OnXX/XX/2020 I was researching if I should refinance my current mortgage loan. After seeing a company named Figure beat other rates by .5 %, I decided to attempt a pre-qualification for mortgage refinance. My first attempt resulted in a response that my XXXX Credit File was frozen and Figure recommended that I un-freeze my XXXX file and try again. I took the necessary steps and got a pre-qualification offer that I was satisfied with. The next step in this application was to enter more information about my assets and agree to a hard inquiry to get my final offer. I was soon given a response that I was declined and an adverse action letter created. I read this letter and came to find out that I was declined for a credit obligation delinquency and collateral for loan not sufficient. At the bottom of this adverse action letter I was given my credit score which was over 800 and the date that my report was pulled ( XX/XX/XXXX ). I immediately questioned Figure that my credit score couldn't be that high if I had a delinquency on file and encouraged them to review this response. Next it was explained to me that the actual reason for my decline was because my other credit reports were frozen. My response to Figure is that frozen credit reason was on the other side of the spectrum from a credit stand point and the adverse action letter they sent me had misinformation. The next step in this process was me asking Figure to consider manually underwriting my application to which they responded for me to unfreeze my credit report and try again. I unfroze my credit at the other bureaus and went through the credit process I outlined above again with the same results. After questioning the same adverse action letter I also asked if this was a hard inquiry each time to which I was told no, only soft inquires were hitting my credit report. I asked Figure to review what happened and a week later, it was explained that my application was " re-ran '' with the same results. Finally I was notified by my Credit Monitoring app that there were changes to my credit report. I quickly discovered that two inquires were registered from this refinance process. The one was on the XXXX and I expect that because I hit submit fully knowing that I was giving them permission. What I didn't expect was for another hard inquiry on the XXXX of XXXX that was the result of Figure re-running my application. I feel like this was a misstep on Figures part and when I reached out about the multiple inquires, I was told that the bureau considers inquiries that close in time as one inquiry but that they weren't sure about that. All of this to only come to the decision I received when I first applied for this mortgage product. I was left angry and very displeased with Figure 's answers/process to my credit application. I have not had any contact from Figure since XX/XX/XXXX and don't plan to ever do business with them even with their competitive rates.

On XX/XX/2022, I applied for a personal loan on Figures website ( www.figure.com ). My application was submitted with a pre-approval offer code that I received via mail. My pre-approval was for {$33000.00}. After going through the underwriting process, my final and updated offer was for a lower amount. I accepted the lower amount and completed all the steps required for funding the loan ( i.e., employment verification, signing disclosures, confirmed account for funds disbursement, etc. ). However, when I called back on XX/XX/2022 and spoke with an agent to see if there was anything else that I needed to complete, I was told that since the name on my California Drivers License did not match the name I provided on the application. He advised this was a compliance issue and that I could not proceed with the current application. It is incredibly frustrating that I was not told this was an issue earlier in the loan application process. I asked the agent what could be done to correct the issue. He placed me on hold to confirm what could be done to correct the issue and continue with the application. After coming back on the line, he advised that we could cancel the current application and that I could reapply through the same online portal and be given the same rate and terms. ( This was not correct as I was given a different rate and terms when I reapplied on XX/XX/2022. ) He advised me that I would be able to update my name on the portal. ( This was not correct as I was not able to update my name. ) After I completed this additional application and saw the updated offer ( {$19000.00} loan amount, $ XXXX monthly payment, and a higher interest rate 26.909 % ). When I received the different offer, I called Figure back ( on XX/XX/2022 ) and spoke with a XXXX, a supervisor. XXXX was unable to provide me a valid response as to why I was lied to about the re-application process and was not given the same rate and terms as the agent had promised. There was confirmation that the agent would be given the proper level of coaching to ensure this issue would not occur with other potential customers. The only option he provided was to either proceed with the updated loanwith the higher rate and termsor cancel the application altogether. When I asked about the potential option for re-opening the previous loan application, he told me that was not on the table since their underwriting is automated and could not be updated. Clearly, I am frustrated with Figure and their ability to provide me accurate information throughout the application process. The bait and switch tactic is something that I also do no appreciate.

