I applied for a mortgage loan with multiple lenders, and Consumer Real Estate Finance Co. was the only lender to pre-approve me. I continued the process with them as I have no other approvals to work with. They assured me from the beginning that everything looked good and we would have no issues getting this loan fully approved. During the process, they asked me to pay off debts and I complied, not knowing that the proper procedure is to wait until the day of closing to pay debts to ensure the borrower does not spend cash they may need later on. I provided them all information and paperwork required, which included documentation showing that I co-signed on my father 's vehicle. They assured me that they would be able to make it work and we kept moving forward. I completed a {$2000.00} deposit as well as pay {$570.00} for the appraisal on the home that I chose. My protection on the deposit ended on XX/XX/20 and on this day I had to ask for a approval letter so that we can move forward and not worry about losing my deposit. 4 days later, they called me to inform me that the deal was not working due to my father 's vehicle, this was 6 days before the expected closing date of XX/XX/20. We were unable to get the loan approved because I was unable to move my name off of the loan as they informed me that was my only option. This seems very odd as to why they could not inform me of this during the time that my deposit was protected and I could walk away from the deal to protect myself. I consulted with multiple loan originators during the last few days leading up to the XX/XX/20 expected closing date, and they all informed me that with all of the information that I provided to Consumer Real Estate Finance Co., including information on the vehicle mentioned above, that I have no path to an approval on the home that I was attempting to purchase. They informed me that if they removed all of my debt and remove the car from my name that I would still not be approved for this loan. Consumer Real Estate Finance Co. simply pulled me along and they were not transparent or honest with me. They should have advised me the truth that certain aspects of my information would create issues and advise me to walk away to protect my deposit. They did not do this. They simply kept telling me it can work when this is simply not true. I have now lost my {$2000.00} deposit and the {$570.00} that was paid for the appraisal of the home all due to the negligence of the finance company mentioned. I am seeking reimbursement of the funds that I had to sacrifice as the company was well aware that I would not be approved for this loan as multiple finance companies have advised me. As stated above, I continued to verify with them that everything was okay and we would be able to close on XX/XX/20. They were made aware that the last day my deposit was protected was on XX/XX/20 and that was the day they emailed me the conditional approval letter. Again, they called me 6 days before the expected closing date to tell me that I need to make a major change in removing a vehicle from my name to make the loan work. I was unable to do this, and multiple loan originators advised me that removing my name still would not get me approved based on my income to debt ratio. Consumer Real Estate Finance Co. provided poor service and showed no sympathy in making sure their client ( myself ) was protected from losing assets. They had a right to be honest with me and deny my loan early knowing that they would run into roadblocks. Instead they kept ensuring me it would work. I am now giving up on my home search as I can not obtain a pre-approval with any other finance company. I have to now seek a rental property immediately as this failed loan wasted almost 1 1/2 months. Please assist in my request to at the minimum provide me the funds in the amount of {$2000.00} ( deposit w/ XXXX XXXX ) and {$570.00} ( appraisal ) that I have lost. They also made me spend almost {$9000.00} in paying debt without a proper approval, and I was advised that they should have made me wait until closing, but they did not. Thank you for any assistance.

