I contacted a company, XXXX XXXX XXXX, out of XXXX XXXX XXXX, UT. About buying a home using my VA Benefits. The Loan officer I spoke with was very friendly and was very helpful. She checked my credit reports and said that it was good. She said I had NO problem qualifying for a mortgage up to {$140000.00} and maybe even more. All of this took place on XX/XX/XXXX. We began to look for a home and found '2 '' that we were interested in, during this time, I was communicating with the loan officer on a daily basis, through phone calls and emails sending paperwork back and forth that she needed to begin the process. On XX/XX/XXXX we looked at one of the homes and on XX/XX/XXXX we looked at the other home. I contacted the loan officer about the home we were most interested in and because it was a " for sale by owner '' we had to get the closing attorney 's information. It was Monday, XX/XX/XXXX, when we got that information and forwarded it to her. The home we decided on was a little more expensive {$160000.00}. The loan officer again stated that my credit and income was good enough to qualify for that amount and even a little more. For the rest of that week, the seller, myself and the loan officer communicated daily by phone and email send documents back and forth. On XX/XX/XXXX, I gave my credit card number to the loan officer to pay for the appraisal, {$450.00}. Everything was still going fine as far as I new. We continued to communicate and on Friday evening, XX/XX/XXXX about XXXX XXXX, the loan officer called me and said some Judgments or tax liens showed up. I ask her on " What '', because she had said that there was nothing derogatory on my 3 " Credit reports ''. I also have checked my credit reports and there was nothing on them about any judgments. I ask her where the information came from and she just said they " showed up ''. Since it was Friday evening late and we were not at home, I told her to email the information to me and I will look at it and talk to her Monday. There were actually 4 items, but 2 of the were the same. So there were 3 items that were on the paper she sent. During the time I was trying to save my home from foreclosure between XX/XX/XXXX and XX/XX/XXXX, I went through a lot and did get behind on other bills trying to pay the mortgage payments that changed with every modification. Between over {$1800.00} and {$2600.00} a month. There were some judgment, but to my knowledge they were all cleared, by either, garnishment of my pay or by a XXXX, cancellation of debt, on my XXXX Tax Form. I believe the last time I saw any on my credit report was in XX/XX/XXXX. These items were " not '' any on my credit reports lately. So I automatically assume everything was straight. I have not heard or seen anything until this company said the judgment showed up. The one loan that was justified by garnishment was from a local finance company. I contacted this company and they said my debt was paid, but had failed to send out a dismissal letter. They filled one out and it was sent to the loan officer. I also sent the " 2 '' XXXX, one from XX/XX/XXXX and the other from XX/XX/XXXX, to the loan officer. That is all of the paperwork I can find concerning any debts that were not paid, during that bad time. There maybe other debts but, I can not remember for sure. I had dealt with so much back then fighting to save my home, that I have forgotten a lot and during the move a lot of paperwork either got thrown away or is boxed up somewhere. It is not completely clear on which debt was with whom, because at least one debt had been sold to another company and collected by them. This is where everything gets confusing. The loan officer first there was " NO '' Judgments or Liens on my " 3 '' credit reports. Then, she said that the information about the judgments came from a company called, XXXX XXXX, and gave me a phone number of XXXX. I called and spoke with a XXXX, and she said that XXXX XXXX XXXX had requested a credit report about me, on XX/XX/XXXX. I explained to her the issues about the judgments and she stated that the report they had sent to them contained " NO '' judgments or any other derogatory remarks. So I called the loan officer back and told her what I had been told, " THEN '' she said well the information " actually '' came from an internal ( within their company ) drive. I ask her what she was talking about. She started to tell me about something they have that they use. I ask her if it was something like these " background check '' website that you hear about and she said, " NO ''. I explained to her that from what I have seen those types of sites are not to be used to determine a persons worthiness for credit. I finally got her to send me a copy of packet called `` DRIVE Scoring Results ''. From what I can tell it was generated by, '' iFreedom Direct Corp dba XXXX XXXX XXXX. I will try to attach the copy that I have as an attachment. The pass word to open it is " XXXX ''. This packet appears to have been made of information from a background check website, as there many names that are not me. There is some information about judgments that may or may not be mine, and at least one of them has been paid off, and probably more of them. The issue I have, is that if my credit reports do not contain the derogatory information, is it legal for them to go to these other sites, trying to dig up stuff that may or may not be on me. Then if something is found, they expect me to research things that are 7 years old with little or no information and because I had moved much of my paperwork was lose or thrown away. I have been under the impression that credit decisions are made using the information contained in the " 3 '' major credit reporting agencies. These agencies are trusted and used because the consumer has the ability to check them and see if the information is correct. They can also dispute anything that they feel is incorrect. I have done that in the past. The problem here is that XXXX XXXX XXXX after reviewing my Legal Credit Reports, decided to use another website, that " I had no knowledge of and did not have the ability or option to review my credit information prior to applying for the mortgage. '' Now I am stuck trying to celebrate the holidays, and research information, about these items that may or may not be mine. This was all caused because they did not stick to using the " 3 '' Legal Credit Reports. They had already set a closing date of XX/XX/XXXX. That is now not going to happen. My wife is very disappointed, as am I, and feel as though we have been treated unfairly, and XXXX out of {$450.00} on a home appraisal for a home we will probably not get.

