I'll start by saying I'm trying to refinance two properties. They are next door to one another. XXXX XXXX XXXX XXXX XXXX loan # XXXX XXXX, Tx XXXX and XXXX XXXX XXXX XXXX XXXX loan # XXXX XXXX, Texas XXXX Both are being handled by loan officer XXXX XXXX. I started the refi process back on XX/XX/XXXX with Intercontinental Group ( ICG ). It's now been over 4 mos and we haven't closed. The delay has been in my opinion a severe lack of knowledge, communication, poor management, lack of process and inadequate working equipment. This is no way to run a business. I understand we are in a pandemic but this pandemic has been here for 6 plus months. ICG should have it's employees informed trained on new processes or guidelines and give them the equipment they need to do a job efficiently, correctly and deliver good customer service. But these employees and ICG don't seem to care. For example when I first applied they asked me for my personal info to include job, work, pay, purpose of loan, credit score and debt. I'm guessing this is to determine if on paper I qualified and met their min standards without going through the whole process of underwritting. This way the company doesn't spend time and money on an application that doesn't meet min company/ FHA requirements and the customer also doesn't waste time. This is probably LENDING 101! Well it wasn't until XXXX XXXX ( almost a month later ) that XXXX Counts sends me an email introducing herself as my loan processor. She was asking me for my income information and their supporting documents. When I tried calling her to respond and clear up some things, I could not reach her by phone despite me leaving msgs for days. It wasn't until a week later that she called me to explain she had not had a working phone at work. So now I explained to her that i had already emailed/uploaded to the portal ALL this information already the same day I applied, she just asked if i could go ahead and resend as she was JUST ASSIGNED to my loan that day. Just that day? So in other words my loan was not being worked on for a full month? I questioned her then how was I given a preapproval a month earlier and told that i qualified with my income and debt information. She had no answer. I also asked how to submit this information to her since the portal did not work half the time. She said just to email her the info and that she would get it on the loan. This is not safe delivery method for the client nor the company but it was routinely asked of me to do it this way. Btw, her phone situation was never rectified according to her as of late XX/XX/XXXX. Well since then I continue to receive monthly ( sometimes weekly ) request for the same documents that have either been misplaced or for expired documents because of how long its taking them to continue to process my refi. They have asked me to get payoff quotes on 3 separate occasions because the validity of these payoffs expire. As of XX/XX/XXXX I now have been assigned a new loan processor TRAINEE. Her name is XXXX XXXX. This processor has been just as hard to get a hold of as the last one. XXXX unfortunately on Fri XXXX XXXX has also gotten me and another ICG client confused and has included both of us ( clients ) on the same email chain ( potentially compromising personal info ). This client appears to be an employee of ICG ( XXXX XXXX ) that apparently is also TRYING to do a refi. In the email she also is expressing a level of frustration at the length of her refi. Apparently, I'm not the only one with the opinion of a lengthy process. My loan received final approval and was cleared to close a month ago late ( XXXX ) yet no date had been set for this to happen because according to my loan officer XXXX XXXX and XXXX XXXX a closer had not been assigned to my loan. On XXXX XXXX I was told by XXXX XXXX that because the the state of Texas was declared a disaster area after the recent snow storm that I now had to get an appraisal ( despite that in the state of Texas you don't need an appraisal for a non cask out refi ). So I asked for his Managers name and number so that I could complain. That same day I called his mgr XXXX XXXX and expressed my frustration and explained everything that had been happening. I explained if my loan would have been assigned a closer within a reasonable amount of time from the time it was cleared to close this would be a mute point. He agreed and said that 4 mos was embarrassing and costing the company money. He said he would look into it and promised to get back with me even if it was XXXX that night ( as he expected a very busy day ). Well he did not. It wasn't until the next day after I had to call him that he spoke to me. This is not showing leadership or caring for his clients. Nor is it trying to rectify a TERRIBLE situation by his own words. Anyway, Mr. XXXX says that a full appraisal is not needed but that I do have to pay for a 1004D form that needs to be done by an appraiser. The cost is {$250.00}. Now I have to wait and schedule this 100eD from an appraiser. Which at this point has still not been ordered or scheduled to be done. I know this because my card has yet to be charged the {$250.00} and nobody has call me to schedule a day and time to come to my house. Despite me paying for it 5 days ago and me asking Mr. XXXX, XXXX XXXX and XXXX XXXX for the name and telephone number of the company they use to get this done. They all say " they don't know, we are on the sales side of things, that's done by service team ''. This might be true but as a frustrated client you don't want to hear that. As a manager Mr. XXXX should have said I'll get you this information or better yet I'll handle this myself and make sure its done correctly for you. In closing I also want to mention that EVERY DOCUMENT AND PIECE OF INFORMATION that has been asked of me to deliver/upload, has been done within MINUTES of the request. So none of this delay is fault of mine or due to waiting for me to respond.

