REFINANCE APPLICANT : XXXX XXXX XXXX XX/XX/XXXX Saw the advertised mortgage rates from Interfirst on XXXX and I emailed them to inquire about refinancing my home loan based on their advertised rates and associated fees. XX/XX/XXXX Spoke with XXXX XXXX on the phone after calling me. I was told the interest rate was 3 % for a 30-year fixed refinance with zero discount points, and the only costs involved would be the appraisal fee. I agreed to proceed forward with the application. XX/XX/XXXX I submitted all of the requested financial documentation requested from me. XX/XX/XXXX Interfirst followed up with a request for additional documentation. XX/XX/XXXX I submitted to Interfirst their requested additional documentation. XX/XX/XXXX Interfirst sent me a request for an {$1100.00} payment ( along with an associated weblink for me to pay it ) for the appraisal fee. XX/XX/XXXX I emailed XXXX XXXX explaining that I received Interfirsts request for the {$1100.00} appraisal fee and asked him if I should just pay that at closing? On XX/XX/XXXX, XXXX XXXX replied, No, please pay it directly on that site and you will be credited at closing. Later on XX/XX/XXXX, I respond back to XXXX thanking him and asking him, Do we have any idea when closing might be, or does the XXXX still have my file? On XX/XX/XXXX, XXXX replied back, As soon as we get the appraisal back we will request your clear to close so we can close asap. XX/XX/XXXX I requested a copy of my Loan Estimate document from Interfirst. On XX/XX/XXXX, XXXX XXXX sent me the Loan Estimate. The Loan Estimate shows that my appraisal fee is {$620.00} ( listed under " SERVICES YOU CAN NOT SHOP FOR '' ) and it is mandatory that I use the appraisal company that Interfirst designates. I instead sent a weblink to give them {$1100.00} for the appraisal fee, not {$620.00} as the Loan Estimate states. XX/XX/XXXX I paid Interfirst the {$1100.00} appraisal fee via the weblink they sent me. XX/XX/XXXX House appraiser, XXXX XXXX ( XXXX ) shows up at my house at XXXX MST to conduct an appraisal of my house and leaves at approximately XXXX MST after completing her walkthrough. At XXXX MST I receive a text message from XXXX XXXX stating, I just got notified that your appraisal was canceled by your lender Interfirst . They did not tell me why. I immediately email XXXX XXXX to ask what is going on. XX/XX/XXXX I receive an email from XXXX XXXX stating that the underwriter is asking for more information regarding my work history. I then immediately provide the requested information that same day. I then receive an email from the loan processor, XXXX XXXX, that they have forwarded your documents to the underwriter for review. We will advise as soon as possible. XX/XX/XXXX I emailed XXXX XXXX and XXXX XXXX inquiring, Its been a couple weeks now since I last heard from anyone. Any word from the XXXX yet? On XX/XX/XXXX, I receive a response from XXXX XXXX stating, Your file is in Underwriting for approval so we can get this closed asap. Will advise again in the next few days. XX/XX/XXXX I receive an email from XXXX XXXX stating, Your loan is currently suspended due to income. The underwriter has informed it does not appear you have sufficient self employment income. I immediately respond the same day with, XXXX, Im confused. Why would I show self-employment income in XXXX? Was the XXXX not provided my Explanation of Income document that I sent you at XXXX on XX/XX/XXXX? On XX/XX/XXXX, after not receiving a response to my question, I email XXXX XXXX again asking for a response. On XX/XX/XXXX, XXXX XXXX responds with, You are of course correct in that your XXXX tax return does show a significant w2 income. However, when we calculate income it must be made up of current income figures. Your current income is in the form of personal checks and shares. This is viewed as contractor or independent or self employed income. You do not have a 2 year history of receiving this type of income therefore we can not use it to qualify. There is presently no w2 income to calculate. This is why the income was declined. XX/XX/XXXX I text messaged the appraiser, XXXX XXXX, asking when my {$1100.00} appraisal fee was going to be refunded to me. XXXX responded with, I am not involved in the financial portion of the transactions. You will have to take this up with whoever you made the payment to. Sorry I can not be of more help to you. They keep appraisers completely out of that part of the process. XX/XX/XXXX I emailed both XXXX XXXX and XXXX XXXX asking, XXXX, could you please ask the underwriter the following questions for me : 1. After two months now, can we finally get this refinance closed if I have my live-in life partner co-sign on the refinance? She has been, and will continue to receive, alimony in the amount of {$11000.00} every month. She also receives additional earned income of {$2500.00} every month from her job. 2. If the above still does not satisfy my creditworthiness at Interfirst, could you please have the XXXX supervisor contact me? XX/XX/XXXX After not receiving any kind of response to the above questions, I email XXXX XXXX and XXXX XXXX again asking, Since I havent gotten a response on the below, should I assume that my application has been rejected and is now closed? If that is the case, could you please let me know when my credit card will be refunded for the appraisal fee you had me pay? XX/XX/XXXX I email XXXX XXXX and XXXX XXXX again asking for a response as I have yet to receive one. XX/XX/XXXX I email XXXX XXXX and XXXX XXXX yet again asking for a response as I have yet to receive one and explain that I plan on filing a formal complaint with the CFPB if I still have not received any kind of response from Interfirst by end of day on XX/XX/XXXX. XX/XX/XXXX ( evening ) Formal complaint filed with the CFPB after still no response, nor even an acknowledgment, from Interfirst after many attempts.

