Summary : I several times applied for the PMI cancellation, strictly following the procedure described in the closing documents, however, the Gold Star Mortgage Financial Group, XXXX XXXX MI, did not even respond my letters. 1. I closed purchasing the house on XXXX XXXX XXXX. The property price was {$120000.00}. The conventional mortgage for {$110000.00} ( which is 95 % CLTV ) had been provided by the Gold Star Mortgage Financial Group, Inc. 2. Upon received the closing disclosure on XXXX XXXX XXXX I found that the PMI monthly payments had been suddenly and significantly elevated compared with the figures disclosed before. My objections were ignored. 3. To avoid paying this elevated PMI, I chose to prepay {$18000.00}, to reduce the principal lien to {$100000.00} and accordingly the CLTV to 80 %. To achieve this, on XXXX XXXX I sent a letter to the Lender with a check for {$8800.00} and informed them that on XXXX XXXX XXXX I would send them another check for {$9900.00} and requested to cancel mortgage insurance. The Mortgage Insurance disclosure signed at closing explicitly claimed my right to demand the PMI cancellation once the principal debt ( $ XXXX $ XXXX $ XXXX {$100000.00} ) reduces to 80 % of the original purchase price ( $ XXXX*80 % = {$100000.00} ), which occurred prior to XXXX XXXX XXXX. 4. The Lender did not address my request, they even did not clear checks for a while. On XXXX XXXX I sent another letter, reminding about my right to partially prepay the principal with no penalty. After this the checks were cleared, however, there was no motion with the PMI cancellation. Upon my visit to the Lender 's office, on XXXX XXXX I sent a third letter to the Lender, to emphasize that their position and a wish not to do anything with the PMI directly contradicts to the closing documents. However, still there is no motion about the the PMI cancellation. I am attaching only my letters to the Gold Star Mortgage Financial Group. The closing documents look standard, however, can be sent upon request.

My name is XXXX XXXX. I was tricked into signing an ARM/ Adjustable rate mortgage by : XXXX XXXX LOAN OFFICER Phone : XXXX Email : XXXX XXXX : XXXX LOAN ORIGINATOR COMPANY IDENTIFIER : XXXX State Licenses : MI LENDER CASE NUMBER : XXXX We had discussed that my " 80/20 '' mortgage was in fact, 100 % fixed rate and that unfortunately was not the case. My payment has we About an hour before the closing time she called and said that she can not make it but the paperwork was there and all correct. This I realize now was all part of her plan.
My XXXX loan payment has went from the original : {$1000.00} ALL THE WAY UP TO : {$2600.00} When the first monthly bill increased I contacted XXXX about it and she said : " XXXX, that can not be correct, the mortgage company can not just raise your payment... .. '' I emailed copies of the bills to her company email, sent screenshots of them to her cellphone ( as requested ) and to her and cc'ing her boss.
They never responded ( shocker ) .... I followed up with them several times and as the payment increased to north of {$1800.00} I started calling them frantic again trying to get a resolution for their mistakes/lies/fraud but they never even contacted me back with a resolution ....
XXXX had assured me that the rate was FIXED at 3.990 %.
If we can not resolve this situation then we are likely going to loose our home as that is an extreme increase in the monthly budget.
I am not certain which other details and or documents would be helpful but I would really appreciate a response of some kind regarding this matter so that I know how to proceed.
Thank you in advance for your time, help and consideration regarding this truly unfortunate situation as I have a XXXXXXXX XXXX XXXX XXXX and a pregnant wife who is extremely stressed ( as am I ) about this situation and we are scared for out wellbeing.
Respectfully, XXXX XXXX ( XXXX ) XXXX XXXX XXXX XXXX XXXX XXXX, MI XXXX

