Hello : My wife and myself started the process to buy a house. Our realtor was able to find the proper house for us. We submitted all the documents to the following company : K & G Capital Mortage. K & G Capital mortgage is a division of Houstonian Mortgage Group Inc. They offered to us a financial option using FHA system since the very beginning as the best option for us. As we are part of a relocation program ( XXXX ) when we started to provide all the documentation needed at the beginning, we notice that they were asking for XXXX card ( XXXX ) to which we explained and asked multiple times, to the FHA officer, XXXX XXXX ( Branch Manager ) about our XXXX necessary documentation. We explained that we did not have the XXXX card but that instead, we had a valid XXXX sponsored by XXXX XXXX and which is valid to XXXX in the United States ( while our permanent residence is being processed ). He did a quick check for the requirements and he said we had everything needed for the FHA loan. We started this process around XXXX month ago, and it has been an emotional roller coster, apparently they di n't check correctly and due to our " migratory conditions '' we never were able to obtain a FHA loan, which forced us to get a regular loan, with unexpected expenses, that added to the monthly payments and closing\down payment. Even worse, as we have a contract to close on XXXX XXXX, and the process has been so delayed due their lack of communication and commitment and poor response, we are about to loose the house, given the fact that the seller is in no obligation to accept the amendment for an extension while the process a regular loan. This is not our fault, as we already provided to them everything needed and on time ( sometimes working late at night ). Aside of that, my wife has had a very hard time, getting fair and respectful customer service. There was never a commitment with the customer, as they never even took the time to really check the necessary documentation ( once he said that we came from XXXX, when we actually came from XXXX XXXX ). They never explained with details all the process and must of the times, were very unresponsive to my wife when she asked for details on each item charged, while she was trying to understand the options ( by the way never meet the budget we asked for ). We believe that we have been put through unnecessary emotional stress and has affected directly the process of buying the house while we had been compliant with absolutely everything we had been asked for to provide. As a FYI, our XXXX in the United States allows an individual to buy a house. It would have been helpful to know our real options from the very beginning and not just a few days prior to closing. More emotional damage was caused due the fact that looks like we are going to loose all the time invested, effort, money required ( inspections, etc ).

Westin home in the XXXX XXXX Texas We recently was looking on website in the marketing to buy a home So l contacted the Westin office in the XXXX and sales Rep XXXX XXXX came and opened the door to the home we wanted to toured So after touring we contacted XXXX XXXX and he stated that other buyers was interested in the home did we he used the word wanted to go in a bidding war we stated no So after waiting a week l called him again and asked did the other potential buyer come through with his down payment he stated no l then at that point said we was interested still in the home appeared XXXX XXXX XXXX didnt take me seriously So he was at the corporate Westin home office in XXXX Texas and we have been trying to contact them and no response l onces again call XXXX XXXX XXXX thats we was still interested and l stated to him did he have a realtor is said you do after speaking to him l contacted a realtor and then l advised through text to XXXX XXXX XXXX thats we have a realtor and l have given the realtor his number but she said he never responded so l personally text XXXX XXXX XXXX that my realtor was trying to reach to him he never responded so our realtor reached out to a person she knew thats work over in the XXXX Texas office so XXXX XXXX XXXX prepared our contact we signed and thought its was going for review but XXXX XXXX stop the sales before he said we was his potential buyer but XXXX XXXX never put the potential Buyers name in the system because we think because of our XXXX XXXX XXXX XXXX XXXX didnt believe we were able to afford this home he didnt not and now these two sales rep thats work for Westin are bickering over the sales commission and not interested in Westin XXXX to the buyer so why the two sales rep are bickering over the commission we saw thats this passed weekend its was a open house on the home again and XXXX XXXX XXXX have yet submitted our contract because of the sales commission We would like for Westin to know whats type of sales rep they have working in their office

I applied for a VA loan thru K & G Capital Mortgage and the owner XXXX XXXX. After submitting the loan application, XXXX XXXX told us we were pre-approved. After waiting with minimal communication XXXX XXXX us an email saying there will be issues with the loan. I am not upset because the disapproval, I am upset because XXXX XXXX led us on. During the wait time I have depleted my savings account to pay my debt down. Temporary housing and my son will probably not be able to pass his grade due to him missing school. We could not enroll him because we do not have an address. Today after 30 days we are going to be homeless and my son is not enrolled in school yet. I am a XXXX veteran and this is no way to treat a veteran.

I requested validation twice. No validation is provided within 30 days. Rep said the email probably went to spam. I never agreed to have email as an acceptable form of communication. They should have had the chance to refuse this form of contact. Delete immediately not only have they exceeded the 30 ay validation request to prove i owe the debt to XXXXXXXX XXXX directly, i was never given the ability to properly dispute this form of initial contact. They responded by saying that the email was probably in my spam folder. That is not acceptable. Please delete it immediately.

On XX/XX/2023 and XX/XX/2023 I received information on my credit report that there was a credit balance from Stellar Finance for {$500.00}. I have never heard of Stellar Finance and/or worked with them before.