In XXXX of XXXX I applied to Intercontinental Capital Group ( ICG ) for 5 mortgage refinance loans for 5 separate properties. I paid out-of-pocket for appraisals on all 5 properties. ICG ultimately closed 3 of the 5 loans, but they, to this day, have not rendered a decision on the last 2. I have emailed multiple people over the course of the last several weeks and no one will respond to me. I dont know the exact dates of application but the known milestone dates of the unclosed loans are : Property A : Locked : XX/XX/XXXX Appraisal : received from lender XX/XX/XXXX Property B : Locked : XX/XX/XXXX Appraisal : received from lender XX/XX/XXXX I was receiving communication with various ICG individuals ( mainly the processor ) about my files until about XXXX Everything seemed slow, but progressing. I thought it was odd that it was taking so long to close the loans, but rates were low and lenders were inundated with refinance requests, so it was fine. I could be patient as long as we were working toward the finish line. Then something went off the rails and they have become completely unresponsive. XX/XX/XXXX - Processing supervisor emails that hes working on Property B ( this was an appraisal issue that I was aware of, but asking them to help resolve ). Supervisor pledged to update in " a couple of days XX/XX/XXXX - I emailed processing supervisor for an update on Property B because update promised on XX/XX/XXXX ( two weeks prior ) never came. Supervisor never replied to this XX/XX/XXXX inquiry XX/XX/XXXX I emailed processor asking how close we were to closing Property A. ( All documentation had been submitted and the appraisal was received 2-months earlier. ) Processor replied same-day saying Property A file was now being handled by management. No other details given. I replied immediately and asked why. They had already closed three other loans for us ( all locked on the same day, XX/XX/XXXX ) and there were no credit issues brought up for those loans. Property A appraisal came in at value. What is the problem? Process replied again, same-day, saying the underwriter is being difficult. This was the last time I heard from the processor XX/XX/XXXX I emailed processing supervisor AGAIN for an update on Property B, noting that my last inquiry had gone unanswered. XX/XX/XXXX - Processing manager replied that he should have an answer shortly. This was the last time I heard from him XX/XX/XXXX - I emailed the manager again. I said its been 2 full weeks since he said hed have an answer shortly. I asked for an update on both Property A and Property B. I received no response to this email XX/XX/XXXX - I emailed manager AGAIN. Please reply with an update. This is unacceptable. My files are completely stalled and all my attempts at clarification and communication are being completely ignored. At this point I really just need to know if youre going to close the [ Property A ] loan or not. I received no response to this email XX/XX/XXXX - I emailed the processor to ask the specific date Property A had gone to the underwriter ( I knew it was in the hands of the underwriter on or before XX/XX/XXXX per her earlier email but wanted the exact date. ) I received no reply to this email XX/XX/XXXX - After my last XXXX consecutive attempts at getting an update failed, I emailed a formal complaint to XXXX customer experience group regarding lack of underwriting decision AND lack of response. I requested the complaint be forwarded to ICG Compliance department because I am aware of regulation B and that they are required to render a decision on my files. Instead, my files and my attempts at figuring out what is happening were both being ignored. I requested in my complaint a written response to the complaint and resolution within two weeks XX/XX/XXXX - I received a telephone call from who I believe is the branch manager. I was unable to take the call at the time but the individual left a message with his name and phone number XX/XX/XXXX - I returned the branch managers call, but with the time zone difference it was after hours in his time zone. I left message requesting a return call. He did not call back again XX/XX/XXXX - I called the branch manager a second time, again after hours with the time difference. Left a message that I was out of patience. The last communication Id had about my files had been more than 30 days ago and all my recent attempts at making contact had been ignored. I included specific times I could be reached the next day for a call back. He did not call me back the next day. Or the next. Or the next To recap : the last reply from the processor was 3/18. The last email received from the processing manager was XX/XX/XXXX. I received no written response to my customer experience complaint, and the branch manager never made phone contact after one single attempt This is both unacceptable from a customer service perspective, and from a regulatory perspective. I am still waiting for a loan approval, decline, or counteroffer for both of these loans. Any assistance in resolving these matters would be greatly appreciated. Thank you.

Back in XXXX of XXXX I decided I wanted to refinance my house due to the low rates. XX/XX/XXXX they started my process, XXXX XXXX - Mortgage Loan Officer ( Intercontinental Capital Group , Inc. ) | NMLS : XXXX XXXX XXXX XXXX XXXX, # XXXX, XXXX, FL XXXX was taking care of my documents and my rate was locked and submitted over to processing ( according to XXXX XXXX all seemed smooth. I then scheduled my appraisal ( {$540.00} ) and was conducted on XX/XX/XXXX. From there on, I emailed them each time the proper documents that I was even asked for. I then realized that a few times I was getting asked over and over for duplicate documents. I then kept in touch with my Loan officer - it is then after 65 days I started to reach out to her more often as things did not seem to add up. I would touch base with her and simply she would express that they were having difficult with some documents. The clock was ticking - this went on for a few months. XX/XX/XXXX gets here and I am already frustrated, I am asking questions. I then get an email, from my loan officer that I closing was approaching and I could skip my XXXX and XXXX payment. I still made sure I asked about how it would affect me if this would not go through and she reassure me that I would be closing soon. Well, XX/XX/XXXX gets here and I get an email from XXXX that she was resigning and that she was not aware why this was taking longer then expected - the following is XXXX Email, by then when I was asked to give my mortgage payment it was already late and they added a fee and i was reported to the Bureau of Credit causing my score to drop. ( Hey XXXX, I wanted to shoot you a quick update, I have decided to leave XXXX so I just wanted to make sure you were prepared for the next steps before I leave. They are still waiting on the desk review to come back on your appraisal I have no idea what could possibly be taking so long a refinance shouldnt take more than 45 days and yours Is coming up on 4 months. Tomorrow if you dont receive your closing disclosure call into to your mortgage company and make your XXXX payment. Touch base with XXXX if you need anything at all she will help get you to the finish line so you can finally be done with all of this. Thanks for all of your time and patience it was a pleasure working with you! ). This then went on up to just now XX/XX/XXXX and until this day I have not closed. I have then decided that I am going refinance with a local mortgage company, but the problem here is that my appraisal had expired and I am asking Intercontinental Capital Group , Inc. to refund me the cost of my appraisal which is of no use now with the other mortgage company plus the late fee that was applied from my bank for my late payment. I have reached out the supervisor and the closing agent and they all do not reply and I have proof of emails and when they do they state that in the few days all will go smooth ( that is every month ) up to this day they all blame each other and not anyone has even returned my call. This is the email that I got today from XXXX XXXX and her reply was not even clear as each month it is the same thing - ( I do apologize you havent been contacted, I did reach out to my supervisor with your contact information the same day you requested to speak with them. I wasnt aware you werent contacted by them and I do apologize. Your loan is in resubmittal at this point because we were able to gain the final documents needed for the Underwriter to fully clear your loan. The great part is our Underwriter previously cleared everything else so we dont have anything additional that would hold your loan up. I do understand your frustration, as I have been pushing your loan for the time that Ive had the pleasure of working it through but I know that this is still upsetting. If you are willing, we can wait for our Underwriter to confirm their decision, which we are looking to get it cleared to close, and once done, we can finally wrap up this transaction. Since we have been working this long, I want to make sure we can follow through and wrap this all up for you. ). I do not understand why they can do this, I missed on so many months of trying to save money and now I need to pay a second appraisal in order for me to refinance. I can provide all emails of where each month was the same thing of which i was lucky they would reply. At this time I am frustrated about all this and I feel as if I was a joke to them.

