The lease says the tenant arranges move in and move out inspection. My husband and I signed a lease from out of state for monthly rent for one year with them XXXX XXXX on an Idaho rental home. Paid the whole year, paid all bills. We moved out XXXX XXXX within the 45 day notice of non-lease renewal required from lease. Nobody from the property management came to move-out inspect. When we moved onto the premises in XXXX Idaho XXXX XXXX, we had a 'non-refundable ' XXXX $ deposit, found the keys in the exterior outlet plug box, nobody from XXXX XXXX was there, but they had a sheet of paper with their initials and their hand written move in inspection they did by themselves because they were " too busy ''. A couple days later on XXXX/XXXX/XXXX, we called asking how to get the move in inspection. The woman on the phone said for us to write our own, and email it and mail it to them. I said to the lady on the phone, " Are you sure, it is a lot of damage. '' She said, " Yes, all the houses do it like that. '' So I proceeded to take many many pictures and documented everything and have all the files for you to see and sent them these documents via email twice ( the same email they only communicated to us with many times the whole year ) and we sent originals to their business via regular mail. The maintenance man that XXXX XXXX use told me the day we moved in that they only had 1 day to fix the house before move in and it was a big mess and apologized. ( We had just moved in from Tennessee ) The prior tenants owed them a lot of money and had VERY bad credit, I know this because the ex-tenants left papers on the premises. I can also tell because they disappeared and had mail coming in from their creditors. We on the other hand have good credit, as XXXX knew on movein when they checked it. We have many eye witnesses to the POOR state of the house upon our move in. It included a giant leak, pet hair and XXXX and human hair throughout, missing door, broken garage & washer, missing dryer tube, etc ... After move out, they never sent us a bill of damages and repair, etc. The debt collectors called XXXX XXXX, XXXX and we were in shock. They threatened to take out of husbands wages and put on credit reports. Now they have my SS number and put it on my transunion credit report. They had made up a fictitious bill of all the repairs they NEVER fixed the whole year and are trying to have us pay them. It is almost {$3000.00} they want of frivolous things like " XXXX labor hours to clean, plus carpet cleaning XXXX ... 25 hours to repair things like light bulbs, tightening screws '' A phony bill if I ever saw one, and MADE by the same Property managers. I have NEVER spoken with XXXX and have NEVER confirmed to the debt collectors the validity of this debt because WE DID N'T DO THE DAMAGE. The damage was there before our movein and on their own Move in inspection. The prop managers did n't tell the actual home owner the truth. After hearing from the debt collectors, I contacted the actual home owner and told him everything that happened and he apologized to me and was ashamed at the prop. managers and changed companies most likely. Now we live in Arkansas and the debt collectors try to call still. We have suffered greatly with XXXX. like the whole month of XXXX XXXX, there was a terrible flood deemed a disaster in the second floor of the property, we could not use the whole half of the house that whole month and received no compensation for that renovation that took place and lack of living space from office, bathroom, garage, and children 's bedrooms. Again the company NEVER set foot on the property with us there the whole year and never fixed anything we mentioned on the move in inspection we made, except the grass cutting. Now they put our names on their own crafted bill w/ their own " cleaners '' & the same maintenanceman from movein.

