXX, and a case number XXXX. I am EXTREMELY concerned that not only has this company taken funds from the cash out loan on my home to which they have no intention of returning to my Equity Line of Credit, but also that this company has the ability to damage my credit score and credit reports. I have complied with every single requirement to have the {$7600.00} retured to me, only to get so many false answers, or facts of what is happening and what is the problem that I can't get a part of the {$12000.00} that I paid to tile my entire home. I have been waiting for over 2-3 weeks for someone to contact me to resolve or clarify the issues preventing them from releasing funds that their web site isn ; t there. And if not being withheld for repairs, where IS IT??? I hope your agency can get involved and assist me in recovering money that Longbridge should have released three weeks ago or longer.. Thank you for your time. I know this was a lot of information. Please contact me if you need copies of emails, documents, my statement of facts, etc, etc etc.

On or about XX/XX/2020, I contacted Ms. XXXX XXXX of Longbridge Financial , LLC who was trying to get in touch with me the previous day. I was in touch with another lender regarding refinancing my reverse mortgage and " somehow '' Ms. XXXX found about it. She asked me if I would be interested in refinancing my reverse mortgage with Longbridge, my current lender, at a much lower interest rate than my current mortgage or that which her competitor was offering. In addition to a rate of 2.360 %, she told me I could get a line of credit of {$20000.00}. It all sounded very good to me especially since, a ) Longbridge was already my lender and, b ) the {$20000.00} would come in very handy because I was thinking of making a large purchase in XXXX of next year. I complied with everything that was asked of me in a timely manner even though some requests seemed strange to me since I currently was, and had been a customer of Longbridge for the past four years. They treated me as if they knew nothing about me. The process seemed to drag on more than I thought it should. They would ask me for certain verification and when I complied, a week or two would pass and they would ask for another verification and another week or two would pass and they would ask for something else and a week later ask for something else. Remember, I was presently their customer for four years. Finally after close to 3 months they sent a notary to my home to have me and my wife sign a slew of papers. Never did they notify me that the loan went through. When I called them, Ms. XXXX said yes, of course, once you signed all of the documents, your loan went through. On XX/XX/2020 I noticed a deposit of {$10000.00} in my checking account from XXXX XXXX XXXX. On the following Monday I called Ms. XXXX. She told me that it was my line of credit. What happened to the {$20000.00}? I asked. Well, she said, you paid interest from the time you applied for the refinance until the new loan went through. In addition, we paid your property tax which is required by law ( something I had done myself for the past 29 years ). So my {$20000.00} line of credit became {$10000.00}. NEVER was I told that by the time Longbridge finished writing a new loan I would be paying {$7000.00} in interest and {$3000.00} in property tax. And .... I always believed that I had to request funds from my line of credit since every monthly statement I received from Longbridge on my previous loan came with a form to submit asking for funds from my line of credit. By automatically giving me the {$10000.00}, they could start charging me interest right away. When I questioned this discrepancy, I was told by Ms. XXXX, yes at the time we sent you the proposal, you would have qualified for the {$20000.00}, but we had to close your existing loan and pay the accrued interest. She further said it usually takes 45 to 60 days to accomplish this. Actually, it took closer to 78 days. Their proposal was misleading, to say the least, or downright fraudulent. How could I close on the loan the day I received the proposal? I am lodging this complaint of misleading and fraudulent representation on the part of Longbridge Financial and want appropriate action to be taken to prevent them from this misleading or fraudulent practice in the future.

