Regarding SBA Loan # XXXX XXXX I am writing for your assistance. I am hoping you can push the Office of the Inspector General at the Small Business Administration to release me from the {$2.00} XXXX debt, lien, foreclosure, and wage garnishment and offer a Pardon from the debt. I am seeking relief from this SBA Loan debt due to the sellers criminally fraudulent actions, the SBA lenders criminal negligence, and negligence on the part of the SBA itself. My complaint of XX/XX/XXXX and later complaints finally got the attention of the Office of the Inspector General at the SBA long after the statute of limitations to file criminal charges against the seller. But the criminally negligent actions of the bank and the SBA have not been properly addressed. The Inspector General closed the case and ceased collection and wage garnishment actions several years ago in XX/XX/XXXX but to this day I have a {$2.00} XXXX dollar lien on my home and I can not get business loans to start or purchase a new business due to this lien and the threat of collections still exists. On XX/XX/XXXX I received 20+ foreclosure notices for my home and request for me to pay {>= $1,000,000} within the next 90 days from the bank. The bank has been paid in full by my payments of {$500000.00} in principal plus {$200000.00} in interest and loan fees and by the SBA Loan guarantee of {>= $1,000,000} paid on XX/XX/XXXX. I have been a successful businessman most of my professional life. Now I can no longer pursue this career path due to the actions of an admitted criminal and the criminal fraud and negligence of the Bank. Meanwhile my family is suffering financially and emotionally. The summary below sites exact pages and paragraphs of the SBAs SOPs to show the negligence and crimes on the part of the SBA and XXXX XXXX and I sent detailed information and the documents to back this up to the Inspector General many years ago in XX/XX/XXXX. My hope with this was to make their job extremely easy. Anyone of the numerous blatant violations of the SBAs SOPs should release me from the debt. It is NOT a hard decision at this point. The proof is there. Thank you for your help with this. BACKGROUND : In XX/XX/XXXX my business partner and I purchased a XXXX XXXX XXXX XXXX Franchise with an SBA loan through XXXX XXXX and a line of credit through XXXX XXXX XXXX. When the business was sold to us, the seller, XXXX XXXX of XXXX, Ca., and his business broker, XXXX XXXX , grossly misrepresented the business and its earnings and expenses. In XX/XX/XXXX in a mediation proceeding, XXXX XXXX openly admitted to FRAUD and agreed to assume the business and ALL of its debts. There are multiple witnesses including attorneys and former employees of XXXX XXXX SBA department who were present when XXXX admitted to fraud and agreed to assume the business and its debts. There are also documents prepared by a forensic CPA that show how XXXX double counted his earnings, and understated expenses. XXXX did pay off the remainder of the {$800000.00} line of credit to XXXX XXXX XXXX but failed to pay XXXX XXXX, the SBA Lender. It later came to my attention that XXXX XXXX also committed fraud. XXXX XXXX wanted to work with XXXX XXXX as they are a large business brokerage firm. Our loan from XXXX was the first of many bad loans they made to XXXX XXXX clients to gain that relationship. I have also been told by insiders that there is a paper trail of illegal commissions paid to XXXX XXXX and XXXX XXXX of XXXX XXXX in relation to this and other loans. Due to their criminal actions, bad loans, and gross negligence XXXX XXXX has changed its name 5 times in the past 10 years. It has been XXXX XXXX, BBCN Bank, XXXX XXXX, XXXX XXXX, and now Bank of Hope. FRAUD AND NEGLIGENCE ON THE PART OF THE SBA LENDER AND SBA : Small Business Administration ( SBA ) Standard Operating Procedures ( SOP ) require that a lender request a seller 's tax return transcript using the form 4506T when funds are sought to purchase an existing business. See SOP 50 10 5 ( F ), page 185. From my communications with the SBA and with XXXX XXXX, the seller 's income statements and tax transcripts of the three years prior to the sale are not a part of the loan file. XXXX XXXX claims they obtained the necessary tax transcripts from the seller, but they are not in their loan files or the loan files that are in the possession of the SBA or Department of Treasury. I have a letter from XXXX XXXX XXXX of the SBA stating the files do not contain the tax transcripts. BBCN / XXXX XXXX has sent me the entire loan package in response to my complaints with the FDIC. The only documents contained in the Budget Loan docs file are : The Note, the Unconditional Guarantees, the Agreement to Provide Insurance, Corporate Resolution to Borrow/Grant Collateral, Hazard Insurance Disclosure, Business Loan Agreement, Commercial Security Agreement, Deed of Trust, and Assignment of Trust Account. Therefore, there is no Lender Credit Memo, no Seller Tax Transcripts, no reconciliation by the lender of any discrepancies in the tax transcripts and the financial statements of the seller, no certification of franchise document, ( see SOP 50 10 5 ( F ) page 195 ), and no lease for the second premises on XXXX XXXX XXXX XXXX in XXXX, Ca. ( See SOP 50 10 5 ( F ) page 194, lease required for guaranty application ). This location is specifically mention on page 1 of the Business Loan Agreement yet no lease exists for it. These documents are not in the SBA or Department of Treasury files either. Their non-existence is a valid basis upon which to deny liability on the guaranty. Additionally, this lack of documentation is in itself a violation of SOP. See current SOP 50 10 5 ( F ) page 10 requiring a 7 ( a ) lender to maintain complete loan files. Failing to obtain these documents significantly impacted the funding of this loan. For example, if the lender obtained the tax transcript or the second lease they would have been able to see that the business should not have been valued at {$2.00} XXXX. On the other hand, if the Lender 's agent, XXXX XXXX, did obtain the Seller 's tax transcripts and he failed to review them as required, and the transcripts show that the Seller was grossly misstating his adjustable net cash flow, and the business 's profitability, then the Lender failed to follow standard SBA lending procedures. See SOP 50 10 5 ( F ), pages 185-186, requiring a Lender to compare the tax transcript with the financial statements of the Seller to see if a significant discrepancy exists, and to delay the disbursement of funds until the discrepancies are sorted out. The SBA can deny its liability on a guaranty where a Lender disburses proceeds before a discrepancy is resolved. In the U.S. Small Business Administration Authorization ( SBA 7 ( A ) Guaranteed Loan ) form it is written on page 9 item 48. Guarantee on SBA Form 148, by XXXX XXXX XXXX aka XXXX XXXX, resident of California. A. Third Deed of Trust on land and improvements located at XXXX XXXX XXXX XXXX CA XXXX. This property is residential. This is my property and XXXX XXXX had no authority of any kind to guarantee my property for this loan. Therefore this foreclosure, lien, and entire loan guarantee are null and void and an act of criminal fraud. XXXX XXXX of XXXX XXXX promised that we would be able to use {>= $1,000,000} of the SBA loan as a revolving line of credit to XXXX XXXX XXXX XXXX. I have a list of vehicles that I can provide that were subject to this agreement. 13 CFR 120.30 provides that the SBA loan proceeds may NOT be used for floor plan financing, or other revolving lines of credit. Obviously, no XXXX XXXX company keeps cars long term so there was clearly no other purpose for the {$1.00} XXXX and the cars listed in the loan documents. Authorization, issued by the SBA for this loan, says that the guarantee is contingent upon the Lender complying with Form 750, the SBA Loan Guarantee Agreement. Because of the numerous violations of Standard Operating Procedures, XXXX XXXX did not comply with Form 750 's requirement that the Lender comply with SBA Rules and Regulations. Therefore the guarantee was not operative. I have just pointed out at least 4 ways XXXX XXXX did not comply with SBA SOPs. Any one of these is a basis on which to deny my liability for the guaranty. XXXX XXXX paid {>= $1,000,000} to a criminal in my name without my consent. Any documents I may have signed consenting to the loan were contingent upon the Bank and the SBA following the specific rules of the SBA and the bank did not do that nor did the SBA itself follow its own rules. Therefore I did not consent to the funding of this loan nor did I guarantee the loan. I have made several Freedom of Information Act requests for the documents over the years and again just recently from the SBA and requested them from the bank several times. Neither has been able to provide the documents in question because they do not exist and were not created or reviewed as they should have been. XXXX XXXX has had 5 name changes over the past 10 years to avoid dealing with their crimes and bad loans and criminal loan practices. They have been XXXX XXXX, BBCN Bank, XXXX XXXX, XXXX XXXX, and now Bank of Hope. Bank of Hope is turning all of its old loan accounts over to collections and foreclosure specialists in one more attempt to steal from myself and many other victims. This information is all verifiable through a simple Freedom of Information Act ( FOIA ) request. Another discrepancy is that XXXX XXXX has already paid {$500000.00} in principal plus {$200000.00} in interest and loan fees and I have 2 letters from the SBA stating that they honored their loan guarantee and paid {>= $1,000,000} to XXXX XXXX. Yet I am still being charged for the full {>= $1,000,000} plus penalties and interest. XXXX XXXX also has a separate {>= $1,000,000} lien on my property which XXXX XXXX of XXXX explained in her letter dated XX/XX/XXXX, was for a {$100000.00} line of credit that was paid in full in early XX/XX/XXXX. Yet they have not removed the lien. I believe the lien was for the SBA loan which they were paid in full plus interest and loan fees that XXXX XXXX paid and the loan guarantee that the SBA paid. Therefore the lien should be removed in either case. Between the {>= $1,000,000} SBA collections and the {>= $1,000,000} lien XXXX has, they are effectively charging me {>= $1,000,000} for a {>= $1,000,000} debt that I dont even owe. I also have an email dated XX/XX/XXXX from XXXX XXXX, their SBA representative, that states, the SBA is scrutinizing all my past files as well as current. I am out of compliance Finally, we paid {$53000.00} to have an SBA Loan guarantee which XXXX XXXX claimed was to protect us, but instead it protects the bank and causes us further damages. I am asking to be released from this debt and it should be charged back to XXXX XXXX and its successors. My family and my children are being punished for the crimes and negligence of others. We are financially insolvent and can not afford this wage garnishment, debt, or lien. We will lose everything as we are already struggling to make ends meet. Though I do not owe this debt, I have made three attempts at an Offer in Compromise. All three were completely ignored. My numerous complaints over the past 13 years to various agencies including the FBI, CIA, DRE, FTC, FDIC, DRE, SBA OIG and numerous other agencies and inspectors general have gone unnoticed and without investigation or response. I was told that it took hundreds of complaints to numerous agencies before anyone investigated XXXX XXXX. I am just one person and my family being victimized. There is far too much evidence that I am right to ignore and no evidence that I am wrong. I recently reported this to several TV news organizations. I am going to publicly expose the Bank and the SBA for this injustice. Please stop this wage garnishment, remove the lien from our home, and release us from this debt. I DO NOT OWE THIS DEBT. Below is the recent email I have sent to Bank of Hope. I am having difficulty resolving issues. They have recently switched to a servicer/collection agency ( XXXX XX/XX/XXXXXXXX ) which makes me nervous and worried. It also makes me believe others are having similar issues. Also COVID probably did not help. They have also recently sent me letters saying I may lose my home. Please read below, I have summarized the issues I have had. I have attached supporting documents. I am trying to refinance, so hopefully I do not have to deal with this bank again, but I wish I could find a bank that would guarantee that they do not sell my loan. __________________________________ I have had late fees over the past 1.5 yrs ( XX/XX/XXXX ), and have had the loan with Bank of Hope for just over that amount, since XX/XX/XXXX. I purchased my home in XX/XX/XXXX I thought I had taken care of the issue last XXXX ( XX/XX/XXXX ) and made an additional payment for late fees. ( You can see this extra payment on the payment activity summary that I have attached. ) I just made the payment to hopefully get my account straightened out and not have any hassles. My payments should have gone down in XXXX as my taxes went down, but instead my payments increased. I had called and this was to have been cleared up and was told it would be. The purchase price of my home was less than what the county was charging taxes for. I even received a refund check from the county for overpayment. I have continued to make my usual monthly payments every month. I received bills in XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX with {$0.00} due. I do not know why I would receive bills with {$0.00} due and I believe this is part of the problem. Then again in XX/XX/XXXX I was assessed late fees which have continued since. The entire time I have continued to pay every month, through autopay, the amount of {$3200.00}. I got a statement on XX/XX/XXXX that was an escrow activity summary. It stated that I had an escrow balance surplus of {$470.00}, escrow payments past due of {$390.00} and that my regular payments were decreased by about {$65.00} dollars, from {$3200.00} to $ XXXXmonth. The following month I received a refund check for the amount of {$470.00}. For what reason I do not know? If I owe {$390.00} why send me a refund check for {$470.00}? For the entire time I have been with Bank of Hope I have continued to pay {$3200.00} monthly on autopay. Unfortunately I am not given a true online account with Bank of Hope and my payments are just through a payment website. There is no way for me to stay on top of my charges and pay off due balances, I rely only on you all for applying charges correctly. On my most recent statement for XXXX I have an overdue amount of {$500.00}, late fees of {$25.00}. Even though I am paying monthly more than that is due. Also recently received letters that I have been sent to collections and that now Bank of Hope is not servicing my loan any more. But Bank of Hope is still the owner of the loan. Yesterday ( XX/XX/XXXX ) I had a frustrating conversation with a Bank of Hope representative, XXXX who basically just kept on repeating to me that Bank of Hope is not servicing my loan and that I have to call XXXX XX/XX/XXXXXXXX. -I am beyond frustrated. -I never asked for my bank to change to Bank of Hope -I have called multiple times, tried to explain that I should not be behind on my payments and have asked for a supervisor. I have been told that the issue will be looked into and I will receive a call back, but no one has yet to call me back. -I now have complaints to the credit bureaus that I have been late on my mortgage payments 3+ times. -As a physician I do not have much free time, but I have been forced to put in a lot of personal time for something that should have been a straightforward process. I should be compensated at my usual hourly rate of $ XXXX/hr for all the time I have spent on the phone, reviewing bills and trying to make sense of these errors. What would be a fair resolution to this issue? -They get me a new loan with a different bank/mortgage company at today 's market rates. They need to do all the leg work after providing me with such bad service. Give me options of what banks will purchase my loan and what rates and terms. They do this when it is in their interest, but as you know this is a long process with fees and requires credit checks etc. If they are not able to do this need to send me documents that they shopped around and what offers they were given. If I am not happy, I will shop myself for a new loan. Basically provide me with top of the line customer service as should happen as me and others like me are providing them a salary and business. ( I get about 10 calls per day of mortgage companies wanting to refinance my loan so they can make quick money on fees ) -Restore my credit and remove late notices -refund my late fees that they have charged me. -pay me for my time, why should I work for free for their mistakes and poor systems.

