Obtained mortgage in XXXX XXXX through XXXX XXXX was never given signed copies of the documents. Title company does not keep copies. Sold two weeks later, Sold again and sent to loancare.Then trasnferred to XXXX later I learned that these were " carriers '' for First Guaranty Mortgage. XXXX does not have all accounting for the loan. Was repeatedly denied modifications because I am XXXX. An attorney was hired by one of the entities to collect the debt. I contacted them, XXXX and First Guaranty on numerous occasions, yet the my responses were never recorded, my payments dishonored, and $ XXXX worth of insurance checks lost. The home was an FHA loan with a document that says it is backed by HUD, HUD says it is neither. The Attorney that was hired completed paperwork for the first mortgage company XXXX but per all records they were hired by the most recent mortgage company XXXX.The specific Attorney XXXX XXXX says he only signed the last document yet most of the letters and proceedings were signed or initiated by him. they stated " they were only doing their job ''. On XXXX XXXX, XXXX I was served an eviction noticed stating to get out in 72 hrs, in my state it is 5 days. I contacted XXXX who said they no longer had the loan it was turned over to the foreclosure department. They had just sent me XXXX letters stating they were investigating the matter. They stated they were " following the lenders guidelines ''. Prior XXXX this I had an agreement and pending modification which they stopped and refused payments, They stated I would be allowed to use the insurance proceeds to help catch up the loan but not only lost those check for two years they got them reissued then refused to accept them or turn them over to me. The house was put in Sheriff 's sale without notice to me, it was put on XXXX a month later but No one ( lawyer, Mortgage or Mortgage carrier knew about it or could answer why if it was sold to he mortgage company in XX/XX/XXXX it was on XXXX on XXXX XXXX ). Modifications were denied, notices were not sent, explanations never given and I was repeatedly told I was not cooperating when I sent letters and contacts regularly since XX/XX/XXXX. The Attorney XXXX XXXX, XXXX was unknown to the lender First Guaranty and refused to even discuss the matter stating that I was not cooperating and had no argument or chance to save my home. This attorney is known publicly and by the Sheriff 's office to commit illegal foreclosure acts. The loan documents can not be traced to XXXX XXXX the earliest anyone has is XXXX XXXX with XXXX who acted like the Mortgage company when they were only the carrier ( paper pusher ), the lender stated they knew nothing. The lender told me in XXXX that due to the refused payments I would be relocated or given funds to relocate, but that was never completed after I submitted the necessary proof. Additional paperwork was sent and I was told " it had gone to higher authority within the company ad no one ever responded. The XXXX kept contacting me and gave me the impression that it was being worked out. I never received a foreclosure letter, I never received proof of sale or transfer or a 30 notice to vacate as stated by XXXX XXXX of First Guaranty. Currently the Sheriffs office is considering this fraud from the point I signed the loan as it may never have been a legitimate loan and the foreclosure questionable yet I still have three days to get out without an explanation. No one has helped at all and no one has answers

XXXX ( part of First Guaranty Mortgage Corp ) through fraud or gross negligence induced my family into applying twice for traditional 30-yr fixed rate mortgages that they could not ever provide us with. It took them 7 weeks to tell us that we were not approved for a loan. This was after we had to push them to even get our loan information to underwriting because we were closing very soon. The denial was given only 2 business days before our closing and was given after their agent had told us it was ok to transfer savings account funds in order to purchase my cashier 's check for closing. The denial came after they had directed, at our expense, a new survey and two rushed appraisals. The denial certainly came after they had charged us for application fees and rate lock fees. The denial was too late to prevent us from paying for inspections, option fees, and earnest money checks, and packing our home and notifying our children 's private school of our impending withdrawal. The reason for the denial of our loan was stated that we did not have a tax return for the newly reformed business that we own. They also have said that declining income in the old business was a reason for the denial. It is true that there is no new tax return for the new business and there was declining business income in the old business, but all of that information was provided specifically to them in the very first phone call with their agent ( as well as a memo and all the documentation early on for our files ). We had informed their agent that other lenders had been unable to offer us a traditional loan based on our business situation, but their agent assured us that he had spoken to his supervisor and an underwriter about our situation and no one could see a problem with us getting an exception to the one year tax return rule. He even convinced us to leave another lender because he was so confident in their customer service and ability. They allowed us to proceed with two different applications and incurring thousands of dollars in expenses related to the attempted purchase of these homes, all the while they could not ever have granted us the loans we sought on either house because of their lack of basic professional knowledge in their industry. They have caused us XXXX XXXX and harmed our personal and professional reputations by denying the loan at the 11th hour. They could have saved us 7 weeks of our time and thousands of dollars if they had been honest from the start ( or at least competent ) and understood what the requirements were for the loan that we sought. Our first preapproval letter was given to us on XX/XX/XXXX. The second preapproval letter was written on XX/XX/XXXX. Their official denial of our loan was given on XX/XX/XXXX. Our closing was set for XX/XX/XXXX ( XX/XX/XXXX was a bank holiday ). We want to recover all fees and expenses that we have incurred trying to purchase these homes from the start of our relationship with XXXX. If they had been honest then we would never had spent the money that we did. They could have prevented all of this if they had timely reviewed our loan file and provided proper training to their agents.