Dear CFPB, We would like to lodge a complaint about Figure Lending! They are extorting money. We rightfully obtained a Figure HELOC last fall for {$110000.00}, and that money is now being withheld from us without any appeal or recourse. We understand the policy of witholding funds due to a steep decrease in home valuation. However, we believe the valuation Figure did is false and inaccurate. The values of homes in our town actually went UP in the last year. We and our loan officer with XXXX XXXX ( one of Figure 's partners who referred us to Figure ) XXXX XXXX, just got off a conference call today, XX/XX/2023 with XXXX XXXX at Figure. XXXX is indicating that they pull a new automated valuation any time a draw is requested. We were not made aware of this when we paid {$4200.00} to have access to these funds. He said there is no appeals process or recourse, and we are now without access to these funds OR a way to appeal the decision, which we believe is due to a false valuation. We are under contract with an investment property for which those funds are a down payment and have multiple people counting on us! We had put the funds back just 1.5 months ago after the last draw and no one told us we should keep them in case the redraw was denied! We have been a big advocate for the Figure HELOC loan product and am now going to have to speak loudly and publically on social media to warn people NEVER to use this product or this company unless we receive a resolution! Between us we have XXXX followers on XXXX, and will not hesitate to use our large audience as a platform to spread the word. This feels like this is predatory. This loan was funded only 6 months ago, and the values in our area ( XXXX, Oregon ) have only gone UP since then. They have not gone down {$80000.00} in just 6 months, which is what the company is saying. This is just not accurate. It feels like they are wanting to make us pay the fees for a new loan instead of giving us access to these funds. This is NOT acceptable. Thank you for your consideration.

RE : Loan Application App XXXX. They failed to follow guidelines for consumer lending and advertising by stringing out my loan application and using arbitrary reasons to terminate my loan offer because rates had gone up. There was no attempt by the lender to close the loan as quickly as advertised. They intentionally delayed my application because the Federal Government was expected to raise interest rates and they did not want to honor the rate they had offered to me. They advertise closing on loans within days and this was reiterated by representatives throughout my application process. In reality, they would regularly request new documents drafted attorneys, and that required notarization, all at my expense. Each time I took time off work to have the documents drafted, notarized, and returned to them in a timely manner. They would not review documents in a timely manner. For example, I may not hear anything for several days until they request a revision that should have been previously specified. And again, I took time off work to have the document drafted and notarized at my expense. On or about the afternoon of the XX/XX/2022, the United States Government raised interest rates. On or about the evening of XX/XX/2022, the lender made a brand new request for documents. Less than XXXX business hours later, they cancelled my loan application because it was not approved within 14 days. It was not approved within 14 days because of their broken and unprofessional approval process. I am a 100 % XXXX Veteran and the lenders actions have aggravated my health. The lenders actions have also caused me to : XXXX. ) lose the loan rate that I had locked which will cost me thousands of dollars ; XXXX ) cost time/stress trying to accommodate their overly burdensome requests ; XXXX ) damaged my credit ; XXXX ) it will cost time/stress of seeking other funding at a higher rates. We applied for and were approved for a HELOC through Figure Lending in XXXX. When we originally applied after refinancing our home our home was appraised at $ XXXX last year. When we went to make our first draw on our HELOC for only $ XXXX on XX/XX/XXXX we were denied the draw from Figure Lending stating that our home was valued significantly less than the original valuation. The original denial letter did not include the amount it was appraised at, how it was appraised, or an appeal process. After following up with Figure they disclosed the appraised amount was from a third party XXXX and there are no comparables or appeals with the XXXX. The XXXX valuation from XX/XX/XXXX was {$740000.00}. Our home mortgage is currently only $ XXXX. With that valuation that is still nearly $ XXXX over what we owe on our mortgage, or nearly $ XXXX in equity. Our original HELOC was for $ XXXX, there would still be an additional $ XXXX in equity not included. Our options we were told were to cancel the HELOC and find another lender- which we did explore. The problem with this option is we would pay additional fees to Figure for money we never had access to, wait for the lein to pass to apply for a new HELOC with another lender, and be subject to 5-7 weeks of additional processing time and paperwork that we have already completed. Or to wait 60 days and there is no gaurantee we can access the money Figure had agreed to finance us for. We believe this black hole of the XXXX, as well as the process to deny us access to a HELOC that we were originally approved for, is suspicious and they collected fees from us during the application process. The platform of the business seems unfair and lacks transparency, as well seems to be against fair lending practices.