Name : XXXX XXXX Amount : {$1200.00} Name : Genesis Credit Management : Amount : {$2900.00} Original Creditor : XXXX XXXX For the month of XXXX ( XX/XX/XXXX), a total of {$1000.00} was paid to XXXX XXXX. This amount included all payment that was due for rent and utilities, and it was paid on time. My husband and I then paid rent/utilities for XXXX ( XX/XX/XXXX ) on time as we gathered and submitted our proof of payment for the month of XX/XX/XXXX. XX/XX/XXXX was the end of our lease at XXXX XXXX and we have a signed copy of our " Notice to Vacate ''. After leaving XXXX XXXX we were sent a " Security Deposit Transmittal '', which stated the " unpaid rent '' and fees we were responsible for being a total of {$2600.00}. This amount included {$50.00} for keys ( which I had returned through the drop box in an envelope with our name and apartment number as requested ), {$180.00} for cleaning fees ( which our apartment was left cleaner than it was when we moved in ), and {$2400.00} for unpaid rent ( I am assuming that the amount must include fees as well ). Also, it states that we did not have a security deposit, however I have proof that we " purchased '' Security Bond Coverage of {$1200.00} through XXXX for {$210.00} before we signed our lease. Since receiving the notice from XXXX XXXX in XX/XX/XXXX ( XX/XX/XXXX ), I attempted to contact management multiple times by phone and email. I ordered copies of the money orders from XXXX XXXX and submitted those copies as requested. Without ever being notified that my charges were being sent to collections, I began receiving statements from Genesis Credit Management and XXXX XXXX. I have already made attempts to have these collection items removed from my credit report, but I have not been 100 % successful. Although XXXX XXXX no longer shows on my credit reports, it does still show on my husbands. I was able to have Genesis Credit Management removed from my XXXX report, however it is still on my other reports and on my husband 's credit reports. It has now been almost 2 years that I have been disputing this debt with XXXX XXXX and the credit reporting agencies. My husband and I have not been able to rent through other communities due to our " bad rental history '', and it has been a burden for my growing family, especially since my husband 's job loss and our inability to move into cheaper housing. Nothing has been done to correct this situation, and we are being punished due to the mistakes made by others. I am currently seeking legal assistance with the matter if it is not resolved otherwise.

In both XX/XX/XXXX and XX/XX/XXXX my husband and I bought new vehicles. Both times at financing we were informed that my husband had better credit than me, so we did the financing in his name only. In XX/XX/XXXX, out of concern for what was on my reports I pulled my credit and found that XXXX XXXX XXXX reported that I had a debt of {$650.00} that I owed from XX/XX/XXXX and that I paid this debt in a settlement for less than the actual amount of what was owed to them and it shows as an adverse account on mine and y husbands XXXX credit reports. XXXX XXXX XXXX was a collection agency that I worked for doing collections in my home. When I no longer was working for them in XX/XX/XXXX they sued me and my husband for {$650.00} for the used computer and monitor. My husband NEVER worked for them at any time. My husband and I appeared in court XX/XX/XXXX XXXX Civil and Small Claims, the case was dismissed with prejudice. Their attorney, XXXX XXXX, took possession of the computer in the courtroom in front of the judge and court clerk. On XX/XX/XXXX XXXX XXXX XXXX XXXX reported a debt onto my credit report and my husbands XXXX credit report 13 days AFTER their attorney was in possession of the computer and monitor and after the courts dismissal with prejudice. They created a debt by using my date of hire, fake DOBs, my husbands name is misspelled, in order to generate this debt. I have worked since XX/XX/XXXX trying to get this off of our credit. We've consulted an attorney, filed complaints with the XXXX and the Attorney General, and disputed the debt with XXXX. The WA state Dept of Licensing said that XXXX XXXX XXXX dissolved at the end of XXXX and that XXXX XXXX assumed assets and liabilities. This is fraud and many laws were broken by the very collection agency that I worked for as a way to retaliate against me for quitting. XXXX XXXX XXXX is now DBA Genesis Credit Management , LLC, located in XXXX WA and they have learned a really good shell game of dissolve and assume a new name. But if a collection agency can do this to a former employee can you imagine what they can do to a debtor or a consumer that has no idea what to do or where to turn to protect their rights?