- Refinance application was originally submitted on XX/XX/XXXX and was intended as a cash-out, conventional, refinance [ subject to appraisal ] with the removal of PMI. - Credit was originally pulled on XX/XX/XXXX. - Conditional Approval was received on XX/XX/XXXX. - Property appraisal was requested on XX/XX/XXXX and Borrower was charged a standard {XXXX} appraisal fee. - Additional appraisal fee of {$150.00} was requested on XX/XX/XXXX. Interfirst stated that additional charge was because the property was waterfront, as fact of which was known in XXXX when the original fee was requested. - Final appraisal was provided to the Interfirst Underwriting team on XX/XX/XXXX. - Property did not appraise as Borrower expected ; Interfirst and Borrower agreed to continue process as a conventional refinance at a lower rate ( without cash-out ) so Borrower could capitalize on the removal of PMI and a lower rate. - Interfirst proceeded to work with secondary lien holder to subordinate a HELOC existing on the property. - At this time, Borrowers credit was pulled a second time due on XX/XX/XXXX. - Note : between Conditional Approval on XX/XX/XXXX and the second credit pull on XX/XX/XXXX, Borrower continued to proactively contact Interfirst to garner status updates and to ensure the file was moving forward appropriately. During this time, Loan Officers assigned to the file were changed a total of 3 times. All communication was via the Interfirst Portal and/or via email during this time. - Interfirst worked with insurance company to adjust lien holders through the month of XX/XX/XXXX. - Closing disclosures were received on XX/XX/XXXX. - Closing was scheduled for XX/XX/XXXX at XXXX EST [ Borrowers business trip was cut short to accommodate ]. - Notary arrived on XX/XX/XXXX with entirely different Closing Disclosures [ e.g. XX/XX/XXXX Closing Disclosures stated {XXXX} owes to Borrower at closing and an APR of 2.888 % where the New Closing Disclosures had Borrower owing {XXXX} at closing and an APR of 2.896 % ]. - Borrower refused to sign on XX/XX/XXXX until confusion was rectified. - Notarys company contacted Borrower to understand why the closing did not go ahead. They stated they only received the final numbers late the previous evening themselves. - Interfirst [ Retail Sales Manager ] emailed on XX/XX/XXXX [ PM ] stating that he had tried to provide final Closing Disclosures but was unable to contact. Note : this was the Borrowers first encounter with this individual and no phone call or email was received with revised Closing Disclosures after the receipt of the XX/XX/XXXX disclosures. Similarly, no revised Closing Disclosures were provided in the Interfirst portal, where all disclosures and documents were provided up until then. All communication to date was completed via the Interfirst Portal and via email with the assigned Loan Officer. - Borrower requested a call with the Retail Sales Manager to understand the disconnect ; Retail Sales Manager and Borrower agreed to discuss at XXXX EST on XX/XX/XXXX to accommodate Borrowers work schedule. - Phone call was not received until after the agreed-upon time on XX/XX/XXXX. No voicemail was left and no further contact has been attempted by Interfirst. - Receiving Closing Disclosures that are considered Final by an originator less than 3 days prior to the scheduled close date represents a violation of of the TILA-RESPA 3 day rule [ 1026.19 ( f ) ( 1 ) ( ii ) ) ]. - At this time, Borrower has waited ~5.5 months for a conventional refinance, had their credit pulled twice and has been unable to move forward with scheduled home improvement efforts while the process continues. - While Borrower has become accustomed to receiving a less than acceptable customer experience from Interfirst [ multiple Loan Officers, lack of responsiveness, a lack of basic professional etiquette in email correspondence, etc. ], this, coupled with the blatant and unapologetic violation of customer protection regulations has rendered this complaint necessary. - At the time of this complaint, the rate environment has changed considerably since Borrowers original application. - Borrowers ability to re-enter the market with an alternate provider at a rate competitive with that provided with their original application [ ~5 months ago ] is now non-existent. - Interfirsts inability to close this refinance within a reasonable timeframe and in a regulatorily compliant manner has resulted in both realized and future financial impacts to Borrower. - Borrower expects these impacts to be appropriately and proportionately mitigated by Interfirst.