I was contacted by Good Mortgage ( unsolicited ) on XX/XX/2020 to do a refinance since rates had dropped and they were a retention company for my lender. I submitted all the information they wanted, and it was determined that I was under the 50 % DTI, but just barely and that they were sure we would be approved for a 2.875 refinance rate. My credit score was in the 800 's and my house payments were always made on time, usually on the first day of the month. I was making a {$3800.00} payment, and the refinance would have dropped my payment about {$600.00} - {$700.00} a month, so of course I would be able to make a much lower payment. Over the course of the last 3 1/2 months, everything changed. The first disclosures were in my name only. After a short while, my husband was added, then removed, then added again. I paid an exorbitant amount for an appraisal wherein the appraiser was not even at my house for 15 minutes, took no measurements, and could have easily used the comps as he came in at least {$350000.00} under the same types of homes in my neighborhood ( with similar upgrades of course ), but still giving me a ton of equity, about {$750000.00} - {$800000.00}. And, then magically, my under 50 % DTI was changed by Good Mortgage to well over 50 %, although absolutely nothing financially had changed in my life, except that my income had actually increased. Then, after that, Good Mortgage needed to show additional income of {$2000.00} a month via a letter, and we submitted that and met that requirement. In fact, we showed more than {$2000.00} additional coming in monthly. I have an entire email string from XXXX to today 's date that I can forward to you. Good Mortgage would ask for something which we would meet and that was to be enough, but every time we met their new requirement, there was another one. The goal posts were constantly changing. I can't say for certain, but my guess is that this is a scam to get the hideously high appraisal fee from as many people as they can and then submit their denial. That money adds up rather quickly and makes a lot of money for this company. Three and a half months in, and the person working on my file said " the discussion is closed. '' Again, I believe it is a scam to collect the very high appraisal fee from individuals with no intention of completing the refinance.

The complaint I have is two fold. I am currently trying to save my home BECAUSE I was connected with a Mortgage broker who had me sign papers but never explained to me how the XXXX renovation process went. Everyone I worked with redirected to someone else. I have emails upon emails regard people telling me to go to different people up until this point I have been told that I don't qualify for a modification because I have only been in my property under a year. I will be calling and writing Washington BECAUSE what has happened to me is CRIMINAL and I WONT lose my home due to negligence. I have phone conversations, emails and texts of me asking for help or trying to understand the process all on my own. My ISSUE is I was told that there was assistane to help cover my living expenses during the XXXX process but I was NEVER told the request for these funds needs to be included in the work scope prior to closing. I am in a financial crisis now which partly my fault because I tried my best to handle this on my own. I havr maxed out ALL my credit cards. My credit is ruined and as a result of late fees and insurance increasing I can't afford to pay my mortgage. I'm in the process of applying for the HOME SAVER Grant and I really hope they can help me. But never the less this issue that I'm now in partly has to do with how I was TREATED during and after the mortgage/closing process. I signed documents and asked more then one time for help before deadline approached and was advised that everything was ok. I would like to see if you could offer any assistance with this matter before I move up the chain of command. On my part I have waited a long time with the hope of trying to resolve this on myself and I should have NEVER done that. I'm now facing losing my home and I have not even been there a year. It's sad and stressful but I know someone can help me I just have to keep looking and writing and start to hold people accountable ( this includes me ) for there actions. Please help me save my home.

