Loan Number : XXXX XXXX, XXXX XXXX XXXX XXXX XXXX. XXXX XXXX XXXX XXXX, Ga XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX Lending XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, AZ XXXX XXXX XXXX Subject : ACCOUNT MISMANAGEMENT Dear Mr. XXXX, I am writing this letter out my frustration in the way that my refinance loan has been handled by your staff and I want some changes in the way that information is brought forth to the customer. XX/XX/XXXX I was assigned to XXXX XXXX which requested bank statements and further information about Mrs. XXXX XXXX which was attached to my current loan with Planet Home Mortgage. I pointed out to him that Mrs. XXXX passed away on XX/XX/XXXX and that I had the Death Certificate to prove of her death and he requested the Death Certificate. Once sending the requested information Mr. XXXX said that the Death Certificate was not readable and so I resent it and he told me that everything was fine and that he was sending all paperwork over for the rate lock at XXXX and cash to close. He told me on XX/XX/XXXX that he received my Homeowner Insurance and he also needed the FHA Note and that he had an underwriter submission appoint at XXXX that day and that if I could get him what he needs so that he could submit it at that time, and I told him that I would take care of that. He gave me an authorization code which was my zip code XXXX and told me everything was fine since I submitted what was requested and that I signed off on the docsign. On XX/XX/XXXX I get a text after sending in the FHA Note that he did not get it and so I resubmitted it to him again even though he told me that he had everything to move forward. He resent me his email address XXXX. He finally told that he got it and that we are all good and that he will officially submit my paperwork to the underwriter. On XX/XX/XXXX I asked him about the payoff requested from Planet Home lending and he told me that I would have to consult with Loan Specialist XXXX XXXX. Since I dealt with him, I wanted further feedback from him but he was unavailable and so I continue to correspond with Ms . XXXX. XXXX finally texted me back saying that he had seen a lot of message from me, but I had not sent him any message since I was not able to get him on the phone or emailing him, so I dont know what he was talking about because by this time we are in XXXX and we should have closed in XXXX I am angry, disappointed, and frustrated in the way that information is be conveyed to me. I should note that in my frustration I have not been getting a straight answer from Mr. XXXX telling me that he saw a notation in my file regarding information from FHA that he had no clue what it was and that is the delay. After Mr. XXXX telling me that I wanted to speak to his supervisor and I was able to speak with XXXX XXXX, after talking with Mr. XXXX he also expressed a backlog with FHA but that everything is fine with my case. I contacted FHA and they told me that there was a delay due to Covid-19, but not to the point of the delay that has my loan held up this long too close. XXXX assured me that he and XXXX are working on my case together to close. Ive been so frustrated in not getting my closing date after starting this journey in XXXX, I discussed with Ally that Im considering withdrawing my application but while I was expressing that to her she was typing an email to XXXX as I was speaking to her everything that I was say and XXXX withdrew the application without following up with me regarding my concernsI feel that was so unprofessional for her to contact him in that way and for him not to contact me to encourage me instead of closing out the Docsign. After further communication with XXXX the application was restored, and he told me that he had spoken to the Vice President of Operations and that the situation with my refi has been restored to my original rate lock of XXXX and a cash to close of {$1600.00}. There has been multiple payoff requestthe first payoff to close for whatever reason did not happen, the second one was not done where I would receive my escrow refund instead that was indicated included in the payoff. In speaking to XXXX XXXX, he said he would talk to his team and resubmit the payoff not to include my escrow ; still not being able to close after two months of attempts, Ms . XXXX contacts me to say that two more bank statements are needed and another copy of Mrs. XXXX Death Certificate so I PDF the certificate and resent it to herdo see why Im saying that this process is flawed. Because of the mismanagement of my refi I began very concern about volatility of the market in how interest rates started going up and me feeling that Im being string a long believing that Im getting the rate lock that I signed off on had me very worried that I wasnt going to get it and the fact that I had unforeseen payments to a storm that occurred on XX/XX/XXXX which cause another delay that should not have been a factor to close if your team would have done their job to make my dream come true to close sooner than later. On XX/XX/XXXX I resubmitted all banking information and XX/XX/XXXX