Hello, I sent XXXX, XXXX, and XXXX letters asking them to investigate and verify my debt on my credit report just to make sure the names, amounts, dates and everything else involved with the accounts were accurate. I have received the credit bureaus responses and uploaded them to this case. They have stated that everything is verified and correct, and validated correctly, however, my credit report is still showing inaccuracies and inconsistencies. I have highlighted all of the inaccuracies by circling the account name and underlining the inaccuracies and inconsistencies in RED pen. You will be able to see my credit report from before and after their updated reports to show as proof that it is still showing inconsistencies and inaccuracies. When I was applying for my loan my XXXX account and XXXX XXXX did not correctly communicate with each other. This is an issue because they offer a 0.25 % rate deduction for being on autopay and it was not showing up in my account. They told me to go through the application anyway and that once the account was opened that I could add autopay and receive the discount that way. Since I have had the account opened I have called their call center at least 4 times trying to receive my autopay discount and each of the first 3 times I was told it was going to be applied and still have not seen it. Additionally, this last time I called about 3 weeks ago and I asked to speak to a manager and was told it would take 10 days for them to get back to me. I still have yet to hear back from them 15+ business days later. I was told that I would be receiving the autopay discount and am not receiving it so I opened this account up with this company lying to me about the rate of the loan I was going to receive. Its not as if I dont have autopay initiates, I have had 2 autopays go through so far. I have an additional issue where they told me that my rate was going to be based off the 1 month libor rate as published in the wsj on the XXXX of that month. None of the rates I have received thus far match that rate. I dont really know what to do, I have tried contacting them so many times and while the people on the phone seem helpful at the time of me talking to them nothing seems to get done once I hang up.

I did not proceed with their process to borrow against the equity in my home and I simply want to report what they are doing because I was alarmed by it and feel their practices are inappropriate. They sent me a letter by mail with a code offering a line of credit against the equity in my house, containing valid information about the equity I do have.The online application process proceeds normally until they ask you to supply login information : Account logon ID and PASSWORD for any of the following : Your payday provider, i.e. XXXX, or your checking account access, or your IRS account or your " asset : account ( presumably your investment portal ). I do not believe there should EVER be a reason to supply anyone with logon information to any account, and certainly not financially critical accounts such as they demand. I called them and asked if a PDF of my recent pay stub would work and they said no, I had to allow them to logon to my accounts. They then supplied some misinformation about how this only allowed them limited access. That is a lie. If I give them logon information, obviously they can do anything I can do when I logon, such as transfer money from my checking account to them, sell any assets from my retirement account, etc. I wanted to alert you to this.

On XX/XX/XXXX I applied for a XXXX with Figure. I was denied immediately due to " XXXX XXXX or type of collateral not sufficient ''. When I reviewed their automatic analysis and the denial letter I determined that they were using outdated public information to determine the value of my property. I reached out to provide the information concerning a recent XXXX 's XXXX XXXX I received that showed a value approximately {$60000.00} more than their automatic system determined. Through the electronic chat and review of the documents provided I determined that their analysis was based on none of the updates that have occurred on my property over the last XXXX years. These enhancements have resulted in an additional XXXX square feet of finished space in my home and some very significant upgrades on the outside of the house. I asked via chat for them to consider this in my property value. I was informed that the company uses only their analysis of the public information available and will not take into account any additional information as I have provided. I see this as an unfair practice as it is not taking into account any work that has been completed on a property. I expressed this to the individual I spoke with, however no additional consideration was provided.

My situation is critical, I am a senior, age over XXXX, an American citizen and a victim of a huge scam including my personal savings value of {$90.00} plus my credit card value of XXXX plus two mortgage loans {$57.00} and {$54.00} from Figure Lending company. I was scammed by to men introducing themselves as the government representatives. According to them they were investigating my case advising me to empty my account from the XXXX XXXX and purchase bitcoins as my future protection. After that they have advised me to increase a value of my credit card from {$2.00} to {$10.00}, and applying for two mortage loans, for them to fully succeed of catching a thief ( s ), so I did. I have invested everything to bitcoins machines. They assured me every day, that as soon as their investigate is over the money of my credit card and the money of my loans will be returned, there is no need to worry, they only do their job. Today I know their names were fake, plus their phone numbers we fake as well and money was not returned. Help me please, I am a good person, a widow, who has lost her beloved hubby XXXX years ago and this situation is the second shocking time of my life. Applied for a home equity loan with Figure, an on line lender. They did not tell me I needed flood insurance before they funded the loan into my account. I had sent them a copy of my home owners insurance as requested and at that point they said maybe I would need flood insurance. I got the email this morning saying my loan was in the process of being funded and that I would need flood insurance. When I checked my account I found the money already there. I called their customer service number XXXX and spoke with an XXXX and she said it was probably not a problem that it was a form letter. However she checked on it and came back to me and said that we did require flood insurance. She referred me to her supervisor XXXX. I asked him to take back the funding he said they could not do that since the three day recession period had passed but I was not informed during that period that I definitely needed the flood insurance. Had they informed me that I needed flood insurance when I sent them my homeowners insurance, I never would have taken the loan. I feel that their business practices are very misleading and shady. Now I'm told my only option is getting the flood insurance or paying off the loan.

