In XXXX XXXX gave me a pre approval for mortgage, when he pulled my credit & checked my income. He stated that I had a collection account that would have to be paid and I would have to provide information in regards to the Bankruptcy that was showing on my credit. Also he stated that when it came time to do the application for the actual property once I find it I would have to provide proof that I was not the XXXX paying the car payment that showed on my credit report. XX/XX/XXXX I found a home which I put a {$5000.00} deposit on for a short sale. The realtor requested another pre approval XX/XX/XXXX which XXXX provided. The deal for that property feel through in XXXX of XXXX because of the seller of the property. XX/XX/XXXX XXXX received my taxes for XX/XX/XXXX & XX/XX/XXXX so that I can receive and updated pre approval letter. XXXX also pulled my credit again. XX/XX/XXXX I found another property. At the location of the property my realtor XXXX called XXXX and informed XXXX that I found another property, but this property needed work. XXXX XXXX that we would have to do a XXXX loan. I put an offer in for this house XX/XX/XXXX which was accepted & put a {$2000.00} deposit down on this home. HUD came back with the contract and all information was emailed to XXXX. XXXX stated to me that he needed 2 months bank statements from my personal & business account, he needed 12 months of bank statements from the car owner showing that the payments where coming from the car owner and not myself, he stated that he needed a letter from the collection account that was showing on my credit report stating the account was paid, and he also stated that he needed the information regarding the Bankruptcy. All of this information was submitted to XXXX in a timely manner. The last document which was the bankruptcy paper was submitted on XXXX XXXX, XXXX which he stated he received. XXXX stated he had everything he needed to submit the loan and it would take a week to hear back. A week went back and XXXX stated that me not having enough open credit was going to be an issue. He stated to give him until Thursday which was XXXX XXXX XXXX. On XXXX XXXX, XXXX XXXX stated he did not submit the loan, because he asked around and was told the loan would not go through because I did not have enough credit history. So he was n't going to submit the loan after he already told me he submitted the loan. On XXXX/XXXX/XXXX my realtor XXXX called XXXX asking about the loan, and informed him that I would need a denial letter in order to receive my deposit back. XXXX stated that he could n't provide a denial letter because he did n't submit the loan, because he felt the underwriter would n't approve the loan because of my credit. Then XXXX stated that he did n't think I was going to go through with that particular house he thought I would look for a house that didnt require any work to be done. I asked XXXX if I decided to go with a regular house what would be the chances of that loan going through and XXXX stated XXXX-XXXX % chance it would go through. My issue is how do you provide a pre approval on 3 separate occasions if there is an issue with a persons credit. You have them looking for a house putting a deposit down just not to submit it. Also why would a regular loan go through and not the other loan. Why is he picking and choosing if he 's going to submit a loan when he provided a pre approval on 3 different occasions and nothing has changed on my credit since he pulled it in XXXX. I feel like he 's waiting peoples time, because from my understanding I 'm not the first person he has done it to. I work hard for my money to jeporadize it on a property if I knew I had no possible chance of getting approved for the loan. I feel he is very unprofessional and this is not an ethical way of conducting business.