I set up a payment arrangement with Genesis Credit Management the beginning of XX/XX/XXXX. The account rep in charge at the time ( XXXX XXXX ) offered me a deal that stated I would make weekly payments to the account until I paid off half of the full balance and, at the time it would be considered paid and closed and would be deleted from my credit. I have continually made weekly payments from $ XXXX {$250.00}. The rare occasions I had to change the amount or could not pay I called in advance and made the arrangement, and each time I verified it would not void my offer and was told it would not. A payment has never bounced. My account rep has changed numerous times due to ternover at the company but, I have Verified numerous times with each rep that the original offer still Stands, and have always been told yes. That once I paid half ( around {$4500.00} ) it would be closed and deleted. I have asked if I needed something in writing and was told no because, everything is recorded and there are full notes on the account. Less than a month ago when they called to renew my payment arrangement the woman I spoke to ( I believe XXXX XXXX said she was assigned to my account, and that by XXXX I would owe less than {$800.00} which, I agreed to pay with my taxes and the account would be closed and deleted from my credit. This past week I called to adjust my payment arrangement due to a layoff, and XXXX told me that come XXXX I would pay {$4500.00} to close it. I informed her that wasnt what was agreed upon and she directed me to a supervisor. I spoke to him ( XXXX XXXX ) about the Issue and he said the original guy that offered me the deal shouldnt have. I said that wasnt my problem and that Ive alwahs verified the terms with each new rep. He said he could take 55 % of the remaining balance which is {$1900.00} and that because it wasnt in writing he would not honor it. I told him I have worked XXXX XXXX XXXX XXXX XXXXt and that, what is stated on recording needs to be withheld. He informed me that he would not check the recording and that he would note on the account I want taking advantage of the settlement offer.

A debt collector that solely has business with my husband on an issue from before he and I met tried to contact me through my employer by phone yesterday as a fear tactic and spoke with another member of my company and told them that I needed to call her back before XXXX and the let me know she works at " Genesis Credit Management. '' I have XXXX business to do with this, I have never spoken to her, my husband never authorized anyone other than him to talk to this company regarding his debt so I can with 100 % certainty say she phished for my information and contacted me as a 3rd party at my place of employment. This violates XXXX of the FDCPA rules alone. For more context : My husband experienced an incorrect eviction ( partial rent paid on XXXX due to XXXX out of state immediate family deaths and then rest in middle of month after 10 day had already been served ) earlier this year ( before we were married and on an apartment I have XXXX association with ). He has been contacted repeatedly in the last week by an " XXXX XXXX '' from " Genesis Credit Management '' and I have listened as an observer only to her berate and verbally abuse him ( on speakerphone ) while he tried to respectfully work with her on a payment plan. She continued repeatedly threatening to " take him to court and garnish his wages if he does n't pay his debt in full now! '' I would be happy to listen to the audio recordings she supposedly took of the conversation. Needless to say my husband tried to negotiate with her to the best of his ability but no amount that he can afford was enough. I called her and left her a voicemail letting her know I would not tolerate her contacting me, let alone at my place of work so that rumors could spread and soil my reputation without any backing. I want to file a lawsuit and sue her for the damages of dragging me into a matter that does not involve me and by getting another person at my place of work involved in business that is personal for my husband and does not affect me or the company I work at.

XXXX XXXX XXXX in WA falsely claims that I moved into an apartment in XXXX, WA with new carpeting and new flooring which is a lie. They claimed I destroyed the apartment 's interior and the carpeting and flooring in the kitchen and bathroom had to be replaced. This is also a lie. After thoroughly cleaning the unit XXXX cleaner than when I moved in ), I contacted my landlady at XXXX XXXX to get my {$1800.00} deposit back. After a few months, I started getting calls from a collection agency. I learned that my landlady had left XXXX XXXX XXXX. I never signed an initial lease agreement - and wonder if my signature was forged ... Anyways, I should get my entire deposit back just because of this. Also, I was n't informed that I would not be getting my deposit back. I provided notice of leaving the unit on XXXX XXXX, XXXX and my lease ended XXXX XXXX, XXXX. XXXX XXXX XXXX put this into collections on XXXX XXXX, XXXX! I learned that XXXX XXXX XXXX refurbished my apartment ... using my deposit money and putting the rest into collections. I then learned XXXX XXXX XXXX has done this to MANY people. I ca n't find a lawyer to help me because the total ( deposit + collections ) only comes to about {$2500.00}. Small claims court will not take my case over the phone, the Attorney General 's office does n't get involved in anything rental related. I refuse to pay for this ... and, in fact, I 'd like my deposit back. I literally heard of filing with the FTC through WA 's FBI. As mentioned, they 've pulled this scam with lots of people. There are many complaints filed with the Better Business Bureau. TenantsUnion.org is well aware of this problem in WA. I tried working this out through XXXX of XXXX mediation but, XXXX XXXX XXXX blew us all off ... twice. I 've been trying to resolve this matter for almost a year. I ca n't believe this scam is on-going and no one seems to be able to do anything about it.