Bank of Hope Timeline XX/XX/XXXX Filled out Borrower Hardship Assistance Request Form. I received a call regarding my request but the terms were not helpful and I declined the program. My next statement I received in the mail reflected an Amount Due of {$0.00} as if I were enrolled in the program. I paid my mortgage on time as always. I am unsure how many of my statements arrived reflecting a balance for the regular {$3400.00} and how many arrived with a request for {$0.00}, but the statements were not consistent. XX/XX/XXXX XXXX XXXX mailed me a letter stating The mortgagee on your policy has not paid the premium due to keep your policy in force. Please make the payment below to void lapse in coverage. I was told my policy would be canceled effective XXXX XXXX if the balance was not paid. I called Bank of Hope and was unable to get the woman on the phone to understand my problem. I decided it was best to go through my insurance company and have them discuss with Bank of Hope. XX/XX/XXXX XXXX XXXX mailed a notice of new coverage effective XXXX. The policy was {$160.00} more than my old policy. XX/XX/XXXX Bank of Hope mailed a letter informing me According to our records, your hazard insurance policy is about to expire. We have reached out to your agent and/or insurance company and have been unsuccessful in obtaining a renewal or replacement policy. etc. Again, I phoned my insurance company. They assured me all had been rectified. That Bank of Hope must be behind on their paperwork as XXXX XXXX had indeed spoken with them about the issue. XX/XX/XXXX Bank of Hope mailed another letter informing me Because hazard insurance is required on your property, we plan to buy insurance for your property. I called my insurance company again. I began making myself a regular visitor to my local Bank of Hope branch complaining. Supposedly the issue had been handled. XX/XX/XXXX I received an Escrow Activity Summary from Bank of Hope. In XXXX of XXXX, Bank of Hope had sent {$2300.00}, the cost of my old insurance policy, to XXXX XXXX. In XXXX of XXXX, Bank of Hope also sent {$1900.00} to XXXX XXXX. I do not know what this was for. The Escrow Projection Summary reflected this extra money as part of the total amount for my Homeowner Insurance for XXXX. {$4300.00} for a {$2500.00} policy. XXXX XXXX sent me a check for $ XXXX the amount of the mystery check sent to them on my behalf minus the $ XXXX the difference between my old and my new policy. My new payments for my mortgage due XX/XX/XXXX are now {$3900.00} to reflect a homeowners policy amount that does not exist. I have walked into the local branch numerous times as their customer service is absolutely useless. The bank manager there sent an email to a XXXX XXXX who was tasked with figuring out this mess. He did not get in touch with me for a week because, as his message said, the email he received was in XXXX and he does not understand XXXX. Bank of Hope is a XXXX bank. At the beginning of XXXX, I finally spoke with XXXX XXXX. He was very kind and seemed to understand my issue. He said he would figure it all out and get back to me as soon as possible. He did call back and I was unable to answer so he left a message with a contact number. I called this contact number at least 10 times and he was not in the directory, there was no operator available, and/or I was disconnected or the phone would ring once and give a busy signal after. I have not spoken to him since. I received my latest Bank of Hope statement. Instead of {$3400.00}, it says I owe {$3900.00}. This is absolutely incorrect. I called Bank of Hope and spoke to a XXXX who said there were no supervisors in the office at the time and she would have to take my information and have someone call me. I chose to pay my old amount of {$3400.00} to avoid missing a payment. When I logged into my account, my balance due was listed as {$0.00}. Today is XX/XX/XXXX. I have not heard from anyone. I am just at the end of my patience with this bank. They have cost me time and money and I am XXXX. I am struggling to pay my mortgage as it is because of loss of work due to Covid 19 but I have never missed a payment. My credit score is XXXX. I dont know what to do anymore. XXXX XXXX

