Hello, I submitted an application for a refinance of my investment condo located in XXXX NJ to Loan Cabin through their website on XX/XX/XXXX. I received an acknowledgement email on XX/XX/XXXX ( see attached ). On XX/XX/XXXX, XXXX XXXX, XXXX of Mortgage Banking at Loan Cabin, emailed me that she received the application and requested some additional information that I immediately provided what she needed. On multiple occasions I requested a Loan Estimate and Loan Cabin did not provide and many times did not respond. I sent multiple emails to XXXX and Loan Cabin and she finally provided a meaningful response on XX/XX/XXXX. I attached a copy of the back and forth email communication between myself and Loan Cabin. I applied to other banks and had no issue getting a loan estimate in a reasonable amount of time but I held out because Loan Cabin quoted me with the best rate. After discussing my situation with a family friend who is a realtor, they mentioned that Loan Cabin should have legally provided a Loan Estimate within 3 days of the application being submitted or else they would be in violation of TRID Regulation Z. I'm very frustrated with my experience with Loan Cabin and wanted to bring this matter to your attention.

I filed out the online application on loancabin.com in late XX/XX/XXXX. I was contacted by a Loan Cabin rep the next day and was told that a loan originator ( XXXX? ) would contact me shortly. In early XXXX, XXXX informed me ( via telehpone ) that I was pre qualified and I would receive my pre qualified letter shortly. The loancabin.com site does not have any way to upload documents, nor did XXXX ask me for any documents. I have never heard back from XXXX. I called Loan Cabin a few days later to get XXXX 's contact info ( XXXX ) and emailed him on XX/XX/XXXX. Still no response. I called Loan Cabin on XX/XX/XXXX and spoke with XXXX (? ) to file a complaint. She stated that she would contact XXXX to obtain an update or would find me another loan originator to work with. I still haven't received a response from Loan Cabin. I called and left a message on XX/XX/XXXX. I emailed their complaint department ( XXXX ) on XX/XX/XXXX. Loan Cabin has pulled my credit report. I need my application to be cancelled and to have my credit report inquiry to be retracted/deleted. Today is XX/XX/XXXX ... I still haven't received any response from Loan Cabin. --

Started refinance process XX/XX/2020. Loan officer XXXX XXXX ignored most emails and phone calls asking for interest rates and fees. Missed closing deadline by 4 months and counting. I have been told in writing every week since we would be closing within a few days. They have given me last conditions to close including closing my XXXX XXXX Home Equity Line of Credit. After completing this request, they ask for more documents, additional fees and to run my credit a second time. They have scheduled me for 5 notary meetings to sign the paperwork and then cancel one hour before the signing each time. I have proof in writing of multiple times a processor saying she completed something and it turning out to be a lie. I have email the XXXX XXXX XXXX on multiple occasions to escalate my complaint to compliance, only to have him block my email. Online searches reveal my problems are systemic with the company as many others have experienced similar issues.

I started my refi in XXXX of 2020. I have made over 30 phone calls to loan cabin and only received one call back once from my loan officer. I have sent over 50 emails with few responses. After 5 months they told the XXXX they were waiting on XXXX docs, which I authorized in XX/XX/2020 but they never requested from the XXXX. Then after I have the XXXX send in required docs I hear nothing from Loan Cabin despite multiple phone calls and emails, even though Loan Cabin promised to follow up. Now they say the XXXX made a mistake and they are waiting on a response. When I contacted the XXXX they said they sent the update paperwork the same day over a week ago, which leads me to believe Loan Cabin can not check their own emails. If you want to refinance your home go somewhere else.

I applied for a mortgage with Loan Cabin, and locked with {$7600.00} lender credits. At closing, instead of {$7600.00} lender credits, Loan Cabin only provided me {$6100.00} lender credits, which was {$1400.00} less.
