This is an email I sent to XXXX XXXX of Change Home Mortgage regarding the complaint I would like to file. No representative from the lending agency has contacted me. Dear XXXX XXXX XXXX, I am including several people in this communication to be insured that everyone can be on the same page in this matter and that everyone is aware of all conversations that may reference them. This is regarding the sale of my home and land parcels at XXXX XXXX XXXX. XXXX, ID XXXX that was purchased in XX/XX/2021 by your client. I do not have his contact information or I would include him in this email group as well. I am including XXXX XXXX ; the agent that represented me in the sale of my home. He and his wife XXXX did a fantastic job of marketing and showing my home and property. They were phenomenal at maintaining contact with myself, the title company, and your lending agency, gaining and providing as much information as they were given. I am also including XXXX XXXX : the agent responsible for representing and advising your client. I have been in communication with him on several occasions to attempt to resolve the matter I will be addressing here. I have not personally communicated with XXXX XXXX but was told by XXXX XXXX that she is the broker that he confers with for advisement, so am including her as well. Included is XXXX XXXX of XXXX XXXX. She was the title agent or officer that assisted me with the legal documentation of the sale and transfer of title. XXXX went above and beyond her normal duties to assure that communication was not broken between my agent, myself, your client 's agent and your lending agency. Lastly but not least, I am including XXXX XXXX who is my financial advisor. I personally was in contact at the end of the process with XXXX of your agency but do not have her email address to include. I do have her phone number and several text messages and voicemails to and from her I know that you are aware of the situation and hardship I was put in due to the delays of your agency 's processing of the loan that funded the purchase of my home but let me reiterate. Please put yourself in my shoes as you read and consider this... The contract with your client to purchase my home was signed on XXXX XXXX. The close date was originally marked as XX/XX/2021 but changed to XX/XX/2021. I was informed that I would need to vacate the home on the date of closing. I had 2 horses, 6 dogs, 2 cats, 18 chickens, my adult daughter, son-in-law and baby grandson living with me at the time. When this contract was in place, I signed a contract to purchase a home in Kentucky on a contract with an original close date of XXXX XXXX but was required to move it out to XX/XX/2021 due to delays. I had paid non-refundable earnest money of {$6000.00} to secure the purchase. The trip would take 4 days of travel time due to the distance and slower speed capability of moving livestock and large trucks. I hired 2 drivers to assist my family in the move. I made reservations for hotels, horse stables, XXXX XXXX, and 2 transport trailers for a 5-day period. I also made airplane reservations for my drivers to be flown back to Idaho from Kentucky for XXXX XXXX. These airline tickets were non-refundable. As the date got closer, I gave my resignation to my employer and arranged for all utilities to be discontinued on XX/XX/XXXX, as my plan was to be leaving Idaho and traveling to Kentucky to my new home. My final day of work in Idaho was XXXX XXXX to leave me time to eliminate and pack household and personal items and to make all arrangements necessary for a move more than XXXX miles across the country. I found homes for my chickens and purchased items necessary for a long safe trip for my remaining animals. I said goodbye to my friends and family. I purchased food to prepare for my crew along the drive, which I needed to keep refrigerated. However, as the closing day approached, XXXX had reached out to your agency on numerous occasions to be sure everything was on track. Several times she didn't get an answer. I was told that it " should be '' good. XXXX was at a loss but tried to remain positive and encouraging. I had completely exhausted all my financial resources by charging the rental truck and trailers, motel rooms and such to my credit card. I had no more income. My drivers needed to be paid for their time and needed to be free to move on with their other customers. I tried to be optimistic but when the 15th was upon us, I requested that your client 's earnes t money be released to me so that I could pay our traveling expenses and my driver 's expenses. XXXX and XXXX processed the release of funds for me. I was hesitant to journey so far away at the risk of not having funds to purchase the new home and not being able to afford to return if that failed. I was told that I should wait and made the choice to stay in Idaho until the following Monday XX/XX/XXXX, to allow your agency the opportunity to take the steps to fund the loan. There was very limited communication between your company and the title company or my agent, and none with me. At that time, XXXX had the close date extended to protect both myself and your client from loss of contract which would make it legally necessary to begin completely over again. I was not totally in agreement due to the critical timing, but was fearful of losing the earnest money in Kentucky, that I could not afford to lose. My utilities were turned off. We had no running water, no electricity, no heat, no toilets, no shower, no more trash service, we couldn't cook due to the natural gas being disconnected, and the food in the refrigerator spoiled. We had a baby in the home and the weather turned cold. We could not afford to stay in an extra motel with 6 dogs and 2 cats. We could not provide fresh water for our horses. We had all our belongings loaded in a XXXX truck and slept on the floor. It would have cost extra fees to reconnect the utilities even for a few days. I stepped out in faith on Tuesday XX/XX/2021 to begin making the trip to Kentucky as I was being told that the funds " should come in '' to meet my closing appointment on Friday. There were addendums required along my way which were required due to the lack of completion of your loan to your client. I communicated with the agent for the owner of the home in Kentucky and even she contacted someone in your company on XX/XX/XXXX to insure that I would be able to meet my end of the agreement. She was promised a phone call with an update the following morning. She did not receive a phone call. I eventually got contact information and reached out to your agency. XXXX was kind enough to call me back. The funding did not come through until Wednesday morning XX/XX/2021. That is 12 days past the closing date. I was across the country with no home for my family or animals. I drove throughout the night to be where I was supposed to be. I signed everything I was supposed to sign, I communicated with everyone I was supposed to communicate with. I was compliant and patient and understanding. At the title company at my closing appointment, I still had no funds, no home, no place to go, no money to get there, and many relying on me. I would not be able to have employment until I was confident that I would be staying in the area and I couldn't be assured of that until I had my new home secured. I was told by a lender, the real estate agent and the title company here that I should file a lawsuit and that it was completely unethical and unprofessional handling of this contract. I would like to give you the opportunity to set this right before using an overwhelmed legal system or lender reporting organization to alleviate anger, resentment and frustration. What was supposed to be a joyful time of beginning a new phase of life for my family and myself, the failure to fulfill your commitment in the time agreed upon in contract, I am nauseated by the undue stress that was placed on my shoulders. Additional Expenses that are listed here were incurred due to delay of loan being processed and funding being transferred. I am asking to be reimbursed for the amount of {$10000.00}, in addition to {$15000.00} compensation for undue stress for a total of {$25000.00}. We purchased our first home at the beginning of this year and what started out as a great experience has quickly turned into a living nightmare. We entered escrow on our home on XX/XX/XXXX with Commerce Mortgage. On XX/XX/XXXX we had a notary come to our apartment to sign the closing docs that were drafted. Within 30 minutes of the notary leaving, the realtor and lender called me to tell me we were not closing that day due to issues with the sellers. The new closing date would be XX/XX/XXXX. We were also told that due to the holidays, the docs would still be held valid for the new closing date and we did not need to re-sign. On XX/XX/XXXX escrow went through and we finally got the keys to the home XX/XX/XXXX. We were told we would not receive our first mortgage bill until XX/XX/XXXX. However, our first mortgage bill arrived 1 month early on XX/XX/XXXX. After research being done and lots of arguing back and forth about what went wrong, the lender informed us that it was her mistake and the closing docs should have been re-signed since the original date we put on the docs showed a XXXX purchase. We were not financially prepared to receive our first payment until 1 month later. Our realtor finally was able to explain to the lender the heartache this had caused us and the realtor and lender split the first mortgage payment that was their mistake. We thought this was going to be the end of our heartache, but we have been proven wrong once again. On XX/XX/XXXX we received a letter in the mail stating that our escrow account is {$1300.00} short and it is our responsibility to pay it back. We immediately called the lender and realtor to figure out what went wrong. After multiple days of waiting for a response, we learned that the home insurance company was paid out during closing costs. Then, the insurance company took a second portion of money from our escrow account leaving us with a shortage. Also, we learned that somehow the special assessment taxes were never taken into consideration for our closing documents ; therefore, that amount of money is not reflected in our monthly mortgage. We are now left with another large amount of money to pay that has nothing to do with us and is not our fault. We hired the lender and realtor to do their job and do it well ; however, they have taken advantage of us every chance they have gotten. I called and spoke with the lender to figure out what needs to happen next and she admitted that the special assessments missing from the closing docs was a mistake on behalf of her mortgage company and " there is nothing they can do about it. '' She also told me that " it would be in your best interest to hire an attorney. '' It is absolutely disgusting to me that a company is willing to treat their customers this way and take advantage of people not only during a pandemic, but during a time when money is so tight from purchasing our first home. I do not feel I should be responsible for this mistake and Commerce Mortgage should have to pay for the missing amount of money that is a result of their incorrect calculations. We agreed on the closing docs to pay $ XXXX.XX per month for our mortgage with everything included, not the amount they are saying our mortgage will be going up four months into owning the home. Please help me make it clear to Commerce Mortgage that they can not treat their customers this way and explain to them that they need to do what is right and fix their mistake. PS- I have proof of all documentation and signed documents if needed.

