I worked with Compass Mortgage of XXXX, IL for a mortgage that I closed on XX/XX/2021. At closing, at the title company, I signed all of the documents with my attorney present. The first payment document, showed my payment was for {$1100.00}. There were also several closing documents that did now show the exact monthly payment amount.
On XX/XX/2021, I received an email from Compass regarding the first payment. I reviewed the information, and it shows that my first payment in fact is {$1700.00} and change. I reached out to the Loan Officer, who replied that it was the title company that did not use the most accurate tax year and therefore, it was at their fault. Then he states in a separate email, that he doesn't know where the miscommunication was but here ( attached ) are the correct documents. He informed me that during previous conversations that he made me aware of that my mortgage would be approx $ XXXX {$1800.00} per month. I explained that I assumed that because I was at closing, that everything should have been finalized, that my payment was in fact {$1100.00}.

Purchase of a 2 bed/2 bath condo at XXXX XXXX XXXX ; XXXX ; XXXX, WI with a close date of XX/XX/XXXX.
XX/XX/XXXX - Signed off on a rate lock disclosure stating a 30 year amortorization period.
XX/XX/XXXX - Signed off on a preclosing disclosure reflecting a 30 year amortorization period.
XX/XX/XXXX - Texted that I will only be receiving a 20 year amortorization period and am being forced to sign a new preclosing disclosure reflecting this change with no quantifiable " change of circumstance '' Closing got pushed back to XX/XX/XXXX and I will be forced to forfeit earnest funds of {$1500.00} and a payment of {$480.00} for an appraisal if I am to walk away from this transaction.
Requested Compass Mortgage disclose the " change of circumstance '' and was not given a reason. I was told they were within their right to make this change. When I called CFPB for guidance, a conclusion of filing a complaint was acknowledged.