I submitted yet again another payoff request by you to Planet Home Mortgage that I received in the mail to XXXX to show that you guys yet again requested another payoff and what was the response I got from XXXX is that the photo I sent him was not readable. In my opinion all he needed to do was verify the payoff request in house instead of stressing me out more with that response since I have been waiting so long to close. I feel that your team has been stalling me ; either they do not know what they are doing, or they realize they dropped the ball and dont want to admit that they did too not lose face and lose a customer, they decided not to do what was needed for me to make a better choice to either stay on board or move on. I recently resigned another rate lock from the original rate lock of XXXX which was signed months ago so that is why I feel that someone doesnt know what they are doing and is making your company look bad. To put this cash to close back on track all parties agreed that the close would happen finally on XX/XX/XXXX but I have not received any confirmation from XXXX which is now another partner to this ordeal to tell me if that is going to happen on schedule. I am requesting a full internal investigation into what happen regarding procedures so that this doesnt ever happen again to anyone elsetheir needs to be some sort of accountability so that your business rating doesnt reflect these types of miscues in the future and I hope that I can get what I signed up for immediately I would like to thank you for your consideration in this matter. XX/XX/XXXX - I asked JFQ not to start my loan process on XX/XX/XXXX after he gave an origination cost of 3.5 % point and a high loan closing cost on XX/XX/XXXX while other bankers quoted me of a 1 % - 2 % of origination cost. XX/XX/XXXX - I sent him another email to reassure that the origination cost he quoted was too high and not to process my loan. XX/XX/XXXX - ignoring all my requests, JFQ sent me an email that " your loan is now underwriting ' in email. I responded to the email " how? '' I did not authorize the process and I did not put down the downpayment for the appraisal. XX/XX/XXXX -- I did not hear from him so I sent him an email again not to process mine on XX/XX/XXXX. But he keeps moving with my loan process ignoring me even though I did not make the downpayment for the process for the appraisal. Because of JFQ 's unauthorized process, XXXX can't process my loan. XX/XX/XXXX - JFQ continually ignored me and processed my loan. They sent me another email that " I was conditionally approved '. XX/XX/XXXX - JFQ asked me appraisal payment. I sent an email again to stop. XX/XX/XXXX - XXXX XXXX reported me that they can't process my loan because of JFQ is in the process of my refinancing loan and requested my title. XX/XX/XXXX -- I contacted XXXX XXXX at JFQ again to stop using my info for the unauthorized my mortgage process and to remove my info completely from JFQ 's database. He replied with the following manner. XXXX XXXX : I've withdrawn your loan earlier this week. When did XXXX come in the picture? Lol I thought you were moving forward with the other no name bank? '' XX/XX/XXXX - JFQ contacted my company for employment verification. XX/XX/XXXX - JFQ sent me another email again and requested an appraisal payment. XX/XX/XXXX - XXXX XXXX reported me again that they were not able to process my loan because JFQ is processing my loan. XX/XX/XXXX - Again, I sent an email to JFQ to stop blocking XXXX XXXX 's my refinancing process. XX/XX/XXXX - JFQ urged an appraisal payment again. XX/XX/XXXX - JFQ assured me they are removing my info from their database. XX/XX/XXXX - XXXX XXXX reported me again that they are not able to process my loan due to JFQ processing my loan. My neighbors and I have received letters from a company called JFQ Lending, and feel they are totally mislieading consumers. To be clear, I have not done business with this company before and have a mortgage with another lender, but I do get these letters from JFQ Lending. Their letters come in unmarked envolovopes and they appear to be from my lender and/or XXXX. I will not type anything else, but below is a brief layout of letter ( leaving out specifics ). I really hope this letter is stopped so JFQ Lending does not deceive others : UNDERSTANDING XXXX ENHANCEMENTS Dear *Your Economic Benefits* Your current loan with has been identified as benefiting from the aggressive enhancements made to XXXX XXXX eligibility . These changes will generate economic benefit to those like you, who have a conventional mortgage. Some benefits could include a cash disbursement of $ X, XXX.XX, a shortened payment term, or lower mortgage payment. *What you Need to Do* To get the necessary information call our office at XXXX before XX/XX/2021. Please have notice number XXXXXXX ready when calling our Enhancement Help Desk to discuss your new loan informaiton. Note : Due to the number of homeowners positively affected by these changes, call volume may be high. To help expedite the process please have your notice number available when calling.