Hello, I started the refinance process with Good mortgage who contacted me on behalf of XXXX XXXX XXXX, around the middle of XXXX. I have yet to close on my loan or commit to any of the home appraisals requested as the lender would put in a work order and then not follow through on closing on the loan. The lender which is XXXX XXXX explained to me I was in an unbalanced debt to income ratio. I explained to him before he even ran my credit what I owed payments and loans on. He reassured me and ballooned my income to the underwriter in which they requested the same docs as he. They kept asking me to upload docs and when I checked my credit history pull, they pulled my credit 2x which is why I explained to him, I did not want my credit ran if he could not actually verify my income. Soon after running my credit he then offered to look into my financials which is what I asked him to do from the beginning. He then said my Debt to income ratio was high and that I had to pay off one of my loans and when I paid the loan off he was atonished and then asked who paid if for me as if I did not have any money or were not capable of paying off any of my debts, which I thought was a slap in the face. I then felt like cursing him out as I WORK very hard with three jobs and one side job that I just started. I believe they were sent to keep delaying the process of me finding a lender ( better lender ), they keep pulling my credit score and are trying to keep me stuck within XXXX XXXX XXXX XXXXenders, who have me capped out at 5.0 % and I was searching for a cheaper interest rate and they knew that as I EXPLAINED THAT TO THEM OVER THE PHONE as they ballooned my mortgage payments to the point where we thought we were going to have to default on the loan. They target weak individuals who know nothing about mortgages.

I have on many occasions reached out to First Guaranty Mortgage Corporation ( FGMC ) to resolve the mortgage issue. I had my mortgage refinanced through FGMC. I even contacted the representative from the company XXXX XXXX to assist me in the process of trying to get help for my mortgage, but he couldnt help me even though he was the person that got my loan refinanced. FGMC is very confusing. FGMC did not service my loan. They had another company by the name of XXXX XXXX XXXX XXXX XXXX XXXX XXXX , XXXX to be in charge of my loan. At first I was working with XXXX XXXX XXXX and then out of nowhere XXXX XXXX was taking over my mortgage. I contacted XXXX XXXX on XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, and XXXX/XXXX/XXXX. I never had a chance to work directly with FGMC. Even on the first court document XXXX XXXX was the Plaintiff and I am the defendant. This stayed on until I contacted the courts and to find out why I am being tried on the same case by 2 different organizations. Now the court document has First Guaranty Mortgage Corporation as the Plaintiff and I am the defendant. The house that I have is an underwater property. When I applied for a forbearance and loan modification with XXXX and XXXX XXXX I never received feedback as to if I was not accepted nor did I receive any options before foreclosure. I was constantly being given the run around without giving me an answer and the next thing you know I am receiving court notices. I was transferred from XXXX to XXXX XXXX without even being notified of my status with XXXX. This is very frustrating and the lack of communication is not professional as well.

On or about XX/XX/2013 I took out a XXXXmortgage from XX/XX/XXXX who sold to First Guarantee Mortgage Corp. I was told I needed to hire an inspector from their list of approved inspectors. I hired the inspector that prepared the list of all the work needed. I hired the contractor to do the work. The contractor swindled me and the lender payed out over {$30000.00}. for material paid by me prior to hiring the contractor. For work never completed and work not done in accordance to the written work order. I sued the lender for damages and the matter was dismissed with prejudice by a judge of the superior court in XXXX XXXX. I was broke, about to loose the house in foreclosure because I did not want to pay the bank until they addressed what had just happened. I couldn't afford to hire a lawyer and no one would take my case on contingency. I did not know how to properly present all the evidence to the court and the judge told me I was wasting everybody 's time and told me he was not going to allow that. But I still had evidence that the bank did not ensure that I was protected and that all the laws were followed before they disbursed all the money I borrowed which the lender held in escrow, violating the fiduciary relationship. HUD put a {$60000.00}. lien on my house and I can't even refinance to get a better interest rate without paying the lien. So years later I am still under the huge burden imposed on me by a fraudulent lender. I had to pay for all the work to fix the house, pay the mortgage, pay back the money I borrowed to fix the home and pay the lien, while the lender literally gave away all the money I borrowed to a crook. I need help! The lender can't just get away with what they did just because I didn't know how to file my evidence in court.

