More than a month ago, I submitted a complaint to your office against Guidance Residential. I was driven by my believe that the information they provided me regarding their rejection of my refinancing request was vague and contained discrepancies. However, it never passed my mind that submitting that complaint would lead to Guidance Residential deciding not to answer my emails or fulfill my request to replace my accountant. In other words, to start a boycotting campaign against my legitimate requests and communications. XXXX XXXX XXXX, my accountant, asked me in a phone conversation to pay off a particular credit card in order to qualify for the refinancing, so I obliged. Since then, I have paid almost XXXX to reduce my debt, and my credit score is XXXX right now, but there is no one to handle my legitimate business and speak with. They left me in a total limbo during a very stressful period. XXXX XXXX didnt answer any of my messages since my first complaint except sending me one message in which he informed me that his mom had passed away, and he also made a statement in XXXX indicating that he thinks that l have been unjust towards him by submitting that complaint. I still have said message. I have sent a request to the company asking to speak with to a manager and for a new accountant, but it fell on deaf ears. After several very difficult attempts on XX/XX/XXXX, I was able to get hold of XXXX XXXX XXXX, who is a regional manger and whom I believe is behind this wall of silence that the company has presumed against me. XXXX XXXX said that they are in process of addressing my complaint, but how could that be when no one is responding to my emails and phone calls!? He promised to look into my issue personally, but has yet to reach back out to me. The following day I called him to ask him if during their preparation to answer my complaint as he mentioned they are prohibited from contacting me, but he didnt answer, so I left him a message. Its hard to believe that not even one email was answered or a phone message and not to tie the reason to my initial complaint. I had to resort to a friend of mine to seek his help by speaking to his accountant, XXXX XXXX XXXX, to mediate between the company and I and to encourage them to have a peaceful dialogue by explaining to me the process of accepting or rejecting a refinancing request and also to assign me different accountant, but even this way didnt work. Ive lived in the United States since XXXX, and in all that time I have never been humiliated and insulted by a business like Ive been with Guidance Residential. Their wall of silence and inaction built against all my complaints and legitimate requests should not be practiced by a company that claims to be based on Islamic values and compassion. If I can not come to a peaceful and substantial resolution with Guidance Residential, I will have no choice but to seek legal action. I really wish to avoid that, but I will be forced if I cant have my basic needs met.

Around XX/XX/XXXX, I thought I have finished submitting all documents needed for my refinancing request. My interest rate right now is XXXX. My loan officer informed me that the process wouldnt be as exhaustive as the initial one. When I first submitted my first request to purchase a house for the first time in my life, I was making about XXXX. XXXX XXXX and XXXX XXXX dollars net a month. They were the sum of my social security income and a state pension. I was approved, so I thought now that I am working as a XXXX XXXX making about XXXX XXXX dollars a month would make my refinancing request even easier. My credit score at the time of my request was XXXX. On XX/XX/XXXX, I received a message from Guidance residential, notifying me that my application has been conditionally approved. I started communicating with my loan officer XXXX . XXXX XXXX, whom I told that I am not pleased with the company asking for more documents. He informed me to Waite. On XX/XX/XXXX he requested some clarification regarding a specific credit card which has about XXXX in balance. I submitted what he requested. However on XX/XX/XXXX, he informed me per a phone conversation that the company determined that I have not been working for two years and my debt is too much and unless I pay the whole card off, my request wont be approved!. I tried to explain to XXXX XXXX that when I first applied for a mortgage through their company I wasnt working with this security company and they know that, so it doesnt make sense to base a denial decision on it, and also my credit score is good, I have never missed a payment to them or to any of my credit cards. But that wouldnt change their mind. Then I requested some information that shows the laws and legal procedures regarding this issue and the criteria by which a denial or approval can be determined, so that I can see where are my shortcomings. In response to my request, XXXX XXXX, emailed me some thing that say to the effect that its mandatory to work more than 12 months so its not two years as he informed me. I asked XXXX XXXX if I work until I pass the 12 months required, would I be able to apply again. He didnt answer my email nor my phone message.