My wife and I are both retirees. We wanted to secure access to funds for years in the future ( est. of 5-8 years ) when we might need added funds to meet our mortgage 's changing payment terms but when we would be TOO OLD to process the change with sound decisions. We were attracted to an alleged HELOC offered by a firm new to us and apparently NOT a regulated bank called FIGURE Technologies , Inc. We quickly obtained a so-called " HELOC '' for about {$200000.00} which we later realized would cost us 3 % of the {$200000.00} loan amount as an UP FRONT fee AND we would also pay 5.25 % interest AND if we repaid some of the loan the rate when we would be able to " re-borrow '' the funds again ( say within 5-8 years ) would be at a higher interest rate or not possible at all. With the coming recession, we would like to payoff the so-called HELOC or else reduce the interest rate and/or upfront fee. We are told we can not reverse or reduce the 3 % up front charge made a few months ago at inception and we can not reduce the interest rate. A better approach for us would have been to be refinance our existing mortgage with XXXX but we didn't know whether or not FIGURE could refinance mortgages.

For the third time on XX/XX/XXXX ; I applied for a HELOC from Figure Lending LLC. I was turned down again with a score of XXXX. A Figure representative named XXXX; said it was because of a past delinquency. When I talked to XXXX, they tell me that I have not had a delinquency for close to 3 years. But, they still are stating past or present delinquencies. Also, a Heloc loan is tied directly to my home. So, there is very little if any risk! If I have had my home since XXXX ; don't this count to a mortgage company for something? A XXXX score is considered good. Usually, a conventional loan requires a XXXX score. I need the government to question Figure as to why they advertise a score of XXXX ; but my XXXX is no good to them! For the past three years, I have had XXXX medical issues. But, I still made my payments within XXXX days. If I was a different race and in a different zipcode ; I believe that their system would have approved my loan. I will not stop till I prove that I am right! The government need to fix this problem. Too many minorities are being hurt by companies with their redlining software!

I have accumulated a lot of debt. In early XX/XX/2019 i received a mail from Figure. Pre-approved 2nd Home Equity loan They sent me some forms to sign. they never asked me why i wanted the money. Then without my knowledge the monies were in my account. It wasnt what we discussed. I used the funds to payoff XXXX< XXXX and XXXX. When I started reading everythin i realized the the interest was 8.99 % and a {$3000.00} service fee. I called them and their answer was we did the the best they could. After repeated calls. I showed some papers to XXXX. Their loan officer said that this loan should have never happened based on the fact I didnt qualify by a mile. I have an equity loan with XXXX. I pay my bills on time. However with a payment over {$1000.00} per month i will not be able to make these payments. If they would have returned my calls I would have cancelled. I asked if I could pay down the loan if I had a windfall. No answer.

On XX/XX/27, I attempted to apply online to Figure ( HELOC ) company. Their system utilizes a soft pull application without the need for the applicant to input their social security number. I almost immediately received an Adverse Action notice for " Limited History ''. However, this is incorrect. I have multiple tradelines including car loans, credit cards, and a mortgage. I have had credit for last 8-10 years and have credit scores. Actually just got approved for a car loan the other day. When I contacted the company they stated that I can attempt to reapply but information from XXXX is " Limited History '' and N/A credit score. However, I guarantee this information is my father who has the same name, and used to live at my house/address who happens to not use credit at all. They are declining me for a reason that doesn't apply to me. XXXX confirmed I also do not have " limited history ''.

On XX/XX/19 I was automatically denied for a loan that I was preapproved for up to $XXXX for a home equity line. The mailer includes my debt and market value of home. I went online, used the code given in mailer, filled our income info and was immediately rejected. Nothing about my home or how much I owed or needed to borrow.The mailer is completely misleading. I recorded a text chat where I was given very conflicting answers from their customer support manager.This is nothing more then a lead farm to run soft credit checks for personal loan potential. The home value or equity you have is not used in the approval process.The customer service manager (XXXX) boasted their automated underwriting that took less than 10 seconds was efficient. Figure ( https : //www.figure.com/ ) advertises a home equity line of credit ( HELOC ) product. On XX/XX/2022, I submitted an application to receive a rate quote. However, once I submitted my application, it became apparent that their HELOC product more closely resembled a home equity loan product. If lent to, I must take 100 % of the HELOC proceeds at closing. For instance, if my total line was {$100000.00}, I would have been forced to take {$100000.00} at closing. They claim it's an " open line '' because if I make principal payments, I may then borrow up to the initial $ 100k during the " draw '' period. I believe this is intentionally deceptive advertising and does not meet the criteria of a HELOC product, where an initial draw is optional. Please investigate and potentially make them reclassify their existing " Figure Line of Credit '' product.

