Even when done by a skilled LO, a value change via appraisal challenge is by no means a guarantee. The can be reordered under CERTAIN circumstances. - " a bad appraisal that ruined a refinance '' may well have been one which appraised very low due to adverse market conditions - re-ordering or challenging an appraisal will not solve this problem.
