I am going to disclose that this was a bit of time ago, but we recently came across this new information when trying to sell our home. XXXX - We closed on our first home. The inventory home we purchased was built in XXXX. As first time homebuyers, we lived in XXXX XXXX, XXXX and purchased a home in XXXX, XXXX. We admit we were ignorant to the home buying process and fully trusted all parties involved during this process, especially since we were residing in another state. We put {$30000.00} down on the home ( 20 % ) to qualify for a conventional loan. XXXX - We received our annual property tax form. It notated that since we did not pay the correct fees for the home in XXXX, our monthly mortgage amount was doubling. This was an inventory home that had already been established for almost a year. XXXX XXXX XXXX did not check the current posted property taxes before creating the closing documents and submitted the property taxes for an empty lot instead. Therefore upon receiving our property taxes in XXXX our mortgage almost doubled to pay for the lack of property taxes for the year prior. We were unable to afford $ XXXXmonth mortgage at this time. We immediately contacted our Realtor XXXX XXXX ( XXXX XXXX ). She immediately informed our mortgage lender contact XXXX XXXX ( Envoy Mortgage ) of the issue. XXXX immediately investegated the situation. He later explained that his office entered in the property taxes for an empty lot vs. the established/built lot by mistake. I even received an email ( which I still have ) from XXXX XXXX ( President, XXXX ) apologzing for the error. In the email he clearly states " When drawing the final papers an error did occur in our corporate office in that they used the tax amount from the previous year instead of the new estimated tax rate and dollars. Everyone is agreement that someone from the title, mortgage or real estate side should have caught this issue. I am also working with XXXX on modification of branch office procedures to identify this issue '' thus admitting it was their error. Due to this error on their behalf and us unable to afford $ XXXXmonth at the time, we were in jeopardy of losing our home AND the {$30000.00} we had initially put down on the home. This was a very upsetting and traumatic time for us. We were left with the choice of losing our home or to refinance. We clearly did not want to lose our home, nor our down payment, so we had no choice but to refinance ... .more like a " forced '' refinance in the situation that we were put in by Envoy Mortgage. Since XXXX and XXXX XXXX admitted that this was in their error, we recieved multiple phone calls and emails from their offices. XXXX XXXX and XXXX XXXX informed us that since this error was their fault which resulted in us being in this predicament, they said they would pay the refinancing and closing costs to refinance our home. Again, they were doing this since we would have never been in this situation due to their error. At first XXXX XXXX seemed so helpful in assisting us with the refinancing. Telling us what we needed, etc.. Then one email I mentioned about getting a Real Estate attorney to help assist. From there on we started to get a lot of push-back and attitude from XXXX XXXX. He was n't responding to our emails and communication in general was minimal. XXXX - XXXX sent us a Good Faith Estimate. Due to the current situation we were forced in, we had questions. I asked why we were going from a Conventional Loan to refinancing to an FHA Loan. I also asked why we were offered a 4.5 % interest rate from another company and his interest rate was 5.875 %. I have a copy of the email I sent him and his response. Please keep in mind there was a lot going on. Especially being so ignorant of the process, we were very confused throughout this whole ordeal. Here are the responses : We originally had a Conventional 30 Year Fixed loan and I see you gave us a GFE for a FHA 30 Year Fixed. I was just wondering why you chose to go FHA vs. Conventional. Either way, would you please send us a GFE for a Conventional 30 Year Fixed? ( his response ) I would greatly appreciate it. Since last year the loan guidelines for credit scores have tightened considerably. The pricing I have for a Conventional Loan is 5.875 % and would require at least 2 points paid as part of closing costs. FHA requires a minimum score of XXXX, better rates, even paying mortgage insurance. ** Here he is convincing us that we do not qualify for a conventional loan any longer due to our credit score. However, it should never have been an actual refinance, they should have fixed the original paperwork or shown that we did put down 20 %. Instead, the way they did it was treat it as if we went to any banking facility and refinanced. On the new Settlement Statment, we paid {$2200.00} in PMI and then paid more in PMI over the years. How do we not qualify for a conventional loan when we put {$30000.00} down on the home? We received a GFE from another mortgage company. We would love to stay with you and keep our business with you ( especially since you opened our original loan ), but they offered us a 4.5 % interest rate and their rate/fees are lower than the ones you are charging. Can you match the 4.5 % interest while keeping the points charged at 0? ( with no origination fee ). ( his response ) I can not match the 4.500 % with 0 points and giving you a {$500.00} lender credit. If they can deliver on that you should jump on it right away. Tell them to lock that rate and get moving on it. I would love to keep you as customers, but I want to see you with the absolute best deal. Can you send their GFE to me just to make sure we are comparing apples to apples? ** Again, we were very confused going through this ordeal. You can tell by the questions I was asking. Here he is telling us to take the other offer. Us forgetting that Envoy & XXXX had offered to pay for the refinancing fees and the closing costs. It was a win-win situation for them. If we walk away, we were now someone else 's problem, if we stay, they trick us and pay themselves again and roll all the fees they promised into the new loan. Again, win-win. We were so ignorant, they knew it, and they took full advantage of it. So, they " accidentally '' made a huge error on our paperwork, forcing us to refinance with them, charging us at a high percentage rate, and then roll all the refinancing fees and closing costs ( that they were supposed to pay for ) into the new loan, thus paying themselves AGAIN! This kind of behavior really leads me to believe this was predatory lending. This was wrong on so many levels. On the XXXX Settlement statement they charged us again on Appraisal fees. The new Settlement Statement should have been based on loan to value. After contacting Envoy Mortgage ( XXXX XXXX XXXX changed their name to Envoy Mortgage in XXXX ), they led me on for 2 months saying they were researching only to send me a letter telling me, in other words, too bad. On one statement, they said that they spoke with our Realtor XXXX XXXX and she said she could not recall the issue. It just so happens that XXXX called me the day that Envoy called her. She told me that she was suprised to hear from them and asked me what was going on. She said that she told them that she clearly remembers everything and that XXXX XXXX had told me that they were covering the closing costs and refinancing fees. She told them that she quit doing business with XXXX XXXX because what he did was not right or ethical. She told Envoy that they should fix the issue. So why would XXXX call me out of nowhere to tell me about her conversation with Envoy, yet Envoy claims that XXXX does not recall anything. Also, another portion of their statement, they said that they never admitting that it was their fault. As I have noted earlier, XXXX XXXX clearly admits that this was their error. So I 'm not sure where they are getting their facts from. They said that since we received a lower interest rate on the refinance it was in better benefit for us. They clearly want us gone, but we feel that a company like this should not be doing business. Predatory lending is not acceptable or ethical behavior. I 'm scare to think whom else they have done these " accidental '' mistakes to and how many people have actually caught them, like ourselves. They have a great scheme going on. Please help. We not only paid thousands in closing costs & refinancing fees, but we also paid even more in PMI after putting {$30000.00} down ( 20 % ) on a home. They admittedly messed up our paperwork, forced us to refinance our home, and then rolled all their fees and the other fees into the new loan. How is this ehtical behavior? I have multiple emails from XXXX XXXX and some from XXXX XXXX from back in XXXX. I also have copies of BOTH our Settlement Statements. Thank You.