On XX/XX/XXXX my collection balance of {$500.00} was paid in full. I received the confirmation number and was told any future charges would be cancelled and it would come off my credit report on the next billing cycle. It came off my report and I though I was done. On XX/XX/XXXX I was charged {$250.00} ( half of what I owed ). I spoke to XXXX the morning of the XXXX when the charge was posted to my account and he requested I email him the bank statement which I did around XXXX in the morning on the XXXX. He said he was the one who helped me in XX/XX/XXXX and that he knows the account was paid in full and that he had cancelled the payment. He then gave me the number for a woman named XXXX and said she would be taking care of it. I spoke with XXXX on Wednesday who said they would handle it. I spoke with her 3 times on Thursday and she said " they '' were still looking into it. On Friday around XXXX she said I should be getting a call for the refund, which I did not receive. On Monday morning ( today ) I called this morning and spoke with XXXX again who said that they were waiting for my balance to post on their system so they could process the refund. I requested to speak with the manager who's name was XXXX who told me the same thing and requested I reach out before XXXX if I don't hear from anyone. Around XXXX Monday afternoon I called XXXX who told me XXXX was on the phone and he would reach out before XXXX or to call soon before XXXX if I hadn't heard from him. At XXXX I contacted them again and said he was still on the phone but he would call me back as soon as he was off. I did not hear from him. I called their after hours line at XXXX Monday and they said he left already. It has been almost a week since they took the money from my account for a debt that was already paid.

I received a notice from XXXX that a new collection appeared on my Credit Report from Genesis Credit Management. This is the third time it was sold to a different collection agency because the other two had no information to properly validate the debt, so they changed the dates and the account number and sold it to another unsuspecting debt collection agency. It's been to XXXX XXXX XXXX, XXXX XXXX XXXX and now Genesis Credit Management. Genesis did not send me the proper notification before it reported on my credit report. The day I was notified that it reported on my credit, I sent Genesis a request for validation and I disputed the account with all 3 credit bureaus. Genesis " verified '' the information with all 3 credit bureaus before responding to my request for validation. I received a response to my Validation Request on XX/XX/2019. They sent a letter claiming that I owe them a debt and attached was a one page, half computer generated, half handwritten report that did not include my name, birthday, address or any identifying information. It also did not include the name, address or contact information of the " original creditor '' - leading me to believe this company is blatantly committing fraud and willfully non compliant with laws that govern their compliance. They also did not prove that they own the debt, that the debt was valid. But, in their invoice, they added {$2000.00} in collection fees/interest - which is not legal unless they can furnish the original contract that states there will be interest and collection fees. This company is practicing Illegal Debt Collection Practices, hiding under the guise of different names & DBA 's to trick consumers and prosecutors. Please refer this to the FTC and Attorney General to investigate.