ALL OF MY DOCUMENTATION IS IN THE FORM OF AN EMAIL. I DO N'T KNOW HOW TO ATTACH THEM BUT COULD FORWARD THEM IF PROVIDED AN EMAIL ADDRESS. I was applying for an FHA loan through Veterans First Mortgage with Lon Officer XXXX XXXX MLS # XXXX being my point of contact. I started this process in early XXXX and was approved for my loan of {$64000.00}. The original reason for me buying this property was because my wife and I were separating. On XX/XX/XXXX16 the house that my wife and I were sharing burned down. It was a total loss and her and I and our children are now living in a hotel. I have provided all of the documents that have been requested and then yesterday XX/XX/XXXX16 XXXX XXXX contacted me via email saying that they needed my separation documents for underwriting. I informed them that there were no separation documents because nothing had been filed. I was then further pressed to have a lawyer draw something up. I informed them that this would not be done. They then said that I would either provide them with something or they would not approve the loan. I informed them that my wife and I are staying in the hotel together and once I buy the house that the mortgage is for my wife, kids and I will be living in the house. The underwriter wrote an email to XXXX XXXX ( XXXX XXXX read it to me over the phone ) stating that he found the timing or my wife and my reconciliation odd. I informed XXXX XXXX at that time that the timing of my wife and I getting back together is of no concern and not odd due to the fact that my initial letter of intent for the mortgage stating our separation was nearly 6 weeks old and no agreement was requested until a day ago. I have already paid {$500.00} in earnest money, {$350.00} for an inspection and {$500.00} for an appraisal. Now the underwriters are refusing to approve the loan because they are demanding a document that does not exist and is irrelevant. Furthermore, they are stepping outside of their bounds by questioning my intent for purchase now as compared to then. Just to recap since the loan process has begun I was initially separating from my wife, on XX/XX/XXXX16 the house my wife an I shared burned down and was a total loss, we moved together into a hotel where we have been for over a month, and her and I are planning to live together at the home I am attempting to purchase with this mortgage loan. Now the underwriters are refusing to approve the loan after weeks of waiting and {$1300.00} dollars of my money spent based upon my marital status. It should be noted that XX/XX/XXXX16 was supposed to be the original closing date and that the appraisal was late to push it back but the underwriters asked for nothing of the sort until the original day of closing. On XXXX XXXX XXXX I sent two Mortgage Payments of {$820.00} to the Loan Originator and then soon to be servicer and owner of my Promissory Note and associated Contract ( s ) to the Company of which I am hereby complaining about, iFreedom Direct Corporation. Those payments were both sent pursuant to the Final Closing Disclosures issued by the Loan Officer, XXXX XXXX by Certified Return Receipt Requested US Mail Article # XXXX. Those payments were received by the company on XXXX/XXXX/XXXX. On that date I received a call from the Company, XXXX, wherein the company attempted to explain to me that they did not want the payments. I replied by stating they were discussed with my loan officer [ see attached emails ] prior to my executing the agreements and I was assured the two monthly payments { for XXXX & XXXX XXXX } would make it to the chosen loan servicer. On XXXX/XXXX/XXXX I received a statement and bill from XXXX indicating that the two previously remitted payments had NOT been surrendered to that servicer as was promised and as law dictates they should have been. I sent a payment that day for the XXXX XXXX payment ( so indicated on that personal check and on the enclosure ) by Certified Return Receipt Requested US Mail [ Art. # XXXX ]. On Saturday XXXX/XXXX/XXXX I attempted to phone CENLAR in an attempt to reconcile my records and payments with their real-time ledger on my account, I was unsuccessful but was able to get an automated service which indicated that " there was action on my account on XXXX/XXXX/XXXX. I need to know what happened to my personal checks? Were they remitted and forwarded to the Servicer? Are Credit ( s ) going to issue for my XXXX and XXXX Payments? Has the most recent check been applied to the XXXX XXXX statement? Any insinuation that I must have sent a payment or payments to a then unknown servicer is absolutely rediculous. The Loan Officer was made fully aware that I was paying the note in advance and each were executed before closing the loan.

