To whom it my concern, My name is XXXX XXXX XXXX and this message is regarding the terrible service I received from a broker working for eMortgage Funding LLC in Michigan. My assigned LO ( Loan Officer ) was XXXX XXXX. In the beginning, working with XXXX was okay. That changed shortly after I went under contract on a home I fell in love with. I noticed a communication problem when I was asking a question ( through text message ) and he didnt respond to it, yet replied 3 days later about my loan. My question was answered WEEKS later and my husband was the one that ended up just asking him. He called to let me know I had to mail in a check ( {$500.00} ) for the appraisal but he told me his company is paying for it and it would only be cashed if I did not close on the home. I ended up paying for it which is fine but why say that?? He didnt send me the address for the appraisal check ( like he said he would through email ) until a week after my last phone call with him and that is only because I asked for it. There were issues with the mail so they ended up ordering the appraisal anyway and XXXX also told me due to me not being happy with working with him, he would pay for the appraisal himself. Again, that was false. I could sense he was upset that I contacted another VettedBroker regarding him but as a veteran I try to follow the chain of command. XXXX communication was not only poor with me, but my realtor as well so I contacted another individual who is one of the leaders of the XXXX XXXX. In this business emotions should be left at the door and I should have not received reprisal because I was dissatisfied with XXXX. It went downhill from that. Communication was terrible. Me nor my realtor would hear from him for days. Clearly, he has an issue with my realtor because he ignores his calls and texts. How I know this is because I see XXXX posting several times on XXXX answering several different peoples questions yet isnt replying to me nor my realtor. Also, he would only contact when he wanted to instead of responding. That is highly unprofessional, so I decided well I must do this on my own. I called several different people ; other brokers, the underwriter, the appraiser ( nobody told me LOs arent allowed to speak to appraisers ). I let XXXX know that I gave him authorization to discuss any and everything with my realtor. I know nothing about buying a home, so I dont see as to why XXXX continued to ignore my realtor. My realtor has plenty of texts, emails and calls trying to reach XXXX with no response. Also, talking on the phone is much better and more professional than wanting to text all the time. Things become misunderstood and confusing via text/email, so it is best to talk on the phone, but it seemed XXXX didnt want to do that. Yes, XXXX just had a daughter, but if he was too busy to handle my loan he should have communicated that with me so I couldve chosen someone differently or he should have passed it along with someone else. Later I realized that I had to buy down my rate in order to get the home I wanted and I wasnt expecting that. When I got my preapproval, it should have been an amount I am approved on WITHOUT having to buy down my rate. That way I could have looked for a cheaper home or make the decision on my own instead of waiting until Im already under contact and close to closing. Not to mention on my closing disclosure it showed that I would be responsible for covering the re lock fee ( rate had to be re locked due to closing delay which comes with a large fee ). That is highly unfair considering the delay was not my fault AT ALL. My husband asked XXXX if I would be responsible for that fee ( the CD wasnt final ) and no response of course and I even told him I am refusing to cover that. Again, the communication was terrible so if something happened due to no fault of him, I nor my realtor would not have known because he did not communicate that. A lot of this could have been avoided with the proper communication skills and not having emotions as a barrier because I decided to call multiple people to try and help me with getting this home. Throughout this I did some research and talked to MULTIPLE professionals and they all agree I was treated poorly, that I should have been compensated in some way, that this is not my fault, that XXXX did a terrible job, etc I even explained COVID and XXXX having a baby, but it is still highly inexcusable. I hate for this to have happened to me. Ive seen 2 other bad reviews online ( after all of this ) about XXXX and I can relate to them especially the review from XXXX XXXX. The other is from a disabled veteran and I too am a disabled veteran, so I feel for him.