During the closing on my home. Gold Star Mortgage was hacked by an outside source. As a result, I was sent wiring information from one of Gold Star 's employees. Please note Gold Star will respond saying they were not breached and I was. However, prior to the fraudulent email, I had NEVER has email, text or phone conversations with XXXX XXXX XXXX the loan processor ). Gold Star then informed me that in fact she was an employee there but did not send the email to me. Prior to sending the wire transfer, I contacted by phone my mortgage agent, XXXX XXXX. I sent a screenshot of the wire transfer instructions and told her the name of the person that sent the email, Ms. XXXX. She verbally instructed me to send the wire for {$7.00}, XXXX to a XXXX bank account. She was on speakerphone and the XXXX XXXX Branch Manager, XXXX heard her give me the go ahead. Once the scam was discovered Gold Star immediately became combative and accusatory. My realtor XXXX XXXX was involved, I filed a police report, bank fraud and tried to work out something with Gold Star. They told me they had no responsibility even though my mortgage broker told me to send the money. Please make sure this company can not do this to anyone else.

Gold Star Mortgage rejected my application to refinance of my home and would not return my appraisal fee, after i requested them to do so. They stated that I have a foreclosure on my credit report, to a house that I do not own. The foreclosure pertains to my mothers house not mine. Gold Star was the first to ever inform me of a foreclosure. A demand letter was sent on XX/XX/2017, to either provide to me legal documents that bind that foreclosure with my name on them or return my appraisal fee by XX/XX/2017.
Basically, Gold Star informed me that I have to prove my innocence of the foreclosure by providing a copy of my mothers Family Living Trust, which I do not have.
I informed Gold Star that they basically needed to provide proof that I am guilty of a foreclosure or return my appraisal fee.

In XXXX I applied for a Loan on a Home. Goldstar Financial corporation Group was the lender on the Mortgage Agreement for a Loan of XXXX My records show NO LOAN WAS EVER GIVEN, BY CHECK, NOR A WIRE TRANSFER TO MY BANK TO FUND THE LOAN TO PURCHASE THE PROPERTY.
This is a clear case of BREECH OF CONTRACT/FRAUD IMPOSED ON ME BY WAY OF A DECEPTIVE PREDITORY LENDING CONTRACT USING MISLEADING WORDS PURPOSELY DONE. I ASKED FOR ALL DOCUMENTS, ORIGINAL PROMISSORY NOTE, ALL ACCOUNTING LEDGERS INVOLVED IN THIS MORTGAGE, PROOF OF ACTUAL LOAN BY WAY OF ACCOUNTING LEDGERS.
PROOF THAT I OWE THEM ANY MONEY WHICH I'VE BEEN PAYING TO THIS LENDER FOR YEARS NOW. AFTER SOME READING AND STUDYING I FOUND THEY NEVER LOANED ME ANY MONEY AT ALL ON THIS PURCHASE OF THE HOME I CURRENTLY LIVE IN.

I began to purchase a house and applied for a mortgage with a lender I was satisfied with on Monday, XXXX.
On Wednesday, XXXX, I began receiving text messages from XXXX XXXX falsely claiming I applied to them for a mortgage, and whether I would like to continue the process.
I had no preexisting business with XXXX, I had never applied to XXXX lending. The agents lies confused me and almost caused me to believe XXXX was the company affiliated with my lender.
I informed the agent, XXXX, that I did not want to do business with XXXX and would not want to.
Days later the predatory agent continues to send messages to my phone, disregarding both my initial request to leave me alone and subsequent requests.

lender states that due to covid 19 they need verbal verification of work per their policy. At the time I could not get that from the company I work for with strict policies. I got a written verification for lender but I work from home and they also wanted written verification of working from home status. This is something I could not obtain. After escalating internally with my company I received approval for verbal verification from direct manager. Lender will not take a verbal verification now. Refuses to. Currently 3 days till closing and threatening to not close my loan.

Several errors were made at closing, I was mislead to believe my payment would be XXXX.
The errors made in their favor created an illusion of the correct payment. When in fact the payment is XXXX higher than what I agreed on.
The escrow amount was entered in wrong causing a XXXX shortage. Which they stated they would pay on XX/XX/2021 by sending me a check.
After three attempts to get the tracking number for the check they are ignoring me.
I can not upload the emails. Once I have an account I will be happy to upload all correspondence.