Interfirst Mortgage appears to be a scam. I have never experienced such inept behavior, such a long underwriting process ( currently XXXX weeks ) or the massive exodus of it's employees. They have NOT approved my loan, yet have changed Mortgagee on my Homeowners insurance without my approval. I am now being charged for insurance from my original mortgage company. Please see below for the series of events. Please contact me at any time for added context. XX/XX/21 Applied ; assigned to XXXX XXXX XX/XX/21 XXXX requested completion of documents. In turn, I emailed request for additional information before proceeding XX/XX/21 XXXX sent a XXXX request for completion. I emailed XXXX request with list of questions. XX/XX/21 XXXX sent a XXXX request ; I responded with request to answer my questions XX/XX/21 I sent another request for additional information ; email bounced back saying XXXX is not an employee XX/XX/21 XXXX sent a XXXX request ( still using XXXX 's name ) XX/XX/21 I called and received a return call from XXXX XXXX ( Also no longer with the company ) XX/XX/21 Received an email from XXXX XXXX saying she has been assigned as my processor ( Also no longer with the company ) XX/XX/21 I provided all requested information via their portal XX/XX/21 Received notice that loan is being underwritten XX/XX/21 Received noticed that the loan is " initially '' approved XX/XX/21 XXXX requested Prop Inspection Waiver, Spouse info, XXXX XXXX XXXX XXXX, letter explaining credit inquiry. Immediately provided all XX/XX/21 XXXX requested XXXX XXXX contact information. I immediately provided XX/XX/21 Requested explanation of credit inquiry ( which was provided 4 days earlier ). I emailed XXXX to confirm. XX/XX/21 XXXX emailed to tell me they do have information XX/XX/21 XXXX emailed XXXX for the explanation of credit inquiry XX/XX/21 Emailed XXXX again to tell her I provided. Received an " Out of Office '' notice XX/XX/21 After not receiving a response, I emailed Tyra again XX/XX/21 Tyra confirms her XXXX " satisfied the request '' XX/XX/21 XXXX changed my mortgagee in my insurance without my permission. Emailed XXXX to inquire. XX/XX/21 XXXX confirmed they did change it XX/XX/21 Emailed XXXX again for status of loan XX/XX/21 XXXX again requested XXXX XXXX contact information that I provided on XX/XX/21. Emailed to confirm they have information XX/XX/21 XXXX emailed - did not acknowledge that they already had the info ; just said the underwriting dept was wait for documents XX/XX/21 I emailed XXXX to assure she had correct information. Received out of office XX/XX/21 Received another email asking for condo association contact information; sent a screen shot of the contact info from the Association 's billing statement. ( Same information I had already given ) XX/XX/21 XXXX emailed again for XXXX XXXX contact information. I provided the number again XX/XX/21 XXXX emailed to tell me they are still awaiting information from the association. I asked for specific information needed so I could get it myself XX/XX/21 Received email from XXXX XXXX saying they are now my new contact. Also asked for XXXX information again. XX/XX/21 I contacted my association and they provided me update that XXXX was looking for proof of payment status. Though they provided, I asked that they forward to me. I promptly sent to XXXX XXXX at XXXX. The email bounced back saying the email does not exist XX/XX/21 Emailed XXXX for status of application XX/XX/21 Received an email from XXXX XXXX that the loan XXXX left the company and I am now assigned to XXXX XXXX. Also said they are having " issues '' with the XXXX XXXX XX/XX/21 I emailed XXXX and asked for SPECIFIC info needed from condo assn. XXXX responded asking someone named XXXX to provide me the info needed. XX/XX/21 I received another email from XXXX XXXX saying that my file has now been assigned to her. Said they are working on " items internally '' and will continue to update me on the process. Fact of the matter is that they NEVER provide an update unless I ask.

On XXXX XXXX, XXXX my mortgage bank, Interbank ( merged with XXXX ) foreclosed on my home. Interbank refused to give me a XXXX Notice of Default, they just excelerated my loan. The last notice of default that I received from Interbank ( XXXX ) was in XXXX XXXX. I filed bankruptcy twice, the first bankruptcy failed the XXXX was confirmed. Interbank objected to everything, the automatic stay and the confirmation. Interbank demanded that I stop making payments at the bank and demanded that I mail my payment to a XXXX. When I mailed my payment to the XXXX. XXXX the mail had been forwarded to Rhode Island. It took Interbank 15 days to receive a payment that I mailed from same XXXX XXXX that the XXXX. was located. Interbank used the late payment to get the automatic stay lifted. I made payment totaling roughly {$20000.00} between XXXX XXXX and XXXX XXXX. When the stay lifted, I repeatedly requested the amount to cure my loan. All request for the amount to cure was ignored. Interbank has raised my mortgage payments without explanation or notice ( they withdrew payments from my account ), they forced me into an escrow account by keeping more than {$7000.00} in escrow for property taxes at closing in XXXX. They have collected payments for my home owners insurance policy via escrow even though they were aware that I obtained and paid the policy myself. They claim that they made payments to the insurance companies for my homeowners policy but they have not provided any proof of payment. The insurance company has stated that they have not received payments from Interbank and/or XXXX. They presented a HUD 1 form that was different from the HUD-1 form that was given to me at closing. The HUD 1 form that I have states that my loan does not have a balloon payment. Six months after my loan clothes they realized that they did not use the correct TIL form, so they lied about the reason that they needed me to sign the form again. The stated that the reason was related to attorney fees, but a quick review of the document shows that is false. Vintage bank asked me to back date the form to the date of closing and 30 days prior to closing. As a result of multiple mistakes being made on the form, i.e wrong closing date, wrong interest amount, wrong fee amount and wrong form, I had to sign several of the same form until they got it write. XXXX President and XXXX. XXXX did not allow me to choose a title company even though I paid the title fee. I had to use XXXX XXXX XXXX XXXX, which is located in the same building as XXXX. XXXX and XXXX XXXX XXXX XXXX conspired to conceal the lien that was placed on my home in XXXX, prior to my purchase. I just recently found out about the lien. I entered into a lease-option purchase contract ( executory contract under Texas Law ) with XXXX in XXXX. I paid {$100000.00} down payment and made payments of {$3000.00} a month from XXXX XXXX until XXXX XXXX.XXXX had agreed to finance the purchase with a 30 year mortgage at the end of the lease. In XXXX of XXXX ( end of the lease ) I had to pay {$12000.00} to cure my default. Instead of giving me {$27000.00} credit for payments made during the lease term. XXXX required an additional {$50000.00} down payment to finance my loan AND instead of a 30 year mortgage XXXX forced me into a 3 year Balloon Mortgage. If I did n't want to do the loan, I would forfeit the {$100000.00} down payment. So of course I did the loan. XXXX has denied that I paid {$100000.00} as a down payment in XXXX XXXX. They claim that it was just a lease. XXXX now Interbank ( merger ), has consistently conducted business in a deceptive manner. XXXX/Interbank has broken multiple laws and has committed mortgage fraud.

