On XX/XX/2020 we were denied our home loan by our lender Licensing Information : XXXX XXXX NMLS : XXXX | Alabama : XXXX XXXX XXXX Florida : # XXXX | Georgia : XXXX XXXX XXXX Licensee # XXXX XXXXXXXX XXXX Team Manager | NMLS : # XXXX | GRMA # XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX | XXXX, GA XXXX Direct | Cell : ( XXXX ) XXXX | E-fax : ( XXXX ) XXXX | E-mail : XXXX Website : XXXX We were told it was in front of the committee and that on this last day we were denied our loan based off a credit score. We were never disclose that their lender only accepted a XXXX score with ours being a XXXX. We were then forced to terminate our contract to receive our {$3000.00} earnest money or it would be lost. Never giving us a chance nor time to even use another lender. It was never disclosed to our realtor, our buyers nobody. When I emailed to ask the lender if we could use someone else or what we could do the only response I got was no, the credit score needed to be XXXX and it was done. Causing us to lose the house we were under contract with. Causing three family 's to be disrupted. Breaking the hearts of XXXX my children. My son is XXXX XXXX and this was a huge step to making it better for him. But to be told on the last day at the last moment leaving no room for change is not what I expect from a lender. T0 wait until the last day with literally less than 3 hours before the diligence period to end. Almost causing us to lose our earnest money. Is this really how this should have gone? I thought their were guidelines and procedures to be followed including a last credit pull 10 days prior giving the buyer time if needed to change lenders if needed. So this would not have even happened and we wouldn't now be stuck in a house packed in boxes. Our utility 's, movers, school address changes and many other factors having to now be retracted. The disruption and overwhelming disappointment is an understatement. But the out right " deceitful '' manner this company displayed can not go un noticed. I expected more for what was supposed to be our lender. Someone we were to depend on to keep us in the loop and allow ample time to have all matters completed to move forward with our closing. This is something that needs to be addressed and I am more than happy to provide more. Give any information I can to help. But I can not go another day without having some reprimand on the lender and the person who dropped the ball causing such a displacement of more than just my family. This is a matter of a company who did not do their job and allowed a complete breakdown of events that effected no just us but the other family 's who now are having to scramble to get their closings rescheduled and hops to not lose their upcoming closings because of this lenders inability to disclose in a timely matter of lending issues. Please let me know what I can do to have an action placed against this lender.

In mid XXXX I was told by my lender that I would have to get a 6 month lease with an apartment complex in the city that I wanted to get a home in in order to prove that I could live on my own and handle a mortgage. I live with my mother. I asked my lender why they did not mention this in the beginning of the application process, before I paid {$400.00} for a property inspection and wired my earnest money to the seller 's agent, the lender just laughed and said it was the underwriter that said I had to get a lease for 6 months. I believe the underwriter chose to put this erroneous requirement on my application because she had no other reason to deny me. My credit is above a 700, I have over {$10000.00} in cash for down payment, and I have been gainfully employed for the past 2 years. I believe I was told to get a 6 month lease in the city I want to live in because I am XXXX XXXX. I believe that if I was a XXXX applicant, the underwriter would have approved my mortgage because I asked my XXXX friends if they ever heard of having to get a 6 month lease to get approved for a mortgage and they said no, they had never heard of that as a requirement.