I am currently involved in a construction loan with First Guaranty Mortgage Corporation. This is an FHA construction to permanent loan that was approved at the beginning of 2015. I initially had a good faith estimate done and agreed to the terms. During the process the company changed my amounts and interest rate from what was quoted me stating that my paperwork I signed was out of date. They proceeded to increase my rate along with requiring more of a down payment. During this time I started building the home grading and such to keep my progress moving forward so I incurred costs that were built into my loan for reimbursement. I submitted these to FGMC as the actual line items on my loan from the budget we created. I was told that these will be prepaid payments and not reimbursable. These amounts were built into my good faith estimate and when I received final docs the loan changed by these amounts. Prepaid items became deposits and the amount for withdrawal for my construction build shrunk by approximately XXXX. I confronted them about this and they explained that I still had a 10 % overage built into the loan. I asked them to point this out in the loan but I was ignored and come to find out this is not in the loan. I have asked for an increase in the loan to cover the amounts of my first reimbursements only to be humiliated by the loan company stating that " with the contractors and my experience they do n't see how this could have happened ''. I 'm trying to scrape funding together to complete my house but so far no luck. My warning to all would be if you are looking for this type of loan, do not use FGMC. By the way I have completed a home in the past using XXXX. I did very well and ended up selling this previous house for a profit.

Hello, On XX/XX/XXXX, my loan originator, XXXX XXXX, closed a purchase loan and I believe I was discriminated against due to my gender. I initially wanted a conventional loan and was pre-qualified under conventional guidelines. When my loan was submitted for final approval, it got kicked back due to my Debt to income ( DTI ) ratios. I was in the processes of getting my NMLS licensed and asked what guideline they were using and why the debt to income had changed so drastically as I was in no way close to maxing out based on the pre-qualification I received. At the time of origination, I was working in sales, and had base + commission income. I had a XXXX in XXXX of XXXX and took 3 months of FMLA ( returning to work at the end of XXXX of XXXX ) after XXXX my child. Because I took XXXX XXXX and did not receive the commission portion of my income, my total averaged income had an annual difference of {$10000.00} or $ XXXX/monthly which is a HUGE difference in my monthly income. I gave an explanation to the loan originator, but she said we would have to go FHA and " it would take too long '' to switch back to a conventional loan at this point and I would miss my closing date. I came back to work in XXXX and could prove I was receiving the commission and had the ability to repay. I feel a letter of explanation could have been submitted as my ability to repay was in good standing due to the return of my commission on the pay stubs used to qualify. Due to this blunder, I lost about {$10000.00} in equity due to UFMIP and I have attached an email with the breakdown of the two loans which shows a difference of the {$10000.00} from the loan originator.

I have talked and emailed XXXX XXXX of First Guaranty Mortgage Corporation, my interim Draw Administrator concerning the Monies were not used to pay subcontractors and the percentages that should have been 100 % as per the First Guaranty Mortgage Inspector. all the issues below since XX/XX/XXXX. I have asked XXXX XXXX for a copy of the Inspectors report and still have not received that document. XXXX XXXX XXXX the General Contractor has {$40000.00} of my monies is in his bank accounts. His partner, and himself ended their business relationship on, XX/XX/XXXX. At that same time, XXXX XXXX XXXX, Also he took {$9000.00} from wife and myself as he said it was needed for the excavation contractor. I have asked XXXX XXXX for the signed Lien Release and still have not received that document. . During the Reorganization at First Guaranty Mortgage Corporation ( FGMC ) at XXXX XXXX XXXX XXXX XXXX XXXX XXXX VA XXXX, and the change of service administration to XXXX XXXXXXXX a construction management company, who my contact is now XXXX XXXX phone number XXXX. The past Draw administrator let XXXX XXXX XXXX have 100 % of several Line Items which is an error on the FGMC, Draw Administrator during that period. I have contacted the VA Loan Office in XXXX and opened the case # XXXX and have mentioned that this problem is a fiduciary miss management and possibly with criminal intent. I was told to contact the VA administrator for First Guaranty Mortgage, XXXX XXXX, at XXXX and have not heard from her at this point. The construction has stopped and XXXX XXXX XXXX no longer involved.

