On XX/XX/XXXX we were given a pre-approval letter for {$130000.00} for an FHA home loan from XXXX XXXXNMLS # XXXX Ohio # XXXX. This was after submitting all the documentation on First Ohio Home Finance 's website and submitting additional paperwork requested by XXXX XXXX including 2017 XXXX, two recent pay stubs and 2017 return. On XX/XX/XXXX after looking at some houses and meeting with our realtor, we decided to request to see if we could get approved for a larger amount of {$150000.00} if we provided a higher down payment burrowed from my XXXX account. XXXX requested that we send him additional paperwork, which included our two most recent paystubs and both of my child support orders. The child support orders did not differ from any information that was previously submitted to the company. On XX/XX/XXXX after all the paperwork that XXXX requested was emailed to him, he sent us a new approval letter for {$150000.00}. He called me to say that this comes with stipulations and that I would have to pay off a Car loan to get approved for this amount. After this date, we sent emails to XXXX to have him determine are all in price ( mortgage, insurance etc ) for a few homes we were interested in. On XX/XX/XXXX we asked about a home with a price of {$110000.00}, well under the XXXX pre-approval given on XX/XX/XXXX. He wrote in an email that I would have to pay off my car in order to get approved for this home. We also asked about a home at XXXX, again we said I would have to have my car pay off my car loan. Again my car loan was on my credit report which the company had access to before the first approval of XXXX. On this date he started to be more aggressive by emailing us " get into a contract on a home and we will do our best to get approved ''. On XX/XX/XXXX we emailed again about a home for XXXX, he said we may be able to get away with not paying my car loan off to be approved for this loan. We started to think that this company was practicing fraud and that this specific lender was falsifying information in order to get lenders into a house contract on houses they would not be approved for. On XX/XX/XXXX XXXX spoke with our realtor. She called us directly after the conversation. XXXX said " they will not be approved for anything more than XXXX if they do not pay off the car loan ''. Why did we not receive a pre-approval letter for XXXX originally instead of the XXXX? Why did XXXX not disclose to us that we would not be approved for anything more than XXXX if we did not pay off the car loan? The evidence supports the fact that XXXX was attempting to deceive us in order to get us to sign a contract on a home we could not be approved for. He told our realtor that if we signed a contract " we would figure out how to pay the car ''

I set up a XXXX XXXX account, although I did n't provide enough information to receive an actual loan quote. I began to receive email marketing because of that, and one lender, XXXX XXXX at First Ohio Home Finance, sent me a marketing email that is very concerning. 1. It was sent to numerous recipients, with all of our email addresses made public. 2. It does n't contain an opt-out option. 3. The subject line does not specify it is marketing, it simply says 'This Weekend '.