This complaint is against my lender, Change Lending. On XX/XX/2023 we opened escrow to buy a home in XXXX XXXX, CA. I used my loan officer XXXX XXXX and XXXX XXXX to help me secure a loan for my first purchase and they went with Change lending due to my type of loan as I am self employed. We were due to close on XX/XX/2023. As far as I knew the loan was moving along just fine with some slight hiccups on the seller side with the appraisal. On XX/XX/XXXX the seller had demanded we release the loan and appraisal contingencies as we were behind on releasing both. He threatened to cancel escrow and he served my realtor with notice to perform papers. That same day, XX/XX/XXXX at XXXX I had received a call from XXXX informing me that Change lending had lost its XXXX XXXX earlier that week and we were just being notified days later. He told me that he would speak with Change and let me know later that day if we were clear to close and the loan would be funded before I signed the contingency release. I agreed that without any guarantee that they were clear then I wouldn't sign. At XXXX he called to update me. He said that his broker XXXX was friends with the investor at Change and that my loan would still be funded and if it didn't go through then we would get our {$32000.00} deposit back and if Change lending didn't give it back he would pay it himself. He told me that I needed to verify one more piece of my funding and when that was good we could release all contingencies. At XXXX I was told according to Change lending we were good to sign and release all contingencies. So we did. To my surprise on Monday, XX/XX/XXXX the lender was still asking for more information on the loan but we should close by Wednesday. I kept being reassured that everything was fine and we would close. I began to pack my home up. My notice to move out of my place was sent. We just kept being told docs were ready to go out. They told me, my realtor and the seller that it would close. Then Change lending was served a cease a desist and all loans had to be stopped. We were now days past our close date. My belongings had to be moved into storage and the seller was growing tired of being told " any day. '' On Friday XX/XX/XXXX I again was told that we were clear to close and docs were being sent to Escrow that day. That never happened and once again the seller grew angry. On Tuesday XX/XX/XXXX the seller canceled escrow and we lost the home. XXXX and XXXX continues to tell us and the seller that they would still try to close the deal. Making everyone believe that it may still happen. All of this was being translated from Change lending. After another week of this I finally had to tell them no more. The seller had started remodeling the home with our money and we were left hanging out to dry. When I asked XXXX about the money he promised I would get back he just kept saying the attorney at Change lending has the file now. XXXX and XXXX sent me to go after Change lending, which I have had XXXX contact with at this point. They got me in touch with the attorney there which at first failed to respond and when I reached out again weeks later I was told " we have the file and are reviewing it. '' Change has not even acknowledged theres an issue with us. They have ignored attempts made to communicate with them. This should absolutely not be allowed to happen to any consumer. We hire professionals to protect us in these transactions. Instead my money was gambled with, lost and then walked away from.