I received a flyer from JFQ Lending on a streamline refi to lower my mortgage rate. I did inquire and I did sign documents to start the refi streamline process on XX/XX/2020. After giving it some thought I decided not to continue. On XX/XX/2020 I sent a email requesting that they cancel my loan request. The loan officer continued to move forward with the process after he acknowledge receiving my email. He then continued to call me and leave me voice messages. On one of the messages he stated that I needed to call him and on a recorded line say that I'm ok paying at the higher rate. Which I know I don't need to do. This complaint was sent to the owner, which he continued to offer me a loan instead of addressing the issue. There were other loan offers calling and emailing me within JFQ Lending. After multiple emails and calls not only on my mobile but they also call my work phone, and a response from a ridiculous response from the owner, I wanted to file a complaint. I being harassed and I don't appreciate it. I am now concerned for those other mortgage holders who they will contact and be aggressive with. For these loan officers at the company not to be clear with all the details and numbers can put a family in a financial situation that will hurt them, especially those already that are struggling.

JFQ Lending provided my XXXX credit score dated XXXX XX/XX/2021 on or about XXXX XX/XX/2021. The letter provided by JFQ lending was XXXX points but yet the score generated by XXXX on XXXX XX/XX/2021 was XXXX points. I questioned the difference to JFQ Lending and they explained that the type of report such as a mortgage report will vary from a consumer report but not by much and since my score exceeded XXXX points, I was afforded the best rates. The JFQ key factors sighted in the JFQ report " Balanced owed on revolving accounts is to high '' and " Amount owed on Accounts is too high '' is inconsistent with my consumer reports credit report which indicates that credit used " {$1800.00} '' of the " {$53000.00} '' represents only 4 % of my available revolving credit and placed my credit score as exceptional vice JFQs report of very good. While I agree that the variation did not affect my interest rate based on a score above 740, this is not the case for many other consumers similar to me who have a 40 point lower consumer score of XXXX vice XXXX which could put their JFQ mortgage score at below 740 points. The disparity point difference between the two seems excessive with out clear explanation. XXXX membership did not agree with the disparity. XXXX case # XXXX.

MY CURRENT MORTGAGE IS FINE! You did not give me an 'other ' option on the previous page. The problem is I am being harassed by phone, email, text message and mail by the company JFQ Lending Inc in AZ. I have never heard of them or have done any business with them but they found my name, address, and mortgage company. They sent me an official looking letter with the name of my current lender. How they got this information is a mystery to me. The letter was so specific to my mortgage that it seemed like it was from my own credit union, or at least in partnership with it. The letter starts with " Your current loan with _____ Federal Union has been identified as benefitting from the aggressive enhancements made to XXXX XXXX eligibility. These changes will generate economic benefits to those, like you, who have a conventional mortgage '' .... I mistakenly answered them online with my email and phone number but after researching this letter online I now realize this company is trying to scam me and try to aggressively get me to refinance my mortgage with them. So now they are harassing me daily in some form as stated above. I want them to stop and be stopped from doing this to anyone else.

I refinanced my existing VA mortgage with a VA streamline ( IRRL ) on XX/XX/XXXX. I was promise I would get to skip two mortgage payments and I would receive my escrow reserves of {$6700.00}. I received all that but my mortgage is increasing from {$2000.00} to {$3400.00} on XX/XX/XXXX. They are charging me an escrow shortage of {$620.00} and increase my escrow to {$980.00} I am a XXXX veteran with XXXX XXXX XXXX XXXX XXXX and have a partial property tax exemption because of my XXXX. The agent never told me my mortgage would increase by this much and my new mortgage is larger than my original VA mortgage. I tried contacting the company but they will not help me and blame me for the increase. I will lose my house if my payment increases by this much. I never missed a payment and this new mortgage payment is substantially larger than my original monthly payment. All of our conversations should have been recorded by JFQ Lending , Inc . I contacted JQF Lending, Inc. and applied to refinance my mortgage in early XXXX. My rate lock expired on XX/XX/XXXX. From early XXXX to XX/XX/XXXX interest rates rose dramatically. In late XXXX and early XXXX JQF Lending, Inc. began to request additional documents that were superfluous. It was an intentional delaying tactic. On XX/XX/XXXX they had contacted the insurance company that I insure my home with to change where my renewal premiums were to be sent. It proves that they had already approved my mortgage. On XX/XX/XXXX they sent me a new set of closing documents and added {$380.00} of points. I told them that was unacceptable. After XX/XX/XXXX they again asked for superfluous documents. Today, XX/XX/XXXX they sent me a new set of closing documents that added an additional {$540.00} of points to the {$380.00} they had previously attempted to extort from me. They clearly do not want to do this loan. They should not be allowed to continue in this business.