The following is a brief and concise statement of the facts regarding the alleged violation : Complainant XXXX XXXX identified himself as a XXXX, from XXXX XXXX descent, belonging to a class of persons whom the Fair Housing Act ( the Act ) protects from unlawful discrimination because of his race, XXXX, and national origin. Complainant applied to refinance his mortgage loan with Respondent Interfirst Mortgage Company ( Respondent Interfirst ), to take advantage of the low interest rate and mortgage insurance, for his XXXX, located at XXXX XXXX XXXX, XXXX ( XXXX County ), Florida. Respondent Interfirst utilized Respondent XXXX XXXX XXXX ( Respondent XXXX ), who hired Respondent XXXX XXXX Appraisal Services , Inc. ( Respondent XXXX ) to conduct the property appraisal. Complainants contacts were Respondent ( s ) XXXX XXXX Mortgage Loan Originator, who is presumed white, and XXXX XXXX, Appraiser, who is XXXX American. Complainant alleged on XX/XX/XXXX, Respondent XXXX appraised his home for $ XXXX, three months after XXXX XXXX XXXX ( XXXX ) appraised it for $ XXXX. Additionally, Complainant alleged that after hearing his accent, and before even entering his home, Respondent XXXX asked inappropriate questions such as, Is this really your house, what do you do for a living to buy such a big house, where do you come from, and for how long have you been in this country? According to Complainant, after spending less than 10 minutes inside his home, Respondent XXXX departed, and then parked in front of the neighbors house that had just sold for {$430000.00}. Respondent XXXX remained for more than 30 minutes with the neighbor ( white ), whose house was similar in size and configuration, required extensive repairs, but had not been renovated. Complainant stated his house had recently been renovated with a new roof, new kitchens, and appliances, etc. Additionally, Complainant observed that another triplex next door was also being appraised at the same time as his property. This neighbors ( XXXX ) triplex was appraised at $ XXXX. Complainant alleged he disputed the appraised value of $ XXXX and asked Respondent XXXX to explain the significant differences between the XXXX appraisal and Respondent Interfirsts appraisal only three months later. Respondent XXXX reportedly did not have an answer. Complainant proposed to Respondent XXXX that he would pay for an independent appraiser, and if the house appraised at $ XXXX or above, Respondent Interfirst would reimburse his appraisal fees ; however, if his house appraised for $ XXXX or below, he would accept Respondent Interfirsts decision and move forward with the mortgage insurance. Respondent XXXX initially agreed ; however, several days later, on XX/XX/XXXX, Respondent Interfirst denied Complainants mortgage loan request, stating it was unable to verify occupancy. Complainant, who has lived in the home since XXXX, stated that Respondent Interfirst has all documentation on file to prove his occupancy, and proof of occupancy was never requested. Complainant immediately disputed this denial ; however, Respondent XXXX failed to respond. Complainant believes Respondent XXXX non-response was based upon his belief that Complainant could not do anything because he is a foreigner. Complainant stated that he contacted another mortgage company, and on XX/XX/XXXX, his home was appraised at $ XXXX. Complainant believes Respondents collectively discriminated against him based upon race, XXXX, and national origin, in violation of the Act.

We applied for mortgage with interfirst bank upon recommendation by XXXX XXXX. The app was completed XX/XX/2022 & at the same time, I uploaded the signed contract, legal description of property, and received a loan estimate. XX/XX/XXXX, loan officer XXXX says looks good, normal turnaround time 45 days, so closing date of XX/XX/XXXX would be fine. XX/XX/XXXX, loan officer tells our realtor that interfirst has limit of 10 acres but would not cause a problem in our case of 19ac because the house was on 10ac and other 2 adjoining lots of 9 ac total were underwater and not buildable. Later that same day, email rec 'd from XXXX, congrats we received conditional approval. Conditions then received from loan officer XXXX. They had nothing to do with acreage, just normal evidence documents of money and appraisal, selling current home. XX/XX/XXXX loan officer XXXX confirms receipt of title commitment showing XXXX acres. & says underwriting reviewing conditional items final review. XX/XX/XXXX XXXX sends appraisal payment form & fee is {$490.00} and is paid same day. XX/XX/XXXX XXXX says appraisal will be {$920.00} I mention that's higher than loan estimate. She then credits diff as goodwill gesture. XX/XX/XXXX XXXX says title company wants new survey & cost is {$4000.00}. I say loan estimate has XXXX estimated for survey. Realtor steps in says he will pay and we reimburse him at closing. I ask XXXX to credit that amount back and she says mgt will have to review. We extended loan approval date to XX/XX/XXXX and seller says she will not extend beyond that date. I advise XXXX we need to get appraisal done asap. XX/XX/XXXX XXXX says it appears loan will be denied due to the property acreage exceeds 10. I sent several emails to XXXX, XXXX, and quality assurance manager XXXX via XXXX but no one responds. XX/XX/XXXX we receive an email from XXXX saying the loan is denied. Attached to the email was a letter stating it is denied due to unacceptable property. XX/XX/XXXX advised XXXX we took out appraisal contingency and that I would be contacting cfpb and/or atty if we could not get this worked out. Spoke with several other lenders who confirmed the property would be acceptable under XXXX XXXX guidelines that Interfirst mortgage uses, but it needed to be explained to underwriting that it had to be done manually showing property over 10 acres was unbuildable. This was supposedly easy to confirm because the acreage was under a lake. I also spoke with an appraiser who also said that as long as the acreage couldn't be built on, it was done all the time. I have emails to support all of these items and dates showing that InterFirst were well aware of the acreage at the very beginning of the process, and we even discussed it mid-way through. They failed badly on their loan estimates, which may have caused them to change their decision instead of correcting them properly. These errors of ignoring the size of the property and underestimated fees on the loan estimate had resulted in us losing the deal, the money we spent on due diligence, and lost mortgage interest rates as they were rising quickly.

