Like many others, I too refinanced my personal home mortgage from my previous lender to Embrace Home Loans ( EHL ) to be my new lender. 3 years later, EHL transferred my mortgage note to a XXXX XXXX company to service my account. This is when the issues began. Here they are in chronological order : 1 ) The new service could not accept my automatic weekly payments. I prefer weekly payments because it adds an additional deduction to the balance per year. I did n't say anything at the time because I do n't like to cause trouble, and I could live with a monthly payment. 2 ) Then, I lose my job. It took me 7 months to find another. I still maintained ALL my monthly bills for 6 of the 7 months but I ended up on a different pay cycle and fell behind 2 months on my mortgage payments. These two months continued behind for the entire year of XXXX. I XXXX point, I even asked the lender for assistance. They sent me an application that took some time and money in finding printing, copying and faxing of documents. While I continued to communicate with lender and follow their representatives instructions, they declined my application for assistance anyway. Their reason was because I was not far enough behind on my payments ( yet I had been struggling to keep the lagging two months every month for several months ). So, even though I had followed their instruction, which was apparently inadequate, they denied me any assistance. 3 ) As I continued to struggle with the monthly payment ( still two months behind ), the lender 's system would not allow for me to make a payment by phone or online due to the fact that I was behind on my payments. I would forcibly have to snail mail a paper check. Then, to add insult to injury, I would notice my check being cashed by the lender but not applied to my account for days, even weeks. When I would finally get to talk to someone over the phone, they would inform me that the check had been received and cashed, just not applied to my account. When I asked why, they would all give me a different nonsensical reason. 4 ) This is the final blow. So, this year XXXX XXXX XXXX, I finally pay the lagging two months and catch up to being on time and start making regular monthly payments ( and not behind payments ). Now, I am being told by the lender that I must pay a new higher monthly payment because of my escrow account needing more money due to the fact that my property tax has gone up. The monthly payments goes from {$840.00} to {$1000.00}. XXXX. That is a monthly increase of {$160.00} ( or {$1900.00} per year ) to my mortgage lender and it all goes toward escrow. After investigating the issue, I found that my property tax went up by {$200.00} but my Insurance cost dropped by {$120.00}, making a total YEARLY increase to my escrow of {$77.00} ... YEARLY!!! Why are they increasing my escrow by $ XXXX/year??? 5 ) I spoke to another rep ( by the way, they are all useless, some of them ca n't do simple math ), and after 30 minutes of skirting, she finally transferred me to a supervisor who said she would send for a " review of my escrow account '' and yadda yadda yadda. I told her that I just needed her to tell me how to submit a request for the lender to stop collecting escrow funds with my monthly payment. I had done this with my previous lender, I paid my own Insurance and taxes and I preferred to keep doing so, because it was obvious that it was not in my best interest to continue to allow for them ( the new lender ), to continue taking advantage of me. She gave me the details which included the words " Review '' and " Approval ''. I explained to her that I was not asking for their permission, I was submitting a " Request '' as a formal document in writing for it to be recorded ( as on the record ), and not for a " Review '' or " Approval ''. I also explained that if they did not release MY money to ME, then I would follow up with legal action against them, and I will ... This is just the beginning. I will bring as much light to this issue as I can and will not stop until they have complied with my request and if needed, to pay for court and legal fees at the least. 6 ) I did submit the request in writing on XXXX XXXX, XXXX which they received XXXX XXXX, XXXX. I have received their response today, XXXX XXXX, XXXX and they have denied it. That brings us to date. I believe that their right to secure and collect payment should not cause or put any undue hardship on my right to protect my interest and financial well-being and it has. Either through purposeful intent or thoughtless mistake ( negligence ), this lender has mismanaged my hard earned money and has unnecessarily made it more difficult for me to maintain my responsibility and obligation to the repayment of the loan on my personal home/property. When in fact, my only obligation to this company is the repayment of the loan by a monthly payment of principal and interest ( approx. $ XXXX ), yet if I do n't pay them an extra {$260.00} each month, they will call my loan in default ... Why? who gets to say which part of the total monthly amount of {$840.00} is not being paid to the loan? Now they want to increase the escrow monthly amount to {$420.00}, for a total monthly amount of {$1000.00} ... Again, of which, only {$580.00} is my obligation to the lender. I understand that some people prefer/need this service, but I do not. I have not given any reason for the lender to doubt my ability to manage my own money, I kept up all my monthly bills thru the 7 months of unemployment and even caught up with my mortgage payment, with no assistance from the lender ( who actually made it harder ), which by the way, would have been a lot easier if it did not include escrow. Their is absolutely no rational reason/relevant reason as to why they have the right to collect funds for escrow from me or any other person unless they have PROOF of good cause, for example, if I had failed pay my property taxes or property insurance, which I have NOT. Other than that, there is no other reason. I have maintained my obligation with this lender since XXXX and if I want to stop sending them MY money for them to hold in escrow, I should be able to do so by simply notifying the lender in writing so they can have it on record. This is a Formal Complaint for the record. I just want it logged for future use by me and/or any other borrower whom may need it. Thank you, XXXX Borrower