In reference to initial complaint # XXXX and subsequent complaint # XXXX My payment used to be $ XXXX. My payment is now $ XXXX. This is due to an error made by Bank of Hope in XX/XX/XXXX when they overpaid my home insurance by {$1900.00}. The insurance company reimbursed me directly for the overpayment which I have since paid back to my mortgage company. They ran my Escrow Projection based on a {$4300.00} payment to my home insurance company in XXXX. My home insurance is only {$2300.00}. As it stands now, If I were to pay 12 full months of my escrow amount, I would OVERPAY my escrow by {$6000.00} for the year. The response to my last complaint said that I withdrew myself from COVID protection request which I did not. I filled out a Borrower Hardship Assistance Request Form on XX/XX/XXXX which specifically states in # 8 : The Servicer will use this information to evaluate my eligibility for a loss mitigation option ... At that time, I refused the program because the terms were unsatisfactory as is evidenced by my consistent payment of my mortgage. I entered into COVID Protection from XX/XX/XXXX through XX/XX/XXXX. I am due to make a payment beginning XX/XX/XXXX which I am prepared to do. I signed and returned the paperwork accepting the balloon payment at the end of my loan on XX/XX/XXXX. Nevertheless, I STILL have not received a current statement. In fact, I have continued to receive statements detailing the accruement of my charges and late fees from XXXX through XX/XX/XXXX. My last statement was received on XX/XX/XXXX and says I owe {$27000.00}. I attempted to log into my Bank of Hope account online to see if my records were updated there. I was locked out. I called customer service and the man was unable to locate my account using my account number and social security number. I thought- maybe I should look up XXXX online since they are now working with Bank of Hope XXXX I was able to register my account that way. The mistakes are still in my account. On XX/XX/XXXX, I received paperwork in the mail letting me know my request for COVID protection is incomplete! Hahahahaha!!! I'm losing my mind. My COVID protection was approved and is DONE ALREADY! WHAT IS MY MONTHLY PAYMENT? HOW WAS I TO KNOW MY ACCOUNT WAS MOVED TO A NEW WEBSITE? WHERE IS MY STATEMENT SO I CAN PAY FOR XXXX BEFORE XX/XX/XXXX SO I AM NOT CHARGED LATE FEES? WHAT KIND OF STRESS IS ACCEPTABLE TO CAUSE A PERSON? XXXX XXXX, XXXX XXXX, XXXX XXXX, XXXX XXXX at XXXX, and XXXX ID # XXXX XXXXXXXX These are all the people with whom I have spoken about my mortgage loan. I am so tired of having to deal with this. Frankly, the CFPB is failing me as you keep closing my complaint based on Bank of Hope saying they will call and fix it. " Someone will call her '' is not RESOLVED. It is NOT resolved. I want a revised Escrow statement and projection for XXXX. I want a corrected monthly payment amount. I want Bank of Hope to bear some responsibility for the time and stress this has caused me.

