Attempting to refinance the only mortgage on our only residence, we initiated a loan quote with Intelliloan on XX/XX/XXXX. After several rounds of negotiations, I agreed to a rate on XXXX and told the " Home Loan Specialist II '' to move forward. Not using the exact words " Please lock in my rate '', I said " Let 's do this ''. Anyone reading the string of emails will recognize the intent to lock in a rate and start the funding process. On Monday XXXX I followed up in an email asking for confirmation that Intelliloan had everything and we were good to go. By the end of the day I rec 'd an email stating my loan had been started. On Thurs XX/XX/XXXX I rec 'd an email stating that I had not submitted paperwork. I let XXXX know that, as they indicated, they sent the package out XXXX Mon, I didn't receive it until Wed XX/XX/XXXX. The package came Wed evening, my wife was out of town until Thurs night. We stayed up late Thurs night in order to complete the paperwork and scan before Friday XXXX. Friday XXXX we shipped the paperwork back and uploaded the docs into their portal, as well as email them directly to XXXX. From there I would check in with XXXX XXXX XXXX XXXX periodically and was told everything was ok. Except I got an email from XXXX on XX/XX/XXXX, which is now 9 days after I thought the loan started, stating there was missing documents. I provided a screen shot to XXXX to show the docs were there. Anytime there was a request for information, the information was immediately furnished so there would be no reason for any delays in funding. On Thursday XX/XX/XXXX I called expecting the loan to close in a couple days and wanted confirmation of such. Instead, I was told that there was no loan. The rate was never locked in. When I pushed XXXX said he could go back and give me a rate that would have been available around middle of XXXX, higher than the rate I locked in. After many phone calls with XXXX and he would check with his boss, check his emails, ect, all he would offer is the same thing, the middle of XXXX rate. I had to jump to another lender and start the process again. And with focus on that I put off writing this review with the intent to warn or help others with this company. I've learned that some companies have a practice of not locking in the loan when they should, and they gamble that the rates will go lower. So if you lock in a 3.0 % rate on Monday, the company may want until Wed to see if the rate comes down. If Wed the rate is 2.8 % they're not going to tell you, instead they will sell you a rate of 3 % while they pay 2.8 %, increasing their profits. With no proof I can only speculate that's what Intelliloan did. As I'm writing this I realize there's at least one complaint on XXXX for the same date XXXX with the same issue, the runaround until the loan doesn't happen. Please be warned and be careful.

On XX/XX/XXXX we contacted Intelliloan in XXXX XXXX and spoke to a XXXX XXXX XXXX XXXX phone XXXX in regards to refinancing and existing home loan.We had originally spoke with a local mortgage company, XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX XXXX XXXX XXXX Ca XXXX XXXX that we had a {$66000.00} debt we owed from a charged off HELOC.which was subsequently sold to XXXX XXXX XXXX.Her underwriter could not include this amount in the refinance unless it was paid first, as it was showing no payment history since the debt collection company, XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, Tx XXXX XXXX no history of payment since they bought the loan As we had already paid the {$500.00} appraisal, it was REFUNDED to us, as she could not do the loan and the appraisal was not done.At that moment we did not have the funds to do that so we tried Intelliloan, In speaking to XXXX XXXX.I explained the situation and at that time he assured me that he could do the refinance.After paying {$470.00} for the appraisal, XXXX XXXX notified us that his underwriters also could not include it, after promising he could.So at that time onXXXX we mutually cancelled since he broke his promise After contacting friends and family, were able to get enough funds to pay the {$66000.00} and went back to our original mortgage person XXXX at XXXX XXXX XXXX.She contacted Intelliloan to have the Appraisal transferred to her to use and they refused.I feel this was a bait and switch, as they wont return my phone calls as well.At this point I would for the appraisal to be transferred to XXXX to use for my current loan approval or a refund of the {$470.00} appraisal fee, as I feel XXXX should have researched our problem more thouroughly before saying he could do the loan.We feel that this is just bad business done by a large company that does not care.Our initial mortgage brokerXXXX XXXX XXXX, told us to wait until Intelliloan approved the loan before paying for the appraisal but we were told that it needed to be paid prior, which we did and then after paying it on XX/XX/XXXX XXXX XXXX told us that the loan wasnt going to work without the {$66000.00} being paid first.We feel that XXXX XXXX should have made sure we were fully qualified for the loan before he said he could do it and that since he did not we should either get the appraisal released or have our {$470.00} apraisal fee refunded.