On XX/XX/20 I contacted Longbridge Financial about Reverse Mortgage and received same day email response with additional information and numerous reviews and ratings and assurance of their strict adherence to NRMLA Code of Ethics. Also received a detailed financial spreadsheet analysis to be used during counseling session ; a 6 page written quote. XX/XX/20 After numerous calls and emails we moved to signing of an application provided by DocuSign. XX/XX/20 sent email asking that the interest rate quoted in conversations, emails and financial proposal/quote ( XX/XX/20 ) be explained in detail. This email request was ignored ; the one and only time a question was ignored or left unanswered. XX/XX/20 Emailed XXXX XXXX to advise that appraisal was scheduled for XX/XX/20 and again reminded XXXX that my question regarding the interest rate had not been answered. He called and when I asked him the exact components making up the interest rate quoted verbally and in writing he indicated that it was made up of LIBOR, .50 % for insurance and the remaining component was the margin for Longbridge. When I asked the LIBOR rate used in the quote he said 1.3882. I responded that of the total quoted of 3.382 that left 1.50 for Longbridge margin. He seemed confused and said no, the margin was 1.75 because they lowered the origination fee from {$5200.00} to {$4800.00}. After hearing this confusing and conflicting explanation I offered to review the written quote he provided and call him back ; I called back immediately with the quote and he agreed with the original interest rate but said someone in corporate had changed the rate a couple of days after he quoted me originally. He attempted to have me accept the higher rate by referring me to the amortization schedule he provided with the written quote. Since the interest would be thousands of dollars more over time, the {$400.00} reduction in origination fee was not an acceptable alternative. I explained that I was extremely disappointed and uncomfortable and that we needed to maintain the original numbers to move forward. He agreed and said he would contact the individual who changed the numbers, XXXX called back minutes later indicating the change and new interest rate would stand and either I agreed or the application would be canceled, the appraisal stopped, and while he agreed this was unfortunate, his hands were tied. I assured I would file complaints with all appropriate agencies.

Back in XX/XX/2021 I started looking for a reverse mortgage and was proceeding with XXXX. I then found Lonbridge Financial whos said they would be way quicker and easier to deal with I foolishly believed their sale pitch. I provided all financial information they requested and they provided a Reverse Mortgage preliminary offer. The property value was tight but on appraisal it cam out with {$30000.00} to spare. I submitted all documentation as requested in a timely manner. They did have an issue that as naturalized citizen much of me assets were still in the XXXX so at no little expense I transferred money to my XXXX XXXX account in the sum they requested and was promised that having done that my loan would be able to proceed. They were fully aware that we were engaged in spend down so that my sick wife could go onto XXXX and that the funds raised were for the equipment see urgently needed. Out of the blue I get a call saying they did not wish to proceed. In the intervening period I think her credit card debt may have risen so all they need to to do was to explain this and ask me to close of dept of produce further funds. I should add that we both have credit ratings in the mid 700 's never mise any payment. The sales lady, who is equally frustrated, admitted that a member of staff had been sitting on our papers and they had not been forwarded in a timely manner. NOW this is despite their most senior underwriter confirming two weeks ago, she was at a conference at the time but still called me with the good news, that the loan was ready to go if I could show {$70000.00} in my US account this I did in 48hrs. Costing me a costing me a loss of nearly {$3000.00} and expense. If I knew I could not take them at their word and trust the verbal contract I would not have proceed. In my opinion the sales department oversells there capacity to deliver. They are very inefficient once things move to their back office, I was told they did have staffing issues and getting up to speed. Communication is poor. I have called many time once the money was deposited and she said the she had been told that she was told in the past if they did not contact promptly all was ok. VERY VERY DISAPPOINTED!!!!!

XX/XX/XXXX I received a response from CFPB complaint # XXXX A closing error by Title Agent missed a debt to paid that was clearly on the Settlement Statement. This error caused garnishment of my ssi since XX/XX/XXXX to present. The response from the complaint confirmed XXXX XXXX error was made XX/XX/XXXX. Since receipt of response no action has been taken to correct the error. In the response they stated they would reach out to HUD to stop garnishments, as a courtesy reach out to me to make a arrangements for reimbursement of garnished funds. The garnishment has not stopped and I had to reach out them XXXX, XXXX several times, in regard to the courtesy reimbursement. In the interim, SSI withheld XXXX checks for XXXX because I had exceeded the earning amount in XXXX, ( had to go back to work after retirement, to recoup funds withheld ) which coincidentally was the amount garnished by HUD collections XXXX I notified the lender the loss of ssi and they requested proof. I supplied the proof and waited XXXX weeks to be advised that I would only be reimbursed for the ssi withheld- with a check for the months of XXXX XXXX, causing financial hardship once again! l was unable to pay my bills for 2 months. This week I reached out requesting XXXX - XXXX reimbursement, to no response. It has XXXX XXXX years for the Lender to address and confirm this error. Which does not comply to the timeframe the issue should have been addressed, per their disclosure. Negligence by the Lender has literally put my life in a standstill! It has caused mental and emotional stress, loss of family time and has controlled my livelihood. The value of my home has gone up significantly and I am unable to refinance. They are not complying to their own disclosures on statements. They have been Negligent in addressing my first inquiry made in XX/XX/XXXX. Breached their duty to me the Consumer and have been DECEPTIVE. Deceptive = Title Claim was filed XX/XX/XXXX and they were not forthcoming until XX/XX/XXXX.