Last summer I took advantage of an offer from the Bank of Hope to suspend payments for 3 months due to challenges related to COVID. Per the signed agreement with Bank of Hope I did not pay for XXXX, XXXX and XXXX of XXXX. In XXXX, I began to pay double payments. I paid double payments for XXXX, XXXX and XXXX per my agreement with XXXX XXXX to ensure that by the time the XXXX payment was made, the account was current. In late XX/XX/XXXX I realised that Bank of Hope thought that I had missed a monthly payment. I began to interact with XXXX XXXX and XXXX XXXX in their loan servicing department. XXXX XXXX commented on the phone that because of the COVID repayments he thought one of my double payments had been misallocated. I have an e-mail from XXXX dated XX/XX/XXXX where she says she opened up a ticket with the research department to have this sorted out. On the phone several times she said that the reversals of my late charges would be made and that the account would be brought up to current. I asked for a print out of how all of my charges to date had been applied to the account which she never sent. The next payment coupon and the next after that continued to show that I was a month late on payments. XXXX XXXX also opened up a ticket and I again asked for a print out of how all of my charges to date had been applied and sent e-mails detailing the records of my payments which I made via the Bank of Hope 's online system asking for them to point out where I had missed the payment. I never got a final response from XXXX. After several calls and e-mails through XXXX and early XXXX, I connected with XXXX XXXX who was able to show me a spreadsheet of exactly how my payments had been allocated and that he agreed with me that my account was actually current. He said he was in the process of creating the reversals. Unfortunately, Bank of Hope transferred servicing of my loan to XXXX before those reversals could be made and XXXX are now showing that I am one month late on my mortgage payments. I have made repeated calls to XXXX but I am not able to connect them with XXXX XXXX and in spite of promises to " raise a research ticket '' it's been 2 weeks and nothing has happened. I spoke today with the XXXX mortgage service team who acknowledged that no ticket has been opened up in spite of my repeated requests to have someone on the XXXX side engage directly with Bank of Hope. The supervisor I spoke with said that their process did not allow for that to happen and that she would raise a ticket with research. I asked why that hadn't happened already and got no definitive response, only apologies.

