I have been trying to get a I-Refi loan since XXXX XXXX of last year! This is over 8 months ago and I am still waiting! The Loan Officer who is handling my loan application has not responded to my text messages or phone calls since the middle of XXXX of this year! I have even reached out to the government agency that is in charge of this program ( the program allows for homeowners who are upside down on their mortgage grand money from HUD to pay down up to $ XXXX of this. The agency in Illinois is XXXX ).
Original the program calls for the consumer to put out only an appraisal of the home at a cost of {$400.00}. XXXX certified only a handful of loan companies for this program. One of which was XXXX.
I have been through 2 appraisals of my home and one reinstatement appraisal because of these huge delays! I have paid out {$750.00} and the loan company has paid for the other appraisal. I have produced volumes of documentation over these past 8 months, verifying and re verifying every document they have requested!!! I keep getting the runaround. They keep blaming it on the underwriters, saying they keep asking for additional documents, etc. Each time I upload the request to the system something else is in question! I am about to XXXX out over this loan! I have kept every email, text message, and document I have been requested to produce.
These unnecessary delays has cost me thousands of dollars over these past few months. Not only has the interest rate on my loan been changed from XXXX to XXXX ( thousands over the coarse of the loan, I have both disclosures ), but I estimate that based on a 2 month loan process I am losing {$450.00} a month. {$450.00} a month for the last 6 months ( {$2700.00} ) plus the additional {$350.00} reinstatement appraisal fee and the additional increase of XXXX percent on my loan is my financial loss.

In XX/XX/2021 my husband and I did a VA XXXX refinance through LendSmart Mortgage. I was advised that LendSmart Mortgage would fund my loan and my loan would then be purchased by an investor and serviced by a mortgage servicing company. On or around XX/XX/2021 I reached out to my loan originator to inquire about my loan and why it had not been transferred to a loan servicer as I still had to mail in my checks to LendSmart. I was advised that the loan was funded prematurely and did not follow VA guidelines and therefore out of compliance and the VA would not insure my loan. I was assured that my loan would brought to compliance and I would have a permanent loan servicer for my VA loan by mid XXXX. I inquired about if the VA wouldn't fund my loan, then I didn't have a VA loan. I was assured that I absolutely have a VA loan, the product I inquired about and signed a contract for, they just have to bring the loan into compliance. On XX/XX/2021 I inquired again about my loan and where I would need to send my payment for XXXX as I still have not received any paperwork regarding a new servicer. I was then contacted on XX/XX/XXXX. 2021 by XXXX XXXX, CFO, and advised that I absolutely do not have a VA loan, since the loan was prematurely funded the VA would not insure or back this loan. I advised that was the product I requested and signed a contract for, however I was not receiving that product. I was then advised that I could refinance again on or after XX/XX/2021 to get that product but would likely be at a larger interest rate than what I currently have. I am now stuck with a mortgage under different rules and regulations than I originally agreed to and my only way to get the product I signed for, is to incur further expenses with another refinance.

I worked as loan officer/branch manager for LendSmart mortgage in XXXX AZ.
They did not pay me my comp plan, they were charging me for " branch " expenses and pay me what was left over .They were running NET branch which is illegal .When I tried to resolve that with them they emailed me that they would not pay me what was still owed to me and they did not even 6 months after I resigned. They also requested in order to be paid what was left over to sign agreement that I am waiving my right to come back and ask for even adjustment if numbers were not correct. At that point I did not sign anything because their accounting was horrible and they had mistakes pretty much on every pay period .They would not pay me and after we " resolve '' discrepancy it will be another reason for not paying. I did not want to sign agreement because I believed what they did was not right and by rules but they were ones that holds my paycheck and they could do anything they want. This company simple should not be in business at all. They also when I resigned email me that if I do not sign same paperwork they would not pay me at all due for me breaching a contract and violating some rules even they never write me up fro anything and never told me about that either until that day.

I 've complained already once about Lend Smarts employee - XXXX XXXX ( alias ), legal name XXXX XXXX working with confidential information, specifically thousands of social security numbers when he previously used social security numbers to obtain credit cards in others names. He is a convicted felon and I am wondering why and how he continues to work in the mortgage industry when his background check shows this and shows that he continues to have no moral compass. I am requesting an actual follow-up to this matter rather than it just being closed with no response. I am also requesting who else I can contact with regard to this matter.