My name is XXXX XXXX, a XXXX veteran and government employee for over 20 years service. I am writing your organization pleading for help as well as an investigation on what has been a horrendous 6-month ordeal for me and my new fianc. XX/XX/2020, we considered getting engaged and decided to look for a larger home. Our relator XXXX XXXX showed us different homes and due to our budget advised us of the upfront savings we could have considering a newly built home. Shortly afterwards, we visited XXXX XXXX built my XXXX XXXX. XXXX represenetive, XXXX XXXX showed us the property and due the benefits of VA loan reiterated the upfront savings we would have building a new property. XXXX assured us that we would only be responsible for a {$4000.00} earnest deposit, of which was to ensure were serious about the purchase and that check would be refunded back to us at closing. We were also told that additional savings of {$8500.00} closing cost would be taken care of by XXXX. We were advised of the stipulations of the agreement of which we would have to list and sell my current home by a certain dates as well as pre-qualify with their lender. After consideration we agreed to the offer and paid the earnest deposit. We had also been pre-qualified with their chosen lender. In a few months after the pre-qualification, we had kept our end of the contract and listed and sold our home within the specified time frame. We were then contacted by the lender advised that we were not qualified anymore because I had been in a loan modification and was now ineligible due to. I assured him that was an error and that had not been in a modification and regardless was told I no longer qualified. I went back to XXXX of which XXXX then told us that he had gotten approval to honor the agreement with any lender we chose. We immediately found another lender, XXXX XXXX on XX/XX/XXXX who pre-approved us with no issues even at a better interest rate. The previous lender then found and error they made as we advised them and then tried to come back and continue business after they had rudely treated us. We had another hard inquiry on my credit report but other than that XXXX had been very professional and had worked diligently to ensure our loan process was timely, so we happily continued working with him. Around XX/XX/XXXX we were notified by XXXX that XXXX was nullifying their previous agreement and to continue to have the {$8500.00} of closing cost I would have to go through another of XXXX chosen lenders, Embrace Home Loans. XXXX XXXX was the loan officer and I unwillingly gave him authorization to run my credit again when I had absolutely no problems with our current lender. I was told for the third time that I was pre-approved, and this would be a simple procedure. XXXX also let me know I was only 4 points away from an even better interest rate. Since then, it has been a complete nightmare. I have been under the impression that due to the changing value of the home since the pandemic XXXX has been trying to push me away intentionally. We were notified that we would not be getting the {$4000.00} earnest deposit back. I have purchased homes in my past but never have I been made to give 12 months of bank statements. I was told I am not allowed to redact ANY of my personal information off my bank statements down to the price if gas and a cheeseburger. I was accused of not providing correct information of my child support and that I was delinquent on the payment. I have been not only proudly taking care of my children I have been employed with same employer for over 10 years. I had also supplied several of my government pay stubs that showed child support had been continually taken out of my check and the exact same amounts on each check. I provided several documents from the attorney general, all of which proving I have not been delinquent. I was finally told they understood my payments and then other issues arose regarding bills that I have timely paid. At the time of pre-approval, I owed {$600.00} on my XXXX account and regardless of providing bank statements as well as XXXX account statements, I was then delayed and ridiculed of why I made a monthly payment of {$40.00} of which was left on what was then a {$70.00} balance. I asked XXXX to pull my credit due to me attempting to pay down debt to qualify for the 4 points I was away for the possibility of a better interest rate. My score went up over 20 points and did not complain when I was then told I would not get a better interest rate, however more delay and issues arose from my efforts of paying on time monthly bills. I was then advised the latest issue was two cards : XXXX XXXX and XXXX XXXX XXXX XXXX, one having the limit of {$7000.00} the other {$5000.00}. The amount owed on my credit report reflect {$10.00} for one {$5.00} the other. As if that isnt awful in its on regards, I am also only listed as an authorized user on those accounts and have never once held a card for them. This can be verified on my XXXX credit report as I have also submitted to them. This has all been coupled by the constant delays and changes of the closing date. One of the reasons we had been provided was we had as design meeting of which we requested 2 HDMI cables. We contacted the office, XXXX and our relator countless times for over 3 months. We were finally told they install the 2 HDMI cable, however it delayed the closing date 2 more months. These delays have cost us money from extending rental agreements, to extended storage facilities. This has also delayed my finance on starting a job she was most recently offered because we can not trust anything given to us from the builder nor lender. I ask for not only a full investigation into the frivolous constant issues as well as invasions of my privacy but also a comparison on what other applicants do and do noy have such horrendous encounters.

We have our mortgage through Embrace Home Loans, and it is serviced through XXXX XXXX XXXX XXXX. This current mortgage was originated on XX/XX/XXXX, with the original loan amount at {$170000.00}, and the first payment was due on XX/XX/XXXX. For this loan, as we had done for some of our past mortgages, we again employed the services of XXXX XXXX ( XXXX ' ). This program was set up such that XXXX would pull a set amount out of our checking account each payday and to make the mortgage payments for us - all in advance of the due dates. This was set up and was working without a problem until one evening when I received a collection call from XXXX stating that my mortgage payment was delinquent ( which funds had previously been deducted by XXXX XXXX and forwarded to XXXX ). The next day I called XXXX XXXX and found out that XXXX had 'changed their procedures ' and was no longer accepting electronic payments from XXXX , forcing XXXX to make all such payments by paper check. In switching over to paper checks, I determined from XXXX, they also had longer wait periods so as to make sure that my funds did not bounce. These delays caused my payment to be received late. I believe at that time I did speak with a representative of XXXX, and they did waive the late fee due to the circumstances. So that we would not have any further problems, we discontinued using XXXX. I set up bi-monthly payments through our bill pay service with our bank such that the XXXX payment would be paid 1/2 on XX/XX/XXXX, and the other half would be paid out of my XX/XX/XXXX check. I advised XXXX as to what I was doing and at that time filled out their payment logic form and returned it to them. But our problems did not stop. Every month I would get a phone call and/or an email stating that our payment had not been received. Each month I had to call XXXX and explain that the payment had been paid in full by approximately the XXXX of the month. Evidently they ignored the prior payment logic request and I was asked filled out a 'new ' payment logic form for XXXX on XX/XX/XXXX. I did complete the new Payment Logic form and submitted the same back to XXXX on XX/XX/XXXX, a copy is attached. The new Payment Logic, as it was explained to me both verbally and in writing, stated that as long as my monthly payment was paid, they would allow prepayment up to one month in the future before any excess funds ( payments ) would be credited as a principal reduction. Basically my partial payment would be held in suspense until they received the full amount ; which would then be properly credited to our account. This has not happened. Every month my payment is misapplied. Every month I get collection calls from XXXX and must go through the entire ordeal with them. My mortgage payments are never late - they are paid in advance. I've asked that they note my account as to my payment schedule - which I do not know if they have done, but I continue to get calls and emails monthly stating my payment is 'still due '. I got another of those emails this morning ( XX/XX/XXXX ), when the 2nd half my XXXX payment had by XXXX on XX/XX/XXXX. Every time I talk with XXXX, they explain that they do some type of 'sweep ' of the accounts each month and pull over all funds in suspense - which is the direct opposite of the Global Payment Logic/Default Logic applied to all accounts. They then look at my account, see the mistake, and take steps to reverse the misapplication. It is usually at this point when the representative tells me that this would not be happening if I agreed to use their bi-weekly payment service. I do not get paid weekly or bi-weekly. I get paid twice a month on the XXXX and last day of the month - therefore I need to have the payments anchored to those pay dates. I feel that we are being pressured to use XXXX 's bi-weekly payment service due to their 'change in procedure ' which initially caused us to cancel with XXXX. We have never missed a payment, even when we switched from XXXX to making the bi-monthly payments through our banks bill pay service. I also feel that they are discriminating against us in that they offer weekly and bi-weekly payments, but now are saying that they do not have any other way to handle the bi-monthly payments - even though their Payment Logic form has been filled out and sent to them twice! At one point in time, I was so frustrated, that I did contact our lender, Embrace Home Loans, and asked for their help. That helped for the current month, but thereafter XXXX still continued to misapply our payments. I feel that XXXX 's continued monthly misapplication of our payments and monthly ( wrongful ) harassment is leaving us no choice but to seek a refinance with a completely different lender. If we do this, then we will lose a great interest rate of 3.875 %. Additionally, I am very concerned as to how their misapplication of payments will show on our credit reports. Lastly, I feel that WE should not be the ones that must absorb additional loan fees, closing costs, or additional interest ( higher rate ) to just get away from XXXX. Can you please help?