I request a loan rate quote from Interfirst Mortgage Co out of XXXX , Il. XXXX XXXX , XXXX . I received an email fr om Senior Mortgage Loan Originator, XXXX XXXX that afternoon. I explained to him what I was looking for as far as 20 yrs, etc. He sent me an email with the available rates for that day. XXXX XXXX , I to XXXX XXXX XXXX to place application and agree to electronic signature. XXXX XXXX , I was contacted by XXXX XXXX , Sr. Loan Processor for Interfirst to up load documents. I provided all the information needed. The loan was submitted to underwriting XXXX XXXX . XXXX XXXX , I was told I had conditional approval on the refinace ( 1 . Provide a satisfactory XXXX Re : inquiries in the last 120 days to evidence no additional debt. Respond to each inquiry by the creditor 's name. 1 ) XXXX , XXXX ; 2 ) XXXX / XXXX , XXXX . Please provide signed and dated letter of explanation for each inquiry, by creditor name, and date, state results, if new accounts opened, provide current statements. ) This I provided. Also I gave a credit card # for the appraisal {$490.00} which could not be done until XXXX . After that I was lead to believe we were closing XXXX XXXX . I had told XXXX that I had XXXX acres but only financed home with XXXX acres and that I had built a mother in law area for my Mother. This was all discussed before appraisal. When Appraiser came I explained this to him too. But he did the appraisal on the XXXX acres. I received a denial because of acreage. I spoke with XXXX and he spoke with XXXX XXXX Co and they had the appraiser redo for just the XXXX acres. Then I never heard from anyone about what was going on. Then XXXX XXXX , XXXX XXXX ( Manager Retail Operations ) I was told both XXXX and XXXX were no longer with the company. I do not know why and believe this is the major reason the loan was denied. I am trying for another loan and they can accept that appraisal but have to have a transfer form signed by Interfirst and they are not cooperating. I am the one who pays the appraisal and after all the mess I went through with them they should at least do that. Otherwise it is going to cost another {$590.00}. I refinanced with Interfirst late last year XXXX. My home insurance was paid through XX/XX/XXXX with XXXX. I made three attempts with XXXX to obtain my insurance billing and never received it. XXXX has since admitted they can find no notes or record of the issue and just that I only called them. Because of the issue with XXXX, I obtained insurance through another provider on XX/XX/XXXX. XXXX notified Interfirst that my policy cancelled on XX/XX/XXXX. Interfirst is engaging in forced place insurance for the time period between XX/XX/XXXX and XX/XX/XXXX despite my interactions with them on this issue. I have just received notice that Interfirst is charging {$270.00} for insurance coverage worth {$330000.00}. My home appraisal which I paid for to obtain the Interfirst refinance is {$250000.00}. The loan balance is {$190000.00}. The insurance company that is providing the policy that is making pay 4x market rate is from a company called XXXX. By all appearances, XXXX is an affiliated company. This action can not meet any definition of reasonable for Interfirst to over value the worth of their loan investment and pad extra revenue for XXXX under the premise they are allowed to force retroactive insurance on a consumer. It not only is taking advantage of a situation I did not cause and also remedied in quick manner, but it is an obvious display of grift and corruption. Why does CFPB not protect consumers from such action? How is CFCB not stopping the practice of over valuing my home so a money lender and insurance company can grossly profit from an unfortunate mishandling of documents by my insurance provider? They are insuring nearly twice the amount of their actual loan risk which is not even a risk when it is past tense and they literally incurred no losses. It can only be grift to deliver pure profit to company at 4x the market rate for insurance. I want CFPB to force explanation of Interfirst 's relationship with XXXX? Why InterfirsXXXX has not sought competing bids? and why Interfirst is now valuing my home, for their own purposes and not mine, to be at {$330000.00}.

Interfirst ( XXXX XXXX XXXX, XXXX, XXXX ) holds mort on my home. I received annual escrow analysis in early XX/XX/2023. I was paying $ XXXX. They made a mistake and showed an insurance payment to be made in full in XXXX and XXXX ( always paid in full in XXXX only ). They didn't actually pay it twice, but because of this mistake, projected a shortage in my escrow. Said my payment would increase approx $ XXXX. ( it showed a payment of {$1200.00} due XX/XX/2023 ). I contacted them in XXXX and, realizing their mistake, they were to produce a new corrected analysis and send a copy to me. I received that new analysis about XXXX days later. It indicated a shortage of {$220.00} and that my payment would increase from {$1100.00} to {$1100.00} ( an increase of {$38.00} ). By this time I had already sent payment for XXXX ( {$1100.00} ), as I hadn't received a new payment amount. I then receive a statement showing {$1200.00} due XX/XX/2023. After talking by phone with them 4-5 times, I escalated to someone named XXXX XXXX XXXX He said my XXXX payment ( {$1100.00} ) wasn't enough to satisfy what was due ( {$1200.00} ). He indicated I should have paid a payment for XXXX of {$1200.00} and, if that amount wasn't correct, I should try to get my overage back later. And, that my XXXX payment ( {$1100.00} ) wound up sitting in an undirected status until my XXXX payment was received ( {$1100.00} ), then they were added together ( {$2200.00} ), {$1200.00} was taken out for XXXX, and the remainder ( {$1000.00} ) sat unused and XXXX 's payment not made. After not being a satisfied by him, I asked to escalate further. He asked that I give him a day to try and straighten it out. I received a call back from him 2 days later. He said I should make a payment then of {$60.00} and new pay. beginning XXXX XXXX would be {$1100.00}. Then I get an email showing a late fee ( XXXX ), later a state. showing {$1300.00} due XXXX, finally a letter saying I'm in default and threatening foreclosure. I need help. I thought we straightened this out, but apparently 1 dept. doesn't know what another is doing.

