This is my first complain ever, please be patient with me. I was referred to Get-A-Rate by a friend who had just purchased a house. I am finally in a place where I can write this complaint. I have a current total of XXXX pages here and much more support for their fraudulent actions. I originally had XXXX XXXX as my person, it was transferred to XXXX XXXX by XXXX XXXX. I began this process in XXXX. I was not strong enough on my own due to my student loan debt, therefore, my mother became my co-signer. Her income and assets are in the millions. When they saw her XXXX 's, the problems really began. I had a pre-approval in late XXXX and began looking for houses. I absolutely loved both homes that were lost due to lender error and was very upset to be spending XXXX and my Birthday alone, without a place to move to, surrounded by boxes. I sent an email to them We ( my co-signer & I ) have been through the ringer with the Lender. We lost {$4000.00} earnest money due to a Lender error on the first property. This, of course led to even more money spent on staying in an apartment longer as the original close date was XX/XX/30, then XXXX using the added ( and second ) XXXX unilateral. We felt so excited when we won the bid so quickly on the first home, then the second. We honestly were going to switch Lenders, but upper Mgt placed us with a different Team and it was a great change, so we thought. We were sent a CD and that is the only reason the termination was lifted and the reason we signed the price Amendment. Even after receiving the Amendment, the realtor refused to send until she confirmed multiple, multiple times that this was the last opportunity to secure the earnest money. They said all they needed was tax papers which was sent XXXX weeks prior, but also would not have been needed had they closed on the first home. So we sent the requested documents within an hour and per usual, crickets. They then informed us that these documents need to come from the IRS on the XXXX day of an XXXX unilateral, they were also requesting information and not communicating with the sellers agent in any manner whatsoever. Once again, this company still piece-mealed us and last minute. Its been a nightmare, personally and financially. We wont even discuss the lack of communication to everyone involved, which XXXX ( second sellers agent ) can attest to see attached information. We were very serious about both houses. We had already paid XXXX year of insurance which was demanded to be paid in order for the underwriter to approve us before we were even in possession on a CTC OR the house. This of course extended all the other dates which was more cost. This pushed my movers, the expense of a month to month apartment and now the loss of another EM due to their negligence and lack of communication is unreal. I know this is long and we genuinely appreciate your time. Due to XXXX 's negligence, deliberate overreach and delay, misrepresentation, lies and gaslighting, fraudulent and purposefully delaying behaviors, I want an immediate and full resolution to this situation. I know for a fact that we were approved as early as XX/XX/30 and they purposefully switched underwriters and delayed and came up with many more conditions in order to not approve us. The head of the XXXX location not only disparaged my realtor and blamed her for everything, they threaten to " shut everything down and launch an internal investigation because my realtor went above their head and reported them '' ( among other legitimate things ) .The higher ups, once aware did nothing to move this situation forward or help in any way. I have not heard from anyone since they disappeared from the earth on XX/XX/XXXX when they failed to provide any reason in writing or via mail that they had not approved us, they had closed the account, etc. I got right before XXXX that my " appraisal was complete '' XXXX full month after they ruined a second house for me and my son.

Everyone I spoke to says I got a very bad deal and was taken advantage of when I brought my first home. As a first time home buyer I didnt know anything about the home buying process. My lender gave me an FHA loan for 7.625 % and apparently according to Eveyone I was taken advantage of and given a bad deal bc I am XXXX XXXX American. I feel I was given a predatory loan bc of my XXXX

i was contacted by someone who came to my house. He promised to would get XXXX of equity of the house at closing if i paid him. i closed and got no money, i am now in a mortgage i cant afford - they lied about my income. i cant make payments and need to fix the apartments for tenants. lacking the money.