I had a 1 year lease with XXXX XXXX XXXX XXXX. I had notified property management several times about mold, the extremely loud noise from up stair neighbors, and about a loud and continuous noise coming from a piece off equipment attached to the wall outside our bedroom ( owned, operated, and maintained by the landlord ). I requested several times they fix the equipment making the noise as it would go off every 5 -10 minutes. The noise was so disturbing that we were unable to sleep. I was nearly in an accident when i dosed off driving to work because the noise kept me up nearly ever night. At that point I hand delivered a letter to the property management demanding the equipment be fixed or we would be vacating the apartment under CCP 1942. After several weeks of no response and the complex 's failure to make the necessary corrections we vacated the property and were told they understood. This was on XX/XX/XXXX. We did not hear anything from the complex until XXXX/XXXX when we were then told that we terminated the lease early and owed a balance ( 17 months later ) they also are seeking interest for that time. Its my understanding there are new property mangers and i asked them to look at the emails and letter I delivered regarding move out, to which they stated they have no documentation of any communication between myself and the complex. When i asked for the debt to be validated they sent a copy of the lease and a Deposit Disposition, which indicates that notice was given, yet they somehow no longer have that document. My credit has been severally impacted as well as my wife 's and is preventing us from obtaining credit and incurring unnecessary costs.

On XX/XX/XXXX, I received a call from Genesis Credit Management, specifically an individual named XXXX XXXX. He called to tell me that I owed $ XXXX for a judgment that was already settled. When I advised him that I had an attorney who was retained & told him the first name of my attorney ( I was so stunned at his aggressive & threatening tone that I forgot the last name of my attorney ). He then began literally mocking me, saying " yeah, right. Everybody has an attorney. Just pay your bill, I know you don't have an attorney. '' I, again, stunned at his open mockery, told him that he can not talk to me like that. He again aggressively demanded that I just pay the money, that he knew I didn't really have an attorney. I tell him that, as an attorney myself, I knew my rights & that I would be filing a complaint against him. Mockingly, he says, " oh really, with who. '' I say a consumer protection bureau & he again mocks me, tells me just to pay the money I owe. The entire experience was not only humiliating, but horribly offensive. I have received no billing from Genesis Credit Management & no other indication, other than this horribly offensive, aggressive & threatening conversation with Mr. XXXX, that any amount is owed. After demanding to speak with his manager, she seemed somewhat more helpful, but I still dispute the validity of this debt. I gave her the phone number for my attorney & was FINALLY advised that since I had indicated that I was represented by an attorney, they have to consult with him.

I rented a property from XXXX XXXX that almost XXXX me due to XXXX XXXX XXXX.. I contacted the property manager XXXX XXXX and informed them that I had been diagnosed with XXXX XXXX XXXX my family pet XXXX my niece and nephew were also sick and that the XXXX XXXX XXXX cut off the heat due to the flex line leaking carbon monoxide. Immediately the manager XXXX got really mad. I told her there were no carbon monoxide detectors and that I would need a heater due to the heat being shut off because it was supplied with gas. Then they told me they would not and that they wanted me to move because I was causing them a Hassel. We almost went to court but after many documents we came to resolution and there was no debt owed. I have called them and asked them to remove the fraudulent debt and they claim they will continue to ruin my credit in retailation for the costs of fixing the flex line which had nothing to do with me. I have contacted the credit companies as well as the collector that has been trying to collect a debt I do not owe I also sent him the court document showing there was no judgement and the case was dismissed. They have not been willing to take it off my credit and I am homeless due to this false debt that they claim I owe even after I Almsot XXXX and my family pet did XXXX and my niece and nephews were sick due to there inhabitable living rental that they rented me

