Im filing a complaint due to the servicer engaging in gross dissemination of misinformation, as well as engaging in deceptive practices as it relates to the terms and conditions of the servicers forbearance and repayment plans. The servicer has offered this consumer a forbearance plan that was initially presented as being a plan under/similar to plans under the CARES Act umbrella, accepted via verbal agreements, then later represented by the service in stark contrast to initial agreements. The servicer has also failed to maintain pertinent documents and correspondence that would ascertain agreements between the servicer and consumer. Letters, Billing Statements, applications for loan modifications, etc. have recently become inconsistently accessible, which the servicer is using to their advantage. In XX/XX/XXXX, prior to, and while enrolling me in the forbearance plan, the servicer clearly stated that mortgage payments suspended under the forbearance plan would not have to be paid back in one lump sum. Days after the enrollment, in a letter dated XX/XX/XXXX, the servicer corroborated this claim with the following verbiage During your forbearance period, your monthly mortgage payments ( principal, interest, and escrow ) will be suspended. Forbearance does not mean your payments are forgiven. You are still required to fully repay your suspended payments, but not all at once. Furthermore, on the date the forbearance was approved, I was at least one month ahead on my mortgage payment -- my XX/XX/XXXX mortgage payment had already been received by the servicer on XX/XX/XXXX, and my next payment was presently due on XX/XX/XXXX. The servicer and I agreed verbally, over the phone to a six-month forbearance, which should have covered mortgages for the months XXXX XXXX XXXX. Instead, the forbearance was misappropriated for the months XXXX. I brought this to the attention of the servicer in late XXXX and was assured that I could calculate my forbearance period to end in XX/XX/XXXX despite the typo. However, for the remainder of the forbearance ( which eventually extended to 18 months ), the servicer continued to wrongly calculate the duration of my forbearance. Thus, the servicers records at all times were off by one month. Over the course of 16 months. ending in XX/XX/XXXX, I repeatedly extended my forbearance with the servicer to XX/XX/XXXX ( though the servicers records continue to be off by a month, and wrongly reflect an end date of XXXX ) to exhaust the full 18 months of suspended payments permitted by the servicer. During this time span, the servicer mailed ( or uploaded to my electronic account ) at least a dozen pieces of written correspondence that usually either notified me of my forbearances upcoming expiration and/or to offer me permanent options upon the conclusion of my forbearance period. The content of the correspondence is grossly inconsistent and confusing. For example, the letter dated XX/XX/XXXX details and confirm my forbearance extension, though it does not mention the date of the forbearances expiration. The following month, on XX/XX/XXXX the servicer sent a letter stating I missed a payment ( despite me being on a forbearance ). Four days later, on XX/XX/XXXX, the servicer sent a letter stating my forbearance will end on XX/XX/XXXX, and that at that time, my loan is currently due for the XX/XX/XXXX mortgage payment, and all mortgage payments thereafter ( all of which were suspended in the forbearance ). Prior to this letter, no agreement had been made with the servicer which would hold me responsible for paying the entire balance of mortgage payments that were suspended during my forbearance. In fact, I was still under the impression that my balance would not have to be paid in full based on the servicers own promise both verbally, and in the letter dated XX/XX/XXXX. Another example : On XX/XX/XXXX the services sent a letter stating I am delinquent {$28000.00}, in mortgage payments which must be cured by XX/XX/XXXX. The following day, on XX/XX/XXXX, another letter was sent stating Your Disaster-Related Forbearance Plan Is Ending Soon Act Now, with a XX/XX/XXXX deadline to respond. Later that day, XX/XX/XXXX, a second letter was generated by the servicer stating based on a review of your mortgage account, we are able to offer you a Trial Period Plan for a disaster modification with instructions to contact the servicer. Keep in mind, the correct expiration date for my 18 month forbearance, XX/XX/XXXX, was still a few weeks away. Nonetheless, I contacted the servicer prior to the XX/XX/XXXX date and per the servicers suggestion, requested a loan modification. The terms of the loan modification was seemingly similar, or narrowly identical to the same terms outlined in the XX/XX/XXXX letter which required a trial period consisting of three mortgage payments ( XXXX ) in the amount of {$1300.00}, due on the XXXX of each month. After the trial period, I was informed I would receive a permanently modified loan that would allow the mortgage payments suspended during the forbearance to be paid off at the loans maturity, which would be recalculated similar to a refinance. The servicer, despite conducting the application process with me over the phone, is now denying that I applied ( and subsequently attained approved ) for the loan modification. However, as proof that I applied for the modification, the servicer themselves sent TWO letters on XX/XX/XXXX stating We have received your request to be considered for a loan modification or other foreclosure prevention alternative. Both of the letters were identical in verbiage but different in format for some reason. On XX/XX/XXXX, I logged on to my account with the servicer and attempted to make my first payment. However, the servicers website would not allow me to make a payment. The website also reflected a payment due amount of {$1400.00}, which would be my regular payment. To prove this, I have a screen recording of me navigating the servicers website which I can easily admit as evidence. I contacted the servicer via phone that same day and briefly spoke to two separate representatives, neither of whom could find a record of my loan modification, nor could accept my payment over the phone. One of the representatives even suggested I re-apply for a loan modification. I was eventually told a representative from the appropriate department would be contacting me to rectify my issue. On XX/XX/XXXX, I contacted the servicer again, via phone. This time, the representative I was transferred to was able to locate my loan modification agreement and accepted my first payment of {$1300.00}. Two days later, on XX/XX/XXXX, the servicer sent a carelessly written letter stating We have completed our review of your request for a loan modification or other foreclosure alternative and have determined that you are ineligible for the reasons listed below : However, instead of the letter detailing the ineligibility criteria for my specific loan modification request, it instead provided three charts containing various other programs that showed me being Non-Approved for ( 1 ) Special Forbearance COVID-19, ( 2 ) Special Forbearance, ( 3 ) COVID-19 Payment Deferral ( 4 ) COVID-19 Payment Deferral ( listed a second time ), and ( 5 ) Flex Modification. The chart shows the status of Un-Evaluated for ( 1 ) Repayment Plan ( 2 ) Pre-Foreclosure Sale, and ( 3 ) Deed-In-Lieu. The stated reason for me not being approved is : You are currently in another modification Trial Period Plan. Upon receiving this notice, I contacted the servicer for clarity. In a reversal from 48 hours prior, I was once again informed there was no record of me being in a trial modification program, nor was there record of my payment. Again, I was advised to send a Mortgage Assistance Application to the servicers New Jersey office to request a loan modification, which I promptly did. While waiting for a response, I received a call from the servicer ( XXXX XXXX who is now in charge of my loan and is outright denying I had an agreement with the servicer for a loan modification. She also stated to me on XX/XX/XXXX the mortgage payments that were suspended during my forbearance are now due, and that the servicer does not have such an agreement that absorbs the suspended payments into the mortgage loan. XXXX didnt have a solution for this issue and stated she will discuss it with her supervisor to see if they can come up with something. However, I am requesting the agreement between the servicer and I regarding the loan modification be reinstated, on the basis that since being approved for the modification, the servicer has not provided me a reasonable avenue to participate in the program. At this point, the servicers own records do not reflect any of the written correspondence and agreements generated by the servicer that I possess. Adding more urgency to the matter is the fact that I have been waiting on a response to the Mortgage Assistance Application I was instructed to send to the New Jersey office, only to recently discover from the servicer ( XXXX ) that my loan was no longer attached to the servicers New Jersey office as of XX/XX/XXXX, therefore it is unlikely the application was ever processed.

I am the beneficiary of a {$50000.00}, bequest from my late-grandfather 's estate. However, the bequest must be paid directly to my mortgage provider per the terms of the trust. My mortgage provider is Cornerstone Home Lending, Inc. I wanted to have the {$50000.00}, paid against my existing principal of around {$150000.00}, and the re-finance. I was even working with Cornerstone 's local home mortgage originator here in Texas. The payment center is in New Jersey, and we have always experienced some difficulty in working with them on things like e-payments. To be clear, we have never missed a payment. All we wanted to do was give Cornerstone {$50000.00} against our principal. For around 30 days now, Cornerstone has failed to take the money while displaying astounding incompetence, or worse. I have come to the belief that the payment processing center for Cornerstone in New Jersey is engaged in prohibited UDAAP practices for the following reasons. The trust attempted to send a {$50000.00}, check to the New Jersey processing center - return receipt requested. They even called ahead to see which office to send the check to. After over a week, we did not hear anything from Cornerstone. I called their customer service line. They explained that ( 1 ) they had no record of the check ; ( 2 ) the trust was given bad information regarding the sending of a check because the company did not accept checks over {$10000.00} ; and ( 3 ) they only accepted principal payments in that amount through cashier 's check or wire transfer. Cornerstone provided me with wiring information to an account at " Bank XXXX. '' I relayed this information to the trust. Fearing that the check was lost, and not acceptable anyway under Cornerstone policy, the trust stopped payment on the check. The trust then attempted to make the wire transfer but had its bank call Cornerstone first. This time, Cornerstone provided wire transfer instruction to a completely different entity and account " Bank XXXX. '' The trust did not feel comfortable transferring the funds based upon the conflicting information. When I looked into the matter online, it appeared that Cornerstone had credited the {$50000.00} check - which was previously missing - to my account ... even though the trust bank stopped payment. The trust was as confused as we were about this, I continued to try and work with Cornerstone 's loan originator on the refinance. However, the credit was eventually withdrawn per my online statement. The local originator indicated that their payment processing department was difficult to work with and suggested the trust move the {$50000.00} into escrow with a local title company in anticipation of closing so we could all avoid dealing with Cornerstone 's New Jersey office. While this did seem easier, I responded that the proposition was ridiculous because we were trying to pay Cornerstone - the same company as the originator - a lot of money on a mortgage contract. I tried one more time to contact Cornerstone 's New Jersey office - this was about a week ago. This time, the customer service representative stated that I needed to email a request to a department that would approve or deny my principal payment. I was livid at this instruction. I reasoned that, as an attorney, Cornerstone had to take whatever principal pay-off I offered under federal law and the terms of the Mortgage contract. For instance, if I tendered the entire {$150000.00}, or so in principal, then Cornerstone had no right to say " no thanks. '' The same was certainly true if the trust tried to give them {$50000.00}. The customer service rep responded that the request would " not necessarily '' result in a rejection of the payment. I responded that " necessarily '' does not enter into this transaction. I requested to speak with her manager and Cornerstone legal counsel. So far, I have received no response from these entities. I then contacted my local originator and explained the situation. They forwarded me a letter from Cornerstone indicating that my bank stopped payment on a {$50000.00}, check for insufficient funds - which I relayed was outrageous and inaccurate based upon the facts above, i.e., it was not my bank, and Cornerstone appeared to have lost the check while not following their own policy. I demanded the local originator assist in fixing this issue. If we could only obtain correct wiring instructions, then we could solve the issue. My local originator then requested payoff instructions from Cornerstone 's corporate office - as though they were ready to close. The form sent back provided the correct principal payoff amount and the wiring instructions for " Bank XXXX. '' I relayed this information to the trust. Yesterday, the trust tried to wire the funds again ... the wire failed as this was not an active or correct account. To be clear, these are the instructions that Cornerstone 's payment processing center provided to its own local originator in anticipation of closing. Had we tried to close, the transaction would have failed and Cornerstone would have breached the Mortgage contract - though the likely have already. We have also submitted multiple online requests to resolve this issue. Just today, we received a response to send a certified funds check or wire the money to an account they could give us over the phone. This entire payment " XXXX '' is absurd. My fear is that Cornerstone is intentionally placing roadblocks to significant principal payoffs my providing false, misleading, and inconsistent information. Because even if I refinance with them, they will make significantly less money on interest with a substantial reduction in principal. Then you have the issue of providing the wrong payoff account information to both me and the local originator. This could derive from tremendous institutional incompetence. Yet, that seems civilly actionable to the extent Cornerstone could not have closed on any deal - even a refinance through their local originator. Cornerstone 's actions, through malice aforethought or stunning negligence, are the type of actions the CFPB exists to guard consumers from.

XX/XX/XXXX I emailed Cornerstone 's Customer Service to advise my $ 8,400+ tax bill would be decreasing in a few weeks since I had a pending application for the 4 % County resident rate, and a new bill was expected from the County soon. XX/XX/XXXX - Customer Service replied with Please be advised, your taxes are scheduled to be paid around the last week in XXXX. I have notated your account. XX/XX/XXXX I noticed the tax bill was paid on XX/XX/XXXX, which was earlier than I had been advised previously ( and at the higher rate ; over {$8400.00} ). XX/XX/XXXX - I emailed Customer Service and inquired why the tax bill was paid on XX/XX/XXXX when it should have been the end of XXXX. XX/XX/XXXX - Customer Service replied with This message is to inform you that your tax inquiry has been acknowledged and is being researched at this time. XX/XX/XXXX I emailed Customer Service again, and provided a copy of the revised tax bill that I had just received from the County ( now reduced to {$2500.00} ). XX/XX/XXXX Customer Service replied with This is to acknowledge receipt of your recent property tax bill. The bill has been forwarded to our Tax Department for review. XX/XX/XXXX I emailed back and asked that someone call or email me directly when there was an update to the open ticket/work order. NO phone call or email. XX/XX/XXXX I emailed Customer Service and asked if there were any updates. I also mentioned that my monthly payment increased by {$700.00} and I could not afford that additional cost every month. XX/XX/XXXX Customer Service replied with Be assured that our Tax Department will verify the correct amount due prior to disbursing payment. Once payment is disbursed from your escrow account, our records will reflect the actual tax amount paid. I replied and asked for someone from the tax department to contact me since I have been trying to resolve this issue for nearly 6 weeks already, and I could not afford the increased mortgage payment. **I provided a copy of the tax bill again** XX/XX/XXXX Customer Service replied with We have opened a request for our Tax Department to contact your taxing authority in regards to obtaining a refund. Please be advised that your taxing authority is not required to issue a refund. They may decide to credit the over payment to your next tax installment. Also, once it is determined that a refund is due back, your Taxing Authority can take up to 10 weeks to send the funds back to be credited to your escrow account. XX/XX/XXXX I emailed Customer Service and requested a phone number where I could speak to someone in their Tax Department. XX/XX/XXXX Customer Service replied with Please be advised, there is no direct phone number to our tax department, but you are more welcome to contact customer service and request to speak with a supervisor. XX/XX/XXXX I emailed Customer Service asking for an update on the open work order. XX/XX/XXXX Customer Service replied with Please be advised, we have forwarded this information on for review. Thank you for giving us the opportunity to serve you. XX/XX/XXXX I called my County tax office and was told that they already issued a refund to XXXX as of XX/XX/XXXX ( a pass-through company that Cornerstone uses to make tax payments ). I emailed Customer Service and advised them of this, and requested an update on the open work order. XX/XX/XXXX Customer Service replied with Please be advised that we are currently awaiting the tax refund in the amount of {$5700.00}. Please allow six to eight weeks for the refund to be deposited back into the escrow account. We appreciate your patience in this matter and apologize for any inconvenience. XX/XX/XXXX I emailed Customer Service and asked that the work order be expedited. XX/XX/XXXX Customer Service replied with We apologize that we have been unable to respond to your message within our standard processing time. We regret any inconvenience this delay may have caused. As of to date we have not received the tax refund. Once received we will deposit to escrow. XX/XX/XXXX Customer Service emailed with Our Tax Department is in process of recouping a refund of {$5700.00} due to overage paid in your taxes. Once we receive reimbursement from your taxing authority, we can place funds back into escrow and run a re-analysis. A work order is tracking entire process. Estimated completion date : XX/XX/XXXX. XX/XX/XXXX - I called and was able to get a Supervisor to open a 72-hour expedited work order; was told to expect a return phone call after that timeframe. XX/XX/XXXX I chatted with a virtual Customer Service rep and was told the work order is still open through XX/XX/XXXX and I should hear something soon. **My loan was sold to another company effective XX/XX/XXXX, so I am seeking immediate resolution of this issue. I have spent countless hours on the phone and responding to emails, but no resolution since early XXXX. This is WELL BEYOND the 8-10 week timeframe that I was originally advised. I need immediate review/adjustment of my Escrow, and a refund of any amount I overpaid for my mortgage payment based on the lower tax amount of {$2500.00}.