We are filing this complaint against Consumer Real Estate Finance Co., XXXX XXXX XXXX XXXX., XXXX XXXX, XXXX XXXX, XXXX. My XXXX year old husband and I, age XXXX had a two bedroom house for sale through XXXX XXXX XXXX XXXX in XXXX, XXXX. XXXX showed the house to a prospective buyer, who made an offer on the house back in XX/XX/XXXX. Closing was susposed to be on or before XX/XX/XXXX. It never happened! Then closing was susposed to be XX/XX/XXXX, it never happened. The finance company kept dragging their feet at every turn. Finally they set up a closing date for XX/XX/XXXX. My husband and I were present along with our attorney. On their side was a representative from XXXX XXXX XXXX, the buyer and the XXXX real estate representative. The closing went through, all papers were signed and deal was closed. The deed was signed over and the new owner was given the keys to the house along with the garage door openers. He and his wife and 3 large dogs moved into the house that night. XX/XX/XXXX we were going away for the day so we stopped at the bank before we left town and deposited the check. At about XXXX XXXX in the afternoon we received a call from our lawyer telling us not to deposit the check as the finance company wanted the check back. I said sorry it was already cashed. I was then advised that the finance company would put a stop payment on the check. I called the bank and advised them of what was going on. They advised me that they would call me back when they received the stop payment notice. The stop payment was received by our bank on XX/XX/XXXX. The bank advised that the money would be sent back to the finance company the following morning. We do not understand how this can be done. The house was signed over, they have the deed. Checks were issued to us and to our attorney at the closing. Then the next day were were told not to cash the check!! How can this Finance Company do this to people?? Isn't it a breach of contract? We were left with the buyer and his wife and 3 large dogs in our house. We tried to get him to sign a lease, which he wasn't doing. We were stuck with these people in our home and what would have happened if we couldn't get them out? The finance company could care less, it was our problem not their 's!! They didn't care about the mess that they created. This is not how a loan company, finance company or bank should do business. Now at XXXX XXXX., XX/XX/XXXX, we called our attorney to ask a question. I was told they had good news for me. The proceeds from the sale of the house are being wired to our checking account tomorrow morning, XX/XX/XXXX! Now mind you the check they gave us and we deposited had a stop payment placed on it and they are removing the funds from our account on the XXXX also. Now does that make sense? Now it is all over, we spent 3 days in XXXX? This was a XXXX of a situation to leave people in. If they have done this to us, how many others have gone through this too? How many others didn't file a complaint? Something needs to be done with this Finance Company, they should not be able to do to people what they did to us. We were the seller not the buyer!! People do not deserve to be treated like this. We are both over the age of XXXX and the stress placed on us was unreal!! Is this the new way Senior Citizens are being treated? They are using predatory practices and this is not a good business practice. I think they should be fined and a little of that fine turned over to use for what they put us through! Please advise us of what action you will be taking against this finance company.

Buyer XXXX XXXX XXXX applied for an FHA Loan with XXXX XXXX XXXX Mortgage Consultant XXXX # : XXXX at Consumer Real Estate Finance Co. in XX/XX/XXXX and found a home that he desired to purchase, XXXX XXXX XXXX XXXX, XXXX, PA XXXX and contract was executed on XX/XX/XXXX with Seller XXXX XXXX XXXX. Original Commitment/Loan Approval email/letter was sent with the following conditions : LOAN CONDITIONS 1. XXXX Bank Statements for all accounts all pages please, even if blank a. Please explain and document all large deposits 2. Homeowners insurance Ordered XX/XX/XXXX 3. Appraisal Ordered XX/XX/XXXX 4. Title Documents ordered XX/XX/XXXX a. Power Settlement Service may you please forward these today? Purchase was to be completed/settled on XX/XX/XXXX. On XX/XX/XXXX Underwriter thru loan officer XXXX XXXX Senior Loan Coordinator XXXX # : XXXX required for the first time that a water sample from the well must be taken. This did not arise because of the appraisal and was not stated on the original commitment letter/loan approval from Consumer Real Estate Finance Co. XXXX stated she did not know that this property had a well even though it was stated clearly on the Agreement of Sale - Page 5 of 14, which she had possession of since XX/XX/XXXX. XXXX further stated that this water test was required by government regulations and had to be completed and settlement would be delayed. XXXX and underwriter admitted they missed this item. Buyer paid for water test to be expedited - it failed. Seller hurried and paid extra for quick installation of a water treatment system and buyer again paid to expedite water test which came back clean. XXXX stated verbally and in email/writing if water test came back clean by XX/XX/XXXX that loan could be closed on XX/XX/XXXX. Water test did indeed come back clean on XX/XX/XXXX. XXXX did not process and send to underwriter until XX/XX/XXXX and also requested additional bank statements from the borrower on XX/XX/XXXX. On XX/XX/XXXX we were notified loan was inline for underwriter review. On XX/XX/XXXX we were then notified that even if we received clear to close on XX/XX/XXXX that we would now not be able to close until Monday, XX/XX/XXXX. Underwriter review came back stating loan was not clear to close due to title needing to move/reword information on CD. Consumer Real Estate Finance Company has failed to comply with the rules and regulations outlined within RESPA. Buyer has had to cancel deliveries of furniture to home and reschedule his time off from work/vacation for moving on two different occassions with seemingly no end in sight and no solid closing/settlement date. XXXX XXXX and underwriter seem to have a care less attitude to the point of purposefully trying to delay settlement in her lack of time management on this file and information gathering. CFPB needs to file action against this lender and do a full review of file as this lender is not acting in the best interest of its client. Also no official commitment letter was issued only the emails as attached, which I believe is also another RESPA violation. The buyer 's real estate agent XXXX XXXX is filing this complaint on behalf of buyer.