On XX/XX/XXXX I listed some items for sale on the XXXX website. In a couple of hours I received an email stating that one of my items had sold. If i would like to get paid and complete the transaction I needed to provide banking credentials so I can get paid. i did so thinking this was the process. I stupidly clicked on the link and entered my information. I know my banking information backwards and forward... I received an error message. That is when I realized what may have just happened. I went into my bank account ( BANK OF HOPE ) and saw that a bill payee was added ( XXXX XXXX account XXXX ) in the amount of XXXX I quickly called BANK OF HOPE and informed them that I did NOT authorize this payment of XXXX!!! The action was pending but I could not cancel the transaction. The bank told me I had to go through their fraud department. UGH!!! What fraud department?? I have yet to speak to someone or receive any communication!! The transaction was pending, why wasn't I capable of cancelling?? Why wasn't an alert sent out?? Big XXXXXXXX XXXX if you so much as move a comma you get an alert... Did you do this? Authentication through text message. NOTHING I received NOTHING from Bank of Hope. I have called many times to get an update. They redirect me to the branch tellers!! I don't want to speak to the tellers. they know as much as I do, which isn't much. I have emailed customer service many times. They have yet to email me back. They use fiserve.com as their bill pay. I have contacted them and nothing. I have a case Id XXXX and a case personXXXX XXXX XXXX but what is the point of having this information?? The fraud department can not be accessed by the customer!! Big US banks have dedicated Fraud departments where you can speak to someone. Bank of Hope has nothing of that sort. No one has reached out. I feel like this XXXX bank turned a blind eye to my case. If that is the case how many blind turn aways have they done?? They are a XXXX bank doing business in populated XXXX communities. Do they prey on the fact that mostly all of their customers don't speak English? This is so NOT FAIR! they should not be allowed to bank in the US. they don't have the same protocols as US banks. This should not be the level of customer service. I am truly disgusted with this bank. It has been almost a month now and I have yet to hear from anyone at the bank. I am hoping to get some resolution.