My partner and I used Envoy to purchase our home in XXXX of XXXX. XXXX XXXX ( Envoy 's loan officer ) sent us a quote for less than $ XXXX the day we put an offer on our home. That was already steep for our budget, but we agreed to it. Our escrow was projected to close on Tuesday, XX/XX/XXXX, and we were going through a USDA loan. On Thursday XX/XX/XXXX, XXXX informed us we could give notice to our landlord and that everything was official. I have proof of this in text messages, as well. Unfortunately, we did give notice and surrender our housing just for her to email us on our projected closing date ( XX/XX/XXXX ) that we overqualified for the USDA loan by making too much money. We were not even informed that there was an income cap, and Envoy should have caught this much sooner than on day 30 of escrow ( not to mention after we had nowhere to live in a couple of weeks ). We were placed in an impossible situation, knowing that our mortgage payment was already a stretch and now having to consider a higher payment. She still assured us that going through the CalHFA loan that our payment would be $ XXXX and it still included all of our insurances, taxes, etc. In our location in California, they require two insurances. 1. Our wrap-around typical homeowners insurance and 2. Our California Fair PlaXXXX. XXXX at Envoy Mortgage got connected with an insurance rep early on in our escrow ( XXXX XXXX at XXXX XXXX ) to get these figures to give us accurate mortgage payment quotes. Both insurance payments are to XXXX and he is the representative for both. In essence, Envoy informed us that they act as a single insurance payment through our mortgage payments ( i.e. we will not notice the difference than we would for a typical insurance plan included in our mortgage ). Although we were already upset and stressed about this massively increased payment, my partner and I had no choice but to proceed with $ XXXX. Due to the circumstances XXXX at Envoy Mortgage put us in, we were unable to consider other options. There is a severe lack of housing available in our area of California. Our landlord was expecting us to move ASAP. Unfortunately, Envoy 's loan officer continued to mislead us and flat out lie about our payment. I have many emails and text messages, but I am just attaching a few I have handy. Note on the attachments from Envoy 's mortgage loan officer : Text 1 from XX/XX/XXXX : Once my partner and I decided to consider the CalHFA loan with nowhere to live shortly, I asked XXXX to clarify the quote with the figures XXXX at XXXX XXXX sent ( he sent the full quotes for Cal Fair Plan and the wrap-around, and XXXX and XXXX told us they are all included in mortgage and go to the same place for payment : Farmers ). XXXX at Envoy Mortgage clearly indicated that with the quotes the total mortgage payment was {$3500.00}. Text XXXX XXXX XXXX : XXXX at Envoy Mortgage lied to us again. She sent us a closing disclosure that reflected a monthly mortgage payment of {$3600.00}. This happens to be what our mortgage payment actually is today. I asked her why yet again the figure changed ( it had increased at least five times up until this point ). She lied and stated that included our HOA fee and that our mortgage payment was still {$3500.00}. Text XXXX XX/XX/XXXX : I again sent her a screenshot of the closing disclosure she wanted us to sign showing the payment at {$3600.00}. [ note : you can not see the photo for some reason in this attachment, but I can send it separately needed. It blacked out when I downloaded it as a pdf ]. Envoy 's loan officer told us again that this figure includes our HOA fee and that when the dust settles at the title company the figures will be adjusted to not show HOA. She just urged us to e-sign them anyway so they can move forward with getting everything dialed in. I explained again that our HOA fee is only about {$35.00} per month ( {$100.00} quarterly ), so that still wouldnt account for the over {$100.00} dollar increase. I also told her we need some assurance that the figure would be lower and we were hesitant to sign. Envoy 's loan officer then responded that the adjusted payment is actually XXXX with HOA included, urging us to sign anyway. Text XXXX XX/XX/XXXX, the day before we traveled a 2 hour round trip to the title company to sign : I confirm with your loan officer, again, that the total payment ( not including HOA ) is {$3500.00}. At this point, I had no faith in Envoy Mortgage or that she would tell us the truth. She confirms this is the amount, and if this is higher it is the {$35.00} HOA fee ( i.e. would be {$3500.00} ). When we were signing at the title company on XX/XX/XXXX, we were blindsighted again to see it was, after all, a total monthly payment of {$3600.00}. We took Envoy 's word for the figure being adjusted. We would never have signed at the title company aside from the fact that Envoy Mortgage assured us the figures would " adjust '' after signing. Please note, this increased payment also did not include any HOA fees. We literally had no other option at this point but to sign and hope that Envoy was telling us the truth that the figure would " adjust ''. We were a week away from surprising our two daughters with homelessness rather than buying a home. Envoy 's job was to guide us ethically and legally, knowing we were unaware of this process as first-time home buyers. Approximately two months ago, I received a call from XXXX XXXX confused why our California Fair Plan was not being paid. Long story short and after much investigation, we find out it was not even included in our escrow account and mortgage payment. I involved XXXX XXXX ( Ambers supervisor since XXXX left Envoy ), XXXX at XXXX XXXX, our title company representative, and my realtor in a chain email to discuss how this happened. ALL of them agreed we should not have been able to close, and nobody knew how XXXX missed this. Not only were we faced suddenly with a $ XXXX bill due very soon, but we found out we need to pay out-of-pocket for ALL of our fire insurance during our mortgage period. Envoy 's loan officer assured us for a month and a half ( during our escrow period ) that it was all included. As our California Fair Plan was set, it was a total of {$2600.00} per year that we were told by XXXX at Envoy Mortgage was included in our mortgage payment. That adds up to {$79000.00} over our 30 year mortgage period that is not accounted for by our already insanely high mortgage payment. This is obviously unacceptable, unethical, and illegal. We were not able to make an informed decision due to Envoy 's lies. I attempted to remedy this directly through XXXX XXXX at Envoy, but she left the company. I then tried to remedy it through her manager, XXXX XXXX, back in XX/XX/XXXX. She told me she sent this to the legal and compliance team for review. I heard NOTHING back for two months. I sent a follow-up email, and still no response. I reached out to Envoy 's customer service line to get clarification on our loan, and they told me they had no information and did not know. I emailed the CEO of Envoy Mortgage this week, and finally heard from the compliance team. I have no notice of an attempt to address the damages this company benefitted from.