This company has been a nightmare to work with. After 6+ weeks working on our mortgage and being told " everything is good to go '' we find out at the last minute ( 2 days to go ) that everything is delayed. We are well qualified, have a substantial down payment ( around 40 % downpayment ), have provided everything they asked for, and have been assured that there are no problems. Then they dropped out of contact for about a week on XX/XX/XXXX ... We have sold our current home and the buyers are to take possession this weekend. We are scheduled to close the purchase of our new home today ( Thursday ) - the seller of that house needs the closing proceeds to purchase her new home on Friday. We have contracted with a moving company ( a 2-3 truck across state line move ) for tomorrow, Friday. The penalty for delay with them is $ XX/XX/XXXX/truck/day. I have repeatedly asked XXXX to speak with someone else at XXXX - someone who has authority and answers. I did speak with XXXX, who said he would have his boss XXXX contact us, but it hasn't happened. Although promised repeatedly, we have yet to be provided with an interest rate or closing disclosure. The processor keeps asking for one little document ( often one we've previously provided ) at a time. Then apparently everything goes back to the underwriters and the whole cycle of " we just need one more thing '' starts all over. Every day we are promised the closing disclosure and it hasn't happened. We still have no real confidence that this loan, that was supposed to close on the XXXX, will close anytime soon. We have a buyer wanting to move in our ( now sold to them ) house. We have movers scheduled for tomorrow ( XXXX ) who will charge us $ XXXXday/truck if the move is delayed or they end up with our stuff on their truck and unable to deliver because we haven't closed on the new house. We have a seller in SC waiting for us to close so she can buy her new home and move in as she's contracted to do. I am obligated to have a professional top to bottom cleaning of the house we've sold and it's stacked with boxes and furniture that we can not move. The cleaning company has to try and reschedule their other work to be available to clean here if/when we can close on our new house. We applied for this loan on XX/XX/2020 with a closing date of XX/XX/2020. I wish I had documents to attach to this, but other than emails promising we will get something soon we haven't received anything. I hope this will get their attention, and also will give a heads up to those thinking of doing business with this company.

I am writing to let you know how extremely dissatisfied I am with Consumer Real Estate Finance Co. We applied for a loan with XXXX XXXX XXXX your XXXX XXXX, FL location and was told we were pre-approved for the loan. My wife and I placed a house under contract and paid a {$1000.00} binder on the property. Our agent called XXXX when we wrote the offer to confirm the time it would take so we could set realistic closing expectations with the seller. We paid an inspection fee of {$250.00}, a WDO fee of {$140.00}, an appraisal fee of {$450.00}, and a credit report fee for a total over {$1800.00}. We were told several times that we were approved and just collecting underwriter conditions. Then we were told that we are not approved by XXXX XXXX. He told us we should go FHA. They had our bank statements and knew we did not have {$7200.00} and had to go with USDA XXXX % financing. Then we were told we would be approved again because XXXX and his Manager, XXXX would make an exception with the underwriter. Then we were told they could not approve us again. All of this pushed us past the time for us to cancel the contract and receive refund of our {$1000.00} binder. Additionally, XXXX was sharing personal and misleading information directly to the processor for the listing agent team, not my agent. Because of the false information provided by your company, the on and off of the approval ( a formal decision was not issued until well after XXXX days ) and the eventual denial, I am requesting a full reimbursement of my expenses totaling {$1800.00}. Furthermore, I feel that filing a complaint through XXXX, HUD and the CFPB against CREFCO and individual XXXX complaints for what I firmly believe to be an Equal Credit Opportunity Act violation of Regulation B, 1002.9 and other possible sections of the law for unfair or misleading lending practices against my wife and me in the process of trying to get a loan for the purchase of a home for our family of XXXX will hopefully open their eyes to the financial harm you are causing our family and others. I sold my house to a buyer who used XXXX. He had an FHA loan. The contract process was started on XX/XX/XXXX with closing date of XX/XX/XXXX. XXXX did not give any indication that the loan process would be significantly delayed. Therefore, I planned a multi-state move so that I could buy my new house ( contingent upon my home 's sale ), and organize a move, as the buyer was to take possession upon closing. Due to XXXX 's inefficiency and ineptness ( they admitted as such when I called to inquire ) in their underwriting process, the closing was delayed by XXXX weeks. Most of the inefficiency revolved around asking for additional documentation that any financial institution should have asked for in advance. As an example, they asked for the buyer 's checking account statement only 2 days before original closing XXXX the buyer furnished the document before the close of business same day ) -- this should have been perfunctory. Due to these delays, I also had to delay the closing of my new house in a different state, though I was supposed to be here for work. This means I incurred extra charges in the form of temporary living, storage of my household items and furniture, and at least XXXX full week of holding the mortgage rate ( I had locked in for 45 days to account for some delays, but not this long ). The total of out-of-pocket expense I incurred due to XXXX 's inefficiency was approximately {$2000.00}. I know there is no legal recourse, but I acted on good faith and it cost me.