I was initially contacted by an MLO at First Guaranty Mortgage Co in XX/XX/XXXX in re : streamline refi of the FHA mortgage that I had originated with them in XX/XX/XXXX. On XX/XX/XXXX the MLO sent an email promising a 4.00 % rate with a payment lower than my current payment ; as my taxes on the property were set to go up, I decided to proceed with the application process. The whole process has been hampered by a lack of communication from the MLO, despite repeated outreach attempts by myself ( via phone and email ). The MLO again contacted me by email on XX/XX/XXXX and then I heard nothing until XX/XX/XXXX ( I had to call in a complaint to his supervisor in order to be contacted by the MLO ). In the XX/XX/XXXX email I was told that there were possible problems with the title on my property -- a possible lien from the state. Since sending additional information into FGMC so that their Title Co can research the issue I have yet to hear back as of XX/XX/XXXX, despite sending two follow-up emails. I know that the FHA rate is now greater than 4.00 %, so I do not see that the company will be able to honor the rate that was promised to me in their XX/XX/XXXX email. I believe their lack of timely communication and follow-through may have cost me the opportunity to lock in a beneficial rate ; additionally, this drawn-out process for what was supposed to be a streamlined refinance has cost me the opportunity to attempt a streamline refi through another company because I do not want multiple pulls on my credit report.

We are applying for a Reverse Mortgage. We have a current mortgage closed inXX/XX/XXXXwith First Guaranty Mortgage which is being serviced by XXXX XXXX XXXX. When the underwriter processing the new Reverse Mortgage pulled our credit, something odd came up on the report. Under Mortgage History it listed a RERECORDED DEED dated XXXX/XXXX/XXXX for a mortgage amount exactly the same as our original principal amount of {$140000.00}. However, the XXXX/XXXX/XXXX recording shows a Mtg. Term of 28 years rather than the 30 years on the original mortgage. This entry on our credit report caused the new underwriter to request written verification that this latest entry is in fact a rerecording of the original mortgage deed and not a new or additional mortgage. Seems pretty straight forward, but neither First Guaranty Mortgage nor XXXX is responding. I received an initial response from XXXX XXXX at First Guaranty that he was communicating someone at XXXX ( indicating that XXXX must have filed the rerecorded mortgage deed ). I initiated communication with XXXX XXXX on XXXX/XXXX/XXXX, received a voice mail message on XXXX that he was in contact with someone at XXXX, but XXXX did not tell a name or give me any contact information. Since that date I have been unable to reach XXXX or get any return calls to my voice mails. WE NEED SOMETHING IN WRITING EXPLAINING THE RERECORDED MORTGAGE DEED TO THE SATISFACTION OF OUR CURRENT UNDERWRITER. Thank you.

I began a refinance process for my home mortgage the first week in XX/XX/XXXX. At that time, I sent every piece of documentation to GoodMortgage.com within 12 hours of their request. They charged me {$600.00} for an appraisal and they hired the appraisal company. The appraisal came back with a list of inaccuracies. I contacted GoodMortgage right away. Their solution was that I pay for another appraisal. I argued this was not my responsibility that the company they hired failed to deliver the proper service. On XX/XX/XXXX, GoodMortgage called me at XXXX stating they would pay for another appraisal. At that time, my mortgage was paid. I complied to their rushed appraisal on Sunday, XX/XX/XXXX. I heard nothing from the company for more than a week. Then, Friday, XX/XX/XXXX, I was told we were cleared to close and would close either Saturday or Monday. Monday came and went. There was a couple more documents that were requested and I sent them within 15 minutes. I received word on Wednesday, XX/XX/XXXX that we were cleared. Now, they are not closing on the loan and are refusing to communicate with me. I have lost {$600.00} in fees from GoodMortgage and accrued two late payments, totaling {$200.00}, due to their failed delivery of their promises. I have multiple emails, voicemails, and texts as proof. I will now need to start over, incurring more costs.

We closed on our XXXX K renovation loan in late XXXX of 2017. First Guaranty Mortgage took over and would be responsible for dispersing the renovation draws to the contractor. The renovation process was to take 90 days. The contractor had been paid a substantial amount of money for work that was n't permitted, was n't completed, and was done poorly. First Guaranty released all these funds without confirming permits or identifying if work was done up to HUD standards. Also, First Guaranty allowed the contractor an extension past the 6 month FHA deadline without my approval. After finally firing the contractor there was an exit inspection scheduled by First Guaranty the results from this inspection determined that the contractor owed me {$27000.00}. Now I am expected to finish my project/renovation with {$27000.00} less in by draw budget. When I communicated my concern with the individuals handling my draws they said this XXXX I wish there was something more we could do. First Guaranty has offered zero support or assistance in helping me determine how to move forward with my project and often times take multiple days to answer e-mails of phone calls.