I originally purchase my home with a VA loan on XXXX XXXX, XXXX. At that time, my home was not in a Special Food Hazard Area ( SFHA ) as defined by the Federal Emergency Management Agency ( FEMA ). My mortgage company did not require me to purchase flood insurance. On XXXX/XXXX/XXXX I submitted a loan application to iFreedom Direct Corporation to refinance my home. The Loan Estimate that I received was dated XXXX/XXXX/XXXX and makes no mention of flood insurance. The final Closing Disclosure was dated XXXX/XXXX/XXXX and makes no mention of flood insurance. They had a copy of my home owners insurance at that time and used my premium amount to determine the initial escrow amount. They knew well ahead of time that I did not have flood insurance. On XXXX/XXXX/XXXX I closed on the loan. At that time I was given a Notice of Special Flood Hazards and Availability of Federal Disaster Relief Assistance ( " the notice '' ). This notice was just simply mixed in with all of the rest of my closing documents. Lenders are required to use the Standard Flood Hazard Determination Form ( SFHDF ) to determine the correct Flood Zone. First of all they determined an incorrect Flood Zone rating for my home. No portion of my home is located in a Special Flood Hazard Area ( SFHA ). Thus the provisions of the Flood Disaster Act of XXXX do not apply. I 've attached XXXX flood determinations to support this. The notice that I received contains the following statement : " Federal law allows a lender and borrower jointly to request the Administrator of FEMA to review the determination of whether the property securing the loan is located in a special flood hazard area. If you would like to make such a request, please contact us for further information. '' They would not however respond to any of my requests for assistance with this. The servicing of my loan was transferred to XXXX and now they are requiring me to purchase flood insurance.

I had spoken with XXXX XXXX of jFreedom Direct about a possible mortage and i told her i had a collect that i was working to have removed. She told me she wanted to get a copy of my credit report from all XXXX bureaus. I told her no. I again told her about the collection account and how i had to give them at least 30 days to respond. She aggreed to wait and we ended the call. I have credit monitoring and i was shocked when i received an email that XXXX had run my credit. I contacted them as i had never heard of this company. And never gave anyone permission to obtain my credit file. They gave me the name, address and phone number of a person named XXXX at iFreedom Direct who requested the report. As i have never spoken to this person, i called XXXX who admitted that there was indeed a manger named XXXX with her firm. She claimed that no one at iFreedom DIrect had run my credit. She called me later claiming she had a CSR from XXXX on the line to 'prove ' that they did not request my credit report. I told her when she got XXXX on a conference call then call me back. I have not heard from XXXX or XXXX. I never gave her permission to run a credit report. The address and phone numberof the iFreedom Direct person I was working with and that requested my credit file is : iFreedom Direct. XXXX XXXX XXXX XXXX, CA XXXX. XXXX