When I call Cornerstone Lending they have an outrageous wait time. The problem is, we are unable to access our account online to make payments or to simply view the details and transactions of the mortgage, so we have to contact them on the telephone each time. I have reported the issue to the servicing department, but they continue to blow me off with very brief responses, and they closed the trouble tickets prematurely by calling them resolved. This is causing an inconvenience, and making it difficult to make payments to my loan and to the escrow account. It really is difficult dealing with this company because they are not only NOT addressing the issue, but simply dismissing the issue. This could impact the loan negatively if we cant see for ourselves what is happening with the loan, and it could ultimately cause a hardship. Everyone knows that if you miss a payment on your mortgage, your lender will report the late payment, called a delinquency, on your credit report. Late payments remain on your report for seven years. Missing even a single mortgage payment will negatively affect our credit scores!! So why would it be okay that they have us locked out of our account, and nobody will satisfy the request to reset the account and give us access? Each time I submit a trouble ticket with a representative, we get a totally off-the-wall response like this one : Thank you for your recent inquiry regarding your loan. We apologize that we have been unable to respond to your message within our standard processing time. We regret any inconvenience this delay may have caused. Unfortunately, we are unable to locate an account using the information you provided. Please contact us at the telephone number shown on your monthly statement or coupons for further assistance. At that point they put in a ticket saying they were going to get it fixed and also have a supervisor contact me. Neither was the case though. No supervisor ever called, and further, they moved the wrong payment and now showing that I owe a payment!!!! How are we supposed to efficiently monitor the account and be able to happily self-assist if Cornerstone is ignoring the issues, and wont give us access to our own account? I applied for a home mortgage loan from Nest Home Lending on XX/XX/XXXX, in order to be added to XXXX XXXX interest list for their XXXX XXXX XXXX XXXX model. I received an automated email detailing the documents needed. I uploaded the requested documents the same day. I received a call on XX/XX/XXXX from XXXX XXXX stating that based on my debt-to-income ratio she couldn't qualify me for $ XXXX. She stated that my mortgage would be {$3200.00} and she needed it to be closer to {$2300.00}. She stated that she was basing this off a 4.8 %. I asked would a down payment of {$20000.00} help and she replied it would not lower the mortgage to {$2300.00}. I asked her what I need to do to get approved. She stated that I would have to put down {$160000.00} to qualify for a mortgage of {$2300.00}. I was astounded by this amount and began to inquire. I asked her why the amount was so high if my credit score is a XXXX and she replied it's not about my credit, its excellent. I told her that the home on my credit belongs to my ex-husband from our divorce decree. I stated that my debt ratio is low. She inquired about my student loans. I told her I don't have to start paying them until XXXX and I think the amount will be {$160.00}. I asked why they only approved me for $ XXXX and another lender had originally approved me for {$490.00} but because I didn't have 6 months of child support or alimony, they lowered the amount to $ XXXX. XXXX asked me what rate they were giving me, and I told her I didnt remember. I asked her what the purchasing price others had paid for the same model home, and she stated around $ XXXX but they applied early on. I asked if other people had to put down that amount of money and that it seemed like an astronomical amount. XXXX suggested that I sell my home and use the money to purchase this house. None of what XXXX was saying was making sense to me so I requested if she could email what we had discussed. I knew that I dont have to close with the lender so I asked her if she could send a letter of approval to XXXXXXXX XXXX from XXXX XXXX XXXX and she replied she would on the condition that I put down $ XXXX. I stated that I could also use the approval at different XXXX XXXX locations to get on the interest list. After our conversation, I looked at the lowest interest rates for that day online and it showed the interest rate of 4.3 %. That afternoon I received an email from XXXX stating the following : XXXX XXXX Thanks so much for taking the time to speak by phone this afternoon. Please find attached lender letter. You may feel free to meet with XXXX at any point to write your contract. Below is the payment scenario based upon a conventional 30 year fixed rate mortgage with {$160000.00} down payment and rate of 4.875 % : XXXX If you havent already, please upload the following documentation via our XXXX secure portal : -Most recent one month paycheck stubs -Most recent two months bank/investment/retirement account statements XXXX & XXXX XXXX Statements XXXX & XXXX ( when available ) Federal XXXX Income Tax Returns ( business, if any ) -Divorce decree & child support orders -Government Issued ID card Dont hesitate to let me know if you have any questions, concerns or would like additional scenarios. Best regards, XXXX XXXX I have not received a response to date. I discussed this issue with my realtor, and she thought it sounded off and confirmed my feelings of confusion about why I would get such a high-interest rate and be approved for a lower interest rate based on my credit score and low debt to income ratio. I also have not received a loan disclosure which I should have with the Truth in Lending Act. I believe I was discriminated against by receiving a lower loan amount which I would not be able to move into any XXXX XXXX communities. And a higher interest rate to deter from using their loan product. I feel XXXX didnt give me the due diligence and an overview of the documentation I submitted before deciding. I feel this bias is based on my ethnicity, marital status, and gender being a XXXX, single, woman. When you see my name, youre able to tell Im a person of XXXX. For these reasons, I was not offered the best loan pricing and interest rate based on my creditworthiness. My credit score is XXXX, my credit card debt is under {$2000.00}, I have student loans of {$15000.00} in deferment until XXXX and my debt-to-income ratio is 2 %.

On XXXX/XXXX/17, XXXX XXXX XXXX with XXXX emailed us and the buider, XXXXXXXX XXXX ( XXXX XXXX and XXXX XXXX ) to inform us the house did not appraised to the sales price of {$380000.00}. XXXX 's number is XXXX. The appraisal came out at {$350000.00}. XXXX XXXX reached out to me and my husband to inform us of the development. We contacted the builder through XXXX XXXX, who sold us the home and ask if they can bring the price down to what it appraised for. XXXX 's cell phone number is XXXX. The builder refused. The direct of sales, XXXX called me to say it would be easier to go with their lender, XXXX, as the said lender is more aware of their ( XXXX 's ) process. That not all appraisers have knowledge on how to do a new build appraisal. We honestly did not want to go with XXXX since they are affiliated with XXXX. We felt our interests would not be best represented, which is why we went with XXXX. The catch is, we put down {$12000.00} in what the builder calls option deposit which we stand to forfeit if we walk away because the property did not appraised. I sent an email to the builder ( XXXX XXXX ) on XX/XX/XXXXXXXX, begging him to talk to his superiors at XXXX to reduce the price to what it appraised to, he responded with an email saying, " I promise, I am on it. ". We then decided to go with their lender, XXXX, who ordered an appraisal. XXXX was already informed by us that the house did not appraised, and our loan officer with XXXX also told us in a phone call that the house most likely would not appraised but that XXXX would be willing to work with her than with XXXX. XXXX sent us an appraisal copy dated XXXX/XXXX/XXXX, which surprisingly appraised at {$380000.00}. So, we went back to XXXX for an appeal of their appraisal of {$350000.00} because we wanted to go with XXXX. XXXX accepted our appeal, and did another appraisal. We got an email on XX/XX/XXXX, and a copy of the appraisal from XXXX on XX/XX/XXXXinforming us XXXX does not agree with the appraisal from XXXX dated XXXXXX/XX/XXXXas they ( XXXX 's appraiser ) did not use comparable homes. By then, we had closed on the home on XXXX/XXXXXX/XX/XXXX. We informed XXXX before closing date that we feel the appraisal they did was forged, that the numbers were cooked, and that we were being taken advantage of us because both XXXX and XXXX ( the same company, different names ) knew we would n't afford to lose our {$12000.00}. We would like the appraisal issue to be investigated. We believe the appraisal from XXXX and XXXX worked in tandem to forge the numbers. Specifically, XXXX 's appraiser added an additional {$30000.00} for a view of " greenbelt ''. Per XXXX, even with that view, the house does not appraised. Additionally, XXXX charged us a lot premium fee of {$15000.00} saying that is what everyone who 's backyard faces the " greenbelt '' was charged, per documents obtained from XXXX, there was no premium fee on the other homes. The other issue we are filing a complaint on is we did not get what we signed up for in the home. Specifically our security system. We signed up for security system at XXXX 's design center on XXXX/XX/XX/XXXX and chose a security system plus 2 speaker systems worth about {$4000.00}. This was added to our sales price. This was supposed to be installed once we have internet service. We informed XXXX 's contractor, XXXX, on several occasions, on XXXX/XXXX/17, XXXX/XXXX/17, XX/XX/XXXX, XX/XX/XXXX about our missing security system and sound system. XXXX 's cell phone number is XXXX. XXXX responded to only the XXXXXX/XX/XXXX text on XX/XX/XXXX saying someone will be there in about 1.5 hours. I texted him back to say we are not home, that we are at work, and that no one ever scheduled anything with me, and they can not just give me such an impromptu notice and expect me to make it as I have to get permission from my superiors first. He never responded. I called his superior, and texted him, XXXX ( Director of Sales at XXXX ) on XXXXXX/XX/XXXX explaining everything in detail, he never responded. I texted him again on XX/XX/XXXX and XX/XX/XXXX, he never responded. His cell phone number, which he gave me during the whole appraisal issue is XXXX. 3. Our 3rd complaint is, we did not have any grout in our tiles, which according to our building contract should have. We informed the contractor, XXXX, and XXXX of this missing part, and they both never responded. I am hoping to resolve these issues with the builder through the CFPB. Thank you.

Due to XXXX, my husband and I took a 6-month mortgage forbearance in XXXX with Cornerstone Home Lending. Since our forbearance was set to end in XXXX, we were given a few options and decided to complete the packet for the Loan Modification which we submitted in XXXX of 2020. We ended up being approved for the XXXX National Emergency Standalone Partial Claim on XX/XX/XXXX and noticed that we had not evaluated for the Loan Modification. On XX/XX/XXXX, I made a call and inquired about the Loan Modification. The representative explained that we had been approved for the partial claim. I then explained that we had completed the packet for the Loan Modification and per the letter that we had received, we had not even been evaluated for the loan modification program. I expressed that we would like to be evaluated and I also informed her that my name was misspelled on the partial claim paperwork. She informed me that she would submit a request and the call was ended. Since we had not received any paperwork in the mail or received any calls, I made another phone call on XX/XX/XXXX. This time a spoke to a different representative. I informed him that we were awaiting corrected paperwork for the partial claim and inquired about the status of the loan modification. The gentleman noted that an email had been previously submitted and he also informed me that we had been improved for the Loan Modification on XX/XX/XXXX. He informed me that the date of payment initiation remained XX/XX/XXXX, but the monthly payment would be {$1600.00}. I informed him that we had not received any paperwork or been informed that we had been approved for the loan modification. I even checked our website documents while he was on the phone and informed him that the document was not listed. He assured me that the document was in the system and stated that he would submit a request to follow up on the corrected partial claim and loan modification paperwork. I called once a week until I finally called a number listed on the one of the XXXX envelopes on XX/XX/XXXX. I spoke to a representative in the Financial Department and explained to her that we were awaiting corrected paperwork for the partial claim and that we had been approved for a loan modification but had not received any paperwork. She confirmed the previous requests and loan modification information. She also stated the corrected paperwork showed it went out on the XXXX but did not have a tracking number. She then briefly went through the correspondences she saw on her side and I reiterated that we had not received anything in our online documents or by mail regarding the loan modification. She stated that she would resubmit the request and asked to put me on a brief hold so she could consult her supervisor. I stayed on hold for about an hour and fifteen minutes. She never returned to the call. After this, I was very frustrated and begin searching the Cornerstone website for contact information. I came across the contact information for a XXXX XXXX who responded to my email and gave me a XXXX XXXX as the person of contact for complaints. I reached out to Mr. XXXX via email and explained our issue in detail. He responded that he would review our loan activity. We eventually received a copy of the loan modification, postdated for XX/XX/XXXX, in the mail and I noticed that it had a deadline for XX/XX/XXXX. Since the document only required for us to sign two copies and send them back in the pre-paid envelope, this would have been simple, but we never received the documents to complete the process. We started making payments on XX/XX/XXXX and the partial claim loan was applied in XXXX. During this time, I was still making phone calls and sending emails regarding the missing paperwork. As of XX/XX/XXXX, our loan was transferred from Cornerstone Home Lending to XXXX and I have continued to make phone calls, send emails and even sent a certified letter to both companies. The issue still remains unsolved and they refuse to honor the loan medication that we were approved for.

