On XX/XX/2022, my significant other and I initiated a mortgage refinance loan application with E Mortgage. We were told our approval rate had gone down 2 days prior to the closing day of the loan. Once we got to the closing with the assigned notary the documents did not align with what was discussed. It turned out we were paying for a points-by-down. We never agreed to such a commitment. We didn't get the opportunity to review the closing disclosure until the afternoon of closing. I noticed the fees didn't add up so the loan officer was called to briefly go over the document Closing Disclosure. We didn't get a realistic time to review the document in its entirety. Fast forward to XX/XX/2022, checks were disbursed for payment to creditors. Multiple checks were not the pay-off amount that was due to the creditors at the time of processing the loan. The accounts weren't utilized and the final balances were off by several dividend amounts. This caused a continuous stream of interest and credit card debt. We are currently paying a higher mortgage with half of the accounts still having a remaining balance. Multiple credit card accounts were also CLOSED due to unauthorized payments and returned checks. ( same issuing creditor for multiple accounts ). It is now XX/XX/2022 and payments still are returning after the reissuing of the checks. With the same inaccurate amounts.

We applied for a loan with emortgage. They sent GFE1 on XXXX XXXX. When I received the faith in lending terms interest rate was above my " locked '' in rate. On XXXX XXXX, appraisal came in low and emortgage said they would have to modify costs. On XXXX XXXX, they sent GFE2. On XXXX XXXX, they sent us an initialed copy of the HUD1, in which the amounts matched the amounts in GFE2. When signing final loan documents HUD numbers were significantly raise in the section marked numbers that can not change by over {$7000.00}. In addition, we never given the Special Information Booklet, and they mistakenly left my wife off the loan documents. Lender was very unprofessional in discussions and directly instructed my agent not to contact them further.

Complaint is that we felt forced to use a company that rented space in a realtor 's office if we were going to buy from them. I know it is not compliant as the realtor just collects a flat fee from the lender and then expects the client to use them. It was very shady at best. We were looking to buy a home in XXXX and the realtor XXXX XXXX made us use EMortgage to get our loan.