I received a notice of a delinquent secured property tax bill XXXX. This was the very first time receiving a delinquent notice after many years of paying property taxes on time. When the initial property tax bill was mailed to me in XX/XX/XXXX, I mailed in : Installment # 1 in the amount of {$35000.00} on XX/XX/XXXX ( check # XXXX ) Installment # 2 in the amount of {$35000.00} on XX/XX/XXXX ( check # XXXX ) When I received the delinquent notice, I looked online at ttc.lacounty and noticed that I was delinquent on installment # XXXX because the amount due was now {$39000.00} ( including the late fee because it was never received ). It also showed that installment # 2 was never received and recorded by the tax collector. Below I have attached the two copies of the cancelled checks, printed from my checking account, and both have been cleared on my bank statements. The 1st installment check, sent in on XX/XX/XXXX, was forged via a fraudulent endorsement, and deposited into a bank account. The bank teller that handled the deposit failed to review the name on the check that I had written and compare it to the fraudulent person 's bank account that he/she was depositing it into and also failed to review the endorsement signature on the back of the check, which was merely scribbles. The name on the check was " XXXX XXXX XXXX Collector, '' which can not be easily mistaken for an individual or company 's name. When the tax collector received the 2nd installment check, it was applied to the first installment, and late fees were added for both installments. Further, Bank of Hope has not agreed to take responsibility on this case and has been stringing us along for over six months. Attached below you will find all of the necessary documentation.