I am a Veteran, I submitted and applied to refinance by streamlining with XXXX. I signed all the negotiation papers and went into the online portal to sign papers required. I also had credit pulled and verification of payment made to my mortgage company by XXXX XXXX in care of XXXX and others, which was locked. I started this process XXXX 2020. Jus before everything was supposed to go through I get a text from XXXX XXXX XXXX asking me to pay {$920.00} to the new mortgage company in order to get financed. I responded No deal. My problem is with streaming when did they required any money down or toward financing as a Veteran. I am also curious as to why wait days before processing everything and have me sign and fax so many papers in the contract agreement. I submitted my problem back to someone from the XXXX XXXX in hopes that I could get an answer. The reply I received was asking me to work something out as if they wanted more money. I also felt that if I call the original processor he would tell me anything with an attitude as if he did not want my business, because I had a problem like this before and I had to write his supervisor or someone to get his attention. lso who could have told me from the beginning it there was a problem and instead he sent me a text, as an after though for me to pay something in advance on a contract that was agreed to already. Not sure why he could not have explain things out front from the beginning any changes that were made regarding Streaming for Veterans. I have been a customer for year and got my family to do business with XXXX as well. I also want to know why Commerce Home Mortgage Company underwriting or someone changed and wanted money under streamline after I did all the paperwork. I have included them in my complaint. This was a lawful contract made and then they wanted money to refinance on a streamline. Then to cover it up they made it appear that I decline the offered when I did not want to have to pay anything, so I was told to close it out until I spoke to someone or XXXX XXXX who would explain everything because of the deadline anything not in the original negotiation. I was tricked, he never called to explain anything further.

