I was referred to XXXX XXXX by my realtor. I reached out to XXXX to DISCUSS my options for mortgage financing on XX/XX/2020 at XXXX. I expressed the desire to purchase a home, BUT I am diligently working to reduce my credit card debt, and I needed her expertise to help me make a decision on applying for a mortgage loan. We also discussed how hard inquiries affect credit scores, and THAT is what made me decide to wait until mid to late XXXX to POSSIBLY move forward. I specifically told XXXX NOT to run my credit until I had another cycle of payments applied to my credit cards to give me the opportunity for a better rate on my loan. She agreed, and I told her that I would call her back when I was ready to move forward. On XX/XX/2020 at XXXX, my email alerts went crazy. All of my credit cards and credit monitoring services sent emails about a change in my credit score and credit file. I immediately click on the email from XXXX to see what happened. The email informed me that XXXX XXXX requested a copy of my credit report. I was MORTIFIED!!!!! Then emails from XXXX, XXXX XXXX and XXXX XXXX soon followed. I spent a couple of hours researching XXXX XXXX because I did NOT give anyone permission to run my credit. Then I discovered just before XXXX. that XXXX XXXX ran my credit for a mortgage loan. I IMMEDIATELY called after I received an email from her thanking me for applying for a mortgage loan! WHAAATTTT!!!! I emotionally hit the roof!!!! I calmly asked if she had run my credit ; she admitted to doing so, with a tone of " wasn't I suppose to? '' I FIRMLY reminded her of my decision NOT to proceed until at least after XX/XX/2020, and that was NOT what we discussed and agreed upon just 3 DAYS PRIOR! Her response was, " Ohhhh, yeah ... I forgot ... sorry about that, but your credit is okay. '' She tried to explain how she was swamped with loan applications on her desk ; the past couple of days were hectic and how her company pushes to move paperwork along. She then attempted to deflect by saying that my score was pretty good and it was not the determining factor of my percentage rate. She then went into how my student loans and present mortgage were affecting the loan. My response to her was, when we completed our call on XX/XX/XXXX, my paperwork should have been shredded or destroyed until she heard from me again, NOT to just move forward WITHOUT my permission. I ended the call with XXXX and called my realtor to express my anger and disappointment and dissatisfaction with XXXX 's services. What XXXX did NOT know was, I am in the middle of a divorce, and I did not want to purchase a home until my divorce was final. Her actions started the clock that determines the amount of time I have to shop for other financing and homes. I'm not sure WHEN my divorce will be final. She TOTALLY threw a wrench in my plans. Credit scores are so difficult to build and maintain. I am sorely disappointed in XXXX 's lack of integrity, organizational skills and character. She should have gone to farther lengths to ensure that MY plan was executed. She basically SAID one thing and DID another. I am not going to stop until those 30 POINTS that I lost IMMEDIATELY on my credit score are RESTORED!!!!

XXXX XXXX/Fearon Financial did not act in my best interest and in the end failed to provide me with the services for which I was charged. My initial contact was with XXXX XXXX, I Inquired with her, among many other things, as to what requirements there were of my HOA for my condo to qualify for a 30-year fixed rate refinance loan through their institution. She advised me, and ultimately misinformed me, that the underwriters would check to make sure that the HOA was not in financial trouble, and that they had a reserve fund. She made no mention of a very specific requirement regarding the percentage of homeowners delinquent on their HOA dues. However in the end, because of the XXXX XXXX XXXX XXXX requirement, they did require a maximum of XXXX % delinquent homeowners, which our HOA slightly exceeded. This is a firm requirement that is simple and easy to convey to prospective borrowers, which would then allow them to make an informed decision about proceeding with the loan application process. XXXX XXXX made no effort to protect my interests in this matter, and only acted in their own interests by pushing me to hurry and sign the application and deposit form without the proper information despite my efforts to obtain it. XXXX XXXX therefore did not act in good faith towards myself, the consumer. In addition to providing me with misinformation, XXXX XXXX also failed to provide an accurate appraisal of my property, despite charging a {$500.00} fee for such proposes. The document sent to me and purported as the appraisal of my condominium contains such substantial inaccuracies that it can not be considered an actual appraisal of my property. I have attached a copy of the appraisal, both as it was sent to me and with the portions that I was able to determine as inaccurate highlighted. Although there are many areas where the document is inaccurate, the property description is particularly egregious, as it is clearly not a description of my property what so ever ( e.g. my property has no hardwood floors, rooftop balcony, or recessed lighting ). This is clearly not a trustworthy document, and it is beyond any reasonable consideration for repair. In addition to taking money for services they did not provide, XXXX XXXX wasted my time, my energy, and my emotional fortitude as a hardworking homeowner trying to make ends meet.