I was pre-approved for a loan from Envoy Mortgage by XXXX XXXX with a substantial down payment in excess of {$30000.00} for a {$54000.00} loan. The property that I was attempting to purchase was a HUD owned property. Being a single mother with XXXX young children and only income from child support, my available funds to close were at a minimum. The power was not on during the initial offer period, and upon inspection after I attempted to have the power on, it came to our attention that I would not have the funds needed to close this loan and make the property livable at the same time, but I needed a loan denial letter or professional inspection in order to have my {$1000.00} deposit returned to me. I attempted several times to get in touch with XXXX XXXX to discuss the cash needed to close, and lack of and to explain to her that I was no longer going to be able to use the funds to close. I was never able to get in touch with her. The ratified contract was received on XXXX XXXX, XXXX. After I was unable to get in touch with her, I got my realtor, XXXX XXXX of XXXX XXXX Action Realty involved to contact her starting on XXXX XXXX, XXXX. XXXX XXXX was able to make contact with XXXX XXXX on my behalf via email, but instead of XXXX XXXX contacting XXXX XXXX or myself for discuss the situation, she stated to the title company that we were simply withdrawing the loan, which was not the case, but she had no desire to speak with us. On XXXX XXXX, XXXX, XXXX XXXX once again reached to to XXXX XXXX for me requesting the loan denial letter, and her response was " Did you not do it during the inspection period? '' XXXX XXXX advised her that the inspection was in fact completed during the inspection period, but we needed a loan denial letter. Once again, because of the inspection, we would not have the cash to close and make the home livable. XXXX XXXX then sent over a loan denial letter, but it did not have the lender 's contact information on it or the signature, so XXXX XXXX responded to her by stating that the letter would not be acceptable to XXXX XXXX, and a proper loan denial letter was needed. The letter sent lacked the lender contact information, lender ID #, and signature. XXXX XXXX 's response to XXXX XXXX 's XXXX was " XXXX ''. He explained to her once again that a proper denial letter was needed. She stated " Ok ', but she never got a letter to either of us. This was actually the second letter that was sent by XXXX XXXX, and at this time, it seemed that she began to get an attitude about the letter. On XXXX XXXX, XXXX, XXXX XXXX once again contacted XXXX XXXX requesting the loan denial letter on my behalf since XXXX XXXX XXXX XXXX to release my deposit. Once again, XXXX XXXX was told exactly what was needed on the letter, and her response was that we needed to wait until she met with XXXX XXXX who is her branch manger to get him to sign the letter. By XXXX XXXX, XXXX, XXXX XXXX reached out to XXXX XXXX Envoy Mortgage Branch Manager of the XXXX XXXX, LA offer to discuss XXXX 's actions and attempt to get a proper loan denial letter from her, and she forwarded the email to XXXX XXXX again with no letter from anyone as XXXX XXXX works out of both XXXX XXXX and XXXX Louisiana Envoy Mortgage offices. By this time, approximately a month had gone by, and I was unable to get in touch with XXXX XXXX to explain the situation. She would not return phone calls, text messages, or email. At this point, XXXX XXXX stated that it had been going on for no less than XXXX weeks and they needed to get the property back on the market so my deposit of {$1000.00} was forfeited due to lack of loan denial. At this point, it is approximately, XXXX XXXX XXXX XXXX then created a group email with XXXX XXXX of the XXXX branch and XXXX XXXX of the XXXX XXXX branch and finally got a response from me. He sent a copy of the loan denial letter that XXXX XXXX supplied to us, and XXXX XXXX acknowledged that the loan denial letter was not the proper letter that was needed and XXXX would be sent. He also created a group email that included XXXX XXXX, XXXX XXXX, XXXX XXXX, and himself in which XXXX XXXX says that she had an approval for the loan in the system, and that she did her fiduciary duties for me, and " It is not her job to write denial letters ''. She states that she escalated the issue to upper management to avoid confusion, but she had previously sent XXXX separate loan denial letters. The problem was the format of the letter. If XXXX XXXX would have taken the time to listen to the situation at hand and get the proper letter to me in a timely manner, she had no problem getting me the wrong letter, she would have known that I was financially no longer able to come up with the cash needed to make this deal happen. Instead, communication between everyone stopped, and her lack of communication cause me to lose my deposit. I still have no received my loan denial letter. XXXX XXXX gave us his cell phone number but has n't responded to my attempts to contact him either. I feel that I was unfairly treated by XXXX XXXX because my loan was too small, too hard, and she felt she had more important files to deal with than do her fiduciary duties to me which I feel are those of what is in my best interest as her client. I feel as if once she realized she would no longer make a check off of me, I was n't important enough for her to respond to which caused me to lose my deposit. To make it even harder, I feel that she has no remorse for her actions.

Envoy Mortgage had delays in processing our mortgage which caused a delay in closing resulting in additional moving expenses and severe inconvenience. Envoy mortgage had our loan since XXXX of 2014. When we stressed to XXXX XXXX on NUMEROUS occasions ( verbal, email and text ) that we wanted this closing to go smoothly. XXXX XXXX assured us that everything would be on schedule. We would check in with him often to make sure things were on track and he always assured us all was good. We were scheduled to close on our house XXXX XXXX at XXXX. On XXXX XXXX which was a Saturday we received an email that said that Envoy had just submitted our loan to the underwriting process. Now considering this is my XXXX house that I have purchased I know that an underwriting department needs more that 3 business days ( monday the XXXX-Wednesday the XXXX ) to give final approval and get docs prepared for an attorney to close. My wife and I were immediately concerned when we received this email. My wife XXXX started contacting XXXX and he said they are cutting it close but he said it should all work out on time. By Wednesday the XXXX we were still under the impression that we would close on time at XXXX on the XXXX. XXXX XXXX was asking us for all types of documents to be provided during these last few days. All of which could have been provided at any point during the 7 months that they had our loan. We have XXXX XXXX children ages XXXX, XXXX XXXX, and a XXXX month old baby. We had babysitters lined up for our children for the original closing date on the XXXX and the planned moving times on the XXXX. Since nothing took place at the planned times, our children were with us for the closing and the entire moving process. Every appointment that we had lined up to deliver refrigerator, install blinds, internet, satellite tv, garage door opener, alarm system, etc had to all be rescheduled for later times. Again I want to stress that Envoy had our loan since XXXX of 2014 and had ample time to make sure this happened smoothly as promised. Someone clearly made mistakes and we were left to deal with the stress and expense. Our moving company is called XXXX out of XXXX NC. They had about XXXX of our belongings in their storage warehouse since XXXX XXXX when we moved into an apartment to wait for our house to be built. In early XXXX we locked in the dates that we wanted them to pull our belongings out of their storage and load it onto their trucks for our move. The dates we chose were for them to load our belongings into their truck on the XXXX of XXXX and then on Friday morning the XXXX they would arrive at our apartment at XXXX to load those belongings and then we would drive to the new house ( only XXXX minutes away ) and they would begin to move us in. So on the XXXX our moving company had already filled their truck with our belongings from their storage. When the XXXX came to an end I realized that we had to make this closing happen on the XXXX since our stuff was sitting on their truck so I contacted XXXX XXXX with XXXX. He made a few phone calls that I 'm sure that helped to get us closed on the XXXX. Around XXXX Friday the XXXX we finally got the clear to close so at that point I told XXXX at XXXX that her men and the trucks could finally be on the way to the apartment. XXXX XXXX told us we could close at XXXX. After hours of waiting at the attorneys office we finally closed at XXXX. The movers were on the clock from XXXX since that day was booked as OUR moving day. They bill at {$190.00} an hour for XXXX men. From XXXX they sat at the warehouse waiting for us to give them the go ahead and then from XXXX when they finished loading the apartment until approx XXXX when I arrived at new house they were waiting on us. We had no notice ahead of time that could have prevented us from getting billed

