I DO NOT AUTHORIZE you to retain ANY not MANDATED allegations versus me. RE : Unauthorized certainly unproven to be compliant with mandated proof of permissible purpose allegation of Credit inquiry ( ies ) by Original Creditors on my Credit Reports Dear CCR/HOMETOWN LENDER INC In the course of recently screening my personal XXXX, XXXX and XXXX credit reports, I observed what obviously appears to be likely some unauthorized credit inquiries and undoubtedly ones deficient of the compliant proven permissible purpose ( to be retained or reported lawfully ) allegedly made by the following Original Creditors : Alleged Creditor # 1 and the ALLEGED date of the NOT PROVEN COMPLIANT inquirydeficientof true Permissible Purpose that REQUIRES immediate and permanent deletion : CCR/HOMETOWN LENDER INC , XXXX XXXX XXXX compel you to demonstrate the mandated physically verifiable proof of adequately achieved permissible purpose from the exactly lawfully identified me and or any entity legally able to render such authority or elseannulvia full deletion of the entire unproven derogatory allegation ( s ) of inquiry claim made versus me deficient of federal reporting compliance unjustly or proof thereof. To date, there is no testimonial certificate of facts that irrefutably display that I did indeed knowingly and agreeably authorize anyone employed by this company to make any inquiry and view my XXXX credit report on this ( these ) specific dates alleged if any dates ever at all. It is my contention that either the Original Creditor ( s ) have ( has ) violated the Fair Credit Reporting Act Section 1681b ( c )., or can not or will not demonstrate evidence of doing so compliantly to reporting standards as requisite by consumer reporting regulatory laws and practices. Might it be that in reality that they were not legally entitled to make these potentially fraudulent inquiries? Obviously you can see as I do and also as would any deciding court should I seek suit versus you that this is a serious breach of my privacy much less my consumer and potentially my civil rights. Make addend corrections now to relieve yourself of foul position of non compliance to reporting obligations so to retain or return to appropriate status of certified XXXX XXXX compliant reporting more over 100 % provable true, correct, complete, and timely reporting. Let there be no mistake that I am requesting that the alleging entities currently unproven to be compliant to immediately mail me a copy of my signed authorization form that gave them the right to view my credit within five ( 5 ) business days so that I can verify its validity.If need be I will require that you advised them that if they can not provide me with proof that I authorized them to view my credit report then I am within my consumer and civil rights in my demanding that they contact the credit bureaus, including you XXXX, immediately so to adequately make rectifiable removal of everyone even each any and or all of the deficient of compliant unauthorized and or fraudulent hard inquiries which clearly lack demonstrated permissible purpose as required. To that end, further I am also requesting that they remove any and all of my personal information from their recordsin case it is needed to locate the potentially injurious and fraudulent inquiry in their system. I am asking that you require them to please send me written confirmation that they have complied with my requests and further for you to advised them that their failure to comply with my requests within five ( 5 ) business days will be my undoubted evidence used in Federal Court of their willful noncompliance [ 15 U.S.C. 1681n ] and that I will be seeking statutory damages, punitive damages and the cost of the action and reasonable attorney fees for each and every fraudulent inquiry. I insist that you do whatever is in your power to ensure that The ( these ) alleged Original Creditor ( s ) comply ( ies ) with my requests and to avoid other Consumers from experiencing the same kind of abuse of their privacy rights. I demand with this declaration of complaint that you please validate this information with these Original Creditors and provide me with copies of any documentation associated with these accounts bearing my signature. In the absence of any such documentation bearing my signature, I formally request that all accusations of inquiries be immediately deleted from the credit file you maintain under my Social Security number. Additionally, any derogatory accounts associated with said unproven or not compliantly reporting or fraudulent inquiries should be immediately extracted from my consumer credit reports, particularly if not fully certificated physically to be 100 % true, accurate, complete, timely, mine, my responsibility, or compliant to XXXX XXXX data field formatted reporting standards as is mandated by obligations of my state and the federal reporting laws related to the matter, namely the FCRA and FDCPA. We refinanced our from a construction loan to a conventional mortgage with HomeTown Lenders in XX/XX/, but were required to have an escrow holdback to complete work on the home that was weather-dependent. We completed this work in early XXXX when the weather and contractor 's schedules finally worked out. XXXX XXXX over servicing our mortgage and regular escrow accounts in XX/XX/ and are not involved with this issue as far as I know. XXXX XXXX XXXX Escrow specialist at Hometown Lenders , contacted us on XX/XX/XXXX. -We turned in certificate of completion for the escrow holdback on XX/XX/XXXX. XXXX XXXX XXXX request, we turned in paid-in-full invoice from contractor stating we do not owe him anything XX/XX/XXXX and the payout should be going to us. -The final inspection was taking too long so XXXX asked us for pictures showing completed paint and siding to release the check to us XX/XX/XXXX, I sent those promptly. XXXX said she requested funds to be sent and was going to have a check number for us on XX/XX/XXXX. -It appears that XXXX left the company XX/XX/XXXX and my file was dropped on XXXX XXXX XXXX desk, the VP of underwriting. -XXXX could not help me or get me an update on the status of our check all of XXXX, appears to have left the company as of XXXX XXXX as well. XXXX XX/XX/XXXX that inspector finally showed up to confirm the work was completed. XXXX XX/XX/XXXX XXXX emailed me the contact info of XXXX XXXX XXXX XXXX XXXX XXXX and CEO. -After no responses, I tried texting XXXX XXXX XXXX number on Thursday XX/XX/XXXX, he seemed responsive by asking for details but then radio silence since then. XXXX managed to contact XXXX XXXX XXXX Monday XX/XX/XXXX, who confirmed she is no longer employed by Hometown Lenders . She gave me the Chief Transaction Officer 's XXXX XXXX contact info. XXXX XXXX answered the phone, asked for some details to be sent to his email and said to contact him at the same time the next day ( XX/XX/XXXX ) XXXX XXXX or XXXX would answer the phone, text, or email yesterday XX/XX/XXXX All of the people I worked with to refinance my mortgage are no longer employed at the company and the management keeps referring me to each other. It appears to me that the lender is having serious issues and I would like my Escrow Holdback funds to be paid out.