On XX/XX/21 I sent a money transfer through XXXX XXXX from my bank of XXXX debit card in the amount of XXXX to a scammer at XXXX. The scammer who impersonated my boss had me pay for a insurance payment and he promised to reimburse me in the morning. I saved the text messages from the scammer telling me he is the owner and I have all the instructions he gave me through text as evidence I was not the one at fault or knew of the situation. I have saved call records as well and my conversation is recorded on the XXXX line at work so my managers could retrieve that if necessary. Which the event started over the XXXX line at work then he contacted me on my personal cell phone to make the money transfer. I made the money transfer and the scammer kept asking for more money so after that happened I called my coworker to verify and she notified me of the scam and to stop communicating then report it. I immediately called XXXX XXXX at XXXX XX/XX/21 they said they cancelled the transaction sent my case to their fraud team and contact them in XXXX hours. Then I contacted the XXXX XXXX customer service to verify my refund status and they told me my reference number given wasn't valid because they neglected my case and deleted it. So I ended up reporting to my bank and police late about being scammed and needing assistance to get a refund. Then my bank took all my written evidence and saw the saved messages from he scammer and phone calls on my cell phone saved for evidence including police report. XXXX XXXX later and my bank is telling me my dispute was denied and I no longer qualify for a refund.

On XX/XX/2019 I closed 2 C.D. accounts with Bank of Hope. They were BOTH opened on the same day and matured on the same day and paid the same interest. When I open a new account I use a C.D. calculator independent of the bank 's calculator so that I know what I should get upon maturity. One account ( ending in # XXXX ) was very close, and as an XXXX, I know that was probably due to " rounding ''. I have no problem with this account. However the other account ( ending in # XXXX ) had a substantial underpayment of {$6.00}. On XX/XX/2019 I closed 1 account with Bank of Hope resulting in an underpayment to me of {$3.00}. In both circumstances I used a different C.D. calculator to make sure the numbers were correct compared to the 1st calculation I had done and the end result was exactly the same. On XX/XX/XXXX, when closing the 2 accounts I showed this difference to the Branch Manager, XXXX XXXX. She insisted the Bank of Hope calculation was correct in spite of the fact that 1 account ( ending in # XXXX ) agreed with the independent calculator and # XXXX was off. There is something wrong with this picture!

This is the second complaint I have filed against Bank of Hope since my mortgage was transferred to them effective XXXX ( see dispute number XXXX ). Now they are reporting my mortgage twice to XX/XX/XXXX!!!! They are reporting my loan under Bank of Hope with an outstanding principal balance of {$130000.00} and also reporting it under their loan servicing company XXXX XX/XX/XXXX XXXX ( listed as XXXX XX/XX/XXXXon the report ) with an outstanding principal balance of $ XXXX makes it look like I have 2 mortgages with a total outstanding balance of {$260000.00} when in fact I have 1 mortgage with Bank of Hope with an outstanding principal balance of {$130000.00}. It took me several weeks of calling Bank of Hope and filing a complaint with XX/XX/XXXX and CFPB to get my last issue corrected - this is totally unacceptable!!!! This bank needs someone overseeing their business. This has caused me so much undue stress which I do not need right now as my husband has very serious health issues I am also dealing with.