Mortgage company offer to refinance my FHA loan it 's taken 3 mos for an in house loan to close and was just notified today that they can close it because I was late with a payment. I have never been 30 days late and the loan servicer also reports I have never been late. They refused to look into this and have been very delequint in getting back to my calls and emails 7+ days multiple times. Also being bounced from person o person with different stories as to why they are taking so long. Even supervisor took 7 days to return my call or emails. I have not heard from the loan officer for over 20 days With no exploration to me just " we will look into it '' I also have an email from the loan officer asking me not to make the payment in question. I did not on his request but did when I found out the loan have n't closed yet but I was not 30 days late. They are aching this missed payment as why they ca n't close the loan. I feel they are untruthful and will not give me an explanation that makes since or return my calls to answer my questions. Also sent me a letter stating loan was in default but I have receipt for all payments and they are current.

The mortgage company First Guaranty Mortgage Corporation dba goodmortgage ( NMLS ID 2917 ) representative name XXXX XXXX reach out to me and my husband in XXXX regarding refinancing our current mortgage that we have. When I spoke to him he said they go our information from our mortgage company to see if we wanted to refinancing with a lower rate and payment. I contacted our mortgage company and they said yes it was legit. I asked XXXX would there be any closing cost or any fees associated with this loan he said no we would have to pay for the appraisal to see if the value of the home. He said it would only take a month to do. Well a month came and went. Once he transferred the loan to XXXX XXXX she came back saying she couldn't verify my husband employment I gave her FOUR contacts so she could verify. She kept coming back saying she couldn't verify. Then she came back with something else regarding a foreclosure that was included in Bankruptcy and discharged back in 2013. Now they are saying because of that they can't proceed with the loan.

I refinanced my mortgage XX/XX/2015 with First Guaranty Mortgage. The loan officer told me that if I refinance, the MIP on my FHA loan would be reduced and the overall monthly mortgage payment would be lowered. He gave me an estimated monthly payment and after the refinance I started paying {$1800.00} per month. XX/XX/XXXX I received a letter from the loan servicing company ( XXXX ), that my mortgage will be increased to nearly {$2300.00} due to escrow increase. On contacting XXXX for an explanation, it was revealed that I was basically lured into a refinance that turned out to be non-beneficial to me. I was quoted a low monthly payment to refinance then later faced with a large increase in monthly payment. If I knew that my payment would turn out to be so much then it would have not made any sense to spend the money to refinance. This practice is deceptive. I now have a higher overall loan balance and a longer payment term for a refinance that turned out to be senseless.

We originally had an FHA loan obtained in XX/XX/XXXX serviced by XXXX XXXX XXXX with a payment that we made the first of every month without fail. We were contacted in XX/XX/XXXX to refinance for a lower interest rate by First Guaranty. In XX/XX/XXXX of this year we were notified that our mortgage payment would increase by roughly {$370.00} per month due to an escrow shortage. As it turns out, we were never instructed to pay the refunded insurance payment back into escrow at closing with First Guaranty. Additionally, our principal payment increased from {$240.00} per month to {$280.00} per month after the refinance.

We have paid {$600.00} back into our escrow and now our payment is roughly {$250.00} more per month. First Guaranty used misleading and deceptive practices, and as result we have A HIGHER PRINCIPAL BALANCE, A HIGHER MONTHLY PAYMENT FOR 12 MONTHS, AND MINIMAL SAVINGS THEREAFTER. This refinance was actually punishment for paying our mortgage on time.

I have been working with my mortgage company First Guarantee Mortgage ( FGMC ) since I applied for the loan XX/XX/XXXX. I was approved for a XXXX close FHA construction loan XX/XX/XXXX and still have yet to receive the final draw on the loan. I have been reaching out very regularly to the company and struggling each and every time. XXXX XXXX the draw administrator refuses to answer my phone calls and I lave her voicemails and she just emails me back when I just need to talk to someone. For over two weeks now I have been working with them to initiate the final draw. They will not provide me information on how to secure an exterior door that we will not be using in order to make it acceptable for the FHA loan. No one will put in writing for me that I will not lose my interest rate that I have been verbally told will not be lost due to this delay. I have had to initiate all contact with the company and no one follows up with me unless I call and get upset.