We were pre-approved for a home loan with Hometown Lenders. After locating a home, providing an ernest payment, paying for the inspection, and providing all of the required documentation for a guaranteed USDA home loan, we still had not been cleared for closing after 45 days. After we passed this amount of time, and only after complaints by us and both real estate agents, we were told that ( among the other excuses for the delays ), our USDA guaranteed loan had been suspended several times. We were never advised this from the loan company. Our real estate agent was the one who informed us. We were told that we had, finally, completed all of the documentation needed to be submitted to the USDA, well over 45 days, but the turn around time for the USDA office was delayed, adding a significant amount of time to our closing. The loan company then offered to finance through a FHA based loan, with the addendum and contracts completed on XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX with an email that stated we could close as early as XX/XX/XXXX. We completed all of the new documentation, as requested, and heard absolutely nothing from the loan company until only after expressing our hesitation about the continued delays and our consideration of cancelling everything. We were only told that they had received our documents, up to that point, but they now needed the seller 's addendum to proceed. We still have not received a closing date or any assurances that continuing with the process will actually result in a closing. We are highly concerned with the fact that we were never notified of the suspension of the loan status. The communication has been very poor and, despite concerns from all parties involved, we still do not have a resolution to the issue. Additionally, the company posted, on XXXX, about the quick closing for another client. This has, honestly, made us feel that this is all occurring because of the nature of the loans and the inability of us to qualify for a conventional type of loan. In XXXX of XXXX I started the process to refinance my mortgage through XXXX XXXX XXXX. As the process proceeded I found out I would be relocating for work so refinancing a house I was about to sell made no sense. After speaking with XXXX XXXX from XXXX we stopped the refinance and switched the application to a conventional mortgage. As I started my relocation process I requested my pre approval letter from XXXX. He provided a pre approval letter dated XX/XX/XXXX that stated " The loan approval is continent upon preliminary title and satisfaction property appraisal, and down payment being verified ''. On XX/XX/XXXX I submitted an offer on a house and it was accepted. As we went through the process I paid {$2400.00} in earnest money and began the process of getting the home appraised and inspected. On XX/XX/XXXX after days of trying to get a response from Mr. XXXX regarding the status of the loan he finally responded saying that he had to re-run my credit and was no longer able to offer an conventional loan. The neighborhood I was moving to did not allow FHA loans so I was unable to purchase the house. I followed up with a question to XXXX and to this day have never heard a response. Due to this, I lost the amount for my earnest money, inspection, and appraisal. Furthermore, I was forced to begin the home buying process over again with approval from a different lender as an FHA loan. This caused me to have to live in a hotel, and incur multiple other unnecessary expenses until I was able to find a home, get the offer accepted, inspected and closed while using another lender. This could have been prevented by XXXX running my credit for pre approval from the beginning instead of just using the same credit report from the refinance for the pre approval letter. I previously had my mortgage refinanced with XXXX and it was a pleasant experience. I would think that a repeat customer would be treated better.