I received several letters in the mail from JFQ Lending , Inc saying that I qualify for better refinance rates because XXXX XXXX eligibility. I did call them. They seem to be a broker that pairs you to lenders. They got my information and current loan information. They did offer me a slightly better rate about 0.5 % less than what I currently have. But the catch is that closing costs were $ XXXX on a $ XXXX loan. Closing costs above 5 % of the value of the loan. I received a " Notice of XXXX XXXX '' from JFQ Lending Inc. that was made to look like an official government notification about my loan benefitting from enhancements to Fannie Mae Eligibility. The letter has a heading that says " XXXX XXXX XXXX '' but it never describes any of these enhancements. Instead, it seems it is just a veiled solicitation for refinancing my home loan. I find it misleading and offensive. I feel the letter is predatory in that it tries to fool some people into thinking they need to do something about their existing loan to take advantage of some FNMA/government enhancements and it is misleading and unscrupulous.

I've gotten mail every week from JFQ lending which is in the form of an FHA official documentation. The document is titled, " Report of Available Funds '' and in this document, it has my name, file ID, address, and available funds. I have received mail from this company on XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX thus far. The mail states that I have {$3700.00} in available funds and there is a website that looks like it's an official FHA website. The website listed is XXXX This seems like a scam to trick consumers by making the document look like an official FHA letter. The NMLS ID is XXXX.

Received a deceptive letter in the mail. Header of the letter states : " Understanding FNMA Enhancements ''. JFQ Lending sent me an unsolicited legal Notice of What You Need To Do regarding my current mortgage which is not with JFQ. Its false advertising maliciously designed to mislead consumers. Shameful. The JFQ letter also falsely claims that XXXX is the holder of my existing mortgage. That false statement is designed to get me XXXX and other recipients XXXX to call JFQ to ostensibly correct the error. Its not an error ; its a deliberate attempt by JFQ to get me to contact them... so they can solicit a sales commission under false pretenses. I hate to think about all the people they are fooling.

I received the attached notification in the mail which is a clear violation of UDAP. I work in the industry at a Bank and am very familiar with XXXX XXXX XXXX new refinance program for clients with high DTI or low FICO, but this notification promises a potential cash disbursement of {$2400.00} ... what is that, the escrow account? Totally fake, this would make it a cash out and that is not what Fannie Mae is offering. They are offering to pay up to {$500.00} towards the cost of an appraisal if their is not a waiver, but in no way shape or form are they offering a cash disbursement!

For the past 2 months we continuously receive letters indicating that the waiting period has expired for the VA mortgage loan. I'm a XXXX XXXX for a large bank and when I first opened the letter I got very confused and overwhelmed. The letter looks like I could be from the government, shows the year on the top right like you would see in your tax returns. No where in the body of the letter they identify themselves as a third party or their intent to prospect for refinancing. Their method of prospecting is very deceiving and unethical.

For several months I have been getting mail from the fhabenefits.info company with JFQ lending on the page, I will recieve about 4-5 every 2 weeks saying the same thing. When I call I am always hassaled with them trying to get me to go with thier sales pitch. I've asked many times to please just stop mailing me. We are completely satisfied with our current FHA mortgage. We keep receiving letters and phone calls from JFQ Lending. On several occasions over the last 4 months we asked them to remove us from their mailing and asked for the phone calls to cease and desist. The letters come in the form of official government documents. We would like assistance getting our address off their mailing list.