on XX/XX/XXXX, both consumers entered into a private consumer credit transaction with INTERCONTINENTAL CAPITAL GROUP. The consumer did not enter a residential mortgage transaction with INTERCONTINENTAL CAPITAL GROUP because INTERCONTINENTAL CAPITAL GROUP did not lend any money to consumers to get said dwelling both consumers funded any alleged " loan " with their open-end credit. Per American Jurisprudence 2d 358 inasmuch as it is a general rule that a bank does not have the power to loan its credit to another by becoming guarantor or surety for the performance of the other 's obligation in a transaction in which the bank has no direct interest or from which it does not derive benefit banks etc are nothing but service agents, administrators, swap companies and etc banks can not claim to be creditors. INTERCONTINENTAL CAPITAL GROUP needs to provide material disclosures and GAAP to prove they lent consumers any credit in fact. I rescind my consumer application due to an unconscionable transaction, per 12 CFR Part 1026 ( Regulation Z ) 15 ( a ) ( 2 ). Now INTERCONTINENTAL CAPITAL GROUP is in FTC and SEC Fraud. Pursuant to 12 CFR 1026.15 Right of rescission. ( a ) In a credit plan in which a security interest is or will be retained or acquired in a consumer 's principal dwelling, each consumer whose ownership interest is or will be subject to the security interest shall have the right to rescind there was a security interest stated in the contract, therefore, this transaction is rescindable... I am the depositor and true creditor for this account, therefore you never risked any of your assets at any time AND you failed to provide many disclosures. Pursuant to 15 USC 1605 ( a ) the amount of the finance charge in connection with any consumer credit transaction shall be determined as the sum of all charges, payable directly or indirectly by the person to whom the credit is extended, and imposed directly or indirectly by the creditor as an incident to the extension of credit. The finance charge does not include charges of a type payable in a comparable cash transaction. Cash should not be included in a finance charge it should be all credit INTERCONTINENTAL CAPITAL GROUP has taken over {$120000.00} in federal reserve notes as a downpayment and many other fees. Adding on INTERCONTINENTAL CAPITAL GROUP has not included insurance under 15 USC 1605b ( 1 ) which should have been included in the finance charge which makes them criminally liable under 15 USC 1611 for taking downpayment many other fees and not including my insurance in the finance charge. INTERCONTINENTAL CAPITAL GROUP has to return twice the finance charge. Pursuant to 7 CFR 1436.10 ( c ) the down payment may not include any trade-in, discount, rebate, credit, deferred payment, postdated check, or promissory note to the supplier or contractor INTERCONTINENTAL CAPITAL GROUP has received promissory notes. Pursuant to 12 U.S.C 83 No national bank shall make any loan or discount on the security of the shares of its own capital stock which proves the alleged loan was paid for when I provided signature and social which makes any commercial paper security I also provided a promissory which paid for transaction 15 USC 1692h INTERCONTINENTAL CAPITAL GROUP has received payments on this alleged debt and affiant has the right to direct INTERCONTINENTAL CAPITAL GROUP to return all payments. It has been settled beyond controversy that a national bank, under federal law being limited in its powers and capacity, can not lend its credit by guaranteeing the debts of another. All such contracts entered into by its officers are XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX XXXX XXXX XXXX, XXXX SC XXXX, XXXX XXXX XXXX ( XXXX ). It is not within those statutory powers for a national bank, even though solvent, to lend its credit to another in any of the various ways in which that might be done. On XX/XX/XXXX I found what I thought to believe finally my new home a CONDO in XXXXXXXX XXXX submitted my down payment went through the entire process with the lending bank XXXX intercontinental XXXX group the lender officer I was dealing with XXXX XXXX closing day was approaching on XX/XX/XXXX XXXX sent me an email requesting my help he even called me apparently there was an issue with the FHA certification something I have no knowledge on the person he needed to contact was the broker XXXX who helped me through the entire process as well apparently the FHA certificatie on that condo had expired back in XXXX apparently the condo association knew of this and intentionally let it expire they neglected on their part to make it known on the their website that It was not FHA making it to no ones knowing the sad part of this whole entire process is that the bank themselves neglect to follow through their proceeding process before me submitting any monies they neglect to first check if the condo was still FHA now XXXX called me and told me that the FHA on this condo had expired that no worries these things happen and that all they needed was a on the spot approval that was it! well sadly that never accurred the condo association sadly knew we wanted to get a on the spot approval and denied the approval just like that my entire world collapsed I fell into XXXX because this was my first time trying to buy my first home the experience with XXXX was horrible promises made were broken money lost due to something that wasnt my problem or doing the only people whos fault were everyone involved with the condo and the bank After talking with XXXX and expressing how I felt he again stated that the money for the lawyer I couldnt get back not the inspection either, but that the appraisal money he would get back to me {$550.00} he also promised to get back {$110.00} for the XXXX XXXX questionnaire though I only got back {$55.00} a check I had sent out to them they returned but XXXX states that he would get me for sure the appraisal money {$550.00} found out also through XXXX that the bank was being sold. XX/XX/XXXX Monday received a call XXXX stating he just got back from vacation and that the bank was sold and unfortunately he wasnt able to refund me the {$550.00} from the appraisal but that if and when I purchase a home that they will pay for it LIES more lies XXXX That day sent me a new pre approval letter by the new company he apparently works for XXXX XXXX XXXX when I received the email I asked him if that was the new name of the bank he stated Yes that they had purchased their division!!!! Lies I had such a bad gut feeling with him because I just couldnt understand as to why this entire process fell apart the way it did the neglect and the poor service so unprofessional I made it my business that day to call XXXX and speak to someone and explained my whole sitauation only to find out XXXX XXXX NO LONGER WORKS FOR XXXX! XXXX is now powered by XXXX XXXX XXXX not cross country mortgage this man shouldnt be working for any bank licensed professional lying to their clients as to where they work and making promises they cant keep inwould like my money back {$550.00} just because the bank he worked for Was bought out he knew this money couldnt be refunded he has been working in this business for 17 years he knew that was impossible why they lies I will never understand something needs to be done this behavior is uncalled for GOD onlynknows how many people he has done this too and continues to

Hello, We closed on a home loan refinance on XX/XX/XXXX with Intercontinental Capital Group. We did an escrow advance in lieu of adding taxes to our loan because we had the funds in our escrow account with XXXX XXXX ( XXXX ). ICG was to pay our taxes that were due to XXXX County and out the money into our escrow account which would total the XXXX. I had questioned our loan officer before doing th escrow advance as to why our loan was so high and he had stated that it was because they had to make sure there was enough to pay the taxes. He stated if we did the escrow advance, that money would not be added to our loan. We agreed to the escrow advance and would pay it back TO ICG once we were refundED by XXXX. In XX/XX/XXXX, we had not received our refund from XXXX. My husband called and XXXX told him that they were underfunded and used that money to pay off the balance of the loan. We contacted ICG to find out what happened and were told that Title paid less to XXXX due to the escrow advance so that is how we paid them back. The loan officer said it was a wash. They paid our taxes and escrow account and we paid down the balance of the loan so Title didnt pay as much. At first I thought ok we are fine, everything is how it should be but then I realized that Title/ICG started the loan higher than it should be since they underfunded XXXX. We contacted our loan officer numerous times for clarification without much response. I then consulted an outside loan officer who looked through my documents and she said there was something wrong and that I should contact Title and the boss of our loan officer. I did not get a response until I told them that I was instructed to file a complaint. Title finally said they would look into my issue and the VP of ICG called and said he would also look into what happened. He responded and said that all monies are where they are supposed to be. I responded to him asking why my balance is so high if they underfunded XXXX and why he did not mention the escrow advance. I have yet to receive a response regarding the issue. The payoff on our loan at XXXX was XXXX The balance on the loan at XXXX was XXXX Impound account AT XXXX was XXXX Taxes due to XXXX county were XXXX Amount put into our escrow account was XXXX Amount paid by Title to XXXX was XXXX Closing costs were XXXX Prepaid interest was XXXX Hazard insurance was XXXX Amount we paid to the balance of our loan from our impound account at XXXX was XXXX ) we received a refund of only XXXX from XXXX. Escrow advance was XXXX Balance of my new loan with ICG ( now XXXX XXXX XXXX ) is XXXX. I am questioning why my loan is XXXX when title paid only XXXX. My closing costs were not XXXX dollars to bring my balance back up to XXXX. It seems that they also added the same amount for taxes to my loan in addition to the escrow advance. This means my husband and I paid down the balance of our loan to repay the escrow advance ( at XXXX ) and in our current loan which none of that money is in our impound account ). My calculations show the balance of my loan should be at XXXX not XXXX. This leaves a difference of XXXX. So it seems we are paying extra for taxes ( with the escrow advance as well ). We want the company to make our loan right. I have emails stating what was to happen and all the emails I sent back questioning them. A loan can not start out higher when the company didnt pay that amount. I also received different papers than I originally had. Thank you for your time.