I inquired about pricing on a home equity loan from the company " Figure '' ( NMLS XXXX ) on XX/XX/2018. They collected information regarding my income and property address. Their online portal notes that " checking your rate will not impact your credit score. '' I assumed that I was providing information to receive an estimation of pricing - ( rates between x and y % ). I later received an adverse action notice saying my credit application had been declined as they could not verify my credit history - I don't believe they completed a loan application, so I don't understand how I can be denied a loan that I hadn't actually applied for yet. I believe this was unfair and deceptive. Upon contacting the company they claimed that by requesting to check my rate I was making an application.

I am currently in a divorce XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX This company has repeatedly sent people to our home to " inspect '' property that is apparently theirs now, meaning my home. They've ceaselessly called all hours of the day and past XXXX XXXX and they've now begun leaving threatening papers at our home nearly every day. There must be a law that protects XXXX XXXX victims and their families from these types of interactions during an already stressful and dangerous period for us. I accepted a {$22000.00} HELOC with Figure Lending. They sold my loan in XX/XX/2022 them continued accepting my payments. In XXXX a payment was missed and I was sent an application to modify my loan via XXXX. I filled out and returned the application XXXX times. Figure Lending said I didn't sign it which is impossible because XXXX won't complete the document without a signature. Then suddenly my loan was sold again but this time I didn't get any notice. But even after, Figure Lending continued billing me. I still have an open account with figure lending somehow. I'm still receiving monthly statements from them and XXXX XXXX XXXX XXXX which is the first company my loan was sold to in XXXX. This has been stressful and unfair.

I applied for a home equity line of credit with Figure.com and this ONLY an online system and you have no contact with their representatives. Upon approval they send out documents for you to sign but never go into detail on how much origination is or the terms of the loan. They do send out a notary and notarizes the paperwork but never explains what you are signing. Upon funding the fee i paid for a heloq was XXXX for only XXXX, Im disappointed at the fact that i could've refinanced my home and still pay less in fees than getting this heloq. I urge this company to do better in explaining the terms and conditions to their clients before getting into any type of transaction with them.

Applied for a XXXX loan with this place. Went through the entire process. Was approved and the final thing that need done was possible employment verification and a phone call to confirm I was who I say I was. Got a call the next day and was told my amount was reduced to XXXX. Said the income amount of XXXX was not enough for the loan amount I requested. That would have been 5 year loan, with XXXX monthly payment. Credit score was not an issue, debt was not an issue, income was not an issue. They totally fabricated the reason they gave that my income was not enough to qualify for the XXXX. This is a total lie and not a valid reason to be denied.

On XX/XX/2020, I applied for an online equity loan via Figure Loans. Figure gives an address as XXXX XXXX XXXX. in XXXX XXXX, CA. The process sounded easy, and Figure does not require appraisal. Instead, they base your home value on XXXX estimate, which was XXXX for my home. After submitting my information, Figure declined my loan request, mainly because of my home value. They valued my home at XXXX. I called and a supervisor gave me a convoluted explanation that did not explain the difference in value. I think this is a scam to collect personal information, and ding your credit with an inquiry.

Figure lending does not accept checks for payment. This allows them to bypass transactions such as balance transfer requests to pay off personal loans ( via check deposit ). I requested to make a deposit to them at their bank instead ( where they accept wire transfers ) through XXXX XXXX Bank, and this was not allowed either. No checks can be made payable to figure for payments, and they offer a wide variety of loans. Including, personal loans, mortgages and cryptocurrency style loans. They do not allow a traditional way to make payment via check. This should not be allowed.

I have been trying to determine whether or not there is a valid lien on my property. I do not believe the mortgage company followed the rules required to notarize the closing documents electronically. My loan is in my name, but wife does not recall signing anything, yet there is a lien filed under her name as well. I have been told I must issue a subpoena to obtain the information, but in order to do so, I would be required to file suit. I would not file suit unless it turned out there was no valid lien and the company refused to remove the public filing and lien.