On XX/XX/XXXX I entered a CONSUMER CREDIT TRANSACTION with EMBRACE HOME LOANS to use my VA GAURANTEED HOME LOAN BENEFIT. I submitted an application with XXXX XXXX XXXX via telephone. After furnishing all required information needed to start the process, XXXX XXXX stated that he would get back with me if he ran into any issues. XX/XX/XXXX I still haven't heard anything from XXXX I sent a text message just reaching out saying I heaven t heard from you, everything ok His reply I'm sorry running behind because of the holiday weekend. I sent your scenario over to the VA underwriter. I am waiting on a final verdict but I think your credit score is below min required right now. Ill follow up. My rely No worries. XX/XX/XXXX - XXXX I still havent heard anything from XXXX. on the afternoon of XX/XX/XXXX I reached out to XXXX to touch base to see what my next plan of action should be no reply. That same day I had a conversation with a friend of mine that referred me to XXXX. I told my friend what had transpired and that I never heard from XXXX, he stated that he would reach out to XXXX to see what was going on. From XX/XX/XXXX to XX/XX/XXXX no response from XXXX XXXX. XX/XX/XXXX I get a phone call from XXXX, I couldnt answer the phone at the time so he left a voice mail stating that that my credit history was insufficient and my husbands score was to low. I returned his phone call that same day to talk about the voicemail he left.In summary me and my spouse didnt meet the companies credit standard. I did request for XXXX XXXX to send me the denial letters so I could look over them myself to see what they based their decision off of. XX/XX/XXXX I was able to talk to a compliance officer ( XXXX XXXX ) in regards to the decision that the underwriter ( XXXX ) came to. In conclusion of phone call he said the same thing that XXXX XXXX said that both me and my husband 's credit scores/history didn't meet the companys internal standards and or policy and he has been doing loans for a long time and that the companies standards and policy complied with the ECOA ( Equal Credit Opportunity Act ). According to XXXX XXXX and XXXX XXXX, me and my spouses credit score/history didnt meet the the creditors internal standards or policies for meeting the companies credit standard which I pursuant to the ECOA ( 12 CFR 1002.9 ( b ) ( 2 ) ) is an insufficient reason to deny and application/applicant. I also mentioned to XXXX XXXX that I would like to apply for the loan under my name which I understand that it would be considered individual unsecured credit transaction. He insisted that I add my spouses income because my compensation from my VA Disabilty Benefit was insufficient. 12 CFR 1002.5 ( d ) ( 1 ) states If an applicant applies for individual unsecured credit, ( I did tell XXXX XXXX that I would like to apply with my information only ) a creditor shall not inquire about the applicant 's marital status unless the applicant resides in a community property state or is relying on property located in such a state as a basis for repayment of the credit requested. If an application is for other than individual unsecured credit, a creditor may inquire about the applicant 's marital status, but shall use only the terms married, unmarried, and separated. A creditor may explain that the category unmarried includes single, divorced, and widowed persons. I did mention to XXXX that I was looking to purchase in the XXXX, NC area but with recent consideration I decided that I would the to stay in Virginia. Virginia and North Carolina are both NON-COMMUNITY PROPERTY STATES therefore XXXX violated the ECOA by asking about information and considering my spouses obligations on his credit report to make the credit decision, as mentioned before solely basing your decision on a credit score/history is a insufficient reason to deny an application/applicant. So as a XXXX XXXX, XXXX XXXX, XXXX WOMEN I strongly believe I was treated less favorably than the other applicants which is a form of discrimination defined in the ECOA. As a COMPLIANCE OFFICER it is your job to make sure that the companys practices is in coherence with FEDERAL LAW and XXXX XXXX failed to do as such. These are just a few laws and regulations that the companys practices XXXX and XXXX XXXX have failed to comply by and may still be violating these laws with other applicants.

XXXX XXXX XXXX XXXX XXXX of embrace home loans was the service or on my loan and when I lost my job and {$12000.00} a year the first time in my life I needed to get mortgage help. They told me that that would be no problem with my FHA loan which had mortgage insurance on it but they said I had to be three months behind on my payments in order for that to go through. I need you to understand I was not late yet on my mortgage I just couldnt see not having enough money and was trying to resolve the issue prior to being late. They said no you wont be late you have to just send us the modified payment and I said well how comes Im still getting statements from the mortgage company saying that my account is delinquent why are you guys not applying the money to my loan when I was paying you every month the amount that we agreed on that was gon na be my new payment amount. You stated that you can apply it until the loan goes through the modification. In the meantime I said I dont want this to go against my credit and my credit is excellent and I wan na keep it that way thats why Im contacting you for assistance. They proceeded to say oh everything is fine dont worry about it we got this under control nothings gon na happen to you it just has to go through so low and behold. The day before or weeks before I forget exact I got a letter stating that my loan has been sold to a another servicer so I would need to make my payments to them as of the third granite they sold my old loan not the modification loan so the new mortgage and servicer was calling me stating that I needed to make a payment that was my old amount not the modified amount and they could do nothing about it and then requested that I filled out another loss mitigation application.. that new company is named XXXX XXXX XXXXXXXX XXXX XXXX either XXXX Texas or California I dont know they have multiple addresses on other documentations and multiple phone numbers I dont even know if its a legit company and now my credit report shows those late payments as in delinquent so I can now not remortgage my loan to get it back into the hands of a financial institution I dont want a mortgage servicer company I want to financial institution for my asset. Well now they have me blocked due to them reporting things to my credit report of late payments I have copies of my credit report from XXXX showing my credit was excellent not one missed payment on any of my accounts. Also at the same time I needed to consolidate my debt on my credit cards in order to go forward so I reached out to a company that I see now called XXXX XXXX XXXX that has a major lawsuit against them they sold the debt to a third-party that was on authorized and they never follow through with what they promised me they do the ending result was the loan was higher than my credit card debts prior to them taking my payments every month. I want my mortgage pulled from the servicing companies and put back into a financial institution how can I do this I dont trust the servicing companies Ive caught them multiple times lying to me and then every time they did an adjustment they sold the loan and told me they cant help me they no longer have the loan the new company says we cant help you we didnt do the modification so as you can see Ive been paying the new company on time every month and at an interest rate of XXXX theres no way only {$100.00} should be going to my principal. Please check into this and have somebody get back to me on if I need to involve a lawyer because I believe I am entitled to a lot of money I have spent multiple months years ever since this has happened to get them off of my credit report and to get this finalized and then I see now that they all went back on my credit report reported it as of XXXX of this year XXXX I would like an assistant to call me to please go over my credit reports and I can verify the information that is incorrect on there I appreciate any help that I can get in this financialFraud by blocking my credit from refinancing my mortgage from out of their hands help me Ive done a lot of research and I am correct they did illegal actions.