Due to XXXX instability and consistently laying off employees, they are no longer honoring the rate which was agreed upon. The fact that I emailed them on XX/XX/XXXX that I was concerned and worried about their instability and that I had other locked rates from other companies, is really concerning. I decided to stay with XXXX and because of me sticking with them I can no longer refinance my mortgage? It just makes me so sad that I trusted in them, instead of simply choosing the better rate I was offered in XXXX from other companies, I stayed with XXXX. I will be losing thousands of dollars every month without the refinance which we agreed upon. I have spent months sending them my personal information, so many documents filled out, paid over {$500.00} for an appraisal, and now because of them firing loan officers/employees, they can no longer honor the locked rate which we agreed to? 7 different loan officers from XXXX have been my loan officer, it is not normal. There was zero communication from XXXX for over a month, I had to search and search for someone to speak with. I dont believe this to be ethical. I am concerned and disappointed. It seems manipulative to update the terms to our agreement on XX/XX/XXXX in order to keep me from going to another company, and then to say in XX/XX/XXXX ( after no communication for over a month ) that the agreed upon rate actually expired in XX/XX/XXXX? XX/XX/XXXX I asked for better rate/terms. XX/XX/XXXX, XXXX reduced points to compete with offer from other companies which we received better locked rates from. I was informed that my entire team was let go and that now my locked rate was no longer locked. I recently went through a VIRRL loan on our current mortgage with the Intercontinental Capital Group ( ICG ) out of XXXX NC. Our loan officer was XXXX XXXX and was pleasant throughout the process, but was making promises he did not keep. Aside from being mislead on what to receive back from our current escrow account at closing ( XXXX stated approximately {$3300.00} would be returned to us, we received only {$1400.00} ), and inflated title fees that were more than agreed upon ( we agreed on {$900.00} total, but at closing, the fees were over {$1100.00} ), XXXX assured us that he would have XXXX XXXX XXXX ( XXXX ) service our loan as the lender after we close. My wife and I had expressed our concern about this issue out of the gate, stating we wanted to go with a VIRRL group that could put our mortgage in the hands of XXXX XXXX or XXXX. XXXX informed us that XXXX XXXX would require us to lock in at a higher percentage rate, but we could use XXXX with the current rate being offered. We had a phone call with XXXX, and he seemed to forget this detail, said our loan was being transferred to XXXX XXXX, and that he would see what he could do about getting it over to The XXXX XXXX. But at this time, he stated he doesn't have much say in this area, after he previously promised us that our mortgage would be serviced by XXXX. We copied his VP, XXXX XXXX on follow up emails to XXXX, but have received no response since. We started this process in XXXX of 2020, and closed on the loan in XXXX. After learning that our mortgage was acquired by XXXX XXXX, our initial research of the company shows that it has very poor reviews. So now we are left in a position that we tried to avoid from the start. We were promised The XXXX XXXX, and we were placed with a poorly rated mortgage company that we never heard of until we found out they acquired our loan. We are very disappointed with being mislead on several issues, the most important being the mortgage company that would acquire our loan. Had we known this, we would never have proceeded ahead with ICG for our VIRRL needs. I believe ICG should be held accountable for making promises that they never intended on keeping. Now that their business is concluded on their end, they have shown no desire to reach out to us or email us back to address our concerns. I am a proud XXXX XXXX veteran that is ashamed of being mislead and taken advantage of by a company that supposedly has authority to manage VA and VIRRL loans. Their best interest is in their bottom line, and when the closing is final, it is quite apparent. I would urge all of my fellow veterans to stay clear of ICG. If your company is going to support lying and misleading clients to close a deal, in my opinion you should have no right to be a VA loan lender.

