Go to college, they said. Get an education, they said. You cant be successful without a degree, they said. For the last 32 years of my existence, this has been engrained in me, played on repeat like a broken record. So, I did just that. I went to college and got an education. Fast forward eight years after completion, hear I am at XXXX in the morning, thinking maybe this was the biggest mistake of my life. With just six days away from what is supposed to be one of the happiest days of my life, closing on my new home, I cant really begin to get excited yet because, ironically I am not sure it is going to happen. And I am sure youre anxious to know why not, three simple words -- -- $ XXXX Debt Sentence. Thats right, that college education that everyone so consciously persuaded me to go get my whole life is standing in the middle of me closing on my dream home. I am ashamed of my naivety in believing that getting a college education would be my gateway to the American Dream. Boy, was I wrong! Lets back track briefly. For the last year, I have been preparing for this moment in my life, the time where I would become a homeowner. I worked hard, made sure my credit was up to par, researched the housing market, all in the interest of making an informed home buying decision. After a year of adequate preparation, I was ready to pull the trigger ; In early XXXX, I applied for a mortgage. I was thrilled when I got my pre-approval letter and my green light to go house shopping. I contacted my realtor, met with her, gave her the specifics I was looking for, my dream home. I found a home I liked online. She scheduled the showing for XX/XX/2019. We went. I fell in love and the rest is history. We made an offer. They countered. We made another offer. On XX/XX/XXXX, we had deal. Contracts were signed and closing was scheduled for XX/XX/XXXX, six days from now. Sounds perfect. So, what possibly could go wrong? The conversations with the lender started about the loan process, what I needed to do etc. I inquired about first time homebuyer grants, because this is technically the first home Ive purchased, so you can understand my dismay when I was informed I did not qualify for grants. HUH!? The confusion was paralyzing. What do you mean I dont qualify for FIRST TIME HOMEBUYER GRANTS? The name in itself says I should qualify! This is when I was smacked in the face with a crash course in debt to income ratio ( dti ) and first time home buyer grant qualifications. Probably one of the most absurd things I have heard in my life- if your debt to income ratio is too high, you dont qualify for any type of assistance, a tragic repeat of history- the rich getting richer, the poor getting poorer. As I previously stated, I prepared for this moment, at least I thought I did. My credit is the best it has ever been. With 3 credit cards with a total balance of less than {$1000.00}, an auto loan ( I mean I have to get from point a to b for crying out loud ) and a CD secured loan, which is really a savings account, I was using credit responsibly. I learned my lesson during my 20s about being reckless with my finances and I cleaned up my act, all besides that $ XXXX student loan bill that accompanies my three credit cards, my auto loan, and my CD secured loan on my credit report. Currently, my student loans are deferred where there is no payment due for a year and are not in default. Additionally, as an employee of the State of XXXX, I am a part of the Student Loan Forgiveness Program, which means that after 120 loan payments, my loans will be forgiven. I explained all this to the lender and even provided documentation to substantiate. Appallingly, this did not change a thing. That $ XXXX student loan bill substantially inflated my dti. I could not comprehend how a {$0.00} payment could do such a thing. How is this even possible, I asked. Thats when I got another crash course FHA Guidelines. The FHA Guidelines say something like this : we dont care whether your loans are deferred, whether you have an income based repayment, we dont care if you are in a forgiveness program, we dont care if youll be homeless, we dont care if youll ever touch the American Dream none of that matters to us. What matters to us is, we require the lender to calculate 1 % of the total student loan balance, in my case {$590.00} and calculate that figure into my monthly debts. Got it. Makes no sense, but understood. I knew I was not the only person with student loans, and after doing further research thats when I discovered that there are millions of Americans in the very same predicament. They cant even get a pre-approval for a mortgage, and I qualified barely, by the skin of my teeth, so that I was told I should be grateful. But unfortunately, I am not. I put down my earnest money, paid for the inspection and appraisal, got my homeowners policy, all in preparation to close. After finding out that I did not qualify for a down payment assistance grant, I went to withdraw the money from retirement account, only to discover that I was not able do that because hardships are not allowed and you even after to retire or quit to access my money that Ive been investing this whole time. Great! Another one bites the dust. So, now I have to bring {$4300.00} to closing on Friday, but I dont have it.