I am writing a formal complaint against Homestead Funding Corporation and XXXX. I closed on my home through a VA XXXX on XXXX XXXX, XXXX, through Homestead Funding Corporation ( HFC ). HFC started using XXXX for servicing payments on my loan without notifying me in advance. I continued making payments on my mortgage. On XXXX XXXX, XXXX, I received a call randomly asking me where I want my payments for my mortgage. The caller claims her name is " XXXX '' and represents Homestead Funding Corporation. I voice that the call sounds like a phishing attempt as I have never received a call like this. XXXX threatens to return my payments without applying them to the loan. I voice my disagreement with her actions & voice my concerns that returning payments I have made on the loan without applying those payments to the mortgage sets a dangerous precedent. I asked to speak with XXXX 's supervisor, and she refused that request as well. I called XXXX later to confirm that my payments were being applied to the mortgage. A XXXX XXXX employee confirmed this information later that day. On XXXX XXXX, XXXX, I received a letter dated XXXX XXXX, XXXX, from XXXX XXXX XXXX XXXX XXXX ( XXXX ) stating that my loan is being transferred from Homestead Funding Corporation. XXXX 's letter makes no mention of XXXX XXXX, leading me to believe it is a phishing attempt. Also, XXXX XXXX, XXXX, I made a call to XXXX XXXX to discuss why a XXXX XXXX employee threatened to return payments and refused to get a supervisor on the phone during our call. The supervisor I spoke with confirmed " XXXX '' made the call on XXXX XXXX, XXXX, and confirmed he would review the XXXX XXXX phonecall. I asked what relationship XXXX has to XXXX. The supervisor confirmed that XXXX has a relationship to XXXX and confirmed that my loan was being transferred. I reminded the Supervisor that mortgage servicers are required to provide written notice at least 15 days before the effective date of the transfer. The supervisor retorted that the letters were sent out prior to the weekend and thus meet the 15 day requirement. The supervisor at XXXX did not have an answer for why I had received a notice of transfer from XXXX dated XXXX XXXX, XXXX, and yet XXXX failed to meet that 15 day deadline. In summary, my complaint names Homestead Funding Corporation, XXXX, and XXXX. My concern with XXXX is that my VA Loan is being set up to fail by a mortgage servicer with numerous complaints and XXXX ( XXXX ) star reviews on numerous websites. Finally, the pattern exhibited in my complaint consists of Homestead Funding Corporation and XXXX ignoring the laws set by RESPA and the FDCPA and failing to meet the requirements of providing written notice within the set timeframe.

On XX/XX/21, I contacted XXXX XXXX with Homestead Funding ( XXXX ) by phone to inquire about interest rates to refinance my mortgage. I was very specific that I was in the process of comparing rates with banks and closing cost fees. I provided him my credit score that I had run through XXXX on XX/XX/21. He collected all of my contact and personal information and said he would send an email with the rates and terms he could offer. A couple hours later I received an email from his secretary/assistant ( XXXX XXXX ) with a lengthy list of items that they wanted to me submit, including drivers license, SS card, past 2 years of W2 's, income taxes, 2 months of bank statements and pay stubs, etc. I emailed the assistant and XXXX reiterating I was only looking to compare rates and closing costs if I were to pursue a loan with Homestead Funding ... .and did not think that information was necessary for an estimate. A week later I received a credit score report from Homestead Funding mailed to my home address. I contact XXXX via phone and email and told him I never consented to a credit inquiry. He reassured me it was a " soft credit pull '' and would not affect my credit score and did not need consent for him to do. I also emailed him a copy of the credit report I received in the mail. He insisted it was a soft inquiry. On 7/8 I checked my XXXX account and realized Homestead Funding made a hard credit inquiry on XX/XX/21. I contacted XXXX with that documentation and reiterated that this was done without consent. He continued to insist it was a soft credit pull but he would have it removed. Since then, I've repeatedly emailed XXXX telling him this has not been removed and I would pursue filing a complaint if it is not remediated. On XX/XX/21 I received an email response from XXXX 's email address but it says the following : Hello XXXX, My Name is XXXX XXXX and I am monitoring XXXX Emails as he does not work here any longer as he has moved out of state. Please call me at XXXX so I can go over with you. Look forward to speaking with you. Thanks I find this suspicious. I have not responded nor called XXXX XXXX. The unauthorized credit inquiry made by Homestead Funding has not been removed from my credit report to this day.

I obtained a new mortgage through XXXX XXXX for the purchase of a new home. We closed on the property located at XXXX XXXX XXXX, XXXX, NY XXXX on XXXX XXXX, 2015. Our XXXX mortgage payment in the amount of {$1500.00} was due on XXXX XXXX, 2015. On XXXX XXXX, 2015, I logged into the XXXX XXXX website and made our XXXX payment for {$1500.00}. This transaction cleared my bank account via ACH transaction on XXXX XXXX, 2015. On XXXX XXXX, 2015, I received a letter in the mail dated XXXX XXXX, 2015 from XXXX stating that our mortgage had been sold to them from XXXX XXXX. After XXXX XXXX, 2015, I contacted XXXX to determine whether my payment had been received. I was advised at that time that it can take some time for that to happen, however, my credit report would not be negatively impacted as they allow a XXXX grace period for mortgage transfers. Since that conversation, I have received collection calls from XXXX XXXX during which I advised the payment was received on XXXX XXXX, 2015. Once I provided this information to the representative, they stated " oh yeah, now I see it ''. I 've talked to representatives in the loan department at XXXX that have assured me the payment would be sent to XXXX within a few days, then a few weeks and on Monday, XXXX XXXX, 2015, I was advised the payment would be there by XXXX XXXX, 2015. Well, today, XXXX XXXX, 2015, I received a call from an extremely rude collector for XXXX stating that not only has my payment not posted but they are going to report to the credit agencies that I am 30 days late. I was treated as though I was worthless XXXX and told that " if '' my payment does in fact arrive from Homestead, I could dispute the derrogatory information that was reported. This is completely unacceptable. I not only made my payment on time but paid it early and yet I am receiving harrassing phone calls. Also, oddly enough, I received notification from Homestead dated XXXX XXXX, 2015 that stated my mortgage was being transferred to XXXX effective XXXX XXXX, 2015. I thought I was supposed to be notified 30 days in advance if my mortgage was sold???? Clearly this did not happen. I have no confidence in either financial institution.