From the beginning Intercontinental Capital Group ( ICG ) loan officeXXXX misrepresented, over promised and made false statements. I began the refinance process with ICG in XX/XX/2021. The loan XXXX was dishonest about the amount of out of pocket expenses I would have if I went with the lower interest rate. He stated I would only have to pay {$400.00} for an appraisal ; however, after receiving a quote there was an additional {$15000.00}. I was specific in my questions regarding upfront cost and the loan officer XXXX XXXX lied. A few weeks went by and XXXX continued to contact me apologizing and expressing interest in getting my business. I decided to give him an opportunity however I needed everything in writing. The amount of unprofessional, poor business practices and lack of integrity I received from the two of you Ive the past month equates to one of the worst business experiences Ive ever had. Before deciding to do business with ICG, XXXX flat out lied to me regarding about rates and my upfront cost. This should have been my first sign that this organization has shady business practices. XXXX was well aware of my current issues with my mortgage company as I explained this on multiple occasions before and after having my credit run and signing the application to move forward. XXXX, you were also well aware of these sand challenges as XXXX claims to have shared these with you but lord Importantly I not only shared the same info, provided written documentation, statements and other info. You both reassured me that there would be no issues moving forward and that ICG would refinance my loan. XXXX, you repeatedly dropped the ball and provided partial information and failed to properly review documents that I sent. Even in our last communication both you and XXXX chose to place blame on my mortage company instead of taking responsibility. XXXX my last conversation with you was a compete low. You said that you agreed with me and that XXXX had dropped the ball. You even went as far as to say you would ensure XXXX communicated with you directly to help move the process alone. The next communication from you is a cowardly email suggesting theres nothing else ICG could do to assist me and again placed blame on my mortgage company. This is flat out unprofessional and one of the worst business practices Ive ever experienced. This is extremely concerning and you both should be held accountable for the poor, unethical business practices. I cant imagine how many other customers you two have failed and lied to while throwing your hands up as if you dont have to be held accountable. INTERCONTINENTAL CAPITAL GROUP doesn't interpret the law. INTERCONTINENTAL CAPITAL GROUP claims the consumer has no right to rescind due to the transaction not involving a principal dwelling but claims the transaction included an investment property which makes the right to rescind not applicable. According to Federal law 15 USC 1637a ( d ) the term principal dwelling includes any second or vacation home of the consumer. Federal law does not define what an " investment property '' is and also under subsection F which goes over transactions that are exempt from the right to rescind an investment property isn't listed as something exempt therefore it is not applicable. The Term Investment Property Can not be Found Anywhere in Contract With Consumer .... According to 12 CFR Part 1026.2 ( 24 ) a Residential mortgage transaction means a transaction in which a mortgage, deed of trust, purchase money security interest arising under an installment sales contract, or equivalent consensual security interest is created or retained in the consumer 's principal dwelling to finance the acquisition or initial construction of that dwelling. INTERCONTINENTAL CAPITAL GROUP claims this transaction did not involve a principal dwelling but says it was a residential mortgage transaction in which a residential mortgage transaction does involve a consumers principal dwelling i believe INTERCONTINENTAL CAPITAL GROUP doesn't understand what they are talking about and doesn't interpret the law correctly i would like this complaint escalated to the highest powers, INTERCONTINENTAL CAPITAL GROUP also claims this transaction is exempt from the provisions under 15 USC 1605. Began communications with Intercontinental on XX/XX/2019 with XXXX XXXX Mortgage Loan Officer at Intercontinental Capital Group, NMLS:XXXX. We talked about the FHA streamline loan in which they sent out a letter saying that I qualified for it. XXXX proceeded to ask for my competitor 's quote who was at the time XXXX XXXX company to see if they could beat it. He proceeds to say per the email on the XXXX that he would call me back to see if they could beat it. Mind you that every firm has had my estimated taxes for 2019 and beyond to be at least {$700.00} as you can see on XXXX XXXX quote attached and also you can see on Intercontinental Capital Group 's initial loan commitment they quoted me that my taxes would be {$710.00}. I started working with XXXX XXXX in late XX/XX/XXXXwhile I was XXXX. At the time he was working at XXXX XXXX and told me to go find a house I liked quick so I could bring my XXXX to a new home ( XXXXXX/XX/XXXX ) and did n't give me any numbers for the loan. And forgot to tell me so his new job at XXXX XXXX did n't have the XXXX XXXX program so he 'd given my loan to XXXX XXXX at XXXX XXXX! I said why did you move my personal info without telling me! After more lies we parted ways and XXXX started calling for more info so basically the loan had to go back through another 30 day process. XXXX told me my loan was approved but underwriter wants the promissory letter from my student loans. I sent it. The said ok you 're good. Then came back the next day and said you need a cosigner! I said why when I 'm approved. She went on lying until 3 days before the close ( XX/XX/XXXX ) and said she 's sorry but I was " dead in the water from the beginning '' the loan would never close! I requested ALL paperwork from the company who sold my home ( Via forced illegal forced sale ). In return I received fraudulent paperwork involving disclosure. I asked the company but never received the full the report or the appraisal or any initial offerings. They Use a combination of fraudulent files, fraudulent paperwork, identity theft, hacked files, and perjury. PLEASE DO NOT REFINANCE WITH THIS COMPANY!!!!. I made the biggest mistake of refinancing my home and it was a total nightmare. My Loan officer XXXX XXXX inform and assure me that I did not needed to make my XXXX XXXX payment because the loan was going to be funded before end of the month. I trusted him and by being a first time homebuyer I thought great I'm going to save some cash, well all of that turn into a nightmare, i signed the papers and everything on XX/XX/2020 with the notary and she also said the loan was going to fe funded before XXXX ended. Well that never happen, I started getting calls from my original mortgage company asking for payment and saying I was late, I immediately called My loan officer and I inform him I was getting phone calls from the original mortgage that they were demanding payment. His answer was not to worry that the payoff had been wire already it was just different department. They wire the payoff until XX/XX/XXXX and it was returned because it was short pay, I kept getting calls form original mortgage saying that they had not received payment and that I was already 30 days past due. I contacted Loan Officer XXXX XXXX and informed him, kept getting the same answer I demand it to speak with his boss he would not even give his information, he would put the Pandemic as an excuse that everyone was working remotely, his boss XXXX XXXX Contacted me and said that they were working on the payoff and he assure me that he would take care of things. Never happen, they try to do another payoff and it was rejected again because short pay, by this time my credit took a hit, I was showing 30 days past due on my mortgage account with no fault of my own, 5 of my other creditors close my credit cards and other lower my credit limits. Until I finally called the mortgage company asked for a payoff and I had to call escrow so they could send the correct payoff. Finally after so many calls, emails and frustration the loan was paid off. damage was already done, my credit got ruin thanks to false information and all I got was an " Im sorry this is terrible '' this guy XXXX XXXX never responded to my emails or calls only spoke with him one time and he was never able to fix the problem.

ICG Morgage took my 2 properties mortgage applications in XXXX. Since then they are non-responsive upon my numerous attempts to follow-up on ordering the appraisals and progressing my loans to closing. As I get closer to closing date which is after 30+days from the time of submitting all required documents to ICG, they informed me that the appraisal on 1st property is not even ordered and there is no way to close. I got extension from seller by discussing adjusting seller credit. ICG still continued non responsiveness and negligence on my loans regardless of my numerous attempts to followup this with multiple parties at ICG. Finally I realized in XXXX that they didn't even order my appraisal for which I submitted the application signed with credit card details on XX/XX/XXXX and as I follow up there is absolutely no update on the status. Finally my seller asked for termination as we have no idea when the appraisals will be ordered. Thus I terminated with a loss of my hard earned Earnest money and option fee. I found another lender for the 2nd property application due to this experience and asked ICG to transfer the assignment of the appraisal ordered. Upon numerous requests from me and my new lender, ICG fails to transfer the assignment. Their responses are rude, reckless and negligent. I'm really concerned that due to this bad lender behaviour which keeps repeating, I will be loosing Earnest money on the 2nd property as well. I have all documentation of my communication with ICG and their responses and lack of responses to my multiple follow ups since the beginning. I also have the loan originator at ICG who is familiar with the issue and admitted that this is bad and causing me pain and loss. I am prepared to loose my money for the 2nd time soon. But I don't want this to happen to other customers at ICG because there is no way a consumer would anticipate this outright bad lender behavior. In this competitive market, time is everything and ICG behavior is worse than unacceptable. Please help me solve this issue. We refinanced with Intercontinental Capital Group XXXX Inc DBA Proven Mortgage last year in XXXX. Previously, we were making {$2100.00} payments on our new construction home for the year XXXX with a different mortgage company, with appropriate escrow included for taxes and escrow cushion. We were set up with the correct amount for mortgage payment, PMI, and escrow in our monthly payment with a little surplus to be sent back to us. Intercontinental Capital Group , Inc reached out to us with a refinance opportunity. We talked on the phone with an agent who told us that Intercontinental Capital Group , Inc could get us a better rate and lower our monthly payment to {$1600.00}. They did all the math to show us that this would be our new monthly payment. We now understand that they assumed the escrow payment to be only {$2300.00}, which is what we paid in taxes for only 4 months of the last year ( XXXX ). They did not estimate for the full year in order to show us a lower monthly payment and get us to refinance with them. If they had done the math correctly and had been honest we would have only saved {$80.00} a month and not refinanced with them. Once we completed the refinance, they immediately sold our loan and disappeared. We have contacted the number provided to us by the agent and Intercontinental Capital Group , Inc did not answer the phone and stated they had no idea where our refinance documents were or who serviced us. We now owe an unexpected {$7000.00} this year to make up for the escrow that was not calculated by Intercontinental Capital Group XXXX Inc and our new mortgage payment is not much of a better deal than it was before the refinance. We have been deceived and our escrow was mishandled leaving us in a difficult situation of paying out {$7000.00} which we do not have or paying an extra {$1000.00} a month which drastically impacts our quality of life with our two children. If we had stuck with the original mortgage company and did not refinance we would have been fine, but because we refinanced with Intercontinental Capital Group , Inc, we have financial damages to deal with for the year of XXXX.