In XXXX of XXXX I received a new escrow analysis for my conventional loan dated XX/XX/XXXX On this analysis they reported that my homeowners insurance was going to be {$11000.00} for the following year. It is actually {$1100.00} per year. This error in accounting by the servicer resulted in the monthly payment more than doubling effective XX/XX/XXXX. On XX/XX/XXXX I called Intelliloan the servicer for my loan and we had a three way call with my insurance Agent from XXXX. We explained and he faxed them the actual premium showing it is not {$11000.00} it is {$1100.00}. I explained that I could not afford the new mortgage payment as I am on fixed income. XXXX with Intelliloan admitted it was a mistake and said they would fix but that I must make the higher payment until they straightened it out. I again explained I could not afford the higher payment. My previous payment had been {$1300.00}. They want me to pay {$2700.00}. I paid {$1300.00} in XXXX and called them again to explain the issue. A supervisor, XXXX told me the new payment would be {$1300.00} and she would accept the payment and put a note on the file. I paid {$1300.00} in XXXX. This amount has put in suspense and they sent me my XXXX payment coupon showing I owe {$1300.00} for XXXX and I owe a past due amount of XXXX plus late fees. In a phone conversation with them they told be to just pay the past due and they would refund it to me later. I again explained that I do not have the money to pay it.

On or about XXXX I applied for a refinance loan with a company called Intelliloan , Inc XXXX I have struggled with this company for 100 days trying to get this loan completed only to get a last minute we can't do this loan as it was told to me by a company representative. In order to get to this final position in the loan process, I had to obtain an appraisal for the property in question at my own expense. ( {$1200.00} ) After doing so and going through this long process that would normally take 3-6 weeks I was told that there would be no loan given at this time. This lender was extremely difficult to work with. After the turn down of the loan to me and my wife we decided to go to another lender. I asked the lender for a copy of my appraisal that I had paid for so that I may be able to submit to another lender. That lender gave me a partial copy of the appraisal but NOT a full and complete appraisal so that I may use it with another lender. They ( the lender in house legal department ) said that they do not have to give me a complete copy of the appraisal and that all I would receive a what they sent me already. I had explained that I wanted a FULL and COMPLETE copy of the appraisal that I paid for or it would be useless to use with another lender. There response was still a resounding ( NO ) I want my money back for this lost expense that I was not allowed to use by this lender. Can you help?

I am not sure who to reach out or if you can even help. I was working with the vendor Intelliloan ( XXXX ) on a VA Refi because my roof needs to be replaced I decided to stay with XXXX XXXX as they have my current VA loan. I paid for a VA house inspection and Intelliloan has yet to release it in the system so that XXXX XXXX can complete my loan. I can understand the company being upset that I chose another provider, but it seems like they are targeting veterans for retaliation, since they hold the ability to release these inspections and not the veterans. I appreciate anything that you can do or if you can point me to someone that can help. Thank you again for your time in this matter. How come Veterans do not hold the right to reassign these appraisals in the VA system if we pay for them? We are essentially at a stop unless Intelliloan decides to release it or I pay {$500.00} for another appraisal. We have reached out to them and XXXX XXXX has even reached out. We did as they asked and still nothing. Please I appreciate any help you can offer.

Intelliloan XXXX Company has intentionally Misrepresented Fact and Information on my credit report. 30 Day Late on one month payment. I have provided irrefutable evidence to Intelliloan the that Information they have disclosed to the National Credit reporting agencies is false and inaccurate, Intelliloan will not correct the Errors and Inaccuracies. In addition this has been an on going problem since XXXX of XXXX. Furthermore, during that time I have contacted Intelliloan on numerous occasion before my Credit Report was even effected. Also Intelliloan has provided me with letter ( s ) addressing my concerns and providing my payment history which proves that at no time was i ever late on my mortgage payments. However, when I provided that information to person or persons responsible for the accuracy of reporting my payment history to the credit reporting agencies Intelliloan intentionally dis-rearguards the information?

I paid for a home appraisal with Intelliloan and it was done. I had another mortgage company ( XXXX XXXX ) come in with a lower interest rate. I then I asked Intelliloan to transfer the appraisal to XXXX XXXX. They refused to do this saying that their company policy was that they only transfer FHA or VA appraisals. I think this is outrageous because I paid XXXX dollars for the appraisal. It is mine, I paid for it! Since they wont match the offer, there is no reason why they should not transfer my appraisal.