I pulled my credit report for credit monitoring in XXXX of 2016. I happen to notice an inquiry on my credit report that I did not recognize. Therefore, I sent a certified return receipt letter, which I have attached a copy of for your viewing to XXXX at the address they had listed with the XXXX credit bureaus : XXXX and XXXX. However, they never provided any information baring my signature that I am the one that authorized this hard pull on my credit. Therefore, I recently called them on Monday, XXXX XXXX, 2016 and spoke directly to a representative XXXX at XXXX who transferred me to a Supervisor, named XXXX at phone number XXXX. I explained to the representative that I sent them a certified letter and that I have not heard back from them, nor have they removed the credit inquiry off of my credit report. I informed XXXX that I was requesting for proof of a document baring my signature that I authorized XXXX to pull my credit, however, at the time of speaking to XXXX, I found out some astonishing news that was very disturbing to me, and which violated FCRA laws : 1. ) XXXX informed me that XXXX did not pull my credit report, however, she said it was a third party, who 's name she mentioned to me as Envoy Mortgage. I was provided with their phone number of XXXX. I was informed by XXXX that Envoy Mortgage is their client, and that they ( XXXX ) offer this service to her clients. I informed XXXX that I NEVER AUTHORIZED XXXX to sell my information, nor did I authorize Envoy Mortgage to run my credit! I informed her that XXXX and Envoy Mortgage was in violation of the FCRA, and they have violated my rights. I informed her that I wanted this inquiry entry removed off of my credit file immediately with all credit bureaus. However, she informed me that they ( XXXX ) was not allowed to remove the credit entry from the credit bureaus. I explained to her that I was not understanding her position, because it was XXXX ' name that was attached to the inquiry under my social security number, and I did not see Envoy Mortgage anywhere on my credit report. I asked XXXX to provide me the document once again baring my signature authorizing either company to pull my credit, and she said she would need to contact Envoy Mortgage for the authorization that she did not have it on file, because she claimed that they are not required to have it on file, because they did not pull my credit report, it was Envoy Mortgage. Therefore, I explained to her once again that she, XXXX and Envoy Mortgage are both in violation once again of the FCRA, and that both companies have violated my rights as a consumer, because their name is showing up on my credit report as a hard pull entry that I did not authorize. I notified XXXX, that I sent her company a certified letter on XXXX XXXX, 2016, which they did not respond to, and she apparently failed to notify her client at this point that I was in dispute of the inquiry entry on my credit file. I have certified return receipts that I have been in dispute of regarding this inquiry since XXXX, and have allowed both companies to send me verifiable proof baring my signature that I authorized these entries. However, both companies have violated the FCRA several times, by selling/purchasing my credit information without my authorization and neither company notified any of the credit bureaus that I was disputing their entry, nor have they provided valid proof baring my signature, which is in violation of the FCRA three times. I have allowed ample time ( 50 days plus ) since XXXX XXXX, 2016 for both companies to provide me valid documentation and they have failed to do so!!! They have violated my consumer rights!!!!! I have yet to be able to contact Envoy Mortgage as of this day, XXXX/XXXX/16.

We went under contract ( XX/XX/XXXX ) for a house and 10 days later there was a appraisal done on the house. The published appraisal ( XX/XX/XXXX ) came back at the price we offered for the house. Over 3 weeks later ( a couple days before closing XX/XX/XXXX ) I get a email from the mortgage company ( Envoy Mortgage ) stating they did not agree with the appraisal and had a ( emailed on XX/XX/XXXX ) desk review appraisal done. This appraisal came in at XXXX dollars less than the original. And they stated we needed to come up with the XXXX dollars before closing. We were already putting just less than 100,000 down on the house and XXXX more was not possible. Also that day the lady who sent the email stated in the email she was out for the whole day and not available and to talk to her boss ( email/number provided ). She stated he understood the problem. So I called him and explained our house ( we were living in ) was being sold the same day as the closing on the new house. And by this email we were homeless come monday. He thought we had a couple weeks before closing and not a couple days ( I understand now these reviews are around 3 days after the appraisal and not 3 weeks ). So he hung up to get the story. After an hour ( still XX/XX/XXXX ) he came back and said the desk review stands ( XXXX less ) but because this put us in a PMI situation they would pay for it because of the lack of communications. Next the regional boss of the mortgage company wished to talk to me. After several minutes of him selling me on how good this was for us. He offered to pay half of the PMI as good faith money. And he stated he bullied the sellers to drop their price by XXXX dollars. I told him that the other manager offered the whole PMI and he stated he did not have the authority to do that. So I stated I had a PDF document stating they would pay. I email it to him and he stated they would pay ( but was not happy about it ). And that was the last I heard from him. So I call the first manager to ask if the first appraisal or their appraisal would be the one of record. He stated the lesser one. So I rised my concern over them using an appraisal in which people did not see the house or all the remodelling done to it. They used appraisals of houses with XX/XX/XXXXXXXX XXXX decor. which fell into that lower range. My complain is this : The review was relayed to ALL parties on XX/XX/XXXX 3 weeks + after the appraisal ; They dropped the value of the house so now we are XXXX dollars over the value ; They treated everyone like it was our doing and not theirs ; At the closing they tried to have my girlfriend sign a document stating we were aware of the second appraisal and she was Ok with that action, and I did not get that same paper being co-owner ( we did not sign it ). This company treated us poorly, they change the appraisal without telling anyone, until it was to late to do anything about it. Although they paid the PMI everyone felt they were just trying to sweep it under the table so they did not get a black eye over it. And why add the paper in the signing to state it was Ok what they did, that made me think they did something very wrong.