XX/XX/XXXX - Won an offer to purchase a home at XXXX, TX XX/XX/XXXX - Got per-qualification letter XX/XX/XXXX - Application submitted, we had only XXXX days for financial approval and end date was XXXX XXXX XX/XX/XXXX - Initial Disclosure signed XX/XX/XXXX - Required documentation uploaded, at this point Guidance Residential verified that my co-signed property which was in forbearance is exited with XXXX trial payments, Guidance agent XXXX only told me that if I can only show XXXX payments done on forbearance property, I will get loan XXXX XXXX sure. But he didn't told me that the documentation also need to be completed and mortgage statement have to reflect that, otherwise I would not apply loan without ensuring those documents. We showed him XXXX payments and he was okay with that, no more question asked until XXXX XXXX and its too late to save my {$10000.00} earnest money. XX/XX/XXXX - Rate locked to XXXX XXXX which was higher than others. XX/XX/XXXX - Loan was conditionally approved, we still have XXXX days left to deny the loan but Guidance Residential still didn't have any issue. XX/XX/XXXX - Home was appraised XXXX - XXXX ordered XXXX- Guidance Residential denied the loan based on the Forbearance property documentation issue. The complain is, Guidance agent ensured that I will get loan only If I can show XXXX payments on the forbearance property, but they didn't tell me I need to have updated documentation and mortgage statement as proof, if they would told me that, I would not apply loan before I receive those documents. Now they denied me as I don't have those documents yet, and they did it when my financial approval period is over, and now I have to lose {$10000.00} earnest money. They deceived me. There should be a law to enforce Mortgage Lenders to deny loan within the financial approval time so that we don't lose earnest money. This happened XXXX times, please help.

I am long time customer of guidance residential which provide XXXX loan in XX/XX/XXXX I didnt have the hazard insurence of my building they send me the letter about the inside condo insurence I bought from XXXX .but not for the building insurence we have four unit condo building I took the condo inside insurence and send them the copy .after one year in XXXX they asked for building insurence I took the insurence from XXXX XXXX and send them but now they are saying give us theXX/XX/XXXX year building insurence Money which is already passed. I was late getting the insurence of 2017 and they bought the insurence for me and send me the copy which was reversed when I bought my own insurence but they didnt send me any letter or reminder to get the insurence ofXX/XX/XXXX they didnt buy any insurence of XX/XX/XXXX they didnt send me the copy of the insurence which they send in XX/XX/XXXX but they are asking Money for that I tried to solve the problem but they are not willing to listen please help its around XXXX dollars and other owner are not willing to pay thanks

I reviewed and signed a final finance approval document on XXXX/XXXX/16. This is for a 30 year home loan with a 15 % down payment. The document includes the interest rate ( 4.625 % ) and points charge ( {$110.00} ). I was contacted by phone after they received the signed document and told that the points charge would be over {$2500.00}. I disputed this and was told that they 'd look into it. The next day I was told that the points charge I signed off on was incorrect. I was given an option to pay over {$1600.00} for points if I want to put 15 % down. My other option is to put down 20 % and pay {$590.00} as a points charge. They are willing to deduct {$590.00} if I choose either option. I was given an incorrect estimate from the beginning. These numbers are mainly what I used to decide to move forward with the deal. I understand that some closing costs can change before signing off, but I already signed a final approval document. I feel that I should pay based on the signed documentation.

I requested for a loan to buy a house and sign up financial applications at XXXX XXXX to finance a conventional loan with 20 % down-payment funds. I paid all necessary fees, provide all financial confidential documentation and submitted to the Guidance Residential LLC as my Mortgage Company. At XXXX XXXX I received Uniform Residential Financing Application ( Form XXXX ) from Guidance Residential, filled it out, signed and sent it back. All XX/XX/XXXX, XX/XX/XXXX and beginning of XX/XX/XXXX I am getting promises to sent me a commitment for close this real estate transaction.My mortgage broker is lying to me, my Real Estate agent and Law office who is representing me in this transaction every time when somebody calling him. He promised to speak with Vice President of the company, he got commitment already and just in few minutes sent it to us and etc.Now, I have to close this transaction with all cash, because time is the essence and buyers side wants to breach a contract.

My current mortgage company name is Guidance Residential. They are charging additional {$18.00} every month in the name of LLC FEE. I had no idea about this fee/charge until closing documents were being signed. When I questioned this to company 's lawyer he said nothing he can do about this. At that point it was too late for me to back out from refinancing. I have been with few different mortgage companies and never paid any such fee. I got know that a lot of people who are complaining about this and that's how I found out about this forum. We want this illegal charge to stop and refund from past payments. Please investigate and free us from this ripp off. Thank you

Applied for refinance mortgage for my rental property and I was offered mortgage rate 3 %. All documents were submitted as requested. Application was denied and reasons on denial letter based on my credit reports are false. I got copies of all 3 credit reports and denial reasons were not found on my credit reports. After discussion with agent, I was told since my application, mortgage rates have gone up and they can not offer me rate of 3 %.

The lender is charging me interest rate of 6.5 % PLUS 'ACQUISITION ' fee of $ XXXX/month and XXXX FEE ' of $ XXXX/month making aggregate overall interest rate over 12 % on my primary residence. I feel this is 'predatory ' lending especially since i am on XXXX and XXXX years old. I have requested the lender several times to give me a consideration to reduce the interest rate since national interest rates have fallen all time low.