We started a reverse mortgage application last fall with XXXX XXXX. We have gone thru all the processes for a reverse mortgage and started running into problems with them in XXXX. We own 2 parcels in XXXX VT on separate deeds. The first is our house lot, which we purchased in XXXX, and on which we currently have a Heloc. The second lot we purchased in XXXX from a neighbor, vacant land contiguous to our house lot. Vt State Statute states that contiguous parcels are billed on one tax bill. We had the appraisal for the reverse mortgage done on the house lot only. Since we not only have a separate deed for that parcel but also have a survey for that parcel, the appraiser had no problems doing the appraisal, which we paid for. The other parcel is in a realtor 's hands for sale of at least a portion of it. Latest problem with XXXX is that they say the FHA requires 2 separate tax bills, a violation of VT Title 24 Chapter 051 Subchapter 001 and Title 32 Chapter 129 Subchapter 004 ( Grand List of Town ), which Titles combined state that contiguous parcels go on one tax bill. We have sent XXXX copies of the separate deeds and the Statutes. I have talked with XXXX XXXX in the XXXX FHA XXXX, which controls the Vermont FHA, who confirmed that the FHA does not require tax bill info, that is something the lender may want. XXXX still confirms it is an FHA requirement. I gave them XXXX 's name and # to call, which they would not do. Their decision TODAY was that they need 2 tax bills, which changes the cost of our property taxes because each parcel would then have a higher tax rate for the 1st 2 acres EACH and is a violation of Vt Titles 24 and 32. So far this application has taken 1/2 year.

I began processing my application for a Reverse Mortgage with Longbridge Financial in XX/XX/2021. Because my condo development had not yet gotten the FHA approval, I filled in 5 pages for FHA and in XXXX, their underwriter accepted my home for " single unit FHA approval. '' However, in XXXX, after my loan package was complete, the agent ( XXXX XXXX XXXX ) advised me the underwriter rejected it, saying " FHA/HUD will not finance on a condo if there is any late payment in previous 60 days. '' -- unlike SFRs, for which they make an exception! I asked about FHA but the Longbridge underwriter did not talk to them. She just had to reject my loan based on this highly unfair rule. 1. A reverse mortgage does not require repayment, so why would payment history be important? Why are condo owners any different from SFRs? It's all payments! 2. Their risk is limited by the loan-to-value ratio anyway. My condo comps at XXXX and I only owe XXXX. 3. I am single, nearly XXXX and extra income ruined by COVID. I'd never been late before or since the couple months I had trouble paying the total mortgage amount. 4 It was good I bought the condo, but if I can't do a reverse mortgage, I will be living in serious poverty while sitting on/in over {$130000.00} in equity! How is that possible? 5. Someone in FHA policy-making/enforcing must have a heart enough to see how terribly unfair their rule is considering what I have said. I need to be an exception ( COVID hardship ) or the rule needs to change -- or both!

I was in the application process, I was told I was required to pay for an appraisal and the counceling Longbridge staed they would need to collect XXXX and they did. In an eamiled I asked if there were any other fess XXXX XXXX the represanative stated no. After the appraisal was complete the compay wanted me to pay money to get the loan I was not interested so I inguired at a nother company XXXX XXXX XXXX I am currently in the loan process with them whne I asked to have my appraisal I was told I needed to pay another XXXX which I was unaware of I had already paid the approaisal fee, but in order for me to get the appraisal I had to pay the fee, when I called XXXX XXXX I stated my dis satisfaction in his lack of disclosure he was very indifferent about the " lie '' he stated it would have to be handled by a different department and they would contact me which they did and I was foreced to pay the fee to get my appraisal. He also whiched me good luch and stated that I was cute I am assuming that was based on my XXXX picture because we have never met. As a grown women I find this comment to be extremley offensive and his contact to be sneaky and deceptive. I am hoping you can help with this issue. I do not feel I should have to pay the extra {$370.00} for my appraisal. I have the emails as documentation. XXXX XXXX