XXXX XXXX XXXX : XXXX Envoy Mortgage. & XXXX XXXX XXXX XXXX ID : XXXX In the process of buying my first house I was treated very poorly by both of these gentlemen. They were unethical, untruthful, harmful to my credit, and most of all did serious irreparable damage to my life. They did not at any point follow any XXXX rules or send any disclosures. They lied and said I was approved when I was apparently was not. They lied and said they worked together when they did not. They ran an incredibly excessive XXXX hard inquiries all on different days. XXXX handed me off to XXXX without my consent under the pretext that they were " co-workers '' and although XXXX had me approved XXXX had an approval that was less labor intensive. Once working with XXXX I provided him with all the required documents that were asked for and he had given my real estate agent an okay to close. 3 days before closing he sent out an email saying he could not follow through on his commitment. This is after both the seller and myself had already arranged moving, movers, and arranged contracts for living arrangements ( me moving out them moving in somewhere ). The biggest problem was the constant lies. I have kept all correspondence from them which was done entirely via email. I was never sent a single disclosure from either one of them. Although I was told I was approved and then later told not approved I never received anything in writing from either of them. Not a single disclosure of any form. The only document I received was a breakdown of the rate and terms of my approval that was much higher than what I quoted verbally in every way shape and form. The rate and fees were not even close to what I was quoted originally. The XXXX hard inquiries and pass off between brokers without my consent left my credit score vastly lower then it was when I started. I think this was done to reduce my score enough so they could justify charging me higher rates & fee 's. I ended up finding a lender on my own who was able to provide me with financing but the rate & fees were higher due to my drop in fico score specifically due to the excessive hard inquiries made by XXXX & XXXX. I have XXXX witnesses ( XXXX realtors, XXXX different mortgage broker, XXXX senior loan originator ) who were all involved in the process who not only can be reached to corroborate everything I have told you but suggested I report this. This did serious damage to me financially in many different ways. After being told your clear to close then 3 days before closing getting an email to even a phone call telling me it 's not possible led to XXXX, XXXX, and a scramble to find living arrangements. I also had to make a {$1000.00} concession on my original offer to sellers just to keep the deal together so the new lender could have time to actually put together the mortgage which was more expensive specifically due to the excessive inquiries made by XXXX XXXX XXXX.

On XX/XX/22 I received notice from Envoy Mortgage that my escrow account has a shortage of {$4400.00} and that my mortgage would increase to {$2500.00} for 12 months in order to pay for the shortage effective XX/XX/22. My mortgage payment previous to this shortage was {$1900.00}. The first time I called the company told me the shortage was due to the {$3200.00} payment of my flood insurance plus the cushion amount of {$1200.00} which is required anytime escrow has a shortage. I explained to the representative that my HXXXX ( XXXX XXXX ) pays for my flood insurance and that Envoy Mortgage made a mistake by making this payment. I was told that Envoy would work on getting the money refunded into my escrow account as soon as possible. I asked for an email regarding this dispute for my personal records and was told that this was not possible. I was instructed to call back on the XX/XX/22 to get an update. I called back XX/XX/22 for an update and was informed by Envoy Mortgage that a request for a refund was submitted to the insurance company and that they were awaiting a response. I asked to have my mortgage amount adjusted to the correct amount so I will not be held financially responsible for the mistakes Envoy Mortgage made. The representative explained that my mortgage could not be adjusted until Envoy receives the funds back from the insurance company and then be able to refund my escrow account. I requested documentation of this situation again and was denied again. I was told that my mortgage is not late until the 15th of the month and hopefully this issue would be fixed before that. If not, I would be required to pay the increased amount and everything can we adjusted once my escrow account is refunded. Today I logged in to my online mortgage payment account and saw that there is a new mortgage payment amount required in the amount of {$2100.00}. I called Envoy Mortgage to get an update on the status of this issue. I was informed that the insurance company agreed to refund the {$3200.00} by mail to my XXXX company after the required hold of 7 days. Then my XXXX company will pay Envoy Mortgage by phone into my escrow account. Then I could request to have my mortgage adjusted to the correct amount. I asked again to have my mortgage payment adjusted to the correct amount now since none of this was my fault. I was again told this is not possible until they get the funds back into my escrow account. I am very concerned that I will have to pay the increased amount to avoid doing any damage to my credit score. I usually pay over the required mortgage amount toward the principal. This hardship would not allow me to do this and would hamper my financial progress.

I have tried to get my PMI removed from my loan because I'm under the 80 %. I was promised this when I was originally talking out my mortgage and at least numerous times during the process. On the account page when I log on it directly states this as well. In XX/XX/XXXX or XXXX I asked for it to be removed and to start the process. I was told it would come off on XX/XX/XXXX and I wouldn't have to pay for it in XXXX. I then called back to double check on XX/XX/XXXX and was told it was still being processed and would officially come off on XX/XX/XXXX. I spoke to someone on the phone and they also gave me an email address to contact as well because the company didn't do what they promised. So I also emailed on XX/XX/XXXX. I also replied to their email on the XX/XX/XXXX and was told to let it take more time. I called on XX/XX/XXXX because it was still not off like they promised on XX/XX/XXXX. It still isn't off and they are now saying it was never processed back in XXXX, or in XXXX and the XXXX is the 1st time it was. The problem with this company is that when you call you only talk to a customer care representative that reads off of a computer. They don't know the answers and lie about dates/information. I've learned that when you call you have to demand someone in leadership. These people can only chat each other but have no direct contact with the actual department you need to talk to, in our case the PMI department. I keep getting ticket numbers that are supposed to be an official action and have called and been told 2 separate times our case is " escalated '' but nothing happens. We keep being told their an offline department and there is no way to actually get in contact with them. That " they can only message them '' They are a subservice company which deals in deception. How can you NOT give me a contact number or email for a department that I need to contact?!!! They have repeatedly lied about dates of when it would go into effect when in reality NOTHING was even being done. Numerous " leadership '' people will look into it and call you back in 24-48 hours. Guess what they DON '' T. I have spent HOURS upon HOURS of being on the phone for nothing to be done. We had an issue with them dragging their feet in processing our recast of the loan and that took over 30 phone call to resolve, actually done but not on time. Consumers should NOT have to deal with this. This is unacceptable for a business to operate. I honestly don't trust that they will process the removal of PMI that has been promised to come off in XXXX but still hasn't been removed.

I recently inquired with my loan servicer about the steps needed in order to drop my Private Mortgage Insurance ( PMI ). My servicer explained that I must be at 80 % loan-to-equity value, or my PMI would automatically terminate once I reached 78 % loan-to-equity value. My loan-to-equity value is currently around 83 %, so I explained that I would like to have my property reappraised because I am confident that the new appraisal would result in a loan-to-equity value of at least 80 %. My loan servicer indicated that the only way I could terminate my PMI with a loan-to-equity value of 80 % based on a new appraisal was if I made structural improvements ( e.g., an addition ) to my home. The servicer went on to state that if I wanted my PMI terminated based off of a new appraisal, that my loan-to-equity value would need to be 75 % instead of 80 %. I explained to the representative that I was not told about this at my loan origination, and it was not in any of my closing documents from origination. I requested that the servicer send me documents that I signed during origination indicating that my loan-to-equity value needed to be at 75 % when terminating PMI due to a reappraisal. The servicer sent me the Private Mortgage Insurance Disclosure for a Fixed Rate Mortgage document that I signed at closing, but nowhere in this document does it disclose what the servicer informed me regarding the 75 % loan-to-equity value requirement. The servicer stated that this guideline has been established by XXXX XXXX, whom I contacted thereafter. The representative at XXXX XXXX informed me that 75 % loan-to-equity value is a requirement for reappraisal to terminate PMI if no other structural changes were made to the residence, and the reappraisal took place within the first two years. I again stated that I never acknowledged or signed off on any paperwork at loan origination that disclosed this information to me, the borrower. The representative informed me that he hears stories like this XXXX from borrowers constantly. Since loan origination ( i.e., closing ) is a legally binding agreement between the borrower and the originator, any additional policies in place by the entities who buy the loan should not apply if they were not disclosed in the origination paperwork. To do so is breaking a legally binding agreement between parties of a contract, and should thus be deemed not applicable due to a breach of contract.