XXXX XXXX I received a letter from XXXX XXXX XXXX XXXX saying they are my new loan servicing company and to start paying them my first payment by XX/XX/2016. On XX/XX/XXXX I received a letter from XXXX XXXX saying they are the new mortgage servicer for my loan and I owe them my first payment on XX/XX/XXXX. As of XX/XX/XXXX both my online accounts for XXXX XXXX and XXXX show I owe a payment on XX/XX/XXXX Since XX/XX/XXXX I have been communicating with goodmortgage.com and XXXX XXXX but no one can give me any kind of information or update as to when one of these accounts will actually close. Goodmortgage.com says I should send my first payment to XXXX and do n't know why XXXX still shows I have a balance and payment due. I tried to get each company to escalate this issue internally and resolve this but they wont do anything. Please help get this resolved quickly.

FIRST GUARANTY MORTGAGE CORPORATION VERY DECEPTIVESince End of XXXX of 2015 I have been trying to streamline my loan based on the new Federal Goverment Program to cut down PMI and if posible get a better interest rate, but my Mortgage Servicer has stoned wall the process. I have had it to my neck with the bank. They would not reply my phone calls anymore and I have been prevented from going to another bank because the bank would not release my FHA number or provide me with the information if they would assign my mortgage tax ( XXXX ) to another bank. I just keep getting Good Faith Estimate every month for nothing just to keep tied up to their scheme. The bank operates with dishonesty and would not provide information needed. It does not take 3 months for a bank to streamline it 's own loan. My phone calls dont get returned at all. I wish I have a legal option against this bank for wasting my time and raising my hope of saving money.

I applied for a loan assumption. My girlfriend XXXX offered to take over my loan. XXXX ran her credit. XXXX lost mitigation department then told us that we needed to send in {$900.00} for the assumption application fee. Two weeks later were calling XXXX trying to get an update. When speaking with the representative at XXXX were told that the {$900.00} application fee was being mailed back due not getting the amount of whats due. That afternoon past due amount was sent to XXXX but we still had to wait for the fee to mailed to me in prefer to be mailed back. Mortgage company said they could close my loan this Friday. They indicated this and locked the loan in on XXXX . They are now denying that they knew about the XXXX / XXXX / 17 close date and will not compensate me for damages that has resulted in this. I now have to pay to keep a truck longer. Pay movers to move the date to unload. I will be out of town so now I will have to have the truck monitored so there is no theft. Countless other little and large things to add to all of this. Attached is proof that they knew about the close date. I 'm sure they will keep fighting this from what they said to me on the phone that it 's not their fault but I have everything documented and can bolster any argument on my side showing my due diligence and their lack of following up.

XXXX FGMC decide not to pay my flood ins policy because they said the flood zone in was optional I was in a flood zon e XXXX . FEMA a nd the USDA require me to have flood ins. I pa y for the policy at closing and my first lender also require me to escrow flood, taxes and home owners ins. Back in the middle of XXXX my wife and I went to refinance. We decided to go with First Guarantee Mortgage Co., doing business as XXXX good mortgage ). It has been 5 1/2 months of constantly supplying information. Sometimes duplicates!!!! Mind you.. we are going to go from a 30 year mortgage ( 24 years left ) to a 15 year mortgage PLUS put an extra {$50000.00} down. All they did was drag their feet. To who it may concern, Loan officer pulled credit report from all three credit breaus. The simple fact is it happened without my acknowledge and I made it clear from beginning I do n't want the credit report pulled. I made it very clear from the beginning of my conversation that I do not want to pull my credit before I am ready to do the refinance with the loan officer. I expressed it in writing by text message ( see attached screenshot ). I have contacted loan officer 's branch manger and he refuse to resolve the issue. Company has sent me several marketing notices about removing my PMI. When I contact about this, they inform me that refinancing is not beneficial due to a higher rate, but they can open a heloc for me. No where on the marketing is a heloc offer mentioned.