On XXXX XXXX, 2022, a contract was entered for the sale of my own home. I was the XXXX agent. Per the contract, the closing date was to happen on XX/XX/2022. Due to the negligence of the lender to act in a timely manner and ignorance of their own loan product policies, we did not close until XX/XX/2022. I say it was negligence and ignorance on their part because I performed my duties of the contract in a timely manner and it was on their own admission that the buyer did too. Some of the extra time was needed because they could not figure out if to use the homestead exemption tax rate for the home which the buyer certified would be his primary residence! According to the bank, if the homestead exemption tax rate could not be used, it would put the buyer above the ratios and disqualify him from being able to purchase the home. Meetings and phone calls were scheduled within the bank to resolve that matter and were put off. As a XXXX XXXXt, I am usually able to recoup what monetary losses my seller will have due to extending the closing date by reducing the closing cost concession, if there was one written in the contract. However, the bank stated that, if I did that on this home, it would also disqualify the buyer from purchasing the home. They suggested that buyer pay me the {$2000.00} in reduction outside of the closing table even though the delay had not been buyer 's fault. I should note that this was not mentioned on the emails or texts but via phone call. On XX/XX/2022 I sent my final text to the loan originator asking her for a status. There was no reply. On XX/XX/2022 I began the process to request XXXX money as I was under no obligation to complete the sale. I communicated that with the buyer 's agent and shortly after that, I finally received a phone call from the bank telling me we had a clear to close. It would have been unfair for the buyer to lose the home due to the negligence and ignorance of the bank so I agree to complete the sale. However, the bank still needs to XXXX held liable and responsible for the monetary losses that I, the XXXXXXXX XXXX incurred such as additional taxes, additional home insurance, additional interest and additional utilities. There is a consideration that is made when a contract is accepted that relates to how soon the buyer and lender can get the deal closed. Lenders need to know the importance of that in real estate and act and/or perform accordingly. I have worked as a XXXX XXXX XXXX for 10 years, there are cases when circumstance are out of everyone 's control. THIS was not XXXX of them. Most of our communication is in texts or emails attached. This does not include phone calls made for which I do not have recordings of.