The reason of this report is for negligence and misconduct in our mortgage application process with Envoy Mortgage, which resulted in higher interest rate and incorrect down payment amount. The two national mortgage service license holders involved in this violation are listed below : XXXX XXXX, Senior Loan Officer MLS # XXXX XXXX XXXX, Regional Manager MLS # XXXX We were referred to Envoy Mortgage by our new home builder XXXX XXXX as their " preferred lender ''. We were provided with a rate quote at 3.7 % in XX/XX/XXXX by the loan officer, XXXX XXXX, but we were never informed to complete any documents or agreements in order to have the garuantee on that rate. We were under the impression that once the quote was sent to us, that rate was locked for closing. As we inquired about the loan process, XXXX XXXX never discloused the terms and conditions regarding the rate lock process or any action required to secure the quoted rate. In XX/XX/XXXX, as we approach XXXX for updates, she informed us that the rate has gone up and we were quoted at 4.0 % instead of the 3.7 %. Although we were misled to believe we already locked the rate at 3.7 %, we were then informed there is a payment to lock the rate for more than 30 days. We proceeded to follow the process of locking the interested rate offered on XX/XX/XXXX. Because of the limited 30-day lock, we were forced to close by XX/XX/XXXX before the lock rate expired, which resulted in a short-turnover time and multiple mistakes on the closing paper work. We initially requested to put {$100000.00} for the down payment, but later changed it to {$130000.00} with written request through email to XXXX XXXX. He failed to respond to our request for this change, not even to inform us it couldn't be changed, and proceeded with the down payment as {$100000.00} on the closing documents. We had requested multiple times prior to closing to review the loan documents, which XXXX and XXXX failed to provide until the day of our scheduled closing, merely two hours prior to the scheduled closing time. We then noticed that the amount for down payment was documented incorrectly and there was no time to change at the closing. We were forced to close on the scheduled date with an higher loan amount then we agreed to.

I live in a condo building and every year my mortgage provider XXXX Envoy Mortgage XXXX sends me a letter that says I have to provide evidence of my condo buildings master homeowners insurance policy. The first year I found the letter oddly worded so it was not obvious to me what they needed me to do but now know they need something from my condo association. But this year, the very first letter they sent said they had already purchased coverage on my behalf with little information on why or for how much. When I called the customer service line to try to figure out what was going on I realized it was the usual request for proof of master policy coverage and I explained I did n't understand why I am being sent a threatening letter saying they purchased insurance on my behalf. The woman on the phone kept saying that the letter was CFPB approved but also confirmed this was the first request letter. I told her the letter may be CFPB approved to send at some point but it makes no sense to send me a threatening letter saying they bought coverage on my behalf without even requesting proof of coverage, that I have to request from my condo board. I also said that CFPB likely approved the letter to be sent in specific circumstances and I really doubt that the first request for proof of coverage was XXXX of them. By the end she did seem to get that the aggressively worded letter was not appropriate and said she was going to research this. However, since every year this process is way more difficult and time consuming than it needs to be I would really like someone to confirm that the letters they are sending are approved. I find them not particularly straight-forward with what they need since I also have a personal home owners policy and, most recently, unnecessarily threatening.

I have a mortgage that originated XX/XX/2020. I secured property insurance through my carrier of choice - XXXX XXXX, which I quoted on XX/XX/2020, and XXXX has billed my escrow account at XXXX Mortgage for the premium on XX/XX/2020, XX/XX/2020, and XX/XX/2020. That bill is still unpaid, and I have a notice of pending cancellation effective XX/XX/2020 from XXXX. I had to resort to paying XXXX out of my own pocket and XXXX should receive the money on XX/XX/2020. Another insurance company wrote a policy for our property, which I was not aware of and Envoy paid this random company instead. I was unaware any of this was going on with this random company until early XXXX, when I received the notice of non-payment from XXXX. I managed to get a refund from this random insurance company sent to me, which I promptly sent to Envoy to apply to my escrow account so that they could pay my true insurance company XXXX. I did not know anything was amiss because this other insurance company never sent me any paperwork. I have tried multiple times to call Envoy at XXXX. I apologize, I do not have dates. But I have spent many hours on hold at that number, only to have their system hang up on me every single time. One time, I did hear what sounded like voices in the background but nobody picked up. I wrote to them in their online portal on these dates : XX/XX/2020, XX/XX/2020, and XX/XX/2020. I provided my phone number and email address to contact me. I have not received a single response other than a confirmation email stating that they have received my request. I do not have any documentation from Envoy other than the confirmation emails as they have been 100 % unresponsive with me.

I received e-mail notices from various credit bureaus that my mortgage was late/delinquent. I attempted to log into XXXX and the system would not allow me to log in. I followed the options to : 1 ) Forgot username, and input my loan number and last 4 digits of SSN, 2 ) Picked forgot password to try to reset my password, and 3 ) attempted to create a new account. All three options failed - XXXX system would not notify or e-mail me any details about my loan. During a call today, XX/XX/12, at around XXXX eastern, I spoke to XXXX XXXX XXXX basically accused me for not having my " profile '' set up correctly with XXXX. XXXX said that I must have XXXX not send me emails about anything. I explained to XXXX that I felt she was accusatory - the issue is I could not access my loan details online. Even after obtaining access to my account, I followed the system 's " Forgot User ID '' prompts and XXXX still does not e-mail you. I tried to explain to XXXX that I believe this is an IT issue on their end that needs to be fixed. XXXX promptly hung up on me when I asked to be escalated to her supervisor. Due to my travel status and different time zone, I was unable to call XXXX during their normal business hours. XXXX has reported my loan as delinquent. I was on travel for 4 weeks. While I made an error with my bank account as it skipped the XXXX payment and I accept that issue. However, for XXXX to block the account without any communication, and claiming that my account was not blocked initially XXXX XXXX later relented and said she unblocked my account ). So I was forced not to pay my bill via XXXX while I was on travel - I had to do it with my bank.