I refinanced my home loan with XXXX in XX/XX/2020. My loan amount was XXXX. I made my first payment to XXXX on XXXX for the month of XXXX including XXXX extra principal payment. I received a letter from XXXX dated XXXX stating my loan would be transferred to Bank of Hope by ( XXXX XXXX XXXX ) on XXXX. I later received a letter from Bank of Hope stating that my loan would be transferred to them on XXXX but it was not dated. On XX/XX/2020 Bank of Hope reported my loan as being opened with them on XXXX with an original amount of XXXX and the amount owed on it as of XX/XX/XXXX ( and current ) is XXXX. My credit score dropped 56 points because of this. I have emailed all of my documentation to Bank of Hope showing loan was not transferred yet and my credit report showing the incorrect balance amount and after 3.5 weeks of calling them and emailing them it has still not been fixed and they still say they can't pull up my loan. I can not not make a payment on my loan because they can not find it.

XX/XX/XXXX- called and then emailed the forbearance request. I was told we were approved for 3 months and after the 3 months resubmit if we need more time. XXXX started loan forbearanceXX/XX/XXXX resubmitted for another 3 months of forbearance. XXXX was last month of Forebearance. XXXX started making my regular loan payments as forbearance period ended. I was told that the interest accumulated during the forbearance would be tacked on to the end of my loan or if I refinanced or sold my house I would pay it off then. I have been going back and forth with bank of hope for almost 2 months trying to get something g that says this. We are trying to refi and every other bank is providing this type of letter. We are being penalized and told it will take months for us to get a letter. We have been making payments since XX/XX/ and they have taken all to interest and none to principle. I feel we are being taken advantage of and penalized for the covid relief program. This is illegal

XXXX XXXX has furnished a lien on our property and is aggressively attempting to collect on the debt that was included and discharged in BK chapter XXXX back in 2011 ... When trying to resolve this I called XXXX XXXX with NO luck nobody ever answers the phone line, I written to the address on file 4 letters since XXXX of last year with NO response from them. Now my wife and I are getting calls at work and at my parents house from them demanding a payment in full for this Loan # XXXX. I can never get ahold of an individual to speak to. We only get threatening messages left on our phones with calls at XXXX or close to XXXX as well as left with my assistant at work. this is ridiculous I should be protected under bankruptcy code. Attached please see proof of bankruptcy and a proof of this account being included in the bankruptcy. I seek release of this judgement immediately or I will go to attorney general 's office to see further remedy on this

In reference to CFPB complaint XXXX I had filed an initial complaint about Bank of Hope. The issue, though they claimed it has been rectified, has not. I'm feeling pretty hopeless at this point. They are now harassing me and my ex-husband, who has no knowledge of the issue because I legally own the house, and threatening to send my account to collections even though my case is being handled by a man presumably employed by them. His name is XXXX XXXX. They need to get their BIG BANK PANTS on and use their fancy programs and plug in the CORRECT NUMBERS and fix this problem. THIS IS AS SIMPLE AS IT GETS. We are past ONE FULL YEAR of this same issue. I am EXHAUSTED by the INCOMPETENCE. My credit rating is XXXX. I have never missed a payment for any bill in my entire life. I am XXXX. Do I need to hire a lawyer? Please see attached document.

To whom may concern, I have a commercial loan account with bank of hope since XX/XX/XXXX. It is 5yr fixed rate+5yr variable rate + lum sum full balance payment or refinance after 10 yrs. no penalty for early payment after 5yrs. And I have been paying monthly mortgage on time for 6 year now. Due to the sky rocketing mortgage rate these day, I have paid the majority of the principal amount in XX/XX/XXXX to decrease the interest amount on my principal balance. however the monthly bill and the monthly interest amount was not dropped at all, and I kept receiving the same bill even after big payment on my principal. I called the branch to ask about the situation, but they just told me that the person who helped me with my loan is no longer in charge.

I noticed an unauthorized withdrawal of {$3000.00} from my checking account on my bank 's website. The withdrawal was made to an XXXX XXXX card. I called my bank, Bank of Hope, to report the fraud, but they refused to open a fraud case. The bank representative told me to contact XXXX XXXX instead. This is a violation of Regulation E, which requires banks to investigate all reports of unauthorized transactions. I am requesting that the CFPB investigate Bank of Hope for violating Regulation E. I am also requesting that the CFPB require Bank of Hope to return the {$3000.00} that was withdrawn from my account.

I have a checking account at Hope Bank in XXXX, Va. I can't access it online. This problem has existed for a month. I try to log on. I get the message " loading please wait while we log you in.
