Mortgage Banker Flat Branch Home Loans XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, IL XXXX XXXX XXXX XXXX XXXX and XXXX XXXX, First, they tried to push me into a conventional loan by telling me the VA loan was 5.75 %. I contacted XXXX and discovered that the VA loan was only 5.25 %, this was also confirmed on the internet by research. Second, I was working with them on a previous property that fell apart because they failed to make the mandatory Veterans escape clause available for signing to me and the seller. My agent was trying to get me to pay $ XXXX more than the appraisal. I contacted the Illinois VA Loan program and spoke with XXXX XXXX XXXX and he told me they were supposed to have that. That was the only way I was able to get my earnest money back. Third, Now that I am going with XXXX for my VA Loan, Flat Branch Home Loans is trying to get me to pay {$560.00} for the previous property inspection that I have a bill from the appraiser for {$350.00}. They are attempting to use a signed document that does not have any clause for a XXXX. Flat Branch Home Loans, was recommended by my first realtor who was trying to use my V.A. Approval letter to tell me that the appraisal was increased by the VA by the above mentioned $ XXXX. Tring to con me. Then her mother, the seller 's agent, emailed me through her daughter and husbands email trying to legally threaten me because the non-existing VA appraisal override was being used against me to force me into the purchase. The XXXX XXXX XXXX XXXX XXXX, XXXX XXXX XXXX XXXX, XXXX, IL XXXX, ( XXXX ) XXXX, By CEO XXXX XXXX, said that they resolved the issue, but how can I be sure. As you can see from the email and " bills '' from flat branch, and the invoice from XXXX XXXX XXXX, Flat Branch is commiting fraud. The bill is for {$350.00}, and not {$560.00}. This entire process is corrupt!

XX/XX/XXXX - We received a communication from our insurance company that our escrow account had failed to make the insurance payment on time. We called the escrow servicers to submit and online payment. XX/XX/XXXX - Online payment was sent by the escrow account to the insurance company for {$1300.00} XX/XX/XXXX - The original physical check for {$1300.00}, that the escrow company had sent was found in the mail and was cashed by the insurance company. XX/XX/XXXX The physical check for {$1300.00} was returned to us as an over payment. XX/XX/XXXX The escrow company submitted a stop payment for the online payment of {$1300.00}. XX/XX/XXXX - We decided to switch insurance companies, and discovered this issue that happened back in XXXX of XXXX when we received a bill for {$940.00} from XXXX XXXX our former insurance company. XX/XX/XXXX - We notified our mortgage company of the bill so they could pay the insurance company out of escrow like they were supposed to have done back in XXXX of XXXX. XXXX XXXX XXXX, XXXX - After talking with XXXX numerous times about this issue, we were informed of the stop payment being issued by the Mortgage company on XX/XX/XXXX, and that we owed the {$940.00} for the coverage from then till XX/XX/XXXX when we switched the policy. Our escrow company refused that this was the case even after being shown numerous documents from XXXX insurance that this was the case, They also refused to pay for the insurance bill. XX/XX/XXXX - We were forced to pay for the insurance out of our pocket, and upon reviewing the 1098 Tax form from XXXX XXXX XXXX XXXX we discovered that they falsified the document to say that the home insurance was paid out of escrow. We have documents from XXXX XXXX to show that this is untrue.

When applying for a mortgage with Flat Branch Mortgage Company I had a really bad experience with XXXX XXXX. I feel I was discriminated against because Im a XXXX Man. Everything she asked me for I supplied it and when she asked for a certain amount to be in my bank account I made sure it was in there. That was the last thing I needed to do to get my preapproval letter. She however came up with something else, she told me I needed to show a paper trail, she began asking me for all this other information to show where I got the money from because as far as she's concerned I could've gotten it from a " XXXX Deal '' ... ..that is a XXXX comment and Im pretty sure she would not of said it to me if I was a white male. I complained to her manager XXXX XXXX and he backed her with everything and he was extremely disrespectful. I told her that was a XXXX comment and she said she was at a closing before and they found out the money was from XXXX ... .I then asked her what does that have to do with me? I dont sell XXXX or do XXXX my Wife and I work everyday. I feel they are XXXX.

We have a mortgage with Flat Branch Home Loans ( underwritten by Fannie Mae ). We were close to 20 % equity and wanted to see about ending the PMI charges. We called Flat Branch and they said they would have to check with Fannie Mae. Weeks went by with no response so I called again and they said, you're still a bit over 80 % so you can pay $ XXXX to get over the threshold and then you can ask to end the PMI again. I sent {$2200.00} which was credited to the principal on XX/XX/17. I called again about ending the PMI charges and was told again that they would submit it to Fannie Mae. Weeks went by again. I finally got an email from Flat Branch on XX/XX/17 saying that NOW we need to be over 22 % equity and I have to send another $ XXXX and MAYBE they will stop charging PMI. We have excellent credit, have never had a late or missed payment on the mortgage or anything else. There is no reason to keep changing the target and asking for more money just to end the PMI charges, which exist to mitigate risk on low-equity loans. This is both deceptive and predatory.

There are many dates involved! Primarily approximately on XX/XX/2023 a cease and desist letter was mailed to corporate office of XXXX XXXX XXXX XXXX. I instructed to be contacted by mail only. XXXX XXXX XXXX XXXX I spoke to many times afterwards asking him to refer this to the legal department. He refused!. I've kept recordings starting XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023, XX/XX/2023. XX/XX/2023, & last call so far XX/XX/2023! This violates my rights and the cease and desist letter. There's an open civil lawsuit court case XXXX. I have received in the mail notices to default and intent to foreclose in which I have responded to. I have yet to receive a rebuttal, solution, and or a settlement without the judge and the magistrate help! I have mailed LEGAL notices to the Mers registry, XXXX, XXXX, XXXX, FTC & the different entities of Flat Branch Mortgage! Reporting the fraud and intimidation and the right to add them to the lawsuit moving forward.