Complaint Against Embrace, XXXX, and XXXX Companies : My husband, XXXX XXXX, and I have been trying to resolve the issue of payments sent to Embrace/XXXX on XX/XX/XXXX in the amount of {$1000.00} and XX/XX/XXXX in the amount of {$1000.00}. The 3 above companies are linked together and have continually denied receiving the payments, our documentation, and refused to help us resolve this in a timely manner. At this point I feel that they are trying to steal our payments and make us pay again, or else trying to force our mortgage into a false foreclosure. My husband and I have called them at least every other week since XX/XX/XXXX. First, we were told to send proof the money left our account. We did that. Then we were told to submit proof of the payment on bank letterhead. We did that. We submitted that documentation multiple times and were told repeatedly they had not received it, even though the emails and attachments were visible to us. Then we were told to contact XXXX as the payments must have gone to them in error. We contacted them repeatedly with the Bill Pay company from our bank. They were faxed the documentation from our bank five ( 5 ) times. Every time I called with the bank on the line we were given 5 different fax numbers to send the documentation. We asked for a supervisor and got XXXX XXXX, who was rude and would only speak with the bank staff supervisor. XXXX then told me all I needed to send was a screen shot that showed the payment and our before and after balances. This was sent on XX/XX/XXXX. XXXX XXXX told me he would contact me when this was resolved. I was never contacted even though I emailed him several times and left him messages. When I called XXXX again, I was told they did not have the payment and it was sent to cashiering to investigate. I then called Embrace again and asked for a supervisor on XX/XX/XXXX. I spoke with XXXX XXXX ; whose direct line is XXXX. XXXX told me he had escalated the matter and would have cashiering use the trace numbers to track the payment to XXXX of the companies. He acknowledged that we had sent documentation multiple times. As of today, XX/XX/XXXX, I have not heard anything from XXXX or Embrace even after several phone calls. I am extremely frustrated and so is my bank. We have both sent the companies documentation of the payment. At one point, my bank staff said it did not appear they wanted to help their mutual customer ( me ) resolve this issue. The following is a list of contacts and is not inclusive of all contacts. XXXX/XXXX/XXXX Called XXXX agent ID # XXXX. She could find no record of the payments.. XXXX/XXXX/XXXX called back to confirm they received the documentation. Asked for supervisor and got XXXX XXXX. XX/XX/XXXX-Email to XXXX XXXX again. XX/XX/XXXX-Email to XXXX XXXX again. XX/XX/XXXX-Atempted to call XXXX XXXX. XX/XX/XXXX-Called Embrace again and asked for a supervisor. Spoke with XXXX XXXX-Direct line XXXX XX/XX/XXXX-Called XXXX XXXX left message XX/XX/XXXX-Called XXXX XXXX at XXXX and spoke with him. He stated he had escalated. XX/XX/XXXX-Left XXXX a message. I had been refered to XXXX XXXX with Embrace home loans in XX/XX/XXXX when I was trying to purchase a condo unit on XXXX XXXX ( XXXX XXXX XXXX ), XXXX XXXX, Ma. Because the homeowners association was in financial trouble I had a difficult time to fine a mortgage company that could lend to to. XXXX was honest and said due to the financial state Embrace would not lend to it. We continued to work to purchase other properties but none materialized to a closeing. XX/XX/XXXX another unit # XXXX became available. I spoke with XXXX in lenght regarding the concern with the finanical state of the associate and urged him to bring the condo questionaire to the underwriter to ensure they could in fact lend to the loan. Originally I was going to buy the unit as an investment but the rates were high and with XXXX 's advise I switched the loan product to a XXXX home, in XX/XX/XXXX. XXXX and I did have words over the interest rate, XXXX wanted to continue to charge me the investment interest rate instead of adjusting it to the XXXX home interest rate. After getting quotes from other lenders XXXX matche the competive rate of 4.25 % interest with XXXX % down. XXXX all along had told me it would be 10 % down and on XX/XX/XXXX XXXX supplied me with a committment letter stating such to the seller. On XX/XX/XXXX ( 4 business days prior to the close of the loan ) I recieved an email from XXXX who was upset becasue his underwriter was requesting the condo association budget. I was confused because XX/XX/XXXX I warned XXXX to notify the underwriter about the potential financial state and I assumed in the questionaire the underwriter would have requested this XX/XX/XXXX not 4 business day prior to the loan closing. XXXX later that day notified me that I now had to put down XXXX % which was roughly an extra XXXX that I was not counting on. When I asked to speak with a XXXX there was no XXXX available, a did speak with a supervisor who stated ( and I paraphrase ) " you have the money so what 's the problem. If you want the condo you have to pay the extra. '' XXXX I could not get another extention on this loan because of the short sale process and the long process we went throught with finalizing a loan product. XXXX also knew that if I did n't close on time I would not only lose the property but I would lose my $ XXXX good faith deposit. Now I do not think XXXX did this on purpose because he was just as shocked as I was on XX/XX/XXXX whent he underwriter requested the budget. But I do believe that XXXX failed to communicate properly or the underwriter therefore backing me into a corner to either lose a property I had been spending months on purpasing or having to pay out. What is even more upseting is that if they had really analyzed the documents and communicated with each other they could have discovered this problema and I could have gone with another lender. When I filed my formal compliant with XXXX XXXX, Embrace 's Compliance Officer, he stated that the underwriter did try to contact me to tell me they needed the budget. What I questioned was " Why would the underwriter contact me but never notifiy my loan XXXX XXXX that they needed the budget. and the email does prove that XXXX was shocked on XXXX to hear they were requesting the budget. I did request that XXXX XXXX furnish the prove that the underwriter was trying to notify me but til this day, XXXX XXXX has never furnished prove. XXXX XXXX offered to to refunding me the fees ( roughly {$1800.00} ), my response was, " if you want to refund me for the poor service please send the check, but if this offer is only inexchange for me not filing a complaint then know I will continue to file ''. I never heard from XXXX XXXX nor Embrace again. I 'm requesting that Embrace reimburse me the {$16000.00} additonal I had to pay due to their lack of due diligence and negligence.