On XX/XX/2020 I applied for a mortgage through Keller mortgage located at XXXX, OH. As with applying for any loan, I submitted all legal and confidential information. I immediately made plans and flew to Florida to locate the home that is right for me. I found a home and my realtor made an offer on same with the said pre-approval. I have a copy of my pre-approval from Keller Mortgage. The sellers approved my offer and I Immediately applied for the mortgage to purchase said home. I was then advised on XX/XX/XXXX by XXXX XXXX of Keller mortgage that I have been denied the mortgage. I was confused as I had received a pre-approval previously through the same company! Upon trying to understand why and how this could happen I was not provided with any reason. No professional reasoning for same. I was very confused and disheartened as I had provided this company all my private information, had paid to fly to Florida with this pre-approval in hand and wasted much time to be denied without reason. Mr. XXXX has been of no assistance at all to say the least. He has been unprofessional and not supplying ample reasoning for the denial. I met every criteria for this approval and now have to start all over after all this time to apply for another mortgage. I am confidant it is through no fault of my own for this denial. The house I was purchasing was less then what I applied for with the pre-approved mortgage, I meet the income criteria for same as well as hold an excellent credit score. XXXX XXXX has ruined my buying experience for my very first home in Florida. I did some research after this traumatizing order and I can see Keller Mortgage has many negative reviews that have suffered through same. As a XXXX XXXX for over 20 years, none of this made any sense to me or other mortgage instistutions I have consulted. While this has been a trying time for me with the unnecessary waste of time and money as well as lack of professionalism on Keller Mortgage and XXXX XXXX, I am extremely concerned and uncomfortable since this unprofessional company and unethical mortgage banker has all my confidential information.

The XXXX XXXX Add that i have attached below is a major violation of deceptive advertising, and in addition to this a violation of Fair Housing Laws. The add clearly states if you use Keller Mortgage it is more affordable. They can not make that claim, and the mortgage I was offering a client that was given this add was more affordable than the mortgage they were offering. Also XXXX XXXX clients are being forced to sign a piece of paper that more or less says they are aware that if they use Keller Mortgage for financing they would save money, but they are choosing not to. This is a violation on so many levels. In addition to this, they only offer this incentive to homebuyers of homes in excess of {$150000.00} which creates a fair housing violation, as they are not offering the same incentive to low & Moderate income buyers. It very well may also create disparate impact to minorities because a large portion of minorities in my area fall into the low to moderate income category and thus may not qualify for a home over {$150000.00} due to their income. the add I have attached is just one example of the XXXX XXXX and Keller Mortgages 's blatant disregard to mortgage laws relating to Deceptive Advertising, and Fair Housing violations. From their current business practices i.e. only offering their incentives to people that can afford a home over 150k and the documents they are having their clients sign which are corrosive at best,, to the blatant deceptive advertising. It is shocking, and the worst i have seen since the sub prime days. Companies have paid billions in files for far less than what Keller Mortgage, and XXXX XXXX are up to right now.

Keller Mortgage ( a subsidiary of XXXX XXXX XXXX ) is counting on their size and political clout to get away with deliberately deceptive advertising. They are also trying to force their real estate agents to steer their clients to the mortgage company by scaring them stating " you will face class-action lawsuits if you don't offer them the Keller Mortgage offer '' ( this is illegal steering ). This scare tactic was part of their recent Vision 2018 presentation where XXXX XXXX, head of XXXX XXXX XXXX is giving a motivational speech to his real estate agents. I know that the CFPB is now essentially gutted and will probably ignore my complaint, but I challenge you to do the right thing here. I will NOT be the only one reporting these violations. I realize that the CFPB is now beholden to the big banks and other billionaire buddies of XXXX. XXXX in charge of the CFPB is like the proverbial 'fox guarding the henhouse ', although I agree with Mulvaney that the CFPB should be accountable to Congress and should have it's budget controlled by Congress like other government agencies. The ads are recent ( within the last 2 weeks ). I am submitting fall under RESPA, and Fair Lending laws ( the ads demonstrate 'disparate impact ' by requiring loans over 150k, thereby discriminating against lower-income areas and minorities who disproportionately occupy these areas ). They fail to disclose APR, and other key terms as required. Once a real estate agent places such ads, they are acting as an MLO and required to possess and disclose their NMLS number and of course, those are missing.

I want to report to the CFPB, and warn other potential customers, about the worst possible experience with " XXXX. '' Based on my experience, I believe this company is a scam. I have secured at least a dozen mortgages/refinances in my lifetime, and this was the worst experience ever. Do not use this company under any circumstances. I applied for what should have been an easy refinance in XXXX 2016. As of the end of XXXX, XXXX Mortgages had still not gone to closing on the loan. This was a loan to value ratio of only 45 % as the property appraised for more than twice the amount I was borrowing. I was exceptionally well qualified. I provided over XXXX pages of documents, and replied to every request for information within a matter of a few hours. There was absolutely NO delay on my part. After collecting my {$500.00} deposit, XXXX would disappear for days or weeks at a time, or would keep digging deeper into the documents to ask yet another question. There was no end to the delays. The loan supervisor admitted that this should be an easy loan, that I was exceptionally well qualified. I reached a point where I was calling everyday. This became my second job! After three months, and no closing in sight, I told XXXX that I just wanted my {$500.00} deposit back and that I would get a mortgage elsewhere ( which I easily have done at a local bank ). XXXX approved the {$500.00} refund and even sent me a " receipt '' for the {$500.00} credit to my credit card. Guess what? I still have n't received the credit! Another fraud. This company should be shut down.