-I was in forbearance that ended XX/XX/XXXX. -I spoke to a customer service reps to find out the next steps. -I was told to fill out financial information and submit the information. -After submitting the requested information i called in to check the status. -I was told to pay XXXX ( as a trial payment ) for the first three months than that would become my permanent payment amount. I asked if I would receive that in a letter or on the website. I was told i would receive a letter in the mail. -I made the first payment of XXXX on XX/XX/XXXX -I checked routinely online for it to reflect on the mortgage website which it never did nor did i receive a letter stating the XXXX monthly amount. - I called to the mortgage company ( cornerstone ) to find out why I was not seeing the payment made nor the XXXX. XXXX amount but instead XXXX. I told them that my original loan was XXXX and had been modified to XXXX. -They said they did not see that and that i must pay XXXX. -After looking further into it the rep said he didnt see that i had been interview for a loan modification. -I told him that i had. -He said that he would have to do the initial loan modification interview and than get me over to the individual who would finalize it. -He approved the loan modification pre qualification then soft transferred me to the representative who would do the final qualification. She said that is looked like a step was missed but that XXXX would be the amount to pay but not to pay it til the first of XXXX or it would mess things up in the system. I accepted and the call was ended. I called back on XX/XX/XXXX to make a payment and was told i needed to pay XXXX -After going back and forth on that for several days and multiple calls later I spoke to a manager who then confirmed that XXXX and that is was in a " note field that the other representatives could not see ''. and that everything is fine and that XXXX is the correct amount to pay. -I then asked if that could be noted so that everyone could see the correct amount and if i could receive and email confirming the amount and an official letter stating the XXXX. -I was told she would make sure it showed up in the note field and that a letter showing the amount should already be sent out and that i would receive it any day now. -I then made a second payment for the XXXX on XX/XX/XXXX. -I waited a few days for the payment to reflect on the mortgage website but once again it never did. Nor did i receive a letter stating the correct amount or the original loan amount. -I called back and the representative said she did not see a payment made since XXXX ( Note : I did not make a payment in XXXX while under forbearance ) - I then explained to her that I had made two payments for XXXX and explained the whole situation again. -She told me she is not sure what's going on but it doesn't look right and would investigate and contact me back. -I have yet to hear back from them and have made several calls and go through the prompts all to end in dead air and be disconnected. *** in the past 2 months i have called the mortgage company over XXXX times to try to get the correct XXXX amount to show up on the website and on an official letter head. I have failed and am not sure what to do but I know I do not want to lose my house. I just want to start paying what I was paying before forbearance or pay the modified loan amount of XXXX. XXXX that I was promised and told by 4 different reps ( 2 managers 2 customer service ) was the correct trial amount to pay following the loan modification.

Monday, XX/XX/XXXX I contacted XXXX XXXX ( XXXX XXXX ) with Cornerstone Home Lending, INC. by phone ( XXXX ) to ask about how to submit a pre-qualification application for a home loan. Over the phone he directed me to his website XXXX. He stated once that is completed he will call back within a few hours with if I am approved or not. I went online and the website said results in a few days, so I gave it a few days. It is now XX/XX/XXXX, and XXXX will either not reply to communication we take to contact him, or he will briefly answer and say he will call back, yet he does not follow through with it. I am very frustrated that he will not let us know whether we have been approved or not, what the terms are, or at the least remain in contact with us. I did not submit a loan application for someone to not follow through with the process like he has. The limited interaction we have had with him is as follows : Wednesday XX/XX/XXXX : I called XXXX and the call went to voicemail which directs you to send him a text for a quicker response. So, I text XXXX at XXXX to check on the status of my pre-qualification application. After 10 days with no follow through or communication about our pre-qualification I called XXXX and inquired about the status of the loan. He said he was confused by who the referral source was and that he placed a call to XXXX XXXX and never heard back from him so he was at a standstill. He said he would make a phone call to XXXX XXXX to find out the perimeter of the program we are interested in and get back to us within 24 hours, and never returned my call. ONLY communication I had received from XXXX within these 10 days was a default email to set up my online portal to check loan status.

Thursday XX/XX/XXXX : After 24 hours and no communication back from XXXX like he stated I send him a text message at XXXX, which ne never replied to. Later that evening I also sent him an email- which I did not receive a response from either.

Friday XX/XX/XXXX : I sent XXXX a text at XXXX stating that I still had not received a call back from him within 24 hours like he stated on Wednesday, nor did I receive a response to my text messages or emails. In the meantime, I found out XXXX XXXX discontinued that build on your own lot program that I was initially interested in. XXXX finally made contact with me when he called at XXXX, and claimed that he told me they were up in the air about this program so that left him in limbo of not knowing what to tell me so thats why he was stand-off-ish ( which he never did inform me of ). He told me that he was confused on who XXXX was ( who we listed on as who referred us to him ) and told me XXXX XXXX never returned a phone call of his. Our pre-qualification application was submitted before they terminated the program, yet it wasnt received due to XXXX lack of follow through.

On this day after I spoke with XXXX, he placed a call to my husband as well. He informed my husband he would follow up with him with additional information on home loans on Monday, XX/XX/XXXX, yet it is XX/XX/XXXX and he still hasnt.

This has been an extremely frustrating process as we are very serious about obtaining a home loan, which we made clear to XXXX. He has not followed through in one way to help us obtain a loan, and if I had known that I would never have submitted my application or allowed my credit to be ran, for absolutely no reason. I need to know the status of my pre-qualification ASAP so that I can continue this process.

We were using Cornerstone Mortgage company for the purchase of a Condo at XXXX XXXX XXXX. We were never told that they were unfamiliar with the lending process or doing a Condo at the beach. They inform us about XX/XX/XXXX that everything is going well and we are on schedule to close. We are completely out of Underwriting and we are just waiting for the appraisal. The appraisal was requested to be done by XX/XX/XXXX, but the company said they would not be able to do this appraisal until XX/XX/XXXX, which will be cutting it close but we had until XX/XX/XXXX. to approve of the appraisal. Then out of the blue, they say they are having difficulty getting the information they need from the HOA. finally they tell us that they are not going to be able to make the loan, not because of us but because of the property. They informed us of this on XX/XX/XXXX, which means they had already determined they had this problem and would not be making the loan before this date. Immediately I requested them to put the appraisal on hold. I do not want to pay for an appraisal on a property I may not ever own. Then we tried working with them to get the loan going again, but to no avail. No information from the HOA president, or the property manager made any difference to them. So, once it was clear they would not work with us, or listen to reason I asked them to cancel the appraisal. I should NOT have had to request either the hold or the cancelation since they knew they were not going forward with the loan, they should have cancelled it immediately themselves. Now that our relationship is broken, I ask for the monies that we had paid for the appraisal in good faith to them to be refunded to us ; they send me a e-mail saying that they must wait for clearance from the appraisal company to refund the money. Then of course, right on schedule they produce a 'bill ' from the appraisal company saying that it just so happened that when they were notified of the hold, they 'just so happened ' to be at the property on our behalf, so they are retaining a {$100.00} trip charge. I know this is all bogus! This company does many appraisals on the Island. They probably group them together and don't go until they have more than one to do. Secondly, there is NO WAY they were at the island, doing my appraisal when they made it quite clear to the lenders that they could not go and do this appraisal until XX/XX/XXXX. Never did they let anyone know that date had been amended or that they were going to attempt to do anything earlier. Where they on the Island that day, maybe, or maybe not. But I know there is no way they were there on my behalf for an appraisal that was stopped back on XX/XX/XXXX and completely cancelled on XX/XX/XXXX. according to the lenders records. Actually, the lender should have cancelled the appraisal when they first realized they would not go forward with this loan and not wait for me to direct them. The bill they produced is dated XX/XX/XXXX. Again, I cry fowl. There is no way anyone did anything at this property on our behalf. Someone is just seeing an easy {$100.00} for nothing at my expense. Literally, this has been the worse experience I have ever had working with a lender. I am unsure who is more at fault here, the lender or the appraiser or BOTH. What I know, is that they did their best to XXXX up my getting into this condo and are charging us a bogus {$100.00}. I want my money back.

I received an updated escrow analysis in mid XXXX advising me that my account would have a storage this year of {$1800.00} and that my monthly mortgage payment would be increasing approx {$200.00} each month. This increase represents approx 10 % of my current payment and obviously now is a difficult time for most everyone due to COVID-19 and especially when you're hit with this increase by surprise. I began contacting Cornerstone Home Lending immediately in early XXXX to understand two things, 1 ) how did the storage occur and 2 ) what options would I have to reduce the impact to my monthly expenses. After a couple calls I was finally able to reach an individual in Cornerstone 's escrow dept that advised me I could qualify for a 24 month plan instead of 12 months to re-pay the escrow account. However, the individual I spoke to could not tell me why the account was short {$1800.00}. I entered into the 24 month repayment plan and continued to work on reaching someone at Cornerstone who could give me a clear answer on the details of my escrow account. I called 2 more times and was asked to hold briefly why details could be researched to answer my questions. Both times I held for 25-30mins and the agent never returned and ended up just hanging up the phone from their end. Approx a week later I call again and asked to speak with a supervisor/manager. I held for approx 15-20 mins before a supervisor joined the call and we began to speak about my escrow account. At first, she was not helpful at and just kept telling me that the account is short and I just need to pay it. She offered no explanation as to why until I pressed her stating that I would not make any further mortgage payments until someone helped me. The supervisor then advised that my home insurance policy had increased by {$200.00} which was the reason for the shortage. I asked why would an increase of {$200.00} annually cause the need to collect {$1800.00}. She couldn't explain why. I then mentioned to her that my escrow transaction history that is visible in their application which customers can log into to view their account showed 2 escrow refund checks had been sent to me within a week 's time last spring. I explained to the supervisor that I did receive a check for approx {$1200.00} but not a second check for approx {$1400.00}. She then advised that the {$1400.00} check was processed and Cornerstone was going to send it but realized a mistake and just deposited the money back into my account. However, there is no evidence of that deposit visible to me. I asked the supervisor to send me evidence of that along with a new escrow analysis I had requested a couple weeks prior when I entered into the 24 month payment plan. As today, now close to a month later, I have received no new paperwork from Cornerstone concerning my escrow shortage or the new analysis. I am seeking immediate help to resolve my situation and suggesting the CFPB begin an audit of Cornerstone Home Lending, the servicing group out of New Jersey. I believe there may be many other customers who are in my same situation and might be stuck with higher mortgage payments in error. I work for one of the largest bank 's in the US and know full well that Cornerstone is not operating per regulatory guidelines by refusing to provide account documents and proper evidence. In XX/XX/2019, my family and I moved to Oklahoma and purchased our home here. My original loan was complete by Cornerstone Home Lending and began as follows : Initial loan : 30 yr FHA Interest : 4.125 % Loan amount : {$240000.00} Payment : {$2000.00} Escrow : {$710.00} We kept this loan for approximately a year. After the rates dropped, and my credit had time to recover, I decided to look into my options for refinancing. My goal with refinancing was to get out of the FHA loan to have a conventional loan and save on the mortgage insurance. When I was sent my options, I opted for their option 3 which according to the companies XXXX would be : 20 yr conventional Interest : 3.99 % Loan Amount {$250000.00} Payment : {$2100.00} Escrow : {$630.00} I was reluctant to move forward with the refinance at this point because I was not comfortable with raising my payment. However, when I was sent the prelim CD it showed 3.875 % and the payment was {$1900.00}. I spoke with a representative there to verify and at that point, it seemed like an easy decision because it got me out of FHA, shortened the life of my loan, and actually lowered my payment from what my initial loan was. Now, it has come to light that I have a deficiency of - {$5500.00} in my escrow and a shortage of {$2900.00} for a total of {$8500.00} that I am going to have to either come up with as a lump sum or it will automatically increase my payment from {$1900.00} to {$2900.00} until it is brought current. In my first loan, the escrow was estimated and came out to appox. {$710.00} a month and was based on the taxable market value of {$370000.00} which was my purchase price of the home. When I refinanced, my home appraised for an even higher value so I dont understand why this method was not repeated? A mortgage lender, I feel like, should have known the escrow amount was short. If this had been caught during the loan process, I would not have moved forward because the refinance would have increased my payment higher than what I am comfortable with. Now, I have been stuck with this adjustment that I feel should have been prevented. Currently I have a total of {$29000.00} in closing costs between my initial FHA loan and the 20yr refinance I currently have. Also, a total loan increase from {$240000.00} to {$250000.00}. I feel this is a substantial amount of money I have trusted this company with to insure mistakes like this were not made. If I had left my loan alone, I would have saved the {$12000.00} in refinance closing costs, the {$8500.00} I added to my total loan amount and I wouldnt have to come up with an astronomical amount of negative escrow money following one the hardest financial years this country has experienced in my lifetime. I feel like this was either a blatant mistake, or it was done purposely to get me to refinance and go through them a second time. I have reached out to the company to try and remedy this situation but their only response is to split the deficient escrow in 1/3 's between myself, the lender and the title company. This offer is only IF I were to refinance my loan again. In XXXX of 2020 I spoke with Cornerstone Home Lending, INC about my application to refinance my FHA loan with a loss mitigation program. I had financial issues along with the pandemic that made me fall behind on payments and wanted to discuss my options about how I can avoid foreclosure. That conversation in XX/XX/2020 was for the approval of my loan modification. Over the phone the agent for Cornerstone gave me several disclosures and advised me the call would be recorded in order for the approval to be finalized. Wonderful! this was exactly the turn out I was hoping for. On that date she scheduled 3 automatic payments for XXXX XXXX XXXX. These payments were a trial period which if completed successfully the loan would be reinstated and I would now resume payments in XXXX under the new terms. {$1400.00} a month for PITI. at a rate of 3.25 %. Fast forward to XXXX. the first payment was successfully withdrawn from my account, although they did take it out a few days later. Because they took the money a few days late I called Cornerstone to make sure no late payments would be given or that it would hurt my trial period. Keep in mind they have it set up for automatic withdrawals so it would not be my fault if they took the money out late. At this time I was notified that my loan modification was in fact not approved and that any money taken would be returned to me and that future payments will be terminated. This is when everything went south. They told me I had missing paper worked that needed to be signed, which was not what they said ON A RECORDED LINE back in XXXX when the terms had been accepted and payment arrangements had been made. I said " fine, send me the paperwork and I will sign it ''. A week goes by and no paperwork has been sent to me, yet I still receive monthly statements from them and letters thanking me for my automatic payment. I call again to speak with someone which at this point they advise me that it is too late to sign any paperwork and they modification would now have to be reapproved. I have asked to speak with a supervisor back in XXXX XXXX & XXXX and I get the exact same response that someone will contact me 24-48 hours. Not a single phone call from any supervisor. On the phone today I was told that my case is still open and that a supervisor has a large amount of calls and will still reach out to me. MY FIRST REQUEST WAS IN XXXX 2020. I have asked for the loan modification application again ( TWICE in one month and still no paperwork ). Her response was to call my local post office because the issue is with them, but conveniently I still receive statements from them along with letters thanking for my automatic payment. At this current moment they have only returned the funds from XXXX, but they have taken payment for XXXX and XXXX and still no loan modification papers. I am facing foreclosure and the clock is ticking for me. Their negligence and irresponsibility is going to cause me to lose my home in which I reside and work from. I believe that they understand the current housing market they can potentially make a profit when the home goes into foreclosure and which is why they have not sent any paperwork to fix the situation.