I received a letter offering a refinance on my home. I called and started talking to the loan officer in XX/XX/2021. I applied for a loan in XXXX in writing online with Intercontinental XXXX XXXX. They provided a disclosure form with " worst-case scenario '' numbers that I had to sign stating I received this form. They had me submit several documents online to their portal with all my financial information. All was good. Credit score very good over 800. Was told in early XXXX I was "??? approved. They have changed the loan closing document several times, usually adding fees, reducing credits, increasing the current loan payoff, and increasing the new refinance loan amount. I have continued to make my current mortgage payments on time so the current loan payoff is decreasing. They notified my home insurer and had them change my policy to include them on the insurance policy, and they contacted a closing company to perform the closing. The insurance company and closing title agency have notified me about the process being completed. It is now XXXX and still no closing. The last communication was when this company tried to add fees to the loan for the delay and it is they that are delaying the process. I have called and emailed several times to the ( now new ) loan officer. Also, I have called and emailed several times to the loan processer person. I have also emailed their supervisors several times. I have written to the customer service department email twice. The title company has also tried to contact them On all of these attempts for communication and or resolutions, I don't even get a response. I want them to fulfill the loan I applied for. This has gone on for way too long. I am beginning to think they made a false promise to make me a loan. Maybe they are selling all my personal financial information. I don't understand why they would lie. They have not completed the loan

XX/XX/XXXX is the first contact where they said they can't meet the deadline, they never gave the reason WHY and they didn't say WHY in their response except the lies about appraisal payment which I have proof for. I told them about my appraisal form submission that I did on XXXX XXXX multiple times via emails ( I have emails ) and no action taken. Now they are lying that they never got it. It is nothing but ICG 's negligence that costed me loss of Earnest money and the deal. Pls do not close this complaint based on their lies as I have proof of appraisal authorization submission with me. I applied for refinancing with Intercontinental Capital Group ( NMLS on XXXX XXXX. We have good credit ( XXXX ) and good equity in home. I approved the proposed estimated terms and we moved forward with an appraisal. We were sent an authorization to pay for the appraisal in an amount of {$780.00}. When I questioned the above average cost of the appraisal, they found an alternate service for {$450.00} within 1 day. Upon completion of the favorable appraisal ( XX/XX/XXXX ), the plan was altered to reflect a loss of a lender credit, higher interest rate and higher closing costs. We reluctantly agreed to the altered terms. On XX/XX/XXXX, I followed up on the status of the processing and was told that we should hear from someone by XX/XX/XXXX to advise if any more documentation is needed after underwriting reviews. I questioned the lengthy timeframe of the process and was advised that they were backed up. I also questioned if this would cause any rate-lock to be affected and was advised that it wouldn't. On XX/XX/XXXX, we received a random email reflecting yet another increase in closing costs, which would decrease our cash-out at closing ( cash-out refi ). At this point we had 2 months of waiting for this refinance with underwriting still not approved due to disorganization with the company. We had been reassigned to 3 different loan officers due to attrition with the company. After wasting over 2 months of our time with no sign of getting to a closing, we advised Intercontinental that we would not be moving forward with the refinance on XX/XX/XXXX. We requested that we be reimbursed for our expense of {$450.00} for the appraisal and received no further response from any company representatives.

I did a refinance with Intercontinental Capital Group, I was satisfied with me rate, but in the beginning, I was told I would miss XXXX and XXXX payment. The process started, I thought it was strange I had to fill out the same documents a couple of times, but I completed each task. During the process I was told by XXXX XXXX, depending on the close date I may not have to pay XX/XX/XXXX payment either. I told him fine, but he would need to let me know before the XX/XX/XXXX, so a late fee would not be applied. XXXX did not inform me, so I made the payment on the XXXX, I would learn later the loan was paid off on the XXXX. At closing, XX/XX/XXXX, I saw the first payment was due XX/XX/XXXX. I emailed XXXX about this issue, not being what was agreed upon, I was ignored by XXXX. I filled out a survay giving poor ratings, and was then contacted by XXXX. XXXX gave a very poor answer to the situation, claiming I was confused as to the agreement, which definitely was not the case. I again emailed XXXX 4 more times and have been completely ignored. I have attempted to contact the company directly, the phone numbers are disconnected and the toll free number lists several TV providers. I now am very nervous about who is in control of my loan, no customer service can be reached. I don't know if you can do anything to help, I just want to warn other veterans about this shady company and not to do business with them. My only hope is they sell my loan to a reputable company. If they have to be approved to do business with veterans, I would strongly encourage they be removed from being able to provide any service to any veteran. If you can't honor your word, you're out.