In XXXX XXXX, we refinanced our home loan, taking advantage of a lower interest rate and dropping the mortgage insurance cost. The refinance was through our existing lender, who we had been working with since XXXX XXXX. We had absolutely no issues with the first loan, setting up automatic payments with the company, and never being late with our payments. After refinancing, we have had several issues, which are outlined below. Our first payment was due on XXXX/XXXX/XXXX. We attempted to set up the payment using the My XXXX XXXX website on XXXX XXXX. The initial attempt was unsuccessful as we were not able to set up an online account. We called the customer service number on XXXX XXXX, XXXX at XXXX and were told that the bank account had insufficient funds. After looking at the bank account information, it was determined that there were sufficient funds available, but the XXXX XXXX XXXX representative was still not able to make a payment. XXXX XXXX and XXXX, we spoke with XXXX ( id # XXXX XXXX at XXXX XXXX XXXX. The payment was still unable to be processed, with XXXX XXXX XXXX stating that the bank account did not have sufficient funds to cover the cost. Once again, we checked with XXXX bank and confirmed that there were sufficient funds in the account to cover the cost. On XXXX/XXXX/XXXX, we spoke with XXXX, a team lead, who once again stated there were insufficient funds in the bank to cover the cost. Again, we checked our account and there were sufficient funds, so we were very confused as to where XXXX XXXX XXXX was getting their information. On each of the calls listed above, we confirmed with XXXX that they had the correct account and routing number. On both XXXX and XXXX we phoned XXXX yet again, this time talking with XXXX and were told that the same issue persisted ; insufficient funds. Again, we checked with our bank and were told we had sufficient funds and there was no block on our account. On Friday XXXX, a phone call was made, and we spoke with a XXXX XXXX, a manager, who said he would check into the issue and call us back on Monday XXXX. He never called back. On XXXX/XXXX/XXXX, we received a call from XXXX telling us that our phone number was being used as our bank routing number which is why none of the payments were able to go through. Our next payment on XXXX was accepted and process. On XXXX/XXXX/XXXX, after receiving a statement including late fees, we spoke with XXXX about how we could catch up on our payments, which are now behind due to the XXXX representatives using our phone number as a routing number. He stated he would send a package in the mail with a repayment program, essentially increasing our monthly payment about {$400.00} for XXXX months in order to catch up. The first payment was to be due XXXX XXXX, so we mailed a check, as the repayment program does not allow online payments, on XXXX. XXXX XXXX ID XXXX XXXX from XXXX called on XXXX letting us know they had not received our payment. He called back on XXXX stating the same thing. After discussing with him that we had sent the check through the mail, he agreed to wait until XXXX before allowing us to do a payment by phone. He also agreed to call us as soon as the check was received. We have had considerable trouble working with this company since our loan was refinanced. We believe that due to the error in the routing number which was not discovered until early XXXX, we should not be held accountable for the late fees. The company also assessed us a {$15.00} fee for payment by phone which we do not feel accountable for, as the payment never went through due to the routing number debacle.

Hello, my name is XXXX. I am at my wits end. I hope and pray someone from the CPFB can help me! As is common practice in the mortgage lending industry, our mortgage has been sold from bank to bank since we purchased our home last year. On XXXX XXXX, 2016, my husband paid our mortgage payment ( {$1100.00} ) through our bank 's online bill pay and accidentally selected the previous servicer ( XXXX Mortgage ) from the drop-down menu. We only found out about on XXXX XXXX, 2016 when the current servicer ( XXXX ) called to alert me that they had never received our payment. We had to borrow {$1100.00} from my father-in-law to make an extra payment the current servicer ( XXXX ) to get our account caught up. Then, we started the arduous nightmare of trying to get our " misplaced '' payment back. It has been *50 days* and we literally have no idea where the payment went! We have spent the last two months contacting *FIVE* banks, trying to find out who has our money & how to get it back. For now, it 's being held hostage. Our bank statement shows that the payment went to one lender on XXXX/XXXX/2016. However, after further investigation, XXXX is telling us the payment was processed by a different lender. I have sent half a dozen emails to three different lenders, disputed the charge with my bank, and spent hours on the phone with all XXXX banks trying to get this resolved. I am at a dead end. Someone is holding {$1100.00} of my money hostage and I want it back. However, that is n't even Embrace 's address! That 's XXXX 's address. Series of events : XXXX XXXX : Husband made erroneous payment XXXX XXXX : Payment cleared our bank account XXXX XXXX : XXXX called me to say they had n't received my payment ; I spent 4+ hours calling my personal bank ( XXXX ), the loan officer we had used with Embrace Home Loans ( XXXX XXXX ), Embrace 's corporate office ( XXXX XXXX ), and XXXX Mortgage ( the company reflected on our bank statement ). XXXX from Embrace had assured me that the issue would be resolved in 20-30 business days. So, I waited. While I was waiting, XXXX XXXX XXXX were both contacting the various banks, trying to get this resolved. XXXX XXXX : XXXX XXXX from Embrace Home Loans emailed me to let me know he & XXXX are still working toward a resolution. XXXX XXXX : It had been 44 days at this point. I reached out to XXXX again. I also called XXXX again, and called & emailed XXXX Mortgage. They have n't returned my email or called me back. XXXX XXXX : I called XXXX again ( another XXXX hour call ). I also emailed XXXX & Embrace again. At this point, I 'm completely frustrated and have nowhere else to turn. I feel like I 'm stuck in the XXXX XXXX. This has been a 50 day long trip to XXXX.