I am in the process of building a home with Envoy mortgage company in NC, and it has become a nightmare. When the time came to get the finishing apprasial, Envoy instead of having the same appraisal company go out when construction was about to be complete, they sent a whole new appraisal company out to do the second appraisal. The difference from the first appraisal and second is {$28000.00}. They said they use a third party and have no control over if they send out the original appraiser or not. I can not come up with that kind of difference and so the builder has to stop construction on the house to control their loss litigation. The Envoy mortgage basically has thrown their hands up and not taken any responsibility to finish the process they started with me. SO they got me into a high interest only loan to purchase my land and build a house and now they will not finish the job and complete my final mortgage. I 'm in jeopardy to lose my land, the new house that I have already invested thousands to build in the first place, my credit, oh yes and my family will have no place to live. I would never have put myself in this position if I had know that something like this could even happen and Envoy mortgage company basically just quits when they created the situation by using XXXX different appraisal companies. Now the mortgage lady XXXX wo n't even return the builders calls and we struggle to get resolution.

Good afternoon, I need to know my rights concerning receiving statements concerning my mortgage. My mortgage was transferred to another company starting in XX/XX/XXXX. However we were on a repayment plan and made the final payment to the prior mortgage holder and they did not take the payment they sent it back. So we contacted the new mortgage holder to ask what to do and they could not tell us anything, so they sent a packet with 3 months of payment slips to mail in with our payment for which we did and did not receive any statements at all and still havent received any. So I called to get the loan number to make my additional payments and that was when I was told we were placed in Loss Mitigation and of course I was shocked and informed them that we did not have any clue of this, so of course we talked to the old lender and was told if we made a payment of XXXX on XX/XX/XXXX then our account would be current of course when we called to make that payment we were told that we are still 2 months behind. Still no statement, so then we were told that we could do yet another repayment plan but of course when we called to set that up we were told we could not. So my question were they not suppose to send us statements, how else are we suppose to know our status. Also I was told they put a stop of some sort on the statements and that did not make any sense to me. If so what are our rights?

We applied for a mortgage the beginning of XXXX. We received a pre-approval and began the process. We received an initial disclosure from the company that stated our cash to close would be {$8600.00}. During the process, we had a mortgage consult during which we disclosed we would be using a program for {$7500.00} in down payment assistance. We had a mortgage consultation shortly after and were told our cash to close would be around {$860.00}. Our disclosures changed several times during this process. At the end, the lender charged {$2400.00} in fees that were never disclosed prior to the final disclosure and they charged us incorrectly on the taxes. They did issue us a refund of {$600.00} for the taxes. They also locked in our interest rate on XX/XX/XXXX and charged us over {$700.00} to do so. Then on XX/XX/XXXX, AFTER our rate was locked in, they changed it and then charged us {$1100.00} to lock at the rate we currently have. I would like this reviewed to ensure that this was done correctly, as I do not trust anything that happened during this process. Our cash to close ended up being over {$4500.00}, and that is AFTER {$7500.00} in down payment assistance, due to fees never disclosed. It is a law that I receive a statement titled " Truth in Lending '' and that was never sent during this whole process.

My Closing Disclosure misrepresented the Mortgage Insurance payment, it was in fact a SFH Guaranteed Annual Fee which was never disclosed to me. 1. The {$140.00} monthly payment is not Mortgage Insurance as listed on the Closing Disclosure, it is an SFH Guaranteed annual fee charged by the USDA to the lender who passes this fee on to me, for the life of the loan. 2. The stated purpose of this annual fee is to allow the Agency to reduce the upfront guarantee in Sec. 3555.107g. 3. In addition, the Payment letter issued by Envoy Mortgage LTD XXXX XXXX XXXX. XXXX XXXX XXXX XXXX XXXX XXXX lists the XXXX payment as PMI. See attached. 4. Envoy mortgage LTD. Sold my mortgage to : XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, XXXX XXXX. 5. This annual fee of {$1700.00} ( {$140.00} mo ) does not show in my escrow account with XXXX. 6. PMI can be removed once LTV is at 80 %, which I am at. The annual fee of {$140.00} is for the life of the loan which I did not agree to. 7. I paid the Upfront Guarantee Fee of {$9600.00} thinking this was the only fee for the loan. 8. The SFH Fee is an additional 8.9 % charge to my principal and interest. I was never informed of this and only discovered what this Fee was by requesting the PMI be removed from my monthly payment at XXXX. See attached

I received a letter of credit denial from Envoy Mortgage dated XX/XX/2019. I have never heard of Envoy Portage, nor have I ever applied for a mortgage with Envoy. The loan Originator 's name is XXXX XXXX. Upon contacting Mr XXXX he indicated he received an email forwarded to him with all of my personal information and took it upon himself to apply for a loan in the the amount of {$240000.00}. I at no time was purchasing a home, or even looking at homes to purchase. I was never contacted b y Envoy Mortagge at any time. I have never heard of XXXX XXXX or Envoy Mortagge prior to receiving the denial letter. I spoke to XXXX XXXX at Envoy 's compliance department. XXXX advised XXXX received my information from an unaffiliated third party named XXXX XXXX. I confirmed with XXXX that XXXX was not employed by Envoy when my information was exchanged, and she is not currently employed by Envoy Mortgage. I asked XXXX if the process of applying for loans without ever speaking to an applicant, or the applicant 's knowledge that a loan is processed is legal. XXXX advised yes. I would like any and all information on my credit report affiliated with any individual and.or company involved in this loan application removed from all three credit reporting Bureaus.

I was working with XXXX XXXX way before he came to Envoy Mortgage Company in fact I think he had switched jobs twice before landing at Envoy. XXXX XXXX in XXXX XXXX and then XXXX XXXX in XXXX XXXX. When he landed his job at Envoy he was determined to help me get a refinance loan. He worked very hard and then just gave up on me, we miscommunicated with phone calls and documentation, he kept saying due to my not getting documents in time over to him but in reality I think he kept them on his desk and let them set, not once but three times did I have to give him documents that he already had. I finally gave up on him in on XXXX XXXX, XXXX and asked for all my paper work back, his last email sent to me was dated XXXX XXXX stating he returned my documents, I 'm still waiting for those documents. On XX/XX/2021 ENVOY MORTGAGE LTD sent me a statement of credit denial. There decision was base off several reasons. The length of time accounts have been established, time since most recent account opening is too short, too many accounts with balance, balance to credit limits too high, and number of inquires on account. There decision was base off a third party XXXX, XXXX, and XXXX. Also the company use false information saying these laws for there decision was base off the Fair Credit Reporting Act. I reach out to the company about the adverse action letter stating you can't be denied for credit on an adverse action, you can only be denied for insurance and employment only. ENVOY MORTAGE LTD proceeded and told me it doesn't mean I got denied for credit according to the Equal Credit Opportunity Act they have to send that form. I, XXXX XXXX extended my credit to ENVOY MORTAGE LTD and the company was the only one benefited from the deal by denying me credit. I sent them information about this and the company never responded! The amount was XXXX dollars.

