I was unemployed from XX/XX/XXXX of 2021 to XX/XX/XXXX of 2021 as a XXXX XXXX XXXX veteran and due to negative impacts of COVID-19. I received forbearance relief from 3 of 4 mortgage companies I held mortgages with. The 3 mortgage companies acknowledged my circumstances and need for relief as it related to COVID-19. The 4th mortgage company, LHM FinancialXXXX XXXX is denying forbearance retroactively or forgiveness of two late payments to mend the negative credit information submitted to the bureaus. I was late paying XXXX and XXXX and have requested forbearance to cover the time of those late payments or to forgive the lateness for the payments. A forgiveness of the two late payments will be a simple solution that will allow me to mend the negative information on my credit report. I have sold a property to ensure I am not delinquent on any payments going forward and to come current with LHM. LHM Financial sent me paperwork via USPS to fill out to apply for relief in XXXX. I provided more than 200 pages of information relative to my circumstances to be approved for relief. I mailed in the full complement of paperwork requested for a forbearance and it was received by the receptionist on XX/XX/XXXX at XXXX XXXX via XXXX. The amounts of the XXXX and XXXX payments individually were {$1600.00}. The total I paid to LHM Financial to come current on my account on XX/XX/2021 was {$5000.00}. My account manager at LHM is XXXX XXXX and his number is XXXX extension XXXX. XXXX has never returned my phone calls or inquiries despite my efforts to reach him over the course of the past 4 months. He continues to pass messages to customer service representatives that the " investor '' is not granting forbearance to anyone. He will not speak to me directly. I have tried calling to reach XXXX more than 30 times to discuss my options during the time I could not make payments. I am current for the mortgage and have the means necessary to not be delinquent again. As is evidence from the other 3 mortgage companies, I should be protected by the CARES Act.

Three days prior to the close of escrow ( XX/XX/XXXX ) it was disclosed to the buyer 's agent that the lender was denying funds for a loan that was for the purchase of a home. There was a XXXX provided to both parties on XX/XX/XXXX with no indication of trouble with the buyer qualifying for said loan. The buyer was prequalified, escrow was pending, and suddenly the buyer 's loan is denied with just three business days left prior to the close of escrow. These are examples of extremely poor business practices by XXXX XXXX