I closed on the purchase of my home on XX/XX/XXXX. I made my monthly payments in full and on time per the mortgage note to the loan and beginning on XX/XX/XXXX. In XX/XX/XXXX Cornerstone Home Lending requested that I make a payment of {$5000.00} due to an escrow shortage as a result of an error Cornerstone made at closing whereby they did not set up the escrow account correctly. They claim that the right amount of escrow for taxes were not collected at closing and along with the monthly mortgage payment and they requested that I make a payment to clear the escrow account shortage and to cover a shortage that would exist at the end of the year in XX/XX/XXXX when the property taxes come again. Out of fear of any problems, I sent a check for {$5000.00} because the agent I spoke with at Cornerstone said that any issues I had could not be sorted out via the Servicing department and that I needed to contact the Loan OfficeXXXX the originated my loan. As I recall, this call was recorded. I do not agree that I have to contact Originations for a Servicing issue even if the Originations team was responsible for the company 's error. In fact, upon contacting Servicing to explain that I was not in agreement of paying {$5000.00} to eliminate the escrow account shortage I was basically told that there was nothing that Servicing could do to help research and resolve the error. Due to a very serious family emergency, I decided to complain to the CFPB once I had the time to do so to have the Cornerstone research and resolve the escrow account shortage issue. I am finally submitting this complaint to the CFPB, which is long overdue. Since the error occurred when the Originations team was setting up my escrow account, Cornerstone should have caught the error and taken appropriate action to correct it so the account would be set up correctly at closing. They did not do so. Cornerstone needs to own up to the error and make me whole for the error causing the escrow account shortage. Why should I be responsible for clearing an escrow account shortage created by Cornerstone 's error? I do not feel it is my responsibility and I ask that Cornerstone resolve this matter immediately and make the appropriate adjustment to refund/reimburse my escrow account for the dollar amount of the error. Also, I believe inaccurate projections were used to complete my escrow analysis for tax year XXXX as the analysis provided represents an increase in my monthly payment of {$330.00} per month. My monthly payment ( PITI ) were {$2400.00} and the payment was increased to {$2800.00}. I also received an Annual Escrow Account Disclosures Statement dated XX/XX/XXXX that shows that no escrow payments were received in the month of XX/XX/XXXX when I made a full payment ( XXXX ) that month as per the note to the loan. I request a complete review of my escrow account from the date of origination to the present date to locate the error made at origination, correct any errors made since originate to finally arrive at error resolution. I have little faith that my escrow account is being managed correctly by Cornerstone Home Lending.

My husband and I obtained an FHA mortgage through Houston-based Crestmark Mortgage, LLC, to finance our new-build XXXX XXXX. The process has been a nightmare, with a complete lack of communication and the lender repeatedly losing our financial documents. We held our noses and did our best to cooperate, being as proactive and responsive to requests as a mortgage consumer could be. The worst part of my experience - and the basis for my complaint to the Consumer Financial Protection Bureau - happened on Thursday, XXXX XXXX ( noting our scheduled close date, happening on Monday XXXX XXXX ). Late Thursday evening I was finally provided with the Closing Disclosure document ( without any explanation, by phone call or email, to notify me to expect or attempt to explain the purpose or contents of this document ) via XXXX XXXX. Not wanting to delay the coming close date, I read and reviewed this Closing Disclosure immediately. I found that the figures contained within ( specifically, Seller 's Contributions to Closing Costs ) did not at all line up with what I had been told early in the process. I emailed back directly and told the entire lending team at Crestmark that I believe the document they sent me contained errors, and would not sign it until it had been corrected. I forwarded it immediately to my Buyer 's Agent to review - less than one hour later, the document had been pulled from XXXX and she was no longer able to review. I assumed that they also noticed errors, or were perhaps reviewing the prepared Closing Agreement again to check. The next morning, I woke up to an email from the Loan Processor directing me to sign the Closing Agreement as they had sent it the previous night, and that failure to do so would result in missing our closing date. I was directed to sign immediately, even though it was acknowledged to contain potential errors, or risk losing my new home. I wrote back immediately to say that I would under no circumstance sign legal document I feel to contain errors, and that I find it reprehensible that mortgage company would push clients into signing ( potentially ) inaccurate documents all while holding threat of losing a home over the buyer 's head. As a point of fact, I will admit that the Closing Disclosure did not have errors - I was mistaken and ( with all my worldly experience as a first-time homebuyer ) I did n't understand what I was looking at. My frustration lies in the fact that no attempt to educate, clarify, assist, explain or enlighten was made to me prior to or immediately after sending this document. I was only called several hours AFTER the loan processor pushed me to sign a legal document I had expressed concerns about - and possibly only called because I pushed back. Is directing clients to sign inaccurate documents the norm for Crestmark Mortgage? I should n't feel pressured into any step of such a large financial decision, and I think Crestmark exhibits both poor customer service and poor judgement.

Hi My name is XXXX XXXX and I am writing this complaint of the poor service we received using Cornerstone Home Lending Inc. and would like to seek remedy of monies we lost on a deal with them that was directly caused by their incompetence and negligent behavior. We stated this process with them on XX/XX/2020. We had selected a home with a realtor, and she suggested Cornerstone Mortgage. In hindsight it was a bad judgement call to go off that type of recommendation, but this is my wife and I 's first time buying a home and we feel they took advantage of it. We were initially approved for a VA loan, as I am a XXXX XXXX XXXX XXXX XXXX XXXX Veteran and my wife and I wanted to use our loan eligibility to get our first family home for our two children and we were scheduled to close on XX/XX/2020. We were in constant contact with our loan officer and luckily for us a lot of this was done via text and email due to the pandemic. We were also in contact via phone, but I insisted on email after we were forced to move our closing date only about a week or two after we had signed the contract to XX/XX/2020. We were assured we would not have any other hang-ups, but I keep through documentation just in case. Then we were asked to change our closing date a third time by the mortgage company to XX/XX/2020 because they claimed they could not get a VA approved appraisal in time. At this point the seller would only agree to this if we released our earnest money and we had to put up new earnest money. We agreed but then got the shock of our lives when the loan officer emailed us and claimed to already have our appraisal, which we still havent seen, and sent us an email with the closing date of XX/XX/2020 and the sale price was not what we agreed upon in the contract. We asked about this and did not get a response until about 4 days later, granted two of those days was the weekend. Once we did get a response, we were told we would have a new closing disclosure before the weekend was over the following week. Then we get an email from our loan officer saying he need until the end of business Monday. At this point we are 5 days away from closing and we still have not gotten these documents. We finally received a Closing Disclosure on XX/XX/2020. We get to closing, which is the day I am writing this, and we received an email from our mortgage company with the closing date and time, which was XXXX XXXX. As we are doing the final inspection our realtor conveniently gets a call from our mortgage company saying that we would not be able to close at 3 and instead it would be at XXXX. At this point I am furious because it is the closing day and the mortgage company is still forcing us to move our closing time because they are unprepared. We get to the title company for XXXX XXXX and again we get a call from our realtor stating the loan officer told her we would have to close tomorrow XX/XX/2020 and we still have not received or even seen the appraisal.

My name is XXXX XXXX and I am having trouble getting my mortgage company to admit their mistakes on paying my insurance dues for my property. Their mistake has now cost me additional insurance fee 's that add up to roughly 600 $ a month on my mortgage payment. I received a call from my insurance company in XXXX of 2018 that my policy was about to cancel since my mortgage company will not pay invoice ( my acct is escrowed for tax's/insurance ). My insurance agency said they have not been able to get this resolved after a few attempts. I got involved and called my mortgage company and they said they would pay the insurance fee 's. This did not happen, I received calls from my mortgage company and insurance company again that they were still working the issue. This went on for a few weeks until I had 2 weeks before my policy canceled due to lack of payment. I went to the insurance company and we called the mortgage company together to get resolved. When I left the insurance company I was promised a call from the mortgage company if it was not resolved, never received the call until after the policy was cancelled. My insurance company and myself went out of our way to get this paid, even though it should be the mortgage company since I pay them to manage my expenses. The Mortgage company added a temporary policy that is ridiculous in cost due to their mistake of not making invoice until after the policy cancelled. I requested multiple manager call backs from my mortgage company and never received any. I finally had to call the director of Regulatory affairs ( XXXX XXXX ) so he could help my get an investigation going. I received the investigation findings from the Mortgage company and basically they said it was my fault cause they showed they tried contacting me and I did not answer??? I have proof from my insurance company they invoiced my mortgage lender a few weeks before the policy cancelled and they reached out multiple times but my lender never followed up as they promised to pay my insurance fee 's. I have proof of the multiple calls I made and the insurance team to get this resolved and invoices made from my insurance team prior to cancellation. Not sure why I'm at fault, pls help Mortgage- Cornerstone Lending NJ branch Supervisors I spoke with prior to cancellation- XXXX, XXXX, XXXX. Complaint Against : XXXX XXXX XXXX XXXX. XX/XX/XXXX Topic of Complaint : Cornerstone put me on a " Hurricane Harvey 3 month forbearance period '' on XX/XX/XXXX( that I did not need ). What happened : I attempted to make a payment on XX/XX/XXXX ( {$370.00} are my regular monthly payments ), the next payment due date, and I was locked out of my account portion of " make a payment ''. On the phone a few times to resolve this, nothing resolved < I was told on the phone because I was on the Harvey plan, that I and all others are locked out. So I kept making requests to get me out of it - nothing ( as evidence of still being locked out of the payment portion of the site ). The 2 months owed now, its XX/XX/XXXX, I was still locked out from making a payment online and decided to make a payment " with a representative ''. I did this on XX/XX/XXXX for the amount of {$730.00} ( 2 months for my mortgage now owed ) over the phone with the confirmation number of XXXX and nothing showed withdrawn from my bank! And still I was locked out from making web payments. Concurrently I have received FIVE " attempt to collect '' letters from their " Loan Workout Department '' while being on the Harvey forbearance program. Lastly, I attempted to now pay THREE mortgage payments on XX/XX/XXXX for the amount of {$1000.00} ( confirmation number : XXXX ) and seen I was finally allowed to make web payments and the payment shows paid on Cornerstone - BUT has not been taken out and today is the XX/XX/XXXX ( like theXX/XX/XXXX situation ). I called today, XX/XX/XXXX( yet again, but now spoke to one of the managers ). I was not irate, but sternly concerned for their lack of coordination and vision of how to help those affected from Hurricane Harvey. Problem # 1 : This is not a forbearance plan, a forbearance is when the months owed that are on " pause '' are applied to " the end of the life '' of the loan. Here they are expecting full 3 month payments as a BALLOON payment due immediately! Just 300 yards from where I live, 100s of homes where totally lost - I was lucky, and those mortgages are easily $ 2,000+. Imagine having to pay 6,000+ on the 3rd month when the plan is done on XX/XX/XXXX! ( While receiving debt collection letters along the way ... ) Problem # 2 : Lack of strategic planning 1 : Why would you lock out the customer from making payment if they want to make payments?! I had plenty of REAL forbearance periods in my student loan lives - and I ALWAYS had the chance to pay when I could within the period on my WEB PAGE options and was never locked out from the option. Lack of strategic planning 2 : Debt collections?? Then I am told to just " ignore '' the letters ... I'm sure the debt collecting team will forget to sort out who is who from the letters of Harvey and non-Harvey stacks and send all for default on XX/XX/XXXX( as my 5th letter stated ). I applied for a mortgage loan XX/XX/2020 through Cornerstone Home Lending. At that time, a Loan Estimate was provided to me with a total amount of Title fees and services as {$1500.00}. A Settlement Service Providers List was provided at that time which listed one service provider, Independence Title, as the vendor the Lender would use should I choose not to select my own provider. I did not choose my own service provider for title services. Upon receiving my initial Closing Disclosure on XX/XX/2020, I noticed on page 2 of the disclosure that Title fees had increased to {$1800.00} and that the fees were incorrectly placed in Block C, the section designated for fees the consumer has chosen their own service provider for. I immediately notified the representative I was working with at Cornerstone of this and requested clarification. There had been no change in circumstance communicated to me from the time of my initial application to the time I received my initial Closing Disclosure that would warrant an increase in title fees. The Lender notified me that, because the name of the vendor listed on the Closing Disclosure was different than the vendor listed on the Settlement Service Providers List, they were, " not out of compliance '' ( see attached email from XXXX XXXX from XX/XX/2020 and from XXXX XXXX on the same date ). Although the lender elected to make me financially whole by issuing a general Lender Credit to cover the amount of the difference the fees had increased beyond the 10 % limit, I want to stress the importance of my primary concern. Please note the correspondence from the lender that I've provided acknowledges they were aware I did not choose my own service provider for title services. These fees were still listed in Block C of the Final Closing Disclosure, although the Lender acknowledged prior to closing that they were aware I did not choose my own service provider for title services. It appears, based on the responses provided from the Lender in the previous email correspondence referenced, that Cornerstone Home Lending has built a process to circumvent TRID fee tolerance testing by listing one vendor on the Settlement Service Providers List in the initial disclosure package to a consumer and then choosing another provider on the consumer 's behalf and placing those fees in the section of the Closing Disclosure that is specifically for fees the consumer has chosen their own vendor for since those fees would not be subject to tolerance testing. This is both deceptive and not in the spirit of the intent of the regulation to protect the consumer from frivolous fee increases. This is appears to be systemic issue that must be resolved with an update to Cornerstone Home Lending 's general lending practices.

I have spoken to Cornerstone 's property tax customer service numerous times. The first time I called was about a month ago inquiring if they had received my homestead exemption approval. I was told they did not have the information and that I would have to submit this to them. I then contacted the tax appraisal 's office and was told the information in public and accessible to the mortgage company. I then called the mortgage company back and informed them of what I was told. I was then told it would take up to 3 weeks in order to get documentation from the tax appraisal 's office. I waited 3 weeks and called them back and was told it would take another few days to a week. So, I waited and I recently called on XX/XX/19 to check on the status. At this time I was told that they received an approval but did not know how much and then told me my taxes had increased tremendously. I was informed that my total taxes on my home that was appraised at {$380000.00} and tax rate being around 3.5 % would be {$24000.00} and then some. I told them that there had to be an error because that is incorrect. They insisted that this was correct. I asked to speak with a supervisor and was transferred and was told the same. I was told to reach back out to the county to find out an exact dollar amount as to how much I was approved to be exempt because it looks like the taxes has increased by a lot. I contacted the tax appraisal 's office and was told that the amount was not {$24000.00} and that was absurd. I was told it is estimated to be {$12000.00} and would provide documentation to send to the mortgage company. I have sent over this information to them but was still told I was wrong and that they contacted the tax office and that they have the correct numbers. I was told that they spoke to a person by the name of " XXXX '' and gave me the spelling of the name and that the county is the one who inputs the tax amount and that they do not input any numbers. I contacted the county back and was told that was incorrect because they do not have an employee by that name there. I have spoke to nothing but rude individuals at this department. The last encounter I had with them was today XX/XX/19 and this lady put me on hold for 10 minutes ( before I hung up ) to speak with a supervisor that she says can not do anything more for me that she could do. I was told my monthly mortgage will change from {$2800.00} to {$5400.00} in XXXX. This is absurd and not feasible. I would not even have qualified for this type of loan to begin with. I have never dealt with this being that this isn't my first rodeo with a mortgage company. So unprofessional and very discourteous.