I applied for a FHA mortgage back on XX/XX/2018. I was pre-approved for a {$300000.00} limit with XXXX % down. My wife and I found a home, made and offer, and it was accepted on XX/XX/2018. The closing for the property was accepted by both parties to be XX/XX/2018. The loan was then turned offer to the processing department where we turned over all our private documentations, IE : tax returns, ban accounts, identification, etc. The process was then turned over to underwriting after all required documents where accepted. This is where the loan process began to stall and take much longer that it should have. After turning over all our required documentation, the underwriters kept asking for numerous more documentation on taxes, income, employment verification, copies of checks, etc., whic in turn kept pushing back the approval process and not being able to make the XX/XX/XXXX closing. We signed a one week extension to the contract for the purpose of getting loan approval through underwriting. The underwriter continued to ask for documents that where already submitted multiple times and additional documents that where never asked for earlier in the process. This made us miss the extension of the contract. The seller decided to cancel the contract because we could not get to the closing table in an adequate time. To this date we still do not have a closing, we lost the house, and the seller refuses to work with us any longer.

When I had initially shopped for a mortgage, I was approved for {$100000.00}. My wife and I found a house. We negotiated a price with XXXX % sellers assist. The mortgage company told me over and over again my closing costs would be {$3800.00}. I put down {$1000.00} as my earnest deposit, which was supposed to leave a balance of {$2800.00}. Working with the title company I did not have a cost until the day of closing, I had received several different amounts. The day of closing we were given a fee. I went to the bank, got a check for the amount went to closing and was told it was wrong. I sat there and waited 3 hours for them to correct the numbers, they could not. In the end the bank had went home and we couldnt do anything. Then Monday they requested all of the funds for the mortgage to be returned to them and we had to wait an additional week to close, which again they had incorrect numbers. We also had to pay an additional {$110.00} in taxes and interest for waiting the additional time to close. In the end my closing costs ended up being {$5800.00} plus the {$1000.00} earnest deposit. The company claimed they were n't aware of certain fees that came up and that there was nothing they could do about the costs. Even though the title company has proof they sent them the fees to be included into the closing disclosure they chose to ignore those fees.

I am a realtor and I have a client who was approved for a USDA loan on XX/XX/2022 by one of you MLOs XXXX XXXX. We made an offer on XX/XX/XXXX and it was accepted and went binding on the same day. XXXX received all the documents for the offer on XX/XX/2022. We had a 14 day financing contingency that XXXX was well aware of. A week after the financing contingency ended XX/XX/2022, XXXX called our client to tell him that he could not be approved for a USDA loan and instead had to go FHA and come up with an additional {$10000.00} down to get approved for a loan for the home. He never told me any of this information. He also told the client he would be get his earnest money back, which is not true and a total lie. He also ordered the appraisal and it happened almost a week ago, and neither the client nor I the realtor have received a copy of the appraisal report or even knew it had happened until the other realtor let me know. This is all unacceptable and if my client loses his earnest money, it is absolutely this lender XXXX 's fault. He has gone radio silent and will not answer any phone calls, texts or emails. I am referring our client to another lender to try to hold this deal together and not lose him his earnest money. I will never refer another client to your company, I can not believe how there is zero communication from XXXX.

Hello my name is XXXX XXXX XXXX XXXX. We were told we got a pre approval to purchase a home through Consumer Real Estate Finance Company ( CREFCO ). We had some concerns regarding a previous property that was included in a chapter XXXX bankruptcy and foreclosed upon. We wanted to make sure that this was not going to be an issue before we put an offer in on a home. We received an email back from XXXX XXXX a loan officer with CREFCO on Tuesday XX/XX/XXXX the read " Because the home that went through foreclosure was included in bankruptcy. we should not have any issues through underwriting ... '' After puttiing an offer in on a home and investing {$500.00} earnest money down, paying for a home inspection at the cost of {$300.00}, and FHA inspection at the cost of {$540.00}. and a re-inspection of {$170.00} for a total of {$1500.00} we are told that we can not get a clear to close because the foreclosure date that the title was transferred out of my name was XX/XX/XXXX. As this company claims to be FHA financing experts they should have known when asked before I invested any money that there would be issues. We asked and counted on their professional opinion that has now cost me XXXX and we can not get the home because of the exact issue we asked about up front. They should be held responsible for negligence and ethics violations.

