We have been approved for a Loan and three weeks later still do not have it ( see below ). We did supply all of the requested documents. Please help! The second lien on my property was sold to Home Servicing LLC in XXXX 2017 from XXXX XXXX XXXX. They did n't even have any account number assigned to my property until the middle of XX/XX/XXXX. I had a short sale approved with the first lienholder at the time XXXX XXXX, that told me they also were selling my first lien to XXXX who was to honor the short sale. I finally received communication from Home Servicing on X/X/17 stating that there investor required {$33000.00} to settle the 2nd lien of record. The previous holder of the second lien only wanted {$27000.00}! To no avail, I have had to restart the short sale process and I currently have a contract of sale. Another was made to the second lien holder but received no response from emails, calls, or priority mail delivered letters stating my wishes to pay for Satisfaction of Mortgage. However, I was told by XXXX they could allow for 10 % of the face value of the note which is {$85000.00} so they would only allow for {$8500.00} to be paid and shown on the HUD statement. This company has neither shown me that they purchased this note from XXXX XXXX XXXX nor have they recorded their assignment of mortgage with the County Clerk. The second lien has never proceed with a Foreclosure action and the note of record is well past the Statute of limitations. So any monies they get should be enough. Please advise as how can I get a Satisfaction or Lien release for this stagnant mortgage that clouds the title of the property.

Had a terrible experience working with XXXX XXXX at Home Services Lending. He forwarded a rate lock agreement for 4.5 % that my husband and I signed. Two days later, he stated that he would not honor the interest rate of 4.5 % because his computer erroneously put in the rate. Instead, he advised that our rate was 4.75 %. When I escalated this issue to XXXX 's superior - XXXX XXXX, she also suggested an error in the computer generated agreement. However, regardless of any such error, XXXX XXXX signed the rate lock agreement for 4.5 % prior to forwarding it to my husband and I to sign. Despite this fact, neither XXXX nor XXXX agreed to honor the rate, and my husband and I were forced to close on our house at a rate of 4.75 %.