Please be an educated buyer. In hindsight I would have never signed the contract to begin with. We were told we were approved for the house but could never get the preferred lender on the phone to show us exact numbers for monthly payment, down payment, interest rate etc. We applied on XX/XX/2022, contacted the lender listed on XX/XX/2022 to obtain initial disclosures ( abiding by the 3 day timing to issue a loan estimate after receiving a completed loan application ) and estimates before signing our contract XX/XX/XXXX. We were not given any initial disclosure packet containing a loan estimate until XX/XX/2022. So we tried to do the math ourselves and kept saying, well if we are approved we must be able to afford the house. Signed the contract. Months later we finally hear from the lender and the market has drastically changed since starting the process and the monthly payment we are told is something I would have never signed for. Add in that our income is based off the changing market and we can barely make our current bills because having a commission based income in the mortgage industry is basically making nothing now. We know we can not afford this home based on todays number and have attempted to contact the lender and Seller to advise if this, however they have stated that we HAVE to use their approved lender as they issued an approval. We want out of the contract now and want our earnest money back, as no lender would issue a prequalified letter of the information now. The lending process would dictate that our documents are expired as well so there is no reason they should not be requesting new documentation anyways. It should not be a fight. It should not be still us being told we are approved and should follow through with the home. Our income in the past months reflect maybe {$5000.00} a month. You can not honestly tell me I can afford a home that has an estimated monthly payment of {$3600.00} ( and probably still increasing with the interest rates ) and that it is in my best interest to stay with the contract. This is also only taking into account the mortgage payment, not all of our debts. Our Debt-To-Income ratio is not within lending guideline. It is a sad and expensive lesson we have learned in the process. Please do your homework and trust your own gut before signing a contract with no one on your side. Its business, I get that, but at some point there should be a basic understanding. We have asked the lender/Builder to consider this information and refund our earnest money but they have declined.

On XXXX we closed our home loan with Cornerstone mortgage. We paid our mortgage monthly with no issue. On XXXX we received an escrow statement stating our payments were going from XXXX monthly to {$3300.00} due to an mistake in not collecting the appropriate amount of escrow. This was absolutely an amount we could not afford. So when we received our XXXX statement, I began to pursue options with the mortgage company and completed the required application. I heard back in XXXX that the account was placed on a trial modification and the first payment would be due on XXXX. We completed all of the trial period payments. However, during the trial period received a notice that our loan had been sold to XXXX, and the servicing would remain with Cornerstone. In XXXX we also received confirmation that our modification had been approved, so we completed the paperwork, had it notarized, and returned it in the shipping envelope provided. I believe it was in XXXX we received a notice that the servicing of our loan was also transferred to XXXX. I was able to register on their website and have been logging on to the account at XXXX and speaking to their representatives ... according to them they have not received the final processed paperwork from Cornerstone. Something about Cornerstone would have sent it to XXXX for processing and XXXX would have returned it to Cornerstone, and then Cornerstone would have to send it to them. It is now XXXX. My loan was tanked by a Cornerstone Escrow error, and now it has been sold to a sub-prime lender who can not finalize my account because according to them they do n't have the appropriate paperwork from Cornerstone. I contacted cornerstone by email on XXXX and received a response to contact their modification department. I did so, and was told I needed to submit a request in writing to the research department. I told the young lady that it was a request in writing that directed me to contact the modification department. She then said she could escalate it to a supervisor but it would take 24-48 hours. I asked to speak to the supervisor she said sure, then transferred me to an extension that rang and disconnected the call. This whole situation has been not only unfair but at no time has Cornerstone admitted to making these mistakes that have essentially cost my credit score and financial stability. I would like this issue resolved.

On XX/XX/2020 I closed on a house with a sales price of {$380000.00}. I was required to bring an addition $ XXXX to closing to fund my escrow to pay the tax bill for 2020. I made multiple attempts to Cornerstone Home Lending, Inc. for justification for overfunding my escrow account and was told that if I did not bring the money to closing then I would not be able to close on our home. I was also told that " just bring the money and if it is incorrect you will get a refund ''. I did not agree with this decision, but I was threatened that if I did not comply, I would not be able to close on the home, so I brought the money. Two months later after the tax bills were paid in XX/XX/2020, there was a balance of {$9200.00}. After multiple emails Cornerstone begrudgingly began the process of re-estimating my escrow account contributions. Today, XXXX XXXX more than four months after closing, I received an overage check for {$6000.00}. And out of spite to my consistent demand that they refund my overage from my escrow account, Cornerstone Home Lending , Inc. has now increased my escrow by another {$130.00} per month. I asked them to provide me the appraisal value for which this increase was required and they refuse to give me that information. I have provided them with the Homestead Exemption and the current appraisal price of the home, which is {$32000.00} more than I paid for the home. Even using the {$410000.00} price of the home the total taxes will be {$7800.00}, but Cornerstone Home Lending is accumulating in my escrow {$10000.00}. When I calculate the taxes at the sales price of {$380000.00} the necessary funds needed to pay the taxes is even lower, {$7100.00}. This is will result in another overage in my escrow account of {$3000.00}. I have made several phone calls to Cornerstone Home Lending , Inc. and left messages, but I have not received a single call back. Cornerstone Home Lending, Inc is fraudulent in calculating my escrow and I can only imagine that I am not the only home owner they are withholding addition funds to overfund their mortgage accounts. Cornerstone has refused to admit fault in calculating my escrow overages and still refuses to calculate the escrow requirement using my Residential Homestead Exemption. I paid {$380000.00} for my home and it is completely reasonable to understand that I will protest the appraised value of {$410000.00}.

We were unable to close because the lender refused to accept hand-written corrections to the XXXX XXXX application and the loan officer refused to correct the information in their system. In addition, we were told that if we refused to sign the blank continuation sheet we would not receive funding. Fannie Mae 's own website as well as countless other agencies specifically warns consumers against signing blank forms. We had expressed concern about these issues well before closing and no corrections were made. At closing, we corrected the errors on the Form XXXX by hand and drew a line across the blank page. The lender rejected the application form. We asked the loan officer who could correct these issues and we were told no one. The loan officer refused to release the funds out of escrow because we would not sign the forms containing incorrect financial information. We are retaining our current home with the intent of using it as a future rental. It has never had a mortgage or other lien. First, our current home was incorrectly listed as having a lien under the liabilities portion of Sec XXXX and having a value of more than twice its assessed value under the asset column. Fannie Mae 's own instructions state to list real property expenses under Sec XXXX in the " present '' column with appropriate line items for taxes and hazard insurance. Second, in Sec XXXX of the XXXX, the loan officer is insisting on listing our annual property tax and insurance expense as a mortgage liability when in fact it is not. A specific box for this expense does exist on the table. There are no current unpaid balances for property taxes or hazard insurance. Finally, page XXXX of XXXX of the URLA XXXX is a continuation page to be " used if necessary ''. While we understand that it is part of the application requiring signatures, it is absolutely unacceptable to expect an individual to sign a blank document. Surely, this is not the intent of the continuation page. A disclaimer such as, " No Additional Information Included '' or something to prevent additions after the fact should be allowed.

I received a phone call from my lender Cornerstone Home Lending and they told me they would no longer accept my payments. Over the past year I have been paying my house payment bi-weekly and have made 26 two week payments. My lender told me I could no longer do that and if I did my payments would be returned to me. The only way they would honor a two week payment was if I signed up for a program they had and that my mortgage payment would have to be direct deposited to Cornerstone. I do not want to do this because it prevents me from having financial flexibility. I feel Cornerstone Home Lending is using predatory strong arming because I am financially responsible. The fact that I will pay my mortgage off early incited them to threaten me to no longer accept my bi-weekly payment. Cornerstones policy regarding partial payments is the following. " The disposition of a partial payment received may depend on a number of factors including but not limited to : the amount of the partial payment, whether your loan is delinquent, the investor of your loan, whether your loan contains an escrow feature, the number of times a partial payment was received within a 12 month period, whether your loan is being or has been modified. For Any of these reasons, a partial payment may be ( XXXX ) returned to you, ( XXXX ) applied to your loan, ( XXXX ) accepted but held in a non-interest bearing unapproved funds until you send us additional funds sufficient to equal a full periodic payment due. '' Over the past twelve months Cornerstone has been accepting my bi-weekly partial payment but now I am being to they are no longer going to honor that payment process. Cornerstone is changing our agreed upon payment process. They have decided to change their decision without me agreeing to it. I see it as I have made 13 house payments in a twelve month period and they have accepted everyone of those payments. They are applying a rule meant for individuals who have a hard time meeting their financial obligation to my situation which is the exact opposite.

I am of sound mind today and understand today that I was not confused but was not informed of the Projected Payments such as Principal & Interest, Mortgage Insurance, Estimated Escrow and finally the ESTIMATED total Monthly Payment from the lender XXXX XXXX XXXX, XXXX would be greater than what I signed on the Closing Disclosure XX/XX/XXXX - At that time I understood the total monthly payment as XXXX per month as I had made this clear from the start of the Executed Contract and loan process ; and when I signed the Closing Disclosure again on XX/XX/XXXX ( see attached CD ) I understood this as my final monthly payment for the next 30 years. My fear arose on the day of closing XX/XX/XXXX the closing documents promissory note stated XXXX plus a month ; This was so confusing not only because I do not fully understand the lending and closing process but the only clear understanding from the beginning of the Contract and the Loan was this I was very clear from the beginning that I can not afford to pay a house note of XXXX plus a month Today I kindly beg with much respect that XXXX XXXX, XXXX and XXXX XXXX XXXX, XXXX return my XXXX Money of {$3000.00} due to the fact that I did not understand how this came about or much less, why the documents in a closing are not in XXXX this would have been better for me, but most of all why the Salesperson as XXXX XXXX, XXXX has to explain the loan process when she would say one thing, and the lender would say different ; why did the lender not explain this to me, Im very hurt, discouraged and still upset about the whole ordeal. I understand this letter as my basic XXXX of my understanding of what took place.

We purchased/closed on a newly built home in XX/XX/XXXX. Our monthly payment was {$2200.00} on XX/XX/XXXX. Cornerstone Home Lending notified me in XX/XX/XXXX of a second county they disbursed taxes to ( that they were surprised by ) and that my escrow was now deficient by {$3600.00} and my monthly payment would go up to {$2800.00}. I immediately paid the second county tax in the amount of {$3600.00} on XX/XX/XXXX ( towards escrow - to catch up ). Then Cornerstone notified me in XX/XX/XXXX that my escrow was still deficient by {$1800.00}. I asked what the basis for the {$1800.00} and was told it was taxes. What - why wasn't this brought up previously? I was also told that my XX/XX/XXXX payment was now to be {$3100.00}. Several questions come to mind. How can a mortgage company whose job it is to know how best to estimate escrow not even know that my property involves two counties to pay tax to? How can a mortgage company not have payment and escrow history available to the phone rep for XX/XX/XXXXwhen I call in to understand how my monthly payment can increase by {$810.00} over about 12 months? How can I close on a home in XX/XX/XXXX without taxes having been paid to both counties and that be the responsibility of the mortgage company to factor in when establishing my escrow for XX/XX/XXXX? How can the mortgage company not explain why in XX/XX/XXXX the total tax shortage was {$3600.00} and then 15 days later say it's an additional {$1800.00} that I owe escrow? How can I be presented at closing with a mortgage payment of {$2200.00} and then within about 19 months be paying {$810.00} more a month? I am not challenging the tax amount. I questioning how the mortgage company can present a monthly payment that is so off the mark from the end of XX/XX/XXXX to the beginning of XX/XX/XXXX. It's not that the taxes increased it's that the mortgage company didn't even account for all the taxes to begin with! So frustrating.

Dear Sirs, Beginning in XX/XX/XXXX, upon nearing of my home insurance policies to be renewed, I started getting letters from both Cornerstone Home Lending ( my mortgage company ) and my insurance carrier that payment was not getting made to fund them. I began calling both companies then, out of concern they were not communicating with each other, despite my timely payments with escrow included. Cornerstone reassured me that the letters get autogenerated and payments get made at the last minute. I have contacted Cornerstone on XX/XX/XXXX, XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX, as well as my insurance carrier about as many times to rectify the issue. Ultimately, two of my three policies were payed for by Cornerstone, but not my flood insurance. As a result, they took out a costly flood policy on my behalf, and my biggest complaint today is I have still not gotten reimbursed for the disbursement out of my escrow for that policy ( {$340.00} ) and that my actual flood policy has still not gotten paid. My insurance company funded it themselves and are still patiently awaiting payment. I have never experienced the incompetence and lack of concern involving an issue that had nothing to do with me, and the length this problem still exists despite my best efforts to resolve it. I consistently get told by different representatives ( and supervisors, all in which I have documented names ) that the problem is getting resolved, but it is not. It has ultimately driven me to refinancing with a different institution, hopefully to close with in a few days. I would have never expected the indifference that this institution has shown in dealing with a problem that is clearly their fault, and me being penalized simply for choosing a poorly run financial institution. I sincerely hope you have more success in rectifying this problem than I did.