Hello, on a second refinance of the home at XXXX XXXX XXXX XXXX XXXX XXXX CA XXXX. The XXXX that Change Home Mortgage uses, allows special concessions for those with financial challenges, and though we have an 800 credit score and majority home ownership asset on a home appraised recently at {$910000.00} CDFI helps an income stream challenge. The first refi was done with XXXX XXXX XXXX CDFI and has changed its name to Change Home Mortgage ) and this refi is 100 precent successful, never missing one mortgage pay an is up and running and current. They did require some course as part of the protocol of first time use of CDFI loan. Currently we have a show stopping refi stopping controversy as they Change is insisting that a course called " First Time Homebuyers Course '' be taken. Objection has been made for a. this is a refi not a home purchase. b. why would we need to take a same or similiar course that was taken for the first loan that is still current? c. the course forces lying as many questions pertain to a home purchase that is an n.a. and the only way to proceed is to lie about the answer and perjur! If this is so important, why does Change have a home refi course? Since the course has been taken and that loan is still active, this should be waived. The other major issue, is Change was incompetent about took a month to decide on what action to take on a home investor, that has a smaller stake in the home as to subordinate them or what, when all they had to do is spend a day to check their policy and find out it would be necessary to buy out this investment. There was no need for them to delay the loan, that is time sensitive ( they caused a mortgage late charge due to this ) and this delay is causing mortgage and financial jeopardy. Worse yet Change absurdly tired to blame us for this delay, when there is no way we can dictate or interfere with their own policy to subordinate etc. so they have been dishonest about this and in consequence have made us several weeks late on their own deadline to complete the loan as if it is not completed then they said they will charge a large additional amount to continue it, when this delay was all their fault as they have had XXXX months now and when the first CDFI refi was completed in just over XXXX weeks! XXXXChange should offer a FREE extension on this loan, waive the course, and proceed to finalize immediately as their delay are also interfering with a funding donation for a public safety organization.ps not true that we delayed this ( could not do that on policy issue ) as our agent/rep was told to tell state any work that was needed by us and its deadline and we missed none of this!

Problem XXXX : - I called escrow department of change mgmt on XXXX XX/XX/XXXX ( I have recordings ) mentioning my new refinancing company, XXXX XXXX XXXX XXXX ( XXXX ) want Change Management to clear current property taxes from escrow ac - Escrow dept TOLD ME to pay the taxes directly myself to enable refinance and that they will REFUND me balance in Escrow ac - She also made notation in the account that balance in Escrow ac need to be refunded to me- During property tax payments, your escrow officer FAILED to look notes in the account that property tax is already and also validate on county 's website that this years XXXX semi-monthly tax payment was already done -Also Failed to read and act on notes in ac to REFUND me balance in escrow ac as loan was refinanced and taxes were already paid - Change Management escrow team member XXXX XXXX TWICE property taxes - I have escalated multiple times with Change Management, their escalation dept, opened up case on XXXX XXXX for refund of double paid property taxes - i have personaly confirmed from XXXX XXXX XXXX XXXX XXXX XXXX ' that they have already issued and MAILED REFUND CHEQUE to 'corelogic ' on XXXX XXXX, XXXX for the refund of {$9100.00} ( double tax paid ) Problem XXXX : Change Management company during refinance process held the huge amount of refinance of XXXX XXXX and after 21 days refunded stating loan is sold to third party and i was 'forced ' to double interest to this third party for these 21 days to close refinance when i was already paying interest with my new lender XXXX XXXX XXXX XXXX for XXXX 21 days when Change Management was using the funds for these 21 days without returning or even contacting title company and intimating the issue. Sequence of Events : - XXXX XXXX XXXX XXXX has obtained payoff from change management in the month of XXXX with XXXX end payoff date - XXXX TITLE company was introduced as title company closing this refinance. - XXXX refinanced my loan and FULL PAYOFF was PAID IN FULL to change management on XXXX XXXX, XXXX - on XXXX XXXX, XXXX i.e., after 17 days, change management refunded money to title company for short of app XXXX dollars Change Management USED XXXX ( XXXX XXXX ) for 17 days without information to title company - As per title company, per law if funds were not accepted, they needed to be refunded to title company within XXXX hours - Title company then would have resolved the case within next XXXX hours. - Me or title company were NOT sent any email about new loan provider by change management