We bought a home and used ifreedom direct and dealt with XXXX XXXX. We used a VA loan and had to put {$500.00} in an escrow account to tear down our shed and we were told by XXXX that they 're company would cover the re-inspection fee after the removal. We closed on the home in XXXX 2015 and just completed the work and got a refund check for {$400.00} and it stated on the check there was a {$100.00} fee for re inspection and I emailed XXXX and she stated her company usually covers that but because we were given credits at closing they were not giving anything else out. I sent an email back asking where in our paperwork that it stated that & even an amount of the re inspection fee, and that infact I had emails from her stating numerous times we would n't have to being more money to closing and XXXX minutes before our closing we were told we had to bring over {$1500.00} and infact XXXX had asked the manager for the title company to tell us not to contact her ( XXXX ) or we would n't close. We were also told our rate would be 3.5 % and at the last day we were informed that it was actually going to be 3.875 % and that 's why we got credits at closing. It has been a nightmare dealing with this company and the things they have pulled especially on a veteran!

To whom it may concern : XX/XX/XXXX I went to Veterans First to refinance my home. I dealt with XXXX XXXX . I was told by XXXX many times that when the loan closed he would take the escrow out of the loan ( XXXX loan account number ) it was financed thru XXXX . The payment with the escrow was {$730.00} and without escrow {$540.00}, I told XXXX that I could not afford the {$730.00} payment many many times and he said ( again ) not to worry he would take care of it. So the night of XX/XX/XXXX he called and said he could not remove the escrow, so I said you lied to me He said that he didnt know that they would not do it. Needless to say I was mad and in a financial bind. To make a long story short I am now I the process of re financing again. I think that you should know that this person is lying to the vets, and doesnt know his job. I will be in touch with the Attorney General and Better business bureau. on XX/XX/XXXX I call veterans first mortgage to see if I could refinance my property at that time I spoke with XXXX XXXX XXXX, I asked him if I could refinance a property that I had bought on XX/XX/2016 for {$58000.00} and I needed {$4000.00} to paid my credit cards, he told me yes to give him all my information, later he call me to tell me that he was going to refinance the property for {$67000.00}, that i will have to paid {$450.00} for apraisal .I have to used my crdit card for the payment it was denied the apraisal value was way below the {$67.00}, I lost {$450.00}. by been promised that I will get the {$4.00}, at the end I was offered {$600.00} now my credt card is out of my limit Iwill like to get refunded {$450.00} from Veteran first mortgage ... help please

I am veteran who aplyed for a VA house loan with Veterans First mortgage in XXXX XXXX, ca. After working with them for 8 mos. doing all the paper work and paying {$60000.00} for a " appraisal '' the manage asked what other also was needed to complete the loan process. She was told they did not known! I then call and informed Veterans First Mortgage we were dropping them to go to go with another lender and and could we get our {$600.00} back for the appraisal that was never completed. I was told they doubted they could get the money back. They said they wondered why it took us so long to drop them. I do not want some other veteran to go through this process. Our new lender had us well on way within hour phone call! We would like to get our money back?

The Closing Disclosure is wrong and inaccurate it does not account for the Items pre-paid by this buyer/borrower of which both invoices and canceled checks have evidenced those payments for : WDO inspection, Water Test, Survey & VA Appraisal Made by the buyer/borrower who is an unrepresented XXXX individual. ( as per SSA & VA ). 2. And the lender appears to not be willing or able to take or accept delivery of and payment of two ( 2 ) advanced payments [ for XX/XX/XXXX & XX/XX/XXXX ] and is inasmuch instructing this borrower to make said payments payable to ( XXXX ) a subsequent [ not yet transferred to ] service entity for the pending ( set to close on XX/XX/XXXX ) mortgage.

After being pre-approved for mortgage loan, I submitted all documents regarding my bank accounts for the month of XXXX and XXXX. I deposited money into my savings, then was told I needed to show proof of where I got the money from. I submitted that information as well. Then today was asked for my login and password for my bank account and stock account, so she can login and look at them. After researching information online, I found that I should not give that information to anyone. Also loan officer keeps losing information, so I have to refax or resend emails of documents she has requested.

The appraisal ( 16-VA-517 ) was and is so defective that the VA Appraiser attempted to amend and supplement the appraisal either retrospectively or with the facts as he had established them. The VA Staff Appraisers refused him that necessity. He immediately refunded me the costs I paid him for that appraisal. I told the Originator that the appraisal was wrong, I told the closing agent and it is obviously so defective that it in no way reflects public records.