This entire process with XXXX XXXX started XXXXPresent I was issued a mortgage commitment on a home that I ended up not moving in to due to a bad septic system. XXXX XXXX told me that everything was okay that I just needed to find another home. Upon doing so and spending even more money to complete the process on the day I was supposed to get the new mortgage commitment XXXX XXXX has now stated that there 's a problem with my loan and he could not issue me the commitment. Which I do n't understand since nothing on my side has changed. I am a single mom of XXXX children and we are homeless. I am staying from place to place and living out of my XXXX XXXX XXXX blames this entire situation on the seller 's agent XXXX XXXX insisting that since she was pushing to get this deal closed for her clients she brought a lot of attention to my file which cause the hire ups to go through my file and flag it. And also due to the original underwriter quitting and a new underwriter was working on my file. From the very first conversation XXXX XXXX had always assured me that he would be able to get me approved he just needed the right strategy. I believed and trusted him so much that I moved out of my home with my children. Placed all of our belongings in storage and now we have nothing. I have spent well over {$7000.00} in this entire process. I have all the correspondence and XXXX preapporvals and a mortgage commitment doc issued by XXXX XXXX. Please contact me in regards to this matter. So much has transpired and I now have no money, nowhere to live, and no idea what to do. XXXX is starting in XXXX weeks and I do n't even had an address to use so that I can register my children for school. Completely Devastated.

1. I closed a loan with 1st Advantage Mortgage on XXXX/XXXX/XXXX. Apparently one of the documents I signed was a quit claim deed conveying title of my home from my trust to another trust with a different last name and my wife 's trust. This was not disclosed to me prior to the closing and was completely unnecessary to for the effectiveness of the mortgage given our home has been in my trust and my wife 's trust ( XXXX ) since we established the trust in XX/XX/XXXX. Moreover, we have refinanced our home at least 6 times with this same company since XX/XX/XXXX so this was not new information. 2. I received a notice from the XXXX County Recorder of Deeds indicating possible fraudulent activity regarding this quit claim deed given the the last name of one of the trusts ( mine ) was different then their records. 3. Even though the closing took place 2 months ago, I have yet to receive a complete set of executed closing documents. 4. The loan is current and in good standing. XXXX XXXX debt service has been paid.

We used Draper & Kramer Mortgage XXXX to originate an FHA home loan. We closed on our home on XX/XX/2017. Our loan was almost instantly sold. The loan was then sold a second time within a year. The 3rd company that had our loan did an escrow analysis. They found we had an escrow shortage of {$5800.00}. I reached out to Draper & Kramer since our contact said he would always be there to help. I was confused how this happened. The shortage was a result of not enough money being collected at closing for our escrow account, not enough money being collected monthly in our payment, and our taxes going up. I understand the tax increase. But I cant understand how the loan originator made a mistake on the closing costs and monthly payment which is now putting my family in a bad financial bind. Their solution was to offer us an interest free loan to make up for their mistake. I do not feel this is fair. I do not feel I should now be indebted to the company that caused our hardship.

I was attempting to buy a home. I paid for inspection on the home I was attempting to buy along with the appraisal. The lender has refused to return my calls. The number on the company website does not work. The loan officer I was using no longer responds to my calls or my text messages. I have switched lenders now since there is no way to get ahold of the lending company. I need the appraisal to the house that I already paid for to move forward with my current lender. They never sent me the appraisal and now refuse to speak with me I have reached out numerous times. I have attempted to call and text as well as email and no one will respond to me. I dont know what else to do to get the appraisal. Please help.

I applied for a loan with Draper and Kramer Mortgage ( DKMortgage ) and completed the initial application form. On XX/XX/21 I received a notice that the application had been denied due to lack of documents. While I was aware that I still needed to provide some documents, I did not know we were in jeopardy of being denied. I did not see any notices from DKMortgage warning of approaching deadlines, and I did not receive a call. Had I known, I would have done whatever was required to turn in any outstanding documents. As a result of the denial, I am prohibited from applying for a loan with DKMortgage for 30 days.

Regarding complaint XXXX : Following my earlier response, the company forwarded the attached information to evidence the matter had been resolved and title to my home was now correct. However, upon reviewing the attached, it indicated that the home was now owned 75 % by my wife 's trust and 25 % by my trust. The home was transferred to both of our trusts 50/50 in 2000. Please see attached evidence. This issue has NOT been resolved.