I was doing business with XXXX XXXX at Envoy Mortgage. We spoke on the phone and locked the rate at XXXX at pricing XXXX. There was a fee of 2.48 % for prepaid mortgage insurance and the difference of XXXX was supposed to come back to me to use toward closing cost. At the last minute when the closing disclosure was sent the fees looked off and I did not see the credit of XXXX ( roughly XXXX dollars, I can provide exact amount ) on the deal. When questioned about XXXX stated he made an error in the fee that was quoted and it was actually XXXX higher which would bring it to XXXX. This was brought to my attention right before signing loan docs and I had no choice but to sign to ensure that I would have a house. Even with XXXX 's error that still leaves XXXX ( about XXXX dollars ) in missing credits. XXXX also stated he gave me a XXXX credit which he matched the offer from the builder 's lender. He stated he left off fees as not to list them. In my eyes XXXX still owes me XXXX in seller credits based on the facts that I have.

I bought my house in XXXX of 2018. It was an FHA XXXX. I paid XXXX for the house and was given XXXX in seller assist. Total of XXXX. My mortgage person, XXXX XXXX, referred a contractor for the renovations. JC construction that charged me XXXX. My mortgage should be for XXXX but it is XXXX.When I asked him at closing about the difference he said that XXXX XXXX ( the XXXX lender ) adds a percentage to the contractors estimate just in case it is needed. I later find out that it was only 15 % of the XXXX. I was also told by XXXX XXXX that my loan didn't close as an FHA mortgage even though I had to do an FHA XXXX because of the condition of the house. I have reached out to XXXX many times. I finally got a call back after I called his office manager XXXX. Then I got XXXX 's assistant who had no idea what was going on. {$9000.00} is a lot of money over 30 years and I'd appreciate some help in getting me these answers.

This complaint is more of a identity theft. In XXXX of XXXX Envoy Mortgage began collecting on a mortgage debt account number XXXX. In XXXX of XXXX I received a letter from Envoy Mortgage that the mortgage was being transferred to XXXX XXXX and a new account XXXX was open in my name. In XXXX of XXXX I received another letter from Envoy Mortgage stating that a new account was being open with XXXX XXXX XXXX. No authorization was given for Envoy Mortgage to open these accounts, and is identity theft. Each of these mortgages that I have been demanded to pay have been for almost {>= $1,000,000}. Each account has been reported to credit reports and effects my credit by showing that my mortgage exchanges hands often and does not show the total length of payment. By not showing the true length of the trade line Envoy is not reporting accurate information to the Credit Agencies. I have filed this complaint with the FDC.

In XX/XX/XXXX I filed a complaint ( case # XXXX XXXX against Envoy Mortgage. The exact same thing happen this year in XX/XX/XXXX. I ( again ) had to call XXXX who indicated Envoy would have received documentation 45 days before the date of expiration of the master HOA policy so there is no reason they need to send me these letters every year. Further, none of the other mortgage holders for units in my building have this problem. So somehow Envoy is doing something that is not industry standard/mandated by the CFPB otherwise why are they they only one harassing the mortgage holder for verifications they have already been sent? Please stop harassing me every year. Please get Envoy to stop sending me harassing letters asking for information XXXX has already sent them.

On XX/XX/XXXX I received a second letter from Envoy Mortgage LTD. Reminding me that the alleged debt attached to current loan number XXXX was being transferred to XXXX XXXX with a new loan number of XXXX. I had received this letter previously and requested a validation of debt from XXXX XXXX and ceased all payments until this could be resolved. My confusion in this is my letter states that I must make payments to XXXX XXXX, but all correspondence must remain with Envoy Mortgage. If my Mortgage has truly been transferred to XXXX XXXX, then all services should be through XXXX XXXX and Envoy Mortgage LTD must cease all contact. p.s The letter was sent on legal paper, and too big for my printer to scan. My lender has made it so difficult to access the payment system that this is an active attempt to prevent people from paying their mortgage. They use a CAPTCHA system that frequently cuts off the verification string so it can not be entered correctly. On top of that, they permanently lock your account after XXXX failed attempts, forcing you to call customer service and hold for lengthy amounts of time for a representative to unlock it. They do not allow you to verify before they rush you off the call and, on more than XXXX occasion, they did not actually unlock my account, forcing me to repeat the process. I 've complained to the company and they simply do not care. This is a punitive system to force people into paying late fees or even default.

Regarding the late reporting of my mortgage account with Envoy, I am disputing this recorddue to the fact that this was in fact paid. This should not report on my credit report as a 30delinquent account for this reason. The reason this is reporting is due to the fact that mymortgage was sold From Envoy to XXXX XXXX, and during this transition period, it appearsthis got mixed up. I received confirmation that my payment was made and had beenreceived from Envoy shortly after my payment was made. I later received information statingthat my payment was not received and that I would have to wait until the transfer of the loanwas processed before I could even make the payment.

I do not believe my payments are being applied appropriately. We consistently send two payments each month, one for 60 % ( {$780.00} ) of the amount due and one for 40 % ( {$520.00} ) of the amount due. The current balance does not line up with the amortization table, and there are several payments and payment reversals for amounts that don't match our payments ( eg. {$1700.00} ). The servicer says this is because payments are going into a holding account since they are partial, which makes sense for the payments that are less than the full amount. However, I can't see how this would cause them to add payments to the account that are more than the full amount.

On XX/XX/XXXX Envoy reported our loan as closed 90 days past due. The loan is still open and has not been late on payments. We did make two payments to the old servicer during the 60 day window of the transition to the new servicer, and the old servicer ( XXXX ) refused to forward those payments or acknowledge them. As XXXX refused to forward these payments, we went ahead and made the same payments to XXXX XXXX. Also, Envoy sold their interest in the loan to XXXX XXXX in XXXX of XXXX. Why are they still reporting this loan on our credit report?

I have recently started to repair my credit with the assistance of XXXX XXXX. During my review of my credit reports there had been a hard pull by XXXX XXXX as a request by a Mortgage Company called Envoy Mortgage, located in XXXX Texas and it is a Military Financing Company. Terrible experience refinancing through Envoy Mortgage, XXXX XXXX 's agency. Use higher that average title and appraisal services and pass cost off to the customer. Horrible customer service - especially once you have paid them. Pay-offs were done wrong and could not get answers to my questions, just told to go figure it out myself. Mortgage was sold and no notification was sent to customer. Paid extra to principle before my loan was sold - it 's been two months and that money has never materialized at the new mortgage company!

Envoy Mortgage has blocked all emails from XXXX XXXX and at least one current client. Former loan officers and managers have tried reaching out to human resources, compliance and government issues only to find out our emails are not going through. We are trying to get an FHA case # reassigned and they are refusing our requests, the borrower also reached out to Envoy via email with no response.
