My husband and I were working with XXXX with Hancock Mortgage and asked if we should cancel the contract on a house we were looking to purchase because of some credit issues. XXXX told us no, do not cancel because he had the deal done after we paid a few things off, which we did EXACTLY what he told us to do. After we paid an auto loan off ( of more than XXXX $ ) he told us he had submitted our file to the VA and we had to wait on the clear to close from them. Two weeks went by, and I was asking on a daily basis if he had heard anything from the VA and he kept telling me no nothing yet. The final extension was about to expire on the contract and then out of the blue XXXX informed us and our agent, XXXX XXXX, that the file " never left the processor 's desk '' - meaning, it was stuck under some paperwork and was never submitted to the VA for approval. Because of this, he lied every single day that I or my agent asked him about the file. Each and every day he continued " he was watching the VA portal and it was still pending ''. How could it have been pending if it was never submitted? Because the seller 's agent refused to do another extension they wanted the contract canceled. My agent sent paperwork asking to release our earnest money but the seller 's refused because of the time it was off the market. Mind you, this was n't our fault. We did everything the loan officer told us to do and we were told we were waiting on the VA for the final approval to go to the closing table. So, we ended up negotiating {$350.00} split between us and the sellers. But, it is n't fair that we lost our money at all because I had asked XXXX multiple times should we just cancel within the time frame so that we would n't lose that money, we were n't in a position to lose {$700.00}! He kept promising me everything was ok ( including the real estate agent ). And, I feel that since they were the sole reason we lost the {$350.00} that they should reimburse us this amount. The mortgage company did reimburse us the appraisal fee but refused to reimburse any other fees " because that 's real estate for you ''. Yet, if they had n't lied and were n't deceitful towards us we would n't have been out any money what so ever. XXXX XXXX tried making me feel bad they he had to pay for a " rapid rescore ''. I did n't ask for the rapid rescore. My husband and I were given a very specific list of things to tackle for XXXX to approve the loan. We did EVERY SINGLE ITEM ON THIS LIST and was still lied to throughout the entire process. I want my {$350.00} that my husband and I are out.

We are the sellers of this residential property : XXXX XXXX XXXX, XXXX XXXX, OH XXXX. The buyers, XXXX and XXXX XXXX, scheduled a private showing of the property within the first 72 hours it was on the market. They immediately made an offer on the property through their agent, XXXX XXXX with XXXX XXXX. Our realtors, XXXX and XXXX XXXX, presented their offer, including a pre-approval letter from XXXX XXXX ( XXXX XXXX ) with XXXX XXXX XXXX. Neither Ms. XXXX, nor Mr. XXXX, indicated that their pre-approval for an FHA loan was contingent upon the sale and closing of the XXXX ' current property. We asked our realtors if this was a contingent offer and they assured us it was not, as the information was not included in the pre-approval letter from Ms. XXXX. We accepted their offer on XX/XX/2019 ( the pre-approval letter was also dated XX/XX/2019 ). Our property was off the market for 6 weeks as we awaited closing on XX/XX/2019 ( title to be filed XX/XX/2019 ). The property did not close as the XXXX ' property failed to close and they could not have 2 concurrent FHA loans. The buyers requested an extension of the contract and we countered with a request for our expenses on that property to be paid and earnest money to be relinquished to us on the extension date of XX/XX/2019. The buyers refused. We declined to extend the contract which would extend our risk of not closing on the property for another 4 weeks. Our realtors contacted Ms. XXXX on or about XX/XX/XXXX to find out what happened with their pre-approval. At that time, Ms. XXXX admitted that the XXXX ' loan was in fact contingent on the closing of their current property, but, she said, they anticipated the property would close ; however, that transaction never occurred and Ms. XXXX 's assumption and lack of transparency cost us valuable time to market our home to more qualified buyers. A second correspondence from Ms. XXXX, via email to our realtors on XX/XX/2019, was a rambling dismissal of her culpability, denying she falsified their pre-approval letter. We were deceived, tricked, and defrauded of the opportunity to make a fully-informed decision on the sale of our property by MsXXXX XXXX. This unethical practice cost us 6 weeks of marketing our property for sale to a qualified buyer.

We have purchased our second home mortgage through XXXX XXXX XXXX. This was complete XX/XX/XXXX. The loan was sold to XXXX within the month after we settled. Now we received a text from Hancock Mortgage partners llc former representative for the company XXXX XXXX ( who has left that company ) to notify us that XXXX XXXX the mortgage processor sent us emails that they need more information ( that they missed ) about our Primary home mortgage insurance coverage to calculate the debt to income ratio. We received the text Wednesday XX/XX/XXXX. We were not able to get complete clarification on why they needed more information and the email reads they will call up the note if they do not get this information by Friday. I sent an email Thursday evening hoping to fix the issue with further information on how this will affect the current loan in place. Her response email is she is now out of the office till MondayXX/XX/XXXX. I tried to call XXXX XXXX but no response to my voicemail either. We have paid on time. We have asked prior to settlement if anymore information was needed but it appears due diligence on the companys part was not done as they now need to calculate the debt to income ratio again. I feel this is unfair to the consumer as we did our part already and now it is six months later. We do not even understand why XXXX is not contacting us but Hancock Mortgage who already sold the loan.