Initially got a loan with Commerce Home Mortgage in XXXX. In XXXX Commerce Home Mortgage approached me with a proposal to resign the contract and change the terms and in return they will pay a one month payment for me. I did!! XXXX Commerce Home Mortgage sold my loan to XXXX and told me that there wont be any changes to the terms and payment amount. XXXX after they gave me a 3 months deferred option due to pandemic, they raised my payment from {$3400.00} to {$3700.00} when I asked them, XXXX told me that at the time of transferring from Commerce Home Mortgage, my escrow account was negative and I need to talk to Commerce. I have to add that during the 3 months that they deferred my payment I kept paying {$870.00} for my escrow account. I contacted Commerce and they sent me a letter telling me that when Commerce Home Mortgage asked me to resign the loan, they made a mistake and they apologized. Even though they didn't put the reason for the mistake in writing, when I actually talked to the loan officer who initially helped me, he told me that they offered you one month payment free but in fact THEY TOOK THAT PAYMENT OUT OF YOUR ESCROW ACCOUNT!! Through the original loan officer I got in touch with Commerce regional manager and explained everything to him and he promised that he is going to fix this problem and get back to me and I have been waiting for him to call me back for almost a year now. I don't know how but i XXXX after so many phone calls back and forth without any explanation my payment went down again with less than {$100.00} increase. In XXXX of XXXX, XXXX raised my payment again to {$3700.00} and all over again claims that my escrow account is negative. I am a head teller at a bank and my family are helping me to make this payment and might lose my home because I really don't know where to get {$300.00} more and can not afford anymore than what I am paying now. I am paying 6 % interest only and it is not enough for them and they want more. Please please help me. I have never been late or paid less than my payment. Please help me.

XX/XX/XXXX signed contract to purchase home lending process begins. Most of my paystubs and paperwork were already submitted to lender from previous house that I decided not to close on. Closing date set for XXXX XXXX lender promises to close in 30 days. Paperwork was submitted XXXX XXXX but it takes 3 days to process closing disclosure. Extension submitted. The Week of XXXX XXXX ( 2nd close ) Im asked to resubmit my most current paystubs to finalize loan to underwriting to again not have a loan secured as promised. On XX/XX/XXXXXXXX I get a surprise, we need one last thing, Verification of employment- this prolonged my 2nd closing from XXXX XXXX to XXXX. At this point I threatened to leave lender ( commerce ) b/c the seller of house was no longer wanting to work with me to purchase home from time elapsed. Lender begs for another week- no addendums were signed between Me ( buyer ) and seller b/c they are ready to walk and lender is dropping the ball ... No contact no updates until the week of the XXXX when my lender tells me he has submitted my loan to 3 mortgage companies to play hunger games to see who would complete first. On XX/XX/XXXX, I left ( problem ) lender Commerce mortgage for XXXX XXXX XXXX to complete my loan. In 8 days I had signed paperwork and guarantee to close on XX/XX/XXXX the only restraint was that Commerce Mortgages needed to transfer lender ID to XXXX XXXX to take over loan submission. 4 days of calling and emails between ( problematic ) lender and supervisor to transfer loan number over. After the chase I received a email that the loan ID was transferred but takes 48/72 hours to complete as my closing date was the next day XXXX XXXX XXXX. Last extension to close XXXX XXXX Today is the XXXX and i was just informed the Loan ID was NOT transferred and I was lied to. Im heartbroken- this has been a dream I worked toward for 4 years of my life. I broke a lease and Im been living with my parents since XXXX XXXX b/c I was supposed to close on house.