Hello, I just closed on a mortgage ( FHA ) as a buyer a week ago XX/XX/2021. During the closing, I noticed a big discrepancy on my closing cost in the final closing disclosure ( CD ) and complained about this to my attorney and the settlement attorney. The discrepancies involved some payments which are due to or responsibilities of the seller but added to my cost. For example, delinquent taxes of the seller was added to my closing cost. Another big issue is the missing seller 's credit of {$10000.00} as contained in the contractual agreement signed by all parties. This errors made my cash to close to rise by {$10000.00} to {$35000.00}. Page 3 of the final CD has seller credits as {$0.00} instead of {$10000.00}. Despite all my complaints to the lender and my attorney, I was not provided a comprehensive response to my inquiry of why these discrepancy occurred and what some of the payments in the final CD. I believe this is a subtle way of short changing me in the property purchase. In one of the responses of the lender to my complaints about this error in cash to close, some payments were marked as settlement made by the seller on behalf of buyer ( me ) towards the seller 's credit. However, a closer look at those payment shows that this maybe untrue. I requested for a new CD that separate seller 's payment of their previously owned taxes and from the credits provided to me for my closing cost. My request appears to be ignored. It is actually against the law for the seller to fulfil their statutory obligations and shift their past due payment to buyer. This is not the agreed seller 's credit of {$10000.00} in the contract/offer letter. I will be very glad if CFPB can intervene in this matter to save me from losing {$10000.00} in this transaction and to unfairly treated. Thank you.

My buyer used XXXX XXXX with Homestead Funding Corp as his lender. He was never given a closing disclosure with the final, approved numbers on. The buyer spoke to XXXX on Friday XXXX and asked what amount to bring to closing. The buyer was told that because they are so busy, he will not have that amount until the day before closing. I had a walk-through with the buyer at the property the day before closing at XXXX XXXX. At that time, he was still not given a closing disclosure or told the final approved amount to bring to closing. He reached out to XXXX and got no response. I then emailed the title company handling closing and was told they were still waiting on the information from the lender. Our closing was scheduled for XXXX XXXX on Wednesday XX/XX/14. Around XXXX XXXX Wednesday, I received a closing disclosure from the title company and immediately sent it to my buyer with the understanding from the title company that they were still working on finalizing it as their numbers and the lenders did not match. I feel this is absolutely a TRID violation.

I AM the consumer, I applied for a pre-qualification consumer credit transaction via a phone call on XX/XX/2023, approx XXXX, with XXXX XXXX XXXX of XXXX. XXXX XXXX. Licensed XXXX XXXX. NMLS #. XXXX. XXXX XXXX. XXXX. XXXX. XXXX XXXX XXXX.,. XXXX XXXX XXXX XXXX. And I received his name from a realtor XXXX XXXX at XXXX XXXX XXXX XXXX The lender stated he is the creditor after he looked at my credit report on his computer. He informed me that I must have above XXXX score to qualify for a home, and I am to have {$2000.00} in federal reserve notes in a bank account somewhere. I informed him I am an American with XXXX, nd I gave you my Social Security number. He then stated he refuses to help me and hung up the telephone interview. I am currently experiencing a housing emergency crisis. I sleep in the woods at night. This also has caused me considerable emotional distress knowing he is violating the Equal Credit Opportunity Act and the Consumer Credit Act and Securities Fraud, by denying my Right to my Credit and my access to my securities.