XX/XX/XXXX - XXXX Rescission Form - 12 CFR 1026.23 ( h ) ( I ) ( ii ) Special Rules for Foreclosure, 2011 Ca Civil Code 1688 & 1689 ( I ) ( 3 ) ( 6 ), Consumer Protection Act section 125 ( b ), UCC 3-305 , 3-306, 5-114, 8-503. delivered by digital drop box the same date and by express mail. Information regarding an escrow account opened in 1983 that was conveyed in the reverse mortgage paperwork has been requested several times. No response to any of the above requests have been answered. 12/7/23 activity of the account shows " Liquidated and held for sale. '' What was liquidated? And considering that the only response to the billing error was vague and gave no actual evidence of their investigation, I don't accept that. The right to rescission was never disclosed per law at signing. The rescission form that was submitted to the company was never acknowledged. It has been well over the twenty day period allowed for a response. The rescission is considered accepted by law. They do not have the right to liquidated or sell anything. A lawsuit for damages will be filed with the court.

I have a loan with Longbridge Financial , LLC in XXXX Texas. When I asked for a refinance of the loan, my mortgage specialist, XXXX XXXX, indicated that I needed to have another inspection and valuation of my house. When that was done, I was told I had to have another inspection and vaulation of my house because the government required it and was doing that on 20 % of all inspectioins. The second came in at a low ball figure, 87.5 % of the original valuation. I was then told I had to close on the lower rate of pay for both of the inspections. I don't know of any government program that requires 20 % of additional work on anything. Since they had my bank card they apparently thought they were in the drivers seat. But, just so happened that my bank change owners and reissued me new cards. Then they had a fraud charge on my account and again reissued me new cards. This seems like a variation on the bait and switch practices I've read about. The final straw was when my mortgage specialist called me, a veteran, on veteran 's day to try an get me to talk about my application. That showed me what kind of organization I was dealing with.

Hurriane Ian damage, our insurance carrier issued a check in both the homeowner and Mortage company, which was not a problem, however we can not get our funds form the reverse mortgage company, they have a contracting service called XXXX XXXX XXXX is administer claims like this. They will not release the funs after 10 months. We can not complete the repairs, we lived with mold in our house for 8 months, had mold migration .and now waiting for XXXX to schedule the work Now they say we defaulted, because they said we did not pay the taxes for XXXX, which we did, and we are getting the documentation from our bank to resolve this issue. Property tax is a matter of public record which anyone can check. We do not have the funds to pay for repairs, we used all of our savings right after the Hurricane for immediate. .needs. Between the nasty letters, leaving messages at our doorstep and countless hours

My name is XXXX XXXX XXXX. I have a reverse mortgage I am XXXX years old in XXXX XXXX. Longbridge my mortgage holder for the reverse mortgage I have. Threatens to call my mortgage for flood insurance. I put on insurance on the amount to cover what is owed. They want what the property value is. I put down half so I can live out my final years Iin peace. Have not gotten that from them. They threaten to call the note and or force plCe. It is {$500.00} a month for the insurance and {$500.00} and going up for taxes. My understanding is you only can require what is owed the lending institution helo me please.

I request funds from longbridge financial from my reverse mortgage .it has been over a month and I have not received the monies.the first request I waited 3 weeks no money.i called customer service and they resubmitted my request I called and they said the check was in the mail.that was 7 days ago. I feel like I am being scamed.I have bills coming due that I was going to use those funds for.now I will have to pay interest on my charge card.trying to reach someone by phone is really frustrating. It usually takes over an hour to connect with an agent.Do I have any recourse against this company?

I got a reverse mortgage in XXXX 2016 with Longbridge Financial LLC. They sold the mortgage to XXXX XXXX XXXX XXXX. On the hello-goodbye letter the number for Longbridge is a non-working number ( XXXX ) and when I contact XXXX XXXX XXXX XXXX at the number listed XXXX they say they do not service Reverse Mortgages. I looked up the number for them online XXXX and they informed me they do not handle reverse mortgages as well. The option I took was a line of credit, so of course no one can direct me where to get a draw or who to contact.

Following a refinance on a reverse mortgage with Longbridge Financial L.L.C. I received correspondence via mail of a Release of Lien paid off for the amount of {$530000.00}. The amount of my monthly statements reflect the my current total loan balance is XXXX, XXXX. There are no delinquencies on my property. The explaination by the company representative did not in anyway detail the facts of my personal documentation. A difference of {$260000.00}. Please advise me as how I can mitigate this discrepancy.