I want to report the mortgage company I just worked with for not following the law. I applied for and received a home cash out loan. I NEVER received a 3 day right to rescind. When I signed documents, I signed with an attorney that came to my home, not the one I requested, but it was too late to change the night before. I signed the documents, and she said she will have them witnessed when she goes home by her son. I didn't receive any copies of the documents, nor did Interfirst inform me there is a 3 day wait to receive funds or that I had a right to cancel. I was working with Interfirst Mortgage company to refinance my residential property. I had signed agreement to using them and the loan began underwriting. On report, they declared that I had a history of foreclosure on a house that I NEVER owned or payed rent to. Additionally they said that my current lender had not reported my payments on my loan. I followed the requests to get these erroneous accusations resolved. They received a letter from my current lender to declare that I was NOT in forbearance and they received a copy of my payment history dating back to 2018. They informed me they were satisfied with my documentation and supporting information. However, after about about 2 weeks with no contact from them I emailed them requesting an update. They informed me that my loan was denied on the pretense that I " was in forbearance in the last 12 months ''. In our phone conversation they had even said to be, " you have obviously been making your payments ''. " You have auto-payment, a XXXX dollar balance, and no missed payments. '' Despite doing everything they requested of me, they denied my loan unexpectedly and without any notification. No email, text, phone call or letter. I have tried to contact them and ask how we can correct this wrongdoing but they have stopped reply. I am a typical citizen and I have excellent financial credibility. I have never missed a payment on anything and despite misinformation about my finances, Interfirst Bank refused to assist me in reasons they said themselves are bogus and false. Now I am back to restart the process to find a lender that will work with the customer to do the right thing and to resolve errors and issues. Interfirst took the cheap way out and left me stranded.

We applied with Interfirst to refinance our ( XXXX XXXX ) mortgage in early XXXX of this year. We provided all requested documentation & were approved & had an appraisal in XXXX ( we paid {$830.00} ). In the 3rd week of XXXX was told by our loan officer XXXX XXXX we would be contacted to set up a closing appointment. I asked XXXX if we are going to close before the end of XXXX & there reply was they needed a transcript of our tax return ( already uploaded the pdf a long time ago ). On Tuesday XX/XX/XXXX i emailed XXXX to withdraw our application because it is over 140 days since we applied. I have received multiple mailing from this bank, each time I submitted the requested information and then call to verify that everything is ok. They keep emailing me with different excuses and pushing to buy an insurance policy on my behalf which then gets clarified after I call them. Couple weeks ago I called them and after over 30 minutes reviewing my information the agent said that I was " good to go and that there was no need to be worried about them buying a policy because all my docs/ proof were fine ''. I was charged for an insurance policy still. When I called again ( XX/XX/XXXX ) they said that there was a lapse in coverage from XXXX XXXX XXXX which doesn't even match their last communication. After asking the agent to check the notes from my previous call she said that " there still a period without coverage '' I mentioned that all docs shows that its not the case and when asked her to escalate this to a supervisor she hanged up. This is an illegal practice and this bank is taking advantage of the insurance excuse to make money out of consumers. I provided ALL PROOFS of coverage and they still bough a policy. PLEASE investigate this illegal practice, demand the FULL REFUND of the illegally purchased policy and have them fined for trying to take advantage from borrowers. On XX/XX/2023, I obtained a new homeowners policy with XXXX XXXX, for my XXXX property located in XXXX, IL. I notified my lender, InterFirstXXXX XXXX XXXX collectively " InterFirst '' ), that I had obtained a new policy and for payment to be made from my escrow account. During the course of 3 months, I made numerous calls to InterFirst to have them make payment. During these recorded calls, InterFirst agents made representations that payment would be made. However, I finally received final notice from XXXX XXXX that my insurance would lapse if payment was not made by XX/XX/2023. I sent an email to both my insurance company and InterFirst, given the urgency. Finally, InterFirst made payment on XX/XX/2023, three days after the deadline. As a result, my policy was cancelled and subsequent attempts to get a new policy through XXXX XXXX has failed, as my record now shows that I have a lapsed insurance policy due to nonpayment. This has affected me because I am either unable to get insurance or the quotes are higher than what I paid for XXXX XXXX. I finally found a new policy with XXXX, one of the few insurance companies that would give me a quote. I sent InterFirst a XXXX notice that they have failed to make timely payments, are required under 12 C.F.R 1024.34 ( a ). The bank has assigned a case worker but the matter remains unresolved.

I refinanced a property with Interfirst. Loan only, no escrow. Made XXXX payment and then they sold it to another firm, also called Interfirst ( but the loan number changed ). Once I had made a payment, I set up online access and checked my account. I found I had a past due amount of {$2400.00}. I called to complain, and eventually they discovered that my mortgage had incorrectly been flagged as escrow, so they had sent a check for {$2400.00} to my property insurance company. Once they realized it, they called that a balance due and wanted me to send them a check in the same amount to cover it. ( But one person there, in their insurance department, said that the escrow flag had subsequently been removed, so if I sent the check they wouldn't be able to handle it, and would just apply it to principal ). Another person said, no, send the check- it'll be fine. So I sent the check on XX/XX/22 and they cashed it on XX/XX/22 ( see attached ). Today I received a statement ( attached ) showing a past due balance of {$2400.00}, and indeed, the XXXX I sent them had been applied to my principal. They are generally incompetent, in my experience. I want them to apply the payment I sent them to the past due balance that they caused me to have through their own incompetence.

