XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX SC XXXX ( XXXX ) XXXX XX/XX/XXXX Consumer Finance Protection Bureau XXXX. XXXX XXXX XXXX XXXX, Iowa XXXX To Who it may concern, My name is XXXX XXXX, This is a letter of complaint against XXXX XXXX, Branch Manager of Digital Mortgage LLC SC MLO, NMLS XXXX, State License SC MB NMLSXXXX. As of XX/XX/XXXX, I received a VA preapproval from XXXX XXXX aka XXXX XXXX XXXX of Digital Mortgage for a purchase price of {$130.00}. I then put an offer on a home in XXXX SC of {$98.00} on XX/XX/XXXX. All inspections were completed. Home was appraised. I received back the wrong appraisal report. It was on a home in XXXX XXXX CA appraised at {$380000.00}. There was no explanation as to why this was sent. When I received the correct appraisal, there were conditions ( repairs ) that had to be met by the underwriter based on the appraisal. The Seller completed the repairs, while I waited for the final appraisal report. The closing on the house was scheduled for XX/XX/XXXX XXXX. On XX/XX/XXXX, according to XXXX XXXX, he had not received the final appraisal and needed an extension until XX/XX/XXXX. I have received the Loan estimate from XXXX XXXX XXXX XXXX. XXXX XXXX told me I should not have received those documents. On XX/XX/XXXX XXXX XXXX XXXX, my agent XXXX XXXX of XXXX XXXX XXXX, and myself were on a conference call. XXXX began to explain how difficult it was going to be getting the loan approved, and how XXXX XXXX was very slow and it was the only bank at the time due to Corvid 19 that would work with me. He suggested I find another house and that all the work on the file had already been done and all he had to do was change the address to another house. In doing so, I lost my earnest money of {$500.00} and had to pay XXXX XXXX Digital Mortgage back for the appraisal of {$450.00} and title search to the XXXX XXXX XXXX of {$200.00}. On XX/XX/XXXX XXXX XXXX gave me another VA preapproval for {$110000.00}. My offer for a home of {$110.00} was accepted on XX/XX/XXXX. There were some repairs on the home that needed to be done to pass the VA appraisal. I told XXXX, that I wanted to do the work myself with the help of 2 assistance. He assured me that the loan was going through and to go forward with the repair work and to let him know when it was completed, he would then order the appraisal. The seller of the property had agreed to reimburse me for labor and materials with her sellers concessions of up to {$2500.00}. On XX/XX/XXXX, my agent XXXX XXXX of XXXX XXXX XXXX, had informed XXXX XXXX the property was ready for ordering of the appraisal and title. He assured her that it was taking care of. As of XX/XX/XXXX, I still had not received the appraisal report. My agent XXXX XXXX reached out to XXXX XXXX to find out what was going on. As of XX/XX/XXXX, the was a break down in communication. The paralegal from XXXX XXXX XXXX had been reaching out to XXXX XXXX for his contact information and asking were they still on schedule to close. XXXX XXXX and I had left messages with no response. XX/XX/XXXX after XXXX I received an email from XXXX XXXX of Digital Mortgage that my loan had been denied. I requested to have a conference call will XXXX XXXX and my agent XXXX XXXX. During the call, XXXX had explained that there were consistencies on my report and offered to repair my credit for {$1500.00}. It is not clear to me why did I get pre- approved twice. Also, when asked what ever happened to the appraisal report. XXXX XXXX admitted that he never ordered it. At this point this news is very upsetting to me. I had lost 2 houses! I have paid earnest money twice, lost it on the first house, paid for 2 home inspections, 1 termite inspection, had to reimbursed XXXX XXXX for the appraisal on the first house, plus pay for the title work, XXXX XXXX giving me the green light to go, I did repair work on the second house. I did get my earnest money back, but the title work was deducted! XX/XX/XXXX I contacted XXXX XXXX XXXX XXXX. I spoke with a representative XXXX. She told me that my loan was not denied. The underwriter was waiting on my landlord verification. The loan was scheduled to close on the XX/XX/XXXX. My contract had already been released on the house I was going to purchase. At this point Im mortified. I dont know how to proceed or process this. All of this has taking a toll on my finances. I suffer from XXXX XXXX XXXX and never thought using my VA benefits would be this disastrous. XXXX XXXX had dropped the ball twice on me. My feelings are ; XXXX was uninvolved, unresponsive, lied on numerous occasions and tried to back pedal his way out at the end. This is not the experience I had expected as a homebuyer. This is a total of what I have paid out : First House Earnest Money {$500.00}.