I have submitted an application for re-finance with Embrace Home Loans as a response to their offer in the mailbox. Embrace Home Loans offer was as given below in quotes. All of the conditions in the offer were met by myself. Embrace Home Loans was not able to beat the competitor 's offer until the day of this complaint. When I asked to pay me {$500.00} as mentioned in the offer, they were giving excuses of all sorts. I was unable to provide the Loan Estimate from another lender as somehow I misplaced that document. Instead of Loan Estimate, I provided the final Closing Document with all correct costs in all categories, and that was rejected by Embrace Home Loans saying they only need Loan Estimate. When Embrace Home loan mentions the loan estimate can change until the loan is closed, the final Closing Document from another lender is rejected. I see this is not honoring the offer and creating a honey trap for the customers and taking all original documents from them ( even from the other lender ) making the information of the customer vulnerable for leakage. Embrace Home Loan Offer in the mail ( I also have hard copy of this if required ) : " Embrace will beat any competitor 's offer or give you {$500.00}. If you've received a competing offer, tell us about it. As long as you've submitted an application with us requesting the same terms, we will give you our offer through an official Loan Estimate ( or a revised Loan Estimate if you've received a previous offer from us ). If we don't beat the competing offer by making an offer with a lower APR, we'll give you {$500.00} - no more questions asked. A qualifying competitor 's offer must have the same terms as the offer requested from Embrace and be obtained within one week of applying with Embrace. You must present sufficient proof of this Offer to qualify for the {$500.00}. In XX/XX/XXXX, my mortgage company informed me ( attachment A ) They were changing partners in collecting the payments. In this document they wrote what do you need to do? nothing we take care of everything. So I went on to the next piece of mail. Later I picked it up again and found that I would in fact need to be involved in setting up payment through my bank. So I tried contacting the lender Embrace Home Loans, offering to make small additional payments to my mortgage until the month was paid for. I was willing but the amount they expected was more than I could scrape together. So I was n't able to resolve it that month, the next month they did not take the money that was there even though I set it up to be paid, since I had according to them defaulted on the loan. I sought help and was contacted by XXXX, XXXX was the contact. He hooked me up with XXXX XXXX who had previous experience fighting my lender and claimed not only the lender was practicing Predatory Lending, but that they could reduce my mortgage from $ XXXX- {$340.00}. I paid {$700.00} a month for their help for 5-6 months, and then the suddenly seemed to be trying to work with me. The contact at XXXX XXXX, called me and reported the offer the lender came up with was {$700.00} a month. I can do that, but it was n't what I was offered. Anyway the contact ( XXXX XXXX ), Said If I decide to accept this offer than to sign it and mail it in. I asked what if I do n't accept it? She said then I have to consult my supervisor. I paid it through my debit card. Appraisal came back in 2 weeks. Finally the whole application is denied/ declined and the last email that I received from Mr XXXX `` I am struggling to qualify you because of the debt ratio now based on the new appraisal value. Let see if rates go lower ; this may help us better ''. I tried to talk to him after that to explore all other options, but unfortunately he never responded nor follow up with me. My home appraisal was XXXX lower than what it was in XXXX, XXXX. Mr XXXX has been giving me false hopes after hopes, literally lectured me to trust him who has enormous amount of depth of knowledge in home refinancing etc and at the end I lost all hopes and my hard earned money {$520.00} for nothing! If he is knowledgeable in this field, he should have an idea upfront about my current home appraisal and when he already knew my credit score etc before stepping into the next stage of running appraisal by spending {$520.00}! Literally, he mislead with lots of lecturing clients like me with hardships with false hope or even come up with a beautiful estimate, steeling my money for appraisal and then washed his hands. on XX/XX/XXXX XXXX writes to XXXX XXXX XXXX for a payoff of the XXXX XXXX account. This was due to the fact the property being insured had a lien on it at the time. On XX/XX/XXXX XXXX XXXX response was sent. The problem was that XXXX XXXX XXXX closed on the wrong account. That meant lien was still on home. XXXX did not catch the mistake. Embrace Home Loans has the XXXX XXXX account on the liabilities page listed for unpaid balance of {$1700.00} for this account. This was false because the amount at the time of closing was actually around {$9900.00}. XXXX XXXX XXXX Closed an account named XXXX for {$1700.00}. In actuality the XXXX XXXX account had a balance of close to {$10000.00}. The XXXX account was also an account closed previously before the time of close when I called to verify. XXXX was closed XX/XX/XXXX. XXXX XXXX XXXX never closed the account on the Liabilities page provided by Embrace Home Loans the account was listed under XXXX instead of the XXXX name. The account numbers matched however. Embrace Home Loans failed me once again by not providing accurate information on the liabilities page at the time of closing for refinance of home loan. The Truth in lending prohibits this type of conduct. My accounts information was not reported to me correctly at all. XXXX did not XXXX check the accuracy of the account being closed. Due to the Negligence of the Embrace Home Loans and XXXX XXXX XXXX my bank account got frozen and later seized for the amount of {$4700.00}. To pay off this lien that was still on property with out my knowledge. XXXX XXXX XXXX did not properly pay off the right account and Embrace Home Loans did not disclose the right amounts for the accounts either. Title insurance protects me from fraudulent transfer of dedd to me and from title defects that are not disclosed to me int he policy. The property was indexed improperly due to the post closing mistakes that affect my ownership of the property since it still currently has a lien on it. Due to the encumbrance on the property of {$10000.00} or more the Deed OF Trust is NOT TRUST WORTHY. I demand response and resettlement of this issue immediately. I refinanced my home with Embrace Home XXXX and closed on XXXX XXXX, 2015. I refinanced from a 30yr mortgage with no MIP. The MIP was removed after 5 years and after my LTV was below 78 %. After about 2 years I decided to refinance for a lower rate and no MIP. I refinanced with a streamline 15yr mortgage. No upfront MIP and no annual MIP. I have made payments for a year and then Embrace decided to withdraw money from my Escrow account without my knowledge to pay form MIP. They withdrew money to pay for taxes and insurance and caused my escrow account to be short. After trying to get them to understand that I did not have MIP, they decided to refund my account. After refunding my account they said my loan should have had MIP. Based on what the lender and other lenders I shopped with before deciding to go with Embrace my loan does not have MIP. I did not sign any documents that stated this loan would have MIP. All loan disclosures we signed only stated payment would consist of P & I, taxes and insurance. How can 1 year after closing a bank just can add insurance to a loan and remove money from accounts that they have no rights to. It is my understanding that nothing can be added to a loan after closing. If there was a clerical error they could contact me to correct that but. nothing regarding the amount of loan, interest or any other payments could be added. Please help I have tried since XXXX of this year to get this corrected and they can not seem to fix this problem. It seems that the bank should be fined and held responsible for this error and correct the problem or pay my house off. I attempted to make a payment today online like I normally do and could not, because the payment amount is incorrect because of this problem. They have added MIP to my payment and well as a shortage amount which they caused the shortage themselves by steeling money from my escrow account. I have attached my Final HUD, Truth and lending statement, which show no MIP at closing. I have also attached my first payment stub which also shows no MIP. The current payment know shows MIP and escrow shortage. This need to be corrected