Regarding : Cornerstone Home Lending XXXX XXXX XXXX, NJ XXXXWebsite : XXXX Account Overcharge : Cornerstone Home Lending is the servicer of my home loan. I made my XXXX payment on my new construction home in XX/XX/2014. My local bank sold my loan to Cornerstone soon after I closed on my loan. In XXXX, The XXXX County, TX Appraisal district Chief Appraiser came to my home, measured it and gave me an estimated tax amount. In XXXX of XX/XX/2014, Cornerstone paid my taxes of {$2400.00}. Since I had been paying an " estimated '' amount of {$500.00} / month since my XXXX payment, Cornerstone sent me a check for the overage in my escrow account of {$2400.00}. They still kept 2 months worth of escrow for a " cushion '' which I know is acceptable by law. But, Cornerstone DID NOT ADJUST the taxes part of my escrow. Cornerstone claims to have done an " Analysis '', but that is not true. Cornerstone never contacted anyone at the tax office. I have been calling and requesting this to be corrected since XXXX XX/XX/2014. I have been in person to the Tax Appraisal District in XXXX XXXX, TX and verified my total land/property taxes. I have sent the documents from the tax office, with tax office phone numbers and contact info. to prove to Cornerstone they are in error. I have faxed these documents approx XXXX times. I only received an email recently after all this that said, " the tax documents you sent were for land only, and when my house is added the taxes will go up ''. This is foolishness. The value of the home is clearly shown on the document, along with the homestead exemption value. I have requested that Cornerstone correct my escrow payment amount and refund my current overage Immediately.My taxes and Hazard Insurance = {$2400.00} + XXXX = {$3500.00} /12 mos = $ XXXX month. I am trying to remove PMI from my conventional loan. I have contacted the Servicer and they said that it would cost XXXX dollars to have an appraisal done. This seemed excessive and sure enough, I read on thXXXX XXXX XXXX site ( F-1-02 : " Servicing Guide '' ) That " The borrower must be charged the cost of the BPO or appraisal based on the following table ... ''. This stipulates that the servicer " Must '' follow this table and only charge me {$150.00} to have my property 's value appraised. Because of the exorbitant amount Cornerstone Home Lending ( CHL ) wanted to charge me I held off on the appraisal because I considered it a poor financial decision at the time. After I found this appraisal cost information I contacted CHL to clarify the cost so that I could have the appraisal done and the PMI removed. It took nearly 1 week to get a response at which point they said the following in an email : " Please be advised that your loan servicing will be transferring to your new servicer on XX/XX/XXXX. Due to your upcoming transfer, we may not be able to complete any further actions on your loan to pursue PMI removal. We apologize for the inconvenience ; however, you may request PMI removal with your new servicer after the transfer is complete. '' I inquired further trying to figure out more information about this sudden change. Why didn't I receive any information about this? Why am I receiving this information in the same email string about removing PMI instead of through an official notice? Why am I being told about this 1 week before it's slated to happen? I contacted CFPB to find out what my rights were as a homeowner and found out that at the very least my lender is required to give me notice 15 days before any changes happen, this never occurred ... I would have removed my PMI inXX/XX/XXXX( saving me ~7 months of PMI payments )

My mortgarge was sold from XXXX XXXX XXXX XXXX XXXX immediately to Cornerstone Lending. My first issues began when I paid my shortage amount in XXXX 2015. I paid in plenty of time for it to be applied to my account. My bank statement showed Cornerstone cashed my check on XXXX XXXX. I called to make sure the payment had been applied, I was told it had not been as of XX/XX/XXXX. I had to call back in a few days to make sure, which I did. I was told a few days later that the amount was applied and my new payment would be XXXX. They did not credit my account which resulted in the wrong amount being withdrawn in XXXX. My bank statement showed XXXX being deducted. I called again and was told they would apply the extra amount, over XXXX to my principal per my request and that my XXXX payment would be XXXX. I then, XXXX., received a letter stating they had not received my payment of XXXX and my XX/XX/XXXX payment was late. I called and spoke to XXXX who said, no, that was incorrect, my payment had been received ; I have autodraft, and to disregard the notice. I got another letter dated XXXX or XXXX that said " thank you for your XXXX payment ''. Last week, XXXX XXXX about, I began getting phone calls with no one on the other end, from New Jersey. I ignored them. I got another one today, it connected, asking me to call Cornerstone. I called and was told my XXXX payment had not been recieved. I had to call my bank so they could send a letter verifying the payment had been made. Again, I have autodraft. I asked to talk to a supervisor. I spoke to XXXX who said my XXXX payment had been applied to my principal, so no payment was made in XXXX. I am losing my patience with this company! I got another letter today stating they had assessed a late fee and my payment for XXXX is {$1500.00}! I can not take this anymore. Please help.

My mortgage is currently managed by Cornerstone Home Lending , Inc. serviced out of XXXX, NJ. I have a had a series of issues with this mortgage company from them not paying my home insurance from my escrow account with an available balance to not providing me with my requested documents. In addition, we are exempt from paying taxes and this documentation was provided in XX/XX/XXXX. In XX/XX/XXXX, we received a letter stating that our new mortgage rate was increased to account for the XX/XX/XXXXtaxes. I had to spend nearly on hour online trying to figure out where to re-send this documentation I have been contacting Cornerstone since the beginning of XX/XX/XXXX. My online account has been turned off. I have never received confirmation as to why my online account is turned off ; however, I believe that it is due to my current bankruptcy. Please note, THIS HOUSE IS NOT INCLUDED IN THE BANKRUPTCY CASE. I need a 30 day payoff statement. We have complied with the requirements to send in an official request first. I have called Cornerstone regarding this request seven individual times. Each time I am transferred around and ultimately placed on hold. The hold times have ranged between 45 minutes to an hour and half where I ultimately end up hanging. I have talked with the Director of Regulatory Affairs, XXXX XXXX ; however, I still have not received the 30 day payoff statement. This has now caused an adverse effect on my ability to refinance my home with a new company. The new company is unable to complete my refinance paperwork without a 30 day pay off statement. Since Cornerstone has refused to send my 30-day payoff statement, they are forcing me to remain finance through them. I do not want my home financed with Cornerstone any more. Please help.

We fell behind on our mortgage after lost work hours and unexpected attorney fees as a result of crimes committed against our family. We submitted an application for foreclosure alternatives with our lender on XXXX XXXX, XXXX. We received a letter stating receipt of our application and requesting more information dated XXXX XXXX, XXXX. We then received a notice of foreclosure from an attorney dated XXXX XXXX, XXXX. I called our lender and was told the foreclosure would be placed on hold while the modification application was processed. Over the next few months, our lender requested more and more information. I would send in the requested documents and they would them reply with a request for MORE documents. All this time reassuring me on the phone that the foreclosure process was on hold. In XXXX XXXX, we received notice of a sheriffs sale scheduled for our home on XXXX XXXX, XXXX. Our modification application is still being processed! It feels like they will never stop asking for more information for the modification so that we will run out of time and the house will be sold. They are sending letters with a date that is almost a week earlier than the postmark, and giving us very little time to provide the documents, all while going forward with the foreclosure process on our home. We would like very much to finally have our modification application reviewed before our house is sold. From what I understand, they should not be processing our modification and foreclosure at the same time. They are stringing us along in the modification while moving forward with the foreclosure. Our financial situation was temporary and we want to stay in our home and continue making payments, but we no longer feel that we can trust Cornerstone.

In XXXX I got a divorce and was awarded my home and I been trying to get a loan modification from XXXX then i was told that Cornerstone was a servicer and I have to work with them so I Had my lawyer to send them numerous letter so they could work with me to get a interest rate decreased since I am paying almost nine percent on this loan and then Cornerstone sent me modification forms that I fillled out and faxed to them ten different times because everytime I called i get a new person they would say they are missing something but they was not Because they sent letters to me saying they received everything i also went to a Hud counselor that they refused to speak to and he also sent them information that I was also I just got another lettter of deniel saying I did not have enough income and that XXXX XXXX was my loan holder I went to XXXX and they said that my loan is with XXXX with the servicer being Cornerstone Yesterday i received a letter that they had not received a payment in XX/XX/XXXX I have been going to court with Cornerstone/XXXX numerous times since the year XXXX and each time i went I proved that I was right and not behind and that they was wrong even checks that XXXX cashed as well as Cornerstone i just want the chance to pay off my loan in a timely manner and time I am not behind and I do pay them every month I only owe XXXX but with me have to pay my attorney and theirs I will never get the chance to pay off this loan. We had inquired about a deferment. And then the same day we told Cornerstone we did not want the deferment and would send the two payments so we could close out the forbearance. We continuously made payments during the forbearance period. Since that conversation we have talked to 5-6 reps reiterating do not put us in a deferment. Weve asked, requested, pleaded with reps to take action do not put us under a deferment yet we have received 2 emails ( XX/XX/XXXX and XX/XX/XXXX ) that deferment was approved. We are asking for someone authoritative to assist us. We need Cornerstone to 1. Cancel deferment if we have been added to one. It is against our request and there should be days of call records/notes indicating to do so. 1. Apply our payments ( {$6400.00} ) to our mortgage acct first. 2. THEN remove us from the forbearance. 3. Email or fax us the customer a letter stating we are out of the forbearance so we can proceed with our refi and payoff of this account. All reps read vague notes and provide status. No one has provided accurate details on when {$6800.00} dollars in payments received ( and debited ) by Cornerstone will be applied to our account and no longer in suspense. No one has confirmed the deferment of the aforementioned payments ( we PAID ) was canceled. No one will tell us when we will be out of the forbearance. No one will confirm we can have a letter in email or fax regarding the exit of the forbearance. Cornerstone mortgaging does nothing allow customer service or loan counselors to call out. How do they own serving customers to issue resolution when they cant follow up?

An escrow account refund is expected, in the amount of {$860.00}. I would have been sent to me after i paid off my loan in XX/XX/XXXX. In XX/XX/XXXX, I called CORNERSTONE HOME LENDING, LLC - SERVICING DEPT, in New Jersey to find out about the refund check. A check was issued, but lost in the mail. They said that they would put a stop payment on the check i never received and would issue a new check. In XX/XX/XXXX, I called to check status on the check, but each time I called, I was unable to reach any one to speak to directly. I couldn't speak to anyone in the servicing department, because either he line would ring and then drop, or the person who would answer the phone said I needed to be transferred to another person. Then, when transferred, I would hold on the line at times for up to 2 hours, only for the line to drop after the long wait. This has happend time and time again, in fact on a weekly basis since XX/XX/XXXX. I have been calling weekly, with no success in reaching someone for help with my refund check status. The week of XX/XX/XXXX, I did finally reach a representative via email, who has been trying to help me from her XXXX office. But, even she, an employee, has had issues in trying to connect with someone in the New Jersey office. In the meantime, today is XX/XX/XXXX and i still do not have my refund check of {$860.00} from the Cornerstone Home Lending, due from the month after my loan was paid off in XXXX, and there is no interest being paid to me on the {$890.00} amount of money, because I do not have it to deposit in to my personal interest bearing savings account.

XXXX XXXXXXXX XXXX has engaged in a patern and practice of making false claims in response to notices of error. * With regard to a large principal payment I submitted at the end of 2021, XXXX XXXX XXXX failed to timely process the payment and delayed application of the principal amount for ~20 days ( while continuing to charge interest on the principal balance ). I filed a complaint with the Texas Deparment of Savings and Mortgage Lending. Resolution was negotiaed between myself, the regulator, and XXXX. XXXX acknowledged to the regulator over the phone that an error had occured and mailed me a {$50.00} gift card to compensate me for their error. However, despite acknowledging error to the regulator and providing me compensation to offset the error, XXXX later sent a letter dated XX/XX/XXXX FALSELY stating " no service errors occured. '' *More recently, XXXX XXXX XXXX missaplied funds included with a XXXX XXXX month end payment. I sent a notice or errors and XXXX re-applied the funds. But, again FALSELY stated that " no service error occured. '' More specifically, XXXX falsely alleged that no payment instructions were included on the payment coupon ( there were in fact payment instructions indicated on the payment coupon ). But, more importantly XXXX failed to provide any copy of the payment coupon upon which thier determination that no error occured was based. Per 12 CFR 1026.36 ( e ) ( 4 ), XXXX has a duty to provide the borrower copies of documents used to reach a determination that no error occured. XXXX has not complied with this requirement.

This is a follow-up to a complain that was never resolved but somehow was closed. Complaint ID # XXXX I called Cornerstone Mortgage in early XXXX to get a modification started after a covid forbearance due to loss of income. I called again a week later to confirm that they had received my modification packet in its entirety which they said they had and it would take about 30-40 days for outcome. Then they re-directed me to be put on a deference due to an error on their part. I was told my streamline flex modification would then be expedited!. I have called so many times that I can not count and the reps state anything from " my loan was not currently started on for modification but has been accidentally closed!!! '' to " you are back on deferment '' to " we are working on your modification still ''. ( I am usually on hold 60 minutes to reach loss mitigation ) My single point of contact has no idea what is happening and patches me to loss mitigation. She at one point stated the request for modification has been closed and must be restarted. This is absolutely ridiculous. They have no clue what is happening. I need a resolution not a empty promise of a resolution. I have called at least 15 times since this started with no resolution. Again, this modification started in XXXX and it was confirmed that the package was complete. It is now the end of XXXX. I have no way to get in contact with anyone who knows what is happening. 4 months has past and I need someone from CFPB to intervene please. I am desperate.

On XX/XX/XXXX, I asked the branch manager at Velocio if my loan application included the option for a float down. Emails from Velocio say it was eligible for a " one time rate negotiation float down that must take place outside of 10 days from your confirmed close date ... the rate improvement must be .25 or greater in nature '' ( see AttachmentA ). With rates falling, this was a MAJOR FACTOR in choosing Velocio over other lenders. On XX/XX/XXXX ( 12 days before closing ), I compared rates with other lenders and found that they had fallen significantly. Velocio confirmed over the phone that their rates were more than 0.25 below the rate I received. However, in an email, they conveniently changed the requirement to 10 BUSINESS days ( see AttachmentB ). This is still enough time .. but apparently Velocio employees have off on Friday, so it doesn't count as a business day. Shame their office schedule isn't publicly available. They then point to my purchase contract and threaten {$11000.00} in charges if I decide to go with another lender ( note : the builder owns the lender ). The system only works when consumers can trust the information given to them and act based on their best interests. I chose Velocio as a lender based on the parameters that given to me early in the process and now those parameters have been changed. I want to assume positive intentions on their part, but there needs to be a penalty to discourage this behavior against first time homebuyers like myself in the future.

I was working with a mortgage company named, Cornerstone Lending. That company did not obtain my authorization to run my credit again on XXXX and XX/XX/XXXX, far outside of the initial 30 day period of our mortgage application. Because it was outside of that 30 days these 2 credit pulls very negatively impacted our credit scores by more than 40 points. I tried requesting that they politely remove these inquiries. At first, they agreed to. Then they changed their minds and refused to. They have only spoken with my wife over the last month and have never spoken to me. Not once. I have proof that it was their inquiries that destroyed my scores by way of my membership to XXXX and the subsequent alerts that come with that subscription. The company has written back and claimed that their score " simulator '' is more accurate and that the inquiries are shown to be inconsequential. They have also stated that my permission is implied through the application I filled out online on XX/XX/XXXX but I never saw or read anything about MULTIPLE HARD INQUIRIES more than 30 days apart. I've been through the home buying process before and I know what is entailed and I've never seen a company do anything like this before. They have put my wife on the verge of a nervous breakdown. All for a pre-qualification that we never even got. And now we are left with credit scores so bad we can't even qualify for a rental for another 3 months and they REFUSE to correct their mistake.