I got a quote for a loan from Interfirst Mortgage, but when that house became unavailable, I targeted a more expensive home. The amount of the loan increased from around {$170000.00} to {$230000.00}, and as a result they said my rate would have to increase. I protested and was told that they would be happy to match any loan rates, if I could provide them with a loan estimate from a competitor. Fearing losing the house in this crazy market, I elected to continue, which was a mistake. However, I got a competing loan estimate and provided it to the lender in advance of the closing. At that time, neither of my loan agents answered or returned any of the numerous phone calls I made, and I emailed them several times before and after the closing ( which was XX/XX/XXXX ), and they still have not made any effort to respond. Prior to me providing them with the loan estimate, they answered the phone readily, and always responded to my emails. I would have even refinanced the loan with them since they already had all the information, but their complete unwillingness to communicate after I provided the required information just solidifies that this is a dishonest company that never had any intention of doing anything other than giving me a terrible deal.

We refinanced our primary home mortgage on XXXX, XXXX XXXX. While researching mortgage companies, I specifically asked mortgage provider if a separate " wind/hurricane '' insurance policy would be required, in addition to the standard property insurance requirements, and was told verbally, " no ''. I reviewed the insurance requirement document at closing, and language in mortgage contract ( as recorded and executed ) and no requirement for wind/hurricane insurance policy is included or agreed to. I retain those documents. On XX/XX/XXXX, the mortgage servicer notified me that a wind insurance policy was now required for our mortgage and a " forced placed '' policy was purchased and charged to me via escrow. We were provided notification on XX/XX/XXXX for policy dates of XXXX XX/XX/XXXX, at a cost of {$4000.00}. And escrow charge for same policy XXXX has been applied at {$6900.00}. I have made several attempts to rectify this situation with mortgage company, and logged currently XXXX hours of time on telephone with the organization attempting to rectify. As of now, they can produce no documentation demonstrating a wind insurance policy is required and agreed to for our mortgage. I believe, therefore, it is not.

On XXXX XXXX I applied for a loan with Interfirst Mortgage. I provided all the necessary documentation. The process seem to start off with no issues but it took them over 30 days to provide me with a loan decision. They did suspend my loan because I was refinancing my home I live in that my father left me last year when he died. I moved back to the midwest to the suburbs of XXXX to take a job that I do remote on certain days. Prior to my dad getting sick I would travel almost XXXX miles one way to get to work so i could assist him in his XXXX state. That was more important to me than the drive. I also had a roommate situation for those days in XXXX where I had to stay over for a meeting or client circumstance. I provided a copy of the lease to show them this, however all my financial statements, bills, etc were all pointed to my home in Wisconsin. After providing the lender with the documenation that this was my primary home they decided to denied me. I do understand that XXXX guideliens on a primary home. I do not currently own a primary home. I was not even given the opportunity to have the laon restructed as a XXXX home and until this day I have not gotten any written denial.

During the past 4+ months, in addition to the monthly payments paid on Bank Autopay on the 1st of every month, we have also paid nearly {$40000.00} toward the XXXX XXXX XXXX XXXX. 4. They have not given us any interest credit/ consideration on these additional payments in their monthly statements and hence not given more towards Principal from our routine fixed monthly payments at fixed interest rate ( i.e. split with higher amount toward Principal and lower amount toward Interest ). They are using our additional payments completely interest free for their own benefit which is UNFAIR to Consumers! 5. Our numerous discussions with them didn't resolve this issue and follow fair Consumer Protection Practice as our previous mortgage companies ( more recently XXXX XXXX XXXX XXXX ) have correctly and fairly done.

Hi, On XX/XX/2021. I applied for a refinance home loan and was denied due to high DTI. Im on low income social security XXXX. I pay my bills, I pay my current high mortgage and my current high assessments. My mortgage is {$910.00} My assessments for my condo are {$360.00} Homeowners insurance is {$110.00}. I live with my mother. I have a great credit score of around 800. With this loan I could of lowered my mortgage payment by {$400.00}. But I was denied the loan because Im currently paying a high mortgage and assessments. I have no credit card bills. I have for 21 years paid my high mortgage and my ever increasing high condo assessments. One should not be denied because of lack of reserve funds or potential inability to pay the new mortgage, but the lender should be encouraged that my 21 year history of paying a high mortgage, although I have struggled I have done SO in good standing, meaning a lower monthly mortgage with a refinance Im going to be pay it with more ease. To Whom It May Concern : I applied the refinance rate on my original home mortgage through Interfist Mortgage Company. Throughout the entire process, Interfirst Mortgage company misled me that my loan was approved, thus, I was forced to order the appraisal on my house for the amount of {$620.00}. We refinanced our home mortgage through Interfirst Lending in XXXX of XXXX. On XX/XX/XXXX, Interfirst deposited our check in the amount of {$6000.00}. As the payment coupon indicated, this represented our mortgage installment of {$1000.00} for XXXX as well as an additional {$5000.00} principal payment. Interfirst applied the XXXX installment of {$1000.00} but pocketed the {$5000.00} principal payment. Eventually, Interfirst admitted their error and the {$5000.00} principal payment deposited on XX/XX/XXXX was credited as of XX/XX/XXXX. It was pointed out that we were fraudulently charged interest on this {$5000.00} for almost four months but Interfirst has refused to reimburse the interest charged. Interfirst sold our mortgage to XXXX XXXX XXXX late last year and had directed us to seek this interest from XXXX XXXX. My husband and I started the mortgage refinance process with Interfirst Mortgage Company on XX/XX/XXXX. We spoke with XXXX XXXX XXXX XXXX XXXX at that time and rec 'd rate options, signed disclosures and submitted all the necessary documents for underwriting within the time range deadline provided of XX/XX/XXXX. On XX/XX/2021 INFERFIRST MORTGAGE COMPANY pulled my credit report without my consent. I learned about this on XX/XX/2021 after I received a letter from INTERFIRST mortgage that they have pulled my credit report. I tried to contact the company right away as I have never spoken with them or provided my social security to any one. They never picked up the phone. Later I called and left a voice mail to XXXX XXXX XXXX # XXXX, who sent me an e- mail asking me to call him on XXXX. I called him and tried to understand how he was able to get hold of my personal info. Or pull my credit report without my consent. First he said that I provided my social security on line. Then, when I accused him of lying he said someone submitted a refinance application on your behalf. I asked him to call the credit bureaus and explain that the credit report was pulled mistakingly but he stuck to his story that someone submitted an application on my behalf. I have submitted all the requested information over 30 days ago and they will not provide a closing date or even a window of time for closing. My contact tells me it is in for final approval but can not give me a firm date or any other information. They have been extremely slow to respond and I suspect they are slowing the process deliberately. I asked several times to speak to someone in management but they refuse. XXXX XXXX has ignored my calls and emails and XXXX XXXX has been much more responsive however after multiple attempts to get a closing date they just give me the same answer and tell me there is nothing they can do. I am loosing significant interest savings every month that goes by without closure. I have good credit, income and there are no blemished on my financial track record. I am very dissatisfied with the level of service and attention this has received.