XX/XX/XXXX my husband and I started working with Crefco financial located at XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX Florida XXXX. XXXX XXXX was our loan officer and originally pre approved us for a Usda loan ... We signed our agreement with the realtor and home owner in XX/XX/XXXX paid for and had appraisal done in XX/XX/XXXX and was told repeatedly we were closing soon ... By XX/XX/XXXX we were told we did n't qualify for Usda loan but we could get Fha loan and close it by XXXX so we started Fha loan and once again had to pay for new appraisal for Fha loan ... This does n't include all the the times we had to update purchase agreement and tons of other paperwork. By XX/XX/XXXX the home owner ( understandably ) was ready to walk so we had to fire Crefco and go with another lender who closed on our home in thirty days ... But no thanks to Crefco because they refused to release the Fha loan number to our new lender which held us up even longer. My main reason for reporting this company is I do n't want anyone else have to go thru the mess and disappointment that my family went thru. I applied for a home loan in XXXX 2020 and was preapproved. In mid XXXX I had the inspection and appraisal completed on the house and then my loan went into underwriting. We were scheduled to close on the house on XX/XX/XXXX but my lender said they needed an additional 3 weeks. We moved the closing date to XX/XX/XXXX. For weeks on end, my realtor and myself reached out to the lenders I was working with about 10 times asking for updates, to which we were continuously told there were none and they would keep us updated. I asked to speak to supervisors and was told Id get their information later but never did. Finally on XX/XX/XXXX I was notified by my realtor ( not even the lender at first ) that my loan was no longer approved due to my student loans changing over the past few months, which is untrue because they have not changed at all. If anything I am in better standing than I was before. I feel like this company completely scammed me out of my money that I paid for the inspection, appraisal, and earnest payment ( total {$2300.00} ) and Id like my money returned back to me. This has honestly been a complete nightmare working with this company and I am just hoping they can make things right.

I applied online to Consumer RealEstate Financial Co I was instantly prespproved for a {$15000.00} loan I found a home sent all necessary paperwork this company had me send paperwork more than 3 times I had to pay {$570.00} for an appraisal that they picked and had to take a class which I paid {$75.00} they said if I took the class I would get a better interest rate all this went on for months by the end of the 3 month they said I would have to pay my car and a credit card off my realestate agent also had trouble getting someone to call them back about certain questions at the end of the third month the seller was ready to put house back on the market because this fianc was still slacking on the loan my realestate agent told me to submit everything to a local fianc company I did so and closed within 10 days for a fixed lower rate that the other company was gon na do those 3 months were a nightmare I feel that I should be reimbursed the monies for the appraisal ( which the fianc company I was approved ) could not use and reimbursed for the class I had to take. I appreciate help getting my money back XXXX

I lost {$1000.00} in.earnest money and {$540.00} in appraisal fees due to a mortgage companies careless and incompetent handling of my loan file. The loan officer was poor at following up did not make himself available and asked for the same information on a repeated basis as though he had no idea l had sent certain documents multiple times. Due to this comedy of errors the seller elected to opt out of the deal as it had exceeded it 's closing date and subsequent extended closing date because l had not secure financing. All credit checks and preapproval were completed and l was given the ok by the mortgage company to enter into a contract obviously, it was just the inability of the loan agent to close the deal that cost me my hard earned money and a home

I contacted Consumer Real Estate Finance Co about obtaining a USDA loan to purchase a home. I was told I qualified and we started the process. I signed a contract on a house on XXXX XXXX, 2015. Since that time we have not closed, I have spent {$1800.00} for deposits, appraisals, inspections, etc and the mortgage company has not given us any closing date. We have had to extend the contract date XXXX and my latest expiration is XXXX XXXX. As of today my file still has not moved out of Underwriting and the mortgage company is not returning my phone calls or emails. They are also not returning my real estate agents calls or emails.

Our Loan Officer, XXXX XXXX, Mortgage Consultant XXXX # XXXX, with Consumer Real Estate Finance Company. Has been more than usual rude, disrespectful, condescending, non-communicative, etc .... with us the clients, as well as with our Agent. Our agent called us a few days ago to inform us about his behavior with her. We informed her that he does have a tendency to sound and act unprofessional. So today, I was confused about a email we received and wanted to asks him a question and he exploded on me with his condescending manner and he basically said do n't call me I will call you if I wish to.