On XX/XX/2016 I went in to make a payment to " XXXX '' in the amount of XXXX, they accepted my check and gave me a receipt. On XX/XX/2016 I got a email stating they had my check in front of them but have not cashed it. On XX/XX/2016 my check in the amount of XXXX was cashed ( by XXXX ) and then sent me to collections on XX/XX/2016 by ( Genesis Credit management ) XXXX and I were on a payment plan for every month in the amount of XXXX due the XXXX of every month. Because I did not sign their promissory note fee but made my first payment they still sent me to collections. XXXX a Account Representative with Genesis credit management then called my cell phone multiple times and because she did not hear the answer she wanted to she then decided to call me at work, I believe three times I talked to her and every time asked her NOT to call me at work and that she had my cell phone number and two other times my coworkers told me she called while I was off. After multiple times I asked her not to call my work phone she then starts harassing me telling me " I heard about you and I 'm not scared of you '' ( Something along those lines. '' Which I am guessing she was meaning after talking with ( XXXX. ) she then called my work harrsing my HR team, telling them " They legally have to give her ALL my information, and being extremely rude. I have not heard from XXXX or her team since.

In reviewing my credit report in XX/XX/XXXX, I learned a company, Genesis Credit Management, had reported a debt in XX/XX/XXXX and never contacted me. To this date, I have received nothing. I attempted to contact them as soon as I discovered the item on my credit report. I wrote to the address on the credit report and XXXX returned the mail undeliverable. I submitted online disputes with XXXX and XXXX. No investigation responses were received from them either. I wrote to other addresses I found for Genesis CM and have never received any response. I sent letters XX/XX/XXXX and XX/XX/XXXX and XX/XX/XXXX to Genesis. The online disputes were submitted to the credit report agencies during that time and again recently. XXXX has finally corrected the error and removed from their reporting. I have filed a dispute with XXXX as well. I have spoken with an attorney who states they are in violation of FCRA and FDCPA as this effects my ability to move to suitable housing and they did not respond within 45 days with verification of this alleged debt. My right to dispute this debt has been violated. I am being denied housing now in addition to the violation of my rights. To this date, no contact has been made by Genesis to contact me.

I was sent a collection letter on XXXX XXXX from a company called Genesis Credit Management saying I owed money to a company called XXXX XXXX XXXX. I have never done business with a company by the name of XXXX XXXX XXXX and there is absolutely no way they can produce a contract or agreement with my signature that says otherwise. The letter stated that I owed over 2k in charges that I had never heard about and that I frankly, do not owe! I sent off a letter requesting validation. Needless to say, I have not received it but I monitor my credit closely and tonight I received an alert about a new collection account on my credit report from Genesis Credit Management reporting that I owe this debt. That is against the law. They are in direct violation of FDCPA Section 809 ( b ) because they reported it anyway without validating and FDCPA Section 807 ( 8 ) because they reported it and did n't report it as disputed. I have the documentation to back up my claims of validation, that it was disputed within 30 days, when it was sent and I also printed a copy of my credit report tonight and how its currently reporting in case litigation has to take place. I 'm hoping we can get this resolved swiftly and without legal recourse.

The collections account was opened XX/XX/XXXX and. Did not receive any contact from this company until I contacted them on XX/XX/XXXX. Upon my request for them to provide me with documentation proving this debt was valid, I received documents that lacked the specific documents as required under XXXX XXXX XXXX which hold that when the company collected a security deposit from me it was required to conduct an inspection and create a move in checklist to be signed by all parties and furnished to all tenants which they failed to do. Also the rental agreement is not valid under Washington state law being that the agreement has clearly been altered without the consent of all parties which was required to reflected by all parties adding their initials to show we acknowledged the information being added and agreed to it as part of the rental agreement. Genesis credit management did not properly investigate the validity of this debt. This account has already been investigated and removed my Transunion report as of XX/XX/XXXX but Genesis credit management has not reported this information as required to all CRA they reported they have reported to.

we used to live in the apartment, the contract supposed to end by XX/XX/2017, we move out on XX/XX/XXXX and we gave them the notice the same day. The managment told us that we have to pay 1 month rent because we didn't give them 20 days notice, and they refuse to do the move inspection because we didn't give them the 20 days notice. later they send us a letter stating that we owe the money XXXX . later they sent that to the collection agency and they explain that the amount is for 1 month rent and the damage that has been done to the apartment.