I made a partial payment on the mortgage out of my 100 % service connected XXXX XXXX funds and was going to pay the last {$140.00} that I owed Cornerstone Home Lending when I got my Social Security funds in less than two weeks after I paid the other amount. I had just gone through the 14th time I had fraud and ID theft on my bank accounts and through email, XXXX, phone, and snail mail and everything was a big mess for me financially. This is because I was an intelligence officer in the XXXX and speak XXXX, and had an application to teach XXXX at the XXXX XXXX XXXX that was active when the Russian government hacked into the XXXX XXXX 's XXXX IT XXXX. The mortgage payment I made was refused and when I called to find out why, the customer service agent said they only accepted complete payments. Now I owe them money for their late fee as well as the mortgage payment I missed. I had to get help from our local social services office in our county, but the charity that is helping has not paid the overdue payment yet. I am making the complaint because this mortgage company will not help the borrower make arrangements to pay less than the complete payment or take a partial payment. Therefore they make more money off the borrowers through charging extra fees and it is easier for them to foreclose and kick the borrowers out of their houses. Certainly this should be illegal and the US government should do something about this!!! It

The original payment amount was {$260000.00} through XX/XX/XXXX with a daily per diem of {$34.00} per day for any funding date after XXXX. By adding an additional 13 days of per diem interest through XXXX, XXXX collected a total of {$260000.00}. XXXX and the title company wired the {$260.00}, XXXX on XX/XX/XXXX and should have been enough money until the end of XXXX. That should have allowed for another 3 days for the funds to arrive to Cornerstone without being short. The payment was rejected, I am still not completely unsure why but supposedly there was an escrow shortage. I confirmed with Cornerstone that I had a positive escrow amount remaining of {$140.00}, therefore the payment was incorrectly rejected. See math below. Payoff Statement XXXX Payment due by XX/XX/XXXX = {$260.00}, XXXX + {$34.00} * 13 days = {$260.00}, XXXX {$260.00}, XXXX was good through XX/XX/XXXX according to the Payoff Statement from XXXX and the money was forwarded on XX/XX/XXXX, providing three days of additional interest above and beyond what was sent. My escrow amount has a positive balance of {$140.00} and was not short. The payment should not have been rejected.

I requested a deed in lieu with Cornerstone mortgage in XXXX of 2015. I was instead sent paperwork for short sale however the house had been listed from XXXX 2015 until XXXX 2015 which is more than the required 90 days and provided documentation to that effect. I have sent the deed in lieu packages certified mail at least four times as recently as XXXX XXXX per the request of a Cornerstone representative only to be told by another representative on XXXX XXXX that full sets of documentations have never been received and as a result, the property is scheduled for foreclosure. She went on to acknowledge that although my latest package was signed for on XXXX XXXX, Cornerstone did not record receipt into the " mixed mail '' bin until XXXX XXXX and in the interim my file was closed. Further, she requested that I send yet ANOTHER package in order to have my file reopened for deed in lieu consideration. I have made numerous calls to Cornerstone 's loss mitigation department and each time I have been told that I am not allowed to directly speak with the underwriter and that my request will be changed from a short sale to a deed in lieu request. With each phone call and representative I speak with the story changes regarding which documents are required. I feel like I 'm in a situation similar to the movie the XXXX, where the insurance company continues to acknowledge/deny the request until the patient dies.

At closing everything was presented as in order with the escrow. Within a few months, Cornerstone was sending us letters saying we did not have flood insurance and that they would purchase a policy. It took a several months and many emails to get that straightened out. Around XX/XX/XXXX, we received a bill from XXXX ( flood insurance company ) for the renewal of the policy. The bill should have been sent to Cornerstone. I paid the bill to ensure we did not have a lapse in coverage ( I was aware of the chaos of Cornerstone and XXXX ). Around XXXX XXXX Cornerstone started their threatening letters again about not having coverage. Cornerstone and XXXX went around and around as to policy numbers, payments and coverage amounts, and correct mailing addresses. I filed a complaint with the NC Department of Insurance. XXXX recommended I file a complaint to this department. I received several more threatening mailings ( USPS ) from Cornerstone about not having coverage or adequate coverage. I received reimbursement for my payment from XXXX last week. I have heard nothing from Cornerstone ( by USPS ) that the escrow issues have been resolved or that coverage is paid and adequate.

There are persistent issues with this bank, Cornerstone Home Lending. Ever since I closed my house this with this company it has been unable to accurately escrow my account or pay taxes on time. For XXXX, I got legal notices saying i needed to pay my taxes becasuse this bank did not pay them. I had to submit a request for them to pay them and they did so late, paying late penalty fees. Again, they inappropriately applied my homestead exemption when calculating these and most recently, the real issue, is that they have misrecorded my XXXX taxes which has affected the affordability of my monthly payment. I owe school taxes to XXXX County ( {$3800.00} ) and real estate taxes to XXXX County ( {$2700.00} ). For XXXX, they combined these payments into their system and just called them " XXXX County '' taxes and it shows the combined total amount of taxes paid but, solely for XXXX County. For XXXX, they now assess my total annual taxes for XXXX based on this incorrect figure and then on top, applied my insurance and XXXX County taxes. This in turn has raised our monthly payments by over {$400.00} a month and we are in danger of foreclosing on our account if not immediately fixed. I've asked this bank to fix and they said they already did the assessment in XXXX of XXXX and can not help. I have to resort to CFPB to fix.

I called Cornerstone Mortgage in XXXX to get started on a modification after being on a covid forbearance. I was sent a modification packet which I filled out and then sent back in. I then called to confirm that they had received ALL of it which they said they had and to wait 30-40 days. Now about a month has passed and I have just received a letter stating I am signed up for a deferral program with my first payment date being on XX/XX/XXXX. I didn't ask for a deferral, I requested a modification. This is a simple Flex Modification for a conventional mortgage that was in forbearance due to a loss of income from COVID. This servicer is awful. I have called four times today and been hung up on twice. Most of the contacts don't know what I am referring to. No one knows what is going on. I have wasted a month trying to get a Flex Modification and gotten no where. I am desperate for someone who has an idea of what is going on with the Cares Act and the standard process of getting off of forbearance. They are now stating that I don't qualify for a modification and are forcing me into a deferral. This servicer doesn't understand what is happening and I believe they are putting everyone on deferment even after the customer has requested modification. Please help! They are forcing me into a deferral.

We are applying for a refinance on our primary residence. We have lived here 5.5 years and have a ton of equity. We are wanting to consolidate our debt due to my husband being XXXX. All is moving along fine and then we get told we have a foreclosure coming up on our credit report and need to get that removed before we can go forward. We pay {$60.00} to pull both our three bureau reports and nothing shows up at all as it should not. In 2009 we did have a foreclosure due to the bank being unwilling to work with us - XXXX XXXX XXXX this was proven in court and we did receive a settlement under this action. Not only was that the case, but we went through a bankruptcy so reporting the foreclosure is against the law as the loan was included in the BK although we were making voluntary payments. In addition, this is greater than 7 years old ( should be off the report ) and the BK is greater than 10 years old and is off all reports at this time. The mortgage broker said he agreed this should not show up, yet it does and too bad so sad basically. I have no recourse as they will not disclose where this information is coming from. When we purchased this home 5.5 years ago this did not show up at all because it could not even back then! This is unlawful and we need assistance.

We have a mortgage through Cornerstone Home Lending that was closed on XX/XX/XXXX. We set up escrow at the time that the loan was closed on and have been paying extra into the escrow account since the loan 's inception. Our county sent our XXXX property tax bill to them, there were 2 bills sent due to the way the property is set up. Cornerstone paid the first payment XXXX {$950.00} XXXX in XX/XX/XXXX out of the escrow account but ignored the 2nd bill, which was due before XX/XX/XXXX. We received a delinquent tax notice from the county ( XXXX ) on XX/XX/XXXX due to the 2nd bill ( {$750.00} ) not being paid. We contacted Cornerstone, informed them, and sent the delinquent tax notice to them on XX/XX/XXXX. They indicated it would take 10 business days to research the issue. The money is in the account to pay the bill ; however, they have yet to pay it despite several follow up calls. Cornerstone has told us multiple times they will pay the bill out of our account and they will cover the late fees and to check back with them in X days. The last call with them, they said it would be paid on XX/XX/XXXX and that batch processing would process and it would show as paid on XX/XX/XXXX. As of XX/XX/XXXX, the bill is still unpaid and has additional late fees added to it.

I received an escrow disclosure statement from my mortgage company, Cornerstone Lending, letting me know that my escrow account is in arrears by {$8000.00}, giving me XXXX options to resolve the issue, 1 is to pay the {$8000.00} in full or spread over 12 months thus making my new monthly payment {$2700.00} beginning XXXX/XXXX/16. This is the first time I 've heard of my escrow shortage and I have less than a month to start paying this new amount since I do n't have $ XXXX I can just pay in 1 lump sum. I do n't have the ability to make a XXXX dollar payment for the next 12 months either. Talk about payment shock! I 've tried to communicate with the mortgage company to come to a solution to this but have n't had any luck. They have not given me any other options. I am afraid I will lose my home since I am not able to pay what/how they want me to pay. I am a single mom & only have XXXX income. I am already just barely making ends meet. Cornerstone required me to pay my XXXX mortgage payment twice. In a Notice of Servicing Transfer dated XX/XX/XXXX, Cornerstone informed me that the servicing of my loan was being transferred to XXXX XXXX effective XX/XX/2018 and all payments beginning with the XX/XX/XXXX payment should go to XXXX. I sent my payment to XXXX XX/XX/XXXX. On XX/XX/XXXX, I received mailed notice from Cornerstone that the notice of transfer was " inadvertently mailed '' to me, that I should disregard it and send all payments to Cornerstone. That same day I told a Cornerstone representative via phone that I had paid XXXX. She told me Cornerstone had decided to retract my loan, XXXX would send my payment to Cornerstone and I needed to do nothing. This was incorrect. Cornerstone sent me a delinquency notice on XX/XX/XXXX. When I returned a call from Cornerstone 's collections department on XX/XX/XXXX, the agent removed the late payment fee but advised me to pay Cornerstone a duplicate XXXX payment by the end of the month to prevent damage to my credit. I made a second XXXX payment to Cornerstone. XXXX can't find my first payment because the new loan number provided by Cornerstone was never activated. Cornerstone has done nothing to get this money back from XXXX.

I put money down on a new home to see if I qualify for a loan. XXXX XXXX XXXX is the loan service for XXXX XXXX as XXXX uses incentives on the homes only if you go through XXXX. I put good faith monies down to start the process under the agreement that if I could not make the payments I would not move forward if that is how I interpreted the loan paperwork. I gave approximate 11K down for earnest and deposit. XXXX approved me for the loan knowing that I would qualify under there expanded loan terms but I was not aware until months later about going up to 50 % of salary. I figured I was close but thought under normal loan terms so I would not default. I disclosed all of my information to them showing I am going to be backwards in the loan with showing them my expenses but the refuse to deny my loan so I can get my earnest money back. With my current non revolving expenses I am {$800.00} a month in the negative and showed my expenses to them but say it is not their problem and will not deny. please help ... My belief is this happens a lot in my opinion to keep the earnest and deposit monies. Attached spreadsheet of expenses revolving and monthly expenses. Non predatory lenders and home builders would back out if good faith was used.

In XX/XX/XXXX We applied for a refinance loan with Velocio mortgage. On XX/XX/XXXX we signed the initial loan estimate which included a {$4100.00} credit to offset the loan origination fee. On about XX/XX/XXXX we were informed that the rate had been locked and we would be closing soon. On XXXX we were sent the final closing disclosures and Velocio mortgage had to remove the {$4100.00} credit and could provide no explanation other than they intended that credit to offset our taxes and had decided not to offer this credit. We feel that this was misleading, because throughout the loan process that credit had been part of our disclosures. Without that credit we were unwilling to pay the rate that they offered. Velocio Mortgage and XXXX XXXX XXXX XXXX understood that by not offering the credit they would put us in a bad position and therefore would force us to pay them an additional {$4100.00}. We did not agree to the revised terms the day before closing. This is really unethical treatment especially for a company who has all of your financial information and understands the position that theyre putting you in. In XX/XX/XXXX I purchased a new home. The escrow amount for taxes only included the land for the XX/XX/XXXX assessment. In XX/XX/XXXX the tax assessment included the value of the house that was built on the land and the land itself. This caused the tax bill to go from {$900.00} to {$9000.00}. This was fine I anticipated that the tax bill would jump, but I was given incorrect information by Cornerstone Home Lending, Inc. I spoke to a customer service representative in XX/XX/XXXX and explained to the rep that the tax assessment in XX/XX/XXXX only included the value of the land and not the value of the land and the house, and therefore the tax bill would be significantly higher in XX/XX/XXXX. Because of this I requested that we recalculate the amount I was paying into escrow to ensure that we would have enough at the end of the year. The customer service rep ensured me that the escrow amount I was paying was enough and would be enough to cover the taxes at year end. This was incorrect and a very consequential error. My mortgage doubled in XX/XX/XXXX and this could have easily been avoided if the customer service rep would have either given me correct information or recalculated the escrow payments as I requested.