As per complaint #, XXXX was closed because the company agreed to pay me monetary relief of {$510.00} on XX/XX/XXXX. It is now XX/XX/XXXX and I still have not received the {$510.00} monetary relief as promised. Please reopen the case against them. Please see the initial complaint below. YOUR COMPLAINT Contacted Embrace to refinance my mortgage in XX/XX/XXXX, I paid for the appraisal and it was ordered by embrace and conducted early XXXX. The process went on for an additional three months. After sending various loan documentation I realized they were stalling, treating me unfairly and discriminating. I provided everything they asked for in a timely manner. After I realized that this re-finance wouldn't get done by them, I requested a refund back for the appraisal and was told It would be refunded back within two business days. After sending several emails inquiring about the status of the refund, I finally received the refund 3 weeks later. I was able to find another company to refinance my loan and was able to use the appraisal that was mailed to me by embrace. Once I submitted it to the new company I was told it was not the complete appraisal. It should be in color and with the SSR. Which should have been supplied to me once paid for and appraisal completed. Via mail or electronic which they held. I contacted embrace and was told that the entire file was sent and it wasn't. First, we were told it would be {$50.00}, that changed to {$510.00}, I originally paid {$460.00} so they withheld the appraisal report and said they would only provide or release it unless I would pay for it again more than the original cost. They refused to take my credit card but stated they would take a check from city worth on my behalf. I paid XXXX {$500.00} and XXXX paid embrace for the complete appraisal. Im waiting on approval for the sale of my current home while, I 'm packed up, have utilities already transferred, already spent {$3500.00} in repairs to this home, the buyer had been approved twice and it 's stuck in underwriting. I 'm without cable, been eating out since everything is boxed and my life is upside down. I 've even changed my address. The owners of the home I 'm purchasing are also waiting for this to be resolved. They keep asking for documentation from 2006, now it 's being held up for an addmendment on a child support agreement. His lawyer confirmed its legal. His ex-wife even Confirmed the agreement. Everytime they ask for a piece of documentation they get 48-72 hours to review to give a final decision. Our closing should have happened on XXXX XXXX, movers had to be rescheduled over and over, re-scheduled vacation, dog boarding and other plans had the be halted. There 's no protection for home buyers or sellers. An approval letter should mean approved but that letter, nor the XXXX approval means anything. Underwriters are putting families at risk, holding up our lives, affecting are health by stress that is not nessesary. Why should n't they have to do this work up front? There 's got to be some type of law that protects families from Going through this chaos, of waiting and waiting. I feel its neglect, and home buyers and sellers suffer because of the process that underwriters are given to undertake. They are neglecting time frames, questioning documentation that they are not trained to question. I can tell you if you dig deep enough you will find bad in everyone. No one is perfect and the digging and investigation has to stop somewhere. It 's as if the Mortgage Industry, IRS, and the FBI have merged together to create a process that does n't work.

I have applied for a home loan through Embrace Home Loans in XXXX 2015. I was pre-approved and went through the process of finding a house. After finding a home and having the owner file for bankruptcy in XXXX, I was on the search again. I found a home for sale by owner. So I spoke with my loan officer, XXXX XXXX, and told him that the owner was fine with me moving in with a deposit and she can wait till XXXX to sell the property to me so I could get a XXXX % financing loan. I sent him an email XXXX XXXX, trying to get him to start the loan so we could hopefully close by XX/XX/XXXX, like the owner of the home wanted. I recently found out he did not start on the loan until XX/XX/XXXX. Every few days I send him an email or text asking how things are. He has told me several times that everything would be closed on time. Until it got to XX/XX/XXXX, then he promised it would be finished by XX/XX/XXXX. Now here we are, XX/XX/XXXX, with still no set closing date. I made an agreement with the owner of the property that I would have to pay {$40.00} per day that the loan goes past the closing date in XX/XX/XXXX. This Chip knew, but still he does not seem to know what he is doing even though he is the branch manager. I could understand this taking one month or even two. But we are into month 4. To me this is ridiculous and I have no idea what else I can do to get him to move things along. I am a single mother with XXXX children. I am very lucky that I can even afford a home like this but this is causing unneeded XXXX to not only me, but my XXXX-year-old daughter who is worried that we will not have a home if this is n't finished quickly.

A storm ripped through Maryland, downing a tree on our house. Several holes were put in our roof and many of the tiles were damaged. We had to have the entire roof replaced. Because of the cost of repairs, XXXX issued a check with both our name and our mortgage company 's name. We had to give them the check along with a notarized form signed by both our contractor and us. The check was for {$6800.00}. We submitted all of the paperwork to Embrace Home Loans 3 weeks ago. The work has been completed and we still can't get our mortgage company to release the money. The issue, they say, is because we didn't all sign the form on the same day. Here 's what happened. We signed and the notary notarized it. The next day, the contractor left his work-site to sign it. and the ( exact same ) notary notarized it. Finally, the notary notarized it at the end, showing that everything had been overseen and notarized by the same notary. Embrace says they can't accept it because it was notarized on different days by the two parties. We explained that our contractor is very busy and both my wife and I have full time jobs. In order for all of us to make it there on the same day, we would have to take even more time off work ( than we already did ) which will cost all of us more money. Bottom line is, the work has been completed. Everything is done. But, Embrace Home Loans is holding the money hostage. My lawyer friends say there is nothing about the notarized document that should allow them to keep the money. Worse yet, they have already cashed the check.

I was refinancing with the same company I started my original loan was with, which is Embrace Home Loans. during my refinancing process the loan officer assured me with a signed contract that as long as my appraisal came back with at least {$100000.00} I can get up to {$13000.00} cash back and about {$3500.00} debt paid. needless to say, after paying {$500.00} for an appraisal that came back at {$110000.00} the refinance is not going through. per my current loan officer ( XXXX XXXX ), the {$5000.00} that I received for down payment assistance through XXXX has to be paid back. this was n't informed at the sign of my original loan nor did my current loan officer know this either. he said to me, " all the loans he has seen in the past those loans have been forgiven after 5 years ''. therefore, he told me to call and check on it. of course, XXXX states i owe the money. Now, there 's a {$2000.00} modification lien i did in 2014 that according to my loan officer denies me from refinancing for 3 years and 1 day ( it 's a hud modification ). I 'm not sure, I 'm in the process of getting those papers. my complaint at this time is the fact that i was told to pay {$500.00} for an appraisal without the loan officer looking though my paperwork thorough because he wanted to close early over efficiently. what i want is a refund of my {$500.00}. i was trying to refinance to get out of debt, now I 'm {$500.00} more in debt. i ca n't afford my current mortgage and all the extra bills that come with. I recently refinanced my house through Embrace Loans. A few days after closing in XX/XX/XXXX, they sent me a letter stating XXXX would be my new servicer. Then I received another letter in XXXX stating my new servicer was XXXX XXXX XXXX effective XXXX XXXX. My first payment was due XXXX XXXX. The letter from XXXX was dated XXXX XXXX, 2016. If I would have known all of this, I would have not gone with Embrace, I would have gone with a local bank or a XXXX XXXX. I was told my closing cost plus additional amount would cover my insurance and property taxes, I was assured by a representative from Embrace that this would be paid through the process. When I spoke with a representative tonight from XXXX on XXXX XXXX. They said the property taxes had not been paid for XX/XX/XXXX. She said that if the bill had been forwarded to me, they were not responsible for the penalty. And they would pay the penalty if were billed to them. I had no idea what she was talking about because I thought everything would be handled smoothly. Then she backtracked some, saying that it would be ok she was sure since I was new. I want to make sure my property taxes are paid and everything is legitimate. This is my XXXX complaint. Refinancing your home is big deal. I have lived hear for ten years. I want to make sure there is an accountability system here and everything will taken care of in a proper manner.