Respected Sir/Madam, Below was the situation I'm forced into during the Mortage Closing by " Keller Mortgage LLC ''. I've started my home mortgage loan application with Keller on XX/XX/2020 and the initial Mortgage Insurance ( MI ) amount was quote as {$110.00}. Later, we have scheduled the closing and title transfer on XX/XX/2020 at XXXX XXXX PST. The Keller Mortgage sent the Closing Disclosure ( CD ) on XX/XX/2020 and the mortgage insurance mentioned as {$110.00}. On XX/XX/2020 at XXXX XXXX PST, Keller Mortgage issued an update to the CD with a mortgage insurance increase of {$120.00}. There's a difference in the MI that I've noticed at the title office while reviving the documents. As per the title officer, I need to sign the document right now to get the loan and talk to the mortgage company later to resolve the same. I don't have the time to resolve the issue at the title office hence I've been forced to sign the documents. After coming home, I've contacted the loan officer and his supervisor regarding the increase in the MI but after a couple of days of conversation, I was told that the loan has been closed and there will no changes anymore. I really felt frustrated and helpless due to the loan officers ' mistake and how they handled the situation. Please let me know if you need any further documents. Thanks, XXXX

A licensed realtor in Hawaii is advertising on XXXX as a lender when he is not a licensed mortgage loan officer. This is deceptive as I think he is trying to obtain buyer leads by falsely claiming to be a lender. Also there is no NMLS # listed on the ad in XXXX until you click through the 14th page of their disclosures and complete their " application '' online first. Agents name : XXXX XXXX email : XXXX ph : XXXX Additionally, Keller Mortgage is licensed in Hawaii through their real estate agent : XXXX XXXX of the XXXX XXXX office NMLS # XXXX. She is getting paid twice on the same transaction as a real estate agent and mortgage loan officer. That is not allowed per CFPB rules as well as allowing other XXXX agents in Hawaii to falsely advertise for " pre-approval '' when they are not licensed because XXXX XXXX is open only because she has a MLO license.

I started the home buying process with Keller Mortgage. I was told they would pay my closing costs and prepaids and had various other items they would take care of for me. When I found a home for {$85000.00}, they told me they were not able to assist me with my closing costs as the loan was not profitable enough and they advised me to seek another loan with another company. I feel this is deceptive and they are only marketing this " paying of closing costs '' to those loans {$150000.00} or higher, as mentioned on their website. It is almost like they are redlining, in that they are steering away from the lower priced homes and not offering the same benefits to those people like me.

XXXX XXXX is marketing for Keller Mortgage in a non compliant and deceptive manner. I have attached and ad found on Facebook. This is from a XXXX XXXX agent and is marketing Keller Mortgage without stating who is co-marketing ( Agent is paying 100 % of the marketing to generate the leads for mortgage ). Savings are being offered but not disclosed where those come from and who is providing them. The ad fails to mention there are ZERO savings if you don't use a XXXX XXXX XXXX and still use Keller Mortgage. The ad fails to disclose there are ZERO savings if the mortgage is under {$150000.00} ( Disparate Impact ).

XXXX XXXX continues to skirt around the CFBP RESPA guidelines we all have to adhere to. We have been extorted by there vendor program for years and now they are blatantly incentivizing agents to refer buyers to Keller Mortgage. Offering profit sharing bonuses, discounts to customers and not disclosing an affiliated relationship. This is illegal yet it seems there is no recourse. Why is it that the rest of us lenders have to follow the rules but Keller is not only allowed but incentivized to steer customers and illuminate options for consumers?

This is one of several advertsisements I have seen lately. It seems all that XXXX XXXXXXXX is arbitrarily running advertisements for mortgages and feels they are exempt from Fair Housing Regulations. This is DECEPTION at its finest and due to the number of these types of advertisments lately it seems XXXX XXXXXXXX is aware and has done nothing about it.

I am sick and tired of XXXX XXXX running rough shod over existing laws for disclosures. They are steering people ( quite illegally ) to their product, instead of truly representing their client and making sure they have choices. There is no disclosure of rate, APR and other required terms in this advertisement and that's just the tip of the iceberg when it comes to what Keller is trying to do. I will not rest until this is addressed and addressed publicly with force!!!

How do they come up with these figures. They advertise No Lender Fees and a {$1000.00} Off Closings Costs. How does that come up to {$4500.00} to {$6500.00}??? I would imagine the typical lenders fees would be {$1000.00} with an additional {$1000.00} credit that's more like {$2000.00} where are they coming up with {$4500.00} to {$6500.00}?? I don't understand the math.

I have a client that went shopping for interest rate quotes for an upcoming purchase and got an email from a loan officer at XXXXXXXX XXXX that contained illegal information. Keller XXXX Mortgage is advertising to consumers that they can guarantee lower rates, costs, and savings on their mortgages without any apr disclosure, or how they are doing it.