1. Borrower originated the loan on XX/XX/2017. The first payment was due on XX/XX/2017. Hurricane Irma ( Category 4 ) struck Florida on XX/XX/2017. The Governor of Florida declared the entire state a disaster area. 2. Immediately following Hurricane Irma, Lender/Investor offered Borrower the Hurricane Irma Natural Disaster Forbearance plan. 3. Lender/Investor did not provide the Borrower with a Loan Modification after the completion of the Hurricane Irma Natural Disaster Forbearance plan as required by the program guidelines. 4. Lender/Inve stor denied Loan Modification due to Borrower not making the minimum amount of payments to the loan. I am the seller and the buyers applied with Cornerstone Home Lending, in XXXX. We were scheduled to close on XXXX/XXXX/16. We received n notice buyers were approved subject to final underwriting approval. A couple of days prior to closing the buyers wanted to back out due to fact that they could not run a small day care out of home. Closing papers were drawn on XX/XX/XXXX and I went to closing and signed. On XX/XX/XXXX 5 days after closing Cornerstone issued a statement of denial for income and now we can not get back our earnest. We do n't believe it 's true. Why would lender allow closing papers to be drawn, allow all to think approved when they would have had paystubs, XXXX 's and returns long before closing. I feel they issued the denial letter to help buyers get earnest and because of relationship with realtors who use them on a regular basis. They have not issued a mortgage credit denial on HUD 's website as require for all FHA loans. We spent {$6000.00} on repairs, leased another home, paid movers and now we have XXXX house payment and no money. Lenders should not be allowed to deny a loan after the fact. I contacted a mortgage broker XXXX XXXX XXXX # XXXX at Cornerstone home lending in XXXX WA about setting up an appointment for going over the different types of loans that are available so that i could make the determination whether i wanted to buy a house or build a house USDA vs conventional or FHA. That 's when XXXX XXXX replied saying that it would be no problem, so we set up an appointment for XXXX/XXXX/15. He added that we needed to fill out an " online questioner '' which was on his web page under prequalify for a loan. Within minutes, I was notified by a credit reporting agency that he pull a hard credit report. I contacted XXXX and asked him why he did a credit check without asking me and he stated that I asked him to run a credit check and told me congratulations that I was prequalified for the home loan. I never asked XXXX to do a credit check. All I wanted was a consultation to find what type of loan would work the best for me, which was originally stated in the the first email. This concerns my existing mortgage loan with Cornerstone Home Lending. I have asked two questions : 1 ) Why does my Truth in Lending Disclosure reflect an interest rate of 3.475 % APR, yet my loan note reflects an interest rate of 3.875 %. The interest rate on the note, plus the cost of obtaining the credit should be equal to the APR. So the note rate should not be higher than the APR rate. Please show me the math. 2 ) Based on the loan history amortization schedule I downloaded from Cornerstone 's customer account, web base access portal, Cornerstone is charging me interest on a 360 days basis instead of a 365 days basis. I understood this was a standard type consumer mortgage product, based on a simple interest calculation. I can not find any disclosures in my loan documents stating this interest rate is calculated on a 360 day basis. The difference in interest is material over time. The excel sheet includes an example of the interest rate for XXXX, XXXX and XXXX of XXXX. The tabs at the bottom are different work sheets one for 360 days, directly from the web site ; one for 365 days, the third for 365 days and the 3.475 interest rate. Thank you,

I am a XXXX, my wife and I applied for a mortgage loan, we got a prequalification letter from a cornerstone loan officer ( XXXX XXXX, Tx branch ). We went over the process, we provided all document asked from us in timely manner. After about 60 days from the time we got a prequalification letter, the loan officer asked for one last critical document the day before closing, again the day before closing and we provided the document within an hour, then the loan officer assured me that everything was looking great. The day of closing, after couple months, the loan officer calls and say that they ca n't give us a loan. Now, remind you that took her 60 days, in which communication was horrible, could never get hold of loan officer. I have emails, text messages to prove everything I said. Not only that, when I was trying to transfer the file to a different lender, it was such a hustle, after so many attempts in the phones, I had to drive to their office ( cornerstone ), loan officer did n't even want to come out, she sends the file with secretary, not even the whole file, most documents were missing!! Very stressful, waste of time, money and even health

On XX/XX/2019 I applied for a mortgage with Cornerstone Home Lending in XXXX XXXX Texas. The broker XXXX, XXXX ensured me that my income was high enough. He told me to start looking for home so I did. I found a home way under what my the amount which I requested for my application. On XX/XX/XXXX I emailed him requesting the status and received no response. I have called him over 20 times and he will not return my calls. Then he sends me an email on XX/XX/XXXX about having XXXX cash for closing cost which I responded I have XXXX but you are not returning my phone calls. He ran my credit twice because I was expecting an increase in my credit score after paying of a debt but it had the opposite effect. I have already terminated my lease expecting to purchase a home because he lead me to believe that everything was okay. I know for sure he would no do this to his XXXX customer. Then I spoke to another broker at the company explaining to him that his partner was ignoring my phone calls. He said he will find out way and call me back and never did. I feel so hopeless at this point. My credit score is above the 580 minimum required for a mortgage.

We just purchased a home, and promptly paid our first mortgage payment according to the loan payment statement I received in the mail shortly after we closed on our home. Our payment was due XX/XX/XXXX, and the mortgage company cashed my check on XX/XX/XXXX. I received a letter a few days later that our account number had changed, and did n't think anything of it, as the previous account number was written on our already cashed check. We received this month 's statement in the mail yesterday, showing an overdue payment for XX/XX/XXXX. When I called, the customer service representative indicated they had no way to know that I paid on the old account number, that when loans are sold and account numbers change, they do not tie the XXXX account numbers together, and they would have just cashed the check and it would sit in a pile of money until I called to complain and then they would research to find out which new account to apply the payment to. I am pretty sure that is not how a servicing company is supposed to handle loan payments, especially when they are sent in accordance with the instructions received and the original account number.

Lender, XXXX XXXX, locked my rate at 2.875 % on XX/XX/2021 and didn't explain the rate was locked until XX/XX/2021 and what that meant. On XX/XX/2021 I was informed XXXX XXXX was no longer with the company, Velocio and she had failed to provide me important details such as other options I had. I was unable to close on XX/XX/2021 due to COVID related issues/staffing, the winter storm, I didn't have electricity in the home, causing the XXXX XXXX XXXX inspection to be delayed, the HVAC system wasn't working, and there was a construction related incident on the 2nd floor of the home causing the HVAC system to be turned off until it was fixed. I paid off my mortgage on XX/XX/2021 and Cornerstone Home Lending was supposed to have refunded my escrow money. To date I have not received it. When I called them they told me that they issued 2 separate checks, one on XX/XX/2021 in the amount of {$6800.00} and a second check on XX/XX/2021 in the amount of {$5200.00}. To date I have not received either check. I asked for a postal tracking number and Cornerstone said that they don't mail that way. Cornerstone today when I called them XXXX XX/XX/2021 XXXX offered to stop payment on the {$6800.00} check and reissue it but they said that it won't go out until XX/XX/2021. I said DO NOT STOP payment, I will wait until this Monday, XX/XX/2021 to see if I receive it. If not I will call back to have it stopped. I do not believe that Cornerstone mailed any check to me. I think that this is a scam to ride the interest float on my money. Why can't they wire these funds to me? XXXX forbid if I was late with my mortgage payment they would've whacked me with interest and penalties. Hopefully you can light a fire under their corporate XXXX and get me my money asap. Thank you.

I have made 14 payments to my mortgage company, Cornerstone. All 14 payments were made out to Cornerstone, sent to the same address, and have all cleared. Cornerstone shows only 13 payments. I've supplied the proofs of payment on every single payment. The payment that is missing is the one I paid on XX/XX/2020 for {$2900.00}. I've contacted XXXX XXXX, Sr. Executive Services Representative, Loan Servicing Cornerstone Home Lending , Inc. for help. She says in her research, the missing payment was found but told me no more except to call XXXX for more information. In calling that number, I spoke to XXXX who has no record of the missing payment. As well, my on-line payment history with Cornerstone 's website does not show the missing payment. I have paid Cornerstone {$2900.00} which they have kept without crediting my account and now the representative is claiming the problem is solved despite all evidence showing that nothing was solved. I received my annual escrow disclosure on XX/XX/2019 for my house that I purchased last year. It showed that due to the lending company ( Cornerstone Home Lending ), that was recommended by the builder ( XXXX XXXX ), severely underestimating the taxes for the year that my escrow account has a shortage of {$7200.00}. This plus the new increase in taxes has caused my payment to go from {$2100.00} to {$3100.00}. I called the lender to get an explanation on how this could have happened. I have never missed a payment or been late. They told me that the taxes were not calculated properly when I purchased my house causing the now shortage putting me in a financial bind. I failed to see how that is my fault. They, ( the lender ), said the best they could do was spread the {$7200.00} deficiency over 24 months vs 12 months. While this lowers my payment to roughly {$2800.00} it is still over {$700.00} higher than what I signed and agreed to less than a year ago. This puts a severe hardship on our finances to where we will not be able to either pay other obligations or afford this house anymore.

Im a first time home buyer in which I closed on my property on XX/XX/2017. My mortage lender is XXXX XXXX XXXX XXXX. Before I closed on my property my loan officer had assured me that my loan payments will be XXXX a month. After I closed on my property 4 month later the same company raised my mortgage to XXXX a month. Before closing I had made it clear that I will not be able to afford a mortgage above 2000. I also emphasized that if my payment will be above 2000 that I will not close on the property. I contacted them about the issue and they claim that they did not have any information about the property to get an exact property tax value and thats why my payment had increased so m much. I believe that they were aware of the going tax rate in my county at the time but didn't include the correct tax rate at the moment just to satisfy my demand of not paying a mortgage payment of over 2000 a month just to get me to close on the property. I feel I've been taken advantage of for my lack of knowledge on home buying and demand for them to honor the original mortgage payment.

I received a delinquent notice regarding my XX/XX/2020 mortgage payment. I initiated my mortgage payment on XX/XX/2020 in the amount of {$3400.00} which was debited from my bank account on that day ( see screenshot ). I spoke to XXXX ( emp # XXXX ) and he reviewed my account and also advise the XXXX payment has not posted. I have attached my bank statement as evidence that my mortgage was paid on time. So in XXXX I sent a payment of {$1100.00} in a Cashier 's Check to Cornerstone Home Lending, Inc. At that time we were having financial issues and was short on payment. However, Cornerstone cashed the Cashier 's Check and showed on our statement as Unapplied Funds. Then our mortgage was sold to XXXXXXXX XXXX who is our current mortgage company. The {$1100.00} payment was not sent over to XXXXXXXX XXXX and was never applied to the account. I have contacted XXXX by phone and by mail and was sent a letter stating that they never received the funds from Cornerstone. Nest Home Lending and XXXX XXXX are both subsidiaries of XXXX XXXX. They have been aggressive with their loan practices and have been practicing predatory lending. From the beginning of the loan process we have discussed that we will be using an outside lender. I entered an agreement with Cornerstone Lending to automatically remove a prearranged mortgage amount from my bank account monthly. The first auto payment taken form my account was for {$42.00} more than agreed to in the written contract.. In the agreement the company also states that they must advise me 10 days in advance if the amount of money removed from my account will change, by how much, and for what reason. I was not notified. After discovering this overcharge on XX/XX/XXXX, I called the company multiple times. I was hung up on twice, no one knew why I was overcharged, and no one would connect me to anyone who did know what was going on. The Cornerstone broker who sold me the refinance loan tried to reach out to the company as a favor to me. He claims that they won't tell him what the overcharge was for, and that they will send me a letter some day to explain. Meanwhile, I must wait until XXXX for my escrow analysis to see if I get my money back.

My mortgage payment of 3 months under the forbearance program had been deferred and I am in current for the payment. But, I learned that the mortgage company, Cornerstone, placed the aforementioned deferred amount as the second principal, which it has to be paid off once the initial principal is paid off. I contacted with Cornerstone since I thought the loan maturity date would be extended for three months more instead to add the deferred amount as the another principal and also that the deferred amount is combine of principal and interest so the whole amount can not be considered as a principal. However, a customer service represent and a loan specialist from Cornerstone said that there is no maturity date change in my loan policy and I have to pay off as a lum sum of the deferred payment once the initial principal is paid off when the loan maturity date comes or if I sell the property before the maturity date.

I have tried calling/website/email. They said on the website that someone will call me back in 24 hours that was starting in XX/XX/XXXX. They call you answer the phone it disconnects. You call another number that they leave when you call back and you are put on hold. One time I watched 3 1 hours tv shows no one ever answered. All they do on the website is tell you someone will contact you in 24 hours. One time they told me since I was not a hurricane victim I would have to wait. I NEVER could afford this loan but they told me I could and since it was my first time I believed them. They will not help me in anyway. I want out of this home. I do have it listed just at the price I owe but no luck, they won't tell me if I can have a certain amount of time to sell it or anything. Also when I called the lending office of where I closed at they told me that since it already funded they were no longer going to help me.

During the COVID pandemic, I have tried on several occasions to get in touch with Cornerstone home lending in New Jersey. They do not answer there phone. Hours upon hours of waiting to speak to a customer service representative. Note : Even before COVID, they were impossible to get a hold of. I have spoken to a live chat, they have no answers to this problem. It is now XX/XX/XXXX, I have spent the last week messaging them trying to get help with my mortgage loan and they have not been helpful. It is ridiculous that you can not get a person on an email, messaging system, phone, or live chat to try and resolve this issue. Come to find out, it is a third party handling the call center, and now I have been transferred to someone else. This should not be this hard to speak to someone about my mortgage loan. I have been trying to reach Cornerstone Home Lending for weeks in relation to my 4 loans. They REFUSE to get back to me. They have reported one loan as late during COVID which just dropped my score by 70 points. Every loan I have had with them has had issues. They change they payment amounts CONSTANTLY. They post payments wrong and then payments back to me making me late. They have always been impossible but now with COVID they are being totally irresponsible. I paid off one loan last week and I need acknowledgement it's been paid off and it needs to get recorded. They need to contact me about the loan they reported as late. Fraudulent and predatory lending practices of Cornerstone Mortgage Company. My mortgage is a non-escrow account however Cornerstone incorrectly showed that I did not pay property taxes. I submitted all documents proving that I paid all taxes on time and no money was owed and therefore escrow should be removed. Instead of removing escrow for XXXX since all taxes and insurances were already prepaid Cornerstone chose to keep escrow by prepaying XXXX taxes and sending me again into deficit. I have already forecasted to pay XXXX taxes and therefore Cornerstone is forcing me to double pay! My mortgage went from XXXX to XXXX without notice or explanation. The estimate for the new mortgage includes tax amounts that have already been paid! This is completely fraudulent and predatory as it forces the consumer into escrow which includes the fees and cushion when it is unwarranted

We are being billed for an " inspection '' of our property. Cornerstone home lending is predatory and the mortgage broker XXXX XXXX repeatedly lied to me about estimates. All estimates were several XXXX dollars off ( always in XXXX favor ). Cornerstone had my original mortgage and the refinance but charged a late fee when XXXX was slow processing the loan. I just paid off three loans with Cornerstone administered by XXXX. XXXX is IMPOSSIBLE. They refuse to help with anything. I send a message and they basically respond saying, " we don't care. we can't help you '' and they close the case so you can't even respond. I have requested through my current lender that I would like the PMI removed from my current loan and have had difficulties in getting this resolved. An impound escrow was placed on my account due to unpaid taxes from the previous owner. I 've since paid the taxes to remove the escrow.