Interfirst Mortgage Company failed to credit my account ( loan number XXXX XXXX with my XX/XX/XXXX payment. I have contacted Interfirst and XXXX on more than 9 occasions between XXXX. I requested the matter be raised as a formal complaint on XX/XX/XXXX by XXXX at XXXX local time. As of today, XX/XX/XXXX my account still does not accurately reflect all 5 payments made on my mortgage ( XX/XX/XXXX, XXXX, XXXX, XX/XX/XXXX, XX/XX/XXXX ). On XXXX I spoke with a representative who said she recognized my name from recently having journaled my first payment ( sent to Interfirst ) from Interfirst to XXXX. I subsequently received a statement dated XX/XX/XXXX showing a payment of {$2700.00} credited on XX/XX/XXXX. However, I then received a statement dated XXXX reflecting a reversal dated on XXXX. Despite calling 6 more times since that date the problem has still not been corrected.

Interfirst mortgage pulled my credit initially for a refinance on my home loan. This fine and expected. I gave permission for this. The issue is that many months later after the initial credit report expired they pulled my credit again without any permission or notification. I was notified via an unrelated credit monitoring service. When confronting them about this they made no effort to rectify the situation except for a promise to notify a manager. I was also condescendingly told this was not a big deal, as if there was no regulation against this behavior. I would not have given permission for this, even if it meant not continuing with the refinance. Now I have two additional hard credit pulls with a company that still hasnt managed to close the loan.

I was approved on XX/XX/2022 for XXXX for 6 month forward Payments, starting XX/XX/2022 .My Mortgage Company is Interfirst the monthly Mortgage is {$1000.00}. I emailed the award letter to Interfirst on XXXX and XX/XX/2022 I also faxed it on XX/XX/2022 and they state they never received it. As of today the Mortgage Payment has not been applied to my account. When I call XXXX XXXX they say the payment was sent out on XX/XX/2022 and the mortgage company is saying they didn't receive it. I emailed my Case worker and never got a response from him either and the Escalation department from XXXX XXXX never reached out to me either. So my mortgage Company want 's proof from XXXX XXXX that the payment was mailed out. Please look into this. Thank you XXXX XXXX

On or around XX/XX/2020 I started a loan refinance application with XXXX Mortgage XXXX XXXX XXXX Interfirst Mortgage Company. While still in the application process, on XX/XX/2020, Interfirst Mortgage Company contacted my Home Insurance company, XXXX, and changed my account Mortgagee from my actual current loan lender to Interfirst Mortgage Company. At no time in those twelve days were we anywhere close to closing our refinance or even finishing the application process. By doing this Interfirst Mortgage Company created a risk of having my Home Insurance expire and being in violation of the terms of my open loan with my actual current lender as the bill for my XX/XX/2020 renewal would have been sent to the wrong lender.

I requested a Payoff statement on XX/XX/2021. Instructions directed me to send a cashiers check to a particular entity ; Chicago Mortgage dba Interfist. I sent the check but Interfist endorsed it incorrectly, due to their servicing company : XXXX XXXX. Since the endorsement didn't match the " Pay to '' the bank flagged the check and put a HOLD on it. Now, Interfirst refuses to give me the check back or correct the endorsement and insists that my account is overdue and I should WIRE THEM THE MONEY AGAIN. They have {$290000.00} of my money and it has not been credited back to my bank ( XXXX XXXX XXXX ) Interfrist Acct # XXXX

The company asked me to pay for an appraisal in order to continue with the refinance loan application. However, the loan was later declined and the appraisal was not reimbursed. The company had all the personal documents required to make a decision on the loan, however, it was not until the final moments that the company denied the application and communication from them ceased. I emailed the company twice requesting a refund of the appraisal fee, but not response was received.

I sent a {$3000.00} check to InterFirst Mortgage Company on XXXX/XXXX/16. They " claimed '' they did not receive it until XXXX/XXXX/16 ( six days after I mailed it from a distance that I could drive to in less than 6 hours ). They applied only {$2400.00}. They mailed the additional {$540.00} to XXXX XXXX, who had purchased the loan. It was not applied to the principal until XXXX/XXXX/16.

I never went through with opening an account with Interfirst Mortgage. Now they are sending me spam email with multiple links supposedly to helpful articles. I did not click on any since I never signed up for emails with Interfirst Mortgage, nor do I have any accounts with them. I have attempted to block the spam and hope it will not continue.