I started my home loan process with hometown lenders back in XXXX. It started out great but towards the final process of my loan things have taken a turn for the worst! This has been the most stressful experience of my life. My loan officer did not tell me that I would have to put funds in an escrow holdback at closing. She kept saying that I qualified for the dream home program and would close and have over 30 days to complete the needed finishes on the home I purchased. Then right before closing, I was told I had to put over {$15000.00} in an escrow holdback so that I could close on time. I believe I closed on XX/XX/XXXX and then it said that I had to make the repairs by XX/XX/XXXX. I told the loan officer that I did not think my contractor would be able to make that timeline but she told me to sign it anyway and to not worry about the date. I never felt comfortable with this. Then, my contractor did not complete it by that date. I was threatened after this by the loan officer. She would say that if it was not completed Hometown Lenders would fine me for not holding up to obligations. She also contacted my contractor and demanded to know when he would complete the repairs and was extremely rude to him. Now, the work has been completed. The appraiser has also done the final inspection and my funds have still not been released. I already had to pay my contractor some of the balance for the completed repairs before even receiving my funds from the escrow. This has put me into financial turmoil. I am absolutely devastated and do not know what to do! I already had to come up with {$15000.00} and now I will have to pay my contractor almost {$9900.00}. This is {$25000.00} that I have had to come up with and I have no idea if or when I will receive this {$15000.00} back. This has gone on for weeks and Hometown still cant tell me where my money is or if I will get it back!

We were told onXX/XX/XXXX we were approved for a VA Loan by Home Town Lenders. The agent is XXXX XXXX who told us when asked three times if we were approved for the VA Loan. OnXX/XX/XXXX we were called at XXXX XXXX to tell us that we were denied the VA Loan AFTER XXXX XXXX. Here we are with one day BEFORE the house appraisal to try to stop the bank from sending out the inspector. The inspector DID NOT check his E Mails and started the inspection we were told. So now XXXX XXXX says he sent XXXX mails to the bank but we were too late he had already started the inspection. So I asked what about my XXXX they debited from my account and his response was Well, since I had a short sale in XXXX and this is why we were denied the loan. Implying Had I told him I had a default this wouldn't of happen. A short sale is NOT a default. No telling him that. He then stated that we would be getting only back XXXX due to the inspector having started the inspection. He was keeping XXXX for his time. We were told that back on XX/XX/XXXX the bank sent out the check register mail. When We contact Home Town Lenders for our money all they say is check is in the mail. Here it is XX/XX/XXXX and still no check. I am on XXXX and can not afford a attorney.