Embrace Home Loans Mortgage Company and XXXX XXXX XXXX XXXX fail to address my request for PMI removal. Attached is my XXXX XXXX, 2016 letter which outlines the correspondence I had as well as documentation that had been provided to Embrace. In response to my XXXX XXXX, 2016 letter I received a call from Embrace on XXXX XXXX, 2016 which I returned the following day. During the call I was informed that my PMI removal request was again denied. During that call, I was told I needed to provide information related to significant improvements and that I needed to authorize an appraisal. This request for information is consistent with the mortgage insurance removal request form Embrace provided with their letter dated XXXX XXXX, 2016 in which I provided in my XXXX XXXX, 2016 letter. I informed the Embrace representative that information on the improvements as well as authorization to proceed with an appraisal had previously been provided to Embrace in my XXXX XXXX, 2016 letter. When I pointed out to the representative that I had already provided the requested information and authorized an appraisal the response was that the representative merely received notice that my request had been denied. I requested a written response from Embrace during the XXXX XXXX, 2016 call and was told I would receive a written response from Embrace within one week. I have not received a response.

I am attorney for an estate. The deceased had a mortgage which was in arrears due to her being in a XXXX home and no one paying on it. In XXXX after a personal representative was appointed to settle the estate, we advised the lender in writing we were selling the home. The lender had previously sent an XXXX XXXX XXXX notice re intent to foreclose but never initiated foreclosure ( I checked the County records on XXXX XXXX ). We paid the loan off XXXX XXXX at closing on the sale by wiring funds and have confirmation the funds were received. The payoff included {$890.00} in attorney 's fees, but Pa XXXX XXXX only allows {$50.00} to be collected prior to initiating foreclosure. I had my partner email my complaint about this to the lender XXXX XXXX before closing and was promised a written response in 10 days which I never received. We paid the disputed sum at closing so as to be able to complete settlement. Then yesterday XXXX XXXX, I was advised that the lender had shown up at the house ( 2 weeks after the loan was paid off and title transferred ) and wanted to board up the house. The buyer, in a panic had contacted the realtor who called the title insurance company which called me. I spent 2 hours on the phone with the lender trying to reach someone to resolve this and was never able to talk to anyone with any authority or interest in trying to resolve any of the above.

Our loan was refinanced in the summer of XX/XX/XXXX. Our first payment was due XX/XX/XXXX under the new loan. We tried multiple times to submit our payment using the online portal, but our payment was continuously denied. After troubleshooting, it was determined that the error was on XXXX 's side, as they were using the wrong bank account/routing number, despite us submitting the correct information multiple times. Needless to say, they were unwilling to move our first payment due date to XX/XX/XXXX to compensate for their mistake. Since that time, the payments were applied in a manner not consistent with our expectations, and we fell further and further behind accruing fees and other charges. In XX/XX/XXXX of this year, the lender refused our monthly payment, sending it back to our account. We submitted a package of loss mitigation documents to the lender on XX/XX/XXXX and involved a representative from HUD. The mortgage lender got back to us a month later stating they needed more updated documents, which were submitted. We received another letter saying our package was incomplete, and they wanted even more documentation. For over thirty years, my mortgage payment was never, never late. It was setup as an automatic payment. Over a year ago I refinanced my home with a XXXX loan with Embrace Home Loans serviced by LoanCare through automation. Then some six months later, my loan was sold/transferred to XXXX Mortgage Servicing Corporation on behalf of Embrace Loans. I was given a new mortgage number that needed to be setup so that the new servicer could receive payment. Then six months letter I receive another letter informing me that my loan was transferred back to XXXX with another new loan mortgage number. So when I attempted to make make payment, I am told that I have several loans and choose the loan I want to make payment to. This process of transferring my loans has become my burden of paying my loans without being charged for late payments. This would not be an issue if the mortgage servicers would make these transfer of information less frustrating to the customers. The loan servicers selling and reselling this loan are making the profit and I the customer have to be extra concerned that my mortgage does not become a late payment thereby putting extra fees unto my loans.

On XX/XX/XXXX, my report shows two separate inquiries made by Embrace Home Loans and XXXX XXXX from XX/XX/XXXX, which I did not authorize. Today, XX/XX/XXXX, I called XXXX XXXX and the gentleman informed me that they were authorized by Embrace to run my report to see if I qualify for a home loan, which I am not currently looking to purchase. When contacting Embrace Home Loan, I attempted multiple times to call from my mobile phone and called three different numbers in which the message stated the numbers were all disconnected. I then called from my work landline, and finally got through. The young lady I spoke to stated the company looks up random names, research their information and forward it to a credit company for approval odds and should not post as a hard inquiry on my report, it did. She then forwarded me to their specialist which did not answer my call to see what can be done about removing the inquiry. These inquiries were just posted to my report and affected my score. It is unacceptable for any company to run a report for approval odds of any kind without authorization.

About a year ago, my Credit Score was about 720. Pretty good. I had a VA Loan and several credit cards. I've been doing well on those payments. I THEN refinanced my loan in XXXX to save myself around $ XXXX/month on mortgage payments. I expected the hard look at my credit to drop it a few points ( although I TOTALLY disagree with a credit check dropping the score ANY ). It dropped more than 50 points. THEN when the re-fi went thru, it dropped an ADDITIONAL 40 points because my credit report LOOKED like I had defaulted on my home loan -- still haven't missed a payment, on credit cards or mortgage, mind you. It's been hovering around XXXX for months. RIDICULOUS! OK. Last month, my mortgage got bundled and sold to another lender. AND IT HAPPENED AGAIN! On XX/XX/XXXX I received a certified letter from my county tax bureau that I was in default of paying my local school taxes from the previous year - XXXX. The amount due ( with penalties ) is {$2800.00} that was to be paid on XX/XX/XXXX. The bill was to be paid via escrow by my company EmbraceXXXXXXXX XXXX, but was rejected back to the mortgage company on XX/XX/XXXX by the local tax collector in my School District for an unknown reason. No other payment was made after XX/XX/XXXX, and I was not notified of a problem until I received the certified letter from my county in XXXX. On XX/XX/XXXX, I faxed all of this information to Embrace and asked them to pay before the deadline ofXX/XX/XXXX. My hazard Insurance was due XX/XX/18, my escrow company didn't send the payment. Then escrow sent several payment with the wrong amount and canceled a payment. Three payments were sent. My insurance was finally paid correctly XX/XX/18. Now my escrow/lender is saying I'm behind on my escrow by over {$1000.00}. I applied for a loan with Embrace Home Loans. I paid for an appraisal during the loan process. After several months without hearing from anyone I received a turn down notice. I attempted to call Embrace but the person I had been working with never returned any of my calls. I applied with another company and was approved but they need to have an appraisal done as well. I was advised I could transfer the previous loan but Embrace would have to participate in making that transfer. Unfortunately after numerous calls they will not even return my calls so I may get access to an appraisal I paid for. Transferring the appraisal simply required an email on their behalf.