Still, the loan process failed to move forward with the lock rate approaching the expiration date. On XX/XX/2022, I received a call from XXXX XXXX a loan processor at XXXX XXXX lending company XXXX XXXX XXXX XXXX XXXX, XXXX, CA XXXX, XXXX XXXX She said, she was going get things going and try to close the loan next week. I gave her everything she requested as with XXXX XXXX and XXXX XXXX. They pulled a bait and switch on XX/XX/2022, to put me in a higher loan rate, telling me the new loan rate would be XXXX. The lender would not honor the old rate. It was not any fault of my wife or me. We left a lender because we were promised a lower rate.

I applied for a refinance in late XX/XX/XXXX. Loan docs were signed XX/XX/XXXX. My first house payment was not due until XX/XX/XXXX. In XX/XX/XXXX I did not receive any payment notification stub. I received a voice message XX/XX/XXXX regarding my mortgage and to call the lender, which I did, on XX/XX/XXXX, to find out that I was speaking with a new mortgage company, XXXX XXXX, and my loan was sold XX/XX/XXXX. Because of late notice my first house payment due XX/XX/XXXX was waived and first payment would be XX/XX/XXXX. I received a letter from Commerce Home Mortgage, first mortgage lender that sold my loan, stating I owed {$7900.00}. I contacted the mortgage person, who helped me get my current refinance, on XXXXHe then texted that after speaking with the first mortgage lender that I need to pay the first payment of {$2600.00} that was due in XXXX. All this texting and documentation occurred XX/XX/XXXX and I was told that to wait until further word from the first mortgage lender. Today XX/XX/XXXX I received word to pay up the first month. The loan officer for Commerce Home Mortgage, XXXX XXXX, wanted overnight delivery ASAP. Because I want the harassment to stop I stated I would send out the payment on XXXX/XXXX/XXXX in the afternoon. I am being harassed for miscommunication between my first mortgage lender and my current mortgage lender. To rectify their mistake Commerce Home Mortgage is taking their mistake out on me. The only notification I ever received from them prior to the harassment was a letter of my loan being sold and that was dated XX/XX/XXXX.

Our closing dates have been changed 4 times due to the incompetence of our lender. He has used many excuses and not taking the blame himself for the wrong doings in the transaction. Email sent to them today ... On their website it says " Let us know how were doing. Share your feedback : XXXX '' That email bounced so it does not even work. Forwarded it to multiple other emails on their website. I called last Tuesday regarding the fact that the county told me that I am up on the waiting list of people to help with mortgage assistance. Change has switched my loan type from a conventional 30 year fixed to an " interest only '' loan after sitting on my loan for 2 months and 3 days before my rate expires. They are doing this because they no longer offer the original product I was locked into early XX/XX/2022. This is beyond frustrating as we are already in breach of contract due to the ongoing delays caused by change. Change does not reply to any of my communications and they continue to intentionally let my rate locks expire with their tactics. Just last week XX/XX/2022 due to the delays caused by Change XXXX, I was forced into a loan that was 1.15 % higher ( from 5.1 % to 5.75 % to 6.25 % ) than my originally locked loan due to the intentional delays and now they switched the product on me 3 days before the new rate expires. I had originally filed a complaint ( XXXX ) with CFPB regarding the malpractice from Change Lending XXXX XXXX Change has been forcing me into higher rates by not providing me with a clear to close. They stop communicating with me every time my new locks expire and then force me into higher rates by telling me " take it or leave it ''. If I leave the loan the seller will sue and I will lose my deposit and any additional damages.

I had a mortgage rate of 5.1 % with Change Mortgage ( Change Lending , LLC dba Change Home Mortgage ) for over a month. They purposefully delayed the loan closing to let my rate expire today ( XX/XX/2022 ) and then told me that my rate has expired and they will not extend and the only option I have is to accept a 5.75 % rate. We told them that this is wrong and they should honor the lock and they told us they dont care. When I told them we will complain to CFPB, they replied with " we have many lawyers '' and dont care. I had submitted all documentation in time and even paid for an extension last week because of their delays. They wanted to increase the rate and when silent and did not reply to my many emails and texts to get an update on closing. And today finally they gave me an ultimatum to take the higher rate or cancel the purchase. I know for a fact they had everything since they sent me the final closing disclosure after XXXX when time was up. This is very unethical and they did not honor the extension. They forced me into a higher rate. Per my broker they are 7 others folks they did this today over last week.