On XX/XX/2020 Intercontinental Capital Group called me about a refinancing per information that we filled out under XXXX XXXX. I explained to him that I was already working with XXXX XXXX. I spoke with XXXX XXXX and he told me he could do much better for us and to give him an opportunity. I explained to him that XXXX had already done a hard pull on our credit and I did not want to see our credit score pulled down by multiple pulls. He explained to me that he would be doing a soft pull which does not affect my credit score. So I ONLY gave my permission for a soft pull. He sent me paperwork which I questioned several times because I had only asked for a good faith estimate and amortization schedule and he included loan application papers saying ( In Process ). So again I made it clear to him that I was not ready. After that conversation on XX/XX/XXXX. he had performed without my permission a hard pull on my credit by XXXX XXXX XXXX which I discovered the next day by checking my credit score on XXXX. I then called him the next day and asked him if he had done this and he said yes. I then asked him to call the credit company and undo this to a soft pull which he did not do. We are now in the process of refinancing our mortgage and it is crucial that we have an exceptional high credit score that we had so that we can get the lowest and best rate for the life of this loan. This is our one chance with rates so low that it will enable us to actually pay our house off before we retire. It is crucial that we get this off of our credit record and I want recourse for the action that this man who represents Intercontinental Capital Group did without my permission.

I started refinance on 5 investment properties with Intercontinental Capital Group in XX/XX/2021. By the time I received closing disclosures, the fee exceeds the loan estimate by 2 % of the loan amount. Then they told me that they can not honor the original term for 3 of loans, but can still restart the other 3 loans. After a couple months, the new closing disclosures still have the extra fees. Then we reached a deal to cancel the refinance, but they promised to refund me all refinance costs that I already paid out of pocket. It's been over half year since then, and they still haven't refund the total refinance cost. In the past week, they even stopped responding to my email and text messages. I also did my main home refinance with them at the same time, and at closing disclosure they also tagged on 2 % extra fee, and I have to take an extra .25 % interest rate to remove these fees. Since the rate was still below my previous loan, I took the deal though in this instance, though it's not what they promised in the original loan estimate. Overall, I feel this company is very dishonest in their business practice, and is running a classic bait-and-switch business practice. I had a nightmare experience dealing with this company in the past year, as they keep breaking their promises and abuse customer trust. I worked in mortgage industry myself and can't believe with all the customer protection laws passed in the past 20 years, there is still such company doing business this way and dodging regulation.

I began working with Intercontinental Capital Group Inc. on XX/XX/XXXX on a VA cash-out refinance. Up until today XX/XX/2021 we still have not closed on the loan. Throughout the entire process I've been ask for the same document on multiple occasions, been asked for documents that should have been requested earlier on in the process at very late stages. I've been told on multiple occasions the delay has been related to the cornavirus, not sure how that affects the lending industry, as well as record numbers of applicants applying for refinancing. I've threaten to take my business elsewhere but doing so would erode the interest rate I have locked in with this company, costing me thousands of dollars on top of what this company has already cost me. On XX/XX/2021 I received a notice that the title was cleared, it took nearly another week but on XX/XX/2021 I received the clear to close. They finally scheduled the closing for XX/XX/2021, however 30 minutes prior to the scheduled closing received a call from the escrow company stating they haven't received the closing documents and it was canceled until further notice. I still haven't received an update from the mortgage company outlining why this happened or when I'll close. In the mean time, I've now made another current loan payment losing another {$1600.00} in interest that I'll be unable to recoup. This is on top of the payment in XXXX I was told we would close by and the rate creeping up by XXXX.

She would be slow to respond, usually waiting several days, and then kept asking for information pertaining to my employer ( a multispecialty medical group where I am a partner ) so I directed her to communicate directly with my group 's executive director. Despite the executive director verifying my employment and my income, XXXX kept avoiding giving me a closing date. She eventually said the closing date would be XX/XX/XXXX, but nothing happened on this date. I was told by Mr. XXXX that I woul qualify for {$220000.00} Re-fi loan. I was asked to pay for an appraisal but I stated that only everything except the value of my property would be the only reason for the banker not approving my loan, he said that there's no other reason why they would reject my loan, I proceeded and paid for the appraisal. Note : the home has only a {$67000.00} first mortgage and the property appraised for $ {$770000.00}. Soon after the appraisal, the underwriter Ms. XXXX XXXX, emails me and ask for my corporation tax forms and told them that New York XXXX XXXX XXXX. It's owned by me and I received a 1099, therefore, why do I have to provide information of the company since it's a separate entity. Of course, they insisted I must provide XXXX & XXXX corporate tax forms. I provided all forms as requested but soon after Ms. XXXX and XXXX email me that the corporation has reported losses, therefore, I wouldn't qualify. I feel that a corporation 's losses has no relevance on I qualifying. Yes, we have contacted the company, XXXX XXXX XXXX many times in the nearly 6 months since we began this arduous refinance with them. It began with our loan application completed along with all requested documentation in mid XX/XX/2020. Now, we understand with the interest rates at historically low rates the mortgage companies are bogged down and likely to take longer than usual. With that said, we are coming now on six months and no contact from the loan processor, customer service or anyone else from the company. I've left 7 emails in the past two weeks alone plus I've tried to call their corporate office to get through to customer service, first the voice mail was full, next three times, the phone just rang and rang and rang. We've paid already for an appraisal, it came back at a favorable amount seven weeks ago and still no closing date or promise of a closing date. We have superb credit, fabulous equity position and verified income. This is not because we're remotely uncreditworthy. I'm not sure what this is ... desperately poor expectation management and communications, I'd guess. Simply put, this company may be a scam and we've wasted 6 months. On XX/XX/2020 I started communicating with Intercontinental Capital Group ( XXXX ) to apply to refinance my current mortgage. They requested numerous items for the loan which I provided. This went through review and underwriting which required more items which I provided. I've continued to provide all items they've requested. Their closing process has drug out for several months. Due to not closing timely the underwriting surpassed the XXXX snow storm which they said resulted in additional underwriting. This includes obtaining an inspection following originally being told I wouldn't need or have to pay for one ( original CD omits inspection as well ). I've also come across numerous issues with them adding erroneous fees to closing estimates. When questioned they would apologize and remove them. Lately, its been extremely difficult to get them to give me any sort of timeline on when we will close. They consistently go weeks with no progress and then reach out and say all the paystubs and bank statements are outdated and need to be updated. It's ridiculous how long this has taken but now I have sunk costs in the appraisals and time. I just want to close and be done with this company. Can someone at the CFPB help get them to fulfill their end of the process?

I received a piece of advertising on XX/XX/2020 that is believed to be a bait and switch tactic, which also may be a RESPA violation. The piece of marketing material in question is from Intercontinental XXXX XXXX XXXX XXXX XXXX. The letter is dated XX/XX/2020 and arrived in a XXXX XXXX XXXX envelope. Making it look to be official, So I had opened it up. The letter gave me a {$100.00} gift card. The only way to activate said card is to call their office number to get started, XXXX. I can only assume it is the corporate/call center line I never called, because I do not want to be harassed on the phone to refinance my home after making only 6 payments since my last refinance. I blocked my name/address on the attached letter to try to avoid repercussions by said mortgage company. This is clearly a violation, I am also a licensed loan officer here in the state of FL and I very much know what the limitations are to marketing tactics like this and what is deceiving. It's maddening to see companies like this continue to operate like this against the rules for advertising. I am reporting this because I do not want to see others fall for this marketing tactic that triggers people to call with a promise of a {$100.00} " gift ''.

