Escrow of West and agent XXXX are in breach of contract to administer escrow as detailed within a XXXX page document describing customary duties of escrow, titled " Instructions of Escrow '' as provided to buyer on XX/XX/2023.
Multiple " good faith '' attempts were made by the buyer to Escrow of West for corrective action and to provide explanation as to why customary fees were being categorized as " extraordinary '' ( page XXXX, item XXXX ) and charged as additional escrow " junk fees '' commonly labeled as admin, archive, overnight, loan tie-in, environment, document, email, correspondence, record, etc.
The principal escrow fee at {$3.00} per {$1000.00} is already XXXX % higher than market and sufficient to cover the customary activities of escrow as this is a simple cash purchase. A partial courtesy credit was provided but is not sufficient as this practice of overcharging the client with " junk fees '' needs to be penalized and eliminated.

Thru the purchasing of a new condominium thru auction I was required to pay to Escrow of the West my first and second half property taxes for 2014. The second half taxes went unpaid due to Escrow of the West refunding another homeowner my tax money into this homeowners impound account. Escrow of the West instead of making another payment for second half taxes is relying on this homeowner to make my payment. It is very unethical since I have no relation to this homeowner and they do not represent Escrow of the West. I gave Escrow of the Weat the money to pay the taxes and they have not followed thru. The taxes are delinquent and I need this resolved asap.