My loan was conditionally approved and was supposed to close today so. I was informed yesterday that my closing wasn't going to happen, because I needed a new one 12 month mortgage history. My mortgage is reporting on my credit report, they have a fantastic day credit supplement showing current, they also have a letter from my mortgage company stating I've not been late on the mortgage. The payoff shows that the payment due is for XXXX. With an XXXX Accept, FHA does not require a credit card payment history. I know this to be a fact as I am also an underwriter. I have have provided all documentation required of me even while recovering from XXXX XXXX. This is very upsetting that after all this they are finding baseless reasons to not close my loan. As they have not provided any valid reasons based on agencies guidelines. The only reason I see for not closing my loan at this point is the fact that I am XXXX. There's no other valid explanation. I am also attaching a copy of the original loan approval that did not require a mortgage history.

Commerce Home mortgage wholesale approved a Home loan ( from the underwriter XXXX ) for me. The account representative XXXX XXXX intervened and decided that he did not like the loan based on his personal reasons. And he declined it. He is not the underwriter. Multiple times the loan was approved. The title company was notified. I have lost the deposit of {$5000.00}. Reports {$1000.00} Appraisals {$800.00} I have had a home owners policy in force as a condition that was cleared since XX/XX/XXXX. There is no longer any communication with XXXX XXXX. The owners at commerce mortgage will not respond to any inquiries. XXXX reviews confirm this is more common than not with this organization. They put forth I had a loan. I did not seek any other advice due to their commitment. I am now outside of closing dates. No one in the UNITED STATES OF AMERICA should be treated like this group does to citizens.

In XXXX of XXXX I was purchasing a condo as a first time buyer. I was getting my mortgage through XXXX XXXX and was two days away from closing when I learned they lost their CDFI certification which meant they were no longer eligible to move forward with my mortgage application ( As was seen on the news - XXXX XXXX XXXXXXXX ). This credit check was not requested or authorized by me. On XX/XX/2020, I made contact with XXXX XXXX Mortgage Advisor Assistant who claimed this inquiry was not a hard credit inquiry and was ran as a refreshment inquiry to see if they could provide me with a better loan rate. Commerce Home Mortgage has been attempting every month since XX/XX/2019 to collect on a mortgage they no longer own. Every moth its the same, we call in to dispute, they apologize recognize they have sent out a goodbye letter and say they will take care of it. Next month here comes another bill requesting all back payments through current. Clearly they are attempting to collect on a debt they do not own anymore and have been informed multiple times and acknowledged such. It is a waste of our time to sit on hold and waste our time for their dishonest/lazy behavior. I cant help but wonder how many people may have actually paid these people in error. I feel this is harassment at this point and will be seeking legal advice next.

Our mortgage servicer, Change Home Mortgage, has set aside far too much in escrow for our taxes ( {$22000.00} over actual taxes owed ). We called them at the beginning of XXXX and they told us they would correct the tax amount within two weeks. We have sent the tax letter through their portal 4 weeks ago and again 2 weeks ago. Now nobody is responding at the company - calls are simply ignored, and the email service tells us to call the customer service line ( which we do to no avail ). My property payment was XXXX XX/XX/22 and the next month XX/XX/22 it was XXXX. This is also at the same time Change Mortgage sold my loan to the new, XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX I just refinanced the loan 6 months ago to lower the payment because it was a struggle to make high payments. So I refinanced and received a XXXX higher interest rate to get the lower loan payment from approximately XXXX to XXXX dollars. When I called they stated it was due to property value increase which increased taxes and insurance dues. This is not something I even knew could happen.