My wife and I applied for lending with Hometown Lender XX/XX/2021. We were initially approved for XXXX. We begin to make offers on homes and asked if we could go higher than XXXX. We then begin to get pre-approval letters for as high as XXXX. We finally had a home under contract on XX/XX/2021. We were scheduled to close on XX/XX/2021. On XX/XX/2021, it was determined that we did not have the necessary DTI ratio or the cash to close. Instead of issuing us a loan denial the hometown instead " somehow.. Excluded '' our credit card from our DTI ratio and tried to force us to sign a seller 's concession. They lied to the state regulator about who asked for the seller 's concession and admitted that they knew this would cost us our XXXX. They recommended we get an attorney, which we did, and they never responded costing us more in attorney fees. After the complaint was file with the state regulators they shut down their entire practice in the state and still admitted no wrongdoing.

We started a morgage with home town lenders out of XXXX AL the second week of XX/XX/2019. We chose to change companies when the broker we are working with left home town lenders. I have contacted them through two different individuals both with emails so it would be in writing that we have chosen to leave and go with another lender. However we have gotten the run around over our appraisal needing to be released to our lender, they will not even let me know the full cost so that I can pay for it. Home town lenders is supposed to work for their customers correct? Their doing nothing but causing us unwanted grief I feel because we decided to move to another lender. I contacted their cooperate office today, and still have no updates, I feel they are dragging their feet because they know they can. Could you please help us receive the cost total so we can pay it and help us be sure they forward the appraisal document so you can close on our house. Thank uou

I received a tax bill in the mail, and it was not marked " to be paid from escrow '' which it should be. I attempted to contact my mortgage company - HomeTown Lenders , Inc. First I emailed them the issue, with a copy of tax bill, and when I didn't hear back, I tried calling, their phone was out of service, I tried to contact the local broker, and he also never returned calls/email/text messages. Today, XXXX XXXX, I once again went to reach out about tax bill, as well as to pay my mortgage payment due XXXX XXXX, and the HomeTown Lenders website hometownlenders.com / XXXX has been suspended. I again tried every phone number I had for them and all are disconnected or out of service. Tried once more to contact local broker still no response. I am not sure what to do now - I have no place to make a payment and do not want to be late .... Looking online, HomeTown Lenders seems to be out of business, I have had no contact from them since XXXX.

On XX/XX/XXXX we closed on a XXXXXXXX XXXX XXXX XXXXXXXX ( now our primary residence ) with Hometown Lenders listed as our mortgage servicer. We sent electronic payments for XXXX and XXXX in the amount of $ XXXX. On XX/XX/XXXX, I learned that our mortgage was sold to XXXX XXXX and we were showing overdue for the XXXX and XXXX payments. I contacted XXXX XXXX and explained that we made those payments to Hometown Lender. After unsuccessfully trying to get Hometown Lenders to send the 2 payments to XXXX, I paid the two overdue payments to ensure I was current with my mortgage. Since that time, we've attempted to get Hometown to either send us a check for the 2 payments or send the 2 payments to XXXX XXXX directly to no avail.I can send emails with Hometown payment confirmations and our request to Hometown Lenders to transfer our 2 payments to XXXX if requested.

We are an XXXX and XXXX XXXX in conjunction with XXXX XXXX were XXXX of our vendors. In XX/XX/2021 invoices started to not get paid. We have many emails with XXXX and XXXX XXXX asking for payment with them assuring us that they were looking into why the invoices were not paid. We have dealt with XXXX XXXX, XXXX XXXX, XXXX XXXX, XXXX XXXX and XXXX XXXX. XXXX XXXX is the owner of XXXX XXXX and he stated that the invoices were owed and he would get them paid. We have not received payment for invoices totaling over {$45000.00}. We have settlement agreements showing that XXXX XXXX was paid for appraisal and XXXX fees but they were never paid to our XXXX

I have a mortgage with hometown lenders the loan originated in XX/XX/2023. I have made payments to Hometown Lenders since XX/XX/2023, I am unable to log in to make a payment and the phone number on their website is disconnected. I found out through a formal employee that Hometown Lenders went out of business on XX/XX/2023. We did not receive any notification of them going out of business. We are unable to find our mortgage on XXXX and it does appear on our credit report.