From : XXXX XXXX, XXXXXXXX XXXX XXXX XXXX XXXX CA XXXX Re : Elder Abuse through misrepresenting home loans and soliciting false claims. My name is XXXX XXXX, I am XXXX, XXXXVeteran. I suffer fromXXXX and facilitatesupport groups for veterans with similar conditions. I am honorable and generous in nature, however through thesetransactions I have been severelydefrauded, emotionally, and financially injured as a result of the predatory business practices of the company EMORTGAGE FUNDING. I need your assistance to seek restitution against these companies. Facts andDetails : In XX/XX/XXXX, I was solicited by XXXX XXXX of EMortgage Funding by telephone, they were soliciting a cash-out loan for my dwelling. This company began collecting my information and promised to provide a loan at 4.75 % with a loan amount of {$270000.00}, that would have paid off my dwelling, car loan and small bills, and would provide a {$22000.00} cash out to me, closing by the end of XX/XX/XXXX. This agreement was signed with a notary on XXXX XXXX. I was told the loan was approved XX/XX/XXXX, XXXX was then advised by XXXX XXXX XXXX NOT PAY my XXXX mortgage payment because we would close the loan on XX/XX/XXXX XXXX, XXXX. On XX/XX/XXXX, Emortgage directed me to sign an additional set of papers with a notary. XXXX did not disclose any changes in terms to me, so I thought I was getting my original amount that was approved in XX/XX/XXXX. Warrentold me over the phone that he needed to resubmit these papers to get the loan going to obtain original loan amount of {$270000.00}. On XX/XX/XXXX, I understood that the loan was supposed to close. I was advised earlier by XXXX XXXX to not pay my mortgage payment, and on the XXXX my mortgage became delinquent. I was never notified that the loan was not closing. I was also not contacted from Emortgage between XX/XX/XXXX and XX/XX/XXXX. They left me hanging without any notice, calls, emails or details that my loan had not been processed. I was getting more and more confused because Emortgage would promise one thing and not deliver anything. They failed to communicate anything after my second signing on XX/XX/XXXX I received a phone call from XXXX XXXX on XX/XX/XXXX. I was again solicited by XXXX XXXX saying he could close the loan. He never disclosed the change in the rate or loan amount to me. XXXX stated that he wanted to write one loan now, and then write a new loan six months later, however this creates a situation where I would pay closing costs ( and profit to them ) twice. XXXX said he would contact the notary and prompted me to sign these new documents. Upon reviewing the new documents with the notary, the loan terms and amount of loan were changed where they did not fully benefit me, and I rejected them. I then called XXXX at Emortgage over 20 times, and there was never an answer from a live person, only an answering machine. Ultimately EMORTGAGE FUNDING never performed what they stated. Because of the malfeasance ofthe eMORTGAGEFUNDING, XXXX XXXX, and XXXX XXXX, Ihave been defrauded, misledand incurred significant damages financially and emotionally. The damages I have incurred : XXXX XXXX my credit reportof a Late paymentdue to EMORTGAGE FUNDING advising me to not pay my mortgage.This could also create a risk of foreclosure. -Multiple andunnecessaryhard inquiries on my credit report, creating a deficiency in my credit score. -I have been misled, misrepresented, and lied to, which has caused me emotional distressand fatigue. -This experience has caused tremendous stress resulting in XXXXXXXX XXXX and making my XXXX XXXX more prevalent. XXXX have lost money from Appraisal inspections, I also paid down my credit card debt at the advice of EMORTGAGE funding in order to lower my loan rate. This extinguished my financial reserves. XXXX had to transfer the loan title out of XXXX XXXX XXXX which incurred costs. -I am basicallynow in a greatly diminished capacity to attain a loan from another provider. Please let me know what I can dotoenlist your help in seeking restitution from this company for their fraudulent tactics.If you feel there are any additionalagenciesI can submit this claim totooget assistance, legal or financial, I would greatly appreciate your referral. Below is my email to the company as the officer refused to continue talking to me on the phone to resolve the issue. Dear Mr. XXXX : On XX/XX/XXXX my husband and I signed a legal document provided by a Notary Officer from your company on the agreed terms of our loan to refinance our property at XXXX XXXX XXXX, XXXX, XXXX as discussed over the phone with an interest rate of 2.25 % for 15 years. This rate was locked and we had a plan to close at the end of this month. On XX/XX/XXXX your office called me that we will be closing on Monday XX/XX/XXXX and I demanded for the final documents to go over it before Monday. When the document was shared, I noticed that the rate was changed from 2.25 % to 2.27 % with no prior information. I informed XXXX about the new rate and he promised to contact you to find out what happened. I never heard from you or XXXX regarding my concerns, even in exchanged emails regarding the other property which will be a different topic, I continued to ask for explanations which you never put down in an email except for the XXXX documents asking us sign. Today, XX/XX/XXXX, I called you regarding the Closing and the interest rate that was changed, your explanation was that the lender/underwriter changed the rate when my loan was presented as a second rental property ( which you have all the details ) prior to providing us with the rate of 2.25 %. I told you that this was illegal practice because as long as my rate is locked, a lender can not change my rate as long as we closed at the agreed upon date. As soon as I told you the illegality of your action, you decided you were not going to continue to discuss with me over the phone not to implicate yourself and went ahead to void the XXXX. At this point, I am asking you to follow due process to reinstate my loan terms as agreed and take me to Closing by the end of the month. I have also copied the Consumer Protection Office of my county to seek a mediation first before any other legal recourse because I believe this is a federal crime. Many thanks XXXX XXXX