I have been working with Intercontinental Capital Group ( ICG ) since XX/XX/2021. My family is trying to refinance our home that has an FHA loan. ICG was initially very aggressive with their communication with us, trying to get us locked in with their company before we shopped around. After some discussion, we decided to go with ICG. We were very prompt with them whenever they asked us to return/sign documents ( always returned within a matter of days and/or updated if we needed more time before submitting a document ). We have already paid money for this refinance with ICG. We were promised an initial closing cost of a couple hundred dollars. In XX/XX/XXXX an ICG rep called us saying we owed {$5000.00}. Hello, My wife and I refinanced our home through 'Intercontinental Capital Group ' ( ICG ), and were told that the loan had been posted on XX/XX/31, and our signed Closing disclosure stated that the disbursement date would be XX/XX/31. Turns out, the wire was posted and cleared on XX/XX/31 by ICG, but it only was received by our previous lender XXXX XXXX XXXX on XXXX, resulting in a delinquency being reported on our credit scores, dropping our high 700s credit scores XXXX points, at no fault of our own. We have never missed a payment on our mortgage and were told repeatedly by ICG that we didn't need to pay for XXXX as they had taken care of it. We could have easily paid if informed of this level of risk, but we were advised not to worry about it. This doesn't seem wholly fair as we had expected it to clear on XX/XX/31, and this happened entirely out of our control and yet we're the ones being penalized. During the application process the lender fees were not disclosed despite my repeatedly asking before consenting to a hard pull. I was very specific that I was only consenting to a hard pull if the deal I saw on the aggregator website was exactly what I was getting since all the information I provided was accurate and verified. When I received the initial disclosures I saw the large lender fees and complained. The company, in writing, agreed to a 0.25 % lender credit which I accepted. This was several months ago and they are refusing to provide documentation. Throughout the process they repeatedly promised me I would see new disclosures very soon. When I received the final disclosures months later, it did NOT include that credit. When I pointed out their error they said they would get me new disclosures. It's now been 9 days with no reply. Since interest rates have increased greatly since I started this application, I am no longer able to refinance my mortgage at similar rates and am stuck. Feels very much like a bait and switch UDAP violation.

I began the process of a mortgage refinance in XX/XX/2021. Two key individuals I was working with suddenly disappeared, eventually I was contacted by two new individuals and I had to resubmit many of the same documents like starting over. Discussions and agreements with the prior individuals did not carry over to the new ones. The entire process has been confusing and highly frustrating. I FINALLY signed the closing documents on XX/XX/XXXX, both my current mortgage and auto loans were to be paid in full. Neither has yet occurred. Ive received no communications regarding status. Below is the transcript of the message they left : Hi it's XXXX, I went straight to voicemail so I hope you're not bothering if you're at work um but we tried sending two letters, and we didn't hear back. My boss said one was UPS, so I don't know if we have the right mailing address. Um anyway, I'll be in the office late tonight so if you could please just give me a favor and call me back either way, my desk is XXXX and um if you got the letter then I guess theres no point in calling me back - all right thanks. We signed with this company to refinance our VA Home Loan for a lower rate. They baited us with a {$100.00} Visa Gift Card in the beginning. The loan officer has been gracious, professional and efficient but the behind the scenes is another issue. The procrastination regarding closing this loan has been unbelievable!!! We should have closed by mid-XXXX. We have done all that we were requested to do including paying out of pocket for next years Homeowners Insurance policy because the XXXX XXXX, who has the original mortgage, did not pay the insurance policy by the due date and we believe it is because we were refinancing. I got a letter from Intercontinental capital group XXXX XXXX XXXX Ca. XXXX with a Visa {$100.00} gift card telling me to call ( XXXX ) XXXX, I called the number and a Mr. XXXX XXXX told me there is no strings attached to the card activation so I told him to please Activate my card he then told me well you have to do a servey, I asked him so youi just said there is no strings attached??? So why would I have do a servey? he refused to activate the car I told him that that is fraud per 448 california Penal Code for fraud. I received an official looking letter in a XXXX envelope. It said that my FHA MIP premiums could be reduced effective XX/XX/2015. The following pages were government FHA docs which included the name of the Acting Assistant Secretary for Housing - XXXX ( XXXX XXXX ). I called the number and they were a mortgage lender. They said they were affiliated with the government. Fortunately I 've worked in the mortgage industry so I realized at this point that they were trying to get me to refinance my mortgage. They 're only affiliated with the government in the sense that they 're able to provide FHA loans. It 's completely misleading to the consumer who thinks he/she is receiving a reduction in mortgage premiums NOT a standard FHA refinance which could cost thousands and/or add years to they 're mortgages. My complaint is more about the letter mailed to me from Intercontinental Capital Group XXXX in XXXX NC. about refinancing. The letter had a gift card attached and states to call to activate the card and to ask any questions I may have about refinancing. No where in the letter does it state that you must agree to let them look at your credit and try to get you a better rate to activate the card which is what I was told after I turned him down for pulling my credit. He also stated that there were no closing costs but when questioned admitted that they are rolled into the loan, which to me is deceptive when saying no closing costs because there are closing costs rolled into the loan. My mortgage is six months old and I dont need more closing costs rolled into my mortgage. I believe this to be predatory lending practices and false advertising.

For the past 4-5 months I've been using this mortgage company called Intercontinental Capital Group for a short sale mortgage. I have complied with every documentation they required and I still havent heard from them. I have sign closing disclosures, commitment letters, etc. and still we havent closed the deal. I called the Credit Bureaus and was advised to contact the company that placed the hard inquiry on my credit report and open a dispute. Hello : I received a very manipulative/ deceptive letter in the mail from Intercontinental Capital Group , Inc. , that I believe is a home equity scam and could easily make homeowners lose their home, which would always be terrible but is particularly bad in a housing market like XXXX XXXX, where there's a dire shortage of housing. According to the XXXX XXXX and XXXX, about one-third of the homes sold in the region nowadays are being purchased by investors, and among metro areas, XXXX now ranks number one in the percentage of houses sold to investors. Intercontinental Capital Group has repeatedly sent me letters threaten to take my mortgage away from the original lender to give me a cash out refinance that I do not want or ask for. They continue to send me misleading claiming they represent VA in refinancing and taken away mortgages from the original lender. I have called and asked that they remove my name and mailing address from their database, and for the past three years they continue to perpetrate a fraud in trying a switch and bait tactics. I replied to a letter about lowering my mortgage and the guy asked to run my credit and I told him no. He told me it would be a soft check and I agreed. The Letter does not indicate that anything is required to activate the card other other than to call them.