My name is XXXX XXXX XXXX # XXXX XXXX. I refinanced a mortgage through eMortgage LLC based out of XXXX MI. when i started my loan they told me that they would take care of the appraisal cost of my loan. On closing day my loan officer told me that he would have his company write a check the following Monday. He said this after I question why the appraisal cost was still on the loan documents. I asked if there was anything I needed to do to remind him or to make sure it happened that Monday. He said no. I waited over a week and asked him if they had sent the check and he said no, because they hadn't been paid for closing the loan yet. I waited a few weeks later and he pretty much ignored my texts and calls. finally I reached out by text informing him that I would be filling a formal complaint with Consumer Finance and XXXX if he didn't make it right. He reached out immediately saying give me a little time. He said he would probably have to pay for it out of his pocket once he got paid and his supervisor did not want to pay it now. He said he got paid on the XX/XX/XXXX. I asked that he reach out to me on or before that date to let me know if his intentions were still good. He said he would, but due to this complaint he has not done so.

I refinanced my condo in order to remove it from a VA loan because I was purchasing another home using VA. The loan XXXXfficer submitted the paperwork as a primary home although I brought it to his attention on a couple occasions and his reply was that it would be fine to refinance it that way. He also indicated that at the time he has four homes financed this way and it would not be a problem for me. Well .... When I went to purchase the new home, it was problem. I now had to refinance the condo again in less than a month and this time pay out all of the closing costs out of pocket. To include I had to produce the fact that I had over XXXX in the bank to secure both properties. I have reached out the loan officer and his boss several times asking for Errors and Omissions XXXX & XXXX XXXX information so that I can file a claim to be reimbursed for this mistake. To date I have not received this information nor a call from either of them that let 's know what is happening with this request.

E mortgage funding LLC XXXX ID # XXXX XXXX XXXX ( on paper work not sure who that is ) but was dealing with XXXX XXXX eMortgage Funding XXXX # XXXX A home inspection was done on the property of which I paid {$600.00} dollars for outside of closing prior to closing date. This amount was not shown in the final closing statement in column POC so this did not come off of my closing cost Second- appraisal was also paid out side of closing as shown on closing disclosure and I did not receive a copy of my appraisal 3 days prior to closing and still as of yet have not gotten a copy. Ive contacted the company on numerous occasions and XXXX for a long time and have never received a response from anyone. Id like a copy of my appraisal and a refund of {$600.00} from my home inspection. My closing was on XXXX XXXX and still yet to receive a response from anyone after attempting to contact over and over again in regards to these matters.

From day one when I was contacted by EMortgage I was guaranteed I would be getting a loan with lower interest rates, lower payment, my debts paid off and cash to do upgrades. I was intentionally mislead, deceived and straight out lied to throughout the whole process in order to get my to agree at closing to a loan I can't afford and debts they refused to pay as agreed leaving me in financial detriment and going to lose my home. It was fraud and they knew it. They then immediately sold my loan so they have no more responsibility to pay what they agreed.

eMortgage Funding LLC is calling me via XXXX XXXX from a credit pull I had from another broker. They have called 4 times, each time I clearly say to opt me out and put me on your do not call list. Each time they hangup on me, and then I get another call the next day. Each time they call from a spoofed number that is different. An audit will need to be conducted to uncover their calls to XXXX XXXX at XXXX XXXX XXXX. A review of their call recordings will show the blatant disregard for compliance.
